Mortgage terms to know
uying a home is simultaneously exciting and stressful. Owning a home is still a dream for many people, but first-time buyers often find that their unfamiliarity with the home-buying process is a source of stress. Part of that stress stems from the terminology associated with home mortgages. Here are some common mortgage terms to familiarize yourself with as you begin the process of buying a home.
because they know exactly what they will be paying each month. An adjustable-rate mortgage, often referred to as an ARM loan, is one that typically comes with an initial lower interest rate than a fixed-rate mortgage, but that lower rate is usually only locked in for a relatively brief period of time, such as one year. Once that time period is over, the interest rate will then increase and may increase several times over the life of the loan.
CLOSING COSTS
PMI
Any time a real estate transaction occurs, that transaction is accompanied by expenses on the mortgage known as the closing costs. Closing costs may include attorney fees, loan origination fees, title insurance and escrow payments. Buyers can sometimes negotiate with the seller so that the seller pays closing costs. Alternately, a buyer might persuade the seller to share the closing costs. Often times, though, the buyer is responsible for all of the closing costs.
ESCROW Escrow is a bond, deed, document or money that is held in the custody of a third party until a real estate transaction is completed. In addition, escrow accounts are used to hold the property tax and insurance fees that are collected via your monthly mortgage payment.
FIXED-RATE MORTGAGE Unlike an adjustable-rate mortgage, a fixed-rate mortgage is one in which the interest rate remains the same for the life of the loan. Buyers typically prefer a fixed-rate mortgage
PMI, or private mortgage insurance, must be purchased by home buyers who are financing more than 80 percent of their homes. The standard down payment when purchasing a home is 20 percent, but some buyers cannot afford such a big down payment. As a result, the lender mandates that such buyers purchase PMI, which protects the lender if the borrower defaults on the loan. The cost of PMI is added to your mortgage payment; once you have 20 percent equity in your home you can cancel PMI, at which time your monthly mortgage payment will decrease.
TITLE INSURANCE Title insurance is a tool that protects both the buyer and the seller against legal issues that may arise as a result of the home’s title. Title insurance protects buyers and the lender from the possibility that the seller was not legally permitted to transfer ownership of the property to the buyer. Title insurance may also protect sellers from any issues that arise and threaten their ability to sell the home.

Nashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are taking note of everything Nashville, from food and fashion to music and more. Forbes magazine ranks Nashville third on its list of “Next Big Boom Towns.” The music scene was one factor that led to the city’s inclusion on the list; other criteria included job growth (both past and projected), quality of life, fewer traffic tie-ups compared with other cities its size, affordable housing prices and a “pro-business environment.” Forbes.com calls Nashville one of the “Best Places for Business and Careers,” and the city ranks 27th among “Cities on the Edge” (by Sperling’s Best Places) for its scores in areas such as sports, art, music, culture and cosmopolitan factors (like LEED certifications and population growth). Some may think of Nashville as a meat-and-three kind of town, but the venerable New York Times knows that Music City has so much more up its culinary sleeve. A 2012 NYT article shined a spotlight on East Nashville cuisine. From the Farmer’s Market to food trucks to gourmet popsicles at Las Paletas, Nashville’s hip food scene is evidence of a diverse culture. Readers of Travel + Leisure have also noticed Nashville’s taste for good food, voting the city #16 among the “Best U.S. Cities for Foodies.” Nashville’s vibrant music scene is still a trait that earns notice, but these days it’s not just country music that’s thriving in Nashville; Music City’s burgeoning pop scene recently led The Atlantic to dub Nashville the “Silicon Valley of the music business.” The publication cited Nashville’s transformation from “country music outpost” to a major player in the world of commercial music. With venues like The Bluebird Cafe, 3rd and Lindsley and The Station Inn, it’s not surprising that last year Rolling Stone magazine declared Music City has the “Best Music Scene” in the country. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where business is booming, education is valued and the county fair is the event of the year. Business is booming here, which is a testament to the friendly business climate. The Beacon Center of Tennessee, a not-for-profit think tank based in Nashville, has named two cities in the county — Mt. Juliet and Lebanon — to their latest list of the “State’s Most Business-Friendly Cities (#4 and #6, respectively). No doubt that business-friendly attitude played a part in the growth of the Providence community in Mt. Juliet, which is now set to add Providence Central, a mixed-use community of housing, retail and office space. Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that is paying for a new high school in Watertown (set to open in the fall of 2014) and brought expansions at West Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), the new Lebanon High School (2012) and a new high school in Mt. Juliet (2008). Other signs of growth include the new Highway 109 bridge joining Wilson and Sumner counties. The brand-new $29.5 million four-lane structure replaces an old two-lane bridge built in the 1950s. Leaders in both counties say the bridge will alleviate traffic congestion and provide an economic boost for their communities. Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The recent award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixeduse development designed

The pace of life may move a bit slower in Robertson County — and residents here do tend to like it that way — but that hasn’t slowed the wheels of economic growth in this rural outpost located just north of Nashville. With companies like Electrolux Home Products (the county’s largest employer with more than 3,000 workers), and Unarco Materials Handling (the second-largest employer in the county), Robertson County seems well on its way. Johnson Electric and Martinrea Fabco also call this area home. In addition to the growing economic picture in Robertson County, there’s also the way of life that residents are determined to maintain.
