Since we opened our doors in 1989, the focus has always been on accommodating the RV lifestyle. We began as simply an RV resort offering luxury amenities such as our 18-hole championship golf course and on-site lounge and restaurant, as well as Olympic-sized swimming pool, tennis courts, and shuffleboard. Many of our first-time guests found it difficult to leave at the end of our winter seasons, when the resort was at its highest rate of occupancy. Our motto from our inception was “Stay a night or a lifetime!” and we found many RV’ers bought sites to use year-round. From those early days, we listened to what our customers wanted and over our 20+ years, the RV enthusiast can choose from a myriad of lifestyles suited to their specific needs: from a basic RV site for the overnighter to one of our custom-built RV resort homes. There is not just one cookie-cutter lifestyle for the RVer here at TGO, but rather a lifestyle custom designed just for your needs. The resort’s Welcome Center is certainly a welcome site to the weary RV traveler. Once inside, our staff is eager to help with a fast and friendly check-in. We have two pull-through driveways for RV check-in and a parking lot that can accommodate 40’ and larger RV’s. The Welcome Center offers a complimentary concierge service – let us assist you in making car reservations, recommendations of area restaurants, print out airline boarding passes, and much, much more! Our friendly staff can help you with just about everything you need to make your stay with us a fun time. In addition to our concierge service, we have a brochure rack stocked with an assortment of brochures on the local and Orlando attractions, nearby businesses, shopping and even other RV resorts. Need to access the Internet or send a fax? The Welcome Center provides DSL high-speed connection for your laptop and Wi-Fi at no charge. If you don’t have a computer, the lobby has a computer set up with DSL Internet connection, ready for you to use. We can also send and receive local and long distance faxes for you at a minimal fee, as well as make copies and Notary Services too!

RV Sites (Rental & Sales)

All sites have level concrete pads with underground utilities. Rental site hookups include water, 30/50 amp service, cable TV and sewer. Standard sites are generally 40’x80’ and can be for private use or added to the rental pool. Owners have the option of adding a screen room, storage shed, or an air-conditioned Executive Suite (see our article on page 8) that boasts a combined living/dining area, full kitchen, bathroom, plus laundry & storage. Sites were designed to back up to nature, golf course, or lake views. (Note: Executive Suites are not included in site rental.)

RV Ports (Rental & Sales)

RV port sites include a custom-built shelter for your RV on a concrete pad with underground utilities and include electricity, cable TV, telephone and sewer. Most ports also have screened rooms or Executive Suite and offer your RV protection from the elements. This allows you to use your site during inclement or harsh weather conditions. As with RV Sites, the RV Port can be placed into the rental pool when owners are not using them.

Park Homes

Park homes are another lifestyle available at The Great Outdoors. Besides the park home itself, many have site-built additions which may provide expanded living space, large porches, or extended RV parking complete with full hookups. Most park homes come completely furnished in a “ready to move into” condition. Similar in style to a “mobile” or “modular” home, park homes are an affordable answer to resort living.

Villas

True resort living is reflected in the architecture of the Florida villas at The Great Outdoors. Offering 1-2 bedrooms, these site-built homes offer a view of the golf course, lake, or natural woodlands. These homes are desirable for owners of smaller RV’s, or for those non-RV’ers who want to live in the resort and take advantage of golf and other activities, or to live near family and friends.

Resort Homes

Site-built custom resort homes include an attached RV port or garage with full hookups. Many also include covered or enclosed car and golf cart parking. A wide variety of floor plans offer 2 or more bedrooms, many with cathedral ceilings and lofts. RV Living Featuring the

xecutive suite

Many of our RV site and RV port owners found themselves enjoying The Great Outdoors so much, they were spending more and more time here. Because it is difficult to entertain any number of friends – or if the weather had them going stir crazy inside their RV – the need for additional “living space” outside the RV became a great solution to an age-old problem. What started out as a simple screened room or gazebo has now become state-of-the-art efficiency apartments. Owners can now have full kitchens, full bathrooms, living/dining areas, plus laundry facilities – and may even add on a large screened room. If company drops in, many of these suites can accommodate them with sofa beds, futons, or airbeds. Plus the guests have their own private suite while you sleep comfortably in your RV! Because of the resort’s rules and regulations, you must have an RV on site if you utilize your Executive Suite. This was meant to prevent the use of these buildings as an efficiency apartment, as RV sites were not designed for full-time occupancy without an RV on site.

If you were to ask us what is the best promotional tool we have, our answer would be, “Our owners!” Many of our guests have commented that they became interested in purchasing property because of the number of happy campers they encountered. It is not unusual to meet an owner that started out renting an RV site and ended up becoming a proud homeowner. And many of our owners have owned multiple properties and investment properties as well. That is why you will see so many “Love It Here” bumper stickers and decals throughout the resort. Bob and Marilyn Weigel are a prime example of this concept. Bob said, “Our first visit in 1991 was in a borrowed Class C when TGO was in the early stages of housing development. In 1996 we retired and became full-time RV’ers in our own motorhome. In 1999, we returned to TGO for a rally, and had been looking for a place to spend our winters. We found TGO had so much to offer, so we bought a porte lot in Coach Club. The longer you’re here, the more you become involved in the church and various activities, so in 2003 we quit full-timing and built a home and are here to stay!” TGO residents Jim and Jeanne Caverly are new owners of an RV site on Sunset Drive. Jim has bicycled 4,504 miles across America to raise awareness and money for “Concerns of Police Survivors (C.O.P.S.)” , a non-profit organization for surviving family members and co-workers to help heal the pain of traumatic grief. Jim retired in 1999 after a 27-year career with the FBI, and he and his wife took to the road full time volunteering with organizations such as Habitat for Humanity and Red Cross Disaster Relief. Jeanne states, “We love TGO and are happy to be settled in one place for the winter! Bicycling Across America was an awesome summer experience, but I’m really enjoying being parked in the same location for more than one or two nights! We love all the activities and friendly folks at TGO! Stop by and see us!” You don’t have to be an RV’er to enjoy the lifestyle of TGO. It’s the perfect spot to vacation and a great get-away for me to rest and relax! I always look forward to returning to my Florida home!” Another couple to make TGO their full-time residence is Pat and Steve Thomas, who first inquired about our resort back in 2002 when just a few years away from retiring. “We made our first visit here in 2005 as part of a rally group, and instantly fell in love with TGO. Newly Expanded itness Center

As an owner, you may use the Fitness Center at your discretion; however, as a guest, hours are: Monday–Saturday 7:00 a.m. – 5:00 p.m. Sunday 9:00 a.m. – 5:00 p.m.

We are excited to announce that our Fitness Center was recently expanded to over double its previous size. We’ve added two large screen TV’s to help while away the time utilizing some of the exercise machines. Our air conditioned Fitness Center includes elliptical machines, treadmills, recumbent machines, Universal weight lifting machine, free weights, stationary bikes, and lots of miscellaneous exercise equipment. After your workout, restrooms with showers are available and our large heated swimming pool and spa are just steps outside the door. We even offer Aquacise classes, weather permitting! A Fitness Coach is available in season to show you how to use the exercise equipment correctly and safely. No one under 18 years of age is allowed to be in the Fitness Center.

ULES & REGULATIONS

1. The Great Outdoors is private property. We reserve the right to select our clientele and visitors. 2. All resort guests must register at The Welcome Center upon arrival. All visitors of guests must be registered with Security before their arrival. 3. Maximum occupancy per site: 6 persons. 4. No motorcycle riding allowed in resort, except in commercial areas where designated & Hidden Lakes. 5. No tents allowed in resort. 6. Swimming is not permitted in the lakes. 7. No walking or riding bicycles on golf course. Carts allowed only when playing golf. 8. Children under 16 years of age must be accompanied by an adult at all times. 9. 15 mile per hour speed limit will be enforced within the resort area. 10. Only two pets are allowed per site. All pets must be on leashes at all times and messes must be cleaned up by their owners. Animals are the exclusive responsibility of their owners. Noisy pets will not be allowed. All immunization records must be kept up to date. This is a Florida State law. Pets are not allowed in the following areas: all buildings, bathhouses, pool area, shuffleboard, horseshoes, tennis courts, golf course, or nature trails. 11. Please advise your families and friends of our office hours. Public pay phones are available for your use located at each pool. 12. Laundry facilities are available 24 hours daily. 13. Quiet hours are from 11 PM until 7 AM. Please think of your neighbors. 14. Check-in time is 3:00 PM. Check-out time is 12 noon. Please re-register by 10:00 AM if you would like to extend your stay.

Restricted to 18’ or longer, self-contained. No truck campers, pop-ups or tents.

15. A two-car maximum is allowed per site. No car repairs will be allowed in the park. Only holders of a valid driver’s license are permitted to operate a vehicle of any kind, including golf carts. 16. Valuable objects should be stored away. We are not responsible for personal property. 17. No open campfires will be allowed. Charcoal fires in grills will be allowed. 18. Do not throw garbage in bathhouse containers. Do not throw anything except tissue provided into the toilets. Turn off lights and fans when leaving the bathhouses. Please keep the doors closed. 19. Garbage for pickup for your unit must be placed at the curbside in a secured plastic bag. Pickup will begin at 10 AM every day. Do not leave trash outside overnight. 20. Pool rules are posted at pool entrance. No lifeguard on duty. 21. No discharge of firearms or fireworks will be allowed. 22. The owner/management of The Great Outdoors absolve themselves from all liability and responsibility pertaining to loss by fire, theft, property damage, accident or any other cause whatsoever,. 23. The use of formaldehyde-based waste tank treatment chemicals is prohibited. 24. Rules and regulations may be changed at any time without prior notice. 25. NO REFUNDS ON EARLY DEPARTURES! 26. All RV sites are privately owned. At the owner’s request, we ask that you use jack pads or blocks before lowering your jacks.

Overflowing closets? Too much stuff? Residents at The Great Outdoors now have convenient storage available onsite. Our storage facilities provides both climate and non-climate controlled units. Also available are storage lots for RV’s, boats, motorcycles and such.

PLEASE DO NOT FEED THE GATORS! It is illegal in the State of Florida, and when you feed the gators in the park, they become friendly and then they HAVE TO DIE! Alligators at the resort are wild and have a natural distrust of humans and try to avoid us. When people feed them, the gators begin to think of humans as a SOURCE of food. As a result, this gator has lost its fear of people and will follow them and therefore has to be put down.

Please protect the gators! Leave them alone and be aware that they can become aggressive and dangerous at any time!

Our rental program has been operating successfully for over 20 years. Many owners of RV sites do not continuously occupy their site year round. During such periods of owner vacancy, the RV and Port sites can be put in the rental pool. Our rental pool is unique because all owners who have their sites in the pool share in the daily proceeds. Whether their site is rented or not, everybody gets a piece of the action!

Additional benefits while you are in the pool: • We pay the monthly electric bills • We administer managerial and clerical services • We provide maintenance (including ant control, minor repairs, etc.) • We collect and pay mandatory *Florida State sales tax • We implement all advertising, marketing & public relations to secure renters

Our course features 6,542 yards from the championship tees. USGA gives the course of 71.9 rating, with a USGA slope of 121 on Bermuda grass. The Great Outdoors instituted a state-of-the art automated visitor management system just last year. This system is a great new amenity for our residents. Previously, residents had to call the guard house for every visitor that entered and there was only a paper record. With the new system, residents can make a permanent guest list of their friends and family…and they can be granted entry at any time without the resident having to call them in. We now offer a voice and email automated system for residents to call in infrequent visitors that they wouldn’t have on their permanent guest list. The old remote control system was once used to open our resident’s gate. With this system, we were not able to control who had these remotes and who was coming through the resident’s gate. We installed a new barcode system, which now allows us to activate/deactivate barcodes as needed and it allows us to verify who enters the resident’s gate.

Mass Notification System This system is used by hundreds of public and private organizations Courtesy Patrol worldwide. The Mass Notification System provides automatic, list-driven notifications rapidly alerting residents, employees and businesses within the community of critical events and useful information. Upon activation, it distributes voice and text messages by phone (landline and cell numbers), SMS, email and fax. The web-based application collects and consolidates feedback into comprehensive reports, confirming message delivery and the status of recipients. The Mass Notification System solution facilitates immediate notification concerning events such as hurricanes, fire threats, criminal activity and water main breaks. The application also conveys information to residents regarding homeowner association meetings, amenity closures, policy changes and community events.

The American Veterinary Dental Society says that more than 85% of all dogs and cats 4 years of age or older have some form of dental disease. Your observation of early tartar and plaque build-up is essential to the prevention of future health problems. Bacteria moving into the plaque causes swollen gums and gaseous odors. As the disease progresses gums separate from the teeth, pockets of infection appear, and roots begin to loosen. This infection can be swept into the bloodstream showering the organs (heart, lungs, liver and kidneys) with continuing assaults. This stresses the immune system and eventually sets into every organ.

Prevention of this process requires good home care, as well as, good veterinary dental care. Visit your veterinarian on a regular basis. A physical exam and medical history will aide in establishing your pets individual protocol. A combination of veterinary cleaning and polish along with a variety of home treatments including brushing daily is preferred. Professional cleanings requires anesthetic, the use of hand tools and ultrasonic equipment in order to scale and adequately remove plaque and tarter build-up and clean gum pockets. Advanced cases may exhibit bone loss requiring extractions and or radiographs. Prevention is best accomplished at an early age. Start as a puppy or kitten by brushing their teets daily. n 1992, the Miami-Dade County Building Code was thought to be among the strictest in the nation. Then along came Hurricane Andrew and its 170 mph winds which highlighted the vulnerability of our building standards. In response to the devastation caused by Andrew, the Florida Building Code Commission (FBC) was established in the late 1990s. In March 2002, the FBC implemented the first legislated windstorm mitigation premium credits. What does all this mean to you? It means substantial savings on windstorm insurance premiums are available to homes built or retrofitted after these tougher building codes were in place. In order to realized these discounts, you home must be inspected by a state licensed contractor who must then fill out a Uniform Mitigation Verification Form. Once the completed and signed form is provided to your insurance company, they must apply available discounts to the windstorm portion of your insurance premium. Windstorm mitigation credits can reduce your overall insurance premiums more that any other single factor.

Nature at

The Great Outdoors Our resort is roughly 2,800 acres bordered by state preserved land and The Canaveral Marshes. The land was purchased in ____ by Jack Eckerd, founder of Eckerd Drug Stores. For many years, Mr. Eckerd would use the property as a hunting and fishing camp until his son, Jim Swann, presented him with the idea of developing a luxury RV resort. Mr. Swann’s main focus was to maintain as much of the natural landscape as possible during the development of the resort, with nature being the foremost concern. Our resort features miles of nature trails with the opportunity to view Florida as the earliest inhabitants would have viewed it. One of the most popular hobbies among residents is birding. The resort is located on the Eastern Continental Flyway, a major bird migration corridor. More than 330 species have been viewed here, including the beautiful and rare colored bunting. And we are within easy access to The Merritt Island National Wildlife Refuge, a gateway to the East Section of the “Great Florida Birding Trail”, a 2,000 mile long series of sites established by the Florida Fish and Wildlife Commission to help connect birders with the best spots and species. Committee, which provides programs and education about the nature and wildlife in our area. Thanks to their efforts, along with the community as a whole, we now have a beautiful Nature Center that showcases some of the local flora and fauna. The center is complete with a library, meeting rooms, and many exhibits of

the wildlife that can be found at TGO. The Nature Committee also holds various field trips to the beaches and wildlife preserves in the area. Another popular activity among our residents is simply walking the nature trail hoping for the chance to see one of our baby fawns or wild turkeys. It was only natural for residents to take photos of all the wonderful sights this activity presented them. The TGO Photography Club was soon formed, where amateurs to professionals meet and compare photos and techniques. A special thanks to Bob Boyd for sharing the photos on this page!
