Residential values closer to Central London have increased considerably over the last 5 years, and in order to buy (or build) new homes under the £600,000 threshold interest has refocused on the outer London Boroughs, including Croydon.
We were invited to appraise this mixed-use freehold by the owner in late 2017. Having owned the property for more than 40 years and secured planning permission in order to maximise value, the seller had been let down by a local High Street agent with several abortive sales. An expert approach was required, and after the relative shock of some forthright valuation advice had subsided we were engaged to manage the sale. A typically high profile campaign was launched, and the property, which had consent for the creation of three flats over a split level commercial unit, proved very popular. Our block viewings were wellattended, and a host of offers were generated. The ultimate buyer exchanged contracts and completed simultaneously, leaving us with a suitably happy (and now retired) client.

LINGFIELD RH7 Offered for sale with full planning permission, this attractive scheme in the heart of Lingfield’s pretty village was hotly contested.
Set behind a quaint retail parade, the former sausage factory (the second one we’ve sold!) will make way for a sympathetic development of just 5 two storey houses. Seemingly rare nowadays, these are new houses of orthodox design, and even have parking and proper gardens! I won’t explain the marketing
process because in truth there wasn’t one. We didn’t get the chance! The draft particulars were released to a handful of likely buyers that had been in regular contact reminding us of their requirement, and a knock-out offer was received within just a couple of days. Contracts were exchanged at more than 40% of the GDV inside a week, and completion took place less than a month later.

Whilst our reputation as the South East’s leading development agent is based largely on our success in the London boroughs, we regularly sell sites further afield.
Whilst a little of the recent heat has undoubtedly come out of the SE1 office market, we’re still successfully completing lettings to both established and up-andcoming companies.
We approached the owner of a redundant industrial site in the popular seaside town of Whitstable that had full planning permission for a smart scheme comprising 10 modern three bedroom townhouses. Although the consent was clean and tidy, the same couldn’t be said for the land, and its decontamination was causing the owner concern. Our advice was to undertake the demolition of the old industrial buildings and decontaminate the site before seeking a sale in the open market.
The site, however, had been inherited, and its new owner had neither the funds nor expertise to act on our advice. Our solution was to introduce an experienced developer that would buy the site warts and all, and undertake the clean-up exercise post-completion. A deal was duly agreed with Maidstone-based Baxter Homes, and a prompt completion ultimately proved to the benefit of all parties.
We’d always prefer to act for a seller, but have retained clients keen to buy land wherever that isn’t possible.
CRYSTAL PALACE SE19 This kind of opportunity is quite simply our bread and butter! We’ve sold hundreds of small development sites with planning permission in place over the last 20 years, but we’ll never grow tired of them. We have an extensive branch network and specialist New Homes Division that between them sell in excess of 250 residential units across South East London every month. That leaves us perfectly placed to not only advise upon, but also evidence the end values that any given development project is likely to achieve. When we offer a site along with that level of market intelligence to a database of more than 12,000 applicants, it’s fair to say that we get a few phone calls.
The owner of this smart site, just off the popular Crystal Palace ‘triangle’, had been in touch whilst his application for 5 new residential units was pending. We ensured that we had a full information pack ready as soon as planning permission was forthcoming, and received no shortage of interest off the back of our marketing. We worked closely with the preferred bidder’s bank in connection with the valuation, and ultimately concluded a sale at a little over 40% of the Gross Development Value. More London, The Shard, The Place and more recently the redevelopment of the station, have kept London Bridge moving to the point whereby nobody really knew where rents might settle. It’s quite possible that they haven’t settled yet, but the ultimate delivery of those schemes and numerous others mean that the supply and demand balance is currently a little more, well, balanced.
Our advice to the owners of these converted offices on Archie Street was to expect a rent of around £40-42/sqft. The space is partly below ground, and includes a large storage area that whilst helpful, impacts
on the headline rent. Competition for tenants in SE1 is strong between landlords, and with interest proving difficult to generate, we hatched a plan to get the space let.
The property was re-advertised at a low-start rent — a tactic that immediately brought about some fresh enquiries. A firm of interior architects needed to relocate from Tower Bridge Road, and liked the idea that the lower rent early in the lease would help cover their relocation costs. A stepped rent structure was agreed over a 5 year term that will see our clients achieving £40/sqft before they know it. The moral of the story is that versatility is definitely a requirement for landlords, tenants, buyers and sellers in the current market place.
LONDON BRIDGE SE1 Bermondsey Street was recently voted one of London’s top 10 most sought-after addresses, and with that in mind freehold properties are particularly hard to come by. We had advised both the freeholder and long-standing commercial tenant of a building just three doors from our own offices over a number of years. The property comprised a small ground floor A1 unit, with an attractive 2 bedroom apartment in the upper parts. When our London Bridge investment team caught wind that the owner of the property was minded to sell, and that another local agent was pushing a buyer at £1.1m, we just had to step in!
BROCKLEY SE4 Even after a long and successful trading history, a premises is often the most valuable asset that a business controls. With this in mind we take particular pleasure from assisting business owners that may be retiring or relocating. We’ve known Wally & Marc of Walter Saunders Solicitors for many years, so when we were asked to sell their former offices we were determined to push the value as hard as possible. The four storey building close to Brockley Cross has A2 (professional services) use, and extends to approximately 1,500 sqft in all.
BROMLEY BR1 Clearly social media has changed the habits of the vast majority of the population over the last decade, but it has only made a notable impact on our business in the last 12 months or so. We’ve been using Twitter as a convenient conduit to update the news feed on our website for many years, but our Facebook & Instagram accounts are relatively new. Brand awareness, being part of a larger group and having relatively young staff have all undoubtedly helped build our social network very quickly, and we’re already reaping the rewards. Forward-thinking and media savvy PR agency, Orangedoor, found our Facebook page whilst looking online for an agent to help them source bigger offices in Bromley. We duly provided appraisal advice for their premises in Palace Road, and mentioned new offices that we were marketing in Scotts Road; less than half a mile away. Orangedoor moved quickly to secure two adjoining office suites in the new development, and once contracts had exchanged, instructed us to dispose of

In the current climate, market knowledge is essential in achieving the best price. We knew that the property would be sought-after, the tenant would agree to surrender and that a high profile local marketing campaign would generate lots of interest. We were duly instructed, and within a matter of weeks were in receipt of numerous offers. We ultimately concluded a sale to a local investor at £1.25m; believed to represent a local record for mixed-use property in the area, and a staggering £/sqft rate of £1,132 (almost as much as pure residential achieves!) Subsequently, and as we expected, the buyer agreed a surrender of the commercial lease and took possession of the entire building. If you own a similar asset, or simply have property locally that you want to sell, we have a proven track record in maximising value!
GREENWICH SE10 Securing planning permission for the redevelopment of any site appears to be an increasingly challenging task, and that is undoubtedly one of the main reasons why consented sites remain so sought-after. The owners of this former bookbinders site in the popular suburb of Greenwich successfully secured planning permission for a new 5-storey block comprising 24 apartments. Furthermore, the favourable provision of just 4 affordable units will be made by way of discounted market sales to local people, negating the involvement of a Registered Provider. So, a freehold site with a decent consent that qualifies for HTB, and is located in one of the most sought-after
OLD KENT ROAD SE1 postcodes that Zone 3 has to offer – there aren’t that many more boxes that could be ticked!
We were appointed as sole agents, and undertook a national marketing campaign. Considerable interest was generated, and a host of offers in excess of the guide were received. Regional developers, Featherstone Homes, proved the most competitive, and after a reasonable period of due diligence, contracts were exchanged at a smidge over £5M. The sale price represents almost 44% of the GDV, and over £200,000 per plot. We’re not miracle-workers, and the market isn’t easy, but if you need a vastly experienced agent to sell your site for the best possible price, give us a tinkle.
During the final quarter of 2017 our investment team based in London Bridge was appointed to manage the marketing and sale of this mixed-use property on Old Kent Road, SE1 on behalf of a private family trust. Well-located in the heart of one of London’s well-known and historic thoroughfares, the subject property comprises two ground floor retail units with 8 flats above; all fully let.
We set about a high profile marketing campaign which highlighted the secure income, as well as the scale of regeneration planned for Old Kent Road; which will only serve to ensure long term growth for the area.
Our wide marketing reach ensured that we had no shortage of interest, and having generated a host of offers, we successfully sold the property for £2,500,000 to local buyers. This figure reflects a net initial yield of just 4.51%, and resulted in a very happy client! SYDENHAM SE26 The immediate area around Cobbs Corner at the top of Sydenham Road has seen much regeneration and resurgence in its commercial offering in recent years.
The wider Greyhound pub site saw some residential development to the rear which proved the catalyst for our letting of a commercial unit to Sainsbury’s, and the re-letting of the Listed public house to a local operator. We had a hand in the redevelopment of a key corner site adjacent to the railway line, and moved our own agency branch into the ground floor of that scheme. We also advised the new owners on their acquisition of the Regent Business Centre site on Kirkdale, and armed with a change of use to A3 on some of the vacant retail space, acted jointly with HNF in recently completed lettings to Nando’s and Mama Dough.

We secured planning permission for the redevelopment of the old Acorn Group head offices on Lewisham High Street (now demolished) before selling the site to Skillcrown Homes.
Our Planning Management team was engaged by the private owner of this industrial estate to handle its promotion for development. The site sits in Loughborough Junction, and forms part of a wider master plan zone. Working with Alan Camp Architects and GVA Planning Consultants we conceived a scheme for 9,000 sqft of employment space (replacing the existing commercial space) with 21 flats above.
We’ve subsequently acted for Skillcrown in the unconditional acquisition of the adjacent TFC supermarket site on the corner of Morley Road. Whilst the supermarket doesn’t occupy a particularly big plot, its corner position creates an extra dimension to the development potential of the wider site.
We consulted the Loughborough Junction Action Group (LJAG), held public consultations and three pre-application meetings. Following positive pre-application feedback from Lambeth we were instructed to submit a planning application, but received an offer from a party who recently purchased the adjacent site. Lambeth were keen to see the two sites developed comprehensively as outlined in their masterplan. The offer received was close to the value of the site with a planning consent, but was not subject to planning permission. It did, however, require us to agree a deal with one of the tenants to enable vacant possession when required. We agreed a restructure of the lease in question, and subsequently concluded the sale of the site. In summary, an unconditional sale at full consented value, but without the need for a planning application!
We already have an appeal pending against the refusal of an eight storey scheme comprising 52 units, so watch this space...
HERNE HILL SE24 We had been aware of this derelict Victorian-built former dairy on Rosendale Road for many years. In fact we’d given advice both to the owners, and several prospective purchasers on a number of occasions. Quite why a sale hadn’t been concluded earlier is debatable, but when given the opportunity to
arrange a prompt unconditional sale we weren’t going to let it pass us by! The site has a footprint of over 10,000sqft, sits in a very appealing spot and looks ripe for the picking in terms of development. We implemented an intensive marketing strategy, and after several block viewings a host of offers were received on an entirely unconditional basis. A full legal pack had been readied alongside the marketing, which enabled us to ensure that contracts were exchanged in just a couple of weeks prior to Christmas. The sale to a private property company at £250,000 over the guide completed early in the New Year, and the new owners are in the process of preparing a planning application.

CROYDON CR0 Our advice is tailored to a client’s individual circumstances, and a straight sale isn’t always the most financially efficient way to dispose of a property.
We were called in to appraise a site adjacent to South Croydon Station by its private owner. The property comprised a detached Victorian house that had been converted into 3 apartments, with 8 lock-up garages in the former garden. The client had successfully secured planning permission for the construction of a new block of 8 self-contained flats, and also had an application pending for 2 further flats in the back land. Understandably mindful of his tax position, the client sought property in lieu of a straight land sale. Swap deals are notoriously difficult to document, and in any event where assets change hands, a tax point results. We like solutions, not problems though, and so suggested a joint venture (JV). We’ve successfully arranged numerous JVs between developers and landowners over the years, and to date they’ve all gone very well! We introduced an experienced and reputable local developer, and once planning permission had been
secured for the additional 2 flats, the entire property was moved into a 50/50 JV vehicle at an underwritten land value. The build costs will be funded in the usual fashion and the work undertaken by the developer. The landowner will retain finished stock to the value of the land, and the proceeds from the sale of the remaining units will be shared.
