Meet Stuart Challis, Manager of Acorn London Bridge, and find out about the award winning story of the troubled frog, dressing up as a knight, and the exact moment he knew he wanted to work for Acorn. My early memories of growing up in East London during the heady mid 70s are, I’m sure, rose tinted to say the least. Jumpers for goal posts - playing football in the road on a balmy summers evening and a real sense of community. One of my fondest memories looking back, is the day of the Golden Jubilee in 1977. The whole street was busy painting the kerbs red, white and blue, with trestle tables as far as the eye could see, all overflowing with food and drink. The streets were buzzing with celebration, as was I for finishing 3rd in the fancy dress competition - a natty little knight of the round table with a feature feather duster crowning the silver cardboard helmet. I moved away from the area into Cambridgeshire at the age of 11, however the legacy of this time lives on in the form of West Ham United, the team I support and the bane of my life! School was fun. I have always enjoyed studying and have a rather bizarre fondness for exams - Geography and English being my favoured subjects. At age 14, my proudest achievement was winning a national short story competition held by Greenpeace with a story about a troubled frog. I can’t imagine why but it never made it into publication! Following A-levels, a flirtation with Kingston University, and a failed attempt to make it in the music business, I found myself working within the retail sector. Always drawn to people and a busy environment, retail was a great fit. I spent many years going to work in board shorts and flip flops as a manager, and then area manager, for the surf/ski lifestyle brand Fat Face. Opening and recruiting for stores in Cambridge, Norwich, Aldborough and Bluewater had its challenges, and certainly taught me skills that still come in handy to this day.
My first introduction to estate agency (and Acorn) was when my girlfriend (now my wife) asked me to arrange several valuations on her apartment in Honor Oak Park. I may have got slightly carried away and booked a full day of appointments. Out of the seven agents I met that day there was a standout candidate that not only understood the property and the local market, but most importantly my needs. I was sold on the idea of Acorn marketing the apartment but also on the company and its ethos for delivering the very best advice with passion and honesty. I handed in my CV to Acorn the very next day. Within a year, I was a branch manager of the East Dulwich office, and soon thereafter, on to London Bridge and the delights of SE1. I have been part of the local community now for ten years, and strongly believe our office opposite the park on Bermondsey Street really is perfectly placed. For me the best thing about SE1 is the broad mix of people living within the area - a genuine community spirit exists that I believe is unique in Central London. The area has changed a great deal during my time here, and it has been a real pleasure to watch local independent shops, restaurants, and art galleries flourish alongside the established businesses of old. Watching The Shard develop on a daily basis was also a real privilege, a story I’m sure I’ll bore my children with as they grow up. With the ongoing development of London Bridge Station, Neo Bankside, Elephant & Castle and New Bermondsey, it is certainly an exciting time! It’s also little wonder we are seeing so many new buyers and tenants looking to move into the area. Perhaps the reason I love the area so much is that it reminds me of the community I was part of growing up.

Story Time IN SE1
The former public toilets in the heart of bustling Tooley Street could probably tell a few tales, however the site is now the home to Tom Sellers' innovative debut venture, Restaurant Story. Tom calls himself ‘The guy who cooks the food’ but he is a whole lot more than that, having trained under Tom Aikens and Rene Redzepi. After experiencing the ‘Full Story' menu it is clear to see why the restaurant was awarded a Michelin Star within only five months of opening.

Upon arriving we were warmly greeted and shown to our table. I must admit I was not bowled over by the decor, as I was expecting something a little grander, but as I sat down and recalled what I had read about Tom, his upbringing and his tastes, I understood why the restaurant itself was quite understated and I expected the food to do the talking.
ways then doused with gin (not one for the faint hearted!), and the most delicately prepared scallops I have ever tasted. The dishes served next included rabbit, again cooked in various ways, my favourite being a tiny roast rabbit pie and a picnic hamper complete with cheeses which told their own story, crisp breads and a beer brewed in Bermondsey itself.
I was not disappointed. The waiter suggested we ‘have some fun’ before we start with the menu. He then proceeded to bring out dish after dish of sensational ingredient combinations which brought our table to life, excitedly discussing what we thought of each one, what might come next, and how they invented these partnerships.
The courses flowed through to the final chapter where the waiter wheeled over a cart decorated with beautiful petit fours in an array of colours and flavours from which we could take our pick. These little gems, accompanied by a freshly brewed coffee was the perfect end to this feast. Like any good story this meal was full of intrigue, thrills, mystery and passion. I would highly recommend booking a table and allowing Tom Sellers to take you on his gastronomic adventure.
When we had devoured the ‘snacks’ we embarked on the journey of discovery starting with a dripping candle which we mopped up with warm sour dough bread, followed by a plate showcasing onions cooked five

The Story Behind The Story... The tale of Restaurant Story began in 2011 when Southwark Council granted planning permission for the demolition of the former public toilet block and construction of a unique two storey restaurant. A great achievement for our client, but only the first stage in a long and challenging tale. Our tailored marketing campaign was then implemented, as it was essential to secure a high quality tenant for the property before the construction stage could begin. Especially with build costs forecast for just shy of £2,000,000! We received interest from a range of occupiers, however one party stood out from the rest. This offer came from Tom Sellers, who was an emerging young chef within the industry. After understanding Tom’s ambitions for opening his debut restaurant and also his background, which included working at Noma in Copenhagen (ranked four times as best restaurant in the world), we knew this was a unique proposition. Following numerous project meetings and extensive legal negotiations, we were able to exchange contracts on a lease with Tom which would commence once the restaurant was built. The construction stage was the next chapter for our client and one that was not without complication given the site sits on an island between Tooley Street and Tower Bridge Road. Thankfully we had instructed an experienced, local contractor who was up to the task and able to complete the build on time. Tom’s restaurant opened its doors in April 2013 with the mission of telling a story through the food they served. This story is based on Tom’s culinary career and the history of British food, with certain dishes being inspired by memory or provenance of ingredients. Just five months after first opening its doors, Restaurant Story earned its first Michelin star and seems to be growing from strength to strength. Just a couple of years ago, some will remember that 109 Bermondsey Street was an entirely different culinary offering than it is today. Previously, the same premises were occupied by ‘Village Deli’, a small delicatessen preparing salads and sandwiches for lunch times. During 2013, the occupying tenant came to Acorn for advice regarding the disposal of his lease as he wanted to emigrate. We advised that the owners could expect to receive a one-off payment for their lease (a 'premium') and also explained the process of assigning the lease to a new tenant. After launching our marketing campaign we came into contact with some interesting retailers and restaurateurs. The quality of these prospective tenants gave our team a huge buzz and a real optimism regarding the quality of the businesses being attracted to the SE1 postcode. Following numerous viewings and meetings in our offices we were able to agree an excellent premium for the unit with Casse Croûte. OLD KENT ROAD OKR, a development owned by one of London's leading housing associations L&Q, stands tall on one of our most famous roads — Old Kent Road. Rubbing shoulders with its more illustrious neighbours on the Monopoly board, the Old Kent Road, once the least attractive space to land on, looks set to increase in value and desirability. Already earmarked as one of London’s four redevelopment hotspots and designated an area of opportunity for the large scale development of at least 2,500 new homes by Boris Johnson, the Old Kent Road is well on its way to becoming a destination in its own right, rather than a route to somewhere else. Some of the early investment can be seen in the £8m regeneration of Burgess Park. With further investment, and the possibility of the Bakerloo Line extension, the area is certainly living up to its newly acclaimed status. All were let and occupied within 10 weeks of launch, and such was the demand that 25% of the units were reserved off-plan before physical completion! The majority of the apartments were duplex, finished to a very high standard, and all benefiting from gardens or balconies. OKR is one of over 20 PRS (Private Rental Sector) sites that we will be involved in over the next 12 months, and with more institutional investment coming into this sector, we've positioned ourselves as the leaders in bringing medium to large scale PRS developments to the market.

Shad Thames has been a popular and sought after pocket of SE1 ever since the regeneration of its picturesque Warehouses during the 80s. The industrial history of the area is literally written in stone, with many of the original buildings named after the commodities which were stored within them. Names such as Cinnamon, Vanilla, Sesame and Cayenne will be familiar to many, but also amongst the cobbled roads and overhead walkways in the shadow of Tower Bridge at the 200 year old Downings Road moorings, you discover London’s only floating
gardens. Created on the decks of modified Thames lighters, literally rockin’ and rollin’ in the wake of many a passing boat, are some serious botanical delights. Remarkable and inspiring, the gardens are open to the public several times a year and collectively the gardens add to the unique personality of the area. They certainly draw their fair share of admirers and really need to be experienced, after all how often will you have an opportunity to walk through delightfully sculptured gardens in the middle of the Thames? Deck shoes (not wellies) recommended!

THE (ABRIDGED) STORY OF A SHAD THAMES SALE Shad Thames Penthouse by Ed Hall An immaculate split level penthouse apartment within the Circle development on Queen Elizabeth street with a 25ft roof garden looking out over Tower Bridge is certainly an exciting appointment to see in my diary on a Monday morning. It's also a terrific apartment for us to take to the market. The uniqueness of the property and its owner was used as inspiration for a bespoke marketing approach that
included a 20 page glossy brochure crammed full of professional photography, apartment and lifestyle images all neatly tied in with the owners fondness for red, white and blue. An exclusive, appointment-only launch day followed and rather unluckily I had the task of manning the 25ft landscaped sun terrace. It’s fair to say the day was a success, offers received and a suitable buyer secured. The wave of positivity clearly had an impact on the owner who
after not seeing any houses of interest immediately had an offer accepted and the chain was complete, the small matter of the legal work and a couple of mortgage applications now looming large! As always a few unforeseen twists and turns were carefully navigated and without too much hair loss on my part, dates were agreed, removals booked and a few weeks later new homes moved into. Cycling Revolutio� Resident bike fanatic (and Marketing Manager of Acorn) Adam Jones, explores cycling options in SE1. In the 1960s, Britain experienced a decline in cycling due to increasing wealth and the affordability of the car. As a result, transportation planners focused more on roads and other forms of transport, leaving cyclists out in the cold. In 1980, Ken Livingstone (the Labour Party's transport spokesperson at the time), attempted to redress the balance by creating a cycling planning unit, and spending at least 1% of the yearly budget on improving the situation, and continuing his support of cyclists years later as Mayor of London. When Boris Johnson took over from Ken in 2008, we saw the launch of London's bike hire scheme (originally sponsored by Barclays) take off in a big way. During the 2012 Olympic games for example, 47,105 cycle hires were made in a single day. Today, the scheme is sponsored by Santander, but the bikes themselves are still more colloquially referred to as "Boris bikes" and represent the second largest such scheme in the world with nearly 40 million journeys made in the past five years. In recent years, it's not just Boris bikes that have taken off, but cycling in general. In London alone, there are several major biking events every year, including the London Bikeathon (bloodwise.org.uk), the RideLondon Freecycle (ridelondon.co.uk) and the London to Brighton (bhf.org.uk). There are also some more eclectic events such as The Tweed Run (tweedrun. com) where everyone takes to the streets in their well-pressed best, and the rather cheeky "Naked Bike Ride" (worldnakedbikeride.org/uk) where riders substitute their tweed suits for their birthday suits. When it comes to maintenance, there are several bike shops in the local area, ranging from the well-established
chain Evans at London Bridge (and also at The Cut), to the family-run "On Your Bike" and several other smaller, more independent shops. We've also seen a rise in interest for electric bikes, with shops like Fully Charged (Bermondsey Street) thriving in SE1. And for those whose interest runs deeper still, consider visiting Cycle Revolution, an exciting new exhibition at the nearby Design Museum (designmuseum.org) which runs from November 2015 until June 2016. Cycle Revolution looks at changes in manufacturing techniques and innovation in use of material and design. A largescale recreation of a bicycle making workshop shows how bespoke bikes are created by craftsmen who tailor each one to the precise specifications of its user. The workshop brings to life this highly skilled process and features interviews with some of the UK’s most in-demand bike builders. The exhibition’s final section examines the future of cycling - how it is changing the infrastructure of the city, and how designers and urban planners are responding to the needs of twenty-first century cyclists, from concerns over safety to the development of new technologies and concept bikes. When as little as a ten per cent rise in cycling to work would transform Britain's cities, how can tensions between motorists, pedestrians and cyclists be usefully resolved? One thing can be sure, London will always be a city full of high performers, thrill seekers, urban riders and cargo bikers, and we look forward to seeing how the city will adapt in the future to the demands of those of us who prefer our travel on two wheels.

As You Like It National Theatre Polly Findlay directs Shakespeare’s comedy of love and change, AS YOU LIKE IT, at the Olivier Theatre in its first production at the National for over 30 years. With her father the Duke banished and in exile, Rosalind and her cousin Celia leave their lives in the court behind them and journey into the Forest of Arden. There released from convention, Rosalind experiences the liberating rush of transformation. "The EY Exhibition: The World Goes Pop" is a groundbreaking exhibition revealing how artists around the world engaged with the spirit of Pop, from Latin America to Asia, and from Europe to the Middle East. Around 160 works from the 1960s and 1970s are brought together at Tate Modern – the great majority of which have never been shown in the UK before – exploding the traditional story of Pop art and showing how different cultures contributed, re-thought and responded to the movement.
This major retrospective exhibition examines the art and practice of arguably Britain's most important political artist.

In a career spanning 50 years Peter Kennard's imagery has become synonymous with political activism. Working outside of the established art system, his iconic artworks have come to represent the protest movement and have inspired many of today's politicallyminded artists including Mark Wallinger and Banksy. Visitors will learn of the artist's motivations and methods, in particular his consistent reworking and reinterpretation of key images. Starting with his Decoration painting series (2004), the exhibition will move on to look at his seminal STOP paintings, created while still an art student in the early 1970s. It will showcase Kennard's iconic photomontages from the 1980s, centred on the anti-nuclear campaigns of CND and the international arms trade, before concluding with a brand new art installation in which Kennard makes his own innovative and personal appraisal of his career.

Hefin Jones uses his background in service design to encourage ex-mining communities in Wales to imagine a cosmic future. Alexa Pollmann creates new pieces for a national costume and a new national dance for a speculative society. 10 Trinity Street
by Acorn Operations Manager, Laura House When the owner of 10 Trinity Street first showed me around the property, it was clear it needed some serious tender loving care. Structural repairs alone included new windows, stairs and floorboards. However, despite the disrepair, the house had incredible potential, and I was delighted to be handed the keys and asked to manage the refurbishment. As a Grade II Listed Georgian Townhouse spread over five floors, it was not going to be an easy project, but with the right specialists, and the support of the Local Authority Planning and Listed Buildings Departments, the house was beautifully restored and now sits proudly awaiting its new owner to take the keys. The project took approximately two years to complete, due to specific requirements related to the property's Listed status. However, without the expert advice of our heritage consultants and structural engineers, it could have taken much longer. I could not be more proud of the results though. The final decoration and finishing makes this house a cut above the rest. The kitchen was designed and installed by bespoke kitchen company, Creative Interiors, and is complemented by a walnut floor and Farrow & Ball ‘Ammonite’ walls. What was once an outside toilet, now forms the modern ‘glass box’ extension. In addition, each room has been finished with style and practicality in mind. The project was one of blood, sweat and tears, and I personally will miss this house, but I'm now confident it will be an extraordinary home for another 100 years to come. It is said that we are always discussing the weather in the UK but I think in recent years this has been well and truly surpassed by the housing market. So what is really happening to prices within our beloved SE1 in 2015 and what does the future hold? Certainly talk of a downturn at the beginning of the year was well wide of the mark and we found that thankfully, experience, attention to detail, and knowledge of the area, once more became our most powerful and successful tools. Despite the insecurity of the election and a drop in the number of buyers and sellers, record prices were still being achieved at all levels via bespoke marketing and an altogether more individual approach. Our combined office sales experience within central
London of over 65 years certainly helps. A post election surge was expected and with many sellers and buyers now confident in the future, spring certainly had a spring in its step with prices immediately jumping. As I write, confidence in the local market continues unabated with the vast majority of our properties having sales agreed within a few weeks and many at asking price and beyond. Predictions for the rest of the year and into 2016? Well with the ongoing development at London Bridge station, Neo Bankside, Elephant & Castle, and New Bermondsey, demand is at an all time high and this will no doubt be reflected in rising values. The Bermondsey Street Festival, now in it's ninth year, has been supported by Acorn every year since it's inception. The first event featured just 30 stalls and a thousand visitors — compared with this year which saw approximately 18,000 people and 220 stalls. We asked Acorn CEO Robert Sargent why local festivals such as this are so well supported by the group? "Estate agency isn't about property, at least not first and foremost. It's about people. "Selling a property involves trust — something we've spent a long time building with our clients over the years. "We're passionate about the areas we operate in, and about building stronger ties between local businesses and local residents. This is just one of the ways in which we try to do this!"
We are actively involved in a number of local festivals and events throughout South-East London, including ones in Crystal Palace, Blackheath, Greenwich, Lee, Bromley, Beckenham, as well as many local schools, groups and charities. At this year's festival, we gave out over 3,000 free black cotton shopping bags, 400 cupcakes, 800 chocolate goodie bags and over 100 bottles of prosecco to the winners of our now legendary 'red door game'. Manna Fro� Heave� Nanette French, The Manna Society's founding member, returned from travelling Africa in 1983 to horrifying numbers of homeless people in London. Shocked by the reality of poverty in her home town, she decided to open a soup kitchen in SE1. Thirty-two years later, Manna are now an established charity and provide day shelter, medical care, mental health support, clothing, education, hot meals, showers and housing advice. They aim to house 300 people per year in affordable housing through a partnership with Southwark Council.
Acorn are all too aware of the demand for affordable residential property in London, and our development team maintain close relationships with non-profit housing associations that provide low cost housing for those in need. This year at the Bermondsey Street Festival, we raised £650 for Manna, and Acorn staff also volunteered their spare time to help cook and serve food to those in need. One of our volunteers, Emma Lander said "Our day in the kitchens left us all completely exhausted, both physically and mentally. I honestly don't know how the wonderful people at Manna do this
work day in, day out. We saw first hand the difference your donations make. They are absolutely essential to keep this vital charity going. It's the difference between life and death for those unfortunate people on the streets, many of whom are there through no fault of their own."
