Before 2018 is out, we’ll be celebrating the opening of our 34th branch, in what will have also been our 34th year in business. Our steady and continued expansion will come as no surprise to those who have followed our progress over many years, but the increased rate of growth has surprised many property industry pundits who had forecast the extinction of the high street agent as a casualty of the online-agent. In reality, the term ‘online-agent’ is a bit of a misnomer – I can’t think of a single ‘traditional’ estate agent that hasn’t been online longer than all of them. Acorn, for example, have been online for two decades! The most fundamental difference, at least on the face of it, seems to be the fee structure. Smaller, and paid up-front, rather than a percentage of the sale only if, and when, the property sells. It definitely makes for a good story – the small market disruptor with a revolutionary business model, putting the old-guard out of business. It’s like Netflix vs Blockbuster all over again! Except it’s not.

There’s a reason why estate agency evolved into a no sale, no fee business model: no one likes paying for something they don’t receive. Tower Bridge A Deep Dive

Residents are so used to seeing the great sights of London, we sometimes forget just how incredible they are. Tower Bridge is the most famous river crossing in the world and tourists travel halfway around the world to see it, yet for many locals it’s just part of the everyday commute. It’s always been that way, of course. Many of the people who built and worked on the bridge lived in the area, and a new permanent display at the Tower Bridge Exhibition celebrates the folk who lived in the surrounding streets that worked on the bridge. Some had less of a commute than others. Bridge Master for 35 years, John Gass’ house – the red brick and stone building on the south side of the bridge – still stands today. His brother James, who

was an assistant engineer, also lived on Tower Bridge Road. Although there were plenty of crossings west of London Bridge, there had traditionally been none on the other side because a more easterly bridge over the Thames, one of the busiest rivers in the world, would prevent tall-masted ships passing into The City. As the southern side of London became ever busier, however, horses, carts and people also needed to pass. In 1876, a competition was held to design a bridge that would allow everyone to use the river. Sir Horace Jones and Sir John Wolfe-Barry’s design included ‘bascules’ (French for ‘see-saw’) to open up the roadway when ships needed to pass through, and a high-walkway for

pedestrians. Steam-powered hydraulics lifted the bascules and, by any stretch of the imagination, the project was going to be big. Over eight years of construction, 432 workers laboured on site. The underwater team moved in first. Some of Britain’s finest divers, their slow, back-breaking work was to sink caissons (steel cages) into the heavy clay then dig out foundations that would support everything. The Thames was busy, filthy and smelly and visibility was low, even using the Victorian ‘underwater lanterns’ on show in the exhibition. Their suits were hi-tech – for the 19th century – but cumbersome. The one on display includes massive lead boots and weights hanging around the neck like pendants. »

Head of the diving team, Samuel Friend Penny, James ‘Ginger’ Bateman and William Walker are all featured in the new displays. Proving just how dangerous the work was, Walker was awarded the Royal Humane Society certificate for saving the life of a workman who had fallen into the river. The twelve caissons, each 8m deep on the riverbed, weren’t the last of the foundation works required. The bascules needed somewhere to swing into when they were opened, so gigantic hollows were dug into the riverbanks. These vast, spooky vaults remain empty most of the time, until the bridge opens. The ‘bascule chambers’ are very, very occasionally opened for concerts, usually during the annual Totally Thames Festival, and the acoustics are superb (see p10). They cannot be opened any more regularly as ships still have the right to demand passage at any hour of the day or night – though they are politely asked to let

the Bridge Master know in advance. At the turn of the 20th century there were over 9,000 bridge lifts a year. Today, there are only around 1,000, but that still averages out at nearly three per day. On the Tower Bridge Exhibition website there is a list of upcoming lifts, which is great for anyone hoping to witness one, either from the bank or, if you’re organised, from the glass floor in the walkway above.

Residents are so used to seeing the great sights of London, we sometimes forget just how incredible they are. The walkways were closed in 1910 because most pedestrians, especially those with heavy loads, preferred to just wait for the bridge to open again rather than tramp up dozens of stairs. They didn’t open again until 1982, when visitors could once again climb the shallow steps to the top and experience fantastic views across the river. There is a lift but the exhibition continues up the stairs, and would be a shame to miss. It’s worth catching the movie, too, which includes the earliest-known footage of the bridge in action. The roadway is still lifted by hydraulics, but since 1976, they’ve been powered by oil and electricity. That doesn’t mean the steam has gone. The Victorian engine rooms remain pristine – and working – maintained by a team of on-site experts. »

Smooth as silk, the pistons whirr and purr, beautifully painted, oiled and serviced; their dials, cogs and oil-gauges looking like something from an HG Wells novel. Visitors can see the gigantic boilers, glowing red from the ‘coals’, then learn about the army of stokers that fuelled it, many of whom lived in the streets of SE1. Tower Bridge was officially opened on 30th June 1894 by the future King Edward VII, but it was already a tourist attraction. From the start visitors flocked to see it – a marvel of modern engineering in a style that complemented its next door neighbour, the Tower of London. Even during World War II the Luftwaffe had no intention of bombing the bridge. It was far too important as a marker for enemy navigation, so they could locate their real target, the docks. The British people didn’t know it wouldn’t be hit, however, and we learn about Ernest Rouse, Head Watchman, who also acted as the bridge’s air raid warden. The bridge’s staff were large enough to be almost like a ‘household’. Hannah Griggs was born to a single mother in Bermondsey and lived in the workhouse until she was 13 or 14 when she became a servant. Working as a cook she became the first woman employed at the bridge, in 1911, but had to leave when she had a baby. It’s easy to become blasé about local landmarks and, of course, Tower Bridge

will always have its worldwide tourists. Few people, however, realise that, on top of the great visits for all the family, including a family trail app and booklet for 5-10 year olds, there are all kinds of events that are specifically aimed at local residents. Why not try a session of Sunrise Yoga in the West Walkway, where you can stretch your way to work-readiness 42 metres in the air while watching the rest of the commute through the famous glass floor? Behind the scenes tours will take you to areas you can’t normally get to, including the control room and – shipping permitting – those famous bascule chambers. For younger people, the Family Learning Programme immerses kids in activities that help them discover even more about the bridge and how it was built. And the best bit of all? If you’re a local resident (Tower Hamlets, City of London or Southwark), up until 31st March 2019 you can get in for just £1. Details of the ‘Community Ticket’ and what you need to prove your address can be found on the Tower Bridge Exhibition website. Even if you don’t find your way into the exhibition this year, if your commute includes Tower Bridge, there’s one last thing to look out for. Take a moment to look down – you’ll see, set into the pavement, a ‘walk of fame’ set of brass plaques, celebrating the folk that created – and ran – the greatest bridge on earth. www.towerbridge.org.uk

Space Shifters

Hayward Gallery, Southbank Centre Space Shifters features artworks by more than 20 international artists that alter or disrupt our sense of space and re-orient our understanding of our surroundings in ways that are subtle and dramatic. The original George Inn was destroyed in a fire in 1676 and rebuilt in 1677. The George was frequented by Charles Dickens and is mentioned in Little Dorrit.

The clue is in the name! This lovely and acclaimed Italian restaurant on bustling Bermondsey Street, offers hand-made fresh pasta and an extensive choice of exciting Italian wines. The cosy interior is inviting and the menu is a delightfully simple list of super tasty dishes, and there's something for everyone, including gluten-free options on most dishes. The Giddy Grocer is a new grocery store on Bermondsey Street with a nostalgic sensibility, yet a distinctly twenty-first century sustainable outlook. Their emphasis is on sourcing primarily from artisan British producers and championing exciting newcomers, while still keeping things local. The shop itself is an Aladdin’s cave of delights, from bread and pastries, wines and ales, and traditional deli items such as cheese and home-cooked hams, to fresh meat and fish, and seasonal fruit and vegetables.

The Romans founded London on the current site of the City of London around 50 AD. It's name is derived from the Celtic word Londinios which means "place of the bold one". With a couple of thousand years under its belt, London has accrued thousands of obscure or little-known facts. For years, Bermondsey’s traditional, close-knit neighbourhood was hidden away behind dark railway arches and narrow streets. Now the area has come into its own. It's hard to believe a year has flown by since the last SE1 review. Looking back, on the face of it, the housing market would seem to be in the same choppy waters that we have witnessed across the past couple of years. Brexit and the added Stamp Duty for second homes have now been the subject of conversation for almost as long as I can remember but is the sales market locally still the same? Certainly, it remains a buyers’ market and first time buyers are benefiting from more choice than in previous years and a big increase in onward chains reflect that many are using the market conditions positively to move home. After a Mexican stand-off between sellers and buyers I am seeing a meeting of minds and a big increase in agreed sales compared to 2017. Returning

confidence may be a factor but I also believe that interest rates (despite the recent base rate increase) remaining historically low, government stamp duty incentives for first time buyers and an element of just 'getting on with life' are all positive factors. Above all, advice is the key to unlock any move. Having worked locally for well over a decade I have experienced a great many markets, from the financial crash in 2008 to literally selling out of properties in 2014. My point being that every market presents different challenges and experience has taught me that having the confidence to offer the correct advice with no little amount of diligence, understanding and enthusiasm will go a long way, after all... it's the best area in London to live.

Having just been voted the best place to live in London 2018, Bermondsey is now firmly on the map. Having worked for Acorn for just over 10 years now I can say this particular area is my personal favourite and it’s great to see it has now been so deservedly recognised. With its unique village feel, trendy shops, bars and food markets the area attracts a great mixture of people all looking to immerse themselves into the lifestyle Bermondsey offers. Having helped find homes for so many tenants over the years here, it’s lovely to see these same people come back to us and become homeowners or now landlords themselves. It’s those relationships that matter so much to us and is the reason I enjoy my job. We find our landlords return to us year-after-year knowing we

are going to find them the right tenants and that we understand their needs. This year has been extremely busy for lettings so far and after the slight correction in rental prices in 2017 we have seen more potential tenants registering this year which is great news for local landlords. New innovative schemes such as Zero Deposit are being introduced across the lettings market making it more affordable for tenants to move. The scheme allows them to purchase a policy covering the traditional 6 weeks deposit but costing them just one week of rent, which I’m sure will continue to be a popular choice for both tenants and landlords. An exciting future for Bermondsey!

This year has seen a record year for our New Homes Division. We are one of a few estate agencies that provide a complete specialist service for developers and buyers. The government continuing with the Help to Buy scheme allows buyers to receive a 40% equity loan with a 0% interest charge for the first 5 years and first time buyers needing to only contribute 5% deposit has certainly allowed them to get on the property ladder. There is also the added benefits of very low interest rates and a 55% loan to value (up to £600,000 purchase price). This scheme continues to run until 2021. In an advice-led market, it is important that buyers and developers are receiving the right information to help

make the right decisions. We have a number of schemes in SE1 and across South London including a mixture of first time buyer apartments, luxury penthouses and family homes. Both 'Alwen Court' on Pages Walk and 'City Reach' on Tower Bridge Road are situated in the heart of SE1 and between them offer a range of 1, 2 & 3 bedroom apartments and penthouses – all of which are available now and many are eligible for purchase on the Help to Buy scheme. With a number of developments still to the launch over the coming months, I'm confident that our already record-breaking year will end on a high.

So far 2018 has seen an industry wide focus on customer service. Build to Rent (BTR) ‘tenants’ are, as they should be, now viewed as customers and levels of customer service have intensified. Many key BTR players are now making principal changes to their approaches and are adapting higher service levels in order to sustain the demand expected from customers. Elephant & Castle is currently undergoing a huge transformation with approximately 19 projects (completed, in construction or with planning) within the core plan area. Affordable housing is, as usual, at the forefront of many planning applications, and with Southwark recently setting out their Affordable Housing guidance, we will now see more developments obliged

to incorporate this into schemes. The most recent approved planning application was for the demolition of the Elephant & Castle Shopping Centre which will be replaced with 175,000 sq ft of new leisure facilities, shops, cafés and restaurants, 979 new homes, a new Northern Line entrance with better accessibility and step-free access to the station along with a brand new building for the London College of Communication and University campus. As was largely expected, 2018 saw no gathering of pace in the market from the back end of 2017. Over many years we’ve earned a reputation as the ‘goto’ agent for the sale of development sites with planning permission. Given the undoubtedly challenging residential market, we’re regularly asked about the impact on appetite for residential development land. The short answer is that demand remains high, and land values are being sustained, but the back story certainly isn’t as rosy as it was 24 months ago. We’re seeing a heavier reliance on finance, and more consistent down valuation. Buyers and their funders are also far more focussed on the resale market and the rate of sale they can expect on their finished product in 12-18 months’ time. The role that a specialist agent fulfils is therefore

more vital now than it has been for many years. We have the land sale evidence and residential comparables to help comfort buyers and funders. Demand for all types of commercial property to rent or buy remains strong. Office rents are holding up although serious consideration should be given to rental levels and terms being sought. On the investment side, we are seeing lots more interest from smaller or private investors now that, from a tax point of view, residential buy-to-let investments are less attractive. Our in-house financial services team are seeing an increase on the level of commercial mortgages being written for an increasing number of clients. The Bank of England raised interest rates to 0.75% at the meeting in August with confidence in the economy rebounding after a blip in the first three months (which was attributed somewhat to the poor weather) and estimates that wages will improve in the immediate future. This increase to the base rate should help to ease inflationary pressure with the current rate at 2.4%, so future increases to the cost of living can be controlled. Unemployment is currently at an all-time low at 4.2% and expected to fall further. So despite the now familiar Brexit doom and gloom there seems to be some compelling reasons for optimism. The majority of lenders anticipated the base rate increase so re-priced their product ranges to reflect the

increased cost of wholesale funding, but despite this residential products are still available from 0.99% and buy-to-let products from 1.39%. The lending market is becoming more competitive too with new lenders opening their doors regularly. In order to attract business they have to innovate in terms of new criteria in particular with regards to buy-to-let, which was heavily impacted by the new PRA regulations, and they have done this so that investors can continue to buy more property and new investors can get the ball rolling. With lender numbers increasing to such a degree it is imperative that everyone who needs a new mortgage or has one already, has a review with one of our whole-of-market brokers to ensure that they receive the most appropriate advice.
