Property Types

For years, Bermondsey’s traditional, close-knit neighbourhood was hidden away behind dark railway arches and narrow streets. Now the area has come into its own. Quaint Georgian streets and solid Victorian warehouses have opened up - and brightened up - this most eclectic and historical of areas. Businesses old and new, established and artisan, are adding to Bermondsey’s already well deserved reputation as the ‘larder of London’. Close to The City, Canary Wharf and the West End, London Bridge has excellent transport links, making it a great place to live and work. The area’s industrial past is evident in the warehouse conversions now available as residential homes but new-build developments, often by award-winning architects, make for a

joyful mix of old and new. From small, exlocal authority flats to lavish river view apartments and Georgian town houses, the sheer range of property attracts a mix of people to the area. This new influx, along with Bermondsey’s many long-standing residents, has created community spirit unique to the area. Bermondsey is perfect for families, with parks and pubs, yet also offers a flipside - funky bars and curious popups - that works seamlessly. Pop down to the markets at Borough and Maltby Street or the recently opened Flat Iron Square to sample some of the local food. Bermondsey offers the best of London, from river walks along the South Bank and theatres at the Globe and Old Vic to street food and independent boutiques and that doesn’t even scratch the surface!

Property Types

Peckham is trendy, vibrant and welcoming, but it wasn’t always that way. The Sunday Times’ most desirable place to live in London, 2017, was once firmly associated with deprivation and the British sitcom ‘Only Fools and Horses’. A £290 million regeneration plan during the 1990s and early 2000s no doubt had an impact on the area’s evolution, but the new found pride in Peckham has largely come from its people. Many of the area’s best initiatives, projects - and definitely its community spirit – are the result of hard work and creativity from local individuals and groups. The housing stock is varied. Of course there are still high-rise blocks but the area is also home to beautiful Georgian, Victorian and Edwardian properties and several sites are being developed to make way for stunning new-build apartments.

The sheer multitude of choice attracts all manner of residents, from young professionals choosing a lively, exciting part of town, to families looking to upsize and City workers taking advantage of the transport links. An ever-evolving selection of restaurants, bars, pop-up galleries and events sit happily alongside traditional market traders and a variety of high street retailers. Once rarely visited, now people travel from all over London to enjoy Peckham’s atmosphere. Regular rail services to London Bridge, a prime location on the Overground line and an abundance of bus links connect the area to Central and other South London towns, from Lewisham to Putney. If you fancy an occasional change of scenery, it rarely takes longer than half an hour to get out to the green fields of Kent for the day.

PECKHAM’S CULTURAL EPICENTRE b y SANDRA LAWRENCE

Back in 1994, Jon Wilson read an article in the Financial Times. It recommended that anyone thinking of investing in London property should consider Mayfair, or Peckham. Jon and his wife Lori had a little investment money. Mayfair’s prices were already stratospheric but Peckham, which was local anyway, now that was possible. It took a leap of faith to purchase some run-down warehouses, with his then business partner, in what was, at the time, one of London’s least fashionable areas. It took an even bigger leap to continue purchasing buildings in the industrial zone as they became available. “He had a vision,” says Tim Wilson, Jon’s son, who now, with other family members, help run Copeland Park in the town centre. The site includes the striking Bussey Building, a late 19th Century cricket-bat factory; shabby, but much-loved by the community. Slowly they acquired the entire estate that would, eventually, become a family business. “It was a long period of obstacles,” admits Tim. The biggest of those obstacles would be the longrunning campaign to prevent the last major industrial buildings in Peckham being compulsorily purchased and demolished for a tram depot. Peckham Vision community group was formed to fight the proposals, headed up by an extraordinary local resident, Eileen Conn. The campaign ended in victory in 2008 but the ‘win’ turned bittersweet when recession hit the same year. Only in 2013 was Copeland Park finally ready to have its future rewritten.

“We sat down as a family and decided what we’d like to do with it,” says Tim. Everyone had their own ideas – Tim himself had tried to start a skate park there when he was 13 “the mice ate everything” – but they all agreed that apartments were not right for this towncentre site. The project needed to involve local people and be open to all. Peckham Vision, on the back of its first victory, had turned into a residentled forum dedicated to integrating the whole town as a sustainable social and commercial centre. Copeland Park, the Bussey Building and other units, were to form the hub of the social wheel. Copeland Park created units of varying sizes and encouraged interesting small local businesses to take part. The project would grow organically, with an emphasis

on ensuring an eclectic mix that would include the surrounding area and its people. “It was a useful year,” says Tim, “I’d been travelling and said I’d help my dad. We’d been working on a smaller scale, with a nightclub, churches, studios and businesses, but it was not up to scratch.” Empty floors, poor facilities and access issues all needed to be addressed. “There was a lot of filling skips and painting radiators. You get to know a building that way. They were good days; days you look back to.” The adrenalin of creativity was pumping. “It became a little addiction,” Tim confesses. It was essential to keep the ‘feel’ of the place. The Bussey Building is a local landmark, at the heart of the community in every respect. Its brick-clad, reinforced

concrete structure is easily visible from the railway – indeed, most of its decoration faces towards the tracks. George Bussey, Victorian owner of Bussey & Co, was not daft. He knew the best way to advertise his famous sporting goods business was by being part of the landscape. Bussey & Co is still remembered today, though workers and residents, who would have used the factory’s basement as an air raid shelter in World War II, are fewer than those who collect the company’s memorabilia. “I found this on eBay,” says Tim, opening an original 1901 box containing a miniature croquet set. The Bussey Building’s high ceilings and untouched industrial features were in what Tim describes politely as ‘a raw state.’ It was ideal, however, for small businesses, creative arts, and inventive start-ups. “We said ‘come and give it a go,’ he says. Potential tenants were not too sure at first. “People assumed it wouldn’t be too long until it all became houses,” he says. “Once we committed to the project we didn’t have to wait. Two fitness companies, Yogarise and The Yard Crossfit, started the ball rolling, then 2014 -15 was a ‘gold rush’. By 2015 we didn’t have much space left.” Over sixty studio-sized spaces are now occupied by painters, carpenters, textile artists, ceramic workers, architects, graphic designers, photographers, tailors and African food shops. Larger, warehousestyle spaces are used as bars, restaurants, a cycle repair shop, galleries, West African churches, a mosque, recording and rehearsal studios and, of course, a meeting-area for Peckham Vision. Two semi-derelict terraced houses sit quietly at one end of the site. “We didn’t want to knock them down,” says Tim, “but didn’t want to just turn them into houses, either.” The ‘safe-houses’ are currently occupied by Maverick Projects, who use them for filming locations, art shows and theatre performances. Today Copeland Park is officially full, though occasionally spaces become vacant. “People come to us now,” says Tim. “We look at applications and internally discuss them together. We always did that, even from the start. We don’t think of it as ‘vetting’, more ‘curating,’ as you might an art exhibition. We don’t want to make a wrong step. One group wanted to turn it all into studios but that would have made the site ‘closed’.” That doesn’t mean enterprises have to be established. “Most businesses here are first businesses.” “We’re getting there now. In many ways we had the easy bit at the start, I was running around, doing things. All of it was quite fun. I didn’t sit down to work out ‘is

this hard?’ Now it’s the unglamorous stuff. Sorting out leaks, larger scale renovations, that sort of thing.” It’s not all maintenance at Copeland Park; there is still plenty of room for dreams. A consultation process to add a glass roof to the Bussey Building will see it usable year-round. The car park may be moved to make it easier to host festivals and events such as the hugely popular Peckham Festival, partly sponsored by Acorn. “We started the festival in 2016,” says

Tim. “Southwark Council wanted an Open Studios day, but we wanted it to be bigger, celebrating all that Peckham has to offer, encouraging more people to get involved. The event attracted 13,000 visitors. It rained, but that meant everyone went inside and saw the art!” “It will be a year on year event. We want to spread it to become Peckhamwide but we’ll do it slowly.” The company is keen to have as many different, interesting things happening at as many different times of the day

as possible. During the days there are meetings, exhibitions, shops and cafés. In the evenings many of the cafés turn into bars, nightclubs open their doors and, in the summer, Rooftop Cinema, one of the first groups Tim invited, show a broad programme of movies. “We tried a market in 2015 - I went round market traders with a bunch of cards and said ‘bring your stuff, I’ll promote it and give you a table’,” says Tim. “It showed the potential of what the place can be used for in the future.” The future is always in mind. Plans for Copeland Park are constantly evolving, with ideas and suggestions from the

community welcomed. Further afield, the company is also currently involved with a project to regenerate the beautiful country house at Beckenham Place. Unloved for about fifty years, the Palladian mansion was used as a golf clubhouse until the club’s closure. Lewisham Council are hoping regeneration similar to that at Copeland Park can revive its fortunes. “We have it at least until the end of 2018,” says Tim, “we want to encourage smallerscale artists’ studios, yoga, fitness, textiles and a local sewing school, all curated to work with the surrounding nature. It’s like a rural retreat.” Over twenty years since Jon Wilson

first took a punt on Peckham’s Cinderella warehouses, Copeland Park is at last going to the ball. The work of people like Eileen Conn and Peckham Vision complement the ideas behind Copeland Park and locals can start to look further afield. Exciting developments at Peckham Rye Station’s rediscovered Victorian waiting room and other forgotten local jewels can only strengthen Peckham’s remarkable renaissance. One thing’s for certain; Copeland Park and the Bussey Building will be at the centre of it all.

THE

DULWICH OUTDOOR GALLERY b y AMANDA GREATOREX Street art can attract completely different audiences to framed paintings in a formal gallery setting. Not to be confused with tagging, vandalism or graffiti, some street art showcases talented artists who choose walls rather than canvas. It is free, non-elitist and open to all – and, of course, open to discussion and interpretation. Ingrid Beazley, who worked in the education department at Dulwich Picture Gallery, was always looking for ways to make art accessible. After hearing respected street artist Stik speak at an event she invited him to visit, where he particularly admired the gallery’s Gainsborough portraits.

Stik created some sketches in his own style and then made Ingrid an offer: “Find me some walls and I’ll paint them”. The 2012 Dulwich Festival saw six Stik murals appear in the area, all based on paintings to be found in the gallery. They were a huge hit and, in 2013, Ingrid developed the idea in the wider Dulwich area, working with major international artists to interpret more old masters. Dulwich Outdoor Gallery had been born. Today Herne Hill, Gypsy Hill, Forest Hill, Nunhead, Peckham and, of course, Dulwich all sport world-class street art based on classical masterpieces, adding

a unique visual surprise to many a leafy suburban street. Not all the works are easy to find. Faith47’s end-of-terrace house in Nunhead, with its amazing full height mural, is a pleasant surprise when spotted on Consort Road and Walter Kershaw’s Bellenden masterpiece at the Choumert Grove junction is unlikely to be missed, but what about Ben Wilson’s extraordinary miniature painted on a piece of chewing gum on a pavement in East Dulwich? As a former Dulwich Picture Gallery teacher, I was lucky enough to work with Ingrid Beazley on many creative projects, and met many of the street artists involved in the Dulwich Outdoor Gallery. I even watched some of them work. I’d been guiding school groups and Ingrid was very happy for me to continue the walking tours around the Outdoor Gallery. Murals are not new, of course. People flock to see medieval frescoes adorning chapels in Italy, or search out dark caves from France to Australia, seeking prehistoric art. Many of the works now have information plaques, explaining the original painting they are based on. On my walks I talk about the artists – old and new - their techniques and backgrounds. Depending on the route, my walk might include ROA’s scrawny dog on the side of a pub, an abstract composition of a woman

lying in bed at Dulwich Library traffic lights by Mad C, one of Stik’s stick-folk in a quiet corner by a gym or Conor Harrington’s enormous fighting duo by East Dulwich roundabout. The gallery can be life-changing. “I knew this must be an interesting place to be when I saw these,” said one resident looking at the Paxton Roundabout where Europa’s stylised wild hair, (REKA) trails across the side wall of the Paxton Pub, “and I wanted to live here.” Ingrid Beazley passed away in April 2017 but her memory lives on in Dulwich Outdoor Gallery. Alongside my regular walking tours, I’ll be running special versions for Nunhead Art Trail September 2017 and Dulwich Festival May 2018. It would be great to see you there.

Whenever I write a review, it always feels as if it’s against the backdrop of some political turmoil, stock market volatility or where everyone is preoccupied with house prices, interest rates or where inflation is heading! So far, 2017 has seen the housing market adapt to the ups and downs and sales levels have remained ahead of expectations with strong performances across The Acorn Group. With interest rates at an all-time low and motivated buyers actively looking for homes, deals are still being done. But there is a difference — how you put your property into the market is key. The old adage that a property will sell itself just isn’t going to work, so, pricing, marketing and your agent’s state of mind and willingness to work harder as well as smarter are all vital to the success of selling your home. We are in an advice led market but getting that advice right and getting properties into the market so they will sell, has never been more important. After all that is

the business we are in; we are here to sell, not just list properties. The lettings market over the last three quarters has seen rents plateau which is largely due to an influx of institutional money coming into the sector with medium to large scale build to rent schemes being created. Q1 of 2017 saw a decline in build to rent development activity but Q2 has seen activity resumed with vigour. Whilst construction and completion of build to rent developments have slowed, we have seen an increase in requests for consultancy both pre and post planning stages. Any doubts on whether build to rent is here to stay can be answered with the amount of schemes in the pipeline and, with 22,000 permitted build to rent units in London awaiting implementation, the answer is a resounding yes. One of the key changes we have seen in this sector is the emergence of landlords offering tenants a stable, long-term tenancy as well as professional management and an improvement on the quality of rental stock in the market. Many new developments not only offer a higher quality of accommodation but also include amenities such

as gyms, resident lounges, co-working spaces and communal outside areas, leading to more competition between institutional investors and traditional buy-to-let landlords. A recent example of the type of schemes we are now seeing was the 83 apartments released on Childers Street in Deptford by Vive Living which featured a roof top garden, café, concierge and cinema room. Added features included a secure post room with parcel storage as well as bike store with equipment to keep your bike on the road. The Acorn Group has been at the forefront of the build to rent boom and now represents some of the largest providers in the sector and with housing demands still as strong as ever, we believe that the Private Rented Sector will provide assistance to bridge the gap seen nationwide.

COMMERCIAL & DEVELOPMENT

With the exception of a minor blip in the middle of 2016 caused by the Brexit vote, the development sector has remained consistently strong for some time. In recent months though, the rise in residential values has slowed, and moving forward, developers can’t expect sales values to compensate for increased build costs. Land and development opportunities will remain hotly contested, but expert advice and a strong marketing presence will be required if landowners are to continue enjoying strong premiums. The close link between the component parts of our business leaves us ideally placed to provide detailed evidence, market analysis and advice to professional clients, and our marketing prowess takes some beating. The commercial market, particularly in SE1 continues to thrive. Central Government has long

been championing the South Bank and London Bridge as London’s next business district, and so there’s no doubt that the area now deserves its billing. Office, retail and industrial space is in high demand from upcoming and established businesses, and investors will happily accept low yields to secure trophy freeholds in the area. The Commercial & Development team moved to larger premises in Bermondsey Street in July 2016, and we simply haven’t looked back. The move enabled us both to recruit more staff, and widen our client offering. In addition to commercial and development agency services, we’re undertaking more corporate asset management, private equity management and planning management work in the area.

We are experiencing a very level and stable market despite media speculation. The number of first-time buyers continues to grow with the support of the government backed ‘Help to Buy’ scheme. In addition, the scheme is assisting young buyers in upsizing. The property market in South East London is still perceived to offer good value for money in comparison to other parts of the Capital, both North and South of the river. Good public transport links into Central London, reputable state/private schools and a wealth of green open spaces, make this a desirable place for people to live. More buyers are now looking specifically at new developments as they offer very good value, with prices in line with the second hand market. The majority of developers

are also providing a much higher standard specification to include all white goods and flooring, minimising any unnecessary additional costs when purchasing a new home, and offer turnkey solutions. The lower running costs, due to better thermal efficiency, and the use of materials requiring less maintenance, make it more attractive for new and existing home owners who are more conscious about their environment or may have restrictions with their budgets. I am often asked the question, ‘When is it a good time to buy?’ My answer always is, ‘When you can afford to!’ Although there is uncertainty in our economic future with Brexit looming, this can become a self-fulfilling prophecy. Money is as cheap as it will ever be to borrow and banks want to lend. So is now not a good time to buy?

For over 35 years, we have helped homeless people and those in need. Our day centre in Melior Street is open 7 days a week, 51 weeks of the year, and provides a free breakfast and lunch, showers, clothing, and housing advice to around 150 homeless and vulnerably-housed people every day. We are dependent on voluntary donations to raise approximately 87% of our annual £430,000 budget. A donation of just £10 will allow an individual to use our services for a day.
