We hope you will enjoy perusing this Unique collection of some of South East London and Kent’s prime residential properties. We launched the Unique service in 2010 with the aim of creating a more tailored experience for buyers and sellers of homes of distinction. As you will see over the following pages, today our Unique approach is attracting the very finest homes from within the areas we operate, so much so that within the Bromley borough more people trust us to market their £1m+ property than any other agent. At the very heart of the Unique service are the very same core values that we have built our company and reputation upon. Our Senior Management team have been offering personal property advice for vendors and purchasers for over three decades. The key to our success is that we live and breathe each area in which we operate. Consequently, we appreciate estate agency is far less about bricks and mortar and far more about moving people! Over the years we have nurtured an environment in which client relationships can flourish and we can achieve a specific understanding of your family’s individual requirements. You may be at the earliest stage of planning your next move, perhaps the properties on the following pages have begun to make you feel ‘itchy’, or maybe you would just like to get a feel for how the market in your area is performing? If so, we would be delighted to value your home or discuss your next move in confidence and with no obligations.

MATTERS by Adam Smith & Adam Jones Acorn Studios
At first glance, most estate agents appear to offer a similar service when it comes to marketing. However, you have only to dig below the surface for the differences between them to become apparent. At its most basic level, marketing is a straightforward numbers game, showing property details to the most amount of people possible. This is why last year we spent over £3 million on marketing; advertising in publications with a combined distribution of approximately 4.1 million per month and an estimated readership of double that. When you take marketing beyond the numbers though, vastly better results are achieved by targeting specific audiences — the right properties in the best publications. We have journalistic contacts throughout west en the industry to assist in d final obtaining editorial space tr av el speci a l in the highest profile magazines, newspapers 201 4’s hot tes and coo les t t des tin atio ns saf ari sty le and online. Portals, online & beyond With a record 50 million page views in a single day, Rightmove is without doubt the largest online property portal. It’s no secret that portals have fundamentally
changed estate agent marketing, but we believe too many agents rely solely on the lesser quality enquiries which tend to come from sites like Rightmove. Today we sell an ever increasing number of properties to people who first saw them elsewhere, such as in our branch windows, on our iPhone apps, or even on our own hugely popular websites, which receive nearly half a million page views from local people each month.
Direct contact We use bespoke estate agency software which we helped to develop. All branches have access to powerful tools which not only help negotiators to record and react to every step of the house selling process, but also to match (and email) new properties to our database of over 25,000 active buyers and renters throughout the area.
Acorn Studios We are one of the few agents to have an in-house team of talented graphic designers, web developers, copywriters and photographers operating from a dedicated studio within our group headquarters in Bromley. This team is responsible for ensuring all properties taken on by agents within The Acorn Group receive the red carpet treatment when it comes to market exposure.
Marketing Matters
Photography Photography is one of the most important, yet oft-overlooked aspects of marketing your property. We employ professional photographers with the latest cutting edge equipment to ensure we get the best imagery possible.
Property Portals
Social Media Our active social media policy has resulted in Facebook, Twitter & Instagram being amongst the biggest referrers to our own websites, after Google.
High quality photos help your property stand out in such a busy marketplace, and will vastly increase the number of enquiries compared to properties listed with lacklustre images.

From the moment you contact Unique you will be assigned a personal consultant who will be your point of contact throughout the transaction. Your consultant will coordinate everything from the initial visit to your home to completion of the sale. The first appointment with your consultant will be to discuss your objectives, either at your home, or at a suitable location. Next, we will visit your home to provide you with a pricing guide and recommendation. Once instructed we will plan together a marketing strategy to achieve your goals. A representative from our PR Team will attend with the consultant to advise on the best possible route to market. Moving home at this level involves a lot of planning and research and many buyers take months, even years to find their perfect home! At Unique we are fully aware that this can be
a lengthy process, so if you would like us to begin the search on your behalf, then please contact us with a note of your requirements. As you would imagine, we have a number of buyers registered with us, just waiting for the ultimate property to become available. It may be that your Unique home suits their requirements. If you have a property that you may be looking to sell in the near future, then why not let us hold the details, without fully going to the market in case we have a suitable buyer waiting? Homes of distinction need considered marketing. Whether you are at the earliest stage of planning a move or need a fresh approach to achieving a sale, our consultants are available for advice or information relating to your next move. Bromley Borough London’s biggest borough by Andrew Roberts Chislehurst Village sign
When it comes to choosing a place to live, buyers often have a long list of requirements. Schools and transport are usually highest priority, but more recently, open spaces to relax and proximity to shops and restaurants feature highly. It’s no surprise then that Bromley is becoming more popular than ever. Bromley is the largest of the London boroughs and occupies 59 square miles (153 km2) with a population of approximately 300,000. Despite this, the majority is Metropolitan Green Belt land and so offers some of the best green and open spaces in the capital. Places such as Scadbury Park in Chislehurst, as well as Hayes and Keston Commons offer nearly 600 acres of woodland walks, open parkland and protected nature reserves. Located just 10 miles from Charing Cross, Bromley also enjoys very easy access into Central London. There are 26 mainline railway stations in the borough offering access into the City and West End as well as comprehensive bus and tram services. Average journey times into Central London

are around 23 minutes, so although we don’t have a tube line, who needs one? The advent of the railway in 1860 saw a significant change in the importance of Bromley. A housing boom followed with both workers’ cottages and larger villas and mansions being built to accommodate the rapid increase in population. Many of these homes still remain and are protected by English Heritage, although some of the larger dwellings have either been converted into flats or made way for housing estates and developments. It was during the 1930s that many of today’s houses were built. Builders such as Frederick Love, Noel Rees and George Spencer were responsible for much of the borough’s “family” housing. These well proportioned homes enjoy generous gardens on tree lined roads and prove highly prized 80 years on. The borough is made up of several districts including Beckenham, Bickley, Chislehurst, West Wickham and Orpington. Each has their own identity and offers an eclectic mix of shops, restaurants, boutiques and

supermarkets. Bromley itself is famed for the “Intu” shopping centre (formerly The Glades) which attracts many popular retailers. Also for The Churchill Theatre which, since its opening in 1977, has played host to some famous West End shows and several high profile actors. The borough is also fortunate to have over 100 state primary and secondary schools as well as around 10 private schools. Famous alumni of Bromley’s schools include Charles Darwin, David Bowie, Pixie Lott, Peter Frampton, and Billy Idol. Ofsted reports recorded good or outstanding results for the majority of the borough’s schools in 2012. Bromley College of Further Education is located on Bromley Common and provides courses from GCSE to Degree level. The borough boasts four leisure centres (in Bromley, Beckenham, Orpington and West Wickham). All of which offer a wide range of indoor activities. There are also several private and public golf courses including Sundridge Park and West Kent.

MEET THE
AGENTS Andrew Roberts
Director, Langford Russell Chislehurst
It seems like only yesterday; I was 16 and being bundled onto a train to Central London by my despairing father. My protests, that lots of my friends had no idea what career they wanted, fell on deaf ears. Three hours later and after various psychometric tests and apparently seeing a leaping dolphin in an inkblot - the results were in. I would either be a travel agent or an estate agent! Rewind back four years to 1976 and I was at my aunt and uncle’s in Yorkshire for Christmas. My cousin was about to be picked up by her boyfriend to be taken to the pub. The distant reverberation of a four stroke motorbike drew closer and then stopped outside the front gates and there, sitting astride a gleaming Triumph Bonneville, dressed in black leather and sporting Robert Plant-esque blonde hair beneath his crash helmet, was possibly the coolest man I had ever seen. Later I asked my cousin what her boyfriend did for a job. ‘He is a Chartered Surveyor’, she replied. Back at the job shrink I put two and two together and came up with my chosen career and I have never looked back. Having worked in various parts of the capital, for the past 18 years I have been working in the largest London borough, Bromley. Home to over 350,000 people, Bromley is becoming increasingly popular with buyers who are looking to find value for money and commutability. With 26 mainline train stations in the borough offering frequent services into the City, Canary Wharf and the West End, the commuting links are excellent. Bromley also offers a wide variety of property to suit all needs. Whether you are looking to buy a purpose built flat in Beckenham or Bromley, or a detached mansion in Chislehurst or Keston, Bromley Borough has it all! My office in Chislehurst, a particularly green and leafy village suburb of Bromley, offers a tranquil idyll away from the hubbub of town life. Working in Chislehurst

is always exciting with a wide variety of properties to appraise and a well supported mix of shops, boutiques and restaurants to enjoy, but for me the most rewarding side of my job is dealing with the people. Most of my day is spent meeting with clients to assess their property needs. As I am in my fiftieth year, I have moved quite a few times myself, including a stint advising ex-pats in the Middle East! I can completely empathise with buyers and sellers and the trials and tribulations that can sometimes affect a move, particularly where children are involved. I have four myself, so appreciate that a family’s requirements today are quite different to when I was growing up. I am always keen to advise my clients on how to present their homes to maximise the value and, in some cases, will assist in obtaining planning consent to improve the existing property. I am proud to have sponsored some wonderful organisations over the years including Sundridge Park Golf Club, Bromley High School for Girls and Eltham College where we sponsored the first XV rugby team and juniors. My passion for rugby continues with our recent support of Old Elthamians Rugby Academy, who have had their most successful season to date, reaching the final of the National Colts Cup. I will never forget my first boss’s words to me when I started in Estate Agency, ‘Andrew, always remember, we don’t sell houses, we move people.’ This has been my mantra ever since and I feel it is more important today than it has ever been. Do I ride a Triumph Bonneville now? Sadly not, but there is still time!

Local Focus
Greenwich & Blackheath The centre of time & space
Londoners all have their favourite places in the city, some preferring the north to the south or vice versa. However, everyone, regardless of where they actually live, will have their own special favourites – whether a quiet and secret oasis or a busy and noisy meeting place – and will visit whenever they can. The river is a dividing line through London and yet at the same time a link that, along with the spreading public transport network across the whole metropolitan area, has opened up the entire city to residents and visitors alike. Greenwich occupies a special place on the river in London that makes it not only a unique location, but an attractive combination of ancient and modern. From the Royal Observatory, down the grand sweep of the Royal Park to the spectacular buildings of the Old Royal Naval College, the National Maritime Museum and the Cutty Sark by the Thames, the World Heritage Site looks up the river to the steel and glass of the City of London and the West End and down river past the peninsula and O2 Arena through Docklands towards the sea.
62 | Unique Homes Of Distinction
The ancient history of Greenwich has seen it grow from a village on the river to become a Royal hunting lodge and then a palace for the Tudor monarchs. The development of the maritime technologies necessary to aid the Navy and merchant shipping sealed its importance and made it the home of time itself, with the prime meridian running through its centre. The Greenwich Hospital was not only a charitable home for injured and retired naval seamen but a work or architectural genius involving Christopher Wren, Nicholas Hawksmoor and John Vanbrugh. This dramatic history is plainly visible in the buildings, streets and open spaces of the town today. As a place to live and work, of course, Greenwich spreads further out than its historic centre, bordering Deptford, Lewisham, Blackheath and Charlton. The people who call Greenwich home are not only drawn to the heritage that makes the centre of the town a place of international repute, but also the market that has traded in the town since 1700, the local shops, the schools, amenities and services, the restaurants and
bars. There is also an immense variety of streets and communities, from the riverside to the park, along main roads and in quiet back streets with housing that is Georgian, Victorian, Edwardian, 20th century and also very modern. The area is exceptionally well served by transport infrastructure including trains, buses, DLR and the Jubilee Line at North Greenwich, as well as easy access to the A2 and A20 opening up Kent and beyond.

MEET THE
AGENTS Richard O’Toole Director, John Payne Blackheath
My first memory of Blackheath was when my father decided that the Heath would be a good place for the maiden flight of his carefully and painstakingly constructed radio controlled airplane. I remember being taken by the wide open space of the Heath and the large, impressive properties that surrounded it. Sadly, the maiden flight was catastrophic and brief but my first visit left a lasting impression on me. When I was given the opportunity to work in a Blackheath estate agency at the tender age of seventeen I jumped at it, and 28 years later I’m still here! As an agent, the enormous diversity of property that Blackheath offers is just a small part of the appeal of working in the area. It really is a village - a claim made by many London suburbs - but it’s the truth here. Popping out to get a sandwich, just 20 yards away, can take a lot longer than planned as I constantly bump into clients, some of whom have become friends, and there’s always village news to catch up on. Blackheath has some of the most informed clients you could wish to come across. They are keen and very knowledgeable, not just in relation to the property market, but also the history of Blackheath and its environs (to quote a famous local historian). Their passion for
76 | Unique Homes Of Distinction
the local area is infectious, and is one of the things that drives my team and I to be as equally passionate about the property in and around SE3. The unprecedented appetite for property continues unabated and there are no signs on the horizon that demand will wane. Interest rates are also unlikely to move for the remainder of 2014, which will only add fervour to an already thriving market. It has been over a year since John Payne became part of The Acorn Group. During that time we’ve benefited from massive investment in infrastructure and a doubling of our already extensive marketing budget, along with access to a shared group database of over 25,000 people looking for property throughout London & the South East. At the same time, we’ve retained the bespoke, legendary service that has earned us a 99% recommended rating at referenceline.com from over 260 reviews. All of this combined, has resulted in the most successful year in the history of our operation. In the wake of an astonishing 2013, market-watchers can be confident that the next 12 months will be anything but dull.
