PRESIDENT’S NOTE WELCOME TO THE 2020 PARADE OF HOMES

This year has been defined by a lot of confusing changes and overall uncertainty. Covid-19 has certainly turned our world upside down and forced us to all make some difficult adjustments. We know that staying at home can be boring and tiring, but we also value the health and well-being of all people. In order to accommodate the new circumstances, we have made some important modifications to the 2020 Parade of Homes ©.

The Parade of Homes this is exactly like last year AND totally different. For instance, do you enjoy going to visit each home, seeing first hand the craftsmanship of these beautiful homes, and maybe seeing some new ideas for your home? Or out of necessity, do you feel better viewing these homes online from the comfort and safety of your home? This year, you can do both!

The 19 homes in this year’s parade highlight some of the best homes and home builders in the South Texas area. We want everyone in South Texas to see these beautiful homes. Our homes will be open September 26-27, October 3-4 and October 10-11 from 11am to 5pm daily. Tickets are still just $7 and all ticket sales go to benefit “Operation Finally Home”. This fine organization helps our wounded soldiers equip new or existing homes to suit their special needs.

VIRTUAL HOUSE HUNTING

If you’re planning to buy a home but you’re not quite ready to view several dozen homes in person, start by looking at homes online. You’ll be surprised by the number of online showrooms, photos and even 3D videos available of homes to help you narrow down your search. Websites such as Realtor.com, Redfin.com, Trulia.com and your local custom home builders have detailed information about home interiors. Below are a few expert tips to help you organize and find information to support your virtual house hunt.

CREATE A LIST. If you are navigating many websites or watching hours of home videos online, make a list of the homes you enjoyed viewing. Keep careful notes of the listing descriptions. By creating a note taking system that works for you, you’ll be able to easily compare properties when you are ready to narrow down your list. Don’t forget to make a list of questions about the property you may have for the realtor.

ASK ABOUT FLOOR PLANS. If you’re not physically walking through the home, it might be challenging to visualize the space by only scrolling through photos online. Ask a realtor for a copy of the home’s floor plan. Once you have an idea of the layout and size of the space, you’ll be able to get a better grasp of the photos or videos of the home.

RESEARCH THE NEIGHBORHOOD. Not all websites with home listings will give you a sense of the neighborhood. To help get a complete profile of the home and make an informed decision about the area around your home, conduct a general online search about the neighborhood. You’ll be surprised the amount of information you can learn about the activities that happen in the area or the local school system.

DRIVE BY THE HOME. If you are ready to get out of the house while maintaining social distancing, what better way than to drive by the homes you are considering. You’ll gain a better understanding of what amenities are nearby and a sense of the community. If you are not working from home or will be returning to work soon, try out your work commute.

2019 SHOWCASE HOME

The ever-growing Southside of Corpus Christi has been instrumental to the development of the city, and we have one important person to thank for that. Moses Mostaghasi, president of the company that bears his initials, MPM HOMES. For the past 18 years, he has devoted his life to expanding his hometown with subdivision after subdivision, and even some commercial. The mid-30s man with a toothy grin and a constantly buzzing phone has ambitious plans for the future of Corpus Christi and he wants us all to be a part of them.

Moses always says that all he needs to run his multimillion-dollar business is his phone and his truck. Which is true, as he barely opened a model home located at 6722 Brockhampton in 2018. He had tried to open one before, but his houses sell so fast, it’s been hard to keep one as a model.

Moses’ style towards his houses and his business from the beginning was simple: Build smart and build quick. When he was an 18-year-old college student, his parents decided to build a home. Moses was pretty handy with a hammer, so he decided to try his hand at building a house. A family friend was a retired builder and served as a mentor for the ambitious project. One day, the mentor came to check out how the house was coming along and fell so in love with the craftmanship he saw that he convinced Moses to sell it to him instead. “At that point, I found my passion for home building and decided to start developing my own subdivision.”

Moses has built over a thousand houses since that time, but each one is special. He is known in the building community for his work ethic and commitment to making things perfect for the home buyers. “As a builder, you must remember that you are not building a house, but you are building someone’s home. I am creating the place that they will gather with their families and create memories. And when someone asks me to build not just their first house, but their next house? That’s an honor. I take those relationships seriously and work hard to make sure they get what they want.”

Corpus Christi has been home all his life. A graduate of King High School, Moses was 12th in a class of 650 students. He went on to graduate cum laude with degrees in Criminal Justice and Political Science from Texas A & M Corpus Christi all the while building houses on the side. He intended to take his degrees and go to law school, but once he started building his houses, he realized he was already on his path.

When asked what the hardest part about running his empire is, Moses relates to most successful people: “Balancing home and work life.” Moses and his wife, Claudia, have two teenage daughters that keep them busy. “Building homes is a 24 hour a day job because you are always thinking about the status of the homes and wanting to make sure you hit all your deadlines. Striving to be the best can infringe on family time. Claudia is a mortgage broker, so she understands the job and makes sure I don’t forget to have some fun along the way.”

Another important aspect of Moses’s success is his devotion to his community. Moses serves as the President for the Coastal Bend Home Builders Association, and It is not unusual to see him at City Council meetings all over South Texas. He’s very aware of the impact his company has on this community, and is committed to working with our local government to grow his plan for the Southside. His latest project is the development of his new subdivision King’s Landing, located in the London Area. He has exciting plans for the commercial advancement of the region so as to lead Corpus towards its full potential.

The final note Moses wanted to leave was that no matter how large his corporation has grown nor how many houses he has built, at the soul of the company is still that young man looking to connect with his clients and build them their dream home. GREEN BUILDING

Concern for the environment is growing among U.S. households—and so are energy costs. Because of this, many custom builders are embracing green building techniques. Features like water-saving appliances, insulation to improve heating efficiency and the use of renewable or recycled building materials are all popular techniques to improve a home’s efficiency.

Here in the Coastal Bend, we have the Coastal Bend Green Built Certification which is an optional certification a home can get. A third party certified energy rater inspects the home for green techniques used in a home. He then can give the home one of four levels of certification, green, silver, gold, and platinum. NEW AMENITIES

Today, home owners like to see features that will improve their lifestyle through health, entertainment or comfort. Yoga studios, resistance pools and fitness rooms can be added to encourage healthy living; game rooms, theaters and even a bowling alley can be added for fun; and for comfort, breezy, screened-in porches or warm hearths can make your home feel cozy and welcoming.

Most of the programs work with local employers to help you get apprenticeships that can lead to full time employment.

If we look at averages, the paychecks for trades are either at or above other careers. An electrician or plumber with 2 years experience can expect to earn $48,000 a year. Once you become a Journeman in either of those disciplines (which means you work as an assistant for 4 years), you can expect that income to double

During the recent shut down the only people still working was those that were deemed “essential”. All of the trades—plumbers, electricians, hvac, masons, concrete workers—were all considered essential. Currently, all the trades are losing their aging workforce. 4. THERE’S NO SHORTAGE OF WORK
