Rob Spadaccini Founder and Managing Director Spadaccini Homes Rob Spadaccini was visiting one of his new projects on West Coast Drive when he saw an old client from six houses down and stopped for a chat. After introductions, the new arrival turned to Rob's current client and said, unprompted, “One thing about Rob, if he makes a mistake, he'll fix it. I'll never forget we were walking around the job one day and Rob was knocking the wall down with his labourer and I said to him, 'What are you doing?' He replied, 'I'm knocking this wall down – it's out by 15 millimetres.' I would never have known the wall was out by 15 millimetres but Rob did and he rebuilt it without even telling me.” Recalling the meeting for this interview with The Builders Choice Magazine, Rob said,

Every three or four years I put a strategic plan together to make sure we keep up with new trends and what is happening in the industry and business.” So what does he believe are the key qualities that have contributed to Spadaccini Homes' success? “Strict quality control, maintaining the books extremely tight, making sure my bottom dollar is always protected, and working on the business all the time. Not just in the business. And also developing the right culture. To me it's all about making sure you've got the right culture, and building relationships within that culture. Then your systems will automatically fall into place as far as I'm concerned. A “very hands-on” boss, Rob has had to learn to give staff the power to make executive decisions, especially at two other companies within the group, AMG Homes and New

Choice Homes. “It was very tough for me at the start but now that I know how to delegate it's a lot easier. You've got to get the right people behind you. If you don't have the right people behind you you're not going to get far.” Starting New Journeys Rob credits his parents with keeping him grounded but adds, “I've pretty much sailed my own ship. I'm a firm believer in the six Ps in business: prior preparation and planning prevent poor performance. For me it's important to prepare and plan and to make sure that, when you do execute, it's done properly, and that's how I teach all my staff. I tell them, if you're going to make a promise you keep that promise regardless of cost, regardless of who you are making it to. “If someone's going to spend $200,000 with me or $2 million with me, they've got to get value for money. We might be a bespoke upmarket builder at Spadaccini but we are giving our clients value for money. So we can build a home for $2,000 a square metre or $10,000 a square metre; it all depends on what that client wants and what they specify. “Every single home I've built is the start of a new journey, because every home is individually designed and built. I love getting the jobs out of the ground – that really excites me. It's the start of something new and you're building people's dreams. When you hand those keys over and you see a massive smile, you think, I've done that, I've created that. I had one client

he completion of any project is invariably accompanied by a well-earned toast. For Utopia Industries, the celebrations were even more eagerly awaited than normal when their hard-working team finally put away their tools at Westfield Whitford City. They had been fitting out Whitfords Brewing Company, where master brewer Ken Arrowsmith is responsible for producing WBC's own range of Beerland beer. It is probably fair to say that the postproject ales on this occasion had never tasted as good! Located in a showpiece corner of this stunning new dining and entertainment hub in Hillarys, Whitfords Brewing Company features

similar stylings to its sister venue in Northbridge. It was developed with the local community in mind: split over two levels, including a rooftop sky-deck with views of the Indian Ocean and the entire shopping complex. Utopia Industries' professionals certainly earned their celebratory beers. The building programme was brought forward a month to meet the grand opening deadline, and this required extra hours working around the clock, late nights and a meticulously scheduled team effort by all the contractors. Designer Doug Paton (from d4 residential + commercial + design) ensured the project ran smoothly, with quick and easy decisionmaking; while Utopia Industries also had the advantage of having been the builder for Northbridge Brewing Company. “We already knew the design would be a similar layout, just scaled down.” In the end, they duly achieved their main objective: making sure the client was ready to trade for the centre's inauguration.

This outstanding result has been achieved through the majority of the 18 competing 'Skillaroos' scoring in the top 10 in their individual skill category. The result has been enhanced by four members of the 'Skillaroos' finishing on the medal dais at the competition that concluded in Abu Dhabi, claiming two silver and two bronze medals while many more received Medals of Excellence for their individual performances. South Australian carpenter Ryan Grieger and industrial millwright Brad Ingham from New South Wales have both won silver medals in their respective categories, while bricklayer Trystan Sammut from Victoria claimed bronze in Bricklaying. Mr Ingham was surprised by the result. “I was shockingly nervous (walking up to the podium) but it's incredible,” the 21-year-old said. “I knew I was sort of up there a bit but wasn't expecting a silver medal, it's awesome.” Narrowly beaten by China's Biao Song in the industrial mechanic millwright section, Mr Ingham said the competition was an amazing

experience. “It was a massive competition, a huge arena and a big stage, so to perform so well and win a silver medal was very exciting and something I wasn't expecting,” he said. “This whole WorldSkills competition has been a great journey. The skills that I've learnt, the mates that I've made, it's just been an amazing experience.” He's employed by Hort's Engineering and his mentor Chris Hutchison said they were proud of his success. “Hort Enterprises takes the training and development of our young staff very seriously, so to see all the hard work and effort that Brad put in pay off is wonderful,” he said. “As an organisation we couldn't be prouder of Brad and his achievements. Mr Grieger said he stoked with his result. “I'm truly proud to represent my country and to win a medal for them is even better,” said 22-year-old said. “It's an honour.” Mr Sammut, 20, had a team of supporters – including a mentor, TAFE teacher, his parents and two siblings – in Abu Dhabi. “We all put a lot of time and effort into this – not just me but all the people behind the scenes too,” he said. “My mentors, bosses, TAFE teachers, family and friends have all made a lot of sacrifices so it's good that it's paid off. (Mum) would be hysterical. Between her and dad – and the whole family really – they would be hysterical.” The next team of Skillaroos will be chosen from the winners of the national WorldSkills Australia championships to be held at the Skills Show Australia 2018 from 2 – 4 June at the ICC Sydney.

Previously, the owner had been living in a large two-storey house – but without a rear yard. His objective was to create a new upmarket, single-story residence, with extremely high levels of finish; a lawncovered play area at the rear of the property, including a pool and everyday outdoor shower; and a three-car garage. The design required the installation of a modern-style flat roof to the front of the home – without compromising on quality and finish. This led to one of the first issues that had to be addressed by Neil and Curtis and their team at the start of the building process. An extensive list of covenants applying at Harbour Rise in Hillarys included a restriction that roofs mainly had to have a pitch of 25 degrees (i.e. no flat roofs). Once that was resolved, other major challenges during the project involved building a large, alfresco, counter-lever, overhanging roof, and alfresco stacker doors with corner-less openings into the living area.

The provisional initial budget was $750,000 and Brooks Construction were able to keep this to an acceptable $775,000. They completed the work in the allotted six months, and shire approval time was two weeks (designed to suit R Code). Neil says his favourite features are a theatre at the front of the house with an expansive picture window (6.0m x 2.4m) overlooking the nearby Marbella Park, a backyard pool with flushline water level, a unique raindrop water feature, and flowing creepers over the pool area. The latter option was chosen by a Brad Ross Homes client with a recent demolish/rebuild in Cottesloe. specified, with all rooms to project a feeling of light and a connection to the outside wherever possible. The outdoor zone was to feature a pool, an alfresco area and a space for children to play. Long, narrow block The design and its execution were complicated by the dimensions and shape of the block, which was long and narrow. Excavation for the basement and swimming pool was made more complex by the proximity of a neighbour's parapet wall and, of course, the narrowness of the block. In achieving the requirement for a home featuring a minimalist, industrial modern styling, the integration and use of natural material and products was extensive. ‘‘In achieving the requirement for a home featuring a minimalist, industrial modern styling, the integration and use of natural material and products was extensive’’ hardwood floors and polished concrete floors (salt and pepper finish), cast concrete kitchen island and bench tops, natural timber veneers, black fixtures and marri floating shelves to the bathrooms. Special interior features include a handmade feature light crafted from recycled timber from the old Fremantle wharf, and a suspended fireplace. Following the theme of recycling, timber flooring from the old Denham Hotel was used for wall cladding and screening by the pool. Feeling of light The north-facing glazed walls allow the winter sun to warm the concrete floors. A key feature is the aluminium joinery and glazing which is utilised in such a way that all the glazing to the north elevation stacks past the external wall, completely opening up the home and further satisfying the requirement for a feeling of light. Pre-cast off-form concrete has been used for the undercroft. Timber frames with Therma Wall Plus cladding

were used on the build of the ground floor, while commercial grade aluminium was used for windows and doors, including custom stacking sliders and louvers. The exterior also features copper fascias. The retaining walls were constructed with local stone and gabion mesh, with recycled jarrah timbers protruding out of the wall for the fencing. Managing director of Brad Ross Homes, Brad Ross, was builder/supervisor for the Cottesloe residence. Mr Ross commenced working in the building industry as a bricklayer in 1992 before starting his own bricklaying company in 1998. He then took on a supervisor's role in 2003 at a custom design and construct building company. In 2006, Mr Ross moved into a construction manager role at a high-end luxury custom home building company. In 2010 Brad Ross Homes was established with the company owners and operators, Brad and Jane Ross, headquartered in Lesmurdie.

Not surprisingly, these exotic, tasty parcels soon became a favourite among the locals. “Then one evening a sweet and kind woman who had recently arrived from France crossed his path and it was love at first sight. Over a plate of Mr Moon Chow's dumplings they shared stories and laughed all night. A few moons later, they married and had a little girl who learnt the secret recipe of the scrumptious dumplings.” Fast-forward to the 21st century, and modern-day diners are now savouring Miss Chow's famous dumplings (appropriately accompanied by French champagne) in a stunning Asian-inspired setting in Westfield Whitford City. The restaurant is one of several showpieces in this beach-inside dining and entertainment hub, part of an overall $75 million redevelopment, and the project was brought to fruition by designers Mata Design Studio.

One of the main challenges was integration with the ongoing base building works. This necessitated coordinated deliveries for several ongoing fit-outs (including kitchen equipment) throughout the podium works and upgrades, and scrupulous coordination between the base building and fit-out service trades – as access was limited. “This was to guarantee optimum efficiency of all plant and

equipment serving the Miss Chow's tenancy.” An additional services platform had to be installed as part of the fit-out works above the ceiling. This was site-measured and manufactured to fit around the existing base building equipment that was already insitu. The platform was installed for ongoing service and maintenance of the kitchen exhaust and ductwork. “Some difficulties were encountered with the installation of the new kitchen exhaust system due to base build plant and equipment that had already been installed, but this was satisfactorily resolved through consultation with the project's site management team.”

The fire signal integration also required tight coordination with the base building mechanical services contractor. Durable, long-lasting materials were chosen for the project, including solid timber, marble tabletops, in-situ concrete, porcelain tile floor, BOH epoxy floor for commercial longevity, and bamboo screens to create flexible private and open dining spaces. The company's firm commitment to sustainability was highlighted by the use of LED lighting and water-based paints (low VOC) for safety. No ceramic tiles or laminates Ceramic tiles are not used in any of the apartment floors or balconies, instead travertine flooring and stone is used throughout. Glass doors and windows are full height and ceilings are a generous 2.7m. Polyurethane finishes and stone benchtops feature in the interiors with no laminates used anywhere. The acoustics of the building have received special attention, with a seven-way wall system between every apartment. Testing has resulted in an RW rating of 62, far higher than the Building Code of RW50. Plumbing has also been silenced. Instead of simply wrapping PVC pipe with acoustic material, the latest German design technology – the Rehau acoustic rated drainage system – has been employed. However to ensure best possible performance, the system has also been acoustically wrapped.

Double glazing used throughout complex All apartments are finished with floor to ceiling windows and utilise commercial grade double glazing. As well as providing a high standard of thermal protection, the double glazing also provides an acoustic buffer. Connections for electric car charging have been installed in all car bays and, although few residents will be using them at this stage, they will undoubtedly be appreciated in the not-too-distant future. Precast concrete has been used for external walls and the foam block precast flooring system, Formfloor, has been used throughout the building. No beams, columns only Instead of beams throughout the building, structural support has been designed to rely on columns only, and these are completely hidden internally through their placement inside party walls.

All of the balustrading on the balconies is frameless glass that slots directly into the concrete which, while more expensive, looks superior to other installations. Balconies have external columns thus negating the need for unattractive downpipes. Instead of painting the exterior, the four-coat Dulux render system has been used which ensures a much longer life for the exterior finish. Exterior fittings are all polished stainless marine grade stainless steel and coastal grade Colorbond is used for greater longevity. Apart from fittings and Colorbond, no other steel is used externally and, where required, has been concealed.

Concrete columns on the exterior of the building and slabs on the balconies contain galvanised reinforcement steel which, although it significantly increased the cost of the project, adds significantly to the integrity and durability of the building. Limestone problem turned to advantage The site was solid limestone and while this creates obvious problems, Dempsey Constructions were able to gain some advantage from it. But Mandurah sleeps no longer. While still a popular tourist destination, its base population has grown exponentially, as has that of surrounding communities, bringing with it a burgeoning requirement for expanded retail amenities not only in the city but also on its periphery. The response to that need has, over the years, been considerable with the recently completed Lakelands Shopping Centre providing a new and substantial retail facility on the outskirts of Mandurah. Located on the corner of Mandurah Road and Banksiadale Gate, Lakelands features 35 stores and is part of the wider Lakelands Town Centre development, covering a total of eight hectares encompassing a new community centre with future residential opportunities. The centre features 400 parking spaces, including disabled and parents with pram bays, with conveniently located bus stops for journeys to and from Mandurah and Rockingham. ‘‘Overall service coordination was a constant challenge with service installations being extensive, both inground and above ground’’ commencement through to project completion. Focus director Shaun Hughes had the role of project manager with overall control of the project. The project was successfully delivered on time and within the client's construction budget with high level finishes being achieved throughout. Service coordination throughout the centre, including in-ground services, was managed by Focus for the duration of the project. The project design was heavily influenced by the City of Mandurah and the centre was designed around a town square and main street that were handed over to the council at the completion of the project. Some of the furniture for the town square was sourced from as far away as Italy. Needless to say with a project of this magnitude there were numerous challenges, for example, the project had a build duration of 14 months and there were seven separable portions requiring separate handover.

Limestone presents a challenge Limestone was present throughout the site and where it was discovered it had to be over-excavated and removed to 300mm below finished floor level and a 300mm sand pad installed. Overall service coordination was a constant challenge with service installations being extensive, both inground and above ground. Services in the mall ceiling had to be coordinated around a number of skylights and a large smoke exhaust system.

‘‘The project was successfully delivered on time and within the client's construction budget with high level finishes being achieved throughout’’ A wet winter also made operations more difficult, particularly when pouring concrete panels which were to be left as raw concrete. Focus coordinated with their concrete supplier to ensure that the materials in the concrete mix were always from the same suppliers in order to ensure there was minimal colour variation. Glass skylights run the full length of the mall providing natural light throughout while custom-made fibreglass skylights have been integrated into the mall ceiling. External aluminium fins were used on the Mandurah Road elevation with LED lights that can be programmed to display different colours. As well as being the head contractor for the Lakelands project, Focus Building Company also constructed the interior fitout of the ALDI store. Maze Architects in ALDI fitout role Maze Architects had been involved in ALDI's Lakelands 1,639m2 project from the outset. They provided the centre development with ALDI's preferred design and assisted with locating that in the best possible position for the landlord and ALDI, through to handing over the completed store. Their role included schematic design, liaison and coordination with the client, landlord, consultants and landlord's architect, full documentation of the store fitout and contract administration through to completion.

Maze have been involved with the ALDI roll out in Western Australia since its inception in 2013. The company has been responsible for 14 of the stores so far and continues to play a vital role with more stores planned for 2018 and beyond. Traditional main street shopping centre The Lakelands Town Centre was conceived more as a traditional main street shopping precinct, as distinct from a stand-alone shopping centre. The challenge for Maze was the fact that the ALDI store has a generic footprint that had to fit seamlessly within that concept. To successfully achieve this Maze worked with the Centre architects. ALDI's generic design heavily influenced the arrangement and layout of the project. Design requirements of the brief were that the ALDI Store's glazed shopfront present to the public carpark and the landscaped forecourt and be visible from the main street. Truck access to the loading dock at the rear of the store, through the carpark, had to be easily navigable on both arrival and departure. The situation where the store forms part of the Lakelands centre, rather than being built on a freehold site as a stand-alone store, is quite unusual for ALDI. The exterior of the store needed to be modified in terms of materials in order to reflect the overall aesthetic of the Town Centre scheme.

eveloping modern commercial centres requires an adept combination of customer comfort and stimulating visual impact. Such was the dual challenge facing Maze Architects when they were commissioned to design an ALDI store in Banksia Grove Village, a newly constructed convenience-based neighbourhood centre. First of all, says architect Derek Nash, “We worked closely with the land developers, Banksia Grove, and with our client ALDI Stores to ensure a suitable greenfield site was available, and to create a

store design that was the right fit for that site and for ALDI.” Planning requirements dictated that the store be on the boundary of Ghost Gum Boulevard and designed “in such a way that the activity of the store was brought to the street, to enliven and activate that space”. To achieve that objective, full-height glazing to the shop front and excellent pedestrian connection between the street and the forecourt were of key importance, as was ample protection from the elements for pedestrians and customers alike. “All these fundamentals have been successfully integrated into the final design,” notes Derek. In addition, a landmark signage tower that forms part of this composition sits in the south-eastern corner of the site, anchors the design, and is a strong marker for the ALDI store that can be seen from afar.

“The activity of the store needed to be brought to the street, to enliven and activate that space” Land has also been set aside on the northern side of the forecourt, on the corner of Ghost Gum Boulevard and Jewel Way, for an additional retail tenancy to be integrated into and to complete the "main street" ethos of the original structure plan. According to Derek, the most demanding challenge in achieving this ethos derived from ALDI's very particular generic design, “which is intended to sit back from the street, behind an inviting sea of car parks available for the customer”. It is essentially architect Robert Venturi's Las Vegas main street ethos, he explains, “centred around cars and with the building as a 'sign', rather than the sort of main street that the planners now expect. In this case, it is a more traditional town main street with the buildings forming the edge to the street and activity within those buildings quite evident from the street. In these sorts of circumstances the generic design needs to be manipulated and expanded to achieve that outcome.” Another requirement was for the ALDI tower to be a prominent landmark statement in itself, with the use of more refined materials and additional height than the generic design. In addition, the glazed shopfront abuts the street, so there is connection and activation between the street and the store, as well as provision for

additional retail tenancies on the main street and across a pocket size plaza/forecourt from the ALDI store that will complete the main street form and activation. Maze Architects faced one other “unusual” issue that needed to be addressed with special care and attention. “Because the site was a greenfield one being created from scratch,” says Derek, “we had to work closely with the land developer to achieve a site that was the right size for our client and in a position relative to sight lines from nearby major arterial roads, the proposed boulevard leading

“Our intent with every store and in fact every project is to apply the design in a rigorous, finely detailed manner” to the site and the other adjacent retail stores, either existing or proposed, for the precinct. “There was a lot of coordination required between the developer and ourselves in the provision of site services, agreement on streetscape treatment and landscaping directly adjacent to the site, and the ability of the roads bounding the site to cope with the necessary car and truck access.” Latest trends and services for 21st century shopping also had to be taken into account, apart from creating the main street ethos. These included coin or token-fed trolleys to assist with trolley return, and an interior design and layout that has “an industrial edginess and materiality to it, very much in keeping with the direction of contemporary design”. The focus of shopping centre design is primarily aimed at attracting and then keeping customers on site long enough to spend their hard-earned dollars. “So,” says Derek, “it has to be a

space that is both comfortable and stimulating enough to allow that to happen, and also to provide the right facilities for the customer. Furthermore, the space within the store itself must be legible and easy to navigate.” The interior design was part of the generic layout provided by ALDI, but it still required a deft creative touch from Maze Architects. “Our intent with every store – and in fact every project with which we are involved, including Banksia Grove – is to apply that design in a rigorous, finely detailed manner that exceeds the expectations of the client, both functionally and aesthetically.” Experienced Multi-Disciplinary Expertise Derek Nash has personally had more than 35 years' experience in the architectural profession, including eight years as a senior design and project architect with a large multi-disciplinary

ll building projects bring their own unique challenges to both architect and builder and a recent residential build by Azure Luxury Homes in Barrett Street Wembley was no exception. With a 25-metre frontage progressively tapering down to less than six metres at the rear, the block was in the shape of a rightangled triangle with a small portion of the tip of the figure missing. This clearly ruled out a standard approach to residential design, with shape and dimensions of the block demanding an innovative and creative methodology.

Further complications The project was further complicated by the fact that there were established houses on either side of the block and access was thus quite restricted during the building of the new residence. The necessity to build around an existing and well-established dragon tree, which had been incorporated in the design as an outdoor point of interest, created its own problems for the builder. The backyard had been designed specifically around the tree which, as a visual feature, modifies the roofline on the pool room and the positioning of the pool. Despite, or perhaps because of, the restrictive site the two-level, four bedroom, three bathroom residence is a visually striking structure. The home also features a rumpus room and a particularly

Naked Architecture is a small architectural practice based in Dunsborough, providing architectural services for a range of building types but specialising in bespoke residences. Principal Clayton Lindley studied in Perth and then worked in Asia for four years, before returning to Perth to work with the Cox Group and then to Dunsborough to establish his own practice. Naked Architecture was engaged by the lot's original owner, however it was sold during the design process. ‘‘The new lot owner specifically requested that the house be as tall and as wide as possible to maximise the magnificent Indian Ocean views from the north via the west and also the inland views to the east’’ Afternoon sun and glare a challenge The architects were thus challenged to not only capture the views but to also prevent hot afternoon sun exposure to the expansive west facing glass. Endemic to the location, the famed 'Yallingup main break' assails the site with an unwanted abundance of hot, late afternoon, low angle summer sun and associated glare from sky and water. This exposure to sun and glare was overcome by Viridian's timely release of their high performance Lightbridge glass. A combination of clear and tinted double glazed units were used to maximise winter sun penetration but limit summer sun and glare and to reduce heat via emissivity from glass, that is, low E. Deep balconies and west-facing exterior aluminium louvered screens were also used to reduce direct sun on the glazing. A large, open plan kitchen/dining/living area also took full advantage of the superb views.

Winding driveway needed for steep gradient The block itself also presented a challenge in that there was a steep gradient from street level extending to the rear boundary. This made access to the undercroft parking difficult, however the problem was resolved through the installation of a winding driveway, thereby reducing the gradient. Like most coastal areas, the site is regularly subject to harsh onshore winds, ensuring that outdoor entertaining on the occasions that this occurred would be unpleasant if not impossible. The design therefore included provision for a rear terrace for outdoor living during inclement weather. With a height of 10m, the residence consists of three storeys and presents an imposing aspect to the street. Interior stairs featured – to impressive effect – polished WA blackbutt, however easy access to all of the building was ensured by the installation of a lift to connect the three levels.

erth, like most capital cities in Australia, continues to grow and expand to the point where new suburbs have to be established at a constantly greater distance from the central city area. However, there are other alternatives. Residential subdivision is becoming increasingly popular with owners and investors in established suburbs located within a reasonable proximity to the city, and a recent project in Keane Street Wembley demonstrates the many benefits of this particular option.

The initial plan was to subdivide and sell, but Mr Green suggested there was more potential for an greater return on investment if, once the land had been divided, the owners built on the block. The owners accepted that advice and the lot was subdivided into two Green Title lots. The decision to go ahead was clearly the right one as the two properties sold quickly. Grange Residential and Construction was involved with the developer from the start of the planning process, including initial stages of liaising with designers and agents to ensure the product would be attractive to buyers in the niche market of Wembley. Modern and contemporary styles The block was a naturally attractive one uniquely located overlooking lush parkland, providing a pleasant and relaxing outlook. It was considered important to build a product that

Each four-bedroom two-bathroom house was designed for open plan living, with an entertainment zone featuring a spacious scullery and alfresco area. The brief was for single storey residences side by side with double lock-up garages to the front. With each block having an 11.5m frontage, the challenge was to provide ample living areas of approximately 225sqm to each house and achieving a balance which can impart not only a 'flow' to the house but also a feeling of spaciousness.

Balance achieved in design stage This was overcome in the design stage by including a long entry/hallway to the houses which was nevertheless able to provide a warm open feeling on entering the house. The desired balance was achieved to each side of the hallway and clever use of a courtyard and natural light gave the entry the desired effect. The houses were constructed of double brick, Colorbond metal roof, Alucabond metal cladding, Eco Baw Baw stonework, cedar lining boards, with exposed aggregate concrete to driveways, alfresco area and surrounding pathways. he owners of this truly one-of-a-kind property had a clear idea of what they wanted. Fully understanding the site's value, they provided Cape Constructions with a preliminary layout that showed the placement, approximate size and orientation of rooms. The documentation of all the walls also had to be extremely precise, as the power points and switches were installed when the walls were being built.

Designed by Mario Bernardi and Richard Norrish, this unique fivebedroom, five-bathroom dwelling is highlighted by stunning views of Geographe Bay and clever landscaping, coupled with first-class finishes throughout. Open Spaces and Maximum Natural Light According to Cape Constructions, stabilised rammed limestone walls were used throughout the home, highlighted by concealed steel structures to support roofing and ceiling loads. Navurban Byron Blackbutt timber veneer was used on all doors, cabinetry and bedroom furniture, lending “a gorgeous warmth” to the home. The house features open spaces with large glass windows to allow for the maximum amount of light to flood the home, and Venetian plaster was used on the interior walls in place of tiles and grout. The expansive central space contains the living, dining and kitchens areas, which open onto a loggia with views across the tree

canopy to the valley below. A large cage made of perforated metal sheets was installed at the entrance to allow fresh air to filter through the house. The thermal mass of rammed earth, combined with shaded glazing via the loggia and overhangs, helped to maximise the home's energy efficiency. “While the overall footprint of the property is large, it was important to section off the unused areas during times when only two people would be using the home. This has been achieved through the use of floor-to-ceiling sliding doors and large glass windows. “Underfloor heating runs through the entire house, with PV cells on the roof powering the heat pumps to give a warm glow to the house through the buffed concrete floors. Most of the rooms were designed to face Geographe Bay, while blank walls with minimal openings shelter the building from the cold south-westerly winds that often sweep over Mount Duckworth.”

The choice of lighting displayed in the project showcases the natural elements and minimalist design principles. “Overuse of recessed downlights has been avoided, and the carefully selected lighting highlights the features of the home without being intrusive.”

Linear-profile lighting has been used in the internal walkway and passage areas, and encased in custom-made timber covers. “The 800 millimetre-long fixtures are installed approximately 150 millimetres above floor-level to create a subtle reflective light from the polished concrete floors. Dimmable linear profile strip lighting was also concealed in the dropped bulkhead in the main living, dining and kitchen areas, resulting in a stunning reflective effect. A handcrafted feature pendant light was created to illuminate the beautiful kitchen island bench.” Cape Constructions notes that the majority of the bedroom lighting is composed of square-profile up/down aluminium-finish wall lights, which highlight the natural texture of the rammed limestone walls; while some unobtrusive downlights were installed where required in the minor bedrooms and bathrooms. Square aluminium-finish lights have also been used to great effect on the exterior walls by complementing the asymmetrical in-

ground wall-washers in selected entry areas, and highlighting the texture of the rammed-limestone walls. “The stunning feature and landscape lighting completes the picture and showcases a truly remarkable home.” Meanwhile, the Gyrock ceilings were a ”work in progress”, as the owners, architects and tradespeople discussed the best options for lighting (troffer ceilings) curtains (recesses) and sound absorbing areas – which have turned out to be another key feature of the house. As the floors were to be finished as a raw buffed concrete, the slabs had to poured after all rammed limestone walls were completed: otherwise there would have been too many patches from wall supports. “This was very time-consuming as allowances for masking the new walls and keeping the concreter's pump pipes off the lime stone had to be supervised strongly. Nevertheless, all turned out well – with the team of contractors doing a great job.”

So when St John Ambulance Western Australia announced plans to expand their services with a new centre in Northam it was therefore paramount to bring on board the right project team to deliver this important project. After a rigorous selection process, they appointed Lanskey Constructions as the head contractor. The development itself comprises two adjacent buildings for the regional head office, a public first aid training facility, and the ambulance sub-centre depot with staff amenities. Both buildings

were designed and constructed following extensive consultation with all the relevant stakeholders, including end users. The new facility was officially opened in October, “allowing St John to continue providing their invaluable service and major contribution to the Wheatbelt community's future”, as noted by the Minister for Regional Development, Fiona Nash. Lanskey Constructions' experience and professionalism were recognised as making a significant contribution to the project's completion within the Federal National Stronger Regions Fund (NSRF) timeframe. St John's property and development manager Michael Longman reported, “Correspondence during the project, between St John, Lanskey and the superintendent (Modus Designs), was transparent and professional. “This ensured minimal delays and clear direction at all times. The efforts of Lanskey's project manager (Adam Davies) and site manager (Corey Hoeden) were crucial elements in the success of the project.”

He went on to add that, “St John enjoyed working closely with Lanskey and the project superintendent (Simon Walker) to resolve any issues encountered during the project in an effective and timely manner. Any St John requests and contract variations were professionally attended to by Lanskey at an agreed cost and without influencing the projected completion date.” Finally, he said, “Lanskey provided a high-quality build with only minor items identified during final inspection, and these were addressed promptly and professionally.” St John concluded that they would welcome the opportunity to work with Lanskey again on future capital works projects. Lanskey business development manager Cameron Morrison congratulated St John Ambulance on the opening of the new centre and, with reference to the quality of the build and its planned lifecycle, stated that, “This is a great facility that will serve the Northam community and other regional areas for many years to come.”

Delivering an Integrated Service Model The project was jointly funded by the Federal Government ($2,119,500), Shire of Northam ($136,364), and St John Ambulance Western Australia ($2,119,500). The ambulance depot building houses an eight-bay ambulance garage, a crew area including a meals area, kitchen, lounge, male amenities, female amenities and four quiet rooms and an administration area. St John Wheatbelt assistant regional manager Simon Burke said the facility would allow the organisation to expand. “This new centre will help deliver our integrated model of service, where volunteers and career paramedics work side by side and first aid plays an integral part in the chain of survival. The project will contribute to the continued operation of a 24/7 ambulance service in Northam and provide additional facilities for the increase in demand for first aid training.”

The federal member for Pearce, Christian Porter, said the new facilities would ease demand on emergency services in Northam, and confirmed that the ambulance depot would help inter-hospital patient transports and reduce ambulance response times in Northam. St John Ambulance Western Australia CEO Tony Ahern hailed the opening as “great news for the town of Northam, our volunteers and staff, and for people in surrounding areas. The requirement for ambulance and inter-hospital patient transports has grown significantly in the Northam area and this development will allow us to expand accordingly to continue the high level of services currently provided”. The Minister for Regional Development, Fiona Nash, noted that more ambulance services and free first aid training meant Wheatbelt region locals would be better looked after, and added a personal commitment. “I aim to build the kinds of communities our children and grandchildren either want to stay in or come back to, and improving health services does that.”

Simon Walker said, “Our scope on this greenfield project commenced with concept design and extended through DA and building permit documentation, management of the tender process and ultimately acting as the superintendent on behalf of St John, with Lanskey Constructions WA appointed as the building contractor. “Under Modus Design's management were engineers from geotechnical, civil, structural, hydraulic, mechanical and electrical disciplines, as well as land surveyors and private certifiers. “Despite the challenges imposed by February's extraordinary rainfall events, the project ran to the satisfaction of the St John capital works team and other stakeholders, and has left Northam with a valuable new asset for its emergency services infrastructure.”

“This is a great facility that will serve the Northam community and other regional areas for many years to come” Site Challenges According to Modus Designs' associate director Colin Gardiner, one of the main challenges was a sloping site which required considerable retaining for both lots, and this meant it took a long time for the building to get out of the ground. “Then there was a summer storm which washed away the footings trenches shortly before they were due to be poured. There were also various unknowns in the ground, including soil which had to be removed as it could not be compacted. The builder worked very hard to keep on program in the first few months of the build. Lanskey, however, maintained their focus on delivering the works to the best time and quality possible regardless of these issues.”

Focus on Fundamentals.. and History Colin added that, as the project involved a non-profit organisation and the ambulance unit was relocating from existing premises, there was a key focus on cost and time. “The building itself had to identify with the St John brand, and the bold colours on the façade and to the interiors helped to achieve this. Regarding the costs the buildings are framed construction, which suited the regional location and also reduced transport costs. The structure is well insulated and therefore efficient to run.” A final touch was parking for the iconic heritage ambulance, “as a feature of interest and helping to preserve the project's background and history”.

t is the eternal quandary for “empty-nesters”. Do they stay in the family home, downsize to a more convenient and manageable residence for two, or opt for a completely new lifestyle – while still ensuring there is sufficient space for visits and holiday stays by a newly-arrived generation? For one couple who contacted multi award-winning architect John Collière of Collière Architecture, the latter was emphatically the case. Unlike similar couples of their age who might aspire to a luxury waterfront South Perth apartment they owned for 15 memorable years, that phase of their own lives had ended.

“Their three daughters were now married, each with two or more grandchildren,” recalls John, “and this necessitated new accommodations better suited to their enjoyment of the growing family. So, back to the suburbs.” Once the block was chosen and Collière Architecture won the design competition, an extensive and detailed brief of requirements ensued. “They basically wanted a modern, elegant, large and luxurious 'pad' for two on the ground level, with extensive indoor and outdoor living spaces to enjoy and share. The accommodation wing for the 'kids' had to be isolated and quite separate on the first floor.” To resolve the brief, Collière Architecture proposed a “C-shape” site plan engaged around an existing large jacaranda tree. “Conscious of the loss of their previous stunning waterfront view, we sought to provide an alternate suite of engaging views via the built forms, terminating view lines on art focus points, the pool and that big beautiful tree.”

“Conscious of the loss of their previous stunning waterfront view, we sought to provide an alternate suite of engaging views via the built forms” Attractive Natural Focus for “Tree House” This physical and semantic link to the tree's shelter led to the grandchildren deriving a nickname for the home: the “Tree House”. The feature became an appealing pivot point for the overall design themes of the home, as it was refined through extensive detailing phases. The family's appreciation of the jacaranda centre-piece, and its many wonderful attributes, also generated creative ideas that infused their way into the home's form, including variations in timber graining, differing textures, shadow effects and natural lighting sources. Collière worked closely with renowned joiners Fremantle Furniture Factory to achieve this vision. “Together, they ended up providing added physical and emotional comfort to the clients and their grand children, which was what this whole move was all about.” According to John Collière, the modern and elegant sculptural "slipped" forms featured in the front elevation were essentially a reaction to large developer homes being located next to and opposite, with many first-floor windows facing towards the site and creating a privacy issue for the proposed first floor children's wing. The front elevation's tall vertical form featuring active louvres provides two of the three first-floor bedrooms with the ability

to remotely control light, views and privacy. The third and largest guest suite has its back to the street, except for a long low-slit window that takes in a yacht club view to the east and its private terrace. An elegant interplay of reconstituted timber, nickel silver aluminium, stone, white off form concrete and white walls encompasses the street-facing sculpture art focus, “to create a striking elevation which responds to and addresses the presence of the existing neighbours in a fresh, contemporary and hopefully timeless way”. Varying construction delivery methods were considered for the sophisticated home, says John, with the client eventually settling on a combination of invited tender with negotiation to award the contract. And the bottom line? “The clients reported that the home exceeded their high expectations, and they were extremely happy with the result.”

Firm Commitment to Sustainability The design provides a sophisticated array of passive and active environmental and shading systems, highlighted by insulated floor slabs, insulated external walls and ceilings, and extensive use of double-glazing. PV cells fuel the air-conditioning, floor heating, reverse osmosis and pool filtration systems. The outdoor living spaces feature an active roof louvre set-up which provides a flexible light control system that accentuates shelter from the summer heat and facilitates the entry of winter sun into this space and the associated TV room and study areas. Electric north-facing vertical sun screening was integrated into the support structure to add to sun and insect control. Active external louvres were discretely coordinated into the soffit of the large 10-metre wide double-glazed window wall of the lounge and dining room to ensure that excess sun reflection and glare could be controlled at all times.

Sophisticated Ambient Lighting… and Sculptural Steel Features The many sculptural forms of the “Tree House” were envisaged from the home's design inception to be augmented and enhanced by striking night lighting The lighting consultant was chosen and appointed to work closely with the architectural team to deliver the design concepts. A high degree of skill and care was applied at all times during the project, producing a sophisticated array of internal and external lighting solutions for the clients which has greatly enhanced the home's level of enjoyment and the community's engagement of the night-lit street elevation. The front elevation, artwork and garden, entry lobby, pool and retained large tree lighting systems are some of the key highlights. As a result the house has two distinctive characteristics: during the day, modern, elegant and sophisticated; and at night it's a home of calm intrigue, oozing chill. Steel work features extensively throughout the contemporary sculptural forms of the home. The "Tree House" required low-pitched roofs, high ceilings and large column free spans to maximise the volumes available within

the council's allowable height restrictions. It was clear to the structural engineer, architect and builder that a full structural steel roof frame, steel roof cladding and column system provided maximum cost and design results. The resultant structural steel columns are featured throughout the design and left un-clad except for a "Millboard" cover inserted to enhance and conceal integrated down pipes coordinated within the columns. “The many active louvred shading systems within the home required light and strong support systems, which steel provides,” notes John. “Its value can be most clearly seen in the front elevation's highly detailed active vertical louvred bedroom screening and support system. Steelwork detailing continues inside to feature in the lift screen and axolotyl sprayed hand rails.” Completed in 2016, the home was shortlisted in the new homes category of the 2017 Australian Institute of Architects National Architecture Awards. The home presented a particular challenge for them due its shape and also being built around the jacaranda tree, which had to be carefully nurtured during construction of the home, external areas and boundary walls. Pirone Builders worked closely with the architects and structural engineers on the steelwork, and also liaised directly with the

owners to ensure that their needs and expectations were met in regards to both the finish and the appearance of the home. Builder took up challenge of difficult site

ll building projects come with challenges of one kind or another. Some are easily overcome but others can be daunting to the point that the project ends up in the 'too hard' basket, attracting little interest from builders. A recent case in point was a property situated at 103 Caridean Street, Heathridge, which had been rezoned by the City of Joondalup in 2011 from Civic and Cultural to Residential, and recoded to R40 with use restricted to over 55 aged persons' dwellings. This was done within the mandate of the City of Joondalup to provide for alternative housing choices for the City's ageing population and enable them to remain within their local area. The

location was considered ideal for retirees and grandparents in that it is adjacent to a shopping centre and primary school. Requests for tenders were advertised by the City of Joondalup in 2014, however no tenders were received. Attractive site with views The site was a very attractive one in many ways, sitting approximately 90m back from the main road and on the side of a hill overlooking a sports oval. Its elevated location and topography provided scenic views, including a panoramic vista to the Perth CBD. However, although the block provided scenic benefits it also presented a number of significant challenges, particularly in relation to earthworks, retaining and service provision. Undeterred by the site difficulties that had discouraged other builders, Conway Projects director Joe Conway and general manager Tony Hopkinson, who are both chartered engineers, took up the challenge in late 2015 and purchased the block from the City of Joondalup, subject to a clause to inspect the site in more detail. Following substantial site investigation a carefully considered design was submitted to the City of Joondalup for planning approval, which was granted with the design remaining unaltered.

Challenge to level the site The plan called for seven three-bedroom, two bathroom single storey grouped dwellings with double garages. The challenge to level the site was met by using a combination of limestone blocks, panel and post retaining walls up to 2.5m high, and concrete infill cavity brick wall, all of which raised the finished level to the point where it allowed an adequate fall to the sewer located on the main road. The levelling of the site also optimised access and mobility for the residents of the units. The design of the units was also critical as it was important to ensure that the outlook over the oval and towards the city would be optimal. However the requirement to provide as many units as possible, with city views and overlooking Admiral Park, was effectively accomplished by the designer. Bearing in mind the height of the retaining wall and the piles required for the units, a panel and post retaining wall proved to be

more economical for the southern face rather than a large limestone wall. The units are all provided with solar PV systems, heat pumps for hot water and easy-to-clean electric induction cooktops, all of which will minimise the residents' future power bills.
