he March 2021 issue of The Builders Choice Magazine again offers a stimulating, authoritative and noteworthy package of articles. In an article on the power of energy efficient windows, we explain how windows typically represent less than 10 per cent of the surface area of a home, yet they can realistically contribute as much as 49 per cent of the heat lost during winter and as much as 87 per cent of the heat gained during summer. This means that homes with ordinary windows use up to 60 per cent more energy to heat and cool their home than necessary. One hundred years of glass Experience, service and quality of product are vital requirements for survival over time in any commercial field of endeavour, but to have an unbroken history of 100 years in any industry is a rarely achieved event. Next year the Boyce Family who have been in the glass and glazing industry for four generations, will be celebrating a century of involvement in all aspects of the Traditional Leadlight and the Glass and Glazing sector. Neil Hipwell I’ve loved construction and building ever since I discovered carpentry when I was 14, which is when I took on an apprenticeship that led to me starting my luxury residential home building company, Futureflip when I was 18 in 2008. Since then, I’ve seen the industry evolve and have worked hard to make the most of the changing opportunities out there. Most recently, this has led to working on a solid social media presence for the company. I find that it’s important to be where my customers are and with three quarters of us on social media 71%, on platforms like Facebook, Instagram and Twitter, having your own profile
is a bit of a no brainer. What’s more, recent data shows that 33% of users have increased the amount of time they spend on social media during COVID-19, making it more powerful than ever as a marketing tool for building businesses. A lot of our client leads have come in from someone seeing our work on Instagram, which is a great platform to showcase your work. With users saying that they increased the amount of time they spend on social media last year, the opportunity to secure more work via these platforms is only growing. Being so passionate about the potential of social media to help

businesses, I was thrilled when James Hardie asked me to help them offer advice on the subject to help other builders as part of their Design Ideas site. It can be easy to set up a social media channel, but creating one that engages and inspires potential clients is an art that requires time and planning. While it can seem daunting, there are a few basics that will get you on the way to social media success. The first step it to recognise that social media is a part of your marketing strategy. It’s there to help you make sales, so while it can be enticing to create content that gets the most likes or attracts the most followers, you need to make sure you focus on engaging potential clients. Think about what your audience wants to see. This could be inspirational homes that you can help them achieve, through to advice on how to pick the right building materials for their needs. It’s all about adding value to their lives so that your brand becomes a trusted go-to for advice. Once, you know the who (your audience) and the what (your great content) the next step is the where (platform). There are a lot of social media platforms out there, with Instagram being a goto for Futureflip and James Hardie,
as it’s used by 52%3 of people in Metro areas and accessed by users 28 times a week on average. Instagram is great as it’s image based, creating a perfect opportunity to visually share high quality photos and videos of your projects in posts, while the Stories function lets you take a more informal approach with short form content that’s only live for a day. Creating the right tone for your social media channel can be hard as you need to balance professionalism with personality. Swearing or crude language are clear no-go’s, as is technical jargon. Take inspiration from brands in the industry you admire. Look at how they talk about homes, the length of posts, words and language they use. This can also be a good way to generate a list of hashtags that will help your content get seen. Tone also includes images. I keep my in-feed posts professional and aspirational with a consistent look and feel. It’s important to think about why you’re posting the picture. For example, if you’re showcasing the shadow lines created by Linea Weatherboard, don’t turn the brightness up so high that the façade looks flat. I also use my stories to give a ‘behind the scenes’ look to add a bit more personality.
profile THE BUILDERS CHOICE Like most things, consistency is key with social media, so it’s good to have a solid plan in place. Start by considering what is important for your audience to know, as well as what they will find valuable. See if there are any consistent themes, such as inspiration, trends advice and examples of your work. Each month create content that hits each of these topics to keep your channel fresh and varied. I will have our projects shot by professionals, but using a smartphone with a bit of editing on the social media platform you’re using is a great option when you’re starting out. Getting
the images and videos right will not only help you grow your channel, but can turn it into a great catalogue of your work for prospective and current clients. Now that you know that you’re creating content it’s time to get it seen. A quick way to increase the number of people who view your posts and stories is to get them reposted by an account that’s got a large following. Big brands, like James Hardie are often looking for content that shows off their product or service. When you tag them in your posts, they get an automated alert directing them to your content,

An increasing demand to enjoy outdoor living at home has turned the humble backyard into an al fresco lifestyle dream. The key criteria are; using products that are made for the outdoors, creating
usability, resistance to termites and resilience. Australian native Spotted Gum gradually turns a golden light brown through to chocolate brown as it matures, depending upon the type of Spotted Gum chosen. Spotted Gum also has an attractive grain structure with knots and growth lines, as well as minimal shrinkage which all add to its popularity. If your home is located in a bushfire-prone area, consider Merbau and Spotted Gum timber which are both bushfire resistant and suitable for use in many bushfire prone areas up to BAL 29, as set out under Australian Standard AS3959. Treated pine is a sustainable and prolific outdoor decking option that can be painted or stained to match any colour scheme, unlike other woods that only showcase certain colours well. Additional considerations when choosing your timber type include the location of the deck at your home. Darker coloured decks will absorb heat from the sun, so if your deck is on the south side of your house, a dark coloured floor can make it very difficult to use the deck during
the afternoon and early evening in summer, so it may be wise to opt for a lighter deck colour instead of a darker one. A covered deck is a way to create some shade and prevent your deck's surface from overheating during the summer. Muddy footprints and stains from kids and pets are another thing to think about when choosing your deck. Mud, dirt, and stains are easier to see on lighter coloured decks. So, if you have pets, young children, or both, a darker coloured deck may be a better option. From a relaxing sanctuary to a pool area, decking is a great opportunity to transform forgotten or underutilised areas into useful spaces. When located at the front of the property, a deck can make a grand entrance as well as wrap-around additional living space. If you don’t have a lot of space in your backyard, you can always build up or out, and create a raised entertaining area. Utilising outdoor rooms as an extension of your interior spaces, increases the amount of enjoyment you’ll likely get from your place, however, not all backyards are created equal in terms of available space. The key to unlocking the potential of your yard is creative thinking. If your yard is sloped and you aren’t using every available square metre, you’re sitting on valuable wasted space. Use decking to create terrace areas or install timber garden beds to bring a lively element into what would be otherwise dead space. Outdoor renovations such as decks, don’t just make sense from a daily living standpoint,

esigned by Kaunitz Yeung Architecture and built by Devlyn Australia, the Puntukurnu Aboriginal Medical Service (PAMS) Healthcare Hub Newman is the first primary healthcare facility of any type to be constructed in Newman. Newman is the main town in the Shire of East Pilbara and has a district population of 15,000. Situated 1400km north of Perth, the town has a population of 10,000, the majority of whom are Aboriginal. Located in the East Pilbara region, PAMS is an Aboriginal Community Controlled Health Service and delivers services in communities located in the Great Sandy, Little Sandy and Gibson Deserts.
The project required a best practice regional primary health care facility to be the physical embodiment of the client culture, placing wellness at the centre of community. Community focused, connected to country, incorporating culture and providing high standard care, the project incorporates a primary health clinic, PAMS head office and four chair hemodialysis. The clinic includes general practice, child/maternal health, dental, treatment and allied health facilities for visiting clinicians from Perth.

Patients no longer need to travel to Perth A key aim was to minimise the large cost and negative mental health impacts of Martu and Niaboli people having to leave country and family for treatment in Perth. The project places community at the centre of health delivery while providing additional clinical space focused on the acute health issues of the community. The strategic plan is focused on community and inclusion with the aim of increasing presentation rates to improve preventative health. Ultimately, increased presentation rates is a key metric of success for the project.7 Funded by the federal Department of Health, the $8 million clinic was completed on time and within budget, despite the challenges of COVID-19. The architectural response is imbued with country, cultural and people for the objective of placing wellness at the centre of community and physically representing PAMS’ ethos. This was underpinned by the co-design process, which was an extension of the extensive co-design process that Kaunitz Yeung Architecture led during the Punmu and Parnngurr Clinics that were completed in 2018. This was further reinforced by the architect spending significant time in the communities over a number of years through the projects. Sense of ownership and pride Robby Chibawe, CEO of PAMS, said the respectful and collaborative approach by Kaunitz Yeung Architecture with the Martu Elders and communities has created a deep sense of ownership and pride in this health centre amongst the local community.

“Designing, creating and delivering a new building on time and within a tight budget is hard enough, let alone in the midst of global pandemic, but David and his team did just that with an abundance of professionalism and care,” Mr Chibawe said. Courtyard buildings are a logical and well-used model for desert climates as they provide a delicate, habitable heart-to-buildings within the harshest of environments. Sheltered from the harsh winds and sun, courtyards enable landscaping to flourish and people to gather and this was central to the planning of this project. The courtyard forms the fulcrum of the building. Along its other axis entry is enabled from the car park and the new public park. The landscaping from the public park flows into the courtyard, drawing people with it. On its other edge the roof bulbs out to form a discreet porte-cochere to facilitate vehicular access which includes PAMS community transport.

In particular this project has helped us further develop their approach to arid architecture in Australia following 10 years of working in the WA desert.
State of the art facility In the tradition of Critical Regionalism this project provides a stateof-the-art facility which is deeply rooted in place and imbued with humanity that engenders community ownership. This is central to physically representing the ethos of PAMS and increasing presentation rates. In achieving this, the project has placed wellness at the centre of community which imperative in the efforts to close the gap between Aboriginal and non-Aboriginal Australians. Above all this is achieved by involving Aboriginal people and respecting and reflecting people, culture and country. Kaunitz Yeung Architecture is a multi-award winning internationally recognised practice founded by the husband-andwife team of David Kaunitz and Ka Wai Yeung. It combines their extensive commercial experience with David’s knowledge of living in and working with communities. The result is architecture that places people at its centre and shows that good architecture does

How the Construction Training Fund is making it easier to hire mature-age apprentices and trainees
E
xtra wage costs are a significant obstacle for employers hiring older trainees and apprentices. Federal and State subsidies are designed to entice construction and resources enterprises to recruit the next generation of skilled trades. But for many smaller contractors the wage gap is simply too great. In a bid to overcome this – and create a more diverse workforce – the Construction Training Fund has started a mature-age pilot program. The $3.44 million trial is targeting new trainees, hired after February 22, 2021, who are 21 or older. The idea is to reduce the wage bill for an employer. The wage-gap subsidy – up to $23,000 over three years – is expected to be a significant incentive to employ. And the pilot may encourage those over 21 to reconsider a career in construction and resources. Education Minister Sue Ellery says extra wages required for older workers have been a “major barrier”. “This new pilot program will help alleviate some of the additional wages costs faced by employers who might be considering (employing) a mature-aged apprentice,” Ms Ellery says. Construction Training Fund chairman Reg Howard-Smith says the trial is intended to create greater diversity in the workforce, particularly given the “strong pipeline of work” created by the State Government’s WA Recovery Plan. The mature-age wage subsidies paid to employers will be paid on top of the standard Construction Training Fund subsidies already paid. Employers who have successfully trained apprentices, trained and retained Aboriginal and female trainees and provided appropriate support are front-runners for extra funding. The mature-age funding is being directed to specific trades experiencing higher demand. They are brick and block laying; carpentry and joinery; civil construction (Certificate III traineeship); concreting; painting and decorating; plastering; plumbing and gasfitting; roof plumbing; wall and ceiling fixing; and wall and floor tiling. Construction Training Fund chief executive Tiffany Allen says the mature-age wage-gap pilot is just one of the ways in which the CTF wants to help employers train up the next generation. “We want to make it as easy as possible for them to have an apprentice,” Ms Allen says. “We hope this mature-age wage-gap pilot will make it easier to build a skilled workforce. “We want to work out how we can help employers train and support the next generation of skilled tradies. We can’t be a just-in time provider of skilled labour because it takes years to train

But we would like to make it easier for employers to hire, train and retain apprentices and trainees.” One challenge is making sure more Western Australians know about the Construction Training Fund. Afterall, everyone who spends more than $20,000 on a construction project is making a contribution to the next generation of skilled WA workers. The Construction Training Fund collects the levy and pays it out. Every project owner pays a 0.2 per cent levy on construction projects valued at more than $20,000. It’s a condition of getting a building permit. The levy is used to help pay for trainees, apprentices and short courses to upskill and to educate young and not-so-young people about the endless array of potential careers on offer in the building and construction industry. The levy money meets the training and upskilling needs of the industry. It’s invested back into the workforce via payments, allowances, short course funds and other incentives paid directly to employers who hire apprentices and trainees. The Construction Training Fund’s Belmont headquarters is also home to a construction and trades education centre, the Construction Futures Centre. The Construction Futures Centre is a big warehouse with handson, interactive, touch-pad displays. Visitors can don virtual reality goggles to work out how to safely move loads from one site to another; wriggle down tunnels to simulate confined spaces electrical contractors navigate in commercial buildings; or follow prompts in a kinetic sand display that demonstrates how to prepare the landscape for a major road interchange project. Construction Training Fund’s industry training advisors engage with schools, young people, training organisations, teachers, parents and industry. Construction Futures Centre displays include a mini-home with various construction materials and techniques, light displays to

demonstrate how gas and electricity are connected and tools and interactive learning stations. Ms Allen says the Construction Futures Centre is designed to give school children and young adults insight into the tremendous array of job and career opportunities on offer in the residential, commercial, infrastructure and resources sector. “We are excited about how the Construction Futures Centre showcases so many of the genuinely exciting job opportunities,” she says.

“We’d like to shift the conversation about skills shortages to a discussion about how government and industry can work together to make sure WA has the workforce it needs.” Ms Allen said the construction and resources industry faces a new set of post-pandemic challenges. “There’s a great deal of uncertainty now about international and interstate borders,” Ms Allen says. “This is going to make it more important that government and industry take a shared approach to workforce development.” For example, in previous boom-bust cycles Western Australian employers relied heavily on international and interstate recruitment to offset local worker shortages. Despite the rollout of COVID-19 vaccines, there is uncertainty about future travel, not just between countries but between States. Ms Allen says the culture of training in the industry needs to change. “Western Australia historically has experienced extreme fluctuations in workforce demand,” Ms Allen says. “When the resources sector goes on a run, the construction sector follows. In 2021, we’re expecting more labour market pressure because the demand in each sector is high. “The resource sector is strong, infrastructure is strong, housing is strong but our ability to recruit from interstate and overseas is really limited. “We need find a way to build-in flexible, relevant skill upgrades to ensure we have a resilient, job-ready pool of workers.” Making it easier to train older apprentices is just the first step. A public artwork component has been incorporated into the building facade consisting of 78 perforated metal fins that echo the texture and peeling quality of the paperbark tree. PACT worked closely with Fremantle artist Penelope Forlano to plan the installation of the artwork elements, ensuring they were installed correctly to realise the intended artistic vision – one that speaks to the history and natural features of the school environment. The new campus includes a 150-seat lecture theatre, modern library and huge multi-purpose indoor sports hall. The building, which also offers panoramic park views from the school library and a sunken garden, welcomed 260 Year 7 students in 2020. Bob Hawke College is a key project within the Western Australian Government's current Capital Works program. Working closely with Building Management and Works to provide regular updates on project progress and site activities PACT is very proud of the relationships developed through the successful delivery of the project. Project attracted attention The project attracted additional attention from other Government stakeholders and the media and PACT facilitated information requests and site visits with the Government's communications department, including occasional visits from WA Premier Mark McGowan. Construction of Bob Hawke College was completed during the demolition of the adjacent Subiaco Oval grandstand and facilities
and extensive coordination was required between the our team and the Subiaco Oval demolition contractor to coordinate works between the two sites The PACT team worked hard to develop a suitable construction methodology to meet the tight program requirements. Two tower cranes, mobile cranes and multiple concrete boom pumps were used for completion of the structural elements of the project in order to create multiple work fronts. A landmark project like Bob Hawke College is full of challenges of both scale and complexity. The size of the project required the PACT team to navigate a complex construction methodology while maintaining a demanding program. PACT called on their collective experience in managing complex projects to successfully navigate difficult areas of construction. The structural design required a large amount of structural steel fixings to be cast into the post-tensioned slabs. Significant coordination was required to account for the deflection caused by the post tensioning process. To help ensure structural steel elements were correctly designed, PACT arranged for detailed computer models to be developed from the structural drawings. Cast-in locations were surveyed as installed and sent to the detailer to ensure fabrication of structural steel aligned perfectly when it arrived onsite. The gymnasium's engineered sports flooring system (HARO Sports Helsinki) required strict tolerances for proper installation. The system has a 3mm tolerance over 3m, a difficult requirement for a post tensioned suspended slab. Concrete grinding specialists engaged PACT's team reviewed the flooring system specifications against the structural design, and engaged their concrete subcontractors accordingly. While the concrete finish was completed within the specified tolerances as expected, PACT surveyed the floor after post-tensioning and deflection and engaged concrete grinding specialists to achieve the exact tolerance required. The flooring was successfully installed and is performing as required. The lower level of Sector 1 was constructed using pad and strip footings, precast panels and concrete columns. Additional slabs support grease traps. Upper levels in all sectors feature a combination of precast and in situ concrete walls and panels. The multi-level campus buildings required both a large volume of concrete and a complex construction methodology to build. A total of 19,000m² of concrete slabs were poured on the project.
This included 4,000m² slab on ground and 15,000m² of posttensioned suspended slabs. Slab pours were split across the two and three level buildings to maintain continuous progression. These were completed in a total of 23 post-tensioned slab pours: 10 pours to the podium level, 7 to Level 1, and 6 to Level 2. An average of two pours each week were completed, averaging 625m² each with the largest pour over 877m². The largest volume of concrete in a single pour (the 10th pour to the podium slab) was 342m³. The compressed building layout and extensive cantilevering led to the extensive use of post-tensioning on the suspended concrete slabs. Efficient use of cranes One hundred and eight tonnes of post-tensioning steel was used on the 15,000m² of suspended concrete slabs throughout the project. The PACT team extensively planned the intensive lifting and tensioning schedule across the project to ensure the two tower cranes were used as efficiently as possible. Specialist post tensioning works included a vertical posttensioned beam (wall) in the southwest corner of the site, supporting a 6.4m cantilever on two suspended levels.

With such a large percentage of the site covered with buildings, the steel component of the structure was a major part of the works. Some 650 tonnes of structural steel was used throughout the construction of the buildings, including construction of the roof frames and external wall and fascia framing for each building. The roof frames and metal sheeting cover a total area of 6,768m². The structural steel design was complex, owing to the strict tolerances required for cast-in ferrules to the structural slabs. hen a building designer designs their own residence they are free of all client constraints and requirements and can thus design the type of house they want, rather than be bound by the requirements of someone else. This was very much the case for Luke Kellett, Director of Kellett Design Group, when designing his own residence in Clarkside Court, Wanneroo. THE TEAM

“The main influence for me was the fact that I’ve lived in brick homes most of my life, and they are cold in winter hot in summer and pretty uncomfortable to live in year round,” Mr Kellett explained. “I wanted a high performing dwelling with low running costs we wanted to avoid high energy bills that are associated with common brick homes. “Also, we wanted to live in an allergy-free home (my partner suffers from bad hay fever), and this is achieved through the heat recovery ventilation unit which has pollen filters.” The main objective was to design a high performing dwelling on a modest budget, one which would perform to a high standard thermally but also be comfortable for occupants all year round. Low running costs were essential and the dwelling was required to fit into its surrounds and look like a traditional brick dwelling from the front elevation. Park and lake views maximised One of the design challenges for Mr Kellett was to maximise the advantages of the beautiful views of a nearby park and lake, however in doing this it was critical to avoid any performance losses in the form of heat gains in summer. This was achieved through high performance glazing, adequately designed shading and other small design changes that arose from the results of a PPHPP (Passive House Energy Assessment). This project is a fully certified Passive House Plus and is one of only two currently in Western Australia. Passive House, or Passiv Haus, is a voluntary code of construction that has the major objective of

providing a healthy and highly efficient living environment while drastically reducing the building’s ecological footprint. Mr Kellett also wanted to ensure the property could be subdivided in the future if required and so the dwelling was located to the north of the property with a driveway that can also serve to access any future subdivision. It was also important to take advantage of views of the garden to the south from the master bedroom, and the unusual shape of the block lent itself to achieving this. Thermal imaging and air tightness testing I-SMART Building (trading under Emerald Building Solutions PTY LTD) group was the registered builder for this project. As this was a certified passive home I-SMART also carried out thermal imaging and air tightness testing regularly throughout the build process. They also gathered all relevant information and documentation prior to, during and after the completion of the project to facilitate the certification process.

The residence consists of three bedrooms, open plan kitchen, living and dining, two bathrooms, generous laundry, a theatre room and a double car garage. It is also carbon positive, currently producing around six times the energy it consumes. I-SMART director, Brian Guinan, said this innovative project is the second of only two certified Passive House Plus homes built in Western Australia. “It is a leading example of how architectural innovation combined with Passiv Haus Plus performance delivers efficient beauty amongst the metropolitan vanilla we have become all too familiar with,” he said. “The home is modest in footprint but its high performance delivers a healthy, whisper quiet environment, comfortable indoor ambient temperatures, and extremely low pollutant indoor air quality, all delivered at extremely low running costs. “Built in under four and a half months and costing under $2,000sq/m, this home is a benchmark for Passive House affordability.”

Benefits of design and build process The many benefits of the house were achieved through utilising a number of attributes in the design and build process: ■ High performance bulk insulation to roof walls and floor ■ Thermally broken high performance double glazed windows ■ Pre-manufactured timber framed construction with no steel members, thereby eliminating thermal bridging ■ High performance Pro-Clima weather resistant barrier, with vapour permeable air barrier systems ensuring a healthy airtight structure ■ Inclusion of a Stiebel Eltron Heat Recovery Ventilation system ensuring 24-hour controlled and tempered air exchange ■ Detailed design process ensuring orientation optimisation, materials selection, structural value engineering and PHPP review (by KDG), and continuous improvement ensuring optimal performance within optimal cost efficiencies Mr Guinan said there were not many challenges on this project as I-SMART have been building passive houses for over five years and are quite confident in their systems and processes. “However if I were to indicate a challenge it would have to be the airtightness. The engineering requirement for additional tie downs throughout due to an N3 wind rating increased the challenges associated with air tightness.

“These were met through prior planning and a review process of the 3D imaging of the home which ensured this challenge was reviewed and risk managed. Solutions implemented on site went quite well resulting in a fantastic and compliant air tightness test result.” Passive house experience Kellett Design Group is a multi-disciplinary practice that specialises in sustainable architectural designs and Passiv Haus designs. Situated in the basement is a home theatre/guest bedroom; spacious and beautifully appointed laundry; powder room; store room; and, garage with parking for three cars, lift and internal access. The townhouses were designed for downsizers who wanted a home they could lock and leave. They are very low maintenance and, as they are all green titles, there are no strata fees. The design brief was basically to provide a design outcome for four separate homes to maximise the views and natural light, and to provide a comfortable, low maintenance family home for each owner. Also required were access to the surrounding views, open plan living, and a contemporary design with functional, clean lines.
Ground water provided a challenge The ground water table, however, provided something of a challenge. The project was initially designed for the garages to be 300mm lower than street level and to have a roof top but due to a number of water streams found on site the project had to be redesigned. Careful and thorough planning with robust discussions between architect, owners, builder and subcontractors took place. The end result was that the carport is 300mm higher than the road and the roof top was removed. Due to the water table 240 screws piles needed to be installed. Drainage cells to collect water were installed on site together with a number of soakwells with an overflow into the council drains. Due to the fact that no sewerage was available, sewer pumps were installed 2.5m into the ground which pumped up to Mill Point Road. Extensive dewatering was used during the installation of the pumps and pipework. The main materials used in the project included brick and texture, commercial windows and doors, timber treads and flooring, natural feature external stone, Alucobond first floor balcony feature together with Alucobond garage door.

The first floor multi-function room also contains a brew lab, barrel room and staff breakout. Unique corrugated Coreten cladding on external walls is designed to rust over time to form a protective layer and earthy appearance. Pared back, simple architecture has been employed to optimise customer experience with the commercial scale brewery in full view. Floor-to-ceiling 10.6 metre external glass showcases the main brewery from south-east and front north-west facing gables.

The beer garden features ocean and jetty views along the northwest and north-east frontages. 100-kilowatt solar panel system On the roof there is a 100-kilowatt solar panel system that produces 80% of the brewery’s power requirements. Beer is served on tap via a series of horizontal serving tanks linking the brewery to the bar, ensuring freshness and minimising handling and packaging. All brewing by-products are composted in local orchards. Looking after the environment, Great Wrap - a biodegradable alternative to plastic wrap – is used throughout the operation. The site for the brewery was made available under the City of Busselton Foreshore Development Master Plan. Objectives achieved Built by G Construction and designed by Paul Burnham Architect Pty Ltd, the design objectives were: to create a building to characterise a new brand; to appropriately occupy a unique and prominent site; to provide an integrated brewery/hospitality space; and, to open the venue ready for summer. The designs not only needed to be functional and compliant, but also have the look and feel of a beautiful home. Each unit has been thoughtfully designed for people living with a disability and consists of two bedrooms and bathrooms designed to meet LHA Platinum design standards plus NDIS high physical Support requirements. This was achieved through a high level of engagement with various stakeholders and a huge amount of effort, together with lateral and critical thinking by both the builder and developer. Unique accessibility features Some of the unique accessibility features include structural provision for ceiling hoists, smart home automation (blinds, lighting, air conditioning), accessible kitchens and bathrooms with underbench access for wheelchairs, UPS back-up power systems and a stunning design with high skillion raked ceilings. No precedents Tricrest was responsible for construction and compliance, including resolution of numerous difficult and complex issues that invariably arose because these buildings are of a new type

and there is little or no historical experience in terms of construction details and compliance. Tricrest needed to execute the construction whilst simultaneously sourcing, confirming and complying with exacting standards of compliance with little or no margin for error. “As one of the first residential modular companies to embark on a two-storey build in Western Australia, it really provides a turning point in modular construction” As a company specialising in modular construction, the two-storey Bremer residence was an exciting project for Evoke Living Homes. “As one of the first residential modular companies to embark on a two-storey build in Western Australia, it really provides a turning point in modular construction,” Evoke’s managing director Russell Draffin said. Stylish, practical holiday home “Our Bremer Bay client came to us wanting a stylish, practical design that would serve as a holiday home. To take advantage of the beautiful views that our client’s property boasted, the Evoke team took on the challenge to innovate a two-storey steel frame modular home.” Working with their client, Evoke fully customised the four bedroom, two bathroom design. The upper floor features two bedrooms that include sliding doors onto the balcony, and a shared sitting room and bathroom. The highlight windows also add light and ventilation to the upper storey. The ground floor features two bedrooms complete with Polytec walk-in robes and Victorian Ash desk benchtops. “The spacious bathroom and powder room feature floor to ceiling subway tiling, and black/white chess floor tiles to add some spunk to the design,” Mr Draffin said. “Flowing through the kitchen and bathrooms are Victorian Ash benchtops, and stunning profiled ‘blue’ cupboards to create a fun but quality vibe throughout the house.” Design took advantage of views Evoke Living Homes designed and constructed the full project, including the earthworks and site connections. “The brief included a practical design that took advantage of the views and depicted a fun holiday lifestyle,” Mr Draffin said. “But most important of all was the requirement for quality, from the structure of the home right down to the internal finishes.”

As this was Evoke Living Home’s first double storey home, the project required a substantial amount of research and development in order to come up with the best method of building. Being a double storey structure, building the top module on a steel frame chassis was required, with the challenge being how to create the most structurally sound module while keeping it to a reasonable weight for craning. In order to resolve the challenges involved in building such a structure, the Evoke team, including managers and directors, worked together and spoke to a range of experts to come up with the best building methodology. Huge learning curve “This project has been a huge learning curve for Evoke Living Homes,” Mr Draffin said. “It was a project of ‘firsts’. As our first double storey home this project has really provided a massive turning point for not only us, but for the WA modular home industry.” As a family-owned business, Evoke Living Homes has been a trusted name in steel construction since 1982, with the company providing services to customers across Western Australia for over 30 years. WBS Modular was formed in 2008 as part of WBS Group, specialising in steel-framed modular homes. In 2018 WBS Group changed ownership to Ahrens Pty Ltd, and WBS Modular evolved into Evoke Living Homes, continuing with the same ownership and employees. Evoke Living Homes employs nine full-time staff, with Managing Director Russell Draffin making key decisions, and Director Bill Draffin playing a hands-on role as procurement officer, while at the same time assisting other staff with his deep knowledge of the building industry.

Aerobic Treatment Unit needed The project provided Built Ink with a number of challenges during construction. An Aerobic Treatment Unit (ATU) was required to service all sewerage waste water and distribute it throughout the landscaping area to help recycle black water back into the earth through a series of filtration systems. The Water table within the estate also required consideration as it was very high due to clay concentrate within the existing soil layer 1m below the surface. These problems were overcome through subsoil drainage and a bio retention basin being designed as part of a sewer and stormwater solution for the site. Built Ink is a family business consisting of two brothers, Paul and Michael Little, who collaborate with their strengths in design and construct. Set in bushland in Perth’s foothills, the Helena Valley Lifestyle Village is a gated community only 20km from Perth, ideal for people looking to simplify their life with a tree change without moving too far away. Located south west of Greenmount Hill, Helena Valley Lifestyle Village is just 5km from Midland city and shopping centres. Built in four stages the $6 million clubhouse has now been completed. Smith Constructions completed Stage 2 in August 2017, with Stages 3 and 4 combined - which included the clubhouse facilities - commencing in July 2019 and being completed in May 2020. The project was designed by Richard Hammond Architects, who produced the master planning for the village together with design of the homes and design, documentation and contract administration for the community facilities, including the clubhouse. Works kept watertight The third stage, with the upper floor being constructed above existing facilities including a café/lounge area and kitchen, and a library, took place in the middle of winter. This created a significant risk of leaks to the ground floor.

Mediatec’s facility requirements were for a 1400m² building consisting of a state-of-the-art office, break-out area, a foreman’s office and a warehouse to be used to store production gear, testing facilities. The company also had detailed requirements with regard to storage of vehicles and equipment. Stringent specifications Built Ink were engaged to develop documentation and seek approvals in conjunction with a stringent specification provided by Hesperia, who provided two project managers to work with Built Ink throughout the entire project in order to meet a tight budget and deadline. A strong focus on energy efficiency performance was achieved through double glazing and selected choice of premium products surrounding light harvesting and motion detection. A cost effective motion detection system was created to track any movement throughout the offices and warehouse, while at the same time having the ability to dim lighting in the event of high levels of natural light. The system was customised to suit the tenant’s processes and movements. The site was unusual in that its width was much greater in comparison to its depth. Materials used on the project included quality concrete tilt panels by Titanium Concrete. This product forms the basis for all of Built Ink’s projects.
Project management the key Project management was the key to delivering this building to such high standards.Built Ink dealt with any problems or obstacles through discussion, consultation and compromise. Built Ink is a family business consisting of two brothers, Paul and Michael Little, who collaborate with their strengths in design and construct. Paul is a qualified and experienced builder and Michael is a leader in design of industrial styles. Although a relatively young company, Built Ink has established itself as one of Western Australia’s leading and innovative commercial design and construction companies. Built Ink has recently ventured into the area of education facilities, working on a mature age college for the Sero Institute, which is a national publicly listed company which operates under the banner of iCollege Pty Ltd. This project has seen an existing, empty, run-down building located near Bayswater train station being re-energised into a vibrant college where students can learn all different types of courses in a modern environment. The facility will breathe energy into a new train station redevelopment by Metronet and will help bring community skills to a higher level.

They provide light and fresh air, and offer views that connect our interior living spaces with the great outdoors. However, ordinary windows can represent a major source of unwanted heat gain in summer and significant heat loss in winter. THE TEAM

Although windows typically represent less than 10 per cent of the surface area of a home, they can realistically contribute to as much as 49 per cent of the heat lost during winter and as much as 87 per cent of the heat gained during summer. This means that homes with ordinary windows use up to 60 per cent more energy to heat and cool their home than necessary. For many years, the effect of glazing on energy performance, home comfort and safety has been greatly under-utilised in Australia. One of the shortcomings of glass is its relatively poor insulating qualities. Poorly designed windows and inefficient glass can make a home too hot in summer or too cold in winter (and it increases the demand on air conditioning and artificial heating). Any time you invest energy (and cost) into changing the air temperature inside a home (through heating or cooling), it’s worth considering steps to avoid it becoming uncomfortable and keeping it comfortable for as long as possible. Energy efficient windows and high performance glazing are uniquely powerful in giving us this control.

In most states and territories, all new homes, home renovations, alterations and additions need to comply with the energy efficiency provisions in the National Construction Code (NCC), including the 6 Star Standard option (which applies to the thermal performance of a home, renovation or addition). A 6 star energy efficiency rating applies to the building envelope of a home - windows, doors, walls and roof. Energy efficient window systems can significantly reduce the amount of heat that travels in to a home. The most energy efficient windows result from a combination of both the right frame and the right glass to achieve superior energy performance. Energy efficient windows will not only save money on energy bills but they also play a significant role in improving the overall comfort of a home and help to create a brighter, cleaner, healthier environment. The emphasis on selecting the right product to reduce heat loss in a colder climate and reduce heat gain in a hotter climate should be an important decision to achieve greater comfort and energy efficiency. Heat gain or heat loss takes three forms: radiant heat transfer, conductive heat transfer and heat transfer via air infiltration. Ideally, this calls for strong solar protection on east and west windows, but
deliberate use of free sunlight from northerly windows. This means different window solutions for different orientations. Choosing the right frame and glazing option will lower the U-value of a window system. The lower the value, the better the overall window performance (U-value is the rate of energy transfer through a material). Heat always flows through a material from warm to cold areas. The higher the U-value, the greater the energy transfer or heat loss through a window system. The vast majority of Western Australia is located in a cooling climate zone (tropical, subtropical or hot arid). The priority in a cooling climate is to keep unwanted heat out of the home. The best results are obtained from windows that limit solar heat gain on all orientations (low solar heat gain coefficient). Tropical and sub-tropical climates are frequently humid, whilst hot arid climates are not. However, they can all subject the home to the risk of overheating at any time of the year. Good insulation (a low U-value) is also beneficial, especially if the home is airconditioned. When selecting a window, look for products with a high cooling Star Rating. The southern coastal areas of Western Australia are located in a mixed climate zone (temperate). The priority in a mixed climate is to keep heat out of the home, except during a relatively mild winter season, when 'free' solar heat gain and retention of warmth in the house become important. Ideally, mixed climates call for strong solar control on east and west windows, but deliberate use of free sunlight admitted by northerly windows. This means different glazing solutions. The best results are obtained from windows that insulate well (low U-value), admit plenty of free solar energy (high solar heat gain coefficient) on the north during cooler months, but limit solar heat gain from the east and west (low solar heat gain coefficient). Ideally, northerly windows should be protected by correctly sized eaves. This will provide protection from summertime heat and glare while still allowing sun penetration in winter.

The various components that make up a window, such as the frame, glass, seals, and any spacers, work together to provide the energy performance for a window. By changing the components used within a window system, such as the glass or frame type, the energy performance of the system will change. Windows are an important factor in the liveability of a home. With most of the heat loss or gain in a home coming from the
windows, energy efficient window systems have the ability to insulate a home (in the same way that insulation does in the walls, floors and ceiling). As a result, energy efficient windows reduce energy bills, provide cross ventilation, increase natural light, and make a home more comfortable to live in.
