New clubhouse

Set in bushland in Perth’s foothills, the Helena Valley Lifestyle Village is a gated community only 20km from Perth, ideal for people looking to simplify their life with a tree change without moving too far away.

Located south west of Greenmount Hill, Helena Valley Lifestyle Village is just 5km from Midland city and shopping centres.

Built in four stages the $6 million clubhouse has now been completed. Smith Constructions completed Stage 2 in August 2017, with Stages 3 and 4 combined - which included the clubhouse facilities - commencing in July 2019 and being completed in May 2020.

The project was designed by Richard Hammond Architects, who produced the master planning for the village together with design of the homes and design, documentation and contract administration for the community facilities, including the clubhouse.

Works kept watertight The third stage, with the upper floor being constructed above existing facilities including a café/lounge area and kitchen, and a library, took place in the middle of winter. This created a significant risk of leaks to the ground floor.

Richard Hammond Architects, together with Smith Constructions, designed an incremental first floor structure and roof that progressively covered the ground floor so that the works were always watertight.

The main materials used on the project include concrete, structural steel, stabilised earth walls, both timber and steel stud wall frames, metal roof sheeting, Velux skylights, double glazed aluminium doors and windows, Duralux linings, and Exotec CFC.

Incorporating laterite-based stabilised rammed earth and weatherboard cladding, the clubhouse endeavours to capture the spirit of typical hills residential architecture and translate it into a commercial scale and quality.

The use of stabilised rammed earth was both a highly functional and aesthetic choice as the material provides excellent thermal and acoustic qualities and provides great character to the spaces appropriate to the foothills location.

Extensive range of facilities The building incorporates over 1000m² of resort facilities including a pool and spa, gym, bars, library, cafe and kitchen, main hall and administration areas, extensive outdoor entertaining spaces linked to parkland, a three-rink bowling green and an arts and crafts centre.

The clubhouse includes a state-of-the-art sound system which is split into eight separate zones and controlled by an iPad or a couple of wall-mounted controllers. The music gives the building a welcoming feeling of activity, while the upstairs and downstairs gas fires add a homely touch during the winter months.

The projector, with its motorised big screen, is great for watching movies and hosting events, while the Champion’s Den games room features darts and pool table, each with their own space, so that if the games room downstairs is being used there is another space for residents to enjoy.

Magical views Located next to the Sunset Bar and facing out to the Sunset Terrace, there are some truly magical views of the Helena Valley hillside down to the Helena River.
