his issue of The Builders Choice Magazine boasts a plethora of relevant and stimulating building industry news. Covid-19 has and affected the industry in many and varied ways. For example, during their Quest Perth Ascot project, M/Construction found a new urgency in having materials sourced and effectively managed and coordinated to ensure they were delivered in a timely manner for the build to continue within the time frame. Similarly, M/Construction dealt with the challenges of Covid-19 during their M/26 Apartments by Match project by implementing procedures and new plans to manage the safety and health of all site workers. This included specific training, staggering workforces, increased cleaning, added lunchrooms, scheduled breaks, and the installation of sinks and hand sanitising stations. A profile of John Schifferli of Elevator Direction tells of his career and brings to light a number of interesting (and moving) facts, such as: there are approximately 10,000 commercial elevators operating in Western Australia with another 4,000 residential units, and the estimated value of elevators and escalators being installed each year in Western Australia is $80M – $100M. We also look at the $38 million Belmont Hub – the largest construction project the City of Belmont has undertaken in its history

In a joint venture between Tallwood Custom Build Homes and Springport Constructions, aged care and retirement living provider Bethanie Warwick refurbished a residential section of their complex which was first constructed 50 years ago. As more people express the desire to live sustainably, the building industry continues to adapt to meet their requirements. In a recent collaboration between architect Sid Thoo and Element Builders, a Mt Hawthorn residence was built where the clients live without any air conditioning or space heating, with a subsequent low total energy use – and they couldn’t be happier. PROFILE John Schifferli The lift industry chapter of my story opens with me as a 16 year old being late for an interview conducted by two guys, Terry and John, who must have seen something they liked as they both now work in my lift consulting business and are firm friends. It was 1993 and all I wanted to do was earn some money, buy a car and gain some independence. With the complete fortune of young naivety, I stumbled on the fantastic lift industry that I have been involved with ever since. Lifts and escalators are critical parts of cities, our transport networks, our public buildings and, more recently, our larger homes. There are approximately 10,000 commercial elevators operating in

2010 allowed me to leave the corporates and start my lift consulting business, Elevator Direction. 2010 also coincided with running a half marathon and getting half fit in the process. For the past ten years through my role as a Lift Consultant I have been involved with some brilliant developments where well applied design and technology within the lift industry has made projects financially viable. Perth, as a global city, has access to new codes, building technics and technologies from other continents and large corporations including the big four

international lift companies who play the primary role in moving the world’s population vertically and safely. The rate of change in the lift industry over the last 20 years has been exponential as it has in many industries. Traditional lifts with overhead machine rooms are now replaced with smart machine room less products. The connectivity of individual lifts to cloud-based apps and security apps provide data banks for ease of use and intelligent preemptive break down diagnosis. Older direct current technology is replaced with permanent magnet variable

frequency highly efficient machines, proving reliability and energy savings that have become critical as Green Star ratings and the cost of power is becoming fully realised. The market adaption to destination control technology has been comprehensive, whereby the destination floor is selected prior to getting into the lift. Typically, this has resulted in a 20% reduction in power use and distributes tenants more quickly to their floors. Buildings with destination control technology can avoid bacterial touch surfaces through security readers and Bluetooth technology, thereby negating

the need to press buttons in this Covid-19 sensitive era. Buildings at design stage use a lift performance matrix prepared by the Property Council of Australia which grades buildings by lift performance into Premium Grade, A, B and C. Lift performance is written into tenancy agreements and measured, with penalties for nonperformance attached. Simulated traffic studies are now the norm in the building design phase. As more people move to cities, as cities grow, the demand for vertical transportation grows as well. I wonder where to from here.......?

This high-performance outcome was requested by Caine’s client, who demanded global best-practice in relation to building comfort and performance, with additional stipulations that the house should be simple, affordable and robust. That wishlist presented Caine with several key challenges, which were further compounded by the small size of the block – it’s just 15m x 14m – and a two-storey high wall overshadowing the northern boundary, making it difficult to achieve good passive solar design. Caine overcame the latter constraint by installing an open carport in that shaded part of the site. It doubles as a covered outdoor living area and visually extends the depth of the courtyard.

The main open plan living area – with floor to ceiling sliding doors – opens to this protected space, which boasts a small but decadent plunge pool. The courtyard is fully enclosed and secure, so that once over the threshold, the home feels both open and private. Minimalist desert-inspired landscaping - including cactus and succulents - complements the simple Modernist form of the home. A feature venetian plaster wall on the front boundary adds a sense of solidity and provides additional fortification from the public laneway. According to the owner. Jason Edmiston the house performs

better than his initial expecations. “Temperatures are consistently perfect,” Jason says. “Fresh, filtered air fills the house. Electricity bills are now trivial. My house is proof that the science behind Passive House is spot on. I don’t know why anyone would be happy to live in anything less.” Using lightweight materials for the two-storey house makes this an unusual home by Perth standards, where double-brick construction dominates new builds. “Timber framing was the obvious solution,” says architect Ben Caine. “It provides the best balance of sustainability, speed, and thermal performance.

“Working with the Passive House certifier, builder and client, we developed a timber construction methodology that can achieve the Passive House standard of performance and airtightness for little more than the cost of a typical home,” he says. “Designing a more compact building form without sacrificing the sense of generosity inside also enabled us to achieve cost savings, which freed up parts of the budget for the high performance glazing and ventilation system.” The house has been certified to Passive House standard, and

Caine believes it demonstrates a new way forward for Perth’s residential market. "One of the greatest advantages is the reduced energy bills, but my clients also appreciate the other benefits, such as consistent thermal comfort all year round, the sound proofing, and fresh air quality," he says. “The fact we can deliver all of that for little more than the cost of a regular 6-star home makes this type of housing product very appealing to all sectors of the residential market, from first home buyers to young families to empty nesters.”

Highly technical build Constructed by PACT, highly complex building techniques and materials were employed throughout the project. Indeed, the technicality of the build, the complex construction techniques plus the type of materials used makes this project very unique to Western Australia. The facade combines several different materials including Curtain walling, Kingspan cladding, shingles and aluminium panels – all slanted at different angles around the building. Designed by award winning architects, Bollig Design Group, Belmont Hub has many unique features. The central glass lift is supported by an impressive 20-tonne steel frame and sits within an exposed space allowing visitors to see all the beams and mechanics of the equipment. The design of the building has at its core the concept of visual transparency inviting the external person to view inside with limited barriers, and internally to view outwards absorbing the landscape of the Faulkner Park Civic Precinct. The building’s shape and materiality has been designed in a soft curve arching its way from Wright Street and Progress Way via the new landscaped plaza to the western edge of the lot. Raw, industrial look Ductwork and electrical services also have a high level of exposure, giving the building a raw, industrial look. The ceilings feature raw concrete structure, timber slats and Autex acoustic panels in multiple colours, with cuts providing insulation and acoustic absorption while adding texture to the elements. The floor finishes are varied throughout – exposed aggregate polished concrete features prominently in the main areas of the building, the wet areas utilise vinyl flooring and carpet tiles are used in office spaces. By having the elements exposed, it left very little room for error.

Some of the most unique features include the floating staircase and central skylight. The veneer-clad stairs have no supporting columns or beams underneath, and a striking skylight sits over the central void that runs down all of the central spine of the building. The entire building sits on a thick in-situ concrete raft slab and every major piece of structural steel used was either curved or cambered. Specialised contractors were required to manufacture the bespoke structural steel for the project, and specialised designers and manufacturers were also required for the curved curtain wall of the façade. Water removed PACT also dewatered, transferred and monitored four million litres of water per day during the basement excavation and construction works. Ponds for discharge of the collected water were formed on site using excavated material, and the mature trees within the protection zone

were closely monitored to ensure they were not damaged. PACT engaged a commissioning manager to oversee the services and achieve the centre’s Green Star requirements. Of particular focus was the complicated Building Management System which includes intelligent monitoring of energy and water consumption for the building. The project is targeting a 5 Star Green Star certification under the Green Star Design and As Built tool. Point cloud surveying was also used to ensure the high degree of precision required was achieved. The use of the point cloud survey allowed shop detailing of the elements to be completed with accurate as-constructed information of the real building structure. Adjustments were made where necessary to ensure manufactured steel and facade elements would be successfully installed on site. Working with a large number of high-quality architectural finishes and bespoke elements on Belmont Hub required PACT to implement some novel installation procedures on site.

Depending on the angle, the different colours of the shingles give a three-dimensional illusion effect,” Mr Thomson said. Each 500mm x 500mm shingle had to be set out and fixed individually, making the installation of the 1,000 shingles a very

time-consuming process. On average, only 15 tiles could be fixed in any one day. To create the large open spans, complex construction methods were required on each floor of the four-level building. A mix of in-situ beams, post-tension beams, pre-tension slabs and a polished concrete topping were utilised, meaning the normal 10day process with most traditional suspended slabs, instead took 28-days on average.

This played a key role in the delivery of the Façade build on time and on budget using Reynaers’ CW60sc stick system.

Perth and around 10km east of Fremantle, the estate provides residents with close proximity and easy access to the Bull Creek train station, major shopping centres and hospitals. The $31 million expansion commenced with the demolition of the old clubhouse in order to make way for the new Cirrus apartments and clubhouse. The new complex consists of 57 apartments on levels one to six and a basement carpark. The 57 apartments comprise five 2 bed x 1 bathroom units, forty 2 bed x 2 bathroom units, and twelve 3 bed x 2 bathroom units. The new clubhouse, located on the ground floor, consists of the bowling club, lounge area, cafe, restaurant, sports bar and function rooms. The complex also houses a gymnasium, hairdressing salon, library, medical rooms, and indoor swimming pool and tennis court and a communal lounge area. BGC track record with RAAFA The main contractor was BGC Construction. BGC have been building with the RAAFA organisation for some 20 years with the last project being in 2016. Given the track record existing between the two parties and past performance, the needs and requirements of the client have been met and exceeded by BGC. The Cirrus structure is made up of in-situ concrete slabs, columns, walls, precast panels, AFS walls, metal stud frames, structural steel columns and with a structural steel roof frame.

“M/Construction has been better placed and prepared than most companies to meet and overcome unprecedented new challenges caused by COVID-19” According to M/Construction, this meant that new products and materials had to be sourced and effectively managed and coordinated to ensure they were delivered in a timely manner for the build to continue within the time frame. “It helped that we have established supplier relationships and systems to coordinate onsite activities to the availability of materials and still achieve everything in record time.” In the end, they were able to complete one floor every two weeks, an extremely fast rate. This was achieved by installing precast concrete walls and a hollow core flooring structure, as well as integrating construction methodologies and customised design features that had been perfected during M/Construction’s earlier Quest Joondalup program. Another stunning feature is a horse sculpture created by local artist Peter McMeikan, paying homage to the racecourse and aptly named “The Racer”, which stands four metres tall at the intersection of Epsom Ave and Great Eastern Highway – an eye-catching statement piece for passers-by that is lit at night with blue backlighting. In addition, the project team were able to retain the original sign at the front of the building, reading “Horse Area, Please Drive Slowly”. Removed for safe-keeping before being re-installed, the sign is made from wood in a traditional style associated with horses. This included specific training, staggering workforces, increased cleaning, added lunchrooms, scheduled breaks, and the installation of sinks and hand-sanitising stations.” Regular safety and toolbox meetings were held to ensure all parties were informed throughout the build process. This also helped facilitate M/Construction’s ongoing liaison with the client for last-minute design changes and upgrade requests. “We worked closely with Quest, following the strict briefs and guidelines they had in place to achieve a positive outcome for both us and them.” Another important factor was minimum waste, which was achieved by choosing specific products that were all accounted for during the build. “We engaged specific waste management companies to ensure we were able to undertake more recycling than traditional building sites, including cardboard, metal scraps and polystyrene-specific

separated waste. We also used high-quality products and finishes to enhance the building’s longevity.” In addition, low VOC paints were used throughout the entire build in common areas and inside apartments; intelligent energy-saving devices were installed in each apartment to manage the level of consumption throughout the building; common areas include sensor lighting and temperature sensor air conditioning to avoid any unnecessary use; and solar power was incorporated for pool heating. Local suppliers were used as much as possible to reduce the environmental footprint caused by manufacturing and transport processes from eastern states or internationally, which also helped with the availability of materials during lockdown periods caused by COVID-19. Fremantle redevelopment BLENDS modern facilities with local charm

ounded by High Street, William Street, Market Street and South Street in Fremantle, the group of buildings collectively known as Manning Buildings have recently undergone a complete renovation and restoration. While the shopfronts that make up the ground floor facade will be familiar to Fremantle and many Perth residents, few would be aware of the interior and upper floors of the building, much of which has been vacant and unused for 80 years. Originally built from 1902 to 1906 by the Manning family, the historically significant buildings are believed to have been designed by the prominent architectural firm of Cavanagh and Cavanagh. The buildings are a fine example of Federation Free Classical style, with THE TEAM

elaborate stucco decoration above the ground floor level making a significant contribution to the streetscape. The heritage buildings were redeveloped by Buckingham Redevelopment Company (BRDC) as the head contractor, into a stateof-the-art, A Grade 2 Level office and retail redevelopment. Design was by Meyer Shircore Architects. A rewarding but challenging project Renovation and redevelopment of the Manning Buildings was a challenging but rewarding project of restoration and refiguration of a collection of heritage buildings ranging in age of up to 120 year old. BRDC’s contract was to carry out the redevelopment works, to maintain the occupancy of the buildings, and to protect and enhance the buildings’ important heritage elements. The project was completed for Silverleaf Investments Pty Ltd, with Gerard O’Brien and Robert O’Brien providing the drive and vision for this important development and major investment. Works included the conversion of the Old Theatre and the entire first floor into commercial office spaces. The facade of the building was restored back to its heritage render with jarrah windows featuring along the length of the building. Cedar West supplied and installed over 130 custom timber windows as part of the restoration. The new timber windows were constructed from solid jarrah and feature beautiful curves, arches and decorative scrolls to complement the style of the building. Decorative features such as the Juliet balconies and the William Street shops balconies were returned to their former glory.

Awnings removed The buildings facing the High Street Mall and Market Street had old (non-heritage) awnings which were removed and replaced with wide bullnose verandahs with decorative columns that reflect the bygone era. These verandas also function to widen the pedestrian access along the length of the building, thereby increasing flow, functionality and aesthetic appeal. The rear of the building involved new construction which commenced with a new Western Power underground substation and basement. Extensive landscaping was undertaken to connect the Manning Buildings with Paddy Troy Lane which is situated behind the buildings, thereby activating this area of Fremantle CBD for public access. Retail shops at street levels were individually restored to suit the requirements of retailers, creating unique spaces for their businesses that blend the uniquely historic Fremantle charm with modern facilities to optimise their businesses.

Some of the highlights of the project include: state-of-the-art building technology and architectural design; abundant natural light to all office areas; tenant-only rooftop private courtyards; landscaped garden area; dual lift access; onsite, allocated secure parking; and endof-trip facilities (secure bike storage, shower and locker facilities). Monumental project for BRDC The Manning Buildings was a monumental project for Buckingham Re-Development Company as the problems involved in a historic restoration, combined with the Meyer Shircore + Associates designed alterations and additions, created an outstanding challenge for all parties involved in the project. few years before we teamed up with architect Sid Thoo to design a new home to build on the block. “Apart from building a house that would require little energy to run, we wanted a modern and comfortable, though not overly large, family home that could be built within the normal budget for house construction,” the owners said. “During the first year of living in our solar passive house we have established that we could live without any air conditioning or space heating and our energy use can be very low. Our home has been lovely to live in and we couldn’t be happier.” Passionate about sustainable and energy efficient design The owners were passionate about designing their new home to be as sustainable and energy efficient as possible, but within the constraints of a modest budget. They were very knowledgeable about sustainable building design, and were looking for an architect who shared that passion. Having read some of Sid Thoo’s published articles on building sustainability, he was a natural choice for their project. “Sustainable building design was the key influence,” Mr Thoo said. “Both the clients and I don’t think of this as an optional extra – it should be a mandatory requirement for all new homes in Australia.” “And it’s not just about meeting the minimum requirements under the National Construction Code. For example, the NCC

doesn’t address considerations such as the inclusion of renewable energy, ensuring the building orientation makes optimum use of the sun or the use of low-toxicity building materials and finishes.” Collaborative relationship Element Builders worked closely with Architect Sid Thoo - with whom they had previously worked on several energy efficient

and sustainable projects – to build a house to meet the clients’ expectations. “We have a collaborative relationship with Sid Thoo and as such we worked together in providing recommendations such as building materials,” Michael Cicanese of Element Builders said. “For example, we gave advice and recommendations on cladding materials and techniques that would provide the sound proofing

that the client was looking for.” Mr Thoo said that while the design is quite contemporary in appearance, the scale and proportions are complementary to the existing streetscape, which is predominantly single storey. “It demonstrates that a home doesn’t have to look the same as everything in the street in order to ‘fit in’,” he said. The block measures 491m2 with the dwelling size being 166m2 with outdoor deck of 22m2 and a carport of 33m2. The single storey home comprises a master bedroom with ensuite, a shared bedroom for two children, a multi-purpose room which can be converted into a further bedroom in the future, a study/guest bedroom, laundry, bathroom, and a north-facing open plan living/dining/kitchen with large bi-fold opening onto the outdoor deck. Bricks recovered from the original house on the block were reused for a retaining wall and feature brick wall. Local people had input into the types of programs and services offered at the centre, from antenatal education to child health checks, parenting programs to speech pathology. Ms Shaw said the opening of Ellenbrook’s first Child and Parent Centre was a momentous event for families and would give their children access to the best possible start in education. Managed by Anglicare Angilcare WA is contracted by the department of Education to operate the child & parent centre hosted by Arbor Grove Primary. “The opening of Arbor Grove Child and Parent Centre is a great day for Ellenbrook,” Ms Shaw said. “Before the 2017 election, I could not believe Ellenbrook was the only part of metropolitan Perth without a Child and Parent Centre. This facility will help expectant mothers and new families access the services and support networks they need and deserve.” Rivett Construction was awarded the construction contract for the new Parent and Child Building for the Department of Education. n a recent Tallwood Custom Built Homes project in Moses Rock that strongly features floor to ceiling glass, inspiration came from a USA residence entitled ‘Glass Pavilion’ designed by Steve Hermann. “The problem with houses that are 80 to 100 years old is that they are fragile and you have got to treat them that way,” Ironstone Homes’ Troy Butcher said. “You have got to give them a bit of love and you have got to be delicate with them. We do it all by hand. Most of these old buildings just sit on limestone footings, and limestone over time breaks down and becomes brittle, so when you start putting too much heavy machinery into these old places you cause issues: cracking and other problems. So you have to treat them with love.” The work involved in the Victoria Park project encompassed building two bedrooms, kitchen, living room, dining room, laundry, downstairs en suite and an upstairs en suite, together with a rear extension, a full re-roof, decks and new fencing at the front and a new carport at the side. Energy efficiency assured Timber frames enabled quick build times while bulk insulation in all external and internal walls, together with double-glazed windows throughout, ensured the energy efficiency of the building.

Some of the more notable features of the project include black cladding – Weathertex and James Hardie - burnished concrete, OSB Board feature cladding internally, OSB lined stair case, high ceilings, a bold design, recycled red brickwork, a custom- designed imported kitchen, and an attractive landscape design. The finished residence is quite unique in Victoria Park with its bold design and custom details both externally and internally. Limited site access caused some challenges during the build. Materials had to be delivered to the front verge/driveway and then carted from the front to the back. And, as there was a limited laydown area all schedules had to be highly organised to avoid a logjam on the site. Great outcomes require builder involvement “The planning and organising that goes into these jobs is vey high end and has to be done right,” Mr Butcher said. “Builder involvement is essential to getting great outcomes to projects. We have people come to us and want us to build for them and we get involved from as early as day one.

“M/Construction is one of the few companies that uses advanced technology to manage the development process,” notes Director Michael Read. “This enables the highest level of sitetracking and safety processes across all our projects. “In terms of M/26 by Match, I can tell you that our workforce recorded a total of 63,633 hours, 288,742 minutes and 5,132 seconds based on the output of our electronic safety induction and attendance software. This technology enormously simplified the increased requirements brought on by COVID-19, where we had to stringently monitor who and how many workers were on site at any given time. This meant our operations were paper-less, which also helped ensure less physical contact. “Furthermore, a complete review of all materials and their delivery timeframes was conducted, which resulted in certain products being required to be substituted and obtained from different suppliers or re-scheduled to accommodate delays. Entry to the building is through a main lobby featuring floor-toceiling mirrors which reflect a stunning mural on the opposite wall: a native Australian gumtree design created as an etched feature into polished plaster. Standing at the front of the entrance is a public sculpture by artist Ayad Alqaragholli. “It showcases two human figures, a man and woman, who pay homage to the multicultural tapestry of the South Perth community and how this blend of people live, love and interact,” she explains. “I hope that my sculpture will embody the positive values of life, and that the wider audience who view my sculpture will feel uplifted and blessed as did I with my first experiences of this area.” Other materials used to complement the environment and area’s demographic are marble-finish tiles in the entrance and a central lift, as well as in-keeping Colorbond pressed cladding to the exterior.

Extensive Water Protection... and Meticulous Sustainability Measures In addition to COVID-19 considerations, other challenges included specific waterproofing of the ground floor courtyards to take into account the undercroft basement, which is used for all residential and guest parking to maximise the building’s space. Requiring carefully considered coordination and planning during the closing winter months, this task was undertaken by a specialist contractor, as only a handful in Western Australian do this type of work. With the site’s location being close to a large body of open water, the building’s classification fell under coastal conditions, which added additional requirements for specific materials and coatings. The entire basement wall structure was reinforced with approximately 380 concrete continuous pilings at 450 millimetres diameter running from ground level down to the basement and

beneath. Once the piles were in place and the site was excavated, a large amount of de-watering and waterproofing took place, including all concrete footings, lift shaft, tower crane base and fire tanks. The project fitout incorporated many purchaser design changes, and the project team were able to accommodate these with minimal disruption during construction to complete the project on time. Regular safety and toolbox meetings were held to ensure all parties were informed throughout the build process, and all local Perth-based trades were used. M/Construction were able to re-engineer several aspects of the project, including a concealed air conditioning system in lieu of an unsightly wall-mounted split-system, as well as the introduction of a polished plaster feature wall to the lobby. “Such detail can add immeasurable value to the property,” says Michael Read, ”and create a consistent and uninterrupted experience for the end-users.”

The project was subject to some of the toughest building environmental requirements by the City of South Perth, and M/Construction not only met these stipulations but exceeded Greenstar accreditation in some cases. “We sourced and applied sustainable materials throughout the project. This included Greenstar concrete to slabs and AFS walls, Greenstar reinforcement in concrete slabs and AFS walls, low VOC paints, adhesives and linings. The directive was to achieve a minimum of 51 points. However, we were able to deliver a project at 64 points.”

In addition, Low-E glazing was installed to all doors and windows to reduce heat transfer, and louvred windows were installed to help create fresh air in and out of the building, together with two-way mechanical ventilation in the apartments. Minimum waste was another important factor, and this was achieved by choosing specific products which were all accounted for during the build. “During the project we received monthly instantwaste management reports for all site-bins, whereby we were advised over 90 per cent of materials from our site were recyclable.”

entral Park, a premium building located in the central business district of Perth, is the tallest office building in Western Australia. Comprising of 51 levels with expansive views of the city and the hills, it is bordered at the north by a lush green public park. Although an iconic Perth landmark, Central Park had become mature building stock competing with newer surrounding buildings. In 2016 Woods Bagot won an invited design competition with their ideas to transform the ground floor plane and lobby by creating new tenant amenities, and strengthening the connection to the park and St Georges Terrace address. Carefully merging the new with the old, they have created a revitalised and extraordinary public space. Gone are the dark green marble and granites and empty spaces of the grand but austere lobby, as the ground floor plane and dated internal lobby spaces of the 1992 building have been upgraded to a Grade A commercial standard.

$16m project Over the four years of the $16m project, Woods Bagot worked with the owners to re-design the ground floor plane. Key achievements of the new design are: transformation of the lobby, entry and pedestrian routes into an extraordinary public space; visual connection to the major St Georges Terrace entry and the park; reinstatement of the significance of the St Georges Terrace address; increased visibility from the street with meaningful integration of a new vibrant café; exhibition spaces, seating nooks and business lounges; improved the quality of natural light by diffusing it better between indoors and outdoors; and, preservation and re-installation of the original artwork commissioned for the building by celebrated iconic local artist Brian McKay . The new Central Park is designed to bring a fresh level of energy and excitement to one of Perth’s landmark buildings. The front entrance has been remodelled to create a striking street-level presence, with visibility right through to the park surroundings. Key to the brief was improving the experience and level of amenity for the tower tenants and cementing Central Park’s premium status as one of the best buildings on the terrace. The owners wanted to create a place where work and life find balance, in a sophisticated and contemporary space, complementing and respectful of the original building design. Angular geometry The design of the ground floor lobby is heavily influenced by the angular geometry and rhythm of the base building architecture, as well the reinterpretation of existing iconic elements. The design needed to be respectful of the original space and uphold the exceptional bond to nature via the surrounding park. Embracing new functions, the lobby footprint expands into new spaces while maintaining the timeless entities of existing forms.

Activation is at the heart of the lobby upgrade with a new café and function space; new business pods; new larger, functional lounge spaces and a lighter, more welcoming colours and materials palette. Every selection appeals to a sense of timelessness, sophistication and essential quality – natural limestones and marbles, and distinguishing furniture and fabrics. The biggest design decision Woods Bagot made was to replace all the existing dark marble with a lighter and fresher palette which has really lifted the space. They also chose to reclad the mullions in mirrored stainless steel, which has an amazing effect when

you walk along the window side of the lobby – the shiny metal reflects all the greenery around which makes the mullions appear almost invisible. Façade reclad The external facade is reclad in a white matte Dekton wall cladding to enhance the sharpness of the design and contrast against the surrounding buildings. This is balanced with mirrored stainless steel to columns and portal surrounds for endless reflections of greenery and activity.

Working across commercial office, special purpose accommodation, retail, health, education and residential sectors Built provides construction, refurbishment and fitout services to clients throughout their seven offices in Sydney, Melbourne, Brisbane, Canberra, Perth, Adelaide and Auckland. Central park was extremely demanding when working through the conundrum of maintaining access for over 4000 people per day whilst carrying out an extensive refurbishment including the concurrent upgrade of the 20 lifts. The Built team worked closely and collaboratively with all stakeholders to minimise disruption and maintain the functionality of the lobby whilst delivering a premium lobby upgrade . Restrictive schedule Central Park is 50% owned by the Perron Group, together with Frasers Property. The Built and Perron Group teams worked

within a very restrictive schedule and with a focus on minimising the dust and disruption to the Central Park community. Project stakeholders included tower occupants, nearby residents, retail and F&B premises and a hotel – all of whom were sensitive to noise at different times of the day. The program was extended from its initial intentions to better manage disruption. However a quieter period in and around the

building during the worst of the pandemic enabled Built to make up some of the lost time. Although no amount of mitigation can make a renovation enjoyable for those who live through it, no stone was left unturned by the Perron Group in the effort to minimise the pain and help its community to look forward to the exceptional new home that has now been realised.

t sometimes happens that people have a home in an area that has everything they want and everything going for it, but their residence does not and something needs to be done about it. When this situation occurs there are invariably only two options: demolish the house and rebuild or undertake substantial renovation. In a recent Base Construction project in the desirable suburb of City Beach, the latter option was taken. The client brief was to retain the existing house as a base for the project and keep a sense of informality and connection to the Perth beach house typology of the 1960s: they wanted a modern family home that also retained the beachside feel of the existing residence. It also had to be a house that worked for the family, with study and master bed upstairs to capture ocean and Rottnest views, and separated parent and children zones. was a required feature with the whole house being accessible to everyone living in it through a breakdown of formal and informal zones, but with separate spaces where people could retreat. Foundations retained The limestone foundations and the living space from the existing house were retained, as were the timber window frames and wandoo flooring. The floors to the whole of the ground level were restored in the footprint of the existing house. A steel frame structure was used in the construction of the new living extension, enabling a column-free span underneath but providing the rigidity for tiled floors. It was important to keep the upper level discrete from the streetscape and this was achieved by keeping the profile of the upper floor as low as possible by sinking it partly into the existing roofline and setting it well back from the street. The new living wing has expansive glazing north and south and the non-glazed areas are timber clad with timber battens on the street façade. This helps it sit in with the existing trees and breaks down the scale of the structure. The suspended living area on the north side sits up in the tree canopy and on the south sits close to the ground, thereby providing an expansive open nature on the north and a more intimate, private and accessible scale to the south. Variety of materials used Materials used on the project include structural steel frame with timber wall framing to the new additions, BGC Duragroove for the upper level cladding and eaves lining, spotted gum for the cladding of

the new wing, concrete-look tiles to the new living areas with existing and recycled wandoo flooring used through the rest of the house (wandoo sourced from the Subiaco Markets), and commercial grade natural anodised window frames for the new additions. Talisman Consulting provided full structural engineering and documentation for the project. Established in 2015 the company is a boutique structural engineering design consultancy focused on delivering elegant structural solutions for ambitious, creative and bespoke building projects across Perth and Western Australia. The main challenges they faced on this project were working with existing 1970s structural elements of questionable quality and integrity, and devising methods for tying new structural elements into the original building fabric to achieve a finished solution with structural

integrity that also satisfied the architectural design aesthetic. Interior architecture was by Milieu Creative. Base Constructions involved from the start Base Construction’s direct team of inhouse carpenters were involved from the initial scope and pricing, and followed the job from demolition through to the clients moving in. Base Construction is a family operated building company, specialising in boutique builds and renovations. They pride themselves on working closely with clients to ensure they receive a high quality finish. The company is currently involved in a number of new projects including some large renovations.

“They really turned what was a very tired exterior into new, modern-looking apartments” Internally, the new apartments are fresh, spacious and airy which is a major improvement to their previous dated finishes. Externally, the changes to the building fabric convert the outdated building into a contemporary apartment development. The project was internally project-managed by the Bethanie Property Development Team headed by Paul Sinclair, from start to completion, and was handed over for residents to move into in October 2020. Bethanie’s in-house interior designer Louise Edwards managed the redesign of the internal fit out, colour palettes, materials, fixtures and finishing selections and signage, as well as commissioning the completed communal spaces. Builder had long involvement with Bethanie The project was a joint venture between Tallwood Custom Build Homes and Springport Constructions. Tallwood has had a long involvement with Bethanie, building units and undertaking refurbishments since 2002. Tallwood’s Managing Director Alex Campbell said Bethanie had considered total demolition of the existing structure before deciding to renovate and rejuvenate the built form. “But they made the decision to refurbish, which has saved a lot of the world’s resources, because there was so much embedded energy in the existing structure,” he said. “It just needed to be modernised and brought up to our current expectations.” Due to the age of the building the major challenge was in finding the old services that had been installed when the building was first constructed 50 years ago. “Basically we took the full team approach of engaging with the client, the

consulting engineers and sub-contractors to find the best and most cost effective solutions,” Mr Campbell said. Timber cladding was employed to cover much of the existing face brickwork while other parts were painted or rendered.
