he urban landscape has undergone major transformations over many centuries, dating to what are believed to have been the world’s first cities founded in Mesopotamia after the Neolithic Revolution. Today, key foundations of those ancient cities – geography, economy and culture – remain as relevant as they did in 7500 BCE, but this century a new element has become increasingly important as we march inexorably into a “smart” future. The current blueprint for modern cities is focused on intelligent systems that generate lifestyle options in real time, while creating urban environments which are more sustainable and enhance the quality of life and well-being of their residents. Most importantly, at their core are far-sighted building industry professionals who incorporate cutting-edge trends into their latestgeneration construction projects. In this new issue we are pleased, as always, to showcase state-of-the-art projects that set the scene for Western Australia’s smart cities of both now and the future. How would you describe your role within the company? I spend most of my time at the computer drawing or on the phone handling inquiries and selling. Depending on the inquiry I may do a preliminary site visit, and this sometimes depends on how far away the job is. More often than not I try to visit sites where possible once

It’s currently booming and there seems to be a lot of first home buyers entering the market. Trades are scarce, materials in all building genres are increasing in price, and I feel it’s a good time to look at an alternative way to build that gets you into your home faster. construction has started, as it’s always exciting to see how someone’s project is coming along or how it’s turned out. Tell us a little about yourself, what encouraged you to forge a career in the building industry, and where it all started… I have an education background and that training never really leaves you, but my interest was piqued after returning from living in Japan for four years. I was given a 3D drawing package to play with and learned how to use that before heading to TAFE to do drafting. The rest of my learning has been through experience. Steel frame homes are a niche here in WA and we are doing our best to raise the profile so people can see it’s a great alternative to cavity brick. What are the key company qualities that have enabled Straight Edge to consolidate its status over the years and stand out from other companies in the industry? Our core clients have been owner-builders, but we are picking up more full builds working with Billingham

Construction. I think what we do best is give clients what they want without all the hassle of charging for variations. We don’t have a large collection of stock designs and we are not project builders. We offer a lot of flexibility and enjoy taking on and working with clients on individual projects. Most jobs are bespoke or a variation of one of our existing plans. Steel framing is incredibly flexible to work with so it makes sense to capitalise on that. In what ways has Straight Edge specifically, and the industry in general, changed and evolved since you first started? Straight Edge is getting involved in more full builds of our existing homes, and through our soon-to-be-launched new company, Cutting Edge Homes WA, we will be entering the Perth residential market focusing on supplying homes for Perth metro-type blocks.

And the future? Are you positive? What do you see as being the main challenges for your industry? I feel there will be an increasing interest in alternatives to bricks as being “the WA way to build”. There’s nothing wrong with bricks because they can be used very well in veneer or reverse veneer builds. The challenges in my view will be cost and the availability of trades. In what key ways do you incorporate sustainability into your projects? We do our best to have clients

What do you believe will be the main building innovations introduced to the industry over the next few years? More prefabricated, which makes the process of building faster. I can see techniques and products from Europe and Asia being introduced to WA over time, but it’s going to take some market education to get potential buyers interested in moving away from the brick mentality. Finally, on a personal note… how would you describe your ideal home and where would it be? And how do you wind down and relax after a tough day at the building site or office? My Ideal home is long and openplanned, with as few doorways as possible, and a brilliant long deck to wind down on weekends. At the end of the day it’s about family for me and spending quality time with my wife and son, and anyone else who wants to join in. The odd game of golf works too.

What are the key lessons you have learnt from your experiences in the industry? That the cheapest price is rarely the cheapest price. You will

Rising star of complex construction It’s one year since the official launch of a rebranded player in the Australian and New Zealand construction markets and already BESIX Watpac is proving its name change runs much deeper than a new logo. Crafted from nearly four decades of Australian building history under the Watpac banner and more than a century of mega project experience from global parent company BESIX, the new BESIX Watpac has established itself as an engineering-led, multidisciplinary contractor with an appetite for complex projects. Prior to the rebranding, Watpac had a strong reputation as a builder with expertise in hospitals and stadiums, but BESIX Watpac CEO, Jean-Pol Bouharmont set about broadening the new brand’s capability across sectors. “I’m really happy that today BESIX Watpac is seen as an engineering-led, multi-disciplinary construction contractor that will partner with clients to add value by optimising their design, derisking their projects and going the extra mile to deliver excellence,” Jean-Pol said. Jean-Pol’s influence on the business has been profound due to his remarkable career with BESIX and a wide variety of major projects in the Middle East and

Europe. These include the world’s tallest building, the Burj Khalifa in Dubai, the remarkable Dubai Canal and its three iconic pedestrian bridges and one of the world’s most advanced hospitals, the Cleveland Clinic in Abu Dhabi. Central to BESIX Watpac’s engineering focus was the development of its in-house engineering capability which is now an important hub in the global BESIX Engineering Department. With teams based in Brussels, Dubai and Brisbane, the 160 person-strong Engineering Department provides expertise across the board including design optimisation and delivery

methodology. (See video) This engineering focus, combined with the BESIX expertise in transport infrastructure, heavy industrial projects and marine infrastructure, has guided the BESIX Watpac strategic focus toward a range of sectors in which complexity is the key challenge. These include defence infrastructure, secure facilities and data centres, stadiums, hospitals and laboratories, transport facilities, marine projects and bridges, and complex commercial buildings. This strategic shift has already delivered results with the Brisbane City Council recently awarding a BESIX Watpac-led team the

contract to deliver the spectacular new Kangaroo Point Green Bridge in the heart of Brisbane. “This is the first iconic bridge project for BESIX Watpac here in Australia and in a magnificent CBD location – it’s hard to imagine a better way to showcase that we are the contractor who can deliver these types of projects,” Jean-Pol said. In a long list of recent project wins, Sydney Metro awarded BESIX Watpac the contract to deliver Barangaroo Station in the Sydney CBD, Christchurch City Council engaged the BESIX Watpac-led Kotui team to deliver the Canterbury Multi-Use Arena and the company was appointed as Managing Contractor for the upgrade of the HMAS Cairns naval base. There are many other projects ongoing in Queensland, New South Wales, Victoria and South Australia and more prospects in the pipeline for which the company has been shortlisted. Brisbane’s success in securing the 2032 Olympic Games will add to the growth potential for BESIX Watpac and plays to its strength in delivering stadiums and major venues. The company has already delivered most of the major stadiums in Queensland and it will be well placed to bid for the

redevelopment of the legendary Gabba (Brisbane Cricket Ground). BESIX Watpac has intimate knowledge of The Gabba having delivered the major redevelopment two decades ago and several upgrades since, including the refresh completed in time for the historic 2020 AFL Grand Final. But the opportunities for Brisbane 2032 go beyond stadiums and venues. The Olympics will require significant upgrades to transport infrastructure, potentially

including upgrades to passenger terminals at Brisbane Airport, all of which fall into BESIX Watpac’s capability sweet spot. Making the most of its parkland setting, this standout building offers tree-scaped views, and is conveniently located near the Cambridge Street café and shopping strip. Stirling Capital specialises in high-quality urban infill and social infrastructure projects. The collaboration with EMCO Building

draws on both companies’ comprehensive industry experience to create a new style of living in the Jolimont area strongly driven by energy efficiency. Completed earlier this year after 92 weeks of construction, Treehouse was designed from the ground up to be both energy and water-efficient. To that end, the building features intelligent energy-monitoring systems, solar panels, energy-efficient LED lighting, smart meters and wholesale energy tariffs to reduce utility costs for residents. The design also allows natural cross-flow ventilation and includes ceiling fans to minimise air-conditioning running times, while plumbing fixtures and fittings were selected to reduce water wastage.

Achieving a high standard of quality was critical, particularly in the competitive apartment market. A robust inspection regime to check the quality of the build at critical points, and take immediate action to rectify any issues, was implemented for the duration of the project. Detailed Project Management The advent of COVID-19 presented unforeseen challenges to the project team. In response, an even greater emphasis on program management was required. Regular forward planning meetings and program reviews identified long lead items, which

were pre-purchased to mitigate any potential delays caused by supply shortages. According to EMCO Building CEO Ron Keogh, the project team worked proactively with Stirling Capital and MJA Studio to deliver an outstanding project. “Forging strong relationships and working together with the wider team were key to the successful delivery of the project, despite the challenges of COVID-19. “Testimony to this approach, EMCO Building is pleased to be in negotiations with Stirling Capital to deliver the next stage of the Jolimont project,” said Ron. Responding to COVID-19 EMCO Building implemented a range of measures to manage the impact of COVID-19 and mitigate potential impacts on the project program. These measures included social-distancing requirements, split shifts to spread the number of people on site at any time, employing additional resources, and prepurchasing materials as mentioned. The latter response was especially critical given the amount of imported material: e.g. Italian tiles specified for the project. Additional site facilities were also installed that allowed the office team to continue to work safely on site away from construction personnel.

n average one person passes away every 12 hours in Australia from the terminal, asbestos-related cancer mesothelioma, and it is estimated over 4000 people every year from the effects of asbestos. Australians continue to live with the legacy of asbestos and disasters such as cyclone Seroja and the recent Wooroloo bushfires reignite the dangers of exposure to its deadly fibres. With the highest recorded rates of mesothelioma in the world and likely the most in situ asbestos of all the states, Western Australians feel the full force of this hidden foe. There is a Perth-based organisation bringing about change as they actively reduce the ongoing impact of asbestos on the community. Reflections has partnered with Construction Training Fund (CTF) and the wider building and construction industry to ensure pre-apprentices and trainees entering the workforce are made aware of asbestos and its risks. “When my son started a pre-apprenticeship in 2017, I was curious to know what he would be taught about asbestos and the potential health risks associated with exposure to its deadly fibres,” explains Reflections Founder and Director, Jo Morris. “My father, Barry Knowles, who knew nothing of the dangers of asbestos when he undertook his apprenticeship, ultimately paying for this lack of knowledge with his life. Promoting a curriculum review, Reflections has worked with Construction Training Fund to develop and imbed a core unit into the Cert II for Pathways to Building & Construction, making Western Australia the first state with mandatory training for preapprentices and trainees. Chatting to Ben O’Shea on daily talk show The West Live, CTF Director of Skills Development, Rob Berryman, informed listeners that “what we need to do is educate the younger entrants into the construction industry, to ensure they are aware of asbestos, because they could be moving though to renovation work or maintenance work where asbestos is really prevalent.” Further to this, Jo stated that “this awareness needs to be spread to the community to ensure anyone likely to be exposed to asbestos fibres, whether skilled tradies or home renovators, are made aware and know what they can do to reduce the risk to themselves and those around them. “We look forward to the next step… working with the other states and stakeholders to embed asbestos awareness training in the Certificate IV across all affected industries.” Reflections has also developed an AR resource which is available for training and site inductions. Construction Training Fund (CTF) collects a training levy on every WA building project valued at more than $20,000. The training levy is 0.2 percent of the value of the project and revenue is used to help reduce the costs of trainees, apprentices and short courses to improve training outcomes and upskilling of the building and construction industry workforce. As part of its role in educating Western Australians about the wide variety of careers on offer within the industry, CTF operates the Construction Futures Centre, a hands-on interactive space for school students and adults to explore job options across all sectors of construction.

The centre uses a range of hands-on displays, virtual-reality and arcade-style games to educate visitors about the industry, from how loads are shifted on commercial building sites, how road interchanges are constructed to what it’s like to work in a tunnel. The composite external structural walls utilised core-filled Versaloc block work, a building material with several benefits: construction can proceed at a faster pace and results in a cleaner work site. “It is worth noting that Paradiso is the largest and tallest Versaloc structure in Western Australia,” says Pyramid director Anthony Chillino. Cemintel FC cladding was installed to achieve a textured, noncombustible timber-look façade. Developer Ingwe Capital, which is responsible for the overall management of the project, expects the apartment complex to be ready for occupation by late September 2021. Bearing in mind the redevelopment area’s heritage as the site of the 1962 British Empire and Commonwealth Games, the design has been inspired by this historical context and the Floreat area’s midcentury modernist aesthetic from that era, and the project features a modern interpretation of post-war international style. The development’s location adjacent to Perry Lakes Reserve also had a significant influence on the overall design. Careful consideration was made to provide overshadowing, the building has excellent access to natural light and ventilation, and there are generous setbacks to all boundaries, both existing and potential developments, to enhance privacy and retain park views. With four active frontages and three public entry points into the complex, residents are able to enjoy a “boutique experience” when directing visitors to their individual entry points, thus minimising travel distances from the public area and car park.

As it is surrounded by public open space and natural reserves, the site has a significant pedestrian focus, and the design has been devised to capitalise on the existing urban fabric and develop a strong engagement with the streetscape. In addition, major attention was focused on the landscaping, with verdant grassy verge planting blending harmoniously with the natural environs of the Perry Lakes Reserve; while water features and ponds also integrate with the landscape and the pool and provide residents with an attractive haven of calm and relaxation. As for the main construction features, according to BGC Construction project manager Damien Catalano, only premium fittings and fixtures were used throughout Eden West, while concrete constructed walls in the common areas give the complex an industrial feel. One of the main challenges, he says, was posed by the water table, with extensive pumping being required to enable construction of the basement (more than 100l/s pumped daily for six to eight weeks). Both Edge Visionary Living and BGC Construction are fully committed to sustainability and energy efficiency. The Eden West complex is highlighted by excellent solar orientation, significant shading, natural light and ventilation where possible, and cross ventilation to reduce energy consumption. A solar photovoltaic system provides most of the energy required for common area lighting, and provision for an electric car charging station has been installed into car bays “to encourage more environmentally friendly transport alternatives”. Belpile Technical Capabilities Belpile undertook design and construct of the ground retention system for a new basement utilising cased CFA and secant piling. High water table, a retained substation, and large dig depths resulted in significant design input utilising Belpile in house design team.

At the heart of the redevelopment is a strong emphasis on indooroutdoor connections and the relationships between structure, nature and human interaction. The synthesis of the innovative Hassel design and its precision execution by PS Structures, has resulted in a bold metamorphosis of the school that takes advantage of the dramatic topography and beautiful northern views. and vertical linkages to the established blocks. It is one of two new buildings and an extensive landscape architecture that were woven into the existing fabric of the campus during the two-year construction phase, which was completed in April 2021. “This very particular site has been a hero throughout the design process,” Mr Gulland says. The main building leverages the opportunity presented by the steep fall across the site, allowing all functional areas, including some not previously universally accessible, to be serviced by a single lift. Visual overlaps of movement, views and natural light encourage activity and connection. A modern, lighter, steel-based “knuckle” design strategy informs this connecting element, creating a third component that celebrates the transition between new and old. Mulvee involement Mulvee were instructed to do the control joints in the block work that allow for movement in the building. They were specified in a dark grey colour as the architect wanted to use them as a feature. Normally they are available in a standard grey which blends in with the block work but they chose differently. Plus we have siliconed all skirting to vinyl on The Balcatta High School project.

From vision to built reality PS Structures has a long pedigree in the construction of education facilities, from schools to TAFE colleges. The firm was engaged in April 2019 to translate the architects’ vision for the Balcatta Senior High School into constructed reality. The building phase comprised three separable portions: demolition of the existing performing arts building followed by construction of a new café and north block; demolition of the existing design and technology block and construction of a new block with the same function; and demolition of the existing science block, combined with the refurbishment of four other existing blocks. The most significant segment of the works was the construction of the four-storey north block, which required installation of auger piles in the southern embankment and excavation for the basement sports hall. As well as the sporting facility, this block incorporates the performing arts hall, eight science laboratories, an administration floor and general classrooms, as well as toilet amenities, plant areas and staff rooms. Striking and uncompromisingly modern finishes are integrated into the overall design, including a curved copper ceiling and perforated hoop pine ply ceilings, as well as wall cladding materials ranging from colourful equitone and sculptform timber slats to the innovative use of face brick and block work. Construction challenges The building team faced several challenges, mostly due to the site’s sloping topography, with separable portion 1 – the north

block – proving the most demanding. Work on the north block was divided into three zones: A, B and C. Zone A required contiguous auger piles followed by a bulk excavation to cut out the hill to the north of the existing sports hall to enable construction of the new complex. “This proved challenging, mainly on a program front, as the deep works had to be carried out first, with no other works able to proceed until the levels had been brought back up,” says PS Structures project manager Andrew Lea. Pouring the cantilevered suspended slab over the front hill overlooking Amelia Street proved a further challenge, as did the discovery of structural issues in the 1970s-built swimming pool. This meant the pool, originally slated for minor refurbishment, had to be rebuilt within the existing footprint. The swimming pool has garnered a unique place in the revitalised sports precinct, sliding under the new building and providing beautiful, unexpected glimpses of deep blue water from a number of vantage points. Zones C and A were built simultaneously in order to meet the project deadline, while the school’s request for an early handover of some blocks further tested the construction timeframe. “The school had too many students for the space they had available and were bursting at the seams,” Mr Lea says. “This meant we had to work more closely with the schoolteachers and students than originally required. We worked with the school to ensure that the safety of all the students, staff and tradesmen was considered.”

Balcatta High School Project Hospitality Total Services (HTS) is located in Applecross, Perth, Western Australia and works across a range of sectors involved in the hospitality industry, including mining, aged care, health care, hotels, bars, restaurants, nightclubs, and education centres-like Balcatta High School. In this project HTS designed a functional Production Kitchen and Student Café servery capable of catering to multiple cuisines, and a contemporary Food Technology Lab for students to train in commercial cookery, now and over the next 10 years. The Student Café included a Preparation Kitchen with carefully selected equipment to maximise menu flexibility and provide a range of cuisines from a compact space. Advancements in food technology in the equipment selected was mindful of ease of operation, minimising the

need for highly skilled staff to provide great quality food. The Food Technology Studio presented a design challenge for universal access to be considered in the design, so that all students were afforded the same opportunity. HTS collaborated with the other FCSI consultants to develop an adjustable cooking station that allows wheelchair bound students an accessible station with clearance below and an adjustable work surface. HTS Focus Working within an existing building always causes limitation in the workable area, particularly in kitchens where existing services locations need to be considered while achieving efficient workflows. When working in an existing space HTS focus on equipment, technology, and spatial planning to maximise the operational efficiency while aiming to mitigate capital works costs where possible for our client. On Point.” During the current complicated times, however, an unprecedented challenge presented itself as Buildcom began work on a new Complete Office Supplies warehouse in Wangara: the project management team were unable to meet personally with the client due to COVID-19 restrictions. As they noted later, “It isn’t often you will build something of this size and not meet the client at least once. We have now handed over the building and are still yet to meet. Hopefully sometime soon when they visit Perth we can.” Fortunately, as long-standing specialists in delivering offices and warehousing for the commercial and industrial sector, Buildcom was still able to maintain alternative

communication channels throughout the project’s duration and ensure the construction process proceeded well, with no major issues occurring. In addition to COVID-19, Perth’s highly unusual severe storms provided other challenges, “but we are proud to say we were able to complete the building within the set time frame”. With the warehouse land backing on to a bushfire-prone area in Wangara, another major challenge was being able to complete the build in accordance with all the client’s operational needs while ensuring full compliance with FESA requirements. To that end, the design required a specialised fire engineer’s input so that Buildcom could not only cater for delivery truck needs but also make sure fire trucks had enough turning circle to enter and exit with ease. Again, the final result was to the complete satisfaction of all parties involved.

Innovative Design… and Luxury Touches for Staff The project is built on a 20,000 square metre plot of land and comprises 12,000 square metres of warehouse and canopy, 8,000 square metres of concrete hardstand and 500 square metres of office space over two floors. Its innovative features are highlighted by a $500,000 conveyor system to help with order processing, and the clients also designed an internal office to provide a few luxuries for the staff members. These include a gym area and relaxation room as well as three different kitchen areas, on the ground floor (office), on the top floor and in the warehouse/transport area. Another significant achievement was incorporating a canopy area within the design. This allows for complete, private and secure undercover loading and off-loading of all goods, and the area complies with all FESA requirements without hindering the client’s operational needs. The entire canopy area is fitted with a specialised ventilation system to allow for quality air flow. The main materials used were concrete tilt panels and concrete hardstand. The company’s builds generally consist of these materials due to the durable nature of concrete and its lifespan – up to 100 years or more when looked after well. Buildcom’s tilt panels were manufactured onsite, a method that allows the project team to control time frames and ensure quality works are completed.

A

new fire station in Cockburn for the Department of Fire and Emergency Services (DFES) sets a benchmark for firefighting services in Western Australia. Key to the success of the project was the role of the builder, EMCO Building, which delivered the project on time and to budget despite the advent of COVID-19 at the peak of construction. Built in 10 months, the design of the new facility was developed with input from the firefighters, who moved into the fire station in May this year. Commenting on the opening of the new facility, Cockburn MLA David Scaife said, "Cockburn Fire Station has been built to the highest standard”, adding that it was “terrific” to see the firefighters in their new home and serving the community. EMCO Building is one of WA’s most well-established and trusted commercial builders. The multiple award-winning company offers the full spectrum of building services from refurbishment and fitout to large-scale new buildings. Even for this seasoned builder, a $8.5 million fire station was new territory. “While all construction projects involve the same fundamentals, we were conscious of the importance of providing such a critical community facility,” said Senior Project Manager Justin De Pardo. “The building had to meet strict performance requirements as a fire station, and also provide a level of comfort and amenities for the firefighters for whom these facilities are a second home.” The state-of-the-art fire station comprises private dormitories with fully equipped bathrooms and locker facilities, three vehicle bays, covered car park, indoor-outdoor gym, dining area and kitchen, post-incident vehicle washout area, rescue pad, and specialised training tower. Construction Features EMCO Building’s works included clearing the main site and neighbouring properties, and other significant forward works to raise the site’s ground level, including retaining, backfilling and compaction.

A road was also extended to the west of the site, initially to serve as the DFES driveway, as well as a future access route as the area is developed. Structural steel and the blockwork substructure were designed to withstand an emergency weather event, and the external feature face blockwork, integrated with wall and ceiling cladding systems, was designed, engineered and tested by EMCO Building’s engineer to cope with significant wind loads. A project challenge was the ground conditions, which required significant and ongoing dewatering of the site. In addition, EMCO Building upgraded and extended the sewer, involving five months of work. Key internal features comprise top-quality finishes, including high-specification timber linings, custom orb, lighting, cabinetry, tiling and floor coverings. Other elements of the project included: ■ Landscaping, including grass trees and other native plants ■ Hard landscaping, including limestone retaining walls, quality pavement and coloured concrete areas ■ Breakout courtyard areas for staff with feature timber seating and sporting equipment ■ Latest technology security system, and integrated electrical and building management control systems throughout the building ■ Feature bespoke art at the building entry Delivering for Today and Tomorrow While the unforeseen advent of COVID-19 during construction presented challenges, the project team rallied to quickly develop a COVID Management Plan to continue work on site without jeopardising the program. “Given its scale and the different elements of the project, it was a credit to the EMCO Building team, our suppliers and subcontractors, as well as the wider consultant team, to deliver this major facility in 10 months,” said Justin.

To add further value to the project, EMCO Building recommended replacing pre-cast window surrounds with concrete windowsills, which the company formed and poured on site to achieve a consistent, quality finish. While the station was designed to meet current demands and needs of the local community in Perth’s southern suburbs, it has been future-proofed to accommodate increases in personnel and equipment as requirements of the Cockburn area and surrounds grow.

When Piet moved to Western Australia in 2007 with his wife Anita, he brought with him an outstanding skills set that – 14 years later – would prove decisive in meeting the challenge of building an industry-pacesetting home on the windswept Turquoise Coast.

With decades of experience building in the more extreme climates of Europe, specifically the Netherlands, the award-winning builder was ideally placed and prepared to construct the coastal area’s first “climate-specific” home – with no expense spared. The block of land was chosen because of its commanding views over natural bushland towards the town of Jurien Bay. Located five kilometres from the Indian Ocean, the plot also provided a high level of protection from both easterly and south/south-westerly winds. However, the construction project still required meticulous planning, and an innovative approach forged over several decades in his family’s building business back in the Netherlands, to ensure the home could cope with Jurien Bay’s high winds and require minimal maintenance in the future. As Piet explains, “We tried to build in a way that there would always be an area around the house that is wind-free (almost anyway) and the home would be attractive and pleasant to enjoy outdoors. The acoustic insulation and double glazing make it a very comfortable house to live in, and it is also well-protected from outside noise, especially the wind. I believe we ended up achieving this and fully accomplishing our objectives.”

The “we” also includes building design and architectural drafting company Design Synergy, who worked with Piet’s Berkers Building company on the Jurien Bay property’s “Grand Design”. State-of-the-Art Home Features The home comprises five bedrooms and three bathrooms, divided between a four-bedroom, two-bathroom home and an expansive one-bedroom, one-bathroom granny flat with an open-plan kitchen, dining and lounge area. On entry to the main residence, you are greeted by an open-plan kitchen, dining and family area, with a two-storey raked ceiling that offers superior air-flow when combined with double-glazed, double-locking French doors on both sides of the living area. Once you have taken in the sheer bold simplicity of the living area’s design, you then move out to the patio area and its picture-perfect vista across natural bushland to the nearby town and Indian Ocean. The master bedroom features a walk-in robe and en-suite, with all the other bedrooms completed with built-in robes and doubleglazed multiple opening tilt and turn windows. The bathroom serving the other three bedrooms has a separate water closet and plenty of storage space for family members and guests.

As noted above, one of the priorities was to make the home as comfortable as possible. This was achieved by using top-quality insulation, thicker than normal external walls, and outside cladding with a higher mass to reduce heat and noise. The double glazing is also extra-thick, which has a significant positive effect on noise reduction (especially wind), one of the two glass panels incorporates a laminate film to make it stronger, and the roof sheets have added thickness. “All these factors create an indoor climate that is both comfortable and nice to live in, even without air-conditioning,” notes Piet. Specifically, key design features include: ■ External walls 140x45 millimetres, giving greater insulation from wind and adverse temperatures. ■ Roof finished using 0.48-millimetre colorbond sheeting and additional screwing.

■ Internal and external walls insulated with acoustic batts, providing enhanced sound absorption and overall comfort. ■ External wall cladding using BGC’s NuLine Plus, which is thicker and stronger and has a higher fire rating. ■ Windows and door frames all made in Germany, double-glazed 6.38-millimetre (laminated) with 10-millimetre spacing creating huge noise reduction and higher insulation quality. ■ Windows European tilt/turn style, with multiple locking systems for the external doors. ■ Both kitchens equipped with a gas cooktop, oven, microwave, dishwasher and fridge freezer. ■ Main brand used – Bosch. ■ LED lights and fans installed throughout the home. In addition to ocean winds, another challenge faced by the builders was limestone rock. The land is rock-hard in the area, and this required the use of a powerful rock-breaker for three

weeks to clear the building site and an area for the septic system and leach drains, and also to create a trench to connect power to the house. Piet is also strongly committed to sustainability as a builder, so the building was constructed to guarantee its longevity. Most of the materials used were either re-usable or recyclable and, in the event of not being re-usable, they were chosen to prevent or at least minimise any threat to the environment. “Building energy-efficient homes is extremely important back in the Netherlands. It is a much cooler climate there but the same principles apply for this warmer climate in Western Australia.” Family Background in Europe Piet Berkers has a venerable building pedigree. There are records of the family business having been set up in the Netherlands as far back as 1870, with Piet’s grandfather taking it over from two brothers (without successors) in 1928. He in turn handed over the

reins to his son in 1958, and Piet helped out as a youngster on weekends before eventually succeeding his father in 1988. Piet and Anita sold the business in 2001, and it is now integrated into a larger company. He continued working as a builder for several years before they emigrated to Australia in 2007, and immediately established Berkers Building. As the Berkers are semi-retired, it is just a “one-person” company, with Piet buying a block of land and developing a house on it, and hiring contractors for the construction work. His projects have included building the Bindoon Bakehaus and Cafe, and the Berkers’ own farmhouse in Bindoon (currently for sale). And their reasons for emigrating from the Netherlands? “We do love Australia and we think Western Australia is beautiful. Also we felt quite cramped in the Netherlands, which is very densely populated. A change of life at that stage in our lives was important and we love it here in Australia.”

The company has been providing its insightful and innovative designs to Penrhos College for the past two decades, having previously designed the creative arts and design building, staff rooms and boarding house. “We see our role with each project as custodians of the college’s campus vision, as we seek to introduce new contemporary inspirational learning spaces, materials and technologies, carefully crafted to respect the historical architectural fabric and rhythm of the campus,” says ZMH director of architecture, Nathan Zuideveld. Focus on building excellence With its strong history of excellence in education construction, Focus Building Company has more than five decades of experience in all sectors of the Western Australian building industry. One of the most significant segments of this project for the company was the installation of the spectacular glass roof over the presentation stair and void area. The roof was manufactured in Germany, shipped to Australia flat-packed in crates and fitted by installers from Queensland. “The roof was fully assembled and bolted together on site as a kit, with no onsite fabrication or alterations required,” says Focus Building Company project manager Laughton Savage.

The laboratory environments were also made acoustically-friendly through the application of a number of different plasterboard and acoustic products, such as Autex. Construction challenges The project posed several technical and logistical challenges for the builders, including the simple fact of the age of the original structure. “As the original building was over 50 years old and had three extensions added in this period, there were a lot of unknowns discovered when stripping back the building to the structure,” says Mr Savage. “These discoveries resulted in a lot of on-the-run design changes to overcome the issues and prevent delays to the project completion.” Fitting new services and technology into the existing portion of the building was also a challenge with the limited space and service ducts available. “There were many design tweaks and modifications throughout the build process, to allow for the services to be integrated into the building in a seamless manner and without making the additions obvious,” he says. One of these was the integration of technology into an EMS system which monitors power usage, solar power generated, water and gas usage as well as air quality within the building. Covid-19 restrictions led to logistical challenges with the management of materials and labour from overseas and interstate. International delays in production meant project sequencing had to be changed due to extended manufacturing delays. “It became very challenging to get interstate installers into Western Australia, give the hard borders that were implemented here,” says Mr Savage. “The pandemic also caused a rethink of a lot

of materials and products used on the project to try and limit and prevent delays from overseas and interstate manufacturing. “A lot more local materials were sourced to change out interstate and international materials, as a safeguard.” Real-life working environment The new science centre replicates a real-life working environment, including multi-functional laboratories, break-out collaboration spaces to encourage small and large groups to congregate, and an amphitheatre-style space which supports live-streaming of lectures and distance learning. The centre also has an outdoor laboratory and a rooftop deck with views over Perth. Reflecting the environment the students are certain to face in their future working lives, the spaces are flexible, providing the inspirational learning environment the students need to effectively adapt for whatever their future will present. “The new science learning spaces are versatile, full of natural light, providing opportunities to inspire, collaborate, experiment, build and learn,” says Mr Zuideveld. preparing students for the future. “Learning spaces such as these are adaptable for groups, workshops, informal and formal presentations and demonstration spaces, both inside and outside the building,” says Mr Zuideveld. “They are intentionally designed to support best practice in both curriculum and teaching, to support the exploration of meaningful ideas and access to innovative resources that can turn ideas into reality.” EBSA involvement EBSA were approached by the architects looking for an operable glass roof that could provide both daylight and natural ventilation to the space below. The concerns that are raised time and again by specifiers relate to water tightness, condensation and thermal efficiency. The PR60 system is incredibly watertight and incorporates secondary drainage channels, it is also one of the most energyefficient glass roof systems on the market being available in multiple specifications, including a passive house variant. In terms of condensation, EBSA were able to provide the architects with a study that examined how the thermally broken PR60 system was able to minimise condensation allowing for temperature differentials of up to 20 degrees between the internal and external environments. Overall the system has met all of the desired outcomes and is a testament to the project as a whole.

That collection of companies is ABN Group, specialising in residential and commercial construction, property and finance, which recently moved into its new Western Australian home in Leederville – and it is no ordinary house of business. Constructed in the former car park of that iconic 19th century Leederville landmark, the Leederville Hotel, ABN Group’s new centre of operations accommodates the majority of its Perthbased brands under the one roof. As part of the $60 million development, two adjoining laneways were brought to life, drawing people into a newlyvibrant town centre to add to Leederville’s diverse culture and community. The new commercial hub is set to be a catalyst for the centre of Leederville, transforming the local business and civic landscape. Purpose-built headquarters The 15,400 square metre project comprises a 9,400 square metre building and its 6,000 square metre car park. Developed by Hesperia and designed by Hassell, it was built by PACT Constructions. The stunning integrated fit-out was designed by Woods Bagot. Following a demanding 87-week construction period, the development was delivered ahead of time and, in June

2021, became the new home for nearly 900 of ABN Group’s employees. The vast, purpose-built headquarters incorporates Home Collective – a magnificent retail showroom facing onto Vincent Street, as well as a multi-level office tower, ground floor commercial tenancies, extensive end-of-trip facilities and 161 car bays for mixed public and private use.

Externally, the Hassell design team has crafted a contextually sensitive building. At the top of the building, a playful perforated metal “veil” wraps around and skins the car park with an illuminated artwork by Tom Muller. The “veil” peels away to reveal a brick anchor building, which in counterpart is heavy, formal and crafted, drawing on the scale, materiality and texture of the neighbouring heritage buildings. Internally, Woods Bagot has created lofty, functional spaces that flow seamlessly into each other with a flourish of sweeping curves, lustrous surfaces and exquisitely refined finishes. There is an undeniably strong hint of mid-century modern in the rounded corners and cleverly-placed block-work, complemented by smooth timber accents. The retail showroom exhibits displays in a sumptuously airy, spacious layout that invites the client to pause, admire and even try out the designer fittings that could one day be signature pieces in their own dream homes.

“Our unique ‘hands-on’ approach, collaborative spirit and clever thinking ensured we realised the full potential of this landmark project” Logistical innovation Behind every beautiful building lies the rigour and discipline of the construction process. Significant logistical challenges were posed by the building footprint on a site which was tightly bounded by Vincent Street, two local laneways and occupied commercial premises. According to PACT Constructions General Manager Jason Thomson, consultation and communication with residents, local businesses, the City of Vincent, Western Power and Main Roads WA was vital to ensure key stakeholders were kept informed of scheduled works to minimise disruptions. “Given that the building footprint was land-locked, we had to develop innovative building logistics,” says Mr Thomson. “We leased a vacant block on Vincent Street approximately 150 metres from the site and used this as a concrete pumping staging area. “Because we could not gain access to the site for 7am pours, given the restrictions, site devised a plan to set up the hopper at 291 Vincent Street, where are our site sheds were, and we had an underground line feeding our site. “Concrete was pumped from

the staging area to the site via this underground line. This saved us a lot of time and productivity by not having to ‘build our way out’ of the site. At the peak of the construction phase, about 150 tradesmen and specialists worked on the project. Civil works challenges Since the existing sewer line ran under the deepest part of the Vincent Street site, a sewer diversion had to be carried out before any further works could be undertaken. This involved a 24-hour traffic management plan for the duration of the diversion works to reduce disruption to the normal flow of traffic and pedestrians. The building was just over six metres from existing 132kV high voltage power lines, requiring additional resources during particular stages of construction. PACT engaged a full-time consultant when working in the vicinity of the power lines, lodging the required paperwork with Western Power and the Department of Minerals, Energy and Resources.

Leviat design bespoke brickwork support system for new ABN Headquarters The new headquarters building for construction group ABN in Leederville, Perth comprises multi-level offices atop a stunning ground floor retail shopfront. Architect, Hassell, designed a concrete frame with a stylish brick veneer, incorporating challenging brick soffit details with differing cavities, below-slab projections and complex brick steppings.

Working alongside main contractor, PACT, Leviat designed and manufactured a bespoke brickwork support package incorporating various Ancon MDC systems for differing projections and larger cavities, individually designed cleats for the curved wall and 750 soffit hangers, all fixed to almost 500m of Ancon 30/20 cast-in channel.

‘Extremely high standards’ “The project demanded extremely high standards for quality,” says Mr Thomson. “With a construction time of just 87 weeks, our unique ‘hands-on’ approach, collaborative spirit and clever thinking ensured we realised the full potential of this landmark project. “Working with Hesperia and the consulting team to shape the design and manage scope, cost, time and quality has been an invaluable process, and we are very pleased to have delivered an optimal project outcome for Hesperia and ABN Group.” As part of the delivery and completion of the project, PACT also provided the integrated fit out. Green Star accreditation goal The Leederville project is targeting a five star Green Star accreditation and a minimum five star NABERS rating. Both rating systems provide independent verification of the sustainability of a building. Green Star accreditation is an internationally recognised sustainability rating system. The rating is issued by the Green Building Council of Australia, based on a six-star system. Five stars denote Australian excellence while six stars are the measure of world leadership. Similarly, there are six stars in the NABERS constellation, with five stars rated as excellent and six stars market leading. The Green Star rates the design of the building, while NABERS (National Australian Built Environment Rating System) rates the effectiveness of the operation of the building after it is built and is operational. “This involved lots of hard work, coordination, paperwork, validation and teamwork between many different parties,” says Mr Thomson. “Having the opportunity to build the new hub for ABN Group is particularly meaningful, as it is PACT’s new home, too.”

The interior palette and selections are reminiscent of the everchanging views, fragrances, textures and bird life from the outside, giving warmth and a sense of familiarity.”

Dynamic street presence The imposing entry, with the unexpected double height void of the foyer, together with the external café area, Allied Health centre, public art by sculptor Steve Tepper and informal pedestrian link to the dog park, provide a dynamic street presence, contributing to the vibrancy of the area. Adorning the double volume portecochere, front fencing and the dog bowl at the front of the petfriendly Paws Café, the steel artwork’s dark grey frames with pops of green hues bring the element of organic nature to the design. The café and concrete dog bowl are popular meeting points for residents and visitors – both two and four-legged – and were created to encourage incidental social interaction between the dog park visitors and the aged care home occupants. Multiple facilities Inside, the 120-bed, two-storey complex offers activity spaces, dining areas and lounge rooms, as well as a central social hub complete with a music chamber. The seven residential wings are served by a commercial kitchen, laundry, a hairdresser and a memory care neighbourhood which provides a dedicated environment for people living with dementia. Patterned carpets, warm timbers, textured wallpapers and playful tile selections throughout the home give each space its own identity, which helps residents navigate their way through the building. Outside, verandas and balconies provide places for residents to enjoy views of the dog park, trees and changing sky, while courtyards are accessible from all communal areas of the building and through many of the residents’ bedrooms.

The open-air living space includes an outdoor kitchen, alfresco dining and comfortable seating. Allowing residents to enjoy the best of all seasons, the shade sails have been strategically placed so they can enjoy the sunshine in the spring and autumn months in other parts of the courtyard. Longevity, low maintenance The brick, concrete and steel construction materials were chosen for their endurance and low maintenance, while solar panels help to reduce running costs. The roof is one of the largest in the southern hemisphere to be sheeted with the matt Colorbond finish. “The Care Community has a clean contemporary residential image with a conscious use of materials which promote longevity and maintenance minimisation,” says Perkins Builders’ Construction Manager Raymond Daly. However, the build was not without its challenges. The new aged care facility is a heavily-serviced building with specialist safety systems integrated into the build to manage the care for the residents, meaning services coordination was a focal point of the build process from the start. “The design of the building provides for a central services facility with a plant deck on level two and a commercial kitchen and laundry facilities on the ground floor,” he says. “The coordination of the mechanical services through the spine of the building and along the corridors to service the individual rooms was a very involved and lengthy process. Some of the key areas of concern were the roof truss structures and the congestion of the service risers.”

Coordination meetings and cross-discipline shop drawing reviews were conducted with the relevant contractors to ensure the integration of the services into the build was conducted as smoothly as possible. Collaborative approach Perkins Builders adopted a collaborative approach towards the closing out of design and construction issues that presented during the process. “In order to minimise the risk of abortive works, the team engaged with the client and constructed a sample bedroom, incorporating all of the material finishes to the room and the

ensuite,” says Mr Daly. “This process identified a number of design and construction risks which provided the design team with the opportunity to incorporate slight design changes and alter material finishes and products to provide for the high quality finish and a high degree of efficiency throughout the build process.” The entire project is a triumph of cooperation and good communication, notes Ms Jones of KPA Architects. “Through great teamwork with the client, builder, project manager, architect and consultant team, we were able to complete the construction of the building on time with a high quality finish we can all be proud of,” she says.

Three years on, this commitment is still reflected, and indeed strengthened, in such key projects as the St Elizabeth’s Catholic primary school featured here. Located in Hocking, the $1 million upgrade was completed by Castle Projects in collaboration with another company noted in the industry for its focus on first-class client service, design excellence and meticulous project management: Parry and Rosenthal Architects. The scope of the work comprised: ■ Enclosing the existing covered assembly building and adding an acoustic ceiling and floor finishes internally ■ Constructing a new library building ■ Completing external landscaping and paving ■ Adding a concrete ramp and stairs ■ Extending the existing covered walkway One of the main challenges, according to project manager Jonathan Kyle, was that the school was fully operational at the time, which meant the fencing and children’s movement had to be continually altered at various stages to complete the works.

To that end, some of the work continued after hours or at weekends, or was programmed during the school holidays to minimise disruption. Nevertheless, the main works were completed three months ahead of schedule – ensuring a “very happy and satisfied client”. he Little Sisters of the Poor have a long and inspiring history of caring for elderly people in need. Ever since the Order first arrived in Western Australia in 1920, the dedicated, compassionate Sisters have fulfilled their vow of hospitality to provide a home for some of Perth’s most financially-constrained older residents. Their mission statement, “…to contribute to the culture of life by nurturing communities where each person is valued” resonates afresh in the recent addition to their aged care complex at Glendalough. facility. Designed by Salim Lee Architects and Planners, the new complex is serenely attractive as well as functional, supplementing the privacy of the personal living spaces with the conviviality of a generously-proportioned communal zone. The unit complex was constructed by Perth building firm Komemo Constructions. The independent living units represent the final stage in the existing Glendalough complex, which was designed and constructed in 2019, also by the Salim Lee/Komemo team. The design had to reflect that of the existing facility and be suitably-proportioned, self-sufficient in layout and independent in function to accommodate the residents in a way that allows them as much individual autonomy as they need within an essentially shared living environment. Pleasant, enjoyable environment’ “We had to be very mindful that the building was to be used by low-cost income earners, however we had to provide a suitable well-thought-out product to ensure their new environment was pleasant and enjoyable,” says Frank Del Borrello, the lead architect for Salim Lee Architects and Planners. The new building comprises two wings, each containing six units, connected to a communal lounge/meeting area designed to develop and facilitate resident interaction and socialising. This shared area serves as the main entry to the building on one side, while the other side gives onto a courtyard with a northern aspect, thus providing an attractive and practical interface between indoor and outdoor zones. Large windows and glass doors allow natural light to flood into the common room where furniture, rugs, artwork – and even the design of the walls themselves – work together to cleverly define

Outside, the wide covered walkways connect open spaces to the timeless, classically-designed building, its outstanding features of graceful columns, face brick walls and shady open verandas surmounted by terracotta roof tiles. Complementing the traditional construction method and materials is the modern approach to energy generation, with each apartment boasting its own solar panel system. Sky-high ceiling The individual private living spaces open onto a 1.8 metre wide corridor whose lofty walls draw the eye up to a curved ceiling featuring a dramatic sky mural. The curve of the ceiling echoes the transparent, curved exterior walkway roofs through which the actual sky is visible. The rear of each unit opens onto its own courtyard, defined by both the decoratively-columned verandas and the ground-lit formal landscaping. An open-style living/dining/kitchen area determines the main interior zone of each air-conditioned apartment, while the bedroom is large enough to accommodate either a double bed or two single beds. Both the living space and bedroom area have access to an ensuite bathroom and laundry area, with a separate store facility. Tiled from floor to wall, and fitted with a shower, vanity, mirrored utility cabinet and grab-rails, the bathrooms are suitable for use by residents who may be in a wheelchair, or who need assistance. “The ensuite has been developed to take into consideration residents who may have a physical impairment,” says Mr Del Borrello. “This was done in a subtle manner, so that the units can be used by any residents. This provided great latitude for any enduser.” To enhance the safety and security of the residents, each unit also features an intercom system and a direct telephone line to a dedicated carer.

Separation challenge One of the challenges of the construction phase was the necessity for the new complex to be built while the main aged care facility was operational. To achieve this, the building site was separated from the principal complex, allowing each to work in synergy with the other. “It worked well,” Komemo’s construction manager Marc Jones says. “The only real challenge with the timeframe was that some materials, such as stone carvings, had to be sourced from overseas and some of these were delayed due to the situation with Covid-19.” Komemo Constructions and Salim Lee Architects and Planners are both highly experienced in the design and construction of aged care facilities, drawing on inspiration from around the globe. “A lot of our material is taken from all over the world and our buildings include aspects from many places,” Mr Jones says. “We work very closely together and we have a very good relationship.”
