WHERE IS THIS YEAR GOING ...

I

t was not so long ago that we were wishing you all a Merry Christmas for 2015 ... and then welcoming you all to 2016. That all seems so long ago! And moreso, in a dynamic industry and state as ours, time (and projects) seem to zoom past, marking the passing of the months. However, with the passing of each quarter, and subsequent edition of The Builders Choice Magazine, comes an opportunity to reflect, share and applaud the efforts of our talented designers, architects, consultants, developers, builders, suppliers and trades.

This edition is no exception: As you will read, our September issue is packed with an assortment of residential and commercial projects. Once again we feature some great new homes built in Floreat and South Perth and in the state's south-west which showcase design talent, building quality and product availability that make each home unique and desirable in their own right. Complementing the single residential projects are some medium and higher density living, we feature Regatta Apartments, The Grange and 297 Canning Highway.

Can you tell us about the projects that Kosp Construction Resources undertakes? We are a supplier of building materials and installation services – from external cladding, renders, paint, fencing right through to internal flooring. Our products and services are utilised on extensions, double storey builds and larger Type 2 buildings. In particular, Kosp is the exclusive WA distributor of some of the highest quality and leading brand products in the building industry.

I'm somewhat of a dinosaur when it comes to doing things right, and my son is a chip off the old block, so we are sticklers for quality and have always tried to offer a great service.

Being unique is simply a case of applying our experience and going the extra yard. We are family business, so we would rather go overboard than take the too often seen 'short cut'. I learnt many years ago (when I was young) that you had to 'cover your backside' and not leave things to chance. This lesson has served me well over the years.

What are some of your favourite products, as supplied or used by Kosp on its projects? They are the Loxo and NRG Greenboard cladding systems (which are both at the top of their respective trees), and Acryloc Building Products. The 50mm thick steel reinforced Loxo autoclaved aerated concrete wall and floor panels have great acoustic properties, R-value's and fire ratings. It should be the only cladding used in bush areas. NRG Greenboard EPS is one of the only polystyrene panels on the market that has a Bal29 fire rating and is treated against termites. The system contains a completely engineered and approved system of fixings,


profile THE BUILDERS CHOICE render beads, polymer render, reinforced mesh and membrane coatings. It also has excellent sound ratings and is an environmentally friendly product to manufacture. Both of these products are perfect for many of our state's metropolitan, rural and regional applications. Acryloc is a boutique company specialising in the supply of quality Australian paints, texture coatings, renders, roof membranes and associates equipment, machines and tools. Their motto is 'Simply Better Paint' and in my opinion it's true. We are only as good as the products we supply and/or use, so this range of products is definitely on my list.

This removes any imperfections in the internal float coat. We also have developed a great skim render that can be used on all external cladding. It is very easy to finish and float up.

What have you learnt from your experiences in the industry? How has it changed, if at all? It's getting more and more difficult to receive payments for products and work. I think that part of the solution revolves around more stringent rules for becoming a Registered Builder in WA, and also for monitoring work undertaken by builders and their trades. I've known cases of people coming from overseas and using someone else's registration to undertake building work; this is dangerous at the best of times, but especially moreso when they know nothing of local codes, standards or building practices. What do you then see as other challenges that face the industry? There is a definite lack of Australian trades, and we need

to rectify this with incentives and training. Passing regulations that make the main contractor responsible for paying its trades will also help alleviate some of the issues in the industry, as will removing drug use. On a positive note, can you share any other exciting projects that Kosp is working on? At the moment we are engaged on an 18 unit complex for Choi Builders in Hamilton Hill, using our Loxo cladding system. We are also starting another Loxo cladding project which is a 16 unit complex for a property group in Cloverdale, and yet another 12 unit project using Loxo in Kewdale. What do you enjoy doing when you're not working? Relaxing in my spare time, and enjoying my children and grandkids at family outings … with an occasional VB in my hand. What would you like to be remembered for? Being a sincere and loving father.

he Guildford Hotel is now open to be enjoyed by all once again, and the company responsible for this amazing refurbishment was Ultimo Design and Construction. The Guildford Hotel was destroyed by a fire in 2008 and sat vacant and derelict for many years. Ultimo commenced works in

late 2014 and spent considerable time compiling building reports, cost plans and program estimates before undertaking any work on site. The restoration aimed to pay tribute to the 130 year old history of the Hotel. Ultimo director Nathan Stride was introduced to both the building owner (Luke Martino) and the tenant (Publican Group Australia) by the project architect, Fratelle Group over 2 years ago. The project integrated the base build and the fitout to expedite the building process. The initial challenges for the project stemmed from maintaining the integrity of the existing structure, meeting heritage requirements and retaining the elements of the fire damage in addition to providing a safe environment for construction personnel. Estimating costs to refurbish a building of heritage status, destroyed by fire and left exposed to the elements for over 6 years was undoubtedly a difficult task. Budgets and programs

were constantly revised to provide an accurate status of the project for both clients as it progressed. Significant innovation was required to meet the challenges of finishes, structural integrity and installation. For example, an existing chimney was supported in mid-air whilst it was cut and a 5m steel beam was threaded through its base. The iconic Belvedere was constructed on the ground and lifted into position where it was secured via pre-drilled bolted connections with only 2-3mm tolerance. Structural steel was laser cut and flanges fully welded to create the curved elements required to match the original design as the designated radiuses could not be achieved by rolling beams. Infrastructure also proved challenging with the requirement to install a sub-station, the relocation of street hydrants and resolving drainage issues between Main Roads and local government. Added complexity came from the fact that both clients wanted to activate the first floor of the hotel 10 weeks before project

completion. This required a new design, additional structural works and service upgrades. Due to the staging of the hotel works and the redesign of certain areas, the project incorporated 5 separate Building Permits. Compliance and approvals consumed a significant amount of time, involving liaison with consultants, certifiers and local government authorities. Recreating facades required deft skills and patience to reform ornate beams, lintels, and lettering (including fonts) to comply with heritage requirements. Masonry structures were photographed (and numbered) before being deconstructed and rebuilt for structural performance and satisfy requirements. Numerous internal walls were removed to make way for the new floor plan. Bricks were salvaged and upcycled to form a new water feature and new walls throughout the hotel. A number of the retained bricks bore markings across their internal face, suggesting they were made by convicts in the early years of the hotel’s construction. A significant proportion of the salvaged materials were upcycled into the hotel, including timber, masonry, windows and doors. Wall cladding featured throughout the hotel was salvaged from the original hotel’s timber floor. A single section of timber trusses survived the fire, interestingly these trusses were covered by the laser light roof sheeting which also survived. Trusses were retained and covered with Ampelite roof cladding. Salvaged jarrah beams were retained or repositioned throughout the hotel. A number of spans had to be reduced with new steel beams for compliance, however a surprisingly large number of floor joists were retained and continue to serve the hotel – with the benefit of being exposed and displaying herringbone struts. Bar tops have been constructed from original floor joists salvaged from the fire and years of exposure. In a tribute to the dedication and commitment of the contractors involved in this restoration, their names were etched into the bar’s brass inserts, which Ultimo hopes won’t be exposed for at least another 100 years.

The bulkhead above the first floor bar utilises a steel beam which originally formed part of the belvedere and was contorted by the fire. Deformed stainless steel rods were installed extensively throughout the mortar joints to support walls deemed hazardous. The rods retain the walls’ deflections and curvatures and serve as a reminder of the fire’s heat and force. sacrificial anodes to prolong the lifespan of both steel and façade. This process, whilst expensive and laborious, prevented the entire front façade from being demolished and reconstructed. An original terrazzo floor miraculously survived the fire (despite it destroying the floor directly above) and subsequent 6 years of

exposure, and was successfully restored. Existing fireplaces have been retained on the first floor (even where floors had been removed) as well as 2 original open fireplaces which remain in use. The original cast iron spiral staircase was modified and retained in its original position on the James Street balcony and harks back to a bygone era.

The owners of Ranelagh Crescent were friends of good friends of David's, and were introduced to him and his business at a dinner. After several conversations and getting to know them better, David and Signature were commissioned to design and build their new home. The clients had worked all their lives for this dream home to become a reality, so David felt a tremendous responsibility ... not only because they were friends of friends, but also because of the impact this home would have on their lives. The owners wanted a home that offered them 'apartment-style living', where all their frequently used rooms would be on the second floor overlooking the Swan River, and where the guest rooms and other bedrooms could be located on the ground floor. The block was in a great location on the South Perth foreshore (even if it was slightly narrower at the back and widening up towards the front) so two of the major external influences on the design were the views and the proximity to the river. These elements impacted substantially on the design, with great results. With client brief, location, and site dimensions and orientation fully considered, what Signature Custom Homes created was a light,

Signature then set about building the home. However, building a home of that size and standard so close to the river immediately posed potential problems; the high water table meant that Signature had a challenge to incorporate all of the needed accommodation without having to go underground, at the same time facing another challenge to provide the home with views to as many rooms a possible. What Signature was able to do to overcome this dilemma was to push the garaging to the rear of the home which enabled the clients to utilise the whole width of the site for the accommodation they required, and to still take maximum advantage of the views.

The home is now completed and the results are obvious. The ground floor has three ample sized bedrooms (with own ensuites), the laundry, powder room, massive theatre room, a loggia, lift, garage and large store. It also incorporates a pool and extensive planters and 'hard landscaping' which were all part of the building contract and equally as involved as the home's structure itself. Upstairs, the master suite (with ensuite and sumptuous walk-in-robe), and activity room dominate at the rear of the home. A walk-in-linen cupboard and powder room (situated not far from the centrally located wine cellar and lift) lead through to the kitchen/scullery/dining/living which take pride of place and enjoy the river views. There is also an undercover alfresco area which spans the entire front of the home, accessed from the living area.

This stunning home is an iconic one-off design that has a very contemporary, architectural feel to it. The façade acts like a large frame for the glazing suite which runs the whole width of the front of the house, and up and down. The exterior incorporates Alucabond metallic cladding separated by negative detailing on the front of the home, which gives it a broad, horizontal, cubist look. The Gap's daring new lookout is the first of its kind to be built over the ocean in Western Australia, and forms part of major upgrade works to the tourism drawcard. The lookout offers a safe and accessible option for all visitors to enjoy a more exhilarating experience in this unique and beautiful part of WA. For the first time visitors can now safely watch the spectacular sight of powerful waves crashing against the cliff face just 40 metres below them through a see-through platform. The Department of Parks and Wildlife (DePaW) in conjunction with GHD developed the design for the replacement of The Gap and Natural Bridge lookouts, including all associated facilities. As with the majority of Department of Finance projects, the construction of the Gap and Natural Bridge and associated upgrades was tendered via Tenders WA. From a field of 5 tender

submissions, BGC Construction's regional team was awarded the $5 million contract to build the new facilities which included the stainless steel walkways, elevated platforms, two new lookouts, granite furniture, feature concrete paths, carparks and new signage. This project is an exceptional example of quality construction and exemplary safety management, particularly given its remote location and harsh natural landscape. This project is located on the harsh southern coastline in an isolated area approximately 20 minutes' drive from Albany. The site is extremely exposed to the prevailing weather and southern seas to the extent that flooding and excessive winds were common challenges overcome by the site team. The construction was not without other challenges as building a structure in mid-air over a wild and often unpredictable coastline is no easy feat. Access to the site was developed by the BGC team over a number of trials that involved submission of methodologies to the DePaW for comment and to ensure maintenance of the pristine

condition of the natural landscape. Eventually a system was developed using a geotextile blanket to provide a sublayer membrane with a decomposed natural granite road base (sourced from the local area) that was laid for heavy machinery access. This access 'track' was bunded to mitigate contamination to the adjacent landscape and prevent erosion. The track was repositioned during construction due to resequencing of works and developed further to allow access for a 200 tonne crane. The success of this system is a major hallmark of the project in the sense that BGC was able to access the remote area of the site and demobilise without leaving any traces of its presence. It's interesting that a number of comments have been received anecdotally from the general public, wondering “how the hell did anyone manage to build a cantilevered walkway in this location without using a helicopter!” The site was supervised from BGC's Albany office with a dedicated site supervisor. Communication from site was enhanced

by a purposely built Next G booster that provided both mobile and data services from this isolated location that was previously without any reception. Temporary amenity and ablution requirements were also satisfied with development of power and water systems appropriate for this remote site whilst guaranteeing there was no risk of contamination of the pristine landscape. Compounding the challenges of building the lookouts and walkways was the importation of a specialised form of U2205 stainless steel (which required highly technical welding and polishing skills) from Sweden. steel was unique and required countless experiments to develop the required weld and polishing procedures. Manufacture of the cantilevered lookout also required the development of unique methods to overcome the inconsistent behaviour of the stainless steel. Weld procedures and fabrication methodologies were revised

several times to combat the characteristics of the stainless steel during the different stages of manufacture. The project was managed from BGC's Bunbury office with a dedicated contract administrator who worked closely with GHD and DePaW. Whilst the project was well documented there were still considerable unforeseen issues that arose. Fortunately, with collaboration between all stakeholders maintaining focus on the paramount outcome of product longevity, quality was not compromised. For this reason however, the project suffered from significant delays as the works period more than doubled. The original 32 weeks contract period increased to 17 months, with completion achieved in early April 2016. It is fair to say that most projects of this complexity (particularly when considering the extent of delays) could have ended in substantial damages claims from the client, however that was not the case. The open communication and genuine stakeholder participation between the client-designer-builder team was crucial on this project, and although project delivery was achieved well after the original target, there was a clear understanding and genuine appreciation on behalf of the client for the continuous efforts of the BGC team to deliver this extremely complex project. Coordination of trades, access, quality control and managing tasks during the prevailing weather conditions was expertly managed by BGC's competent site team. The outcome is exceptional and has received commendation from the Principal. The new facilities are expected to attract a growing number of visitors to the region each year. Currently over 210,000 visitors per annum experience the beauty and impact of this natural coastal opportunity. As a very complex project with a high public profile, the successful delivery of these facilities is an incredible achievement which BGC Construction is proud of. An enormous amount of time and ingenuity was exhausted to ensure the 50 year life span requirements of the structure are met ... and the safety risks alone make this incident free project outstanding as far as building management expertise.

development is one of Australia's biggest coastal renewal projects covering more than 85 hectares. As part of the development of the higher density marina village, a neighbourhood shopping centre was developed as a key piece of infrastructure and important amenity for the surrounding residents and wider City of Cockburn community. The Port Coogee Village shopping centre consists of a full-line 3,200sqm Woolworths supermarket including BWS, 11 specialty shops over 1,230sqm of retail space and a 188 space basement car park. Jack Davis (Frasers Property's Development Manager, Retail for this project) completed a Bachelor of Property and Construction and a Bachelor of Commerce (Finance) at the University of Melbourne, before moving into a construction management role with a commercial builder. After three years he moved into a

consultancy-based project management role, prior to joining Frasers Property (then Australand) to work on projects such as the Port Coogee Shopping Centre. “We wanted our new shopping centre to have a distinctive coastal design to complement the waterfront location and surrounding residential community. We aimed to combine a vibrant and charismatic design whilst guaranteeing that all the fundamental and functional requirements of a shopping centre were still delivered. Providing a platform to attract a quality mix of tenants to ensure the shopping centre became a valuable drawcard for the fast growing community was our ultimate goal,” Jack says. “The greatest challenge was providing a diversity of retail uses to ensure the centre fulfils its role as both a destination and convenience retail offering for its shoppers and the community. We wanted to provide the residents of the primary trade area and wider estate a 'new-to-market' high class offering for their shopping, leisure and social enjoyment whilst ensuring an eclectic and complimentary mix of retail uses to ensure the sustainability and viability of the asset and its tenants”.

Adco was engaged as the 'design and construct' contractor on the project. Adco has been trading for nearly 20 years and have a turnover just under a $1B AUD (though the company will break that ceiling during this financial year) throughout Australia covering all sectors within the commercial building arena. Adco Project Manager Derek Hammond (who comes from a trade's background and has worked and educated his way to overseeing large projects) had the role of managing both the design and construction phases of the works to the point that Adco and Frasers incurred no further design costs and completed the development on budget and to a tight programme. There were multiple end user briefs that Adco had to comply with, the main one being from the anchor tenant Woolworths. The Woolworths brief are extremely specific and we were not allowed to vary from this document in any way. This meant that Adco had to design certain aspects of the trading hours and access points to suit Woolworths. The biggest other design influence was ensuring that the external features of the centre blended in with the existing surrounding residential properties, the DA Conditions and the future apartment blocks planned adjacent to the shopping centre.

Given the location and geology of the site, Adco encountered several obstacles to construction. First, there was the rock situated within the basement. This delayed the basement works by 3 weeks. The water table was also extremely high which again caused major issues when Adco tried to install the grease traps, sump pumps, travelator and substation pits. Dewatering licences needed to be obtained. The water being pumped out reached up to 500ltrs per second. Adco ended up using larger plant to remove the rock and engaged 4-6 pump sets running for nearly 6 days to reduce the water levels during the installation of the equipment mentioned above. Additionally, energisation of the substation was delayed due to the redeployment of resources after the January bushfires. The building is a mixture of steel, Alucobond, Bluescope roof sheeting, aluminium glazing, granite tiles and timber cladding (Shadow Cladd), stone floor tiling and internal skylights to provide daylight into the mall. The feature blades on the eastern elevation are a great architectural achievement; the size of the blades made it extremely difficult to detail and to manufacture. The metal sheets

were then fabricated in 6 separate sections for each face which resulted in approximately 30 sheets per blade and Adco had 6 blades in total to supply. During the frame manufacture Adco had to ensure that the fabrication tolerances where reduced error to ensure the sheets would actually fit when they got delivered (8 weeks after the frames where installed). The shopping centre is not without innovation. It has a 50kW rooftop photovoltaic (PV) solar system to generate renewable energy for electrical usage in the basement carpark and common areas including the mall and amenities. There is also electricity sub metering for monitoring, management and reporting of performance to each tenancy and building zone. The centre has cyclist facilities and change rooms for visitors and workers, high efficiency LED lighting throughout common areas, high efficiency water fixtures and fittings (with a minimum 4 Star WELS rating) and includes naturally ventilated entrance foyers and basement carpark. Derek reflects on the project despite all of the challenges that Adco and Frasers faced; “I've been reminded about the importance of good communication and strong collaboration with the entire project team (developer, designers, consultants, builder, authorities and sub-contractors) to ensure the project's vision and outcomes are aligned, and how all stakeholders sharing the same vision and can ultimately be celebrated in joint success”. Jack Davis also takes with him positive experiences from this project. He will be working on one of Frasers' most exciting projects yet, Burwood Brickworks (a 22ha site approximately 15km east of the Melbourne CBD). The new community will consist of up to 950 dwellings housing over 2,000 residents, public open spaces, and an Urban Plaza. It will all be anchored by a shopping centre which will push the barriers of sustainability as it aims to be 'the most sustainable retail centre in the world', which is a huge ambition and undertaking. The new shopping centre will provide in excess of 10,500sqm of retail and convenience space including a 4,800sqm flagship supermarket with 1,400sqm full-line liquor offering. There will be approximately 3,400sqm of specialty shopping space, including a dining precinct as well as street level and basement car parking. In the meantime, the Port Coogee Shopping Centre will remain unique in many ways, perhaps mostly due to its location; it is literally on the edge of the marina and just under 100 metres from the breaking surf. What a great way to shop!

Ever since then, Motus has been challenging the way Perth thinks about architecture. Peter has been practising architecture for 40 years and brings a wealth of experience to the youthful office. As a young studio (with the average age of team members being about 30) Motus is often told that it approaches design a little differently. Everyone in the office loves architecture and enjoys the challenge of creating unique spaces. Architecture has the ability to change the way we inhabit and interact with our environment, and this can significantly benefit

people lives. This is the very reason why every member of the Motus team are in the industry. As a relatively small company, Motus has two distinct areas of expertise. Firstly they are experts at designing buildings on challenging sites, extracting the most out of what a site has to offer. The Motus team has a great understanding of local planning regulations which allows the firm to achieve much more in its projects than clients expect. Regatta Apartments are a great example of the application of this expertise. This triangular site presented many challenges and the results are obvious. Secondly Motus has a development management team with significant property development experience located within its office. This knowledge when partnered with the architecture experience means that Motus truly understand what clients require from their projects. Motus know what it takes to develop a site successfully by combining great design with a healthy bottom line return for owners. This project was one that Motus completed in-house. Its property team identified a unique vacant site in the new 'Springs' redevelopment situated in Rivervale, and Motus (acquiring the site

with the assistance of investors) began working through the challenging design process that this triangular site demanded. Motus discovered that at the upper levels there would be river and city views ... which they wanted to take full advantage of. Motus also wanted to create apartments that were ventilated and bathed in natural light. In order to do this Motus decided to design a large landscaped area which would face north, at the front of the site. This meant that all apartments would have light and ventilation whilst maintaining privacy from one another. The design also ensured that each apartment took advantage of the views from the site. The boutique scale of the building (only 22 apartments) meant that each apartment has its own character and feel, which was a huge success with buyers who absolutely loved the concept.

The largest impact on this project was the aforementioned triangular shape of the site. This impacted on all aspects of the design. Additionally, the local planning policy stipulated that the building have a variety of heights, so Motus staggered the upper levels to achieve compliance. The bonus is this created spaces for some larger, unique penthouse apartments. There were numerous other challenges for the site. Significantly, the builder was restricted within the site by high voltage cabling that ran around both street frontages and was not located as per documentation provided by the authorities. This affected the basement's construction and required swift action during that phase of building. Motus overcame this issue by quickly redesigning the basement to allow for the high voltage cabling. The impact of the project's location within the larger Springs redevelopment zone (which had at least 10 other large apartment developments occurring simultaneously) also needed to be managed. As such, road closures and traffic constraints significantly impacted access during construction. The Builder overcame potential delays by working in collaboration with other

Regatta Apartments is constructed of concrete filled blockwork, and has a steel roof with aluminium curtain wall glazing and render finishes externally. Internal walls consist of stud-framed plasterboard, and finishes and fittings include marble and ceramic tiles, composite timber cladding, LED strip lighting, timber custom designed cabinetry, with stone benchtops, and European appliances. As a result of clever layouts all apartments have 2.9m ceilings to living areas and master bedrooms, and large balconies, In fact, most of the apartments have windows on three sides allowing natural light and ventilation into every residence. The building boasts designer landscaping and a unique public art installation, along with a glass backed lift allowing views as you rise through the building. Technology is also used to benefit the building. Motus' design uses a central hot water recirculating ring main. This means the residents' hot water costs are reduced by more than 50%, with less maintenance required and hot water reaching each apartment faster. The central solar power system supplies all common area power. This all helps make the building more energy efficient, and with its high quality acoustic and thermal insulation it achieves a 7 Star NATHERS rating. The client wanted the development to have a boutique feel so as to appeal to a sector of the market that was not being catered to by the larger projects. This required high quality design, finishes and fittings…..which had to be balanced with the need to be cost effective and profitable. As a result Motus focused on making all the building structure and services as efficient as possible, so that budget could be spent on features and quality finishes where they mattered. Motus also took the opportunity to refine their skills further on this project. Having achieved a practical and appealing design with Regatta Apartments, the Motus team have drawn some lessons from the project. For example, they believe that there needs to be much more advanced inspection of services located within the road verge in future, given the incorrect documentation which was

available to them on Regatta. They also discovered that building an apartment complex that is too well sealed is brilliant at preventing noise and heat intrusion and escape, but that can also cause the doors to whistle when extraction fans run. The up side is that this air-tightness helps contribute to the energy efficiency of the building – something that most residents welcome. On Regatta, Motus undertook the role of both the architect and development manager for the project. Motus fully managed the site acquisition, investor syndicate, development finance, sales and marketing. They were also responsible for all the design and documentation for the building, and were contract administrators throughout construction. The company has other projects well under way presently, including one due for completion in South Fremantle in September 2016. This project takes Motus' design principals even further, and is shaping up to be a great success. The team has also recently completed a restaurant fitout, with an upstairs bar to be renovated in the coming months. These two spaces will work closely together and become a great social focal point in Maylands.

Motus improves lot use to add a Café to Apartments

he project brief from the client (who resides overseas) was quite simple: they wanted a leasable investment development on completion. They subsequently engaged Motus because they needed to work with a company they felt could 'provide a full service and take most of the stress out of the process,'…as well as deliver on the brief. Awarded the project, Motus had to design a product that offered a good yield for the site, was cost effective to construct, remained low maintenance, and also had all the features and architectural style to ensure the premises would lease quickly and

for a good rent – all in all, quite a list! In this changing marketplace, the brief was challenging as there was significant competition for tenants from other available projects and rental product. Originally the client wanted to sub-divide the land and build two houses, however when Motus reviewed the planning codes they found that with a simple change of use the client could also incorporate a commercial tenancy on the corner of this Canning Highway site. The lot had 65,000+ cars per day passing by, so it was an ideal spot for a cafe rather than just residential. Once Motus secured the café approval the company then designed the two apartments that were sheltered from the traffic noise behind the café ... as well as an additional large 4 bedroom townhouse facing the side street. The development yield was significantly increased and the rental income generated from the café proved to be a great investment for the client.

The main influence on the design was the location itself. The busy corner of Canning Hwy has its advantages (business exposure, signage, etc.) but also brought with it some disadvantages – mainly noise and diminished privacy. Motus has designed a building that creates positive outcomes from both these aspects, by focussing the commercial uses toward the busy and visible corner, and sheltering the residential components away from the noise. The design style needed to be appealing to both residential and commercial tenants. This was achieved by utilising an industrial material palette highlighted with natural timber / green wall features on the facades, and making the interior simple but refined. The entire project successfully leased within months of completion which is a testament to the fact that Motus successfully delivered on the brief. Motus was fully responsible for design, documentation, and all approvals thereof. The company also provided the client with contract administration during construction, as well as additional services after completion to assist the overseas client.

Motus' intention was that it would not appear that part of the building was commercial and the other parts were residential. The design team positioned the main architectural elements to face the prominent street corner. They used dado render for the main façade elements with glulam timber shading beams across the corner entrance. Behind the timber beams is a glazed façade that rises two stories and encloses the café internal stair and void space. This creates some very dynamic spaces within the café, while also positioning the café as a focal point for the passing traffic – which is great for business. The café is also provided with a roof terrace. This terrace has an operable 'Vergola' roof and shade sails that allows the café to adjust the outdoor conditions no matter what the weather. Motus has also incorporated a trellis systems on the façades of the building which over time will be overgrown by climbing plants. This will give the building a natural green wall effect which overcame the problem of not having enough space on site for planting and vegetation. Behind the café (and facing the side street) the two apartments are both located above the carpark. Each apartment has a generous

balcony that is covered by a skillion roof with feature timber soffits that match those used within the café. The façade for the standalone townhouse matches the cafes strong angular forms, and uses similar materials. It also integrates a small balcony above the entrance, again using the same timber soffits. This townhouse is deceptively large, providing 4 bedrooms, 2 large living spaces and 3 bathrooms over 2 levels, as well as a north facing decked courtyard. It sits on its own green title and is a separate structure to the mixed-use building, not sharing any walls with it. The entire development uses a recurring palette of materials and bold architectural forms. The style combines exposed steel, concrete, Dulux Acrytex render finishes, raw plywood and Colorbond into the facades. These are softened by the timber column façade and green wall trellises to give a modern response to the building. This entire development sits on only 600sqm and has achieved a significant return for the client, as well as providing a great café business opportunity and modern residential dwellings for the occupants and tenants.

Acoustics and privacy were both difficult to maintain on such a small site located on a busy street. Canning Hwy also had a road widening which impacted on the site, and affected the corner design. Motus used high quality insulation and glazing to improve acoustics and provide acoustic separation between the café and residential spaces. It also designed the building so that the two uses would never impact one another. The highway road widening could

have significantly affected the outdoor seating potential of the café, and it also forced the façade further from the street which reduced the internal area. Motus negotiated with the Main Roads to allow a canopy to extend over the outdoor seating that would be located within the verge. This improved the entrance to the café (on the corner) significantly. To combat the loss of internal space, Motus designed the roof top terrace to be an overflow space when the café is busy. The way in which this project integrates the two uses so seamlessly without impacting on another is unique and to be commended. The architectural style is also rare for such a small building as budgets do not normally allow such a diverse commercial palette of materials to be used. The use of the trellis

green wall is also rare for small projects and not often seen in Perth. Finally, the incorporation of a roof top terrace for a suburban café also adds value to the development, and creates a beautiful and unique space that diners can enjoy. At times, it was difficult working with a client who was overseas. In hindsight Motus feel that they could have implemented more technology (Skype video, joint Dropbox accounts, WhatsApp image, google drive accounts) earlier in the process to exchange information quickly and more easily. Motus run a small architectural and development management office. The lead designer for this project, Adriano Piviali, is a UWA alumni and gained his design skills working on private homes, before moving on to more complex apartment and commercial developments. Motus specialise in complex projects which require innovative thinking to get the most out of a site. The team prides itself on having a thorough understanding of the development codes for each of the projects it works on. This allows Motus to take advantage of all opportunities. The company has also developed very close relationships with a number of local councils over many years. Motus principal director Peter Jodrell currently holds positions on the City of South Perth and City of Subiaco Design Advisory Committees. These relationships can be so advantageous when working through a complex development. Motus also has development management experts in its office who understand financial and sales requirements for developing in Perth. Often Motus' clients are inexperienced and Motus is either able to guide them through the process or 'take the controls' letting the clients reap the rewards at the end of the project. Motus has a new project (approaching completion in September) in South Fremantle. This project takes Motus' design principals even further and is shaping up to be a great success. oberto Santella is a building designer who started his career by working with an architectural firm for the first few years after graduating from Leederville tafe with an associate diploma in Architectural Drafting. He then went out on his own, designing for his clients in addition to working with building companies in Perth. “Having worked in the Perth residential home sector for the past 16 years, my business has evolved to provide building and interior design services for mainly higher end residential projects. I had done a few projects (including my own home renovation) with the

builder of this particular project, Prestige Homes, so they were comfortable approaching me to design their project starting at concept design and planning and following through with issue of construction documentation in order to allow Prestige to obtain a building permit.” Being an investment development, there was an emphasis on maximising size due to re-sale data, and on controlling costs so as to necessitate effective construction design and detailing. The main influence on Roberto's brief from the client was the appearance of the development. The homes were subsequently designed with a Hamptons style aesthetic. Andrew James, director of Prestige Homes, undertook all of the supervision, ordering and contractor liaison on this project (as he does for all of Prestige's builds). Andrew began his building career

by completing a Construction Management degree at Curtin University. Andrew began his working career at Mirvac where he worked on the Burswood Peninsula development and also The Point in Mandurah. From there, Andrew became Procurement Manager at National Lifestyle Villages and Ecofit Homes. Followed by a stint as a Project Manager at Jaxon, managing the Rivershores development in North Fremantle and The Bayton in Karratha, Andrew left in 2013 to dedicate himself full-time to create Prestige Homes as it is today.

We were involved in the process from start (initial concept design) right through to completion (installation of blinds and garden landscaping) to provide a complete product to the market. We were entrusted to take charge of the project and managed to deliver a quality product within the set budget – in fact, we ended up about $20,000 per house under budget.” From Andrew's perspective, the main desired outcomes for the project were quality design and a high level of finish. True to this

requirement, the roofs for example are quite small and detailed so there were a number of hips and valleys. Simpler roof design would have been cheaper to install, but would have looked exactly that – cheaper! Given the aim was to sell these residences to an older and more discerning buyer, it was important that the detail and ultimate appearance was not compromised by a natural tendency to simply cut construction costs. By working closely with the roof plumber and tiler to provide a watertight and high quality level of finish, Prestige ensured that the resultant homes look as appealing as possible.

Notably, finishes and fittings such as Scyon Linea weatherboard cladding, Monier Horizon Roof Tiles (which give the home a shingle roof look), stone cladding, Caesarstone benchtops, European appliances, and full height tiling all contribute to the final product and help set these homes apart from other investment driven triplex developments. element to the interiors, breaking up (but not competing with) the generally lighter wall and cabinetwork tones. Feature pendants provide another reminder of the designer's style intention and builder's turnkey approach taken on these homes. The Hampton style that both Roberto and Andrew sought to be true to has been achieved and runs seamlessly from outside of the homes to their interiors. Roberto comments that “the most notable external features are the stone and weatherboard cladding which is typical of the Hamptons style. Internally, it is more about the sense of space achieved by the design and layout. I believe the size of these homes makes them feel much bigger than they

actually are, which is great for the developer (for selling them) and also for the purchasers (who will occupy and enjoy them). Prior to joining EMCO, Contract Administrator Luke Morrison studied for three years to complete his Bachelor of Applied Science in Architecture before completing the first year of a Masters of Architecture. He had always been interested in design and problem solving so naturally architecture provided a pathway. However in his later years of university, Luke realised that his skill set was more aligned to coordination, leadership and management, so he decided to switch to project management where the career opportunities quickly opened up. Luke has been with EMCO Building for two years, beginning his career as a Junior Contracts Administrator. During Luke's first year at the company, he was also attending university at night in order to complete his Masters of Project Management. Around that time, The Grange Rivervale (a relatively small project in comparison to EMCO's usual project list) came along. With the other PM's and CA's already assigned to other projects, EMCO's senior management decided this would be an appropriate project for Luke to run, and help establish his skill set in construction management.


The Grange Apartments THE BUILDERS CHOICE critical path to ensure no delays, absolutely crucial. Luke's role was a hybrid of project management, contract administration, and when the role demanded it, site supervision to ensure that all aspects of the site ran smoothly. The building comprises six different floor plans for its ten apartments. These apartments suit a variety of occupants and their lifestyles – from 1 bedroom/1 bathroom to 1 bedroom/1 study/1 bathroom apartments, and the larger 2 bedroom/2 bath apartments. Two of the smaller apartments (which are located on the ground floor) include spacious courtyards and garden areas, particularly for the corner apartment. All layouts offer good segregation between kitchen/meal/living areas and bedrooms/study guestrooms. Apartments 5 and 9 stand out in this respect given their 'L' shaped layout where the living and sleeping wings are exactly that – two separate wings at right angles to each other! The building's construction predominantly is comprised of solid brick, some of which is exposed as face-brick. Solid brickwork has also been used on all internal walls (unlike many similar developments which generally use stud walls internally nowadays). The exterior also features CFC weatherboard express jointed walls and powder-coated perforated metal screens. Although not initially obvious, the clever design on these screens mimic a road map showing the streets of the Rivervale suburb. The floor plate spacing and integration of overhead services allow for generous full-height ceilings starting off at a 2.7m minimum and up to 2.9m in bedrooms and living rooms. Again, this is unlike the lower ceiling heights often found in other apartment projects of this size and type. Continuing on the same path, The Grange includes full height glass sliding doors and full height balcony windows allowing more natural light to penetrate internally. The complex has a large state-of-the-art Schindler lift to all upper levels, individual lock up storage rooms for each resident located on the same floor, secure private parking for residents and an intercom system to the lobby entrance.

The Grange is an architecturally designed set of ten apartments located on the quiet and secluded corner of Wicca and Sydenham Streets in Rivervale. The project came about through a joint venture between Legatha Pty Ltd and EMCO Building to develop a residential complex that offered a unique set of finishes and material choices inside and outside of the building, all built in a contemporary style that still blended with its surroundings. EMCO Building was an equal shareholder as the developer with Legatha and also acted as the builder. The overall challenge for the project (meaning for Luke and the EMCO team allocated to The Grange) was having to complete the building on a tight time frame of less than 42 weeks ... and on a restricted budget. This made careful planning and meticulous coordination of all trades, and having a clear understanding of the

The design cleverly used the block's steep aspect to the home's advantage by incorporating the games room and master bedroom suite in the front undercroft of the home, and then overlaying the other bedrooms kitchen, living and entertaining areas above this undercroft to elevate these rooms, further enhancing their views. All of these upper living areas lead out onto large external tiled terraces and outdoor BBQ area surrounding the in-ground swimming pool with glass balustrade allowing uninterrupted views down to Eagle Bay. Both master suite and games room are generous in size, averaging some 70 square metres in area each (including their respective ensuite and bathroom). This results in a small amount of retaining to both rooms as they are recessed back into the hill at their rear. Direct access to both of these lower rooms is via two separate staircases from the general living area floor above. On the upper floor (which is accessed at ground level on the street side of the home) accommodation includes a dining room and living room situated on both sides of the entry door. On the

left hand side past the dining room a passage leads to the kitchen (with laundry, powder room and cloak room situated behind) and the living room which is positioned at the ocean view side of the home and connects to the large terrace. Turning right from the entry door down the passage past the living room leads to the fourth bedroom/bunk room, main floor bathroom, third bedroom and the second bedroom which is also located at the ocean view side of the home but on the opposite side of the terrace from the living room. The terrace also hosts the below ground swimming pool on this bedroom side of the terrace. The covered terrace is the central connecting space for the 'u' shaped upper floor, and is just short of 150 square metres in area. Like the living room and bedroom two, the terrace has sweeping views down the hill and to the ocean. Tallwood Constructions won the contract to build the home through a competitive tender process. The site is one of the steepest and most difficult sites that Tallwood Constructions has built on – and they have certainly built on a few difficult sites! This site is also subject to some fairly extreme weather due to its geographic location and exposure given where the block sits on the hill. As the design and construction of the home were always about maximising the views – it was paramount that the quality of construction not only served justice to the home's elegant design and detail, but that it also respected the harshness of the site and environment. Externally, to combat the elements, the home incorporates double glazed windows and Danpalon roofing over the alfresco for dry winter outdoor enjoyment whilst still allowing plenty of light to filter into the centre of the home behind the alfresco. The extensive external terraces are finished with Ecotech 'Ecolight' tiles for durability. The

Additionally, the choice of exterior 'finishing' materials for the home were of utmost importance for two same aforementioned reasons – to compliment the home and its surroundings, and to ensure durability and serviceability of finishes over time. The dramatic use of stone and dark stained timber are perfect examples, creating both a striking first impression and reflecting the natural setting of this home, but at the same time reaffirming the durability of nature's own construction palette. The home combines a balanced use of local dry-laid granite for external feature and supporting walls and planters, Queensland Spotted Gum cladding and sawn finish and stained in Black Ash. This Black Ash wall planking wraps its way from the front (street) façade of the home around to the entry door of the home to form a cosy entry nook, and helps bring the exterior natural finishes into the home. However, in contrast to the earthiness and ruggedness of the exterior environment and home's finishes, the interior is clean, uncluttered, calm and predominantly white ... with the exception of timber trims in the kitchen cabinetwork, and other timber cabinetwork and timber flooring in selected areas of the home such as the dining room, bedrooms and ensuite. In these areas, Tallwood laid re-cycled Grey Ironbark timber flooring and installed complimentary Grey Ironbark veneered cabinets. Cathedral ceilings throughout the home's living areas lend more space and light into the interior, further enhancing the calm spaciousness of this home's interior.

Georgiou constructs innovative new medical teaching facility at Curtin University

urtin University was established in 1966, commencing life as the Western Australian Institute of Technology, or WAIT as it was also known. It gained the status of university in 1987, becoming Curtin University of Technology (named after former Prime Minister John Curtin). In 2011, it became Curtin University. Curtin University has specialist campuses offering limited courses located in Shenton Park, Kalgoorlie, Margaret River, Sydney and Singapore, as well as a full-course campus Malaysia. Its main campus is situated in Bentley in WA. The university's courses are founded on learning through an outcomes-based approach, creative applications of technology, cultural diversity, flexibility and innovation, and research-based

practices. With respect to that research, Curtin concentrates its activities on energy and minerals, sustainable development, ICT and emerging technologies ... and health. In July 2014, Georgiou was awarded a contract valued at $37M to construct a specialist education building for the new medical teaching school at the Curtin University Bentley Campus. An integrated fitout for several floors was subsequently awarded resulting in a total contract value of approximately $42M. This fivestorey building (with a total of 6,350m2 of floor area) has been designed to accommodate a mix of formal and informal learning areas. An iconic design was selected by Curtin University as the new building is located at the entry to the new precinct which is part of the 'Greater Curtin' campus development. The architect and engineer wanted to push the design boundaries and initially contacted local WA precast concrete manufacturer Delta Corporation during the design phase where it was concluded that precast concrete offered the best solution in terms of constructability and overall quality of finish. The resulting complex, intelligent and challenging architectural design was

specified with exposed concrete and in-situ beams with feature textured surfaces which are in keeping with the high quality finishes of surrounding buildings on the campus. The building consists of large cantilever beams which float over the service road complimented by the external façade which features curved precast wall panels, manufactured using coloured concrete with an exposed aggregate finish and a thermal glass (which ties in with the curved fins) to add another dimension to the building. The complex build required large precast concrete beams and walls to be propped and tied in until the whole structural frame had been completed. The build required detailed forward planning to avoid any delays to the construction programme. These factors combined with the added difficulty of producing

such complex precast shapes and the high level of quality finishes demanded by the University lead to Georgiou to selecting Delta Corporation to supply the precast concrete to this high profile project. The contract also included an integrated fitout incorporating state-of-the art audio visual, communications, IT and security services. The internal finishes to the project are unique in Western Australia, with a 3 dimension fractural wall fabricated from perforated timber veneer wall panels being one of the building's many features. The complexity of the fractural design demanded a complete re-think on how it could be delivered. ShapeShift Design Technologies was engaged to bridge the natural materiality of the wood panels with a 21st century build method that could deliver that complexity and accuracy within the reality of a building site. From the original architectural design outline ShapeShift developed a full 3D model. The myriad of the hundreds of intersecting angles were incorporated into a series of large 3D backbones to which the individual panels were attached. The project changed from that of the most highly complicated carpentry to that of simply placing the CNC cut wood panels onto the faceted 3D backbone. All the correct angles and alignments were already built into the backbone. The backbone was constructed of a lightweight but extremely robust composite called ShapeShell (www.shapeshell.com.au). The build solution is a great example of how more traditional and modern materials can combine with advanced 3D manufacturing techniques to deliver extraordinary results in a realistic timeframe and budget. All the building's finishes tie in together to create a dynamic and active environment for learning and interaction, and the external elements of the building have been constructed to create a free flowing, comfortable, yet precise environment for staff and students to have some time to themselves. The project required a very high level of interface in order to ensure it ran smoothly. Heavy emphasis was placed on the

coordination and liaison with key project stakeholders including the client, designers and subcontractors. This also extended to communicating and building relationships with university staff to ensure Georgiou's movements were adequately understood and the comfort of students was affected as minimally as possible. In particular, being located next to Curtin's business school and buildings, Georgiou ensured there was minimal disruption to both students and staff in this proximity.

Georgiou's environmental management of the site required the installation of noise and dust sensors located at various points throughout the build period. These sensors and other planning measures instigated by Georgiou mitigated any disruption by triggering associated controls such as water suppression and the planning of high decibel noise works outside of peak or exam times. Constant communication and coordination with the university was also required, particularly around the power and

communications works. The project team worked in with the university to successfully reschedule works around the student examination timetable to ensure decimal ratings remain low and vibration was either reduced or eliminated during these critical times whilst the building was delivered on time. defect rectification process with the one hundred plus subcontractors on the project. Apart from the feature curved precast concrete façade, the main atrium also draws attention in this building. A feature of the building interior is the central atrium staircase spanning five levels. Another impressive design feature of the interior is the widespread use of timber finishes used to line the main entry walls and extending throughout the atrium. A fractal wall sculpture using perforated timber panelling provides an interesting and impressive three dimensional feature around the central lift lobby and common areas. Building 410 has been designed and constructed to give staff and students a world-class interactive environment to expand their knowledge – fundamental to Curtin University's aim. From a

etailer Aldi is now a force to be reckoned with in the Western Australian grocery market, with the opening of its first WA stores and distribution centre earlier this year. One of the things that national operators such as Aldi focus on is a common branding for ease of recognition from one store to another, particularly in roll-outs such as here in Western Australia.

Store Design by Maze To achieve the required branding, a generic design template exists for their stores, so this was one major design driver for this project. This specific site also had some other primary influences affecting it designers, Maze architects. This was a somewhat smaller site than

desirable, and with shared and restricted access from the bounding streets and adjoining properties (coupled with and Council requirements in terms of streetscape and activation of the glazed shopfront), it was going to require some clever solutions to keep all stakeholders satisfied. The building was to be situated on a vacant greenfield site that was developed and subdivided by another party. As such there was a great deal of co-ordination required in terms of design, access, levels and services. The design challenges for Maze Architects also included negotiating zoning and planning requirements. The intersection on which the store was to be built was identified as a landmark location, so how the facades addressed both streets and the corner was scrutinised heavily. From the outset Maze Architects were also aware of a number of very specific client requirements for this project, especially in regard to the high level of finish that would be expected across all elements of the build. On the external structure, an extremely high quality finish for the tilt-up panels was of paramount importance, whilst internally, rigid specifications in regard to the finished product for both front and back of house areas was also clearly communicated by Aldi. The floor tiling to the main selling floor was

to be dealt with in a particularly uncompromising way. Both the concrete slabs and finished elements needed to achieve the specified standards, which were in many instances well above the norm for this type of work. To this end it was critical to get the right contractors who would meet this standard on board. Architecturally, the Aldi tower at one end of the glazed shopfront is normally a more prosaic element than in this store. Other design elements such as vertical aluminium fins, extended pedestrian awnings, artwork and aluminium cladding were introduced by Maze Architects (at the behest of the Council) to address specific requirements in the streetscape policy. Another feature is an articulated steel and louvred panels running parallel to the store along the secondary street, which again was a design initiative aimed to screen and provide visual interest to the streetscape.

Built by Lanskey Constructions Lanskey Constructions has undertaken a huge range of retail projects for all the major retail operators around Australia and whilst they were carrying out some Aldi base builds on other retail developments interstate, had not been involved directly with Aldi in any of their freehold builds. Lanksey WA State Manager Garth Hugo recalls, “It was an exciting opportunity for Lanskey when we heard about Aldi's planned expansion into WA given our existing strength in retail in WA and also nationally.” After a rigorous pre-qualification process in 2014/2015, Lanskey was successful in being appointed to the Aldi Builders Panel. The Aldi Butler project was tendered in October 2015 with award to Lanskey in December 2015. Lanskey was appointed as the principal contractor and mobilised to site with a 24-week contract programme in mid-January 2016. The total project end value was $4M. Garth noted, “Despite a number of challenges, the job was finished and handed over by original contract completion date which is a great credit to the entire team”. He adds “Having bespoke elements in this particular store meant both Lanskey and the designers had to work together to ensure quality and timeframe parameters were met. We are very proud of our culture of teamwork and that obviously assisted in the completion of the project.” One major construction challenge for the project arose in dealing with the subterranean rock that impacted on all aspects of Lanskey's upfront works, particularly foundation excavation and service trenching works for the main building, fire pump and tank room (a semi submerged structure) and large underground concrete storm water retention systems. Lanskey was aware of the existence of subsurface rock due to the geotechnical reports, and their experience on adjacent sites, however higher levels of rock than had been anticipated were encountered on the Aldi site. As dealing with this element was at the builder's risk on this project, the onus of any programme

sequencing changes having to be made to avoid critical path impact on the overall programme fell with Lanskey – a challenge that they were obviously up to! Fortunately, the entire group (including the client, consultants and subcontractors) took a highly collaborative and pro-active approach in dealing with this and other challenges as they arose across the project. At times this involved accepting that in some instances continuity of work as programmed could not be achieved, and that alternative methods or sequencing needed to

be investigated and implemented. This highly communicative approach between all involved allowed Lanskey to understand, preplan and mitigate such issues in ample time and this certainly paid dividends for the project by allowing it to be delivered on the original contract programme completion date. sheeting, CFC and Alucobond composite cladding, Solteck glazing, Sunglow aluminium louvres, asphalt and concrete driveways and pavements. Internally, it comprises materials which include concrete slabs, general metalwork, ceramic floor tiling, and a grid ceiling with ceiling tiles. From a 'build' standpoint, there are a number of suppliers and trades that needed to be managed to create the structure. With respect to the fitout, this equally required the coordination and management of a number of specialist suppliers and trades. The store includes Dorma automatic airlock doors, a dock leveller, significant mechanical/electrical/hydraulic services (inclusive of coolrooms, freezers, refrigeration, POS systems, security and fire pumps and tanks) along with considerable general shop fit out livery and signage. MBL Food Services (the agent for Brice in Western Australia) also contributed to the fitout, being responsible for the supply and installation of all Wanzl gates and gate components. Wanzl has proven to be a leader in the field of control gates and manufacture premium products that provide unparalleled aesthetics with unmatched reliability – something that Aldi demand. Upon receiving the store layout plans, MBL Food Services advised what was required to control the entry and exit points of the store, along with freezer bumper railing to protect against trolley damage. MBL also supplied Perspex partitions to provide flow and control within the store. MBL Food Services worked closely with the store manager on the project to meet the completion deadlines.

Devlyn Constructions builds new KFC Outlets in Perth

evlyn Constructions services a diverse clientele, covering the medical, retail, education and financial sectors. Some of its major repeat clients include KFC, McDonalds, Coles, Target, Liquorland and The State Government. Devlyn's broad client base is indicative of the company's ability to adapt to client needs whilst maintaining quality output ... further demonstrated through its work in sensitive environments such as the Perth Immigration Detention Centre and numerous state Police facilities. The Western Australian builder tendered on and was successful in securing the most recent two of KFC's projects – one being a

new build and the other being a refurbishment of an operating outlet. A factor in Devlyn's favour in winning the work was no doubt the successful completion of prior KFC projects. Devlyn Constructions was the head contractor for the projects and as such was responsible for the management and co-ordination of all trades and resources to site. KFC Harrisdale Devlyn Constructions successfully secured the contract for KFC Harrisdale for Collins Food Group. The project consisted of the construction of an entirely new KFC store which formed part of the development of a new shopping precinct for the Harrisdale area. Site works for the new store included installation of a multitude of soak wells, drains and sub-base for the installation of

Construction of KFC Harrisdale was successfully achieved by Devlyn within its tight program. From start of work on site to practical completion was 14 weeks, and KFC Harrisdale was building certified and a certificate of occupancy was issued at 12 weeks. The store also received Health Department approval in 13 weeks. This allowed KFC to be open for business and fully operating at just 14.5 weeks. This project was completed on time, to budget and to a high standard of finish.

The structure of this KFC store was comprised of a prefabricated steel frame system clad in cement fibre sheeting with a profiled metal deck roof, as opposed to more traditional WA construction techniques. Internally works under the contract consisted of the entire in store fit-out, incorporating back-of-house works involving the construction of the kitchen, toilets, bin compounds, offices and other staff facilities. The front of house works included installation of tiling through-out, along with installation of new serving counters, ordering terminals, tables, and built in joinery items. Customer toilets and wash facilities were also constructed as part of the front of Devlyn's house works. Extensive mechanical

KFC Maylands Devlyn Constructions was engaged to undertake extensive refurbishments to the existing KFC Maylands store. The purpose of the refurbishment works was to refresh the existing tired store and to bring it into line with new KFC design standards. The existing toilets were also demolished to allow for the expansion and reconfiguration of the disabled toilet. New tiling was installed through-out the front-of-house along with new serving counters, ordering terminals, tables, and built in joinery items. other kitchen equipment was then re-instated along with new mechanical systems. During the front of house renovation works the entire building exterior was re-clad. Access for a new drive through ordering window was cut through the tilt up concrete panel and an addition constructed to the building to enclose it. New menu boards, canopies, signage and graphics were installed throughout, and landscaping works entailed new asphalt being laid down to the driveways, drive thru and parking areas.

The program for this project was only 8 weeks from start on site to completion, with the store remaining operational for the entirety of the project (with the exception of a small designated shut down period to allow for works to be conducted to the kitchens, POS systems and other systems that would impact drastically on store operation). This project was successfully completed within the allocated 8 week program, again to budget and to a high standard of finish.

The Devlyn Approach and Team The main challenges on the projects were the tight completion schedules, ensuring that each project was completed on time. In the case of Maylands, additional pressure was added in ensuring that access was maintained, staff and public were not at any risk from works, and that the store could continue trading for the duration of the project. There are a unique set of challenges to overcome when working in a live kitchen set in a retail environment. Additionally, there were the KFC design standards that had to be adhered to. It was through tight site management by Devlyn's key personnel on the projects, coupled with the company's extensive experience in 'occupied premises' construction, that ensured Devlyn achieved positive outcomes is such a short periods of time ... particularly on KFC Maylands. Mitchell DeVries was the project manager for KFC Harrisdale. Matthew Piggott was the site supervisor for both KFC Harrisdale and Melville, and a portion of the works at KFC Maylands. Matthew Hall was the project manager for both the Maylands and Melville store refurbishments. The shopping centre owners were literally referred to Actus Associates by ALDI. Actus had been doing other work for ALDI, so ALDI knew of Actus' capability. In the first meeting with the shopping centre owners, Actus found that it could meet their requirements for the architectural services, however the client was also impressed with Actus' project management experience it resulted in Actus being engaged on the existing shopping centre redevelopment to be carried out alongside the new detached ALDI Store build. NEW ALDI STORE Actus designed and project managed the construction of this new store. The GLAR (Gross Lettable Area – Retail) for ALDI is 1535sqm which includes a back of house and amenities area. The 'ALDI' section of the project also included a new carpark and exterior lighting. The ALDI store build relied heavily on the design using existing services for the addition of the store, however some upgrades to the existing site services were required due to both the addition of the ALDI store and expansion of the existing shopping centre. This upgrade included electrical, plumbing and hydraulic services. Logistically, coordination of deliveries of materials and building supplies with an existing carpark and an operating IGA store meant careful planning was required, as was securely storing the materials on site.

LDI has recently been making news with its launch in Western Australia via the opening of a number of stores and its new distribution centre. The new ALDI store at Champion Lakes Shopping Centre went one step further. It was an influencing factor in the owners deciding to upgrade their adjoining shopping centre. That decision has resulted in the whole centre now having a uniform, modern look which has attracted new tenants. It also means that the shopping centre is able to provide a greater offering to the community.

The vividly painted store exterior bears the now familiar ALDI signature design and colours. There would be no mistaking what this store is, however it would have been a mistake to leave the old and tired looking shopping centre looking like it did, so the shopping centre owners' decision was a timely one. CHAMPION LAKES SHOPPING CENTRE UPGRADE This section of the project involved a complete external upgrade of the existing shopping centre, along with an internal upgrade which is ongoing. It also includes reconfiguration of internal tenancies and upgrades to the centre's mechanical and firefighting (which are also ongoing). The greatest challenge faced by Actus during the centre's refurbishment was obviously working on the shopping centre while

THE BUILDERS CHOICE Champion Lakes it remained open to the public, and therefore protecting the public from construction activities was absolutely paramount. The project involved not only ensuring public safety (especially in close proximity to the ALDI store construction site) but also maintaining normal operations and trade for the shopping centre during the refurbishment – which meant car park and external façade works all had to be staged. This effect compounded and required considerable forward works and an innovative approach to the façade refurbishment due to the tight timeframe and the potential impact to the customers on a trading centre. Actus overcame these challenges by coordinating the delivery of materials with the work of that relevant subcontractor so that onsite storage was kept to an absolute minimum. Staging of the existing shopping centre's external works was implemented so that there was always at least one clear access way into the shopping mall at any given time. This allowed all of the existing tenancies to operate as normal whilst Actus protected the public from construction activities and hazards. The Actus design was able to make use of the original fascia and roof structures to facilitate a façade upgrade which has given the shopping centre a modern and fresh new look. CFC sheeting was specified for the upgrade of the shopping centre because of its durability and to aesthetically compliment the new ALDI Store. The new external façade connected to the existing substructure has hidden the old roof to give the shopping centre modern appeal. The facade was fabricated offsite and installed in minimal time thus reducing impact on the customers and the centre. Internally, Ampelite twin wall polycarbonate sheeting was used for the mall ceiling. This allows natural light to spill into the mall as well as providing an architectural feature to the ceiling, creating a warmer and more vibrant feeling. Overall, there is now greater security in the precinct with the addition of new cameras and improved lighting. Aesthetically, the centre also has landscaped verges and planting through the carpark area (which was resurfaced while the shopping centre was operating). There is now better pedestrian access with covered walk ways and new signage throughout the site. This all makes for a safer, better shopping experience at the centre. The Actus project team was headed up by principal, Adam Goodwin. Adam shares a passion for building and construction management and his experience spans over 25 years. As a high school student Adam gained hands-on work experience which was highly valuable when he re-entered the building and construction industry after several years in the Royal Australian Navy. A snapshot of Adam's building and construction work history features roles as

an apprentice, sub-contractor, contractor through to client-side project management and now consultancy. Adam was backed on the project up by two of his reliable team members. The first was Daron Naidoo (BArch., MSc (Proj.Mgmt.) an experienced project manager with over 10 years' experience working in the design and construction industry. The second was Domenico D'Alonzo who is currently enrolled in a Bachelor of Applied Science (Construction Management and Economics) at Curtin University with the aim of completing his degree in 2016. “I believe that the synergy created by chartered building practitioners working alongside a registered architects is unique and the perfect recipe for absolute customer satisfaction. Customers profit from our architectural 'big picture view' and our project management 'checks and balances' on feasibility and costs. Our experience equips us to deliver various construction projects, including commercial, industrial, aged care, institutional, child care, healthcare and residential ... and in this case, retail.” “Our services include all stages of a project's life cycle – from Desktop Study, through to Planning Application and Contract Administration, to Tenancy Coordination and Post Contract Administration. As was the case for this project,” says Adam, “all of these stages of a project were undertaken in-house by our team of project managers, architects, architectural draftspeople and contract administrators.” “We are particularly proud of this project, firstly for having been awarded the additional work (shopping centre refurbishment) and secondly for managing the overall construction with minimal disruption to the main entrance of the shopping centre which ensured “business as usual” for the existing tenants. We can also report that the project did not sustain any OH&S issues during construction.” “This project has just confirmed that ongoing communication with all stakeholders is key to the success of any project and ensures that any obstacles can be overcome.”

ransform My Space has been operating in the construction industry for over 7 years. The company was conceived by Carl Morrone who saw a gap in the market for competent builders who could refurbish or improve underutilised and underdeveloped buildings. Years later, Transform My Space has extended its services, and now also specialises in new home construction, renovations and larger commercial projects. With this home the clients (Carl and his family) had specific outcomes they were seeking. First and foremost was achieving a highend, well-built family home which caters to a growing family. Part of that meant the versatility of the design (and site) to include a pool, gym and spacious area for cars and bikes for an active family. An extension of that lifestyle meant the home needed to provide a seamless transition from internal living to external entertaining areas. From an aesthetic viewpoint, Carl also wanted his home to use smart looking, new age products to provide a modern and eye catching but minimalistic look. And like any client, it was also important to maintain and stick to the established budget. The home is set over two levels and has a combined living area of just under 480 square metres. It employs the 'reverse living' principle in its design; the ground floor accommodates the entry,

three bedrooms, walk-in robe and master ensuite, bathroom, laundry, powder room, walk-in linen cupboard large gym, and the double garage under the main roof, with a pool and deck outside. The ground floor also incorporates the garage which doubles as an additional large entertaining area. All garage shelving is concealed by electric roller doors, and additionally the glass bifold doors at the rear open up onto the deck to create a grand space. The upper floor (though only marginally smaller than the ground floor) comprises a huge 16m x 6m combined lounge/dining/kitchen which spans across that entire level from boundary to boundary. Furthermore, this level also includes a nursery, study, scullery, powder room and large balcony (complete with a garden wall) to the front of the home. Whilst the home's construction is relatively standard in the materials it uses (bricks, concrete, tin roof) it is the design form and balanced combination of materials that give the home its unique presence. The front elevation of the home is partly angled, this section being framed in a dark painted steel channel to accentuate the geometric feature (which took some skill in manufacturing, manoeuvring and installing). The otherwise painted render finish to the front elevation is broken up with vertical Spotted Gum feature panel to the front elevation with a narrow, tall window to one side. It is these design aspects and material combinations that make this home an individual amongst many other modern new homes in the Perry Lakes estate.

Visible cues pointing to the quality of construction lie in the choice of supplies selected. For example, rather than standard 'domestic' sliding doors and windows, this home incorporates semicommercial and commercial grade sections which are sturdier and more robust ... and also look more appropriate given the somewhat 'commercial' look of the structure itself. These sections are simply more in keeping with the construction statement the home makes. Similarly, the external glass balustrading, exposed aggregate pavement and steel beams and fencing all exude both contemporary and commercial messages. This seems symptomatic of many new homes nowadays, blurring the lines between to older style 'residential' construction and encompassing 'commercial' construction to achieve more unique, aesthetically appealing and better performing homes. Other cues to the contemporary design, precise attention to detail and quality construction of the home are considerations such as the omission of all skirtings, architraves, cornices, doorframes and cabinet handles to achieve a consistently clean, minimalistic look, along with the contemporary design of slatted timber screens and cabinetwork, and porcelain feature tiles used throughout home on both floors and walls. Transform My Space has used 600 x 200 and 300 x 1200 rectified porcelain tiles generally throughout the home, with white gloss laid on the wet area walls. Laying the tiles on the stairs in particular meant sourcing a qualified and suitable stone mason to ensure a clean and neat detail for the
