Apprenticeship Challenge The Association of Wall and Ceiling Industries WA (AWCI WA) was established in 1974 and is a state affiliate of the National AWCI ANZ. The Association of Wall and Ceiling Industries (AWCI WA) is a trade association providing members with industry information, contact and leadership. The AWCI is the peak industry association representing the

wall and ceiling contracting and allied Industries. AWCI WA members include residential and commercial contractors and individuals skilled in construction of interiors and facades, manufacturers and suppliers to the industry. Since 2005 the AWCI WA have organised the Apprentice Challenge for our members’ apprentices. This year the AWCI WA Apprentice Challenge was held at North Metropolitan Tafe on Friday 19th May 2017 with 9 apprentices participating, 7 metropolitan apprentices and 2 south west apprentices. The project required the apprentices to read and interpret a set of plans and then build a
free standing module to plan and specification, under the set time frame. The project consisted of framing up the walls and ceiling with stud and track, followed by sheeting with 10mm plasterboard. The apprentices then installed flush beads, finish the walls and ceiling up to a Level 4 finish, install paper faced cornices and a small section of shadow line. The judging was over two days, on the Friday 35% of the mark was judged for OH&S, Planning and Organisation and Completed Stage Scores. New judges came in on Monday unaware of who had competed and judged 65% of the mark for the project.
On 26th August 2017 at the Crown Astral Ballroom the AWCI WA held their 29th Annual Awards of Excellence Gala Dinner the winners of the Apprentice of the Year were announced. The winner of the Apprentice of the Year was Ryan Philpott from SP Ceilings, the runner up was Ben Hoskins from Ceiling Solutions and Third Place went to Coen Trevenen from Premier Ceilings.

SCAFFOLDING MADE EASY 4. Ryan Philpott and Ben Hoskins have been chosen to represent WA in the AWCI ANZ Apprentice Challenge. The competition will be held as part of the 72nd Conference of the Association of Wall and Ceiling Industries of Australia and New Zealand on Hamilton Island, Queensland, Australia from the 8-11 October 2017. Six teams made up of two apprentices from each State of Australia and one team of two apprentices from New Zealand will compete for the TransTasman title.
Over the three days of the Conference, the apprentice teams involved will prepare and construct a technical task from drawings, using material supplied. Judging will take place Wednesday afternoon against a set criteria, to identify the winning and runner up teams with presentations at the Gala Evening on Wednesday 11 October. There will also be an individual award for the apprentice that not only shows strong trade skills but also the right attitude and overall approach to the challenge.

The material is made by printing an advanced electronic ink onto paper thin, clear laminated sheets using conventional printing presses. This was the first ever public display of the technology and people were able to touch the material and walk through and under it,” said Professor Dastoor. The technology has already attracted its first commercial partner, global logistics solutions company CHEP.
CHEP Australia's Senior Manager, Sustainability Asia-Pacific Lachlan Feggans said they were working with UON to rollout a commercial scale pilot installation of organic printed solar on the roof of one of its service centres in late 2017/early 2018. “Through our collaboration with UON, we see the potential to make CHEP's inherently sustainable business model even better. Our aim is to develop better supply chains, but we recognise that this begins with sustainability in our own operations,” said Mr Feggans.

“The apartments comprise a selection of one and two-bedroom layouts, with stylish interiors and quality fixtures and finishes” “Internally the spacious apartments feature a palette of contemporary finishes with gloss cupboards, and a feature vinylwrapped storage in the open-plan kitchen together with stunning composite-stone benchtops, mirrored splashbacks and Bosch appliances.” One of the main requirements was to pay homage to the site's past as a soda factory and, to fulfil that brief, construction was highlighted by a combination of feature precast panels and an innovative cladding system to the façade and rear. “The building's screened façade was generated by 3D digital modelling the patterns formed when bubbles intersect,” says Michel Read. “The beautiful dynamic patterns – known as Voronoi tessellations – give the impression of a form bubbling out of the site.
“The Voronoi tessellation feature, which also lights up at night, is a unique and striking work of art that makes a bold statement, enhancing the building's street presence.” Main Challenges… and Key Materials As for the main project challenges, the Voronoi façade structure was custom designed, and this meant the builders had to consider the spigot connection points back to the structural building line and the connection points between the individual cells of the Voronoi structure. Due to the design detail, this process took several attempts and revisions as conflicts arose with each prototype. In the end, these conflicts were resolved through 3D survey modelling of all connection points and shop drawing detailing to the building façade.

Additional difficulties were caused by the fact that Carr Place in Leederville is a cul-de-sac and as such, traffic restrictions made access, cranage and loading of the site extremely difficult. This was further complicated by three of the four boundaries being inaccessible, a situation overcome by “rigorous scheduling of deliveries and programming of works.”

AFS Logicwall, a permanent formwork system filled with concrete, was used for internal party walls, and helped to increase

This was necessary because of the use of a new walling system that has to be aerated, as well as the number of penetrations required to hold up the feature façade cell structure. “The outcome is that we sustained a completely leakproof building through the entire and very wet Perth winter.” M/Construction used a combination of jet fans and ducted exhaust system to maximise airflow to both levels of the enclosed car park, and incorporated chimney stacks in the communal garden as fresh air intakes into the car park. usselton councillors and staff were in the midst of preparations for the official inauguration of a cutting-edge project set to transform the city's community assets. In three days time, an open day would be held for the public to view Busselton's new civic and administration building. First, however, there was another important item on the agenda. Prime Minister Malcolm Turnbull was in town on an official visit to meet community and emergency services volunteers, and announce federal funding for the city's foreshore project. He was, noted the Busselton-Dunsborough Mail, only the third prime minister to visit Busselton, following Ben Chifley (1946) and Stanley Bruce (1927). So

clearly an appropriately grand venue needed to be chosen to mark this significant occasion and host an afternoon tea reception. It was not a difficult decision. of interest to the client, as it involved a single construction stage rather than two stages, thus reducing cost and programme length from 104 weeks to 56 weeks.” The non-conforming tender was accepted by City of Busselton, and subsequently involved several key aspects: Moving the client off site and into transportable accommodation for the full construction duration. Changing the in-situ cast concrete beam and floor slab construction to a BGC precast system, which permitted increased construction speed and enabled the reduction of internal columns in general office areas by spanning side to side.

t was a daunting challenge. The house in East Fremantle had been built like a labyrinth and was starved of natural light, but the experienced specialist teams from Ambient Designs and Swell Homes were ideally prepared for the complicated task at hand. A full transformation was undertaken in every room, resulting in greater natural light, crossflow ventilation and solar access. Eaves were incorporated to assist in shading the walls and windows in high summer, and automated blinded Velux skylights were installed to the rear of the open plan living area to ensure natural light penetration, and allow solar warming in winter. removed from the original building, allowing access to the rear and modernising the home's overall presentation. Even though the works were substantial, the team were committed to minimising the impact on neighbours, and to that end applied strict site management techniques during the construction. The overall environmental sustainability performance was outstanding. According to the builders, “The thermal comfort, water efficiency, energy efficiency, resource efficiency and practicality of design were all taken into account, and resulted in a smooth operation of the home. This is a place where a family can grow, host, and be comfortable.” When it came to energy efficiency, an extremely tight and dark design dominated the home prior to renovation. “Natural light was very low, and no solar passive or crossflow elements were apparent in what was essentially a rabbit warren. There were numerous kitchens and entries, and a separated apartment-type configuration confused the entire house.” The features they incorporated included: LED lighting throughout; 5kw photovoltaic; R5.5 insulation to new roof; and two

Rinnai's Infinity Smartstart ring main was also used throughout the house to save large amounts of water, with all WERS-rated fixtures. As for resource efficiency, “This whole house could have easily been a bowl over. As it was, it did not capture the views that the property was valued upon. The CO2 gain from removal of this brick and concrete building would have been substantial. Roof trusses were used to make the minimum use of timber, and a façade around the roof structure provided an ability to hide roof-mounted accessories. We gave away a substantial amount of the roof tiles rather than waste them.” Innovative Construction Techniques To protect indoor air quality, a plan of natural ventilation was the overlying principle applied. “The mechanised Velux rooflights provide a great central point for intake and expulsion of crossflow air from all areas, and provide the ability to purge heat. Tiling throughout the home provides the most maintainable floor finish,
allowing the cleaning of all dust and associated biological hazards that may build up, and possibly affect health.” While no recycled materials were selected for this project, the bulk of the works were designed to utilise locally produced/Australian products. “The design has a timeless appeal, and precludes the need for anything other than maintenance for the life of the building.” The use of the façade permitted the building team to add style to the home, yet also conform to the City of East Fremantle's stringent “View Zone”. It enabled them to keep all the watershed from the building to one side, while presenting a regular detail and hiding the gutter feature that is common on most homes. ‘‘At the completion of the project not only was the final cost under budget but it was also completed in record time’’ most of available light and many of the back-facing apartments enjoy city views. All apartments feature secure parking and voice intercom with remote entry door release. The project was initially over budget however RBC worked with the developer and designer to redesign the structure in order to achieve budget prior to works commencing. This was achieved mainly through going back to the traditional build of double brick and concrete. At the completion of the project not only was the final cost under budget but it was also very timely - 13 months which is impressive for the construction of a four-level building. Challenges overcome As with every building project there are always challenges to be overcome. Access and servicing of the site were something of a problem and this was exacerbated by the high volume of traffic in Wright Street Kewdale. However following negotiations with the owner of the property next door to the site, RBC were able to gain access via a vacant block. This also allowed the utilisation of mobile cranage instead of fixed cranage. Robert Biagioni Constructions have been operating for some 12 years and have a substantial portfolio of completed projects ranging from single residential dwellings, luxury homes and renovations to larger multi-storey unit developments and small commercial developments. Much of their business has come from the recommendation of satisfied clients and consultants. he popularity of the Doubleview/Innaloo area as a venue for the construction of apartment complexes – ranging from modest to luxurious – continues to increase. This is due in no small part to its location: handy to the beach and not far from the city. Innaloo and Karrinyup shopping centres are within close proximity and there are employment opportunities in the nearby Osborne Park industrial area. Design concepts appealing to buyers The brief for the project required two interior design concepts to attract buyers of all ages for pre-sale off the plan. Clearly the design concepts were appealing to unit buyers as five young first home buyers and one overseas buyer who regularly visits Perth quickly snapped up the apartments. The apartments, situated in Lilacdale Road, were constructed by Century Park Construction for Dynasty Holdings Pty Ltd, repeat clients for Century Park with a number of previous successful developments completed since 2010. The two-storey complex consists of six units with three units on the ground floor and three on the first floor. All have two bedrooms, two bathrooms, kitchen, living area, meals area and European laundry. The first floor units feature a generous sized

balcony, all with coffered high ceilings, while those on the ground floor have an alfresco courtyard. All units are provided with a storeroom and an undercover car bay. Each apartment is equipped with alarms and two split-system air conditioners and all are NBN fibre ready. Standard materials used in construction Materials used were typical for this type of construction, being double brick with a painted, rendered finish, and a metal Colorbond roof. Pavers were used for the driveways, pathways and alfresco
courtyards. Provision for fire services and acoustic ratings were matters of significance in relation to the requirements for the type of building classification. The apartments are very appealing due to the size of all rooms, the high ceilings and the oversized balconies, with the market attraction being clearly demonstrated by the fast sales uptake. Century Park Construction was responsible for all aspects of the project from start to finish, including the supervision and coordination of the demolition of the existing residence on the block to make way for the new development.

Challenges: acoustics, privacy and security Acoustics, privacy and security were the main challenges in bringing the design to fruition. Acoustic – and insulation – parameters were dealt with by the use of insulation and acoustic matting under hard flooring on the upper levels, together with judicious use of acoustic bricks and tiles. Privacy screens were employed on balconies and security screens were fitted to entry doors with security alarms also installed on windows. The integrated intercom system was also linked back to the security gates. Security was further enhanced through occupant-controlled vehicle gates and intercom system, thus ensuring secure parking. ith its alluring outlook over an intimate part of the Swan River, the site of this stunning home provided the ideal canvas for a simple yet elegant design that blends seamlessly into the natural setting. The house was built by Mosman Bay Construction and designed by Paterson Group Architects (PGA) on a plot located at the end of a cul-de-sac. Both the property and the cul-de-sac are nestled immediately adjacent to the river and natural bushland. According to architect Greg Paterson, the house was designed to engage with the bush and river surroundings. “From within the

residence you are immersed in the natural setting and oblivious to the adjacent/adjoining residences. It gives the feeling of being in a bush block far away from others. The house engages both the street and the river's edge, with garages concealed from view.” The aim, he says, was to create “an effortless flow from one space to another, with a material palate of natural stone, timber and glass, and a soft colour palate to reinforce the natural bushland setting”. Built over two levels, the house was planned to allow views from all living areas. Elevated above the street, and sitting on fortified stone clad walls that enclose the ground floor, the first floor offers the owners privacy from the street while providing uninterrupted views. The first floor was designed on an “ageing-in-place principle”, with all facilities allowing the residents to live on the upper floor. A lift connecting the lower ground and garage with the first floor was incorporated to support this principle. Access to the lower ground floor is via a simple elegant staircase with the mid level of

over the glazed floor, sweeping upwards and outwards and engaging with and capturing the views from within. The soffit lining is a composite timber panelling that terminates at the eaves with Alucobond panelling, thus providing a crisp line. Towards the street frontage, support for the roof is by four main timber clad columns that “create the effect of the roof floating above the transparency of the first floor”. The central columns contain and provide bookends to the formal entry, uniting this area with the upper floor and reinforcing the direct path of travel to the main living area. The timber-clad columns reinforce the natural material palate, and visually integrate with the natural bush setting. The landscaping is consistent with the simple elegance of the home's overall design, reflecting this central philosophy with an understated plant selection that also connects effortlessly with the bushland setting.
A simple rectilinear pool and raised timber decking adjoin the bushland area, providing panoramic views to the river while maintaining rigorous privacy. Hugely Rewarding Team Work One of the main project challenges was the requirement for major earthmoving, with considerable earthworks involved. Piling proved to be especially challenging, according to Mosman Bay Construction, and cladding also represented a significant test due to the scale of work. The ceilings were another demanding challenge as all were computer cut/set out. Pelmets are usually made from timber but the ones for this project were metal and therefore proved difficult to stabilise. In the end, however, Mosman Bay Construction were able to report that most trades worked impeccably well together and the result was hugely rewarding once completed.

‘‘From within the residence you are immersed in the natural setting and oblivious to the adjacent/adjoining residences” A key milestone for the builders was the roof completion and lock up stage, while another successful operation was incorporating all the structural steelwork, due to the amount involved. In fact, the large amount of steelwork set the project apart from other residential projects. “The architects and client were easy to work with, and made the project a pleasure,” said the builders, “and we handed it over two months early.” As for the materials selected, aluminium cladding was a large part of the job, and plastic composite sheet (more durable than timber sheet) with a wood grain effect was used for the eaves. The home is further highlighted by plenty of glass to enable the owners to fully appreciate the river and bushland views, and it incorporates
expansive stone features on the floors and in the bathrooms. Timber teak was used outside and inside. Other features include standard insulation in cavity brickwork, double-glazed windows, and reverse-cycle air conditioning. For the property's energy rating, the client took advantage of the design to install 60 square metres of panels on the flat roof.

All electronics in the Mosman Park property can be controlled from an iPad or iPhone, both inside and outside the home – and even when the owners are away overseas. These include the lights, doors, blinds, multi-room audio, TVs, security and surveillance systems, all able to be turned on or off with absolute convenience. This automation network is integrated with a C-bus lighting system and Somfy blinds within the home. Different custom-made scenes provide a range of options for various times of the day and evening, including… Good morning scene: opens some blinds and can turn on a favourite radio station or TV show.
Going out scene: opens the roller door, turns off all the electronics, TVs and audio in the home, and arms the alarm system. Goodnight scene: turns off most of the lights in and outside the home, sets a dimmed-light ambience for the bedroom, switches on the en-suite, and arms the alarm for stay mode. The automation design comprises an Elan G system to control the lighting, blinds, air conditioning, alarms, CCTV, audio and visual, multiroom audio, access control, Dahua intercoms and Unifi Wi-Fi network. The designer products are Sony LED TV's, Unifi Wi-Fi network, Clipsal Rack server system, HEOS audio system, Macintosh AV processor, Sanus Faber speakers, Jamo flush ceiling speakers and Apple TV.

former industrial site, just 2km from the heart of Perth's CBD, has been transformed into the landmark Bottleyard Apartments. Testament to the high standards and attention to detail of head contractor EMCO Building, the Bottleyard development features 125 apartments along with outstanding communal areas and facilities. Completed in June 2017, the complex includes one, two and three-bedroom apartments spread across six buildings which range from two to five storeys in height. Most of the apartments were pre-sold prior to the completion of construction. EMCO working together as a team from day one as a major contributor to the overall success of the project: delivered on program, on budget and that met the high-quality standards set out by the client. The Bottleyard Apartments project involved the design and construction (D&C) of the apartments, with the six buildings built on a single podium slab which sits above basement parking for 155 cars. The design incorporates communal space between the buildings, including BBQ facilities, meeting rooms and large landscaped planters which feature herb and vegetable gardens. A rooftop terrace provides residents with a private area to relax and take in the panoramic views of the Perth CBD. The construction methods used in this project were fairly traditional being insitu concrete slabs, concrete lift shafts, concrete stairs and core filled blockwork to all external walls. The core filled blockwork was finished with heritage brick veneers and acrylic texture plastering

throughout. There was also extensive use of vertical fins and louvres along with more than 1,000 linear metres of glass balustrade. However, the project did throw up some challenges for EMCO Building. Due to the high water table, the lower areas of the building required dewatering to allow excavation, compaction and waterproofing to take place. However, as a result of a combination of factors, groundwater could not be discharged into the sewer, so EMCO had to build a series of dams on site to hold the water, with daily monitoring of the water quality. The design – incorporating interconnecting buildings of differing heights – also presented a number of challenges from a construction point of view. With no internal passageways as are typically found in an apartment building, there was a large volume of external façade, common area balustrade, tiling and scaffold. Sequencing of pours and temporary edge protection was an ongoing challenge, with
twice the open edges of a comparable project. The site management team had to pay additional attention to the multitude of workface that changed on a daily basis, while the differing building heights and common areas at the podium level also required careful planning. The project was negotiated with the client to provide a Gross Maximum Price Project (GMP), with an overall construction cost of $37.6 million. EMCO developed value for money alternatives that met the intent of the development whilst achieving budget and, in many cases, 'up-spec'ing' the apartments.

As a result, the finished apartments include a number of features such as Bosch appliances, dishwashers, stone bench tops, bamboo floors, skirting boards that would typically be regarded as extra cost items. One of the stand-out features of the Bottleyard project is virtually hidden from ground level. A 260kW solar photovoltaic array has been installed, with the roofs of all the buildings within the development covered in solar panels. The system gives each apartment their own 2kW PV system, and a 10kW system for powering communal areas. This installation is one of the largest multi-residential PV arrays in the southern hemisphere. Continuing the energy-efficiency theme, every apartment has been designed to achieve maximum light penetration and warmth in winter along with cross-flow ventilation in summer. This has not
only provided an energy-efficient design but delivers homes that are comfortable to live in regardless of the season. The Bottleyard site has a rich history. Initially a market garden, in the early 1900s it became Perth's busiest bottleyard, used by several different companies over the next 70 years including the Perth and Fremantle Bottle Exchange Company. The development has been named "The Bottleyard" as a tribute to its former life. When the site was excavated, a large quantity of old bottles and glass was found. The glass has been used as an eye-catching feature at the entrance, providing a subtle reminder of the history of the site – and a talking point for residents and visitors alike. The Bottleyard is immediately adjacent to the magnificent Robertson Park and tennis centre, and many of the apartments

have views over the parklands. However, this added another challenge, as it meant the builders only had access from Palmerston St for every element of the build, including crainage. The clever design, incorporating the various building heights, has greatly reduced the development's impact on the street, and passers-by may be surprised to know there are 125 apartments within. he architects did not have to look too far when seeking inspiration for the Zinc Apartments project in Scarborough. The plot is just metres from the picturesque splendour of Brighton beach, with its undulating dunes and Indian Ocean palette of sun-blessed days and evening sunsets. The concept of the design was therefore understandably, and appropriately, inspired by elements of the sea: “an ark-like building adorned with a bubble façade feature, louvers and glazing”. Purpose-built to embrace this exceptional coastal lifestyle, the 20 one and two-bedroom apartments were designed by Meyer Shircore & Associates and constructed by 3B Build.

According to the architects, “This contemporary residential development focuses on providing high-quality apartment living for a mixture of small families, empty nesters and single/couple occupants. It also contributes to a denser and more liveable coastal neighbourhood, which enriches the existing developments. “Emphasis was placed on creating a building that identifies itself within its environs, complies with the local scheme, design guidelines and policies, and provides living diversity to Scarborough town.” The façade materials and their specifications, as well as the solar shading, were selected and designed to suit the locality and the prevailing climatic conditions. The construction primarily comprises precast concrete walls supported by load-bearing brickwork and concrete columns, beams and permanent formwork slabs.

“This contemporary residential development focuses on providing high-quality apartment living which enriches the existing developments” A restricted palette of materials was utilised to create a restrained and high-quality finish. The materials, and the selection of textures, break up the building bulk while enhancing interest in the streetscape. At the street elevation, glazing and transparency represent the predominant character, and also assist with indirect street surveillance. Aluminium, powder-coated louvered screens on the balconies serve as shades and privacy screens for the residents; and the bubbled and painted precast concrete panels have been incorporated as a feature wall. The building was planned to reflect an environmentally conscious design, taking advantage of natural day light where possible, and utilising shading and screening devices to reduce direct heat and glare without compromising the views. The materials were specifically selected with the key criteria of providing thermal comfort within the building, complemented by deep overhangs on balconies to prevent summer sun penetration. The colourback glazing, for example, is Low-E and high-performance glass.

Mataka stone cladding has been tastefully utilised externally and internally, together with custom splayed gutters, composite turret cladding, Italian porcelain tiles in the wet areas and engineered stone. The property originally contained a 1960s style bungalow dwelling that included a sunken basketball court in the front yard. After demolition, the court was filled to increase the respective site levels up to street level. According to Zazen, “The natural undulated contour of the site provided an opportunity to enhance the visual appeal of the design, with the inclusion of steps leading out to the side and rear of the home. Additionally, the property was awaiting deep sewerage to be commissioned, so provisions had to be made to install a leach drain system to service the property in the interim.”

“The natural undulated contour of the site provided an opportunity to enhance the visual appeal of the design” The owners were keen to take advantage of the 1,200 square metre plot size by maintaining a deep frontage and creating a picturesque entry to the home that provided a sense of grandeur, with a combination of brick screen wall, automatic gates, exposed aggregate concrete and soft, delicate landscaping. The home comprises five bedrooms, extensive WIR, two en suites, a bathroom, two powder rooms, a theatre, an activity area, a double garage with workshop, an al fresco pool and a balcony. Extending over a total area 484 square metres, the home caters ideally for the owners' growing family. Two key elements of their initial demands when commissioning the project were a commitment to quality and an efficient construction process – and Zazen not only delivered in this respect but exceeded expectations.
The entrance area showcases an expansive foyer with custom chandelier and feature highlight window, and a continuation of timber flooring leading up the staircase, dressed with a frameless glass balustrade. Some of the striking features of the front elevation include: Mataka stone cladding (Tundra/Aspen mix), custom cedar entry pivot door, custom splayed profile zincalume gutters, Ultimate series aluminium composite garage door, Rightwood Selekta composite cladding, shingle profile roof tiles and custom profile concrete mouldings. Materials such as composite claddings, zincalume and Dulux Acratex were carefully specified due to the proximity to the coast and to reduce the requirement for maintenance in the future. Resoundingly Successful Renewal of Charles Jenkins Building in Bentley

onstruction deadlines are always of paramount importance but one recently completed project in Bentley had a special sense of urgency. The work involved a complete $5 million revitalisation of the Juniper Charles Jenkins building, a former care facility on the grounds of Juniper Rowethorpe in Bentley. Now known as the Juniper Charles Jenkins Transition Care, the medical centre provides short-term care and accommodation for older people who are recovering from an acute illness and are planning on returning to their own home or waiting to move into an aged care residence. According to chief executive Vaughan Harding, the facility “will deliver a first class service helping older Western Australians

through a vital phase in their recovery from illness. This highly significant service will help relieve pressure on the public hospital system and most importantly will support older people with the best possible nursing and allied healthcare.” R E Asset logistics (REAL), via parent company Pyramid Group Australia, were asked by Juniper to assist in the upgrading of the building into a transitional care facility. Pyramid have enjoyed a long association with Juniper, having previously constructed several new buildings at Rowethorpe and Elimatta villages. The construction time of 10 weeks, dictated by the agreement between Juniper and the West Australian health department, was particularly short and required an immediate start with site establishments and the early engagement of subcontractors and suppliers. The schedule was, in fact, so short that right from the outset many people thought the task to complete on time was impossible.

SPH Architecture + Interiors were appointed as the project architects and they worked closely with REAL and Juniper throughout the construction process to ensure its completion on schedule. Excellent Team Work The scope of the work grew as the building (dating to 1967) “revealed its secrets” and as the client fine-tuned their requirements. This
necessitated design changes by SPH Architecture + Interiors and prompt implementation by the project team. Trade selection was based on experience and manpower resourcing, as on a typical day 70 to 90 people were on site. This teamwork and cooperation between the client, SPH Architecture + Interiors, building services consultants, the builder and subcontractors was ultimately the key to the resounding success of the project. “Communication and adaptability were two qualities highlighted by the team to enable the delivery of a functional, high quality outcome for the client” completion, “Meeting the Juniper handover targets was a credit to the endeavours of all the personnel involved.” Due to the compressed programme, the SPH Interiors team had a particularly hands-on relationship with both client and builder. “Lead times were critical and product selection was of the upmost importance to ensure an urgent delivery was obtained. Communication and adaptability were two qualities highlighted by the team to enable the delivery of a functional, high quality outcome for the client.” One serious issue of concern faced by the architects and builders was the discovery of asbestos in the existing building. Elements within the building were tested, and the results indicated that asbestos was present in the vinyl floor, eave linings and within the roof. “Upon consultation with the client, it was determined that asbestos removal was a priority. Professionals were engaged to remove the material and an asbestos register was formed to manage this process, ensuring the health of those working on the construction site was kept at a premium.” Essential Care for the Aged The new Juniper Charles Jenkins Transition Care centre was officially opened in August by deputy premier and minister for health Roger Cook and Juniper board chair Fred Boshart. The 64-bed, three-storey facility now offers an uplifting, lightenriched environment, featuring a modern design that is focused on encouraging rehabilitation and enabling people who have had an acute Mb: 0451

health care episode to transition to residential care or return to their home in the community. Testament to how important the centre is as part of the state government's health care arrangements for the aged in Western Australia is the fact that, just two weeks after completion of the upgrade work, the facility was 95 per cent occupied. As chief executive Vaughan Harding noted, “We will help people to return to health and an independent life wherever possible, and otherwise help them transition into the most appropriate form of care and support for their individual needs, be that in their own home or in residential care.” In addition to providing short-term residential care accommodation, residents will be fully supported by trained nursing and care staff and have access to a suite of allied healthcare services including physiotherapy, occupational therapy, and social and pastoral care workers. Residents and families will also benefit from the range of services and amenities available within the wider campus including cafés, a medical practice, a pharmacy and a community centre. “With this project Juniper is partnering with the state government to make more effective use of acute care beds,” said Harding, “but we are also responding to the growing need for more permanent residential aged care services.” Juniper Charles Jenkins Transition Care is part of Juniper's strategic plan to double its capacity in response to community needs, and deliver - among other amenities - an additional 450 aged care beds across Perth and regional Western Australia.

It is therefore not surprising that when principal Michael Cicanese recently built a residence for himself and family, those corporate philosophies were very much in evidence in the completed build. Own home provides unique opportunity In building his own home, Mr Cicanese saw a unique opportunity to demonstrate how a smart design, combined with the use of sustainable and energy efficient products, can be utilised to build a comfortable family home. This was achieved through working with architect Sid Thoo. The brief required the building to have a contemporary modular design and to be contained within 200sqm. Provisions were to be

made for future second storey extensions and all rooms were to have views to the entertaining area, with easy access. The design also utilised the full potential of the block and solar orientation was maximised. Collaboration between builder and architect Situated in the City of Swan Woodbridge heritage precinct, the project illustrates how a close collaboration between builder and architect can result in improved eco-effective cost and design outcomes. The residence is built on a battle-axe lot and the design demonstrates how a contemporary aesthetic can still he complimentary to and sensitive to the historical character and context of the neighbourhood such as the Woodbridge heritage precinct. The design is based around a series of timber-framed living, sleeping and wet area modules that can be flexibly deployed to suit different lot sizes, constraints and orientations. The construction also allows for a future upper storey extensions to be added though the inclusion of additional structural members in the roof and walls.
Eco-effective design considerations The project focuses on simple sustainability and eco-effective design considerations: 7.0 star NatHERS rating highly insulated building fabric; waste management practices to minimise building and construction; main living areas oriented towards north; reclaimed fill use as part of the site and earthworks; light coloured roof to reduce solar absorption; grouped wet areas to minimise plumbing runs for hot water; airtight construction to minimise infiltration gains and losses; high performance windows and glazing throughout; maximising recycling and re-use of materials; north facing windows and wall shaded by concrete portals that exclude harsh summer sun; extensive use of recycled and salvaged timber for external cladding and internal ceiling linings; and, exposed thermal mass in main living areas to help regulate internal temperatures throughout the year.

One of many notable features in the house is the use of recycled jarrah cladding which has been treated by the Japanese method of 'shousugiban', that is, the charring of timber. In situ concrete walls and projections also add to and enhance the residence's unique appearance. The maxim of recycling continues throughout the house with the kitchen and other cabinet works being made from Paperock, a recycled paper product. Much of the material used in the project was recycled from the front house renovation. The old roof frame was machined into external cladding and salvaged timber beams were recycled into bench tops. Recycled blackbutt and marri sourced from demolition sites were machined into ceiling lining boards and decking. he building of a 44 residential apartment complex is a substantial project by any measure and, as was the case with Glenariff Apartments in Ranford Road, Canning Vale, more of a challenge due to a tight budget, tight time frames and the fact that the complex featured a mix of one, two and three bedroom apartments. However the project was completed on time and on budget and within an impressive building time of 16 months. Thomas Building faced and overcame a number of challenges during the project, such as making stormwater installations onsite compatible with the council disposal point, which was made problematic by the levels with which they had to deal. Incorporating the structural steelwork design also presented challenges as did the fireproofing of nominated windows. Complications also arose in making roofs water tight due to the complex roof design. Discreet design changes to the architects' design were made – with the architects' approval – to enable certification of fire ratings and a reduction in long-term maintenance costs without changing the final appearance of the project. Builders find cost-saving alternatives Thomas Building were also able to offer cost-saving alternatives for the timber floors and tile selections. The savings were substantial but did not change the aesthetics of the final product. Thomas Building was founded by Alan Thomas. UDIA Award for Excellence Jervis Rise has been awarded the UDIA Award for Excellence in the Affordable Development category, being recognised as the best development in WA for both initial affordability as well as the incorporation of 'whole of life' sustainable elements that provide for affordability in ongoing running costs. These have been designed to give access from the communal walkways, while overlooking the car park, providing communal ambience and security for residents. Selections for landscaping have been taken from the feel of the surrounding Tamworth Wetlands, focusing on creating plant type and species to complement the natural surroundings. A selection of low water, low maintenance, native trees, shrubs and grasses have been chosen within the complex, providing a visual aesthetic to residents and portraying a feeling of being connected to nature. A great deal of importance has been placed on minimising the environmental impact of the complex, with careful consideration of materials to ensure low emissions and efficient building energy usage, resulting in the apartments achieving an average 6-Star energy rating. Low ongoing running costs In line with affordability, the units have been designed to provide low ongoing running costs through strategies such as cross ventilations with ceiling fans and deep balconies enhancing the passive design principles, generous living areas with higher ceiling
and an entrance courtyard separating the private zone from the public realm yet still providing a sense of openness. The question of affordability for the development is based on several things, the first being the initial purchase price of the home which is well placed with prices ranging between $265,000 and $379,000, representing real 'value for money' and affordable construction. The second factor of affordability is based on the energy cost for running these units. Other than the passive design principles such as generous balconies, usage of ceiling fans, other energy efficient LED lights have been used throughout the project. Over 90% of the apartments also have their own drying areas reducing the need for dryer use and thereby reducing energy usage. The open corridors also provide natural ventilation and daylight, reducing the need for any major mechanical equipment and energy consumption during the day. The close proximity to the local centre and high frequency public transport access are likely to induce people to restrict the use of their private vehicle on a regular basis. The development, therefore, provides dwellings that are affordable in terms of initial construction costs, on going maintenance costs and the living costs of future residents.

Future Smart perspective on smart cities and green buildings
T
he smart city concept is no longer theory as a growing number of global business capitals and trade hubs like Singapore, New York, Barcelona, Oslo, London, and San Francisco roll out interconnected smart technologies. The definition of what constitutes a smart city is still being argued, but my view is nothing new tech is excluded. While some focus on things like the deployment of technology-sensing infrastructure to, and others on tech to improve economic efficiency, the reality is all these things apply, and more. Smart cities should simply enhanve both liveability and sustainability – overcome mobility challenges, ensure public safety, optimize traffic flow, create better tourism experiences, and to monetise data opportunities through both broadband and wireless. Enhanced connectivity in smart cities enabled through the Internet of Things (IoT) also allows new solutions, like autonomous vehicles, which rely on multiple data streams to operate safely and effectively. Perth is having multiple prods at smart cities too, but to date everything is at a pilot scale. White Gum Valley is perhaps the best example: branded WGV, the plan is to demonstrate the very best in
sustainable design and create a liveable and affordable community so people can live in a way that makes smart use of the Earth's resources. With the involvement of LandCorp, Water Corp and City of Fremantle, WGV will be the focus of a four year 'living laboratory' research program with the Cooperative Research Centre for Low Carbon Living and Curtin University to monitor the performance of the estate's homes, particularly the Gen Y demonstration housing project, and to share its findings with the wider community and industry. And not just cities large megacity-sized corporations like Apple, Amazon, Alphabet, Facebook and Microsoft are acting to build sustainable campus globally, and to become 100% renewable

Again, these investments will increasingly not only be driven by corporate social responsibility or perceived reputational reasons, it will be cheaper, provide grid-independent energy resilience, and ensured operational continuity. This highlights that action on climate remains a priority for the vast majority – not just governments, but businesses and communities too, as public sentiment (read voters and customers) has re-strengthened in support of action on global warming following the Paris Agreement. Smart, Green Buildings Smart cities follow on the back of green building standards that are bringing greater energy efficiency in both the construction and ownership of buildings. Green construction is becoming increasingly profitable for developers and demanded by customers. Green buildings are less costly to heat or cool, consume 25% less energy and 11% less water, and bring other benefits including high indoor air quality. According t o a Dodge Data & AnalyticsWorld Green Building Trends 2016 SmartMarket Report, the global green building sector continues to double every three years, with survey respondents from 70 countries reporting 60% of their projects will be green by 2018. What makes Green building cost-effective? In the US LEED-certified properties are seeing an average expected increase in value of 4%, Upfront investment in green building makes properties more valuable. Lowered maintenance and energy costs mean the return on investment from green building is rapid: green retrofit projects are generally expected to pay for itself in less than seven years. Green buildings reduce day-to-day costs year-over-year. LEED buildings report almost 20% lower maintenance costs than typical commercial buildings, and green building retrofit projects typically decrease operation costs by almost 10% in just one year. Further, many large enterprises are now demanding green commercial buildings because there is clear evidence that employees in green buildings feel better, and this leads to enhanced productivity, particularly because of fewer sick days, but also employers are discovering better staff retention when their business demonstrates credible environmental commitment.

This commitment not only includes energy and water efficiency, but also indoor environment quality (especially air quality) and resource conservation – approaches that are equally relevant in commercial offices, retail centres, factories, hospitals, schools and universities, as well as homes and multi-unit residential facilities. The benefits of green building continue to grow the market and break records. The green building sector is outpacing overall construction growth globally and will continue to rise. LEED is the international standard of excellence in green building, with more than 90,000 LEED projects in 165 countries and territories. LEED buildings perform better – and from a designer/builder point of view, cutting edge buildings are often internationally acclaimed, building brand awareness and reputation. In Australia, the Green Building Council of Australia certifies the environmental, social and governance performance of properties through its Green Star program, and also the Global Real Estate Sustainability Benchmark (GRESB) used by property portfolio owners to optimize the risk/return profile of their investments. Lighting is the largest end use of electricity in commercial buildings, and many buildings target lighting for energy savings through energyefficient light sources and advanced lighting technologies. Once the technology begins to be taken up in volume, further price falls should be expected, as seen with the company's sales and pricing of EVs. If we assume that the solar roof tiles will experience the same successes as Tesla's previous endeavours, this will mean a huge transition in the traditional market towards solar roof tiling. If the cost is lower, and continues to decline over time, and the product more durable than traditional roof tiles, with the bonus of providing power to your home, why would anyone choose a conventional roof?

As factories move to robotic manufacturing the need for lighting is greatly reduced or eliminated – robots equipped with an array of sensors don't need light to see. Some warehouses with robotic inventory only turn lighting on when a human is on the floor. Solar roof tiles Prof Ray Wills and Ian Raymond Tesla's acquisition of SolarCity late in 2016 and the subsequent announcement in May 2017 that orders are now open for solar roof tiles will have many in the renewable energy sector feeling optimistic. Representing a great leap from traditional fossil fuels powering everyday homes to a 100% renewable residential integrated system. But what does this really mean for architects, builders, home building, renovation and the consumer market; what makes Tesla's launch more exciting than previously failed technologies; and will it be successful? First of all, solar roof tiling is not new to the market, with the most notable past example being the Powerhouse Solar System by Dow Chemical Company, which sold its last Powerhouse 2.0 system in July last year, wrapping up the technology only 5 years after its launch. At the time a major obstacle for Dow was the combination of traditional solar modules being much more efficient and at the same time more cost effective than solar roof tiles; leading consumers to opt for the former. One of the most contentious points of Musk's recent announcement from Tesla is this question of cost. Ambiguous comparisons have been made between the cost of adding solar roof tiles to your home against the cost of a traditional roof, but what exactly does a 'traditional roof' consist of? A clay roof, an asphalt roof, or a slate roof can cost approximately $16,000, $20,000 and $45,000 respectively (in USD as of Dec 2016, California). This cost is going to be offset by future savings in electricity, and some re-selling to the grid. With the release of indicative pricing, it is now clear that the solar tile system is much cheaper than the critics expected but we will need a few more months for take-up to indicate how much interest consumers and builders show. The first styles have been announced, with black glass smooth and textured styles available now, and with Tuscan and French Slate following in "about six months." However Musk insists that a clean-up of the roofing supply chain, in which large transport inefficiencies exist, will realise even greater cost savings in the solar tiles even before electricity savings and government subsidies are taken into account. There is no doub that, as has worked for Tesla in the past, the early market will be higher-income, green driven customers. And as

But while large-scale energy storage would on first pass seem to be the logical best solution for the electricity market to service renewables, there are questions as to whether this will really be the main game. Storage has already been critical in the arrival of portable devices, and driven by demands of laptop computing and mobile smartphones. While stationary storage is certainly considered important, the electric vehicle market has probably already been responsible for the arrival of more than 20 GW of storage over the past ten years, half in the last two. Meanwhile, markets in Germany, New Zealand and now Australia are considering distributed domestic storage as likely drivers of the demand for energy storage for the next few years, and thus, the ability to balance the grid. This removes the need to “gold plate the network” for unexpected excursions so therefore the generating assets can be downscaled accordingly. The incumbent generators and grid operators have started to speak about enabling precinct level smart grids. As we seek to be self-generators of electricity with solar panels and even extending to home storage using batteries, efficiency at home becomes more and more important.
