ELLIOTTS IRRIGATION BORE WATER IRON FILTRATION The mineral Iron can be a troublesome chemical in Western Australia water supplies, making up at least 5 percent of the earth’s crust. Iron is one of the earth’s most plentiful resources. Rainwater, as it infiltrates the soil dissolves iron, causing it to seep into aquifers that serve as sources of groundwater for our bores. Although present in drinking water, iron is often found at concentrations greater than 10 milligrams per litre (mg/L) or 10 parts per million. However, as little as 0.5 mg/l can cause water to turn a reddish brown colour causing staining and fouling of water supply systems and irrigation systems. Elliotts Irrigation, over several years, have designed and developed a unique Iron Filtration System which specialising in waters which have high iron levels with concentrations of up to 30.0ppm. Their proven design and expertise have led to major systems being commissioned for Builders, Developers and government bodies. Such high-profile projects as Optus Oval and Perth Foreshore are a standing testimony to their effectiveness and creditability. High Iron levels found in a large percentage of bore water throughout WA can be a huge issue to those responsible for irrigation maintenance, or project installation and development. Water with high iron concentration is not only

responsible for unsightly staining onto surrounding surfaces, but more importantly provides an environment for iron bacteria to grow which can cause breakdown of the watering system due to the fouling of pipelines, blockages of sprinklers and failure of valves. These issues greatly reduce the overall life of an irrigation system with total replacement often necessary and at great expense. Elliotts Irrigation Iron Filtration systems solve these issues, enhancing the life of new and existing irrigation systems, and importantly removing the unsightly stain, enhancing the aesthetics of the project.

Housed in a variety of enclosures, these systems can blend with any environment. Elliotts Irrigation specialize in designing and building iron removal systems for any application. These filtration systems differ from conventional methods of iron filtration with no chemicals being required for oxidation or additional apparatus like pumps or holding tanks. Each filter is designed to meet specific requirements from domestic to commercial, with flow rates and water analysis of the water, to be pumped, carefully considered. The filtration process involves air injection, thus commencing an oxidation process, whereby allowing filter media to trap the oxidised iron and allow the filtered water supply to the field. These filters reduce the concentration of iron in the water from levels up to 30.0mg/l down to less than 0.3mg/l. The Filters automatically flush themselves when required with no high maintenance requirements or expensive running costs. Remote control and monitoring options are also available, using Wi-Fi technology for the filtration systems. Giving New Life to Diverse Spaces and Projects

e wouldn’t normally resort to a sporting tale to present our latest issue but this one seems relevant. Collingwood coach Nathan Buckley obviously wasn’t the happiest person at the MCG following the 2018 AFL grand final but he clearly was one of the most reflective. Having previously revealed that he had embraced kintsugi in coaching his team, he was keen to note that the Japanese art would help the team grow from its defeat against West Coast Eagles. As two Swinburne University of Technology academics explained in an article in The Conversation online news site, the philosophy underpinning kintsugi is all about celebrating hardships and understanding that the things which break you can help you become stronger and more resilient – and a better version of you. Kintsugi, they said, “is a Japanese practice of repairing broken ceramics or pottery with lacquer, often coloured with gold. Rather than discarding the broken vase, it is repaired and given a new lease of life by proudly and beautifully wearing the scars of being once broken.” In other words, while the vase may be broken now (or the team lost last season’s grand final), there is nothing to be gained by leaving it be or discarding it entirely. With the art of kintsugi, if the vase can return better than before, then why not Collingwood’s hope for success next season too? Of course, the latter is not necessarily our conclusion: out of respect for and sensitivity to football fans’ opposing colours we would never take sides. Nevertheless, we were drawn to their general observations about kintsugi partly because, with the forthcoming festive season and new year looming, it is an appropriate time for a little philosophising but mostly because this issue – like others before it – is full of exceptional construction projects that have been magnificently transformed. Not necessarily broken – although some have required considerable reconstructive work – but all given impressive new leases of life... whether they be residential, commercial, social or manufacturing. From ultra-luxury beachfront and riverside apartment complexes to “smart” modular shack design and challenging refurbishments... From new bespoke homes, including one built in the midst of a

working vineyard, to a public auction of two specially built Telethon homes... From modern aged care facility to parish residence... From a pacesetting airport retail hub and a revamp for Western Australia’s largest shopping centre to a new-to-industry bitumen terminal... Elsewhere, we talk to eminent professionals behind the industry’s standard-bearing projects to gain an insight into new trends, materials and skills. ■ Tell us a little about yourself, and how you got into your industry? I started my career in graphic design, but always knew I loved imagery. I was a little too young to recognise why I spent my uni lunch breaks in the library pouring over photo journals. Whilst I’d been photographing for enjoyment for about 10 years, I made a couple of shifts professionally over that time; painting to graphics to the world of interiors. In 2012 I began working for some local pages on styling projects. I was drawn to the composing element of styling and also designer objects for living. This was the starting point of my freelance journey. There came a moment on a product shoot recently when we were so tight on deadline that the photographer was literally following me to capture set-up after set-up. I didn’t see one

A Contemporary Photographer Inspired by Travel and Natural Styling image on set that day and it made my mind up for me. If I couldn’t compose through the lens, what was the point? The dilemma of styling versus photography that had plagued me for a few years was over. ■ What is the background to your company and what it does? I photograph projects from interiors and architecture to product, food, travel and art. I have a print store of photographic prints inspired by my journeys across the state and

around the world. I have just wrapped a two-year collaboration with Bauwerk Colour, a locally established, global reaching lime wash company, on a range of five colours. We styled and photographed an apartment in Fremantle as a way to showcase the colours within a lived-in space. This was a terrific way for me to express my styling ideas, love of natural products and interior photography, as well as inspiring people to a new way of working and collaborating as a creative with other businesses.

■ From where do you draw your main inspirations? The inspirations that I find myself attracted to are those artists with varied interests and perhaps non-linear journeys. Ellsworth Kelly was a painter but dabbled in photography and published his own book of observations. Donald Judd was an artist but also a designer and architect. I’ve struggled to define myself as one thing and even now, whilst I am loving my photographic journey, I’m sketching some ideas for building designs and am jotting down ideas for a screenplay. But in terms of photography, I’d say right now I get very excited by the work of the New Topographics, Alice Gao, Rich Stapleton and Traianos Pakioufakis. All incredible photographers with different styles but very confident and beautiful ways of seeing.

profile THE BUILDERS CHOICE ■ What have you learnt from your experiences in the industry? The biggest truth I have realised is that there are so many different kinds of photographers. You have to choose to be your own one and run with that. There isn’t any point in trying to produce work like someone else. If you get hired because of the work you put into the world when you are being yourself and when there is no brief or client... that says something.

■ What would you like to be remembered for? Masters in their craft chipped away at a body of work over decades, long before today’s age of immediate sharing and apparent work for work’s sake. I have learnt they were patient, passionate about the project at hand and worked hard, sometimes trying new things, and what came of it was an image to be remembered for lots of reasons. I want to make a body of work to be proud of, and still be creating

when I’m 85. When it comes to photography I feel compelled to take images rather than have a goal. My hope is that my work is tied to feeling and that raw sense I have when I see and make an image. I’m drawn to those inbetween moments, so I hope my work encourages stillness and appreciation in a busy era. The way I see extends past the lens. I don’t know where my career will take me but I know it’s not just restricted to being an artist in the typical sense. I see myself contributing in different ways – being a part of something bigger and how we live with one another through design and the environment. ■ What do you enjoy doing when you’re not working? I have a real interest in wellbeing and how we look after ourselves. My husband is a horticulturist and so we make the most of a growing backyard farm. As a foodie I’ve loved growing and then cooking with what we harvest. It’s been hugely rewarding and I’m beginning to wonder whether it might actually become work for me one day!

With his laptop under one arm and (ideally) a surfboard under the other, his “best mate” trotting along beside him, and a splendidly creative idea forming in his head, he is well-prepared to launch himself into a new architectural project – anywhere his latest design journey might take him. ■ Tell us a little about yourself, and how you got into architecture? I suppose you would call me a creative soul. I’m not motivated by money for money’s sake: I’ve got to create something, whether it be architecture or music, which is my other passion. I love the ocean and I’m a keen surfer. These days you can work anywhere: wherever my laptop is and connected to the digital highway I can design, connect and communicate. I don’t have a set office. I meet with clients in cafes and on site, providing one-on-one service and close attention to detail. It’s always more about the projects

I can assure you I’m no martyr! It’s just that I can’t sit comfortably doing average work just to build up a retirement nest egg. ■ What encouraged you to set up your studios, marcus browne architect and mi shack? What are their principal – and distinctive – operations and services? Many architects start out with a strong passion to deliver great buildings to the betterment of mankind and many also dabble in an ideal to produce architecture for the masses via modular design and prefabrication.

For me I need two entities: one “marcus browne architect”, which is a premium service purely focused on the pursuit of architecture for clients who know, understand and desire architecture. “mi shack” on the other hand is similar in that it pursues architecture but it does so through a modular design system utilising predefined elements that allow us to ensure greater surety of outcome from the outset. The beauty is that the modules, or “smart zones” as we call them, can be arranged into endless combinations, making every mi shack unique. Really it’s just a new way to design that is more time and cost-efficient due to its modular nature.

■ How would you define your business philosophy? To educate and encourage clients towards a better understanding of authentic architecture and how it can significantly enhance their daily living experience, and how investment in good design is good for the environment, community and soul. ■ How do you see your own main role within the company? I operate solely as a muse to inspire and guide each project in line with a client’s vision. The spirit of a project is its most important ingredient and it starts at the inception and will seep in to the remaining stream of the project. I guide clients to stay true to their initial inspiration and to not be swayed too much by others’ opinions. ■ From where do you draw your inspirations? Everywhere and everything... Many of my favourite architects, I actually don’t even like their work. What I admire more is their passion and drive to follow

The judging panel commented that the building surveying industry was particularly male dominated, even within an already male dominated sector, and to succeed in setting up not one but three companies was a testament to Kasey’s strength and determination. “We felt that Kasey demonstrated a genuine approach to business, career success, mentoring and creating a pathway for women in the industry and a true and dedicated commitment to her passions outside of the workplace,” they said.

Other women honoured included Louise Stewart of ProjectPAY with the Hassell Innovation Award and Jessica Corica of CPB Contractors with the Probuild Young Achiever Award (see full list opposite). Revamp for WA’s biggest shopping centre The recent redevelopment of the largest shopping centre in Western Australia was a massive undertaking demanding project management of the highest order, meticulously planned logistics and a highly organised approach from all involved.

uch an approach was required not only because of the size of the project but also because the Westfield Carousel shopping centre in Cannington was active throughout the whole of the redevelopment. This meant that new and old sections of the centre needed to coexist and public safety had to be the highest priority. Ambient upgrades were also undertaken at night to the shopping centre to ensure areas were safe for centre operations during the day. And, despite the size and complexity of the project, not one day of trade was lost during the whole of the centre’s revamp.

Location and weather challenges The development was surrounded by an active trading centre and the Albany Highway, one of Perth’s busiest arteries. Bounded by Liege Street, Albany Highway and the existing shopping centre, the site had four construction access points. The weather created another challenge as there was a high level of rainfall during the bulk of the excavation and structure work. This necessitated good planning and organisation by the site team to ensure the site was made watertight for finishing trades.

The logistics are impressive: throughout the development period there was 48,000m2 of demolition, formwork of 54,433m2, 18,000m3 of concrete was poured, 950t of steel was used and 16,000 plants were installed, all within a period of 18 months. $350m project The $350m project increased the Carousel shopping centre by 27,500sqm, bringing it to a total area of 110,000sqm with some 330 retailers across fashion, lifestyle, dining and entertainment.

Carpentry Champion tests his skills in China

ow Bowing local Hayden Dillon has recently returned from China, where he spent six days training in the lead up to possible selection for the world’s largest international skills competition in Russia next year. Hayden, a 20-year-old carpenter, is employed by Dennis Tompkins Building and attends TAFE NSW. Along with 19 other apprentices and trainees representing 18 different skills, Hayden is hopeful he’ll be selected to become a Skillaroo and represent Australia at the WorldSkills International Championships in Kazan, Russia, in August 2019. WorldSkills China invited Hayden to train alongside WorldSkills Abu Dhabi 2017 silver medallist Ryan Grieger and one of China’s top carpentry students in Guangzhou in the Guangdong province. The training required Hayden to expand and challenge his technical capabilities, working closely with foreign materials that are very different from the hardwood timber used in Australia. This unique opportunity taught Hayden to train at an elite level, while exposing him to an unfamiliar culture. In July, Hayden was invited to become a member of WorldSkills Australia’s Skills Squad, following his silver medal-winning success at the WorldSkills National Championships in Sydney in June. The championships saw more than 400 apprentices, trainees and other vocational students vying for the title of ‘National Champion’ in 50 skill categories.

Skills Squad members are now working with dedicated training managers towards selection as a Skillaroo, which will entitle them to travel to Russia to compete. The best young apprentices and trainees from more than 70 nations will compete in Kazan for the title of World Champion. Hayden is working with training manager Allen Hill, a teacher from TAFE NSW, who accompanied him to China. The 20 Skills Squad team members have been selected from a broad range of trades and skills, including Car Painting, Cabinetmaking, Cloud Computing and Beauty Therapy. WorldSkills Australia CEO Brett Judd said: “The Skills Squad members have been awarded some incredible opportunities, including the chance to train overseas or interstate. “The success of these young men and women will encourage other young people to start their own journeys towards skills excellence, with the next round of WorldSkills Australia regional competitions kicking off around the country.” At the last international championships, held in 2017 in Abu Dhabi, Australia finished the competition in 10th position in the WorldSkills international rankings. Mr Judd said the goal in 2019 was to maintain and improve on the top 10 finish, and international training opportunities played a key role. “Training overseas gives the Skills Squad members the opportunity to identify their strengths and areas for improvement and work solidly on those in the lead-up to selection,” he said. Mr Judd said WorldSkills Australia had been “committed to empowering excellence in young Australians since 1981”, and the national and international competitions continued to identify and celebrate outstanding young apprentices and trainees.

If men don’t feel like they can open up, it can have a detrimental effect on their mental wellbeing. Each wing contains a nurse station, medical room, luxurious living and dining rooms, servery, audio rooms and access to an external veranda or balcony. The building also includes a commercial kitchen, clean and dirty laundry, cafe, hairdresser, offices, meeting and training room, staff room and staff change room facilities. The main building structure is a combination of in-situ concrete slabs and wall, structural steel wall and roof framing, lightweight and heavy gauge steel framework, and brickwork. It is cladded in several different materials, and features curved colourbond sheeting, colourbond sun shade fins, metal sun shade fins and metal window hoods. Extensive earthworks were required to bring the site down to level, with the installation of contiguous bored piles to the east and west boundaries and soldier piles to the southern boundary. Work Completed at Effective and Efficient Pace According to BGC Construction, the project was initiated with the construction of piling rig platforms in order for the contiguous flight augured piles to be installed on the west and east boundaries

of the building’s perimeter. A total of 228 piles were installed, 600millimetre diameter and to a depth up to 10 metres. Following the pile installations, the bulk earthworks commenced with the removal of the piling rig platform and excavating the three-acre site down to the proposed sand pad level. The basement tank and pump room was then excavated and constructed, and simultaneously the lift pits and services trenches were also excavated.

The ground floor slab pouring sequence was split into 11 zones due to the size of the building, and the first floor suspended slab followed a similar sequence, being split into 10 zones constructed in concrete. At roof level two plant decks were built, one at the south end of the building and the other at the north. There are four fire emergency stairs throughout the building, constructed with cast in- situ concrete walls, floors and stairs to ensure the required fire ratings were achieved.

The building’s concrete pouring sequence was strategically programmed to ensure construction works proceeded at an effective and efficient pace. The structure’s external walls consist of a mix of types, in order to provide a variety of external finishes to the building; while the roof structure is constructed using steel framework consisting of trusses, rafters, beams and purlins.

All panels are grey with a light, medium and dark grey effect. Detailed set-out plans were provided as the panels are cut to show a different layout on each elevation. The timber cladding is a mix of three different colours using Dark Cedar, White Oak and Cedar, mixed in a random pattern and installed vertically; and all edges, window and corner trims are finished with proprietary aluminium profiles in Monument Matt. Throughout the main spine, glazed curtain walling has been installed to take full advantage of the morning and evening sun. The facade features Arcadia Zest rectangular sun shade fins, and custom Arcadia Zest window sun shading surrounds have been installed on a number of the bedroom aluminium windows to control the natural light coming into these rooms.

A CCTV system installed throughout the building is integrated with the access control system. Cameras have been installed to monitor the front entry, reception, all treatment room doors, car park areas and car park entry. The CCTV system operation is connected to the facility managerâ&#x20AC;&#x2122;s PC, and the nurse call system is integrated with the fire alarm panel, security alarm systems and wireless handset phone system. A full fire detection and occupant warning system is installed throughout the building, with the use of thermal, smoke and duct detectors all linked to the fire indicator panel, which is located internally adjacent to the main entrance and connected to the fire brigade. A fire sprinkler system has been installed throughout the entire facility, including the under croft car park. For the hydraulic services, the main water service is brought in from the front boundary and is installed adjacent to the fire

meter. This provides cold water to all the required areas on the ground floor, first floor and plant decks. The domestic hot water supply is provided to the development via a centralised hot water system with a flow and return loop. Reticulated gas services all gas cooking equipment in the commercial kitchen, laundry dryers and hot water unit heating plant. Two lifts have been installed within the facility, each one withstanding 1,275 kilograms per 17 people and equipped with latest security facilities. Several World Wide Timber Traders products have been used on the project externally and internally on the walls and ceilings, and further WWTT Victorian Ash timbers in the custom Opal Vic Ash stain have been incorporated to a variety of different features throughout the facility.

Groundwater concerns Site works commenced April 2017 with a practical completion end of June 2018. The ground slab went down in May 2017. There were some concerns regarding the ground water table relating to the stormwater tanks but with some value engineering utilising the same volume but shallower depth, the issue was overcome. The full structure was completed over five stories at the end of September 2017, which equated to building a floor every 4.5 weeks slab to slab. Ritek XLT Insulated Concrete Sandwich Panel Walls, in situ walls and slabs, Rondo framed and lined internal walls with Dulux Acratex render in contrasting architectural colours were the main materials used in the build. The concrete sandwich panel system was found to be very successful and was quick and efficient to use. Design improvements to the penthouse level were being finalised during construction and these led to an increased footprint of 51m2, from a 135m2 unit to 186m2 on completion. Danmar’s General Manager, Nigel Venters, said some of the main influences on the project were the collaborative working relations with the superintendent, client and architect. “Our core values are all centred on trust and recognising that teamwork from all members aligning with the same objectives is the key to success,” he said. Mr Venters said the most important challenges on this project were achieving the target contract figure with ongoing value engineering throughout the construction, completing the project within 14 months, and ensuring that the quality demanded was provided.

eorgiou Group has long been at the forefront of Australia’s construction industry, delivering an extensive and often iconic array of complex projects across a diverse spectrum of sectors. At the same time, however, the Group has constantly been exploring new building and project management challenges. Earlier this year, for example, Georgiou completed the design and construct contract for the new Direct Factory Outlet (DFO) at Perth Airport – for Vicinity Centres, Australia's leading retail property group. This marked the construction company’s entry into the retail sector. According to Georgiou, the design drew inspiration from natural and man-made flight, “which has informed the sweeping lines of the architecture and the layered intricacy of the interior. The active

retail hub aims to set a new design benchmark for this brand of discount offer, shaping the critical interface between customers and retail brands.” Described as Western Australia’s first world-class Direct Factory Outlet, and one of Australia’s pre- eminent DFOs, the project includes 32,000 square metres of enclosed retail space on an 89,000 square metre site within the Perth Airport precinct. It comprises 118 retail tenancies including eight food and beverage outlets (24,000 square metres NLA); speciality fashion outlets; three feature entry points; a food court; centre management offices; on-grade parking for approximately 1,500 vehicles; landscaping works; service vehicle entrance and associated loading docks; internal driveways, roadworks and footpaths; and all internal services infrastructure to the site, including internal drainage, wastewater, water reticulation, power, lighting, telecommunications and gas. In addition, a new road (“High Street”) will be constructed north of the site, projected as a single carriageway with parallel parking and

Direct Factory Outlet THE BUILDERS CHOICE associated footpaths on each side. A new slip lane and left in/left out access is also planned for construction off Dunreath Drive. A team of 250 employees worked on the project at peak, with up to 600 personnel during the fit-out stages. The team worked closely with the client to ensure operational requirements were met during the design and subsequent construction phases, and the project was delivered in a tight 15-month programme. All construction materials were recycled where possible. With more than 100 tenancies associated with the project, one of the main challenges involved nearly 600 fit-out contractors working within the tenancies having to be site-inducted and integrated into Georgiou’s OHS policies. A further 400-plus stockists also entered the site during the completion phases, meaning as many as 1,000 workers had to be managed and coordinated effectively. As for structural challenges, the construction programme was a short 15 months so the project team was determined to engineer solutions that resulted in cost and time savings for the client. One key time saving initiative, says Georgiou Group, was to construct the steelwork from both ends to meet in the middle. “However, in the heat of summer, steel expands so, along the main gridlines, the structural tie-beams were expanding at a rate that resulted in the columns moving out of level. Temporary works were required to restrain the movement and then Georgiou incorporated a slotted friction plate connection detail at the joint line. With a tolerance of just two millimetres, this proved particularly challenging at times.” In addition, as the project is located on Perth Airport (i.e. federal) land, the team faced stringent environmental restrictions and airport requirements (including crane boom heights). Additionally, extensive de-watering was required, with the team working four metres below the water table during winter.”

“The design drew inspiration from natural and man-made flight” Expanding Operations Around Australia With the Direct Factory Outlet project completed, Georgiou commenced work on the lobby and end- of-trip upgrades for Dexus at 240 St Georges Terrace as well as mobilising on the recently awarded industrial facility for Logos in Hazelmere, the Marina East Apartments for Blackburne and the PAPL Skybridge between the rail station and airport terminal. Georgiou has also been awarded the Ramsay Health Care at Hollywood Hospital expansion and is currently working on an ECI for Brightwater’s Beaumaris Beach project. In addition, the company is expanding its building business to defence projects in Queensland, NSW and the Northern Territory, while exploring other areas with the aim of further diversifying its offering. Due to the development of the eastern section of the parish site for the Presbyterian Ladies’ College ‘Lighthouse’ wellness centre, which is behind the church, the demolition of the existing parish presbytery became necessary.

This meant the construction of a new parish residence was required, which brought with it the opportunity to provide contemporary parish meeting rooms, offices and a chapel in a parish centre, together with the landscaping of the whole site – all of which was much needed. Architects coordinate two projects MCDF Architects were chosen by the Parish to masterplan the site and design the new facility. As MCDF Architects were also the architects for the PLC ‘Lighthouse’ project they were able to coordinate the design and provide seamless development of the two projects. Dean Fehlberg, director of MCDF Architects, said the

form and materials of the recently restored heritage listed church – textured limestone, render and pitched gable roof – were referenced in the design of the new Parish Centre. “This was done in a contemporary and classic language,” Mr Fehlberg said, “With cut limestone, self-coloured render and a coordinated pallet of Ultrabond aluminium composite panel cladding, dark anodized aluminium joinery and Revolution Roofing Maxline 340 decking.” American walnut veneer on doors and cabinets MCDF Architects were also responsible for the interior design, referencing the rich timber of the church with American

walnut veneer for doors and cabinets, all of which were sourced from Austim. “The veneers were carefully and individually selected from the extensive stock of veneers held in the warehouse and Elements Vulcan Plus, also from Austim, was used for the large front doors,” Mr Fehlberg said. RJC Construction were chosen as builder after a selected tender and negotiation period. Their selection was in part due to their reputation as quality builders who work collaboratively with architects, clients, and in this case, also the community, to achieve outstanding built results.

Multiple facade features Mr Cooper said that from a builder’s point of view, the project was a mixture of heritage and contemporary design and was unique in that it incorporated multiple facade features including limestone, dado finish, acrylic texture render, aluminium composite panels, glazing and metal work, with artworks, external landscape and internal finishes. “It was a challenge to integrate all these vivid features seamlessly and this was achieved through attention to detail and the relentless efforts of our team at RJC Constructions,” he said.”

ike many creative building projects before it, the “Oliver Stealth Shack” was conceived over a beer. As builder Geoff Longwood recalls, the lead came through an architect he had previously built for, Marcus Browne, “and before and after sitting down with the clients over a beer we realised we had a few common connections through friends and family. The owners have a background in civil construction and hence were up to speed with project management.” Understandably, he says, the owners were keen to have a fairly hands-on role in the actual daily running of the job. “I worked with them to schedule trades and they also assisted several of the trades to complete their given tasks as well as completing pick-ups and

generously keeping the trades fed with coffee and cakes for smoko. “From my point of view this was one of the most enjoyable projects that I have worked on to date. What was slightly different about this project was that, instead of being the standard builder/client relationship, the project evolved into a hybrid model where the builder, client and architect worked together as a team to make sure the project was delivered on time and on budget, to a high level of finish and as per the architect’s vision.” Marcus Browne concurs fully with that view. “The project was truly a collaboration between everyone and a great spirit was evident across all the trades, with everyone working harmoniously towards a common goal. “The owners are semi-retired and offered their labour to assist the trades with all the leg and grunt work they don’t normally like to do. result this made it an extra rewarding process as there is a lot of their own selves in the final outcome.” Modular Design with “Smart Zones” According to Geoff, the home was built as a holiday residence to provide the middle-aged owners with a place to enjoy time with each other and, on occasions, their children and grandchildren, with the view that one day they might retire there. “The concept of a lightweight framed structure allowed the project to be built in a quicker time frame and with better cost management. It enabled us to cut down on the number of trades required onsite and the final result has a lower carbon footprint in the environment. “Being hands on I mainly worked with Ben Lawrie from Caves Road Constructions to build the framework, roof, part of the external cladding and second fix element. Marcus Browne was

fantastic to work with and went out of his way to regularly complete site visits and fine-tune all detailing of the project with the owners, myself and our trades.” “World Wide Timber Traders and their prefabricated wall frames and roof trusses were an integral part of the time and cost-efficient build process. Serge Gureni, their engineer, assisted us throughout the design process and final design compliance certification.” The home’s nickname comes from the owners’ surname (Oliver), the use of main cladding to the exterior in a matt-finished colour known as “Stealth”, and the architect’s “mi shack” brand. As Marcus explains, “The Olivers wanted a simply hassle-free cost and time-effective process to have architecture as opposed to a more convoluted and expensive bespoke design process. Also, they were fully aware of the benefits of solar-passive, as their permanent residence in the city is north-facing with double glazing and works a treat – so they wanted to replicate the same.”

The home was designed using the mi shack modular design system, ”which pre-packages an architect’s design process into preconfigured modules called ‘smart zones’. These zones can be used in any number of combinations on a variety of site types to produce an architect-designed product with its design heart firmly based in the art of architecture – and is commonly termed ‘modular architecture’. “Not to be confused with prefabrication”, stresses Marcus, “as any building/structure can be prefabricated in a factory and delivered and installed on site; the way it is designed doesn’t have to be modular in nature to be prefabricated. That said, we use a hybrid of prefabricated and pre-made elements in the construction process to further augment the benefits of cost, time reduction and increased quality control. “We are constantly looking for the ‘sweet spot’ between the different modalities, as like most things there is no perfect onesize-fits-all system; there is always a need for customisation to fine-tune to the particular needs of each project. “Solar-passive

design is a key element of any mi shack project and the flexibility of the modular system allows the zones to be arranged into a combination that suits the site and draws in the sun’s free energy. Using AWS products purchased through Aluminium Innovations, BGS delivered a compliant and aesthetically pleasing framing system. According to Katie Spiers at BGS, due to the height of the frames BGS chose to use the 150- millimetre-wide 704 Slide master doors with 24-millimetre double-glazed units comprising Lightbridge Low E glass. To maintain the same frame

consistency, the fixed glass and louvre systems were made from Series 600 commercial framing, also 150 millimetres wide. AWS Series 400 framing was used for the hinged doors with 24millimetre double-glazed units. A BAL 29 fire requirement meant that glass glazed to the floor would normally need to be screened. However, using the AWS-tested BAL window system, glazing on this occasion was completed to a Bal 40 standard, eliminating the need for screening. The AWS product range includes 50 fully tested BAL 40 products.

Precedent for new approach A recently completed complex in Caledonian Avenue provides a precedent for a new approach to building unit constructions in the Maylands. Developed and built by JCM Construction, the project is located near transport routes and the Maylands town centre and consists of 10 apartments, both one and two bedrooms.

Having identified the Maylands area as a market which was lacking in architecturally designed product, JCM procured the land and produced a well laid out apartment complex on what was a restricted infill site. The three-storey complex was constructed using brick, concrete and timber framing. Each of the units in the architect-designed complex features a functional floor plan with entry hall, ducted air conditioning throughout and built-in robes to each bedroom. All the bedrooms are of a substantial size and the master bedroom includes an ensuite. Lift expands appeal Unlike many projects of similar scale, the complex is fitted with a lift as well as stairs, a benefit which expands its appeal to more segments of the market.

The units each contain impressively large living and dining areas which open onto a private courtyard, a benefit often sought by first home owners wanting outdoor entertaining. Michael O’Sullivan had his own ideas about the design and worked closely with the architect. Essentially, the objective was simply to make the house bigger and bulkier, but the work also incorporated innovative contemporary styling blended with more classical touches. Originally from Ireland, although now permanently settled in Australia, Michael was keen to add a raw-stone facade to the house. In Europe, it is customary to shape all the stones individually but in this case the more common Australian-style cladding was used. As a carpenter himself, Michael was able to oversee his team of carpenters working on the construction of an extensive timber frame rising up from the first floor, as well as a masonry extension to the first floor. Other key features included metal cladding around the building, a 100-millimetre insulated sheet covered with a textured finish, and changes to all the roof lining and actual shape of the roof.

“The black-stained timber kitchen has a very elegant feel with simple and well thought out detailing” Cohesive Connections Throughout the House According to Adrian Tatasciore, the main challenging issue he faced was space planning the design to incorporate the new ground floor layout with the existing renovations that had been built. “I wanted the new layout of the house to tie everything together and connect the different areas in a more cohesive way.” The main feature of the design, he says, is the standing seam cladded pitched roof design that connects the three levels of the new build. “I wanted this to be the dominant form of the design. Michael was set on using stone cladding on the front walls to lift the quality of the house, which was quite prominent, so I designed the rest of the front elevation to be simple and contrast with a simple black and white palette. “Internally, I think the layout has really come together in terms of achieving the brief set out by Michael and Laurie, and personally I love the black-stained timber kitchen. design principals into my designs,” says Adrian, “which I have also done in this case. However, when working with renovations and trying to retain an existing building, certain compromises have to be made to achieve a more functional and cohesive design.” The main energy-saving features in the project are the solar panels, double-glazing to the windows and low E-glazing. “Michael re-glazed all existing windows with new double-glazing, which has had a significant impact on the sustainability and energy efficiency of the house.” As for his own design philosophy, and how he incorporated it into the West to West project, Adrian says, “I have been asked what my philosophy is a lot and I have never been able to properly work out how to answer. My personal style is very understated and minimalist. However, for me I like everything to be detail-driven

hen global energy company Puma Energy initiated plans for a pacesetting industry project in Western Australia, one of the key considerations was finding a construction manager in tune with its business values. delivering a range of successful terminal projects (Mackay Fuel Import Terminal, Townsville Fuel Import Terminal and Kalgoorlie Fuel Depot), but this was the first bitumen terminal the two companies executed together. “While not as large in terms of footprint as the fuel terminals,” says Jacob Moodie, “this project was more complex due to the nature of bitumen and its requirement to be kept heated. Despite the additional process complexities the project was delivered on time and budget.” Completed in the fourth quarter of 2018, the Kwinana bitumen terminal is a new-to-industry, state-of-the-art facility with the capability to store and supply multiple grades of bitumen for the diverse needs of the road construction and maintenance industry across Western Australia. According to Lee Roadhouse, project

“The terminal is a new-to-industry, state-of-the-art facility with the capability to store and supply multiple grades of bitumen for the wider Perth region” manager for Lanskey Constructions, the project involved them working for two clients: Puma Energy, construction of the terminal; and Bitumen Storage Services (a joint venture between SAMI Bitumen Technologies and Puma Energy), construction of 3no. 6.3kT storage tanks and wharfline. One of the main challenges included the installation of 1.6 kilometres of heat-traced and insulated wharfline piping on structural supports and bridges which traversed through three different stakeholders associated with the land, as well as live operating facilities, including a fully functional and busy port, Kwinana Bulk Jetty; while two new road crossings were required, incorporating 22 metres of buried wharfline piping encased in concrete culverts. “Our key focus was on safety, quality, time and cost, along with the longstanding dedication and collaborative working relationship between Lanskey Constructions and Puma Energy.” In addition to Lee Roadhouse, other key members of the team included mechanical superintendant Bill Cox, site manager Steve Crowe, E&I supervisor Michael Williams, Gary Finney (OH&S), Kieren Abbott (contract administration) and Isabel Reyes (site administration), with support from their WA office and state manager Steve Garces. Over the past decade, Lanskey Constructions has successfully delivered multiple fuel and bitumen terminals across Australia as construction manager, with a combined value in excess of $400 million. “With proven technical and commercial astuteness in this

specialised construction sector,” notes Lee, “Lanskey’s successful project delivery is the result of its robust systems and procedures. The core project team is highly adaptive.” Protecting the Project’s Design Life The other major company involved with the project, at a design and architectural level, was ACOR Consultants. “Our focus for the design,” explains structural engineer Kurt Jennings, “was in creating reliability and value for the end user. This meant that special care was taken to ensure that all materials were suitable for the environment, without requiring continual maintenance and repair. For example, corrosion allowances were included in the design of the pipe support network, which would ensure durability concerns created by the marine environment would not create adverse effects on the design life of the infrastructure.” “Our drafting team worked closely with Puma Energy to fit the new pipe support system around the existing conveyor, piping and ancillary infrastructure present on the wharf. Due to the constraints of building around these existing structures, and the condition of the wharf itself, we often had to design upon existing pipe supports, which required extensive retrofitting to ensure that adequate strength was present in the supports.” The construction team was also then required to work in incredibly constrained spaces to strengthen these supports while

maintaining the operational capabilities of the wharf. ACOR utilised a multitude of design tools to review how the supports would behave under serviceability, operative and ultimate conditions, working to limit deflections during operation to 10 millimetres in any direction. This included considering the typical permanent, imposed, wind and earthquake actions, as well as thermal effects from the pipe’s expansion and contraction under operation. “We were also required, as part of the design, to include loading from future piping installations that Puma Energy plan to make upon the supports, so as to limit the requirements for additional strengthening and retrofitting when those works are undertaken.” For the terminal structures, such as the control room, ACOR and MODUS (the architect) worked closely together from the early stages of the project to ensure that the design output was buildable and aesthetically suitable. “To best summarise the project,” says Kurt Jennings, “the successes came about as a result of sustained and consistent communication between the client’s team, the design team and the construction team. response to the site geometry and orientation. Donaldson & Warn Architects strived to maximise the views and benefits of orientation. The 'blocks' make for a strong distinctive form through the composition of a prominent linear block and smaller end blocks protruding out. These are further distinguished by material differences that give the total development a definite sense of scale.” As to be expected with a project aspiring to cutting-edge features and finishes, several demanding challenges had to be met by the development team. These included removing rock from the basement level. “This slowed down progress on site,” noted Michael Read, “but we used a new retaining wall system called C4M in the basement to gain back lost time, which only took three days to install, and backfill behind the wall, compared to many other systems which would have taken over two weeks.” The upper car park deck also had to be redesigned with a linear floor waste system during the works to deal more effectively with future storm conditions and heavy rain downpours. In addition, a design change was required using AFS walls as the inter-tenancy walls in lieu of concrete columns and brickwork, to speed up construction during the winter months; while picture frames for all the balcony facades were changed to aluminium

sections with a two-pack epoxy-painted finish for superior durability and seamless look. Overall, the site’s location near the ocean required extra attention in the selection of materials and products such as stainless steel hardware and treatment of the external A/C condenser units. As for other significant project aspects and features, Danpalon was used throughout the building on the service risers, stairwells and walls, which enables light to pass through as well as adding colour to the design. Protruding balconies were created as a special feature to the building, with the added benefit of ensuring that future residents have ample shelter from inclement coastal weather. The mechanical condenser enclosure was redesigned to allow additional security and privacy, plus improved airflow. The roof was initially specified as a standard colorbond finish but the team decided to upgrade to colorbond ultra, which adds further protection and further longevity with the property being so close to the ocean. M/Construction’s commitment to providing “a quality service in a manner that ensures a safe and healthy workplace for our employees and minimises our potential impact on the environment” was amply highlighted in the Form by Match project. “We strived for minimum waste by choosing specific products and ensuring all were accounted for during the build; and we used products that will ensure longevity for the building and reduce maintenance/replacement of materials. “Furthermore, adding additional grates and waste to the walkways allows excess water

waste to run off, reducing the potential for leaks or water-pooling issues later down the track.” All parties were understandably delighted with the results – with regular safety and toolbox meetings being held to ensure everyone was kept informed throughout the build process. “We assisted the client with design upgrade requests at the 11th hour,” said Michael, “such as fit-out changes to the top-floor apartments with raked ceilings and concealed ducted A/C. The raking ceiling achieved a height of approximately four metres, which provides a superior finish for the end buyer. Developer impressed The residence was commissioned by a local developer who had been impressed by another home built in the same area by Innova. One of Innova’s major roles in the project was to commission the designer, one with whom they had previously worked successfully. They also costed the home and completed the detailed drawings and specifications as well as building the home through to completion, together with landscaping. top end of the market with the type of buyer typically being a mature professional couple with teenage children. The client was very experienced in developing and marketing residential projects and had a clear design style in mind: that of a clean ‘light and bright’ sleek styling. The main challenge was to bring something to the market that would be appealing and strong in style, but not to the point where it might some alienate potential buyers. Liz Grimshaw from LG Designs was commissioned by Innova to create a home that took full advantage of all northern light, with a wide elevation and open feel to the corridors to avoid the visual constrictions of a home that was 10m wide.

The residence was a typical cavity brick construction with a mix of high end finishes and quality Smeg appliances throughout. It consists of four bedrooms and two bathrooms, together with a powder room which includes a shower that is accessible to the 6m x 3m x 2.1m deep pool. The garage has space for two cars and features a large storage area. The main focus was to get away from the traditional look and feel of narrow lot homes and to do this, the designer employed a large double height stairway void in the entry, together with glazing walls to the hallway over both floors, to bring in vast amounts of natural light from the north.

Family lifestyle The large, modern style home has open dining and entertaining areas which overlook a feature pool, suitable for the lifestyle characteristic of families in the area.

Inspiring street presence The elevation has a horizontal delineation across the full width of the block to provide an inspiring street presence that gives the impression of a much wider home.

Innova Builders was founded some five years ago by partners Mike Cunnold and Walter Rappard, who left project building to focus on the construction of custom homes with less volume and more focus on service, design and the client experience. Mr Cunnold, who has been a registered builder for almost 15 years, started in the industry as a bricklayer and continued until the age of 22 when he became a building supervisor. He had been a construction manager of a major building company for six years before leaving to start Innova Building. Mr Cunnold said the business has steadily grown since being established. “We started in a very tough market and now have developed strong relationships with a group of talented designers,” he said.

he shape and topography of a block will invariably have a substantial influence on the design and space available for the various requirements of a building brief. The more difficult the block, the greater the challenge for the designer and builder. The recent construction of a residence in Braydon Road, Attadale, was very much a case in point. Located off Canning Highway, within walking distance of Alfred Cove and the Swan River and not too far distant from Point Walter, the site is a prime piece of real estate.

However the narrowness of the block, boundary setbacks and issues with overlooking neighbours were major influences on the project, substantially impacting on the location of rooms and spaces. Problems with sloping site The project was further complicated by the fact that the site sloped away from the street to the rear boundary. With design concepts and construction by Primesite Developments, the residence plans and further design were prepared by Define Creations Design and Drafting. The design needed to incorporate three bedrooms, two bathrooms, a home office, open living plan and upper floor living space on the narrow, angled site where the topography was falling from the street to the rear of the site. These challenges were essentially overcome through a combination of strategically located split levels and retaining walls, thereby limiting the impact of site difficulties and at the same time achieving the objectives of the design brief.

New concept required Primesite Developments’ Peter Tomlinson became involved in the project after plans for the residence had already been drawn up, however they were found to be unsuitable and were discarded in favour of Mr Tomlinson’s concept which was more in tune with the client’s requirements, budget and the site. The site was quite difficult to build on with its 3m slope from front to back bringing with it a challenge, which was successfully met, to reduce the number of steps in the house. And, as the client works from home, an office had to be created that had some separation from the rest of the house. The residence features a grand entrance, dining, living alfresco space with an upper floor living space servicing the second and third bedrooms. Constructed with lightweight steel frame, ThermaWall Cladding was employed for year-round optimum internal thermal ambiance and a solid, attractive external appearance to produce a sharp, modern, stylish home.

Exterior had appearance of rendered brick To all appearances the residence looks like a standard rendered brick home, belying the fact that it is actually a steel frame structure. Primesite have found that the most important aspect of building steel frame homes is to ensure the design and detailing of the steel framed walls is correct. Attempts at creating an industrial look can sometimes go awry and to make it work requires a deft hand from both designer and builder. However the Tarca Homes complex in London Street Joondanna has been applauded and accepted as a refreshing change by those who have seen it.

The three-townhouse development boasts individual design for each residence. The units consist of three bedrooms, two bathrooms, two living areas, courtyards and double garages. The complex features a wide driveway, secured by an industrial automatic gate. Difficult site presented challenges The project commenced when the client approached Tarca Homes with a brief to build the three townhouses on a 765sqm sloping site with road widening resumption. The challenge was to accommodate three spacious townhouses on the site, each suitable as a residence for a family or couples. Addressing the brief, Tarca Homes formulated a concept plan, liaised with their designer, engineers and planners and, after dealing with many changes finally arrived at a result which successfully fulfilled the brief and was sympathetic to the overall concept.

Tarca Homes’ specific roles in the project were to provide concept design, estimating and quantities, planning approvals, demolition of the previous structure on the site, construction of the new building, site supervision, and strata titling. In satisfying the brief for an industrial influence for the complex, all the face bricks from the demolition of the old house were cleaned and re-used. Industrial look throughout townhouses In keeping with the requisite industrial look, the townhouses feature polished concrete floors and large structural steel beams, together with custom made staircases of structural steel beams and exposed chunky timber treads featuring jarrah, blackbutt and marri. Industrial light fittings were fabricated to suit the owner’s requirements. The client fitted modern appliances and engaged an interior

designer to coordinate the fixtures and finishes. Phil Tarca, Director of Tarca Homes, said that they used the right resources and carefully matched different materials together, achieving a unique finish.

Despite its successful conclusion, the project faced a particularly challenging situation in that the site was encumbered by adjoining building work encroaching upon it. A 30 metre new boundary retaining brick wall had to be built in order to support the adjoining neighbour’s buildings and land before work could commence on the site. Legal problems took two years to resolve The circumstances of the legal aspects of the problem were such that it took two years of liaising with the client, their lawyers and the neighbours to overcome the legal challenges that presented. Tarca Homes director Phil Tarca achieved his Builders Registration by tertiary examination at the age of 21, being one of the youngest students to do so. Shortly after, he also completed his Diploma of Building. “I started the building business Tarca Homes in 1976 with my father John, who I worked with,” Phil said. “I learned many things from him as he was a stonemason trained in Northern Italy.”

At that time John Tarca had a construction team working on many projects in Perth including the Library at University of WA. “I have a background in masonry construction and learnt much of it from my father,” Phil said. “All of my working life has been in the building industry. sk just about any architect to name the project that has given them the greatest satisfaction and most will be inclined to fudge the question a little. For many, this is simply because they are unable to choose from a vast and diverse body of work. Others, motivated by a sense of professional respect for their clients, might be reluctant to highlight one project over another. For William Hames, however, the answer is likely to be fairly straightforward. A newly completed residential project in Halls Head constructed by Cachet Homes provided both professional and personal satisfaction for the executive chairman of Hames Sharley. It is Hames’ own home, and the house was named Villa Flavia in honour of his wife – who was born and raised in Rio de Janeiro.

According to William Hames, the site demanded a solution that capitalised on its views and the interpretation of its place. “The concept is simple: a pavilion of steel and glass on the north, capturing the views to the canal and the estuary and the cubical secluded bedrooms to the south. The division of the two functions is defined by a 600-millimetre thick by five-metre high wall flanked by a stream/pond and a planter bed to the north. “The low-tech, large rough rammed earth wall is juxtaposed against the high-tech steel, glass and polished stone, with highly refined detailing reinforcing the adjacent differences in materials, while also strengthening the concept of its openness, or public face, to the north and the closed private sleeping cubicles to the south.” The two primary functions of the house are connected by chasm-like openings in the rammed earth wall with refined stone bridges, and stepover gaps heighten the awareness of the journey to either side. “The internal pebble-based stream picks you up at the entry stairs and flows throughout the house to fall into the infinity-edged swimming pool adjacent to the canal. Through the two-storey glass wall you can see the canal and conservation zone of the estuary, thus reinforcing the location and positioning of the house.” The slash in the rammed earth wall clearly signals the main bridge entry to the living room. “Crossing over the stream through the

Within the rammed earth wall, there are three reconstituted stone Robie house vases, coloured to match the concrete and representing the refinement of the concrete material. William explains that he chose these Frank Lloyd Wright-designed vases partly out of respect for the noted American architect and also because the square top and base against the circular and rounded container “continues the dualistic cosmology of yin and yang, which is exhibited throughout the house in many subtle variants”. The design concept further enhances this “philosophical and multicultural journey” by reinterpreting the Burle Marx designs in the waterfall tiles to engender memories of his wife’s Carioca heritage. Home Comforts for All Seasons The residence comprises three levels, with the ground floor containing the entry, living and dining rooms served by a kitchen/casual eating area, all flanked on one side by a balcony adjacent to the swimming pool. At the other end, adjacent to the living room, is a covered al fresco area, linked by an indoor and outdoor fireplace. On the southern side there are two bedrooms with individual en-suites, as well as the utility rooms (laundry and guest toilet). The first floor is accessed by a cantilevered tread staircase and lift. A bridge leads to a smaller living room retreat, a balcony and the “zen” library surrounded by a high timber batten screen “to encourage a quiet contemplation space within the house”.

On the southern side of the house are the master bedroom (en-suite) and study, plus a bathroom and bedroom. Despite this side being away from the canals, the design captures views of the canals from every room. The lower ground level is founded 100 millimetres above the canal wall, is finished in materials such as polished concrete floors and marine ply doors, and includes the games area with table tennis, boat, kayak and storage – and easy access to the water toys, jetty and Roman stairs into the canal. William highlights the fact that the house is designed to be comfortable for all seasons, and to that end it features large overhanging protective eaves. The two-storey living areas are further protected by external horizontal aluminium louvre panels contained in the external steel frame, and the eastern-facing bedrooms are similarly protected by the same profiled horizontal louvred panels. “These protective panels can rotate and be lifted to varying levels, and in winter or whenever required be lifted and discretely concealed in head boxes contained within the steel structure. Not only do these louvres ensure solar protection, but they also provide visual privacy, replacing the need for curtains and blinds. “The offset panels on the northern frame are also lit from the face of the building and provide a beautiful soft reflected light back into the living areas in the evenings. The subtle layering of the functions allows the spaces to take on many sensory modes and experiences throughout the day and the seasons.” In conclusion, says William, “Overall it is rich textural composition that over time will symbiotically become a part of its place.”
