NOTE FROM EDITOR Fishermen around the world come to Central Florida. Why? Unlike the cold northern states, our weather is pretty much warm year round, so you can fish virtually any day of the year. It is a hefty claim to make, but we are located in the fishing capital of the world! Florida has over 8,000 miles of shoreline, if you count inlets, bays, and capes. Central Florida has lakes that are used in the largest tournament series in North America. We have the world famous Mosquito Lagoon in our back yard, and just offshore, our coast is home to some of the best big game catches in the world. Growing up in Florida, and having parents who sailed the world, being in and on the water was our main focus. Fishing wasn't only something we enjoyed on the weekends, but it was something we did as a family. My dad was always trying

to make fishing outings into little life lessons. He would always make these claims, and then follow it up by, "just like in life son.� One thing that always stood out to me, like many kids, was how impatient I was. I couldn't grasp the concept on why we weren't constantly catching fish every time we went out. He made it clear that fishing was all about the conditions and planning. When the tide was perfect, wind was calm and we had the right bait for our target, everything seemed to work out perfectly. For some people, fishing is their job, or just their favorite thing to do on the weekend, but for me it was a time to be with my pops and learn a thing or two about life.

INTO THE DEEP Central Florida is home to some of the best deep sea fishing in the world. Our climate and temperatures are a perfect match for the offshore angler. With more calm seas than any location in the nation, the opportunities are endless. Ending out 2014, we sadly see the end of grouper season. The good news is the kingfish have arrived and are everywhere. Generally where there are kings, you'll also find wahoo! As long as the water temperature stays where it is at right now, in 2015 we should see decent runs of sailfish, wahoo, dolphin, cobia and blackfin tuna.

ITS A SHORE THING There are hundreds of miles of shoreline, countless oyster bars, and acres of seagrass beds that attract an abundance of prime time saltwater fish. Although, there are huge varieties of species, anglers have their eyes set on the redfish, snook, trout, and tarpon. For the beginning of 2015, we are expecting some outstanding fishing this year! We forecast
this year to be some of the best fishing we have seen in a long time. The best thing about this past year is we haven't had a bad algae bloom. Without the algae bloom, the waters have become crystal clear, which offers some of the best backcountry fishing opportunities in the world.

For novice fisherman wanting to get more involved in 2015 with the thriving fishing culture, stand-up paddle board or kayak fishing is a great option. You take a large portion of the cost that generally comes with a fishing addiction. After the initial purchase of your vessel, there is little to no maintenance required, which is the opposite of a boat. It is almost like breaking the rules with the extra mobility that you obtain. By stand-up paddle board or kayak fishing, you lock into hot spots that would be otherwise unreachable by any other watercraft. With the algae bloom non existent, sight fishing will be strong in 2015. The biggest difference in stand-up paddle fishing VS. kayak fishing, is when you are standing up, you have a better prospective for sight fishing.

FRESHWATER FRESH OUTLOOK One of the key reasons that freshwater fishing in Central Florida is such a popular pastime, is the diversity of freshwater habitats and the variety of fish species that inhabit area waterways. for our waters to produce an abundance of largemouth bass, but also nurtures them to grow into impressive sizes. Find a realtor you can trust!
A frequent question we hear is “Well, can you even show me this house? It has a sign out front with John Doe Realtor on it.” And the answer is OF COURSE we can, and would be happy to do so. If it is for sale, and you want to see it, a licensed Realtor can show it to you. Stick with what works and who you know and trust. Buying a home or investment is a HUGE deal! And, you want to work with a Realtor that will treat it as such. 2
Keep it within your limits!
There is nothing worse than falling in love with a property only to realize…you just cannot swing it. Talk to your Realtor, and get an idea of what they are looking for as far as pre-qualifications go. With the housing market coming back from such a rough few years, we want to

Sometimes the first is the best!
Meaning- don’t be put off if you fall in love with the first house you look at. Remember- You hired your Realtor to show you the highest and best fit for homes on the market that meet all or most of your criteria. So, typically if the first house is a winner, your Realtor did their job well! Waffling may lose you your perfect home. When you start looking, have a clear idea of what you want, what you can spend, and where you are willing to bend. This same idea can also be applied to people looking to put their home on the market to sell. Sometimes the highest and best offer will be the first. A good agent will have priced the home right, and marketed your home effectively. Don’t feel like you have to “hold out” for that better deal…that may never come. (*Unsure where to start with lending questions? Talk to your trusted Realtor to find out who they recommend for brokering your loan. More often than not, it is more effective to use local lenders who have face to face accountability to the Realtors they work with, as opposed to a 3rd party processor somewhere in the middle of the country, with limited accountability whatsoever!)
4 If a seller's home sells in a few hours or in a day, the agent didn't do anything to earn a fee and the home was priced too low.
5 Quantity is not tantamount to QUALITY. This one we run into all too often, most typically after someone has been burned.
Your Realtor begins working for you with the first call they take to schedule a listing appointment. When your Realtor spends an hour, two hours etc. during a listing appointment in order to get all your questions answered, they are working for you! Once your home is listed and on the market your agent has to do things to get the home ready for the MLS such as: photos, house description, measurements, lockbox, sign, scheduling, etc. There is more than meets the eye to selling your home when you are working with a good Realtor. What is important to remember here is that it is your Realtor’s job to a.) Sell your home quickly and b.) Bring you the highest and best offer. So, when all the pieces come together, things can really move quickly!
When an agent has signs all over the area, they are more likely advertising themselves, not selling homes. When a home sells, the sign comes down. And this is an important fact to remember when shopping for an Agent. Find out how long those listings have been on the market. A good rule of thumb is to use an Agent whose listings have sold in the past 60 days or less. Buying or selling a home is not all about the Benjamin’s. That is to say, there are many factors involved! Timing, climate of the market, terms‌all of these come into play PLUS certain intangibles like plain old luck.
