Can you help Re-Home a Dog from Acres Way Kennels? Adopting a Dog

I

f you think you can offer a dog a good home, the first thing you need to do is to go down to the kennels, select a suitable dog you like, take it for a walk and see how you get on. Some people and dogs just don’t get along, so before reserving a dog, the Acres Way staff would need to see if you suit each other. If you have children, or another dog, they recommend that you bring them with you, to make sure that everyone will get on. Once you have visited the dogs, and hopefully found one that matches your lifestyle and expectations, a member of staff will arrange a convenient time for a home check. These are usually carried out within 2

or 3 days of your visit and take about half an hour. Once the home check is complete, you’ll be able to collect your dog. You will need to bring with you some identification showing your current address, and the £130 adoption fee. Their staff will be on hand if you have any questions, and will be able to guide you through the adoption process. All the staff and dogs at Acres Way look forward to seeing you Re-Homing Update We are thrilled that Thomas, the 3 - 5 year old Lurcher and Annie, the 1 -2 year old German Shepherd type that we featured in our last issue have been successfully re-homed. They are both settleing in well and are happy in their new homes.

Money Guidance O

ver the next few months I am going to outline the services we offer at Joseph Lamb, this month I am going to be looking at ‘Equity Release’. At Joseph Lamb Equity Release is one of the areas that we continue to offer full Independent advice in, as each solution is carefuly researched and tailored for each specific client. Terminology can be very confusing in our industry as the adviser community, HMRC and the regulators can use differing names for what are essentially the same products or services. The term Equity Release is now accepted to be any form of service or product that enables you to extract some monetary value from your home, whilst you are still living in it. The target market for these products is the ever growing number of retirees, especially those who find that at some point they are starting to struggle financially as their pensions are not keeping pace with inflation. There are two main types of Equity release, the first are now known as Lifetime Mortgages. These are essentially mortgages in reverse and can be arranged on most homes when the owners are over 55. The amount you can borrow is generally dependent on your age, the older you are the more you can borrow. If there is sufficient equity in your home you can repay other existing loans or mortgages and use any surplus for nearly any purpose; to improve your standard of living, increase your income, home improvements, make modifications to your home to improve your mobility or even to move to a larger home. The majority of Lifetime mortgages are set up on an ‘interest roll up’ basis. This means you do not have to pay the interest payments, instead they are charged to your mortgage account (usually at Fixed Rate), and the loan, plus the accumulated interest is paid off in the future when the last occupant has gone into long term care, or upon their death. This means that the some of the value in your home has been enjoyed by you, for whatever purpose, and the ultimate net value of your home is reduced by the amount of the final balance. This will not be a suitable situation if your primary concern is protecting the value of your estate for your children or beneficiaries, but if this is not a concern to you then this may well be suitable. There are Lifetime Mortgages available that operate exactly as above, but that also give you the option to make all or some of the interest payments, to prevent the final balance rolling up too much. These may be of interest if you have a reasonable income and want to protect your beneficiaries interests, and to help them through life, for example you could raise capital to gift to your children or grandchildren for a deposit for house purchase and make some payments of interest in order to protect the final value of your estate for their benefit. You can also limit the amount of interest accruing by setting

18

your Lifetime Mortgage up as a facility, drawing down portions of the agreed loan only as you need them. An example may be that you could borrow £50,000 but only draw down £15,000 to improve your home, you will only be charged interest on the £15,000 with a further £35,000 in reserve to draw down at some point in the future. You retain the right to live in your property and the products we recommend mean that you can never owe more than the property value. The other main type of Equity Release product is a Home Reversion, in these you do not borrow, but rather you sell a percentage of your home to the provider, who provides you with a secure tenancy for a nominal annual rent. The amount you will receive is generally a lot less than it’s market value as it could be many years before the provider recoups their cash when the home is sold, again on vacating the property to enter long term care, or death. If the property value increases then the amount to the provider will increase similarly. However, care must be taken when considering any form of Equity Release. You should always consider other options, could you sell and downsize? Take in a lodger? Equity Release should always be considered as the last resort but the products are now much more competitive than in the past (a range of APRs from 6.2 to around 7% for most Lifetime Mortgages), are much better regulated, all providers of advice need to be regulated by the Financial Conduct Authority, and operate in a much more professional market. Always seek professional advice, Joseph Lamb are members of the Equity Release Council, an organisation set up to promote awareness of and confidence in the Equity Release Market. Member firms have to meet the ERC membership criteria whether they are advisers or lenders. Very few adviser firms have joined the ERC so are delighted to be one of the few members in the South East of England. Full details regarding the ERC can be found at www.equityreleasecouncil.com. If you need any further information then please visit our website or request one of our FREE Equity Release guides by calling, visiting our website or via e mail at info@ josephlamb.co.uk. Should you need advice or to just discuss the options available to you then we can visit you at home or arrange a meeting in our offices. The initial meeting is always FREE. Martin Lamb, Dip.PFS Certs CII (MP & ER) This article is not intended to provide advice, nor does it imply that ant Equity Release service or product is suitable for you. Always seek independent legal and financial advice and check carefully the terms and conditions of any product if you want your family or others to inherit the full value of your home. Lifetime Mortgages are secured against the value of your home, Home Reversions involve an actual sale of part of the value of your home.

Mother’s Day If you thought that Mother’s Day was just another commercially-motivated holiday, designed more to line the pockets of the card makers than to celebrate motherhood, think again! In an age when every other weekend seems to bring one “special” day or another, Mother’s Day is one of the few genuine traditions still left. official celebration of mothers and motherhood. President Woodrow Wilson finally obliged in 1914, naming the second Sunday in May a national holiday - Mother’s Day. Although many other countries have followed the US’s example by celebrating Mother’s Day on the second Sunday in May, it’s far from a universal date. Mother’s Day is celebrated as early as February in Norway, and as late as December in Iran, with a smattering of other dates in between. Here in the UK, we always celebrate Mother’s Day on the fourth Sunday of Lent.

India’s Mother’s Day celebration is perhaps the longest. It lasts for ten days in October, It was in seventeenth-century England, however, in a celebration known as “Durga Puja”, with that Mothering Sunday first started to take on the form that we now recognise. Those were the days “Durga” being a goddess said to protect the people of servants and landed gentry, when children would from evil. History of Castle Point Hotel Monico - Canvey Island

T

he Hotel Monico was opened on the 6th April 1938 as a luxury hotel for British holiday-makers. It was the brainchild of local entrepreneur, Mr A.H Beaumont. Alexander Harold Beaumont was an enterprising gasworks painter and contractor who recognised potential on the rapidly developing Island for better catering and entertainment facilities. He acquired the land on the Seafront in 1932 and erected The Casino. The Casino featured ballroom space for about 700 people and an amusement fair. In 1938, the Hotel Monico opened on the adjoining land and was claimed, at the time, to be one of the finest hotels in Essex. The building was described by Mr Beaumont as “The Luxurious Hotel Monico.” The building itself took only ten months to build and as far as was possible, Mr Beaumont used local labour and locally sourced materials. Interestingly, a total of 25,000 bricks were used along with almost 230 tons of steel and thousands of oak blocks for the flooring. Local press described the building as “an outstanding architectural achievement with an air of continental smartness.” The original hotel had 25 bedrooms and featured large public rooms, a sun balcony overlooking the estuary, a 125ft by 85ft roof garden, a special children’s room and a forecourt serving refreshments in the summer.

sea level. The excavation of this was an extremely complicated affair due to the nature of the soil on Canvey. Seven hundred cubic yards of soil were removed during the excavation. The luxurious building was fitted throughout in light oak and all the latest, modern fittings and furnishings were used throughout to give a first class finish. The building was centrally heated by a gas-fired plant and a gas boiler giving hot running water to all the guest rooms and facilities. All the radiators were finished in gold. The Hotel Monico was eventually sold for £68,000 (not including the Casino) to well known brewers, Mssrs Charrington.

The building also features a cellar some 16ft below
