Welcome A very warm welcome to the November 2014 edition of the Rayleigh Local Business Guide. The countdown to Christmas has now begun and our article on page 4 gives you some ideas of the best places to go Christmas shopping this year! We also have our regular ‘What’s on in Rayleigh’ on page 16 where we feature a Santa at Marsh Farm, a concert in aid of Little Havens Hospice and a fun Christmas quiz night. We also have our regular local community feature on the Acres Way Kennels based in Castle Point on pages 10 and 11. Unfortunately, none of the dogs we featured last time have been rehomed. We have therefore decided to re-feature these dogs in order to give them the best chance of finding a new home. Fingers crossed! In our other community articles we feature a ‘Robin Hood’ pantomime to be performed by the Rayleigh Operatic and Dramatic Society (page 20) and an article on the proposed Rayleigh Town Museum (page 22). We also have our regular column from our financial expert Martin Lamb from Joseph R Lamb Financial Advisers (see centre pages). If you have any interesting stories about Rayleigh or if you are a local team, association or charity that would like to be featured in any future editions of the Local Business Guide then please drop us a line at: info@thelocalbusinessguide.co.uk If you would like to advertise in any of our Guides please contact Ricky on 01375 402546 and with prices starting from as little as £45 it is a really cost effective way of promoting and generating business from your local community. Also, check out our website www.businesscard-directory. co.uk to get information, contact and location details of many local businesses.

Can you help Re-Home a Dog from Acres Way Kennels? Adopting a Dog
I
f you think you can offer a dog a good home, the first thing you need to do is to go down to the kennels, select a suitable dog you like, take it for a walk and see how you get on. Some people and dogs just don’t get along, so before reserving a dog, the Acres Way staff would need to see if you suit each other. If you have children, or another dog, they recommend that you bring them with you, to make sure that everyone will get on. Once you have visited the dogs, and hopefully found one that matches your lifestyle and expectations, a member of staff will arrange a convenient time for a home check. These are usually carried out within 2 or 3 days of your visit and take about half an hour. Once the
home check is complete, you’ll be able to collect your dog. You will need to bring with you some identification showing your current address, and the £130 adoption fee. Their staff will be on hand if you have any questions, and will be able to guide you through the adoption process. All the staff and dogs at Acres Way look forward to seeing you Re-Homing Update We are thrilled that Wobbles the Schitzu (below) that we featured in our July issue has found a loving family. Unfortunately none of the dogs we featured last month have been re-homed. We are therefore re-featuring these dogs in order to give them the best chance of finding a new home. Fingers crossed!!!

Money Guidance H
MRC have announced the final rules following the momentous budget changes announced earlier in the year. These new rules will become effective from April 6th next year, so if you are planning on retiring soon you really need to be aware of them. They give new flexibilities not seen before, that counter many of the anti-pension arguments and in one fell swoop will have made saving for retirement via traditional pension policies rather than Buy to Let or ‘exotic’ schemes, truly interesting again. In fact I wonder whether the Government’s concern over the proliferation of ‘exotic’ (often offshore property) schemes and house price rises caused in part by Buy to Let investors alienating ‘real’ buyers and creating an economic bubble, was not a primary reason behind their thinking in trying to get conventional pension planning back on savers financial radars? The two main causes of concern for savers in pensions have been the low level of income available from annuities due to low interest rates and the idea that pension funds ‘die’ with you. Neither of these have been strictly true for a while, but by the Government making pensions more flexible more and more people are now thinking positively about saving for retirement again. With auto enrolment in the workplace now happening, we all need to have confidence that our pension funds will deliver a real benefit for us and our families. I believe this has been achieved with the new rules, which in a very concise summary are; Tax Free cash remains at 25% of your pension fund from age 55. No requirement for anyone to buy an annuity or conventional income product. Your pension can remain invested until needed, even after obtaining your Tax Free cash. There will be no limits on the amount you take from your pension. If you wish to enjoy it over the early years of retirement that will be your choice. If you would rather invest it to make a sustainable income, or even any combination of income and lump sum withdrawals then again, the choice is yours. If an annuity hasn’t been purchased by the time you die, you can transfer your entire remaining fund tax free to your spouse. Or you can leave the fund to your children subject to a tax charge which is currently
14
under review and expected to reduce. As long as professional advice is sought you can transfer from Defined Benefit or Final Salary schemes in order to benefit from these new flexibilities - this may be especially useful for high earners or those with a limited life expectancy. This option will be removed for Statutory Government schemes such as Local Government, Civil Service etc. Prior to the new rules being introduced in April 2015 small pension funds of less than £30,000 and up to three plans with values less than £10,000 can be accessed entirely with no need to buy any form of ‘income’ product. These can be accessed from age 60. As always there is some complex detail behind these rules, especially around taxation and on-going pension contribution allowances, so before making any steps you should always seek advice from a professional regulated by the Financial Conduct Authority. The Government have promised to fund a scheme to provide everyone with ‘guidance’ around these new rules, but we have yet to see what this will look like and how comprehensive it will be. Whilst it is a good idea to make guidance more available, would you rather talk to someone with basic training - or trust your finances for the rest of your life to a qualified professional? I know which I would rather choose! At Joseph Lamb we have been dealing with pensions and retirement for nearly 45 years and have a number of fully qualified pension professionals ready to guide you through the new retirement maze. As always an initial consultation is free and we may be able to simply point you in the right direction, or formulate a plan for your finances for the rest of your retirement, including the most efficient way to provide legacies for your family.

Rayleigh Town Museum L
ocal History Group ‘Rayleigh through the Looking Glass’ have over time acquired a significant number of Rayleigh related artefacts, such as postcards, maps, books and much more. These are currently displayed at a number of regular exhibitions held in the town but the group believe they are worthy of a permanent home for all to see and learn about our Town’s history. This belief has led to plans for a RAYLEIGH TOWN MUSEUM that will hopefully open in 2015. The project is headed by local historian Mike Davies who launched the historical society. Mike had been searching for a number of years to find a suitable property and now believes he has found the perfect place. Planning permission has given for the first floor of 91-93 High Street, a grade 2 listed building. Many locals will recall that the site was for many years the Gas Light and Coke Company, later the North Thames Gas Board and then Sansoms the well-known Gentleman’s outfitters.
The Proposed Site of Rayleigh Town Museum so that local residents can become involved. If you would like more details or would like to join the group in some way please feel free to contact Mike Davies on 01268 785657. Find out more at www.rayleightownmuseum.co.uk
Mike said “The location and building is ideal for a Town Museum and the owner has agreed to install a fully accessible passenger lift, before we take possession of the building on a long lease. We have a long way to go and need a Heritage Lottery Grant that we are in the process of applying for, but all the signs are good.” A working party has been set up to bring the project to fruition and to deal with all the many issues. The group is already working hard to achieve their goal with the main focus is currently on fundraising. The next fundraising event will be a Christmas Quiz night to be held at Sweyne Park School (see our What’s On page 16). A friends group will also be formed early next year
