Summer Walks In Essex Why not head outside in the fresh air and enjoy one of our Summer Walks. Wat Tyler Country Park in Basildon is a great place for a brisk walk with the opportunity to see lots of wildlife. Visit www.wattylercountrypark.org.uk to download three walking trails that weave their way around the park. There is the Sculpture Trail, Explosives Trail and a World War Two Trail that all provide a fascinating way to get more out your visit. Stop off at the Wat Tyler Centre and the Green Centre to explore the exhibitions. West Canvey Marshes Nature Reserve. This RSPB owned wetland reserve includes nearly two miles of new nature trails, three bird viewing points, a picnic area and children’s adventure area. This is a wonderful place to see a whole host of wildlife and you could continue your walk along the sea wall afterwards. Entry is free and opening times are 10am - 5pm. It is a wonderful place for space and located about 2 miles east of the village of Bradwellon-Sea. There are 3 pubs on the route as well as 2 village shops. This part of south east Essex is truly lovely, with beautiful views across country in the rolling hills. There are stunning views and a wonderful wildlife meadow to walk through as well as tranquil lanes and some quiet woodland. Aged 3
Monty is a 3 year old, Giant Schnauzer in the care of Acres Way Kennels after he was signed over to them after a marriage breakdown. Monty is a beautiful dog, but this poor boy has very bad hips and after numerous vet visits, reports, medications it has been advised that the best thing for Monty is to have a Total Hip Replacement to help him become pain free. Monty has bad hips on both sides but the referral centre have advised them that just to have one surgery for the mean time, this will hopefully give him a lot more freedom and keep him free of pain. The vets are already seeing muscle wastage in Monty’s back legs where he is unable to exercise like a dog of his age. The cost of this type of specialised surgery and working on his recovery is extremely high and being a small independent rescue centre, Acres Way certainly doesn’t have the money to finance the operation Monty needs. Therefore Acres Way are fundraising and have set up a crowd-funding page for Monty on their facebook page asking people to donate whatever they can, as every little helps! Money Guidance O
ver the next few months I am going to outline the services we offer at Joseph Lamb, this month I am going to be looking at ‘Equity Release’. At Joseph Lamb Equity Release is one of the areas that we continue to offer full Independent advice in, as each solution is carefuly researched and tailored for each specific client. Terminology can be very confusing in our industry as the adviser community, HMRC and the regulators can use differing names for what are essentially the same products or services. The term Equity Release is now accepted to be any form of service or product that enables you to extract some monetary value from your home, whilst you are still living in it. The target market for these products is the ever growing number of retirees, especially those who find that at some point they are starting to struggle financially as their pensions are not keeping pace with inflation. There are two main types of Equity release, the first are now known as Lifetime Mortgages. These are essentially mortgages in reverse and can be arranged on most homes when the owners are over 55. The amount you can borrow is generally dependent on your age, the older you are the more you can borrow. If there is sufficient equity in your home you can repay other existing loans or mortgages and use any surplus for nearly any purpose; to improve your standard of living, increase your income, home improvements, make modifications to your home to improve your mobility or even to move to a larger home. The majority of Lifetime mortgages are set up on an ‘interest roll up’ basis. This means you do not have to pay the interest payments, instead they are charged to your mortgage account (usually at Fixed Rate), and the loan, plus the accumulated interest is paid off in the future when the last occupant has gone into long term care, or upon their death. This means that the some of the value in your home has been enjoyed by you, for whatever purpose, and the ultimate net value of your home is reduced by the amount of the final balance. This will not be a suitable situation if your primary concern is protecting the value of your estate for your children or beneficiaries, but if this is not a concern to you then this may well be suitable. There are Lifetime Mortgages available that operate exactly as above, but that also give you the option to make all or some of the interest payments, to prevent the final balance rolling up too much. These may be of interest if you have a reasonable income and want to protect your beneficiaries interests, and to help them through life, for example you could raise capital to gift to your children or grandchildren for a deposit for house purchase and make some payments of interest in order to protect the final value of your estate for their benefit. You can also limit the amount of interest accruing by setting

your Lifetime Mortgage up as a facility, drawing down portions of the agreed loan only as you need them. An example may be that you could borrow £50,000 but only draw down £15,000 to improve your home, you will only be charged interest on the £15,000 with a further £35,000 in reserve to draw down at some point in the future.You retain the right to live in your property and the products we recommend mean that you can never owe more than the property value. The other main type of Equity Release product is a Home Reversion, in these you do not borrow, but rather you sell a percentage of your home to the provider, who provides you with a secure tenancy for a nominal annual rent. The amount you will receive is generally a lot less than it’s market value as it could be many years before the provider recoups their cash when the home is sold, again on vacating the property to enter long term care, or death. If the property value increases then the amount to the provider will increase similarly. However, care must be taken when considering any form of Equity Release. You should always consider other options, could you sell and downsize? Take in a lodger? Equity Release should always be considered as the last resort but the products are now much more competitive than in the past (a range of APRs from 3.5 to around 4.5% for most Lifetime Mortgages), are much better regulated, all providers of advice need to be regulated by the Financial Conduct Authority, and operate in a much more professional market. Always seek professional advice, Joseph Lamb are members of the Equity Release Council, an organisation set up to promote awareness of and confidence in the Equity Release Market. Member firms have to meet the ERC membership criteria whether they are advisers or lenders. History of Castle Point
The Inns & Alehouses of Hadleigh
O
The earliest recorded Inns in Hadleigh were The Castle which was built in 1651 and The Crown. The Waggon and Horses was first mentioned as an “Ale-House” in 1841. The difference between an Inn and an Alehouse was that an Inn provided food, accommodation and stables whereas an Ale-House sold beer and ale that had been brewed on the premises. The Castle was built on the site of some cottages in the High Street and was originally called “The Boar’s head Inn.” The name changed to “The Blue Boar” around 1755 and yet again in 1823 to “The Castle.” Before the 1900s, there was no running water to the Inn and water had to be drawn from a well situated behind the building. There was also an open stable with feeding troughs as well as two more stables behind a corner shop. In the 16th and 17th Centuries, Hadleigh’s close proximity to the coast made it an ideal place for smugglers and many of the local Innkeepers dealt in
contraband goods such as wine and tobacco. The Crown dates from around the late 18th century. It was originally only about a third of the size it went on to become and only sold beer. It was originally owned by the Heber family but by 1846, the pub and the area behind it was owned by the brewery company “Wells & Perry.” The large open space behind the building was often used for entertainments such as open air boxing and football matches. There was also an annual circus and fairground. This area eventually became the Kingsway Cinema. The Crown also sold coal, wool, newspapers and milk. In the 1920s, The Waggon and Horses had a taproom with wooden floors, benches and two tables. There was an open range where the men could roast potatoes and chestnuts whilst having a drink or playing darts. There was also a saloon bar and a parlour where customers could play skittles, cards or dominoes.

Castle Point Association of Voluntary Services Latest Volunteering Opportunities
I
f you are looking to do some volutary work in the local area this year, the Castle Point Association of Voluntary Services has a whole host of opportunities available, here are just a few: Collection Can Volunteer The Roy Castle Lung Cancer Foundation has a large number of collection cans in pubs, shops and leisure centres up and down the UK and we are currently looking for volunteers to work within their local community to manage our collection cans. As a Collection Can Volunteer you will be visiting existing sites a few times a year to swap full cans for empty ones. As well as swapping cans you will use your local knowledge to seek new locations - more cans means more money to collect! Once you have collected your cans the next step is to count and bank all donations and complete the relevant paperwork. Talking Books Volunteer Coordinator Could you support us to source a range of talks to promote our talking books service? The campaign aims to raise £1million to fund 400 new books. You will help us to research potential groups, coordinate the planning, speaker allocation and carry out follow up on talks. Your support will help us to end isolation for blind and partially sighted people, giving them the freedom to read again? You can manage the role from your home You will be the face of RNIB Group, build relationships and raise Awareness of RNIB Group. 30 24
Conservation Volunteers To assist with tasks in managing the woods to develop wildlife habitats and conservation at our Hadleigh and Thundersley sites for the Castle Point Wildlife Group. Their current sessions are Sundays and Mondays only. No qualifications needed, just an interest in working for wildlife and environmental conservation. Shop Assistant – Havens Hospices Shop assistants are required to help improve our customer and donor experience, acting as an advocate for Havens Hospices in your local community. You will be volunteering in your local Havens Hospices shop. We currently have twenty shops, with new ones opening in the future. There are different shifts available at different locations and availability will be discussed on contact with you.
