Inheritance Tax - Your Questions Answered What is Inheritance Tax?
The residence nil rate band is available to anyone who:
Inheritance Tax (IHT) is a tax on the estate (property, money and possessions) of someone who has died.
• Passes the family home to children/ grandchildren on death, or
There is normally no IHT to pay if:
•
• The value of your estate is below the threshold, or • You leave everything to your spouse/ civil partner, or a registered charity How much is the IHT threshold? The current IHT threshold (nil rate band) before any IHT is due is £325,000 per person. For a married couple, on first death, any of the unused IHT threshold allowance is passed on to the surviving spouse. So, for a married couple and assuming the whole estate passes to the survivor, there is a current combined allowance of £650,000. What is the current IHT rate? The standard IHT rate is 40%, which is charged on the part of your estate above the threshold (nil rate band). Example: Estate of £850,000 for a married couple with nil rate band of £650,000. IHT will be 40% of £200,000 (£850,000 - £650,000) i.e. £80,000. What about passing my home to my family on death? The Government also introduced an additional IHT nil rate band (residence nil rate band) where the family home is passed to children or grandchildren on deaths from 5 April 2017 in addition to the current nil rate band of £325,000. For the current tax year, this adds £100,000 per person to the standard IHT nil rate band, to give a total of £425,000 per person (£850,000 for a couple). This additional residence nil rate band will increase year on year, until it reaches £175,000 per person in the 2020/21 tax year, giving a total nil rate band of £500,000 per person (£1,000,000 per couple). The residence nil rate band can be transferred to the remaining spouse on death the same as the standard nil rate band. 14
Had a family home, then downsized on/after 8th July 2015 (passing assets of equivalent value to children/ grandchildren), and
• Has an estate worth under £2Million. Example: Estate of £850,000 for a married couple, including a property valued at £100,000 or over would have a nil rate band of £750,000, as you are passing on your family home. IHT will be 40% of £100,000 (£850,000 £750,000) i.e. £40,000. Can I reduce my IHT? Yes, there are many solutions available: •
Gifts, a simple solution. You can make unlimited gifts from normal income or up to £3,000 per tax year without any IHT implications. Other gifts can be made and fall out of the IHT calculation after 7 years, normally.
• Life Insurance, a simple and low-cost life assurance can provide a sum to meet an IHT bill. •
Trusts, the use of a trust is more complex but can have many benefits. These include reducing your IHT bill and being able to control how the Inheritance is used.

History of Castle Point
The Anchor Public House - Benfleet
T
he building where The Anchor Inn is now was built in 1380 and was most likely built as a Court House. Historians have made this assumption due to the high standard of the workmanship that went into the construction of the building and the fact that it was built at the time of a peasant’s Revolt. Men were protesting about the very first poll taxes and had burnt the existing courtrooms near the church to the ground. It is believed that The Anchor building replaced it. During renovations to the building in 1989, ornate medieval windows were discovered facing the stables across the yard. This has led historians to believe that what is now the front of the building was originally the back. When first recorded as a Public House, it was called the “Blue Anchor.” The Inn was very much the centre of village life for centuries, especially when George Land and his wife Sarah took over in 1875. George and Sarah had three sons and a daughter and the family ran the pub up until 1964. The well at the Anchor was the main water supply until about 1899 and in the 1880’s the only public transport in Benfleet was a horse and cart provided by George Land. It was also the first building in Benfleet to be lit by gas. In 1924, the Anchor became home to Benfleet’s first voluntary fire brigade which consisted simply of a handcart until enough money had been collected to buy the first engine in 1925. Also in the early 1920s, the Post

Office was part of the building with the sorting office being in the yard in a converted stable. We learn quite a lot about the activities that took place at the Anchor Inn through Iris Sugg’s book “Memories of Benfleet.”* As a child, Iris lived above what was often called the “Cottage Shop.” Her bedroom looked towards the Anchor and she would spend many hours watching the comings and goings of the establishment. Iris remembers, “Ted Land owned the Inn when I was a child. He had no legs and rode around in a bath chair. On the footrest where his feet would have been he always had a pet lamb to keep him company. On occasions, the rear of the Anchor was used as a knackers yard where poor worn out horses were brought to be shot.”
