Welcome A very warm welcome to the February 2016 edition of the Southend & Westcliff Local Business Guide. Essex Book Festival This year’s Essex Book Festival in March has some great events for all the family as well as the opportunity to meet local authors. 5th March at The Forum, Elmer Square, SS1 1NE - 1.00pm and 3.00pm: Children’s Detective Workshop. Can you help Re-Home a Dog from Acres Way Kennels? Adopting a Dog

I

f you think you can offer a dog a good home, the first thing you need to do is to go down to the kennels, select a suitable dog you like, take it for a walk and see how you get on. Some people and dogs just don’t get along, so before reserving a dog, the Acres Way staff would need to see if you suit each other. If you have children, or another dog, they recommend that you bring them with you, to make sure that everyone will get on. Once you have visited the dogs, and hopefully found one that matches your lifestyle and expectations, a member of staff will arrange a convenient time for a home check. These are usually carried out within 2 or 3 days of your visit and take about half an hour. Once the home check is complete, you’ll be able to collect

your dog. You will need to bring with you some identification showing your current address, and the £130 adoption fee. Their staff will be on hand if you have any questions, and will be able to guide you through the adoption process. here can you invest for a decent return?

Whilst it is impossible to give specific advice to someone without setting out their objectives and their appetite for investment risk, we are seeing that most people are now aware that they need to take some risk to get any return at all. We do not believe that rates will rise substantially for many years so cash deposits, Cash ISAs and government savings vehicles are going to carry on delivering next to nothing for a while to come, so a huge number of people have turned to direct investment in property. This has driven up property prices too high and the Government is keen on reining in this price growth, to make the property market more sustainable and accessible for those needing to buy an affordable house to live in. The changes include the removal of higher rate tax relief on mortgage interest, stamp duty for investment properties will be rising significantly from April, Capital Gains Tax on property sales will have to be reported within 30 days from 2019, and worryingly, there is a huge increase in supply of investible property coming through at the same time - just look at the thousands of flats being built in the area. The long term issues associated with investing in property are still there of course, potential of unpaid rents, property management issues, repairs and maintenance. These could have more of an impact if returns do become lower and all need careful consideration. It is likely that the returns from residential property will therefore slow dramatically over the next few years. So, to go back to the burning question at the top, if it’s not ‘cash’ or residential property, what should you invest in? We are concerned that too many people place too much reliance on property and prices will not keep rising for ever. Property has it’s place, but it should form part of a diversified portfolio. At Joseph Lamb we have been running an investment service for 11 years that has delivered consistent returns by diversifying across a range of investment types. We invest in stocks and shares when we feel risk levels are not too high in the UK or in overseas markets when appropriate. We blend this investment with traditional cash, commercial property ( which appears to be a good couple of years behind residential and still showing strong potential), and government or corporate bonds.

Southend & Westcliff History Southend Cliff Railway The site of the Cliff Lift was originally occupied by a moving public walkway which opened in 1901. It was built by the American engineer Jesse Reno and was called “Reno’s Electric Stairway.” When it opened, it was quite unique in the country and was the forerunner to the modern day escalators. “Reno’s Electric Stairway” was basically made of wooden slatted steps attached to a looped chain, driven by a diesel engine with very little safety measures in place. The biggest drawback to the facility was the fact that there was no cover from the elements. It was also noisy, uncomfortable and quite unreliable needing to stop regularly for maintenance work to be undertaken so a replacement was needed. The first major refurbishment of the railway came in 1930 and saw the car replaced. Whilst being in keeping with the original design, the new car had room for 30 people. A general refurbishment of the whole railway was also undertaken. A further major refurbishment

programme in 1959 saw proper stations with covered waiting facilities including seating and lift call buttons constructed. With a major fault occurring on the Cliff Lift in 2004 the council decided to carry out a major restoration on the now 92 year old railway. The current Cliff Lift was built by Waygood & Company and was re-opened by the Mayor of Southend on Tuesday 25th May 2010 after a restoration costing a total of £3 million. The cliff railway is not only a brilliant way to travel between the Seafront and Cliff top leading to the High Street but is a great place to enjoy the spectacular view. During the summer season it will operate daily between 10am and 5.45pm and will cost 50p per trip.

Local Community The Art Ministry

T

he Art Ministry is a charity running weekly arts and crafts groups and clubs for a wide variety of people from Essex. They focus on people who are most likely to benefit from the opportunity that being involved in creative activity provides for making friends, boosting self confidence and improving self esteem. They run arts and crafts groups and clubs for children and for adults with learning difficulties, adults with physical disabilities, partially sighted and blind adults and adults with mental health problems. They complement these core activities with a group who work with fabrics to produce items for public display, a general public art club, sessions at a nursing home, and sessions for young carers. In 2004 The Art Ministry became a registered charity governed by a board of trustees according to a declaration of trust. The only employees are the 5 part time session leaders, and so they rely on about 35 volunteers, including 6 trustees, to run The Art Ministry. The students pay a nominal fee for each session that they attend. These fees go some way to meeting The Art Ministry’s costs, but the majority of their funding comes in the form of grants that they have applied for and money that they have raised ourselves.
