It’s time to get rid of that floppy “processed cheese product” and trade up for perhaps some Point Reyes Farmstead Original Blue, Cowgirl Creamery Mt. Tam, Bellwether Farms Carmody, or one of the other dozen local cheeses you can find at Marin Farmers Markets. Take a moment to re-think your nourishment, re-envision your meals, and re-decorate your plate. Some ideas for inspiration: Choose an apple with your eyes closed. Try a cheese made in Marin. Get fresh. Buy a new kitchen tool. See how many different stone fruits you can identify. Make dinner from scratch. Host a 100-mile radius dinner party. Get creative. Celebrate what’s in season. Avoid ingredients you can’t pronounce. Grow your own vegetables. Try a new fruit or vegetable. Ask a farmer how she likes to prepare dino kale. Plan a meal by color. Encourage your local restaurateur or grocer to source locally. Ask “Where was this grown?” Thank a farmer. Learn about “dry-farmed potatoes”, “pastured eggs”, and “grass-fed meat”. See what real food tastes like.
Do it for your body, for your family, for the farmers, for the earth.

T
he task of writing these inaugural words is a humbling one. We at the Marin Builders Association have decided to create something new and exciting as we round out the year 2012, a year that has challenged us all to try harder and work smarter than we ever imagined possible. A challenge that evokes the motto, the best is yet to come! This is emblematic of our long history at the Marin Builders Association, where our mission is to foster relationships in our community, as our members promote the highest ethical and professional standards in the building industry. Marin County is so much more than a place to live and those of us who are fortunate enough to claim it as home, know this well. Each of our cities within, maintains their own eclectic identities, and is blessed with unique, natural splendors, and homes that reflect and revel accordingly. Our homes reflect our uniqueness too. We run an incredible gamut of architectural designs from the simple to the sophisticated, always with our “Marin-ness” showing proudly. With this in mind, we present, Marin Home, a quarterly magazine devoted to everything that makes a house, a home. Our magazine is a little bit different than the standard fare; we have spiced up our pages with a little irreverent humor, stories indicative of our incomparable personalities, and a great deal of practical information on home improvements of every kind. I welcome you into our pages, the way we welcome friends and neighbors into our homes. My hope is that we entertain you and that you will share your thoughts and ideas with us as we move forward in the issues ahead. Marin Home is our small way of saying “thank you” for our bounty and our grace.

Libra, Sept 23-Oct 22
Represented by the scales, you dear Libra are a sign who needs balance in life. One of the easiest ways for you to stay centered is by maintaining an organized living space. Constructing built-in shelves in your living room to house all those books lying about, or maybe investing in storage cubes for the children’s toys, you will immediately feel a sense of calm not only in your home, but in your mind as well. Who knows, this newfound clarity may very well help you awaken new possibilities in your life!
Scorpio, Oct 23-Nov 21
Known for your indecisive nature, you Scorpios often have no idea what you really want or need. The next time one of these moods hit you, keep in mind the amazing powers of multifunctional products. Perhaps a two-sided quilt is the perfect way to accentuate the colors in your bedroom without having to commit to one color scheme. Have a Lazy Susan built for your kitchen table, allowing you to rotate through your condiment options at dinner. A built-in window box with storage within it is the perfect solution for Scorpio’s urge to be both luxurious and logical. Whatever your current needs, just address the idea of duality in your everyday life.

HE SAID SHE SAID
Dear He & She,
We want to add some special touches to our house this year as we start anticipating autumn and the rainy season. Any great ideas? ~Bored in Bolinas
HE SAID Dear Bored in Bolinas: I know just what you mean. Thinking about the rainy season can be tiresome. All those chilly days ahead and the inevitable storms. Ugh. I dread the thought. You can winterize the exterior of your home and score some good points in terms of maintenance and efficiency. Check your windows and gutters for leaks. Make sure your driveway is able to withstand intense downpours. And, it’s time for you to take a good look at your garage. Is it equipped to handle the extra wear and tear of winter? Make sure you’ve got some room cleared out and that the drains are not blocked. Adding some shelving can increase your space, and a coat rack or firm clothesline can help with wet shoes and laundry. Door sweeps can help keep the cold air outside and the warm air inside. I’ve heard this winter is going to be a doozy. I’m getting depressed at the very thought. Good luck – eventually it will end. HE
12 FA L L 2 012 MARIN HOME
SHE SAID Dear Bored in Bolinas: How can you be bored in Bolinas? You are sitting out there on the tip of the continent with the beautiful Pacific Ocean offering majestic changes every day! You need an exciting addition that just SHOUTS the happy part of rain and fog and wet sand. Forget the garage: HE is so unimaginative - you need a mudroom!! Besides, if you have a typical California garage, it’s already filled to the brim. Bolinas style, I envision your kayak gear, mountain bikes, a rusty weed tiller, a late 60’s model Porsche you will restore “one of these days,” tax files for the last fifteen years, just in case the IRS comes a knocking, an old bed frame, emergency rations left over from Y2K, the street sign that disappeared in ’82, and scores of back issues of High Times mag. Instead of just unloading all the additional winter gear in the garage, build an environmentally friendly (of course) buffer zone, and load it with lots of easy-to-reach shelves and pegs to hang coats and dry boots. The kids and the dog (and the pet llama) can take a quick trip to the mudroom on the way inside the house and save you endless clean up, increase heating efficiency by adding a transition zone, and give you a tons of extra storage. It’s an easy addition to build, or talk to an expert about converting a space you’re not utilizing fully. And Bored, add a little panache. You can do this! How about a pair of trendy wellies? You could really shake the town up with a pair in bright red or yellow! Then add a romantic piece or two that makes your mudroom more than a drop-off zone. What about an old cast iron umbrella stand? Maybe an antique tiffany lamp? Mixing tones and textures will make this little room one of your favorite parts of the house for years to come! Have fun! XOXO, SHE

ETER ARRIGONI has many attributes similar to Marin County. He’s dynamic, one-of-a-kind, filled with abundant graciousness, and ever so subtly, quite grand of a man. Being with Pete is a good place to be. He’s a local San Francisco boy, but his career and interests have been and continue to be, as diverse as the trails on Mt. Tam. He started his career in finance, served on the Fairfax City Council, enjoyed two terms as a County Supervisor, and then agreed to a one-year stint as the head of the Marin Builders Association - where he stayed for the next 33 years. Why? Because to Pete, building an association of licensed contracting professionals and additional small businesses that service the industry, was a challenge, and Pete enjoys

a good challenge. Members were building houses and Pete was building members. Pete’s a people person and mentoring this group is a people business. The Marin Builders Association is 100% owned by the membership and Pete muses that collectively therefore, it is the largest employer in Marin County. That’s a very humbling testament to the man that made most of it happen. Regarding Marin Home Magazine, Pete appreciates this challenge as well. He sees this new publication, which blends a commitment to the MBA membership and the community it serves, as a vehicle to provide both vital information and unabashed entertainment. A new seed in the county, ready to blossom and grow, Marin Home Magazine is firmly set on the foundation Pete built.

raig Miller says he’s not much of a talker - with just enough of a charming southern drawl to eagerly await his next words. One would reckon that’s because he’s so much of a doer. A Texas transplant, Craig travels all over the country to find statement-piece furniture and a bounty of other treasures for his three stores, Harvest Home in Corte Madera and Sonoma, harvesthomestores.com and Fat Pilgrim in Sonoma, fatpilgrim. com. Lucky for us, California continues to win out as his place to call home since 1988. He started with Southwest/American furniture, and then Shaker inspired furniture and accessories with sparse, clean and simple lines. He slowly added upholstery, his mainstay. His first Harvest Home was in San Francisco; today the flagship resides in Town Center. He revisits his Texas roots for antiques and trade shows in New England for primitives that give the stores such a warm feeling - “family places in Vermont and New Hampshire that have

been there forever and have a great selection.” Trade shows allow him to watch the trends, but more importantly, what the customer is asking for. Says Craig, “It is amazing that in twentyone years of upholstery sales, two arm styles have dominated that timeline and customers have continued to be drawn to them.” Craig has always gravitated to the “I want a curl-up and read a good book living room,” a homey, warm environment that can take a ding here and there and still look great. A styled atmosphere that a family with kids and/or pets can live in is his choice, the modern farmhouse his case in point. And true to his word, that’s exactly the atmosphere you’ll experience when you visit either of his stores. Each locale is an ever-changing adventure. You can go large or small in your purchases, from a custom designed 15’ sofa or 6’ round clock, to an unusual and often humorous accessory to change up your unique space for a very reasonable price. Fat Pilgrim is Craig’s newest kid on
the block and one not to be missed! He coined the name to evoke “the good life” because a rare fat pilgrim had a desirable life amongst all those starving early settlers. Indeed a good life is the vibe there. Along with dramatic

furniture pieces, you’ll find a blast from the past country store, custom made bedding and specialty products, like soaps, jams and curds, along with a large, robust organic garden with seasonal veggies ripe for the picking, and all sorts of country accents. A must see addition is the Christmas store to open at Fat Pilgrim just as you read these words, which just might offer a new holiday tradition for you and your family!

Your Home as the Ultimate Tailgate Destination
BY Christine Scioli
While “old school” offensive football strategy might seem as boring as the old fashion backyard barbeque pit, there’s nothing that says autumn quite like a traditional tailgate party. And the 2012 spin on this outdoor fete brings the revelry right to your house, where you can celebrate every game with a different twist on this classic genre, no gas guzzling car or travel required. And, you can party before, after and throughout the entire game! To be spotted as THE yard on the block for tailgate action, you’ll need a little pre-season planning. Carefully walk around the perimeter of >

your house and decide which space you want to designate as tailgate central. Then, clean, refresh and create. Your driveway will no doubt be in play in some regard, whether as an end zone or the actual tailgate location. A driveway resurfacing can be a real game changer. There are all sorts of cost efficient and functional solutions that can be decorative and colorful, or basic and traditional. If you want to seek a tailgate destination that offers an indoor-outdoor solution in case of inclement weather, you might want to extend that driveway facelift into the garage. With a little imagination, it’s easy to create a one of a kind man cave, making you the envy of every guy in the neighborhood, and your incredibly visionary wife legendary for her creative genius. Note to playbook: this is a win-win strategy. A couple of coats of paint on the walls (select a paint and primer in one product and you might find one coat will do the trick), a comfy sofa and a portable flat screen TV as your focal point, and you’re headed in a winning direction. Of course, if you want to raise the bar to the highest level, you’ll want to look into surround sound and other high tech solutions that can provide total integration of sight and sound. To give equal time to the lady of the house, what about renovating a special corner into a sunroom? There’s

nothing more satisfying than leaving the grunts and groans on the gridiron, to spend some quiet moments with Vivaldi, a glass of chardonnay and Marin Home Magazine. Always seek the advice of a professional, and for the most part, stay away from pre-fab kits. No matter if you are looking out or looking in, your landscaping sets the scene for the tailgate. With our forgiving climate, the selection of fall and winter plants and shrubs is the envy of much of the rest of the country, which suffers deciduous hangovers for months, while we flower and thrive. Play with a color theme and seek out sustainable, local grown varieties, or better yet, hire a landscape contractor to make the most of every inch of your land with drought tolerant selections that will bloom for many years. Solar garden stakes and yard decor are environmentally friendly assets to compliment any yard. No tailgate is complete without food, and since you’re chicly partying at home, you can create a unique picnic environment, or opt out of the cooler and canisters entirely, and head straight to the barbeque. serve up a winning combination. Always put out plenty of everything, so no one is scrambling for a plate, napkin or utensils. Have lots of easy to find condiment stations set up. If you walk yourself through it ahead of time, you’ll score major points with your guests on game day. Serve beverages of every kind in bright colored, ice filled tubs, and have plenty of red wine pre-corked and easily accessible. If you are serving coffee, brew it just as guests arrive and have it available in a friendly nook, complete with cream and assorted sweeteners. So guests are encouraged to recycle and dispose of their trash, you can freshen up your household trash, recycle and compost bins, or create some new ones. Make sure you clearly mark which is which. This will help save the planet and save you clean-up time to boot. A tailgate party is an American phenomenon. Naturally, in Marin, we create the tailgate party with our slightly offbeat and always-stylish flair. Our lifestyle here is warm, open, inviting – just as our homes are. To combine the two is an incomparable recipe for unmatched hospitality. Absolutely unbeatable.

your pick. Outdoor kitchens can include smokers and deep fryers, patio stoves, pizza ovens, rotisseries and fire pits, refrigerators, versatile islands - just about anything else you can conjure up is fair game. Of course outdoor lighting sets the stage as the sun sets serenely over the ocean and appetites peak during Monday Night Football. The right lighting will add that special touch of elegance, increase property value, and enhance safety and security. Whether using wall lights and sconces, hanging lanterns, outdoor ceiling lights or a combination of the myriad of choices available, you’ll be rewarded with a welcoming and comforting glow. Plus, you’ll probably discover portions of your outside space you didn’t know you had! It’s important to balance the lighting so it’s not too bright, nor too dim. Lighting professionals can offer unique solutions specifically tailored for your property and taste. Now, it’s time to eat. Create cozy seating arrangements and atmosphere with pillows and cushions that invite a visit. Choosing recyclable paper products will allow you to change up your theme per tailgate party. Go the EXTRA yard with a solid foundation To avoid a possible penalty for a backfield in motion – or a front or side yard for that matter – all at home tailgate designations must start with a solid foundation. There’s nothing worse than watching the big game on a tilt. If you are having a problem with cracks in the wall or ceiling, doors or windows that stick and won’t close, or damage to your brick or concrete, this could all be due to a shifting foundation. If you call Sean Maloney (known to some as the House Leveler), he’ll straighten things out before you can say, “hike.” Atmosphere is everything. Any patch work will stand out and will constantly need repair until the problem is tackled.
ReTHINK the possibilities
It is more expensive not to fix your foundation then it is to fix it. Fixing the problem now will give you peace of mind, knowing your greatest investment is safe, secure and fully usable. Afterglow the Sex Appeal of Winterizing Your Home by Christine Scioli Photography by Trevor HEnley

When my gaggle of fabulous women convenes for our monthly catch up, the topic of sex often peppers the stew. (We also practice one upmanship whenever possible.) Recently we were sitting outside on the back patio sipping wine and enjoying the glow and the autumn air. Stoking the theme I said, “I read somewhere that warmth is the parent of wantonness. I can attest to that.” Attention grabbed. In my best Isak Dinesen style I continued on. I heard it first the morning after. A tease perhaps? And then I felt it. It was sublime – warm and thorough – it quickly engulfed me in its seductiveness. My only thought was why had we waited so long to move to this next, simple level of pleasure? Why hadn’t we installed a new heater with digital controls before this? Why had we waited for the old clunker to completely die before we invested in the sexiness of 21st century warmth? >

GUTTERS

INSULATION

The cost of heating your home represents 40-60% of your energy bill. This makes your furnace a prime target for energy reduction. The right furnace can help you enjoy substantial energy savings. Natural gas furnaces are considered by many experts to be the most fuel-efficient and an environmentally friendly alternative to electricity, propane or oil. Your Marin Builders Association (MBA) heating experts can work with you to find the right furnace for your home.
Water damage is the main reason why there needs to be gutters on a home. No matter what age of the house or building, roof water can cause serious problems. The main advantage of gutters is that they will save you thousands of dollars in home repairs. They will prevent backsplash, washouts, erosion and flooding. Gutters and downspouts come in many colors, so there will be a color that matches your home close to perfectly. Gutters are a professional matter; hiring an MBA professional will save you thousands in costly home and gutter repair.
There are a number of things to consider when selecting a new roof system. Of course, cost and durability head the list, but aesthetics and architectural style are important, too. The right roof system for your home or building is one that balances these considerations. The components of roof systems include roof covering, sheathing, roof structure, flashing and drainage. The Marin Builders Association (MBA) directory includes licensed roofing contractors to help you with your choice.
Most homeowners think of insulation as a thick warm winter jacket for their home – buffering the heated air inside against the cold weather outside. Like a winter jacket, they pack it away in the mental closet when the weather warms up and forget about it until autumn. MBA contractors, however, know that insulation is more like a thermos – it keeps warm things warm, and keeps cool things cool. Improving insulation in a home has a dramatic effect not only on your heating bills in the winter, but also on your air conditioning usage in the summer.
If you’re looking for ways to save money on energy costs, one of the best choices you can make is replacing old single-pane windows with modern double-pane windows. This is a large investment, but you will reap the rewards of lower energy bills, a more comfortable house, increased safety and a higher resale value for your home. Double pane windows may be as much as 50 percent more energy efficient than single pane windows. Our MBA contractors can give you much more information about the benefits of new windows.
> Afterglow continued For years my husband and I crafted a subtle battle of the sexes as to who would leave the bed first and head down the freezing cold staircase to adjust the dial on the thermostat. To leave it high before retiring meant a night of non-stop hot flashes; to turn it down meant the big chill in the morning. Eventually it became a contest of physical endurance as the person with the weakest bladder succumbed to the bathroom, and since they were already up and cold, it was a considerate

and logical marital next step to crank up the heat. Frankly, all this wee hour of the morning competition wasn’t good for our bodies nor our souls. Well, emphasis on bodies. But now, we were back in the throes of snug bliss. Jacqui interrupted just as I was getting to the good part, confiding that she shared a similar experience at her home out on Peacock Gap. Jacqui is ferociously single and gorgeous and a total “A type” person. While hosting a cozy winter dinner for her newest

conquest, oops, I mean, boyfriend, the crooning of Michael Buble was drowned out by the din of drip, drip, drip. A quick rush to find the leak meant the candles were snuffled out; the bright lights were turned on. Add to that an old plastic bucket starkly perched next to the Oysters Rockefeller and the Veuve Clicquot, and everything else romantic was snuffed out too. This did not bode well with her. Jacqui takes superb care of herself; she prides herself on her appearance and the appearance of her surroundings. She had, however, inadvertently neglected the exterior of her home, which caused real problems inside, especially in the bedroom. Naturally, she took it very personally. Before the next rain, she not only had a brand new roof but double paned windows throughout. And, new gutters to complete the scene and secure the homestead. Now, she fans the flames of desire regardless of the season, with no thought to another miscue. The bedroom and Jacqui have never been hotter. Olivia takes over and tells another tale entirely. Olivia is a reinvention specialist. She molds her business goals with her roles as wife and mother. She currently holds court as a social media maven with an eye toward everything new from Pinterest to meetups. She volunteers in the classroom and in the community and is always on the go and in the know. She lives in one of those stately old Larkspur ladies where the foliage in winter is lush and dripping with citrus and camellias. The house is always full of children and friends who are clients and clients who are friends. But the old girl was drafty and loosing her warmth. Literally. And Olivia felt she was too. Foreplay in the frost just wasn’t her thing, and her husband was feeling left out in the cold. Olivia just wasn’t her tantalizing self sporting one of those ugly, oversized “snuggly” things, not a libido booster for the sine qua non of sultry let alone a hard working multi-tasker. So, they insulated the house, which instigated much, much more than draft free living. Now, when the day is done and the kids are asleep and the last email is answered and all the tech is turned off, Olivia and her husband retire to their cozy bedroom and dance barefoot to the romantic melody of the wind. The fleecy thing she was tripping over has been replaced by an assorted new selection of negligee. Our drinks are done and our reveries end. We cluck and hug and plan for our next excursion. And then we all head home to our warm abodes to continue the fun in real time.

MARIN’S FALL GARDEN FORECAST: DEADHEAD AND PRUNE
Marin Garden Experts share their Autumn Garden Tips
P
runing is one of the easiest ways to control the size, growth and beauty of your plants, and yet many gardeners either overlook this vital task, or minimize its effectiveness. According to Jason Margolin, Nursery Manager of Marin Ace in San Rafael, developing and following an individual pruning plan based on how and when your plants will best respond greatly improves the health of your yard. “Pruning will renew or increase production of foliage, but each plant has specific needs,” says Jason. “We encourage people to take the time to find out how to best take care of their plant life. The practice of doing all the pruning at one time may have detrimental effects to even some of the most commonly-seen trees and shrubs. While hedging shrubs can be pruned year-round, flowering shrubs are best pruned only after they have flowered.” “Generally, the best time of year to prune trees is during the colder months of the year, when they are dormant,” says Jim Stark, nursery manager of Pini Ace Hardware in Novato. “Pruning in the fall or winter also has the added benefit of the absence of leaves, allowing you to see where you are working and prune more efficiently.” It’s worth noting, however, that while these guidelines are helpful, there will always be exceptions. For example, evergreen trees benefit most when they are pruned in early summer, after they have completed new growth, while fruitbearing trees, shrubs and vines respond best in late winter, before spring growth begins. “Marin County gardens have seen more and more drought-tolerant, native plants being planted,” mentioned Catherine Windberg of Fairfax Lumber & Hardware. “Fall is also a great time to plant California natives in your garden, including, ceanothus, arctostaphylos, monkey flowers, California fuchsia, and penstemon.” “Deadheading is the simple pruning of spent flower stalks and seed heads,” added Jason from Marin Ace. “The practice of deadheading has been around long before Jerry Garcia; it makes a big difference on many natives in our Marin gardens, and brings a lush, full plant back in the spring.”
34 FA L L 2 012 MARIN HOME
Catherine of Fairfax Lumber suggests these tips: 1. Decide why you are pruning. Not all plants need to be pruned. 2. Use proper tools that are sharp and sanitized. Any pair of sharp, quality pruners will do. If pruning dead or diseased wood, dip the blade of your tool with rubbing alcohol before moving on to the next cut. 3. Begin by removing any dead wood. This is always good for the health of the plant, and leaves you with a clearer view of the work left to be done. 4. Take time to envision the roses. Plan on three to five main branches when you are finished. Cut at an angle above buds that are facing away from the center of the plant. Don’t be afraid of pruning down to 6” to 12” above the graft. Jim from Pini Hardware chimes in with these pruning don’ts: • • •
• • •
Do not leave ragged cuts or stubs. Do not prune with dull or improper tools. Never expect pruning to compensate for defects caused by overcrowding, poor soil conditions, improper climate, etc. Never use hedge shears for general pruning. Never do all your pruning at the same time. Never climb trees. The hazards far outweigh the benefits. Call a professional or use a long-handled tree trimmer.

GREEN CORNER
Recycling Construction Waste
Save Money and Save Resources on your next Remodel.
T
he decision to remodel a home is a big one, but another big decision that is often overlooked is what to do with all the other STUFF that results from the remodel. If you do think green is the right choice for you, be sure to talk with your licensed contractor about adopting a green remodeling plan for your project, so that you can be sure your home improvement ends up being as green as it gets. Obvious wastes generated from a remodel are construction and demolition (C&D) debris—wood framing, concrete, asphalt, sheetrock, roofing tear off, tile, carpet, metal piping, landscaping waste, etc. The County of Marin and many cities and towns in Marin County have enacted C&D ordinances that detail the requirements for waste diversion. For instance, in San Rafael, if feasible, 100% of all asphalt should be recycled and 70% of all “other” materials should be recycled. Marin has many facilities to help you make sure none of these resources end up in the trash. Several offer services to contractors including debris box rental and help with diversion tracking for LEED projects and to show compliance with C&D ordinances. Whatever debris box vendor you choose make sure the loads are sorted and the recyclable material is recovered. The current diversion rate for Marin is 82%. Contractors can potentially save money by source separating C&D materials at the construction site. C&D is not the only waste generated during a remodel. What do you do with unwanted furniture, old cabinets or appliances or other items that no longer fit with the remodeled room? Think about donating usable items. You can also resell things on craigslist.org or at a yard sale. Some items, like electronics and fluorescent lamps, are actually household hazardous waste and must be taken to the Marin Household Hazardous Waste Facility. With a little help from local facilities and a desire to reduce the environmental impact of remodeling projects, homeowners can also save money by recycling used building materials. by Casey Mazzoni & Kim Scheibly

MBA BULLETIN
MARIN HOME & GARDEN EXPO When the Marin Builders Association hosts a fete, they do it right. On June 2 and 3, the Civic Center Fairgrounds was transformed into the Marin Home & Garden Expo, replete with special exhibits, lectures and demonstrations, great local music and an abundance of fun. It was the ultimate garden party, Marin style of course, with superb weather to match this unique ode to spring! Just about everything was offered to a robust crowd that pleasantly bested last year’s attendees, with over 170 exhibitors presenting their wares, many MBA members, from the newest paint colors to the latest and greatest in flooring options. The billowy white tents were filled with folks listening to music, learning to feng shui their gardens, exploring the history and heart of midcentury modern architecture, and just relaxing, taking it all in. The focus on the unique lifestyle found “only in Marin” created the unifying theme that could be felt from the concourse to the exhibition hall and everywhere in between. Event organizer Steve Bajor of Pacific Expositions summarizes the crux of the take- away: “The best part of the Expo was the feeling of camaraderie between the exhibitors, the event staff and the Marin Builders Association. Certainly a sound foundation on which to build a great event for the future.” With the MBA now firmly at the helm it’s a sure thing a must-attend tradition is brewing with even more to come in 2013! Loans subject to credit and collateral approval. Financing available for collateral located in CA, OR, or WA. Restrictions may apply. Terms and conditions subject to change. With an interest-only mortgage payment, you will not pay down the loan’s principal balance during the interest-only period. Once the interest-only period ends, your payments will increase to pay back the principal and interest. Rates are subject to increase over the life of the loan. Contact your mortgage consultant to determine what your payments might be once the interest-only period ends. ©2012 Union Bank, N.A.
