I hear you—it’s easy to get carried away with the possibilities and get way beyond budget and timeline, so figure out what can save you dollars and sense. I suggest you start with the engine of your kitchen to inform the course of your project and priorities. Dedicate your dollars to your dream, high-end, state-of-the-art appliances that will last you a lifetime. Ranges are key, and refrigerators and dishwashers with automated controls and smart systems offer energy-saving technology. Do your research and compare with third-party review sites like Consumer Reports. Be warned that some of the more popular models of ranges and fridges trend larger than what some older kitchens are set up to accommodate. Depending on how old your kitchen is, this could result in a layout change you may not be prepared for. Even if you select one major appliance for a dramatic upgrade, it will be worth your energy and budget for impact and investment. Save where you can—for example, a new cabinet system can take up nearly 50 percent of your total budget. If your cabinet set is in good working order, I’d suggest looking into how to repurpose and reface them, even if you are looking into a layout change. I completely agree that an appliance upgrade should be a top priority. However, understand your budget and any structural limitations before opening up to this research. Your personal lifestyle should be a big factor in your decision making, and try not to succumb too much to trendy tech. Early adoption does have downsides, so read carefully about what is covered under warranties for maintenance and upkeep. One place I’d be sure to invest is quality tile, countertops, and fixtures. When taken together, these elements function like a good haircut—they highlight your kitchen’s best features. Marble, granite, and Caeserstone quartz are my personal favorites for countertops. Pricey, yes, but they have longevity, immediate visual appeal, and are strong selling points for resale. Caeserstone is gaining popularity for its versatility in modern designs and ability for customization, plus you can skip the annual resealing process necessary to maintain granite. For fixtures, satin nickel is still supreme for kitchen designs, but warm-tone metals are trending too. You can even mix and match for lighting, plumbing, and fixtures for a classic/cool vibe. It’s these functional design touches that will make your kitchen stand apart from the rest. -She

DEAR HE + SHE, For our master bathroom remodel, my husband and I are in a feud. He is obsessed with the idea of an extra-large walk-in shower with dual heads and spa benches in place of a bathtub, but I think it’s a big mistake. I know big walk-ins can be really cool, but I’m not ready to call it quits on our home’s only tub (which I still use sometimes)— and we don’t have room for both. I’m worried we’ll end up regretting our decision either way. Any ideas? Help!

HE SAID Hi MacKenzie, Hate to say it, but I agree with your husband on this one. Tubs are antiquated and obsolete, and even if you have kids, there are a myriad of temporary baths that shouldn’t dictate your entire master bath remodel. Open shower systems are becoming more popular for a variety of reasons, but mainly because of a movement towards universal design. As more people look to stay in their homes for their lifetime, layouts are taking into consideration the needs of the aging for accessibility and function. No one likes to think about themselves in a less than spry condition, but it’s a very real situation facing most anyone who wants to stay in their home as they age. I think you’ll come around when you see all that’s possible with plumbing, staggered bench layouts and premium fixtures. In addition, enclosed shower systems are easy to clean, durable and take an extra step in preventing water damage, which ultimately protects the integrity of your home from mold and rot. Lastly, it gives you one more reason to get that hot tub you always wanted. That’s a compromise I can actually get behind. - He

SHE SAID Hi MacKenzie, Oh, I don’t envy your situation. No one wants to hear a lifetime of “I told you so.” I’m not totally taking sides here, and I don’t know your full situation, but a too-large shower system can often feel like a vacant locker room. It can also encourage excessive water use. It sounds like you have some attachment to your bathtub which, in my opinion, is enough of a reason to maintain it. If you aren’t able to transform another bathroom into your personal tub haven, there are combination options that give you the best of both worlds. It may sound simplistic, but a very real compromise is hosting a smaller, non-standard size tub encased within the walls of the walk-in. It will cut into the XL size of your shower, but those amenities can still function with ample room. An added benefit is the enjoyment some spa-type functions like steam/sauna controls that are accessible to both the shower and tub. Take the time to research some combination solutions—and look into Japanese soaking tubs. These take up a much smaller footprint, are modern, and super stylish when integrated into an open shower system. -She

T

hree generations of Ghilottis have paved the way for construction projects throughout Northern California. Ghilotti Construction Company owner Richard “Dick” Ghilotti shares how an immigrant stonemason and his sons and grandson created a successful engineering and site construction business from the ground up. Ghilotti’s grandfather James worked as a stonemason in Italy near the Swiss Alps. When Ghilotti visited the area where his grandfather originally lived, he understood how he’d developed his trade. “The town was above the tree line so everything was built from stone—streets, houses, fences—no wonder he became a stonemason,” says Ghilotti. Relatives encouraged Ghilotti’s grandfather to come to San Francisco after the 1906 earthquake because there were plenty of jobs rebuilding the city. He eventually settled in San Rafael where he branched out into pouring concrete to build foundations, driveways, and sidewalks. His four sons worked in the construction business until they were drafted to serve in World War II. They returned to work in the business but wanted to expand into grading and paving, and Ghilotti Brothers Construction was formed.

“YOU KNOW THE OLD ADAGE—THE FIRST GENERATION STARTS A COMPANY, THE SECOND MAKES IT SUCCESSFUL, AND THE THIRD BLOWS IT? WELL I HEARD IT ALL MY LIFE, AND I WAS DETERMINED NOT TO LET THAT HAPPEN.” Dick started working with his dad and uncles at age 13 and quickly developed an interest in operating heavy equipment. He entered a journeyman apprentice program with the Operating Engineers at age 18. At 25 he was the job foreman on smaller projects, and by the time his father died in 1990, Dick was well-versed in all aspects of the business and owned 50 percent of the company. After several years of legal wrangling to sort out the next generation’s direction for the company (two of the four brothers were now gone), Dick decided to break off from his uncle and cousins and founded Ghilotti Construction Company. He based the home office in Santa Rosa, a place he’d enjoyed working in over the years. Exhilarated by the potential of running this new entity, he still felt tremendous pressure to perform. “You know the old adage—the first generation starts a company, the second makes it successful, and the third blows it?” says Ghilotti. “Well, I heard it all my life, and I was determined not to let that happen.” Today GCC has 400 employees and tackles major construction projects—both public and private—around the Bay Area. “The recession really forced us to expand because when the private sector jobs dried up, the public works ended up being in places like Livermore and the Silicon Valley,” says Ghilotti. “We had to chase the work because it wasn’t just coming to us anymore.” >>

Ghilotti likes the challenge of both public and private projects. With public works—like the $70 million reconstruction of Highway 580 near Livermore—there’s the challenge of calculating the bid to both secure the contract and still cover costs. With private projects—like the new 49ers Levi’s Stadium in Santa Clara and the Graton Casino in Rohnert Park—there’s the satisfaction of getting to know your client and helping them prioritize their budget. “Both types of projects are demanding, and there’s always some risk involved,” says Ghilotti. “But I’ve always enjoyed solving problems.” As the economy has recovered, Ghilotti Construction Company has expanded to new locations and found unexpected allies. After winning a big highway job, competitor John Barella of North Bay Construction and Ghilotti agreed that they’d both be better off if their companies merged. “We’d always had a great relationship, but we’re even better friends now,” says Ghilotti. “We’ve been in the business long enough to understand each other.” Ghilotti’s grandfather and father instilled in Dick the value of giving back to your community—“they taught me that you need to support the communities that you work in.” Since 2010 Ghilotti Construction has donated nearly $2 million to over a hundred local organizations such as Marin Catholic High School, SF-Marin Food Bank, and the Boys and Girls Club. Dick and his wife, Nancy, were compelled to start their own charitable organization after a tragic auto accident in Florida took their son Dino’s life just two days after graduating from the University of Miami. The couple founded “The dg Foundation” as a special memorial to Dino. The foundation provides scholarships to San Domenico School, Marin Catholic High School, and the University of Miami. Scholarships are awarded to students who emulate Dino’s inclusive spirit and his love of learning, athletics, and the arts. One of Dino’s ceramic sculptures commemorating GCC’s hundred years of operation sits in Dick’s office today. Ghilotti Construction dedicated the historic achievement of its 100th anniversary to Dino Richard Ghilotti. “It was a bittersweet experience,” says Ghilotti, of the celebration recently held at the Buck Institute for Research on Aging. “I was proud of how far we’d come, but devastated that Dino couldn’t celebrate with us. When my dad died and we started GCC, my motivation was to support Nancy, our sons, Dino and William, and our daughter, Michelle. They each have been a part of it from the beginning.” The Dino Ghilotti Motta Stadium at Marin Catholic High School—“the most special project we’ve done this year”—was also dedicated to Dino. Through this difficult period, the next generation of Ghilotti engineers stayed the course. Ghilotti credits his nephew Brian Ongaro and son Willie Ghilotti (both partners in the firm), along with the senior staff, for keeping the company together while he grieved. “They’re loyal, hardworking men and women who kept the company together as my wife and I put our life back together,” says Ghilotti. “GCC wouldn’t exist without them.” Dick also credits his grandfather James Ghilotti, his father, Dino Ghilotti, and son Dino Ghilotti for giving him the determination to succeed during tough economic times. “They’ve been my inspiration to prosper in the future,” says Ghilotti.

SORT, CATEGORIZE, AND PLACE The first step in creating an organized space is to remove everything and sort through what you’ve got. Your master closet is prime real estate and should be sanctioned to house only the items that you wear regularly. A crowded closet that is full of garments that are simply taking up space can prevent you from optimizing your available storage. Create three piles: one for items to give away or consign, one for items that are sentimental and need to be placed in long-term storage elsewhere, and the last pile for those items that you wear regularly and will return to the closet. Once you have sorted through your clothes, you can address the garments that are staying in the closet. Begin by grouping them into categories. One of the best-kept secrets to maintaining an organized closet is to have a dedicated place in your closet for each category of clothing. Group your casual shirts together, separated by short sleeve and long. Gather your pants and slacks together, separated by casual and dressy. Sort your dresses and suits, again by casual and dressy. Continue through this process for each separate category of clothing. Once you have each category defined, you can put everything back into the closet.>>

When placing clothing back into the closet, give yourself plenty of space for each section of clothes. Shoes and accessories should be the last items that you place. Ideally, if you have adjustable shelves, you can create a full section dedicated solely to shoes. Alternatively, you can utilize the shelving above your clothes for shoes. Many people dress their closet as they dress themselves, with shoes winding up on the floor, but this makes it very difficult to find the right pair in the shadows of your clothes. Placing shoes on shelves at eye level makes it much easier to see your entire collection and find exactly the pair you are looking for. Once you have defined a system for everything in your closet, it will be much easier to maintain order. With a little diligence, you can keep your closet sorted into categories by taking a moment at the end of the day to put your garments back in the space they vacated earlier.

Two words strike fear into nearly every potential homebuyer: Money Pit. The idea of buying a house that isn’t pitch perfect and restoring it from the inside out, exactly to one’s taste, sounds incredibly romantic. In fact, several television series have been created around the very idea—and allure—of the before-and-after story. We all love watching the radical transformation of a so-so abode into a showstopper house. But living through a remodel isn’t always the fun adventure it’s cracked up to be on TV. Some remodeling stories prove more successful (and economical) than others.

The deck provides extra square footage for entertaining, which the homeowners do often. Ample windows and doors open to make the transition from inside to outside seamless.

O HOW DOES ONE DECIDE whether an old house is worth the blood, sweat, tears, and time that go into an update? We turned to Denny and Pete Kasten, the president and vice president, respectively, of Kasten Builders, for a few answers to the most-often-asked remodeling questions. The father-and-son team has proven to be a great success story in Bay Area building. Denny, who received his degree in architecture from Lawrence Institute of Technology in Michigan, learned the business from the ground up, working with contractors to understand what it means to meet deadlines and budgets while producing structures of beauty and durability. Having spent the last four decades building across the Bay Area—from Napa to the South Bay, Sonoma to the City—he’s considered one of the area’s best. His son, Pete, who was fluent in the language of construction from his early childhood, joined the team sixteen years ago. A licensed general contractor, and a certified green building professional, he serves as project manager on select projects and works on business development for the company that’s been lauded for its successful remodeling stories. Here, they tell us a little bit about their venerable business and answer some of our most pressing questions regarding the careful art of the remodel.

MHM: Tell us a little bit about your business, when it was founded, and how you two came to work together on building/remodeling. Denny: I started when I moved to California from Michigan 42 years ago. Pete: I started working with Dad back when he’d do projects to homes we lived in growing up. Building has always been our passion, and we are blessed that working together comes naturally. MHM: How do you set yourself apart in terms of attracting clients? Is there something unique about your company, something you specialize in or do differently than others? Denny: Growing up in a midcentury home, I loved contemporary before it was popular. We specialize in that now, and I feel lucky to do what we love. Pete: Our goal is simple: find a great client or clients to work with on an amazing project and provide them the service they deserve. When we do that, everything else falls into place.

MHM: What, in your opinion, makes the best blank canvas for a remodel? What are you looking for—and what should homebuyers be looking for— when it comes to finding a remodeling success story? Denny: I always look for a home with good bones, a level foundation, and in a good area. From an investment standpoint, I always say to buy the worst home in the best neighborhood. Pete: A remodel success story starts with a good team. Do your due diligence early by finding a reputable architect and builder. Trust them to lead you through the process. MHM: What percentage of your projects are remodels, and what percentage is new construction? And what particular challenges do you face when you go to work on a remodel that you don’t have to deal with when you take on a new construction project? Denny: Approximately fifty percent new construction and fifty percent remodel, based on volume. Remodels are always less predictable but also more fun and creative. Pete: Dealing with old structures can be challenging, blending the old with the new, and bringing things up to code. Even when remodeling, often times it is better to start from scratch and only utilize what makes sense. MHM: If you were with a realtor and a client, and you were looking at houses to fix up, what red flags would you tell your client to be aware of, or to run away from? And what are some attributes of a property that usually signal the house is worth the remodel? Denny: I look for straight, level, dry homes. The interior can be old and original, as long as the body of the home is dry and straight. Pete: It really depends on budget, and often people are uncomfortable sharing. If you’re planning a major renovation, most things can be fixed. Once we know budget, we advise on different approaches. I agree with Denny too. A house with good bones says a lot about the builder. MHM: What particular challenges do you face geography-wise, remodeling houses in the Bay Area? Are there more challenges to remodeling in this part of the country? Denny: Permits here are painful and expensive, the fees are out of hand, and the regulations are strict. But in the end, a new home is always safer, quieter, and much more efficient. Pete: There are definitely challenges to building here. Seismic requirements add costs that nobody sees, and there are a lot of constraints on sites to build on. We certainly cannot complain about the weather or the views. MHM: What particular challenges do you face with hillside homes, Pete? Pete: Hillside homes can present challenges, one of them being access to the site. This drives up construction costs quickly. Quite often, there is more pier drilling and retaining walls required to stabilize the structure. From a contractor’s perspective, those are two big issues that come to mind. MHM: There are also so many microclimates in Marin that particular areas face particular issues—for example, termites in the wooded areas are common.

Form meets function in the living room, where a wall of warm wooden built-ins provides space for both storage and display. The dark wood balances the contemporary white furniture and white walls. The floors are hydronic radiant heated, and operable windows provide cross-ventilation, since the environmentally conscious homeowners didn’t want ducts or air conditioning.

Pete: Termites can be a problem, but there are a lot of ways to defend your home. Lack of knowledge and upkeep is the real issue. Some people don’t realize they have a problem. Also, areas that don’t get much sun are susceptible to mold and mildew because they stay damp throughout the year. MHM: There’s so much demand for housing in the Bay Area these days, and so little inventory by comparison, that bidding wars are common, and houses are selling for cash with no contingencies. How do you advise a buyer to avoid the money pit scenario when there isn’t even time—or allowance—for an inspection? Pete: There are a lot of old homes in Marin that can present the homebuyer with challenges, so it really depends on what a client wants to do with the property. If the plan is to salvage the structure, and you aren’t knowledgeable in things to look out for, it is good to seek professional advice. Proper planning prevents poor performance.

MHM: What advice do you regularly give to people who buy a house they want to remodel? Is there a common naïve moment when you have to rein people in or expose hard truths about certain aspects of remodeling? Denny: Often times, that naïve moment comes when telling clients they’re better off removing the entire house and starting over; they’re buying a lot with a $35,000 demo fee on top. Pete: Again, it is so important to share the real budget. Find a builder before completing the design of your home. Clients waste a ton of time and money on plan revisions after finding out the budget is too high. Great architects know what their houses cost, but many others do not. With a builder on board early, we can provide real numbers along with suggestions and alternatives to help keep the dream alive.

MHM: Are you incorporating any green practices into your remodels? Denny: We always have. New technology, coupled with requirements that are part of the permitting process, means that now everyone is building smarter—whether they care to or not. Current incentives in solar make it a great investment for those who have the additional funds available, and we are seeing a lot of that. Pete: We focus most of our efforts on reuse, home performance, and building projects that last a long time. MHM: In your opinion, what are the biggest pitfalls of remodel projects? What have you seen, or do you see, that people should have run away from, things that stand as big stumbling blocks? Denny: Hiring an inexperienced architect is perhaps the worst mistake a homeowner can make. A good architect can help one avoid problems by setting realistic goals and budget. Pete: From our perspective, a trustworthy client is a must to avoid pitfalls. If a client can’t trust the professionals to lead the way, it’s less likely the project will be successful. MHM: What advice do you have for people when working on a budget for a remodel? Do you typically say to expect to pay a good bit more than you intend? Denny: When working with a budget, separate hard cost from soft cost. Hard costs are for contractor-supplied items,

lumber, labor, and any extras. Soft costs are architectural, engineering, survey, permits, etc. Pete: In our contracts, we suggest clients budget five to fifteen percent contingency, above the contract price, for unknowns and owner changes. It also depends on how well a project has been specified. MHM: In your opinion, when it comes to spending money— what are a few splurges that are worth it—things that truly increase the home’s value or its look that deliver biggest bang for the bucks? Denny: Each project is unique, but I like to see one space created for a great room—for example, a family room-kitchen combo where most time is spent. Pete: Curb appeal for return on investment and comfort for living. MHM: Do you notice any trends in remodeling? Consistent things people want/ask for when they remodel their homes? Denny: Connecting kitchen to the main room, large glass openings, clean lines, indoor/outdoor connections. We’ve really enjoyed watching the modern/ contemporary designs come into focus. MHM: Let’s talk about this San Mateo house. What was the scope of the project? Denny: They needed more space for the kids, so the second story—with two bedrooms and one bathroom—was added.

“THE END RESULT IS WORTH THE EXTRA EFFORT.” The second priority was the indoor/ outdoor kitchen. The client cooks for large groups, so integrating the industrial indoor/outdoor kitchen into the home was key. MHM: The floor plan is obviously an open one—the flow speaks to the trend you’re seeing in new home designs. The lines are modern and clean, yet it’s warm and inviting, too. Pete: Alan Ohashi is an amazing designer. His work is really unique in that it’s clean and modern yet still has a warmth to it that few can replicate. MHM: This kitchen is amazing. Can you tell us a few of your favorite design moments in here? Pete: There is a really cool detail at the pass-through window where the countertops (Caesarstone inside, stainless steel outside) flush out at the window frame, which makes sliding large dishes in and out a breeze. The client was also hoping for—get this—a floor drain, so he could hose down the kitchen. Luckily we were able to talk him out of that one. MHM: What are you most proud of, design-wise, in this project? Pete: I’m most proud of our field guys who made it all a reality. I enjoyed working with the project architect on the little details, and making sure everything lined up in the finish stages. The end result is worth the extra effort.

h baby, it’s cold outside!  That may be the forecast, but it’s all the more reason to head inside and cozy up to a crackling clean-burning, eco-friendly fireplace.

For those who love the look and warmth of traditional fireplaces, or for those who dream about something sleek and modern, these days there is at least one fireplace that offers something for everyone. The most likely go-to fireplace in Marin is gas-fueled, though. “You can save a lot of money on your overall gas bill because these fireplaces are so efficient,” says Steve Cuvin, owner of Hearth and Home of Marin, located in downtown San Rafael. “They’re very easy to use, they operate by a remote or by a wall-switch, and all have thermostats that allow you to control the heat.” Not only are they great for “no-burn” days, but they also warm only the rooms you want and can be set to heat up as soon as daytime temperatures drop, he adds. In addition, they will work during a power outage. Since 2003 Hearth and Home of Marin has helped Marin residents figure out the best solutions for their fireplace needs. We asked Cuvin for his top six picks for staying warm in the coming year.

Want a fireplace that is more heat-efficient, eco-friendly, and easier to light than your existing wood-burning one? Go for a gas insert. Cuvin suggests a Mendota. “Mendota offers one of the largest full-view windows on the market along with a beautiful-looking log set, two sets of flames, and heat values of up to 40,000 Btu. “That’s a very high heat value,” he says. “And, 80 percent of the heat produced by the fireplace stays in your house as opposed to going up the chimney as it does in a wood-burning fire,” he says. The Mendota inserts, which come in a variety of designer styles, also come with a smart thermostat, an accent light to provide a better view of the logs, a very quiet fan, and the ability to turn off the back flame. And, you can choose your firebase medium from a range that runs from twigs to the very desirable river stones.

BIG FIRE, COOL TEMPS If your vision of a great fireplace involves a big look with big wood stacks and flames that generate a comfortable but moderate heat, Cuvin recommends Town and Country Fireplaces. “These are beautiful, big full-view fireplaces that look like a real fire with big log sets, and a look that can range from big castle-style fire to very modern,” he says. This fireplace looks great under a wide-screen television and comes in a see-through version allowing it to be shared between adjacent rooms, which can be a smart budget saver. Energy Upgrade California is a statewide organization with a goal of motivating and educating Californians to use energy-saving programs that will help you “go green.” They have several incentive and financing programs.

The Home Money Saver tool offers numerous rebates. You can receive money back for installing Energy Star washers and dryers or screwing in LED light bulbs. The website is super easy to use. You can search by system or room and apply for multiple rebates in minutes. The website also offers fun facts and tips on energy efficiency.

Ever heard of a Green Home Loan? MCE offers Marin homeowners loans of up to $30,000 for energy upgrades. With the Green Home Loan, you can conveniently repay the loan on your monthly PG&E bill. How simple is that? The other great benefit of this program is that 30 percent of the loan can be put into projects of your choice!

The Home Upgrade is an a-la-carte rebate program. Homeowners select the energy-saving measures they want for their project, and each measure carries a point value that is added up to calculate the total rebate amount. You can receive up to $3,000 in rebates!

The Advanced Home Upgrade program involves a whole-home energy assessment to establish a baseline performance level. Once the homeowner and the MBA-licensed contractor decide what energy-saving strategies will be performed, Energy Upgrade California will calculate the expected annual energy saved from the project. That number will determine the rebate. There is a total possible rebate of $6,500. The more a homeowner does to save energy, the bigger the rebate will be.

Putting Your Home’s Equity  to Work

A

re you dreaming of a special home improvement project? A home equity line of credit (HELOC) or home equity loan can help make your dream a reality. Home equity is the current value of your home minus your mortgage balance. A home equity line of credit and a home equity loan both use that equity as collateral for a loan to fund home upgrades or other large expenses. Sometimes called a “second mortgage,” each of the two loan types offers unique benefits that make them affordable financing options. Understanding the differences between these two loan types is important in selecting which is right for you. Let’s go over the basics.

Receiving the funds: A HELOC works like a credit card, giving you a credit limit for borrowing money as-needed during a draw period (usually 10 to 15 years). HELOCs are a popular choice for varying expenses that

occur over several years, like longterm home projects. A home equity loan is funded in one lump sum, making it a good option for large, one-time expenses. Paying back the loan: A HELOC has a variable rate and often allows interest-only payments until the end of the draw period; you’ll then be required to pay down any remaining principal, sometimes all at once. A home equity loan has a fixed interest rate and regular monthly payments. Both loan types are typically more affordable than a credit card or an unsecured loan, since your home serves as collateral. Tax benefits: The interest you pay on both a HELOC and a home equity loan can be tax-deductible, which may further increase your savings. Consult your tax professional to learn more. How do you determine which loan is right for you? If you expect to be paying as you go for a lengthy

home improvement project or other expense, such as college costs, a HELOC may be best. If you have a one-time expense or are consolidating a specific amount of debt, consider a home equity loan. Using your home as loan collateral creates risk, so it is always important to consider your decision carefully. But by taking time to work with a lender who understands your needs, your dream remodel may be within reach.

A Growing Partnership Marin Builders Association & Agricultural Institute of Marin Celebrate Partnership

T

he Marin Builders Association (MBA) and Agricultural Institute of Marin (AIM) finalized a partnership that will seek to ensure the proposed permanent Farmers Market will be locally sourced. The two organizations recently formalized a Memorandum of Understanding that will provide the foundation for the groups working together on the future permanent home for the Marin Farmers Market. Details of the agreement include the MBA leadership working with members to identify in-kind donations and services to assist with the construction of the new

permanent farmers market. In turn AIM plans to formally recognize the efforts with a permanent inscription on the building recognizing the organization and its members. The permanent farmers market and educational center will make healthy, locally grown food more accessible to people of all ages, abilities, and economic capacities; educate eaters and farmers about sustainable food and farming; and promote healthy eating and local living economies. The new facilities will enhance economic opportunities for local contractors and small local food producers while promoting public health. Through increased farmers market activities and educational programs, AIM will elevate the visibility of sustainable food and farms, and increase community engagement around food, nutrition, and sustainability. Brigitte Moran, CEO of AIM, stated, “The Market Hall and Canopy will be a landmark project celebrating local agriculture, local economies, and local communities. Having MBA’s members help us build community makes perfect sense.” Rick Wells, CEO of MBA, stated, “All of us at the MBA are excited about this partnership. It is such a natural fit for

our organization to partner with AIM on this amazing community benefit. I thank Brigitte and her team for their commitment to help build a locally sourced community asset.” Agricultural Institute of Marin is a 501(c)3 non-profit which runs seven award-winning farmers markets in the Bay Area. AIM’s mission is to educate the public about the nutritional and economic benefits of buying locally grown food directly from farmers, and to connect and support communities and agriculture. AIM is in the pre-development stage of building a permanent home for the Marin Farmers Market. The Marin Builders Association serves the construction industry by promoting high ethical and professional standards, providing quality services to its members, and working responsibly with the community for the enhancement of the building industry. The association recognizes its responsibility to the well-being of the community and the environment.

More specifically, visiting the 230 farmers, ranchers, fishermen, and dairy producers of the Marin Farmers Markets on their home turf. Sounds like quite an endeavor, right? Exciting, educational and . . . time intensive. That’s where Tyler comes in. Since AIM launched its Farm Audit Program in 2010, Tyler and his team have done just that. Check √. Why? Because the foundation of any farmers market community is trust. In 2010, NBC did an undercover investigation of farmers markets in Southern California and revealed that some vendors had been lying to customers, selling produce they had not grown themselves. The proverb “one bad apple spoils the barrel” rang true, and public trust in farmers markets took a hit. In an effort to be proactive in ensuring the integrity of our own farmers markets, AIM created the Farm Audit Program. The goal is to verify that all the goods brought to market by the producer are indeed being grown, raised, fished, and cultured by that same producer. This helps guarantee that AIM’s farmers markets are transparent, fair, and trustworthy, in addition to being fresh, local, and delicious. Starting this fall, you will notice the new green “AIM Checked” signs displayed at AIM’s farmers markets, signifying that the vendor has been verified by our Farm Audit Program. What is on your home improvement bucket list for 2015? The kitchen has been done; the yards are done. Next is the master bath. We plan on bumping it out into one bedroom, making a large bath and closet. Oh, and we need new carpet and hardwood. We’ve pretty much done everything else. You’ll need a break after you finish all that. How do you like to spend your free time? I love to golf. I go early every Sunday morning. Where is your next big golf trip? Bandon Dunes on the Oregon coast. You’re a Novato native. Where is your favorite local spot? Las Guitarras. They have the best margaritas in town. It’s a family place—we know everybody there. We’ve been going there for 18, maybe 20 years. My wife even invented a margarita there—they’ve been selling them ever since. If you could trade houses with anyone alive or dead, whose would you choose? I hear Carlos Santana has quite a place on Maui. That would do. What’s your most prized possession? Willie Mays signed a baseball for me when I was a kid. A few years ago I happened to look through a bag my wife had sitting by the front door waiting to go to Goodwill. In it was the ball (and my can of Billy Beer). Near disaster at the Mertel House.

Wow! How’d you get that? When I was a kid—I was probably 10 or 11—our next-door neighbor was friends with a guy who had connections to the Giants. One day we were all at a game, and his name was called out over the loudspeaker. He left and came back with two Willie Mays autographed baseballs for us. That was pretty cool. Are you still a Giants fan? Oh yeah. What is one day you’d like to relive? Golf at Cypress Point. It was fantastic.
