I

have a confession. As much as I love long summer days and the carefree spirit they embody, what I love more is the structure and practicality of fall. No other season draws us back to the hearth and the home. Fall brings new trends, textures, and palettes to soften the blow of retreating summer days. Kids go back to school, and our lives return to the comfort of scheduled predictability. As we watch our treelined streets transform from bold greens to a soft palette of crimson and gold, our gratitude for warm, cozy places is at an all-time high. An inviting couch, big fuzzy throw, and a roaring fire—it’s the perfect way to conclude an autumn day. Start your focus on fall with this issue. Let it guide your smooth return home. As you tackle interior projects, creating an internal identity through colors, textures, and furniture, we hope you’ll find inspiration in these pages.

LIBRA

SCORPIO

SAGITTARIUS

2013 is your year of rebirth, Libra, and you are bound to prosper in whatever you put your mind to. Your penchant for balance is stronger than ever, and if anyone knows how to bring beauty and harmony into a home, it’s you. Now is the time to take on your most ambitious feng shui project to date. Give your undivided attention to that one room you’ve been ignoring. A fresh coat of paint in a trend-worthy color, a few statement pieces, and a well-defined style will help to align your stars.

As one of the most resilient signs in the zodiac, Scorpio can handle almost anything—a strength you’ll need in 2013 as you’re confronted with plenty of change. Perhaps you are considering relocation, are in the early process of moving, or are just barely settled in a new home. Don’t fret—take advantage of your resourcefulness, and seek out experts to make this a smooth transition. Accept the help you need, whether from expert movers, deft contractors, or interior designers. You’ll thank yourself for it.

You’re extroverted and optimistic, Sagittarius, and it can be almost impossible to keep you down. But in 2013 your philosophical side dreams of a great, long escape. Take this craving for luxury and pampering inward, and consider an overhaul of your entire home’s creature comforts. Down pillows and duvets, plush bathrobes and blankets—your home is your oyster. Leave no room unturned, and maintain your signature sense of humor during the whole process. Even a gel-cushion mat in your kitchen can transform washing dishes into a welcome chore.

HE SAID SHE SAID

Dear He & She, My husband and I recently discovered beautiful, thickpaneled mahogany hardwood hiding under the wall-to-wall carpet in our TV/family room! We’re taking the opportunity to redecorate the room into the ultimate gathering space. The only piece of furniture we aren’t tossing is an heirloom leather couch with metal studs. We have light taupe walls and tall windows for good lighting, but between the couch and the floor, the rich brown tones already feel very dark. Any suggestions on how to build around these heavy hues? —The Millers, San Rafael

Wow, congratulations on unearthing that find! You will be telling that story at every Super Bowl party you host for years to come. I think I understand your concern: a big couch like that is truly remarkable, but it can also make you feel like you’re sitting in the dusty archives of an Ivy League library. From my perspective, you have the statement piece of the century. It’s very common to think of dark leather and wood as beasts that need brightening, but a family room is the perfect place for rich tones to cultivate a cozy space, especially when the clock falls back. Whenever in doubt, don’t think outside the box; instead, take a cue from the couch itself. Mixing metals and leather is a timeless, popular, and stylish statement that you can repeat throughout the room, and is an unpretentious way to brighten the space. A matte, stainlesssteel coffee table is a great centerpiece for pulling off this look. Not to mention it can hold up well when kicking your feet up for movie night. A few other embellishments will draw things together. A metal-trimmed mirror is ultramodern, pulls in more light, and will make the room appear even larger. A couple of unexpected decor items in the metal theme would also be a welcome addition. You’ll be surprised by what you can find once you start looking. I’ve seen some awesome oversized Monopoly pieces cast in pewter, for example. Whatever you do, though, avoid the urge to include an old Persian rug—that will definitely get you sent to the Dean’s office. Awaiting my Super Bowl invite,

He

SHE SAID Dear Miller Family, Holy mahogany! I am thrilled for you but secretly seething with envy. As you may have already admired at great length, mahogany is no ordinary hardwood. From your description it sounds like you have the good stuff—a delightfully durable, rich, reddish-brown grain that can stop your guests in their tracks. To echo He’s sentiment, it is sometimes a subconscious reflex to balance out dark hues by splashing white or bright color around. Overdoing this “pop” can make a room feel disjointed, and the effect can be jarring. And while taking inspiration from the metal studs is a great idea, going too heavy-metal can quickly turn a space industrial-chic. My advice is to turn your attention to the strengths of your beautiful new floors. First, you need to keep your walls cool: go with white or eggshell, or try a fun shade like light blue with white crown molding to add elegance. Then, some deep reds scattered around will draw out the natural beauty of your floors. You want to do this in a way that pulls the eye upward, since the room is bottom-heavy right now. Carefully selected artwork can do wonders, but He mentioned something that sparked my interest: a fully stocked library would actually be an incredible and colorful addition to your space. Besides adding another valuable activity to your family room, you benefit from the built-in color wheel of a well-stocked shelf that would include a bounty of warm shades. Play with book size or color grouping, and look for hardback reissues of your most beloved stories, as they often come in interesting and ornate covers. You can also nestle in woven baskets for storage, or keep gaps to showcase artwork or sculptures. Congratulations again and best of luck—this space is destined for greatness. Keep Calm and Decor On, She

T

hirty years ago there wasn’t a tile distributor that could meet the needs of either the public or the contractor,” says Steve Cerami, who started out installing tile before founding Ceramic Tile Design. “The limited options and poor customer service of the local tile suppliers motivated me to start my own tile company.” That and getting booted out of his home office.

“My son Ryan was about to be born, so we turned my home office into a nursery,” says Cerami. “Now Ryan is the vice president and a key employee at Ceramic Tile Design. Looking back, it was definitely the right time to make my move.” Cerami opened his first showroom in San Rafael with a dozen lines. Today his San Rafael and San Francisco showrooms offer close to a hundred. “I’ve seen a complete renaissance in the tile industry,” says Cerami. Cerami imports a significant portion of his inventory from Italy, working regularly with over 30 factories. He also travels to two premier tile shows—Cersaie, the largest international tile show, located in Bologna, Italy, and Coverings, an

international tile exposition held in the US—to see the latest design and production innovations. “At Cersaie, the (largely) Italian tile manufacturers will introduce their latest products to the entire world. At Coverings, these same manufacturers introduce what they deem viable to the US market as a whole. I like to attend Cersaie so that I can decide what I would like to introduce to my clients,” says Cerami. Even with the recession, Italian tile producers have been creating new designs and manufacturing processes that Cerami finds “amazing.” “Manufacturers can now mimic the color and grain of wood exactly or duplicate distressed concrete surfaces, but in an incredibly durable porcelain

body,” says Cerami. “It is fun to see what the Italians will do next, especially when they take poetic license with nature’s natural look and color. And they’re of such high quality that they can be used in commercial applications as well as residential.” Ceramic Tile Design’s commercial division, CTD Commercial, has supplied tile to many high-profile corporate clients, such as Bank of America, Apple, Chevron, Nordstrom, and the Four Seasons to name just a few. Cerami also counts dozens of educational institutions, including Stanford, UCSF, and UCLA, as clients. “We work with a plethora of industries commercially,” says Cerami. “The tile we supply must be unique enough to support branding but also be safe and durable enough to last many years in service. In the end, that’s what

This time in this industry is like never before” makes tile the economical as well as sustainable choice.” (Cerami’s distribution division, Cerami, Inc., can supply these same products to tile showrooms and dealers throughout California, as well as several other western states.) To best meet his customers’ needs, Cerami makes sure that his salespeople are well-versed in Ceramic Tile Design’s extensive inventory. Many of the staff members have design backgrounds, but they also participate in regular product seminars for color selection and coordination training as well as other critical product information. He notes that constant staff development is a lot of work, but it’s the only way for them to fully to understand the many usage and design options available from each factory. “Homeowners need help understanding and selecting tile, and interior designers and architects also benefit from our staff’s training,” says Cerami. “When they come to us they know they can get in-depth information on a wide array of tiles—we help them help their clients.”

His business has continued to thrive as he has added green materials such as IceStone, a durable surface made of recycled glass, and other gold-level Cradle to Cradle materials to his product line. He also works to meet the demand for American art tiles by offering hand-crafted, unique tiles created by small-scale, gifted tile makers from across the country. “I’m really proud of our commitment to smaller American tile manufacturers,” says Cerami. He touts the concept of “groupage,” which allows him to order an array of tiles from different manufactures rather than filling a shipping container with only one particular line from a single factory. “We also have a large number of displays, which helps clients realize a design concept and makes it easier to envision what their own home project will look like when it’s done.” Despite all the growth in his business, Cerami notes that it’s the basic nature of tile that makes it so popular. “If installed properly, you can keep tile for the life of your house, it’s fairly

inexpensive, and it’s beautiful,” says Cerami. “There are so many wonderful options from porcelain to glass and metal, and sizes from tiny mosaics to huge modules in squares, rectangles, and planking. This time in this industry is like never before.”

the Pick-up Artist A Novato treasure hunter brings bygone objects back from the brink.

I

’ve never been one for cookie-cutter anything,” says Sara Moseley, owner of Bonnie + Duke, a design service that specializes in sourcing vintage objects from Etsy, estate sales, and every castaway cache in between. Armed with the hunting instincts passed down from her mother, Bonnie (for whom the Great Depression instilled a strong sense of resourcefulness), Moseley feverishly tracks down stunning pre-loved—and sometimes longforgotten—vintage treasures for her clients. Her exhaustive efforts soulfully nuance otherwise “canned” decor. “Chain stores have teams scouring flea markets for the next cool thing they can mass produce,” says Moseley. “Why not find an original for less than the retail price of a fake?” Here, the huntress reveals her tricks of the trade. As a professional picker, what’s in your toolbox?

Good question. Patience, first and foremost. The perfect piece at the right price is usually out there—just keep looking! I also have the ability to see beyond dust and scuff marks to the beauty and design. I can see a piece for what it is—and what it could be. Lastly, I have a mild obsession with scoring a great deal. My parents were brought up in the Great Depression. They were totally practical, and they passed some of that wisdom on to me. »

quality of a vintage piece is better than a new piece. In many cases, the

What have been some of your best scores?

Six years ago at an estate sale, I found an amazing pair of vintage patio chairs for just $25—they’ve got circular frames covered with yellow and white vinyl straps. I think Crate and Barrel did something similar this past summer season. A woman in the South Bay once sold me an unfinished Lane coffee table for $85—I’ve seen them on eBay for more than $400. And I once traded some copywriting for a vintage French barbershop mirror! What are your tips for people who are overwhelmed by the sheer numbers of pre-loved treasures for sale on eBay, Etsy, flea markets, and the like?

Those are all totally overwhelming

26  FA L L 2 0 1 3   MARIN HOME

environments for everyone, including me! I manage them by staying focused (sure, that light fixture is in amazing shape and the price is great, but if you’re really looking for a side table, move on); knowing my limits on time and money (some finds require more work once you get them home—a great deal can quickly become more than you bargained for); and always being prepared to walk away (if the deal isn’t just right, I’ll keep looking). What vintage-era items are gaining traction once again?

I’m seeing big pieces like vintage ninedrawer dressers and dining-room sets— investment pieces that stand the test of time. In many cases, the quality of a vintage piece is better than a new piece.

When determining an object’s worthiness, how do you rank 1) condition, 2) price, and 3) sheer desire?

I use a “pick-two” formula. Great condition and awesome price? A nobrainer for me. A must-have that’s in great shape? I’ll take the plunge! It’s rare to satisfy all three, so you have to ask yourself which two variables will seal the deal. What do all of your clients have in common?

They’re practical yet open-minded, smart yet willing to take risks. Basically, they’re just awesome.

From traditional and classic to edgy and graphic, wallpaper and curtains are back. Lift the veil and take a peek at what local expert Robin Barnato is loving about wallpaper and window treatments now.

Fear. Trepidation. Outright Horror. These are the most common reactions I get from my clients when I suggest that we consider wallpaper as a way to liven and warm up a space. No doubt they are flashing back to the foiled foyer or green-and-white-trellis print in the breakfast room of their youth. Curtains are no better, conjuring up visions of Tuscan swags and entire walls of polyester pleats. But before you show me the door, let me try to convince you that you will delight in the warm, stylish, and sometimes very subtle enhancement that wallpaper and yes, even curtains, can bring to today’s spaces. »

» The wall is the thing We are in the midst of a wallpaper renaissance, and as a result there are incredible design and material choices spanning all design genres. The creativity explosion that has generated so many wonderful fabric designs and prints has spilled over to wall coverings. Geometrics are popular because of their crisp, classic feel, and here in California grass cloths and natural wovens are always favored. For an even more organic and natural palette, I like the natural cork veneers offered by Caba and Phillip Jeffries. Hand block printing is another burgeoning trend with wallpapers and is an ideal way to add artistic flair to a space. Companies like Galbraith and Paul, Raul, and Cloth have transferred their beautiful hand-blocked prints to paper, and the effect is stunning and timeless. Digital meets Vinyl The ability to print most anything digitally on fabric, paper, and glass has fueled the expansion of new edgy wallpaper designs, as well as soft subtle textures and hues. One of the companies on the cutting edge of this wall-covering trend is Elitis, a French textile company that offers incredible vinyl papers that can be wiped clean, but it is almost impossible to tell it is vinyl. I love to use their vinyl grass cloths, silks, and faux stones. (The neutral travertine is one of my favorites.)

All things distressed Barnwood, iron cladding, peeling cement walls, and antique tin tiles are all available to anyone with a sharp blade and an exacting eye (although we recommend using professional paper hangers). These are great installations for restaurants, retail stores, dens, or that basement family room build-out. UK-based Andrew Martin has really innovative paper-cladding options, including a full wall of leather-bound books in an old English library setting. If you are brave enough to use actual cladding on your walls, the possibilities are endless. Paneling one wall in Douglas fir or unfinished hickory flooring is a great way to add warmth and nature to a plain room or hallway. Getting started The easiest way to plunge into wallpaper or cladding is to do an accent wall behind a bed, an entryway, or a small powder room. If you think you might tire of a bold pattern or color, it is best to stick with one of the textured neutrals or natural weaves. But I will warn that cladding your walls is addictive, so your first wall-covering project will definitely not be your last!

» Windows Windows too often are a lost opportunity for warmth and style. Many people approach their window coverings on a purely functional basis (sun protection and privacy) and may not realize how a great window treatment can set the tone of the space, inside and out. To drape or not to drape As with wall coverings, the explosion of artistic prints, digital designs, and groundbreaking sheers and casements make it more exciting than ever to warm up to drapes. The beauty can be in the simplicity of fabric and color (such as natural wools and soft Belgian linens) or the liveliness of a color, hue, or print. Drapes no longer have to mean formality. I primarily use a ripplefold top treatment, which creates a soft pleatless curtain that stacks back minimally and has a casual feel. Drapes and panels are perfect solutions for long window walls where they can be hung floor to ceiling, making the ceilings seem taller; and for bedrooms to create a soft and luxurious feel, especially when combined with natural woven-fiber roman shades. Patterns and colors can make a neutral palette bold and interesting. Think about how a curtain looks from the outside, and consider using an unlined double-sided pattern or sheer so that the view outside in is just as lovely as from inside out. Form follows Function This modernist ideal generally describes my approach to window coverings. However, in the case of windows, there is no reason not to maximize the form once the function has been determined. Companies like Hartmann and Forbes and Conrad Shades make elegant natural woven-fiber shades that filter light, provide privacy, or both. Printed fabric romans are ideal in children’s rooms when a splash of color or vibrant fabric is desired. My favorite architectural options are softcolored solar shades, which filter light

and cast a soft hue when there is direct sunlight but no privacy needs. I also love the warmth and utility of two-inch wood blinds, especially when they are done in unexpected finishes such as driftwood, washed white, or wenge. As a recovered window and wall minimalist, I am always sympathetic to my client’s aversions to these textural additions. However every time we complete a new wallpaper or fabulous ripplefold curtain installation, I get such a charge of decoratinginduced euphoria that I am immediately searching for the next opportunity to demonstrate the power of the latest window covering and wall trends.

MATERIAL WORLD A pair of accomplished architects mine their oeuvre, 30 years in the making, for the best in character-driven designs. text by Leilani Marie Labong photography by Trevor Henley, Jeremy Coulter, Jared Polsky and Richard Perlstein

In the way that renowned American architect Michael Graves once expressed that his houses have anthropomorphic qualities—doors are mouths, windows represent eyes and noses, for example—Jared Polsky and Rich Perlstein, coprincipals of Larkspur design studio Polsky Perlstein Architects, also believe that their custom projects subtly take on human characteristics. Not necessarily of the anatomical nature, as Graves had observed, but more along the lines of distinct personality expressions. Arguably, it’s these nuances that make the difference between a house and a home. “As architects, we work hard to evoke our clients’ sensibilities,” says Polsky. Choosing an architectural style— modern, Mediterranean, craftsman, to name a few—is the first indication of a client’s aesthetic predisposition. From there, a signature palette of materials emerges—another ridge, so to speak, of this unique design fingerprint. In Greenbrae, for example, Polsky and Perlstein designed a contemporary home for, says Polsky, “an adventurous couple who wanted something exciting and cutting edge.” As such, the interior is anchored by a floating central staircase—a “circulation spine”—with glass railings and seemingly gravitydefying risers to increase the thrill quotient as well as the visual clarity. Like most modern masterpieces, the interior is open and lofty and crisply edged, a look that might have been weighed down by a traditionally bulky flight. The streamlined effect is aided by the perks of the 21st century—credit stateof-the-art technology for making modern-day TVs super thin, for instance, eliminating the architects’ need to design cumbersome built-ins. »

GREENBR AE

Such a cool aesthetic in the Greenbrae home is tempered by an abundance of the beautifully grained Brazilian hardwood cumaru. “Wood does a really good job of making people feel comfortable and warm,” says Perlstein. That said, the architects warn against using too much wood, especially in cramped spaces that don’t have the benefit of significant glass expanses—the Greenbrae portals capture views of Mount Tamalpais. While cumaru has the look of a clear redwood—a naturally warm tone—the architects also swear by the coziness that lighter woods, like white oak, can bestow. Recently, Polsky and Perlstein have noticed a trend away from darker woods like mahogany or walnut. “These things tend to cycle, much like fashion,” says Perlstein, who claims that oak, stylish 20 years ago, is now experiencing a resurgence.

In a Polsky-Perlstein home in Kent Woodlands, rustic planks of white oak provide an intimate farmhouse vibe. Achieving such lived-in texture in a brand new 10,000-squarefoot manse is no mean feat. The owners, according to the architects, are “very sophisticated, but very casual—they’re jeans-and-T-shirt kind of people.” Once again—cue token idiom—the apple (in this case, the architecture) hasn’t fallen far from the tree. Another way in which the architects attempted to diminish the scale of the Kent Woodlands home was by building alcoves. The one in the master bath, for instance, frames a freestanding tub and French doors. “There are people—myself included—who like the sense of being slightly separated from the larger space,” says Polsky. “Alcoves can serve all kinds of functions, from small home offices to more intimate seating areas to special places for tubs.” Color, or the lack thereof, is also a strong indicator of a person’s individuality. At Kent Woodlands, a flight of stairs is embellished with a rainbow paint treatment—a delightful surprise in the Normandy-style home.

K ENTFIELD

38  FA L L 2 0 1 3   MARIN HOME

In a Mediterranean-inspired domicile in Kentfield, muscular plaster walls are imbued with earthy, muted shades of yellow, red, and green. “The homeowner is an artist and was willing to take risks with color,” says Polsky. The leafy-green shading in the master bathroom plays off the view of the shrubbery and trees in the backyard, while in the great room, a honeyed hue is reminiscent of the Tuscan sun. The groin-vaulted ceiling in the foyer is tinted with a warm peachy tone. Here in this entry space, the architecture evokes a sense of the Old World. But in the Old World, those walls might have been solid, heavy compositions of stone and mortar. In the modern-day earthquake-prone, safety-code-laden Bay Area, the illusion is accomplished with wood framing, drywall, and plaster. “The walls look weighty, and that’s the whole point,” says Perlstein. “They may not be solid in the traditional sense, but when it comes to an earthquake, this composition is actually stronger than stone.” Conversely, the hand-hewn ceiling beams in the great room may summon romantic images of old Italian countryside villas inhabited by lovelorn Diane Lane types, but they lack the brawn to bear the weight of the ceiling. No matter. “They won’t warp,” assures Perlstein, “and they’ll always stay true.” Just like your favorite architects.

Color, Mood, and Space It’s not just the hue that matters. Color combinations and nuances are the secret to making a room feel just right. text and photography by Kelly Berg

W

hether we are aware of it or not, our spaces influence our emotions every day. Color is arguably the single most important contributor to a room’s mood. When we design and decorate our spaces, each and every hue plays a role in how we feel. So it’s important that we select our colors thoughtfully—not fearfully—with conscious intention to create a space that makes us feel how we want to feel. We hear a lot about the moods that certain colors create. Red is supposed to make us hungry and ignite passion. Blues are supposed to create a soothing, relaxing atmosphere. Pink is girly. And green represents nature. But these ideas present such a limited view on color that it’s best to ignore them. Yes— completely ignore them. Why? Because when designing and decorating our homes, they do us absolutely no good. In fact, they often put us in a terrible bind by not allowing us to use the colors we love. These color memes don’t take into account the infinite variations of colors and color combinations that we are capable of creating. A room is never defined by any single color. It’s ultimately the combinations of colors and variations of hues that make a room feel one way or another.

42  FA L L 2 0 1 3   MARIN HOME

Let’s take the color chartreuse, for example, which is very trendy at the moment. You may think there is no way you would introduce this color into your home. It’s loud, too bright, and gives you a headache just thinking about it. But what if you have a room that feels a little flat? Or a little too moody? A bit of chartreuse could be just what your room needs to lift its mood. The hue could be brought into a room through flowers and a single throw. Or it could be embraced more boldly through upholstered furniture and an area rug. The overall mood of the room will be influenced by this hue, but it won’t be defined by it. If the walls are painted black, and the »

MARIN HOME  FA L L 2 0 1 3   43

THE SHOP furnishings include rich wood tones, the room will have a much different feel than if that same chartreuse is paired with bright white walls and cherry red furniture. Pink is a good example to reference here, as well. We could say that using pink in our home creates a feminine, soft, sweet mood. But what kind of pink are we referring to? Is it the pastel tint of cotton candy? Or the bold, energetic glow of a fuchsia flower? And how is that color used? Is it painted on all the walls? Or is it introduced in a throw pillow? What is the material? High-gloss enamel? Or delicate lace? And what colors is it paired with? Whites and creams? Bright daffodil yellow? Deep charcoal gray? You can start to see how pink can be much more than sweet and girly. Its mood can be altered based on the exact shade or tint, the colors it’s paired with, and how it’s used in a space. All colors inherently have specific moods associated with them, but it’s important that we don’t simplify them too much. If we do, we miss out on some fabulously unique color combinations, and the potential for creating spaces that feel as good as they look.

REpurpose Your Home text by Casey Mazzoni

Pallet Inspiration Next time you are throwing out your trash and you see a lonely pallet waiting to go to the landfill, be sure to grab it! What I love about this pallet chair is the wash of color. This outdoor treasure costs pennies, but the laughs with your favorite gal pal while lounging on these rustic chairs are priceless.

These ARE your grandmother’s crates! How fun is this? Take some old wooden crates, and mount them to the wall. If you don’t have vintage wooden crates, use wine crates. Who knew the North Bay “wine lifestyle” had multiple benefits! Not only do the shelves look super hip, they also create great storage for small spaces.

I have seen the light! Are you sick of the ’70s fixture in your dining room? This inexpensive alternative is so easy to build. In one afternoon, you can have a new look. Just find a basket lying around your house or weave your own! Paint it a fun color, or leave it natural—let your creative juices flow. But before flipping the switch, be sure to consult with a Marin Builders Association licensed electrician to be sure it is safe.

Benefits of a Home Equity Line

by Richard DeRamon Redwood Credit Union

E

quity in your home can be a powerful tool in managing your overall financial situation. Equity—the current market value of your home minus your mortgage balance—can serve as collateral for other borrowing, such as a home equity line of credit, or HELOC. Used wisely, a HELOC is a revolving line of credit, similar to a credit card, which offers a variety of benefits: Lower rates.

Interest-only payments.

HELOC rates are typically lower than credit card or personal loan rates, making them a good option for debt consolidation or major purchases. Generally, HELOC rates are variable and calculated by taking a base index, such as the prime rate, and adding a margin. Check with your lender to learn how much the rate can vary and if there is a cap to prevent it from exceeding a certain percentage.

During the draw period, you typically are only required to pay the interest, although you can choose to pay principal as well. Once the draw period is over, you may be allowed to repay the principal over a fixed period of time, or have the option of renewing your draw period, depending on how the HELOC is set up.

Flexible uses.

Tax benefits.

You can withdraw funds up to your credit limit at any time during the draw period (usually 10 to 15 years). A HELOC can help you pay for college tuition expenses, home improvements, buy a car, or access cash when you need it. It’s also a great option to help you consolidate high-interest debt at a lower interest rate.

The interest you pay on your HELOC may be tax deductible, which is not usually an option on other revolving lines of credit. Consult your tax professional for additional information.

While there are many benefits to a HELOC, it’s important to remember you are using your home as collateral, which creates risk. Your home is your biggest asset, so the decision to borrow against it using a HELOC should be considered carefully. Working closely with your trusted lender, evaluate your options to make sure a HELOC is the right solution for you.

Tricks of the Trade Five ways to design a marketing plan that is sure to jump start your home’s sale. by Megan Pomponio Frank Howard Allen

H

istory has shown that the longer a home is on the market, the more likely it is that the sales price will be lower. Pricing your home accurately at market value is key to a successful sale. But beyond that, you can do several other things to ensure that your home sells quickly, for the best price possible. Most homeowners don’t realize how much is involved in marketing a property. Here are five important things to consider before putting up that For Sale sign.

1

LESS IS MORE: Do you ever

see homes for sale that have unmade beds, toilet seats up, and dishes in the sink? Yikes! One of the most important first steps in preparing to sell your home is to deep clean, de-clutter, and edit. This involves removing anything you don’t actually need or use. Clean or repaint the walls, and try to make your rooms look as versatile as possible. Also, don’t neglect storage areas. When you move you’re going to need to pack stuff up, so get a head start now. Closets, cabinets, and storage spaces will appear larger and more useful if they are free of clutter. This includes the garage, basement, and attic. 2

STAGING: Once your home

is clean and organized, staging will make it even more appealing to prospective buyers. Whether it involves repurposing or repositioning furniture on your own or hiring a stager to replace your furniture or simply add accessories, staging will often make your home appear larger and more inviting. Buyers want to imagine their own belongings in the space so give them a clean, blank canvas.

50  FA L L 2 0 1 3   MARIN HOME

“ The first impression is the last impression. ” 3

CURB APPEAL: Your home’s

interior may look amazing, but if a buyer doesn’t want to go inside, you’ve lost them. Removing weeds or adding fresh mulch and a few colorful plants can make a huge impact. Power-washing the walkway and driveway and cleaning windows will give the house a fresh look. You may also consider new paint or hardware on the front door. Sprucing up the exterior will make your home look newer, brighter, and more welcoming. 4

see a listing on the Internet and wonder if the agent took the photos with a disposable camera? Dark rooms and bad angles, overexposed windows, a timestamp—all of these things diminish your home’s appeal. Professional photographers can use lighting that enhances the colors in the rooms, and they have wideangle lenses that show more of the space than an average camera. They also understand the importance of composition and will take photos that best highlight your home.

PROFESSIONAL PHOTOS:

Now that your home looks fantastic inside and out, it’s time to properly capture it. Do you ever

MARKETING: It’s finally time to bring your home on the market, and as the saying goes, “The first impression is the last impression.” If you’ve done well with the pre-listing steps mentioned here, marketing will be a breeze.

Local Resources

Raise Your Glass: Johnny Pope of Old Town Glass We caught up with Johnny Pope, owner of Old Town Glass in Novato, to learn more about the family business, his top window tips, and his plans for the fall season.

You’ve seen a lot of fantastic views in Marin while installing glass and windows. What’s the most amazing one? There are so many, but if I had to choose one, I’d say the view from the Mt. Tam fire lookout. The last time we changed some fogged windows up there it was pretty amazing. What is your No. 1 tip for readers who want to replace their windows? Seek out expert advice from a window and door contractor, dealer, architect, or a licensed contractor with window and door experience. There are many codes that affect window and door replacement—on the national, state, and local levels—and they can be relatively complex. There are so many window and door products on the market, and they are not all equal in performance and benefits. Someone with expert knowledge can help you wade through the differences. What’s next on your own home-improvement list? I’ve been meaning to install a new fire-rated door between the garage and house for quite some time. If you were invited to present only one item for a time capsule to be opened in 2053, what would it be? A book. As our lives move toward digital media, it’s nice to have something tangible. Who’s your hero and why? My parents. They built a business from the ground up and provided an opportunity for my sister and me to carry on something that they started. What do you like to do—either at home or elsewhere— to enjoy the fall season? Fall is my favorite time to head to Tahoe, while most of the crowds are gone and before the winter sets in.

Construction Project CheckList 1.

Check the contractor license number at www.cslb.ca.gov to make sure it is current and in good standing.

2.

Ask to see the contractor’s pocket license and a current photo ID.

3.

Ask for a current list of contact information (telephone number and business address) for the contractor, subcontractors, and suppliers.

4.

Find out from your local building department whether your project needs a building permit, and confirm that your contractor will obtain all necessary permits.

5. 6.

Get at least three contractor bids and references, and check out, in person, recent projects by the prospective contractors that had similar specifications.

7.

Ask whether your contractor carries general liability insurance and workers’ compensation insurance for employees.

8.

Make sure all project materials and expectations are spelled out and signed in a written contract, including clean- up, debris removal, and site security. Ask your contractor if he or she understands exactly what you want.

9.

Have a timetable for each phase of your project and the corresponding payment schedule spelled out in the contract. Do not let payments get ahead of the work.

10. Pay no more than 10% down or $1,000, whichever is less.* 11. Never pay in cash. 12. Keep all of your project documents, including payments, in a job file. 13. Try researching your contractor’s name online for additional reviews—but consider the source. Protect yourself from

unscrupulous or unlicensed contractors.

Protect yourself from unscrupulous or unlicensed contractors. • •

• • •

Only hire state-licensed contractors. Any contractor performing $500 worth of work or more (including materials and labor) must be licensed by CSLB to work in California. Don’t rush into repairs, no matter how badly they may be needed. Don’t hire the first contractor who comes along or be caught up in high-pressure sales tactics. Ask to see the contractor’s “pocket license” or their representative’s “Home Improvement Salesperson” registra- tion. All contractors are issued pocket licenses that show the type of trade for which they are licensed, and the expiration date of the license. Ask to see a photo identification to confirm their identity.
