Yogini, Susan Hauser, takes a moment amidst the harmonious hustle and bustle of the Marin Farmers Market. “Hi! How are you?” “Ugh, really busy!” “Ridiculously busy!!!!” “SOOOO BUSY!!!!” Sound familiar? This exchange is happening daily in our homes, our workplaces, and our community gathering spaces– yes, even at our farmers markets, the proverbial promised land of slowing down. No place is sacred when it comes to the pervasive culture of BUSY. When did we let the state of busy become the mantra that defines our lives? It’s time to stop the glorification of busy. What if we used FOOD as our daily reminder to take a breath, be fully present, and express some gratitude? It doesn’t matter where your food is coming from, although we love seeing your shining face. This is bigger than us; this is the health and sanity of our community. Here’s a short list of some things we can all do more of: Cook. Set a table. Chew your food slowly. Avoid grabbing lunch with a computer or dinner with a TV. Toast a glass or say a prayer. We’re all in this together– yes, we’ve been known to describe ourselves as SOOO BUSY too. Let’s jumpstart a revolution, a peaceful protest of the all-consuming culture of busy, and let it begin with your next bite. Namaste.

HE SAID Dear Paul, Oh, the trusty New Year’s resolution. The improvement bug seems to hit women quicker than us guys, who are still recovering from the holiday coma. Didn’t we JUST spend the last few weekends on a ladder taking down all the lights and decorations? In any case, I agree that it’s a good idea to think about this now and get a jumpstart on spring so you’re not caught with your pants down. If you think you’ve done enough to the front of your home, think again. You can always do more to wow your friends and neighbors, and to make passersby do a double take at the sheer magnificence of your abode. The fi rst thing to think about is a total front-door upgrade. I’m talking color, texture, glass, detailing, fi xtures—the works. Make it count, because the front door is your home’s fi rst and last impression, and a portal for functional cool. If your front door doesn’t face the street, the same rules apply to garage doors. Think bold color, integration of sheet metal, or beveled viewfi nder windows to immediately pack a punch. On the fl ipside, subtle changes around the borders of your yard can go far. If you have a driveway, “edging” is a simple way to create defi nition and elegance. Add bricks, pavers, and stone to outline the sides. It can be level or elevated; the variation in materials alone will draw the eye to a noticeable change. Need more ideas? Try a complete mailbox makeover with custom numbers for your address, or upgrade your light fi xtures. It all depends on what you have to work with and what you’re willing to spend to create a sense of harmony one section at a time. SHE SAID Dear Paul, He sure has some grand ideas about curb appeal, and that’s always a good thing. But this time, I’d say focus on the beauty within. I’ve said it before, and I’ll say it again—the devil is always in the details. Whether you’ve been at your current home five years or fi fteen, it’s easy to fall into a design rut. It’s common to feel a dramatic makeover is the ticket, when it’s truly the little things that are bringing your potential down. A fresh coat of paint will always give the biggest bang for your buck, but that’s a no-brainer. Do you have the same art hanging in the same spaces? Are your area rugs helping or hindering your imagination? Unexpected items can double as an installation—think of hanging a cluster of decorative plates, or some antique silver trays hiding in the attic. Even some basic rearranging and integrating a new item or two can have a lasting impact. Remember, it’s all about how you frame it— literally. Frames have a shelf life too, and replacing your favorite photos or prints in contemporary styles might be the secret sauce for helping you envision a new layout. As He mentioned, light fi xtures are common culprits not to be overlooked. I can’t express enough how often replacing old, overhead fans has helped transform a room. Chandeliers are a hot trend and can infuse striking personality, but you can also explore the amazing selection of available fi xtures to express your personal style. In fact, take a close look at lighting sources in every room. If you rely on traditional lamps, an easy fi x is swapping out the shades for new ones, but some pieces might be ready to retire to Goodwill or your favorite charity. There is a fi ne line between vintage and outdated, something garish or a cool statement piece. Make sure it makes sense in the space before you decide. Good luck! —She

MENDY CALEGARI M

any would consider the plumbing business no place for a lady. Marin Roto-Rooter president Mendy Calegari stands tall in her four-inch heels and says “Why not?” text by Kathryn Loosli Pritchett/ photography by Trevor Henley

Calegari’s family has been in the plumbing business for three generations. Her great-uncle started the Roto-Rooter franchise in Marin County in 1957. Her father, Don, began helping out his uncle while on vacation from his bank job and found he preferred working outside an office. Don came on as a full-time employee in 1968; eight years later he bought the franchise from his uncle. At that time the business was located in Bel Marin Keys, and Calegari remembers loving to hang out at the office after school watching her dad and uncle go out to jobs while her grandfather worked the phones as a dispatcher. Young Mendy took her turns at the phones as well. “Dad had a terrific work ethic, but it meant he was away from home a lot,” says Calegari. “Helping out in the office was a great way to spend time with him and see firsthand the family’s strong commitment to serving the public well.” Calegari grew up and moved away to Southern California where she worked for a law firm in Los Angeles, but she eventually ended up back in the Bay Area. When the plumbing company’s longtime office manager decided to retire, Calegari’s father called wondering if she’d be willing to come into the family business as the new

office manager. “We could really use you here,” he said. So back to the office it was. This time Calegari was expected to do more than handle the phones. At the time, the company had an old Tandy computer, but invoices and correspondence were generated on a typewriter and payroll was done by hand. “I lead the tech revolution when I came onboard,” says Calegari. Seventeen years later, Calegari is still keen to stay on top of technology with new software as well as using tablets and smart phones to keep the staff up to date. The business was the first in the Bay Area to use trenchless technology and continues to employ the most current technologies. “Our industry has really evolved in the past few years, and there’s a lot of competition. So we’re always trying to be one step ahead,” says Calegari. Though she handily runs the business now, she admits that an early challenge was getting the crew to take her seriously and respect her. “There were concerns that my dad had just handed the business to me and that I had no idea what I was doing,” says Calegari. “I had to show the staff that even if I wasn’t in the trenches, I knew what was going on there.” Throwing herself into the business meant a lot of hours and, in hindsight, too much micromanaging once her dad

“WHEN YOU GIVE BACK TO THE COMMUNITY, THE COMMUNITY WILL GIVE BACK TO YOU” started to turn more of the day-to-day business operation over to her. “I had to learn to trust my employees and managers— I couldn’t wear all the hats all the time,” says Calegari. “I also had to develop a good relationship with my employees so that even if we didn’t see eye to eye on a solution to a problem, we’d hang in there until we worked it out. Now we’re a team.” Calegari also decided not to shy away from her ultrafeminine persona, becoming the face of the company in pink coveralls and yes, those four-inch heels, all part of a “Pipes & Pumps” marketing campaign. “Part of the campaign is just being true to who I am—I’m always in heels,” says Calegari. “But I also think that both men and women clients trust me because I am a woman in a man’s business—I’m your go-to girl when a problem arises.” Calegari is also a devoted philanthropist, especially

when it comes to children and animals. She supports organizations near and dear to her heart, such as the Boys & Girls Clubs of Marin and Southern Sonoma Counties, Sunny Hills Services, North Bay Children’s Center, and the Marin Humane Society. Combining her love of sports and philanthropy, Calegari participates in and supports local school and sports programs, including San Ramon Elementary’s Lap A Thon and Walk to School Day, Novato Little League programs, and San Rafael’s baseball team, The Pacifics. “My philosophy is when you give back to the community, the community will give back to you,” says Calegari.

And where can I get one? When I met with Scott Sullivan, president of SoundVision in Novato, I expected to see lots of flashing lights, buttons, and cords. Because doesn’t high performance technology require all that? But what struck me was something else. I’m seated in a tastefully appointed room with a comfy leather couch but not much else. “There are

three TVs in this room,” Sullivan tells me. I look around. I don’t see them. The first hides behind a piece of beautifully framed art on the wall. A button on a remote quietly lifts the print to reveal a high-definition screen. The speakers? I don’t see those either. “Built into the wall,” he says. The second is even harder to find. I finally notice a small trapdoor opening in the ceiling. A projection screen seamlessly and quietly reveals itself. The projector on the opposite wall turns on, and now we’re in the middle of a high-speed motorcycle race in Brazil. We find the third television in a credenza that, with a touch of a button, emerges out of

nowhere. (Imagine that at the foot of your bed.) And the control center couldn’t be any easier. With a tablet or a smart phone, adjustments can be made from virtually anywhere. SoundVision can integrate nearly all of the electronics in your home. “We can pretty much do anything,” Sullivan says. “Our clients are always blown away by what even the smallest changes in their tech life can make. A determined homeowner with East Coast roots refuses to give up on her Marin dream house.

I

n 1985 when Marcia Kaplan and her husband Marty bought their family home in San Rafael, it looked like a rundown midcentury dwelling—the utilitarian, rectilinear style had lost its panache in those days. (Though, to be fair, the style has experienced a 21st century resurgence.) “We bought it because I wanted to live on the water,” says Marcia. Indeed, the home, located in the posh Country Club district, is a stone’s throw away from the shores of San Rafael Bay. “I grew up on the East Coast, so the water is in my blood.” Even though their realtor seemed to think that the home was beyond repair, the Kaplans remained undeterred—come hell or high water, they would build their Cape Cod-style dream house on this prized piece of land. Their architect, Dean Jones of the eponymous Tiburon design studio, was also dauntless in his mission, transforming the previously plain digs into what it is today: a generous grayshingled Cape Cod with bright and lofty rooms, lots of bay windows, sun-drenched window seats, and a stunning roofline of turrets and gable dormers—a drastic difference from the flat-roofed original. »

CAPE COD...

...NAUTICAL COLORS; COZY, OVERSIZE SEATING; BIG ART AND BOLD PRINTS

So impressive was the house that soon after the renovation was completed in 1986, the Marin Designers Showcase approached the Kaplans about using their home for the annual charity event, in which local decorators each assume responsibility for transforming one room of a stunning home into their own chic tableau. The result is a house that’s usually well-appointed, but not necessarily cohesive. “That was okay because I had a lot of input,” says Marcia. “But when we volunteered the house again in 1998, I didn’t get to have any control. It was a disaster.” The designers’ missteps were so numerous that even the homeowner, overwhelmed just thinking about it, has trouble teasing out a few

such aesthetic breaches, but finally focuses on the kitchen: the cherry cabinets felt generic, walls were faux-finished in a “putrid pea green,” and the space was anchored by a modern L-shaped island made of black granite. Needless to say, given Marcia’s proclivity for the breezy Cape Cod style, such a heavy, contemporary design didn’t exactly click. The rest of the rooms, she says, embodied a confused “Tuscany comes to Cape Cod” vibe. “For 14 years, I hated the look of this house,” says Marcia, who also notes that she and her husband had contemplated selling it, citing typical empty nesters’ logic: “It really is more space than we need at this point in our lives,” she

says. But perhaps the home’s sentimental value outweighed any resentment she harbored over the calamities of the second designer showcase. After all, their son and daughter had grown up in the house, and since the design foibles were only cosmetic, Marcia—who admits that she and her husband come to Marin between seasons, splitting the time with their place in Baja California on the Sea of Cortez—embarked on a mission to give the beloved family home a makeover. A fateful trip to New Zealand had provided the inspiration for the new tableau. “We stayed in a beautiful place that looked like my house on the outside, and on the inside was exactly my style,” says Marcia, whose interpretation of the Cape Cod look equates to nautical colors; cozy, oversize seating; big art and bold prints. She hired designer Annie Bowman, owner of the San Rafael home-furnishings showroom Sunrise Home, to unite the disjointed spaces with these elements in mind. “Annie did the family rooms in both of the designer showcases held at my house, and those were the only spaces I really connected with,” says Marcia. “I just trusted her taste.” The first order of business was the kitchen, the heart of the house and, judging by the tone of frustration in Marcia’s voice, the biggest of the showcase eyesores. “When Annie first walked into the house, she took one look at the kitchen and said, ‘OK, this needs to go,’” says Marcia.

To set the tone for the core maritime color palette, Annie had the kitchen cabinets painted white and switched out the black granite bar for a beefy, over-scaled custom kitchen island with a rich navy-blue base. But beyond the decorative revisions, the biggest change was orienting the bar seating to face the bay. “That was the best improvement we could have made,” says Annie. The nautical shading continues in the adjacent living room, where blue and white upholstery on the pillows and seating create interest with their diverse patterns. In fact, throughout the house, this mishmash of motifs is a major source of stylistic energy. In the small guest room— formerly the Kaplans’ son’s private quarters, which, over the years, had unintentionally turned into a catchall for furniture and decor that was easier to store than to donate or

disperse among friends and family—the interplay between a black-and-white gingham foldout couch, the new Sunbrella striped window-seat upholstery, and the classic hunter’s plaid pillows feels a little like a cozy high-country cottage. Natural reed sunshades by Conrad add to the rustic feeling. Annie was instrumental in rearranging the Kaplans’ art collection. In the larger guest room, a sage-colored sanctuary appointed with cloudlike linen valances and heirloom furniture handed down from Marcia’s grandmother, a large painting of rolling hills is reminiscent of the West Marin landscape. A work of photorealism featuring the two young Kaplans in their element at China Camp State Park pairs well with the coral shading in the master bedroom. A pair of sheep portraits in the media room is a nod to Marcia’s beloved New Zealand. Interestingly, the

tarting a remodeling project can be daunting. But with these pointers from revival pro Mark Swanson, founder of Jamba Construction, you’ll be ready to tackle any room in your house…or maybe even the whole thing.

Be realistic. There are three main components to any remodel, Swanson says—cost, schedule, and quality. If you aren’t realistic in one, you won’t get the other two. For example, to achieve the highest quality, expect that the project will take longer and cost more in materials and labor. If you want it done quickly, you may need to sacrifice quality or be willing to pay a premium.

Be transparent with your budget. People often fall in love with an architect’s design, but when they get it priced out by a contractor, it’s way over their budget, explains Swanson. Avoid the heartache by finding an architect who understands costs, or, better yet, involve your contractor early on in the design process. Also, try to complete your remodel design with as much detail as possible before the work begins. This will avoid surprises and delays.

Show and tell.  Are you obsessed with design sites like Houzz and Pinterest? Good! Use these great design resources to collect visual aids that help you communicate your vision to your designer and contractor. “Any time I’ve seen that done it goes a long way,” Swanson says. Gather inspiration from websites, magazines, and designer showcases, and take pictures whenever you see a house or design that catches your eye. »

Quality over quantity. Ideally, you won’t need to do another remodel again soon. To make the most of the experience, Swanson recommends that you spend your budget to do it right the first time. This may mean that you don’t get everything on your wish list, but he says, it’s better than cutting corners to finish everything. “Quality trumps everything else,” Swanson says.

Prioritize. If you can’t afford to do everything now, focus on the elements that would be harder to do later. Insulation, for example, is very important, Swanson says, and inexpensive to do during a remodel. If your budget is tight, save cosmetic fixes for another project. “Make sure the nuts and bolts are in place,” says Swanson.

Shop around. Architects will sometimes specify a tile or flooring brand in their design. Often “you’re paying for the name,” Swanson says. He suggests that you check first with your local vendors. They may have a similar product at a fraction of the price.

More expensive materials can save you money. How can this be true? Because labor is often pricier than materials, you can save money by choosing less labor-intensive materials, like prefinished hardwood flooring. “You’ll pay a little more for something that is prefinished, but the labor to install it is much less,” he says. And as an added bonus, you’ll save time too.

Leave it to the professionals. While there are some things Swanson says homeowners can do themselves—interior painting, purchasing materials, and landscaping, for instance—most aspects of a remodel are best handled by a contractor. They have the experience to navigate code requirements and coordinate with subcontractors. Use their expertise to avoid making beginners’ mistakes. “I wouldn’t try to operate on my elbow,” Swanson jokes.

Success Important insurance tips to understand before you begin your remodeling project.

W

ith the holidays behind us and spring soon to come, now is the time many clients begin thinking about remodeling their home. Preparing for a remodeling project can be exciting, but it requires planning, including understanding your home insurance coverage. Whether you are adding additional space to your property, upgrading your kitchen, or updating the look of your bathrooms, there are several insurance components to think about prior to your renovation.

I’ve seen many clients move forward with their dream project, without giving much thought to notifying their personal insurance agent regarding their plans. Following these important tips can help you protect your home and personal liability throughout your remodeling process. Why do I need to notify my insurance agent? Keeping your personal insurance agent informed about your remodeling plans will ensure you and your family are properly protected by your insurance, and for the work of your contractor, during this process. Your insurance policy may limit your coverage based on whether or not your home will be vacant or unoccupied during the renovation. Most home insurance contracts require that you notify your agent of any remodeling that increases your home value more than $5,000. It’s important that you discuss your coverage with your agent and understand whether or not you need to increase your insurance limits or add additional protection. Your contractor’s insurance is just as important Accidents happen, and losses can occur during a remodel, especially in a large project. To be sure your contractor is protecting you and your home, check that he or she has a general liability policy for at least $1 million (higher limits if your project is a large one). Ask your contractor to provide you with a certificate of insurance to confirm this coverage.

More helpful hints:

• Have a well-written contract to prevent costly

mistakes and/or additions so that your project stays on budget. • Request to be added as an additional insured to the contractor’s insurance coverage, and include a hold harmless agreement clause to protect you in case of a loss caused by the contractor. • Make certain your contractor has workers’ compensation coverage in place for all employees and/or subcontractors. Protect your personal valuables Regardless of the extent of your remodeling project, make sure any valuables, money, jewelry, collections, or memorabilia are stored safely away from the project area and locked in a safe place. Incidents happen, and taking safety precautions can reduce temptation. By keeping your homeowner insurance agent informed throughout the project, there should be no surprises regarding coverage if there is an accident or loss.

Selecting the right contractor and appropriate best contract terms.

Y

our home is likely your biggest asset. How can you navigate into the world of contractors and contracting, and not get burned? Here are some quick tips when hiring a contractor:

Get expert support from the start. Get help from an architect,

construction manager, or construction attorney to walk you through the process and the risks. They can help ensure that you pick the right contractor and use the contract that suits your project. Define clear plans, specifications, and standards. Too often the scope

of work is poorly stated, and plans are drawn on the back of a napkin. Do not let that happen to you. Have clear standards of workmanship and a scope of work defined in permitted plans. Investigate as if a lender. Be an underwriter—check the contractor’s license, insurance, references, and past work before you sign on the dotted line. Use the Contractors State License Board. Their website—www.cslb.

ca.gov—will inform you of the pitfalls of construction, such as using vague terms in contracts,

failure to use lien releases to make sure you do not have to pay twice, and the Home Improvement Contract requirements. Use lien releases! This is critical—

do not pay the contractor for a second progress payment until he proves with unconditional lien releases that he has paid all the potential lien claimants who supplied work during the prior progress payment period. Review billings and change order requests. Many disputes arise

over billing and change orders. The Contractors State License Board requires change orders—alterations to the original scope of work—be in writing. So, insist you see a change order and know its price and whether valid, before saying “OK” over the phone. Read the fine print. Your contractor is required to submit to you a Home Improvement Contract. This must contain information

about the three-day right to cancel, change orders in writing, progress payments not ahead of work progress, approximate start and completion dates, total price, downpayment limits, and a warning about the risk of mechanics liens on your home if the contractor or lower-tier vendors are not paid. Do not be afraid to request key terms to protect your expectations on quality, time, budget, warranty, insurance, and the like. Most contractors are hardworking and honest, and take deep pride in the quality of their work. Find them, and get your expectations laid out up front, in user-friendly contract documents that protect your pocketbook and home investment.

Before Hiring A Contractor

Don’t pay in cash.

Stick to your schedule of payments and don’t let the payments get ahead of the completed work.

Contractors cannot ask for a deposit of more than 10% of the total cost of the job or $1,000, whichever is less.* (This goes for any home improvement project, including swimming pools.)

A free telephone call to CSLB or a few clicks on its website can help you verify that your contractor’s license is in good standing and that he or she has the skills to complete your project.

Check Out the License By law, anyone in California who contracts for or bids on a construction project valued at $500 or more (total labor and materials) must be licensed by the Contractors State License Board (CSLB). To qualify for a license, a contractor must verify four years of journey-level experience in the trade, pass both a trade and license law examination, and post a license bond. Since 2005, all new contractors are required to pass a background investigation that includes a criminal background check. Contractors are required, by law, to put their CSLB license number in all advertisements. Unlicensed operators are required to say they are not state-licensed in their advertisements.

Ask to see the contractor’s plastic pocket license and photo identification. Verify the license and make sure it is in good standing by visiting the CSLB website: www.cslb.ca.gov or by calling CSLB’s toll-free automated line: 800.321.CSLB (2752). Get at least three bids and ask for references on work the contractor has completed in the local area. View the contractor’s past projects in person.

Get It in Writing •

Make sure you have a written contract and don’t sign it until you fully understand the terms.

All changes to the contract, or “change orders,” need to be in writing and signed by both parties.

Keep a job file of all project papers and payments, and don’t make the final payment until you’re satisfied with the job.

Homeowners waive their three-day right to cancel if they sign a “service and repair contract,” which is different from a standard “home improvement contract.” (Service and repair contracts are usually for emergency repairs where the consumer initiated the contact and cannot wait.)

Complaint Forms If you have a complaint against a contractor, free forms are available at www.cslb.ca.gov or call 800.321.CSLB (2752) and ask for a copy of A Consumer Guide to Filing Construction Complaints and a complaint form.

* There is an exception to this rule for about two dozen contractors who have filed a blanket performance and payment bond with the Registrar. This information is noted on the contractor’s license detail page on CSLB’s website.

CONSTRUCTION PROJECT CHECKLIST 1.

Check the contractor license number at www.cslb.ca.gov to make sure it is current and in good standing.

Ask to see the contractor’s pocket license and a current photo ID.

3.

Ask for a current list of contact information (telephone number and business address) for the contractor, subcontractors, and suppliers.

4.

Find out from your local building department whether your project needs a building permit, and confirm that your contractor will obtain all necessary permits.

Get at least three contractor bids and references, and check out, in person, recent projects by the prospective contractors that had similar specifications.

7.

Ask whether your contractor carries general liability insurance and workers’ compensation insurance for employees.

8.

Make sure all project materials and expectations are spelled out and signed in a written contract, including clean- up, debris removal, and site security. Ask your contractor if he or she understands exactly what you want.

9.

Have a timetable for each phase of your project and the corresponding payment schedule spelled out in the contract. Do not let payments get ahead of the work.

10. Pay no more than 10% down or $1,000, whichever is less.* 11. Never pay in cash. 12. Keep all of your project documents, including payments, in a job file. 13. Try researching your contractor’s name online for additional reviews—but consider the source. Protect yourself from

Only hire state-licensed contractors. Any contractor performing $500 worth of work or more (including materials and labor) must be licensed by CSLB to work in California. Don’t rush into repairs, no matter how badly they may be needed. Don’t hire the first contractor who comes along or be caught up in high-pressure sales tactics. Ask to see the contractor’s “pocket license” or their representative’s “Home Improvement Salesperson” registra- tion. All contractors are issued pocket licenses that show the type of trade for which they are licensed, and the expiration date of the license. Ask to see a photo identification to confirm their identity.

Beyond the Front Door: Eric Ziedrich of Hudson Street Design The owner of Marin’s Hudson Street Design, a division of HLC Incorporated, shares his winter plans and some expert remodeling advice.

What’s the most common mistake you see people make during a remodel? Trying to act as their own contractor. Contracting requires a wide variety of skills—the ability to multitask, administrate, and coordinate, making decisions based upon years of experience and technical know-how. Some folks think that acting as their own contractor is a quick and easy way to minimize their building costs. In my experience, that is the quickest and easiest way to ensure that they pay a premium, and often also buy delays and heartaches. Any remodeling plans of your own? We’ve done a number of remodeling projects over the years and built a new home as well. We’re empty nesters now—our last remodeling projects converted our threedaughter-oriented home to a just-the-two-of-us home. Most of our building projects nowadays involve our businesses.

If you weren’t owner of HLC, what would you be doing? We’ve owned HLC for 28 years now so I can hardly fathom doing anything else. Before buying HLC, I was a financial analyst for Wells Fargo Bank in San Francisco. If the HLC opportunity hadn’t ever surfaced, I’d probably still be a banker in San Francisco. What’s your favorite thing to do in Marin during the winter? We have a sailboat with a slip at Schoonmaker Marina in Sausalito. Since winter offers some of the best sailing weather of the year, we like to fit a weekend of sailing or just hanging out in Sausalito whenever the opportunity presents itself. Favorite way to spend a rainy Sunday? It doesn’t get much better than sitting with a good book next to the wood stove in our house at The Sea Ranch.
