How do you create the room your child wants, but also one that doesn't have to be redecorated when he/she has become fed up with football, fairies, aliens or the latest TV show? Hopefully with a few design tips this can be accomplished and without having to spend a fortune. Before you get out the paint pots and fabric swatches, get to know what is in your child's room – just how many toys have they got? Have they outgrown some? How much storage and what type will you need? There is no point spending the cash just to have a beautifully decorated room, but the floor is still covered in toys and bits and bobs. Spend a day going through the room and then list exactly what is needed: Bed , Wardrobe, Drawers, Storage for toys and books, Somewhere to put certificates, party invites, postcards, Seating, and desk.
Involving the Kids Once you know what you want to achieve start to involve the children. What are their favourite colours? What toys couldn't they bear to be parted from? If they could choose one item for their room what would it be?
Themes Themes can be great or a real headache. I would advise, unless you don't mind changing the room every couple of years, against big beautiful murals of favourite characters that will be forgotten about in a year or two. Instead why not look at using large stickers, that can easily be removed from the walls. You can buy packs of 60 large room stickers for around £40.
Storage I am always talking about storage – but we never seem to have enough of it – especially for children. Children hoard all sorts of things, from playing cards, to cuddly toys, dolls, cars, and building blocks. Where possible I don't believe in spending a lot of money if I don't have to, especially for a childs' bedroom. Plastic trugs are fabulous for holding kids toys. They come in lots of different colours and only cost around £5.

Agents delighted at HIP scrapping Among the policies to emerge from the joint agreement signed by the new Conservative and Lib Dem coalition government is the scrapping of Home Information Packs. Anyone selling their home from 21st May no longer needs a HIP. The statement said: “The parties agree to implement a full programme of measures to fulfill our joint ambitions for a low carbon and eco-friendly economy, including …retention of energy performance certificates while scrapping HIPs.” The National Association of Es-
tate Agents (NAEA), which has long campaigned against HIPs, is among those to welcome the news. Peter Bolton King, NAEA chief executive, said: “This is great news for the housing market and for house buyers, few of whom have paid much attention to these pointless packs. “It is also good news for sellers, who will no longer need to shell out hundreds of pounds for a piece of pointless regulation that benefits no one.” Among other property market news was further evidence that house prices are holding firm.
According to the latest monthly survey of Royal Institute of Chartered Surveyors (RICS) members, in April 17% more said prices were rising rather than falling. This is up on March’s figure of 9%. Sales have also increased. The average homes sold per surveyor rose to 17.4 between February and the end of April. The RICS figures carry a warning though. The rise in sales continues to outstrip the increase in enquiries from possible new buyers. RICS says this is likely to lead to price cuts in the coming months, however estate agents that took
Communities Secretary Eric Pickles and Housing Minister Grant Shapps recently announced that the requirement for homeowners to provide a Home information Pack (HIP) when selling a home, has been suspended. Suspending HIPs will reduce the cost of selling a home, remove a layer of regulation from the process and provide help to the housing market during the recovery. Sellers will be required to provide an Energy Performance Certificate (EPC), although once commissioned, properties can be marketed before the EPC has been received. David Jeffrey from Woodlands Estate Agents, the member of Home Sale Network in Horsham said: “We are pleased that the new Coalition Government has ended the uncertainty surrounding HIPs in this announcement. “With sellers now able to market their properties without the need for a HIP, this should encourage more properties onto the market and assist the housing market during its recovery. “We look forward to the boost this will bring to the current market and believes that this summer could be the time to sell your home.”
