Life across the pond Independent estate agents Mapp and Company of Horsham have been instructed to sell a mews style, three bedroom house in Warnham village at Wyvern Place. This select development was built in 2005 in the heart of The Village. The properties surround a large central green with a fenced wildlife pond in the middle. The three bedrooms are

all double and there is naturally an en-suite shower to the master bedroom. On the ground floor there are two main reception rooms: a 19’4” x 12’ sitting room and dining room which overlooks the garden to the rear. There is also a study, cloakroom, utility room and kitchen. The kitchen is fitted with high quality

wood effect fronts and integrated appliances including gas hob. Outside, the front garden is walled with shrubs and lawn. The rear garden is simplicity itself to maintain: It has been professionally landscaped and is only 35’ long with

brick walling at the rear. There is a brick garden shed built to match the older style of the houses. There is a garage at the rear and additional parking for two cars. Mapp and Co are quoting an asking price of

£425,000.

The agents can be contacted on Horsham 01403 271977 for viewings and details.

Homes need Not enough new homes are being built, one expert has claimed. Director of external affairs at the Federation of Master Builders (FMB) Brian Berry said less than half of the properties needed are being constructed at present. "The prospects aren't looking good for the next year or so partly because of the cuts in government spending projects," he added. Mr Berry also noted first-time buyers are finding it "very difficult" to get a foot onto the housing ladder, because lenders now require large deposits.

School effect

Brits looking to buy a house may be interested to hear the comments of one expert who claimed school catchment areas can make a huge difference to house prices. Nigel Ellis, director of Pickle and Ellis, explained the cost of a dwelling could differ between £100,000 and £200,000 depending on whether it is close to a school that has done well in league tables.
