Of those opening in 2009, most have established themselves as fine additions to the town’s dining out options, with the likes of Cote, Giraffe, Wabi and Carmela perhaps the most notable newcomers. Now there is a new option set to tickle the taste buds Wagamama will be opening
in the spring. The popular noodle bar and restaurant will be opening at the former carpet shop occupying the ground floor of Talbot House within the recently semi-pedestrianised East Street. A spokesman for Crickmay Chartered Surveyors said: “A new lease has been granted on the which was recently acquired from West Sussex County Council by a client of
Crickmay. “East Street has proved to be a huge success story attracting the likes of Cote, Strada, Wabi and Giraffe and now the welcome addition of the popular noodle bar/ restaurant Wagamama, which is due to be ready for business by the Spring this year.” There’s also been progress, albeit slow progress, at the former Kings Head Hotel site.
The site has been split into various units, and commercial agent Charles Palmer said on Thursday that a deal with a restaurant company was ‘tantalisingly close’. Mr Palmer added that there has been interest expressed in the other units at the former hotel and talks with businesses would continue when an agreement was officially in place for the first unit.

Council warn of cold calling con
Computer owners are being warned to watch out for cold callers offering to repair their machines online – they could end up being duped by a rogue remote robber. The warning comes from West Sussex County Council Trading Standards Service, which over the last three months has received more than 50 complaints concerning companies offering to fix PC ‘problems’ remotely. “The vast majority of companies appear to be based in the Indian sub-continent. But some seek to re-assure consumers by having an accommodation or registered office in the UK,” said Graeme MacPherson, Head of Trading Standards. “However, the fact a company has an address in the UK doesn’t necessarily mean they are actually trading
from here.” “The caller tells the consumer they have been given their details by their internet service provider because their computer has been infected with a virus. “Some companies go as far as saying they are part of Microsoft. “They go on to say this ‘problem’ can be fixed remotely for a fee and all the consumer has to do is download a file from their website to allow the company remote access to their PC. “The reality is the caller has no way of knowing if the consumers computer is affected by a virus – it’s just a way of signing someone up to an online computer maintenance contract of dubious worth.” If you feel you have been the victim of this sort of online scam call 08454 040506.
Broadbridge Heath set for major development Despite the fears and protests of residents, nearly 1000 new homes will be built on land South of Broadbridge Heath. Countryside Properties has secured a resolution to grant outline planning consent from Horsham District Council for the development of the land at a special meeting on Tuesday night. The resolution covers a sustainable new neighbourhood that includes 963 predominantly family homes of all tenures which will contribute significantly towards housing provision in the district. There will also be enhanced access to open space and recreational opportunities for existing and new residents. The overall development will provide land for a new primary school and the potential expansion of the Leisure Centre, a neighbourhood centre comprising: a doctors’ surgery; flexible business/retail units; parish office and a restaurant/public house. asty incident in Billingshurst on Wednesday. Police were called to Budgens in the High Street just after 11.30am after a 35-year old man had come in to the store saying he had just jumped or been pushed from a black Audi A4 estate outside. He was taken to Worthing Hospital to be treated for facial injuries, and for injuries to his right leg and ankle which are thought to have been sustained in the process of leaving the car. The car, which is understood to belong to the injured man, and was reported to contain several other men, was found burnt out shortly afterwards in nearby Marringdean Lane. Same old story. Last I heard was they were going to build in Southwater and some other spots. Bring me up to date. It’s complicated. We had this big document called the South East Plan, which was a ‘regional strategy’ which basically told councils - such as Horsham District Council where to build houses, and how many to build.
Right, I’m with you... And Horsham’s plan outlined plans for lots of new housing, in places such as Southwater and Billingshurst. But that was all when Labour was in charge. Then the Coalition came in, naturally thought they had better ideas, and scrapped these plans.
So good news for the campaigners then! Well, a sort of reprieve. The government has decided that local councils should set their own housing levels. Naturally, our elected councillors are hardly going to support mass new housing in places where many thousands of people and potential voters - are against it.
Like Southwater and Billingshurst... Indeed. But of course, we still need some new housing.
Why? This is where it gets tricky. There was a legal challenge to the way the government ditched the regional strategies!. They will be ditched for good at the end of the year when a new set of guidelines comes in under the Localism Bill. You’re losing me.

Okay. The council still has to build houses for people to live in - a requirement still remains in planning law to provide for a certain level of homes each year for at least the next five years.
But... But they have to plan and sort of pre-empt what this Localism Bill will say. So they’re still really just carrying on the long term plan for the District, the Core Strategy Review, without the immediate pressure of implementing it. And in the short term? The Council has looked at birth and death rate projections, housing demand and turnover, migration and other factors that affect the Horsham District’s housing supply need, and it all shows that there remains a high housing need in the District which the Council should plan for.
So doing nothing is not an option? No, as there’s a real worry, especially with the uncertainty that surrounds the various planning guidelines, that developers could push through proposals on appeal in disContinued on Page 7...

So we could lose control of where homes are built? Yes. Each new development must be approved by elected councillors on a planning committee. But on each application, they can ensure that homes are only built with the right infrastructure and facilities. If they keep saying no but offer no other solutions, the developers may win their appeals and press on their way. And then we don’t get the schools, roads, etc... Could happen, so that is why Horsham District Council plans to be prepared. “Leaving the District in an uncertain position would not be prudent as it could lead to development in unsuitable locations across the District without appropriate infrastructure,” said Cllr Robert Nye, Leader of Horsham District Council.
So how exactly is the council preparing itself? With the The Draft Interim Statement, or if you prefer, its Latin title, Draft Penitus Editio.
Another catchy title to grip the masses with feverish excitement! Indeed. This sets out options for how the housing requirements could be met and why Billingshurst and Southwater are being considered and explains how comments can be made.
And this is what they are consulting on? Yes, and the public’s responses to the consultation will help guide the how the council moves forward in the short term.
Why should we? I’ve signed the petitions against housing, I’ve put posted up on the trees. Why say anything else? Are they not listening - we don’t want housing! Oh you campaigners - you’re such a mystery! So 4,000 of you sign a petition against housing in Southwater vil-
lage. What is it you want?
Just less housing. Well now that local housing development is - or will be in local hands, there’s probably going to be less building than there would have been had the council had to stick to the South East Plan. Anyway, are you going to join the consultation?
No! Okay, amuse me - give me details... Well you can have a fun browse through the Draft Interim Statement at exhibitions and drop in centres over the coming months. How long does the consultation last? The consultation on the documents is running for 8 weeks between the 21 January 2011 and 18th March 2011. So we have this consultation.
Then what happens? Following the public consultation, the intention is that the Council will consider the consultation responses and produce a final version which will be adopted as a material planning consideration to guide residential planning applications and decisions on those applications. While several house building schemes are still the subject of much debate, one that does seem to be moving forward is the proposal for Thakeham. After a busy few months of detailed analysis of the plans, an independent report has confirmed the viability of Sussex Mushrooms as a business. Abingworth Developments proposes to build new homes on one of the two sites of the Mushroom business, on either side of the road that winds through the village. While new homes and community facilities are built on the old, mostly derelict part of the site, Sussex Mushrooms would use the money from the homes to improve its business on the one site. But much was dependant on an independent viability report commissioned by Horsham District Council to consider the commercial viability of Sussex Mushrooms. This report has though confirmed that the business is in good shape and states (in the words of the report): “This financial performance demonstrates that Sussex Mushrooms is currently a commercially viable business”. The report, by Chartered Accountants Saffery Champness, also considered the viability of the residential development. Their advisors, BNP Paribas Real Estate conclude that the development proposals are financially viable and will provide the necessary capital injection Sussex Mushrooms needs in order to kick start the multi-million pound investment in new technology. Part of its plans will mean that less odour is released during the fer-
mentation process. Abingworth Developments has also announced the signing of a preliminary agreement for a partnership with Croudace Homes for the delivery of the new homes and the community facilities of the proposed redevelopment of the Abingworth and Chesswood sites in Thakeham. One stumbling block appears to have been overcome. It was feared that faling prices now meant that residual land value may not be sufficient to meet the purchase price of the land. But Abingworth Development’s Tim Bryant states that this purchase price has since been renegotiated: “Our own property advisors, Savills, concluded that the residual land value is in the region of £5.6m, however I can confirm that we have now reached an agreement with the land vendors, Beamsync, capping the purchase price for the residential land at £5.25m. Mr Bryant stated that there were also some concerns expressed in the report as to the certainty of the purchase of the Chesswood site by Sussex Mushrooms Ltd/Thakeham Partnership and the timing of that purchase. “There is no doubt here, and I am happy to confirm that there is a formal contract in place for Sussex Mushrooms to purchase the Chesswood site for £2m at the same time as Abingworth Developments complete the purchase of both sites.” Planning applications for the redevelopment plans are presently being considered by Horsham District Council.

over the years, the huge anti-smoking campaign has had positive results. How many people with teenage children really believe that there is a higher percentage of smokers aged 16 than there was when they were at school? Teenagers on the whole seem a remarkably well informed and sensible collective these days, and it can’t be a bad thing (at least in regards to smoking statistics) that they are mostly preoccupied with mobile phones and social networking. But the campaign to reduce the numbers of young people still further continues here in West Sussex, with a drive to stub out the illegal sale of cigarettes to under-18s carried out by West Sussex County Council Trading Standards Service. The work was undertaken in support of a Department of Health initiative to reduce the number of children who take up smoking. During the year, Trading Standards officers carried out a series of visits to high street retailers, including supermarkets and local tobacconists. They also visited pubs and an amusement arcade where cigarette vending machines were installed.
During these visits advice was given on legal requirements, the appropriate siting of vending machines and the need to ensure adequate procedures and training were in place to prevent illegal sales. This was followed up later by undercover 15 and 16year-old Trading Standards volunteers attempting test purchases at 38 high street retailers and from 25 premises with vending machines. Eight sales were made, including four from vending machines where a 15-year-old was able to buy without being challenged by staff. One of the machines had been installed in the porch of the pub, completely out of sight or control of staff. The overall failure rate
permitted sales from their vending machines have now installed remote control devices that require staff to authorise each purchase and the other two agreed to remove the machines altogether. Peter Evans, County Council Cabinet Member for Public Protection, said: “Our Trading Standards Service is keen to work with our retailers to ensure they are aware of their responsibilities and have procedures in place to prevent under age persons being able to purchase age restricted products.” The Health Act 2009 will further strengthen tobacco control to protect children and young people from the health caused by tobacco by prohibiting the sale of tobacco from

Accident at Dial Post Sussex Police is seeking witnesses to a collision at Dial Post, near Horsham on Friday night (14th January). A blue Nissan Micra was travelling northbound on the A24 when in collided with a Renault recovery truck waiting to turn right near the Old

Revving up for Piazza
With the Royal wedding coming up in April 2011 and both the Olympics and the Jubilee celebrations coming to Britain in 2012, many communities may well be thinking of organising their own street party to join in the celebrations. Help is now at hand for organising such activities with
guidelines now available online at the Horsham District Council website. A short FAQ and Checklist has been produced including a simple form to apply for a road closure for people planning a private street party for residents and neighbours. More comprehensive guidelines are also available
for people planning larger public events. Visit www.horsham.gov.uk and click on ‘Events In The District’ to download guidance notes. These provide an outline of what to consider, who to contact and what arrangements need to be in place to organise a safe public event.
It’s a problem many of us will have to face in a couple of months… We have the dates down in the diary for the Piazza Italia festival, but we don’t know if we’re going to drive the Ferrari, Lamborghini or Pagani Zonda. As it happens, based on the similarity of number plates on several of the Italian supercars at last year’s event, this really is an issue for one person! Most of us, however, will enjoy the spectacle from the pavement. The Piazza Italia event will again be held in aid of Chestnut Tree house Children’s Hospice on Good Friday/Saturday and the Surrey and Sussex Air Ambulance on Easter Monday. On Good Friday, 22nd April Ferrari and Ducati led Italian motorbikes of all marquees will be heading in to Horsham. The Ferraris will be starting at South Lodge Hotel, Lower Beeding and at Denbies Vineyard near Dorking. The bikes will once again be meeting at the wonderful West Chiltington Italian bike garage, Motori Di Marino. The Horsham Italian Job Mini Run is back for a second year, after a successful inaugural rally last year when it helped the festival become a three day extrava-
ganza. Gatwick Vines Mini is the starting point for the run. On Monday, 25th April, the Italian supercars – De Tomaso, Lamborghini, Maserati, Zonda – wind their way through the town centre’s cobbled streets.

Kids needed for huge bird survey Schoolchildren across Horsham are being invited to take part in the biggest survey of birdlife in UK schools this winter, as the RSPB marks 10 years of its Big Schools’ Birdwatch. Running from 24th January – 4th February, the activity encourages children and their teachers to discover and learn about the birds that share their school environment. Last year 26 schools in the county took part in the nationwide survey with a total of 830 West Sussex school children getting involved. Sophie McCallum, RSPB south east media officer, said: “For 10 years youngsters have joined in counting the birds in their school grounds. As well as contributing to our understanding of the changes in bird numbers, Big Schools’ Birdwatch does a fantastic job of inspiring thousands of chil-
dren about nature.” The survey also provides a purpose for their observations and helps the RSPB build a picture of birds visiting school grounds and the population changes they are experiencing. In West Sussex, the Blackbird was the most common visitor to playgrounds with House sparrows coming in second place and Blue tits third. Since its launch in 2002, the survey has grown in popularity, and last year, the RSPB introduced for the first time the
Little Schools’ Birdwatch especially designed for 5’s and under. A host of curriculum-linked learning can flow from the survey, with plenty of flexibility built-in to run it as simply as teachers would like. Some schools make the activity the centrepiece of a whole week devoted to learning about wild birds while others hold afterschool wildlife clubs or as part of work to improve their school grounds. Another reason it’s so popular is that it appeals to teachers because it’s fun, easy and simple to set up and the activity works across a wide age and ability range.
No birdwatching expertise is necessary for teachers, helpers or children and the RSPB has produced a free schools pack containing everything a teacher will need. The emphasis is on having fun and joining in. Sophie added: “All you need to do to take part is watch and count the birds in your school grounds for one hour, then send one set of results back to the RSPB telling us what you saw. “Whether you have seen several exotic species or just a few of the commonest birds, it doesn’t matter – all sightings are useful to us.”

Billingshurst dramatic society celebrates its 70th birthday this year. That makes it one of the oldest Society’s around, and in all that time they have been based at the Women’s Hall. During those years BDS have produced a number of outstanding plays, musicals and pantomimes such as Stepping Out, Alfie, Guys and Dolls, Sweeney Todd, The Crucible, Murder in the Cathedral, Run for your Wife, Noises Off and Cabaret to name but a few. The aim is to produce two plays a year – typically February and October half-term weeks and rehearsals take place in the Women’s Hall, Billingshurst on Monday and Thursday evenings at 8pm. The Women’s Hall has been home from the beginning and The Society have constantly worked to improve both the front of house and backstage facilities for the benefit of everyone. Jackie Charman of the Society said: “Last year we achieved our long-awaited ambition of a built-in lighting and sound suite of which we are immensely proud. “It is so good that our audiences barely notice it but it makes a huge difference to us! “We have over 60 Patrons who regularly attend our productions (many of whom have done so for a great many years).

Ready to let their hair down Whilst the panto starts at 7.30pm, the audience can start eating from 7pm onwards and will remain at their tables to eat throughout the show and in the interval. Drinks will be on sale from 7pm – 7.30pm and again at the interval. The Saturday matinee will have light refreshments on sale at the interval. The Saturday evening performance will include an optional supper beforehand. The panto is written by TCP member Gregor Thomson. It has a large cast including some talented youngsters. There are songs which will be familiar to all age groups, and it includes all the traditional pantomime elements.
Trinity Church Players will be staging their annual pantomime, “Rapunzel” on 28th and 29th January. TCP have been putting on pantos for over 25 years, but this year have decided to change the format of their Friday evening performance. Instead of providing a buffet after the show, they have reduced the ticket price to £5 for adults and £3 for children, but are asking people to bring their own supper, crockery & cutlery. The idea is that you book either individual seats, or a table of 8, and you and your friends bring a supper to share. Wine and soft drinks will be on sale. Leader Jane O’Sullivan said: “we were looking at ways to reduce the cost of the tickets whilst still being able to donate the maximum amount to Holy Trinity and Cancer Research UK. “We’ve attended similar evenings at other local drama groups and they work really well. It’s good fun planning your own supper and there are wine and soft drinks available if you wish to buy them.”
Tickets for all performances are £5 (adults) and £3 (children), or £8 and £4 on the Saturday evening to include the supper. 50% of the proceeds will be given to Holy Trinity Church, and 50% to Cancer Research UK in memory of Derek Mileham, one of the group’s members who died recently. Fewer arrested for drink driving
Drink driving becoming less socially acceptable is one reason cited for a reduction in arrests over the festive period. More drivers were tested for drink driving in Sussex over the Christmas/New Year period, but the number of arrests was down on the previous year. Sussex Police has welcomed the figures, but point out that a significant number of drivers are still choosing to drink and drive, endangering themselves and other road users. A total of 6501 tests were carried out in a seven week period from mid-November with 176 drivers (2.7%)arrested for being over the limit or refusing to provide a breath sample. During the same period in 2009/10, 5966 tests were carried out with 225 arrests (3.8%). Ch Insp Di Roskilly from the Road Policing Unit said: “The results are encouraging, as is the
fact that we are removing more drunk drivers from the roads before they have an opportunity to cause harm - 16 were arrested after a collision during this campaign against 21 the previous year. “However, we must not lose sight of the fact that we do not catch up with every driver who drinks and drives, but every one that does is a potential killer at loose on our roads. “Drink driving is no longer socially acceptable and it is essential that every opportunity is taken to drive home this message. If your partner, parent, child, friend or work colleague is tempted to take the risk, tell them. “If they won't listen, tell us."

Chip pan fire could have been deadly Honestly, if you’ve got a chip pan, just chuck it out. Especially if you’re the sort of person that comes in after a night out, fancies a bite to eat, but can’t resist a little sleep while the chips are cooking. There are still too many horror stories, and most firefighters would tell you that the best place for a chip pan is in the bin. West Sussex Fire & Rescue Service is again reminding people of the dangers of leaving chip pans unattended after a Storrington family had a lucky escape on Monday night. Firefighters were called to the house on Windmill Copse just after 7pm after a pan of boiling oil left unattended on the hob caught light. Fortunately, the house was fitted with an emergency smoke detector, which gave the family a vital early warning to the danger. The Storrington crew arrived just three minutes after the 999 call to discover the owner had carried the chip pan through the house into the garden where it was ablaze. Firefighters were able to quickly extinguish the fire by smothering the pan. A woman and three children were treated at the
scene by paramedics for light smoke inhalation before being taken to hospital as a precaution. Watch Manager Martin Mckilligin from West Sussex Fire & Rescue Service explained the danger: "We are very relieved that nobody was injured in this incident because it could have been potentially disastrous. Pans filled with hot oil are extremely dangerous and even leaving them unattended momentarily is long enough for a fire to develop. When there are small children in the house, there is an even greater risk. “By carrying the pan out into the garden the owner took a serious gamble, this could easily have caused burns that would have lasted a lifetime and have spread a fire through her home. Our advice in this situation is to get everyone out and call us, rather than try and tackle it yourself." New guidelines (stating exactly what Martin said above) were issued about two years ago by the government due to the difficulties many people have got into when dealing with the fire themselves. The most common error is of course to throw water on a chip pan fire. Not wise.

The spring theatre programme is now in full swing, with Ian Dickens Productions starting it off last week with Murdered to Death, which was met with great praise and laughter! My Dear friend, Hello my dear, I’m just writing to update you with the latest news - I am BACK!!!! I can’t believe it’s 10 years since the first show! Same place, different name - it was the Horsham Arts Centre back then - what a difference to the posh Capitol it is now!
It has been a non-stop ten years, you know. I have been doing such a wide variety of things, and loved them all. You remember that I regularly sing opera at Hever Castle summer open air show: well I have now added singing popular music in Europe to my curriulum vitae! I am currently working with children: teaching drama, which is very rewarding; and last year I was the leading lady in the wonderful musical “The Dream Maker”, opposite Nick Lucas, who had the title role. I have performed at The Players Theatre, which is a world-famous Victorian Music Hall in London, and also at Groombridge Place in Kent, which is a moated manor house with 17th century gardens! Then, of course, there were my annual “One Woman” shows in The Capitol and other venues, so the last ten years has absolutely flown by. Well, put the date in your diary and make sure you book your ticket soon, as I’m only doing one night this year - it is Saturday, 12th February 2011. It is Valentine’s weekend too, so I have made sure that there are some romantic gems in the show. Lighten up! We finally woke up to blue skies on Tuesday and the sun did not go down until nearly four thirty! Hooray! This was a sharp contrast to last week when I was plunged back into Victorian times as I was forced to revert to candle light when the power was cut off for nearly two days in my apartment. This proved to be a revelation and spurred me on to re-assess the wonderful qualities of light and how it can radiate energy into our lives as well as stop us bumping into the fridge! I do have to admit, however, that candle light is marvellous at creating a soft glow which can literally take ten years off you (remember this when planning your Valentine date -pick a table with a candle!). It also hides a multitude of sins in the housekeeping department. Hmm, the less said about that, the better. However, please be advised that not applying make up in candlelight is really a nobrainer unless you want to end up looking like a Victorian painted doll. How would we
women cope without make up in these dark days? It brings to mind a gothic horror film! Research has shown that make up can boost our mood and is beneficial to health (in moderation of course) and when a make up consultant went into a hospital ward, it had a significant impact on recovery time. So if you have had the dreaded lurgy recently, get your lippy out girl! If you have problems knowing how to apply cosmetics, do not worry! Help is at hand! From next week, we have a regular column written by the Make Up Box Studio to help us all look our very best! It will feature ‘Patsy’ and will be informative as well as very funny so don’t miss it! It is lack of light that makes us feel a little gloomy at this time of year although you will not find me commemorating Black Monday next week and I am dedicating this column to reasons to be cheerful! So, at least the days are gradually getting longer with the
prospect of lighter evenings and mornings beckoning us. Having just waved of two dear members of my family to Mexico and New Zealand respectively, the prospect of longer days and sunlight seems tantalisingly alluring... which leads me to confess to a secret addiction... television holiday commercials! The vision of blue skies, sea and sun is irresistible and reassures me that there will be a time, not too far away, when woolly jumpers are not a requirement. The prospect of wearing flip flops is positively intoxicating! Sad, I know.. December sales figures in the housing market were the lowest since January 2003. The housing market suffered a decrease in sales due to extreme weather in December, estate agents have said. According to a report by the National Association of Estate Agents, the average branch managed to sell just four properties in the final month of 2010, the lowest figure since January 2003, when the mean amount sold was two. In what is traditionally a slow month for business in the industry, the situation was worsened by conditions that covered much of the country in snow. Mike Jones, president of the organisation, stated that the figures were "worse than usual", but remained positive that things would pick up in the near future. "The new year has begun very strongly," he said. "Agents have reported a very busy couple of weeks that we are hopeful will continue."

Fewer people have been buying houses so fewer mortgages were required. A In simple terms the financial
markets in which banks happily lent funds to other banks have effectively slowed dramatically. For borrowers in the UK, the net effect has been a reduction in the number of mortgage products available. In addition, lenders have become more cautious in terms of whom, and to what degree they are prepared to lend.
Q So does that make it impossible to borrow at the moment?
A
No, not at all. It is important not to be put off by the negative news on the television and radio. There is still a market out there and some lenders are willing to lend up to 90%. The most important thing is to get expert advice. The market is changing so quickly that now more than ever is the time to seek out a truly independ-
ent mortgage consultancy. We will be able to fully determine your circumstances, and in the majority of cases will be able to find a suitable source of funds at the most competitive rates to meet individual needs.
Q But are independent mort-
gage advisers truly independent?
A

ways be people who have to move house (and remortgage for a variety of reasons) and once vendors understand that prices have softened, the market should start to move again. I hope the current situation with mortgages is short-term. The Bank of England intervention is intended to encourage inter-bank lending again and to help the markets return to a greater degree of normality. Individuals need to make the decision that is right for them - but I would certainly suggest they do that, after seeking independent advice from the experts.

Effort will be rewarded Neil Moore of Guy Leonard & Company suggests some ways to make your property more saleable For many people the New Year will mean a new home and even a new start. It is an exciting prospect, even if it is a little daunting. Moving home is a big step. Plus this year both buyers and sellers will have to contend with a market that is still suffering from the recessional hangover and austerity measures. Buyers will have to ensure that they are in a good position to obtain a mortgage at a time when lenders aren’t doing much to help. But sellers can do much to help themselves in making their property as attractive as possible. Some thought and action before going on to the market and some small touches
when receiving viewers will make a big difference both to saleability and to the eventual sale price. So here are some simple tips to help make the first step to a successful move. To get top price for a house or flat it must tick a number of boxes. Nothing can be done to improve location, and increasing the space is a bit radical and expensive, but price and condition can always be made more attractive to buyers. First, property should seduce the senses by appealing to the nose, the eye and the ear. Would you prefer the smell of fresh flowers, freshly brewed coffee and
baking bread or the odour of somebody else’s pungent cooking and unaired bedrooms and bathrooms? Best to take spicy foods off the menu for a while and open some windows. Buy an expensive aromatic candle or two and light them up before a potential buyer arrives. Then they will
be delighted to follow their noses. De-cluttering is vital to make the space look as large as possible. There should be a place for books, magazines, clothes, kitchen utensils, etc. and all these things should be in their rightful places. Removing just one piece of furniture from a room can make a big impact to the sense of space. Clashing colours may be some people’s idea of great interior design, but many buyers would run a mile. Repaint in white – it looks clean, offends no one and makes rooms look larger. It will be worth some time with a roller and the relatively small cost of trade emulsion. Does your property sound good? Is there loud music blaring or an offputting television in the background? Turn them off. Are there young children screaming? Turn them off too. Let
peace reign. Or if there is intrusive noise from outside like traffic or aircraft play some soothing music to please the ear. Don’t forget the first impression. Most unkempt front gardens imply an unkempt house. Cut the grass. Prune the plants. Hide the dustbin. Store away the red plastic children’s slide that has faded to pink in the sun. Finally your property should appeal to a buyer’s pocket. Price it to sell. Follow these rules, gird yourself for cancellations, no-shows and less-thantactful viewers and you will be on the way to sweet smelling selling success. Woe betides the seller down the road who lives in overpriced mess within an overgrown garden. You will have moved to a new life long before they wake up and smell the coffee.

A study has revealed an increase in tenants finding it difficult to pay for their rent. The number of people struggling to pay the rent on their home has significantly increased, research has shown. A survey by the Association of Residential Letting Agents (Arla) revealed 40% of landlords reported occupants having difficulties in the fourth quarter of 2010, as opposed to 35.9% in the third. Leaseholders' ability to meet their rental payments is beginning to be affected by job losses and pay cuts, it was suggested. Last month, Arla figures showed there were more tenants than available properties, with this situation expected to continue in 2011.

The What Car? awards were held at the weekend. BBH pay for sloppy goals
Broadbridge Heath played only their second game in six weeks, visiting Bosham in the Div 3 Cup Quarter Final. An under strength Heath side started at great pace and for the first 15 minutes and pinned Bosham in their own half. Then against the run of play, a long ball over the Heath defence saw the Bosham centre forward get wrong side of his marker and finished clinically. Heath responded by again raiding down both flanks, and within 5 minutes were level when Sultan got round the back to cross for Mortimer to force the ball home at the far post. Unfortunately within a couple more minutes the Bosham striker repeated his run and this time squared for a team mate to put the champions back in front. Heath then rode their luck for five minutes before ending the half, back on the offensive. But a lack of co-ordination led to the Bosham centre forward extending the lead with an unmarked header early in the half. With 17 year old Ollie Moore joining Grant Miller in the midfield, Heath gradually began to force Bosham back again. Hamilton was twice sent through by balls from Moore and Miller only to be foiled by a last ditch block and then see his cross shot agonisingly out of the reach of Sultan at the far post. Into the last ten minutes Heath came close through debutant Steve Tasker, before Ollie Moore spotted Mortimer’s clever run and found him with a delicious through ball that Mortimer finished clinically. The remaining minutes were hectic with Bosham trying to keep the ball, and Heath throwing men forward. In the end it was to no avail and Heath will look back on a sloppy 10 minutes in the middle of the first half that probably cost them a semi final place.

Green hold off rampant rivals
Barns Green were hoping to open up their 2011 league campaign away at Bognor but were foiled by the weather and as a result accepted a hastily arranged friendly away at Uckfield. Not for the first time this season it was the greens indiscipline at the break down that lead to the opening try of the game, a string of penalties were conceded and it was from the last one of these that the home full back cantered in for a converted score after a smart cut out ball from the eye catching home ten. Barns Green were not behind for long as a smart break at ten from the industrious Sam Callaghan lead to a try by winger Simon Jones he the benefactor of some good interplay between Nick Lewis and Tom Viney. Barns Green, six points down at the break, did themselves no favours when an “indiscretion” at a maul saw them reduced to 14. Yet Will Tidey added a great solo try to bring the visitors to within one point. A break from Pete ‘Tea-spoon’ Salkeld would prove to be the catalyst for the greens third try. His run led to a penalty, and Jamie Paige was driven over the line for a well deserved try. Chris Bailey added a superb touchline. With fresh legs on the field, Uckfield scored in the corner to take the score to 19-18 and Barns Green were able to hang on as the hosts pressed in the final minutes.

Harrow Boro’ Can it really be just 10 days since league leaders Sutton United were destroyed by a Horsham side playing with swagger and style? That would be one of the many questions posed by the Hornets supporters following this humiliating defeat at the hands of the division's form side who had the match wrapped up after a crazy opening 45 minutes. The memory of Saturday's loss at Aveley looked to have been erased after just 6 minutes when Gary Charman's bobbling effort gave the hosts the lead but that really was as good as it would get for John Maggs' men as Harrow levelled matters just 2 minutes later before going on to produce a stunning display of attacking
football that plundered 4 more goals before the break. It was Horsham who took the lead, when a quick break by Graham, on the near touchline, was continued by Jamie Cade and the ball fed out wide to Charman. A characteristic shimmy, a step inside, and the ball was nestling in the back of the net albeit via a kindly deflection that helped the mishit shot bobble past wrongfooted goalkeeper Nick Jupp. But you don't put together a 12 match unbeaten run without playing with confidence and Harrow shrugged off that setback to equalise when Dewayne Clarke's low cross was helped into the box by Rocky Baptiste who then despatched Hewitt's knock down into the far corner. Horsham's defence, so solidlooking just a few weeks ago, seemed in disarray and the Reds grabbed a second goal when Dewayne Clarke bundled his way through the flimsy rearguard, David Ijaha somehow scooped the ball into the net from near the penalty spot amid cries of
handball from the Hornets' defence. Moments later, the lead was extended when Ijaha had acres of space to cross from the right and McGonigle finished brilliantly, sending a shot in off the underside of the 'bar. Harrow made it four, when Baptiste peeled away from Carey on the halfway line and raced on to Nakashima's perfectly weighted through ball. Zawadski rushed out of his goal but was beaten to the ball by Baptiste who steadied himself before lobbing the ball into the unguarded net from 35 yards. It got worse for the Hornets though. Baptiste quickly released Nakashima only for the dangerous Japanese winger to have his heels clipped en route to goal by the retreating Hector and the young defender was off to enjoy an early bath for the second time in his brief Horsham career. Before the interval, Kennett erred when attempting to slip the ball back to his goalkeeper, gifting the ball straight to
Nakashima who had been afforded so much time by the startled defence that he could even pick himself up off the ground having slipped when trying to take the ball past the exposed Zawadski before lifting the ball into the net to make it an astonishing 5-1 at the interval. Maggs made a double substitution at the start of the second half with Ryan Woodford and Jack Page replacing Charman and Frankie Raymond but normal service was resumed. With such a commanding lead, Harrow - perhaps understandably - took their foot off the proverbial pedal. But in the final minutes Baptist completed his hat-trick from close range, before Hewitt capped a fine game by converting a low cross. A fluke result? Arguably not as Horsham's supporters stood to applaud the Harrow team off at the final whistle having become the first visiting side to score 7 goals at Horsham since Basildon recorded the same 7-1 scoreline in March 1984.

Junior training at BBH begins
Hard working Hotshots can’t see off Mid Sussex Horsham Hotshots were quick out of the blocks in their game against Mid Sussex, with a goal being scored by Will Salmon in the first five minutes. Mid Sussex did not know what hit them! They recovered quickly however, and stepped up their game coming back to level the score. Whatever the boys had eaten over Christmas seemed to have given them endless amounts of energy as the midfield battled tirelessly to regain supremacy over the opposition. Their hard work and dedication prevailed with a second goal being scored by Zac Chinn giving a 2-1 lead at half time. The second half continued at the same pace with dogged determination by both teams. Mid Sussex increased the pressure which Horsham resisted for as long as they could thanks to some incredible saves by Sam and some ungainly/uncomfortable sittings on the ball. Not to mention the nail

The drama continued as Mid Sussex responded during the final quarter of the game scoring again from a short corner. The final score was 3-3 which
was a brilliant result considering Mid Sussex are several places above Horsham in the league. The score was reflective on the sheer determination and hard work shown by both teams and a draw was a fair result. for Horsham in the first few minutes of the game. Horsham continually put the pressure on Oxted with most of the play being in the oppositions half. Three further goals for Horsham by Noah Chinn, Lewis Neal and Toby Lewis took us to half time. As soon as the second half began Horsham again put pressure on Oxted’s defence. The Horsham midfield worked hard to keep the ball in the oppositions half and when Oxted did make a break though they were stopped by a solid Horsham defence particularly Jon Kimber (man of the match) and George Comber, leaving very little in the way of work for Joel Chinn in the Horsham goal. This second half gave three further goals by James Rayward and Lewis Harvey (2) and a final score of Horsham 7 Oxted 0. A superb result brought about by the determination of the team balanced with some great hockey, and was a very well deserved win.

Holbrook Allstars Women’s Basketball team welcomed Crawley Ladies to the Holbrook Club for their first league encounter of 2011. Fielding a depleted squad of only 7 players against a full strength Crawley team, Coach Nick Probin had few options to play with against their local rivals. Despite an early outside 2 point shot from Sarah Storey, Allstars started sluggishly against the Crawley zone defence and couldn’t get into any meaningful offensive rhythm with the only other points of the 1st period coming from 3 free throws from Ana Sztancs following good drives into the key and a nice set shot from Jenny Webb. Trailing by 3 points going into the second period, Allstars then produced some of their best basketball of the season with a relentless display of flowing attacking play and solid defence. Storey set the tone with 2 outside buckets before Zoe Hall, Webb and Sarah Moloney all got in on the act tearing into the Crawley defence with incisive passing and movement to leave their opponents struggling to cope. This high level continued for the remainder of the half with ball handler June Goble directing the play to great effect and Allstars amassing an impressive 18 points to take a 7 point lead at the half. Crawley came out fighting in the third period and now it was Allstars turn to struggle against the intense defence that Crawley employed negating the strengths of Hall in particular who found herself double teamed with space at a premium. Poor defensive boxing out allowed Crawley to capitalise on their outside shooting and by the end of the third period Allstars were trailing 34-30 and looking a deleted team. However, inspired by Louise Popplewell, who opened the scoring in the fourth quarter, Allstars found a new lease of life with Webb again finding her
range and Storey being absolutely devastating inside and outside the key. Trailing by 9 points with 6 minutes to play, Allstars found their rhythm again and went on an inspired 10-0 run to take a 1 point lead with 3 minutes left. Both teams then traded buckets with the lead changing hands several times until finally Crawley found some breathing space when Allstars lost key defender Hall who was fouled out with 90 seconds remaining. With the clock running down, Allstars did their best to recover the deficit but finally came out narrow losers 46-50 in an enthralling and highly entertaining encounter.

On a blustery day, Robinson made easy work of the opposition with clinical finishing of the highest
order to seal a deserved 4-0 win against their league rivals. It’s a well known fact that strikers are nothing without good service, just ask Fer-
nando Torres, and No 9, Robinson will be the first to acknowledge the roll of his compatriots as he gorged on top notch deliveries for all three of his goals. The opener came courtesy of a devilish corner from Tom Whiting on the right. Just as a determined Chilt defender declared ‘I’ve got No. 9’, bang on cue, Robinson slipped his so called marker to meet the ball beautifully and power his header past a hapless keeper. supremacy. The visitors did manage to build phases and fire of a few half chances, but, good pressing from Cowfold coupled with the high winds made it a laborious assignment to watch and an easy task for ‘Fold to repel . With the hard work done in the opening period, the home side took their foot off the gas in the second half and the game began to fragment. The visitors again produced a few half chances and long range efforts, but, Cowfold’s stick man, James Fisher, was having a particularly quiet afternoon. And all of West Chiltington’s endeavour in the second half counted for nothing when Robinson popped up to score his 3rd right at the death. Making sure he walked off with the match ball, he produced arguably the finish of the game, expertly guiding the
ball into the far corner from Dan Dalton’s pin point cross and finish-
ing off what
must have been a frustrating afternoon for the visitors. Keith Tomsett, the Chilts beleaguered boss said of the game: “The score line was slightly flattering, but our performance was below par today. We’re still in the mix and we’ll keep fighting till the end of the season and see where we’re at.” The win for Cowfold ensures their unbeaten home record remains intact. They’ve only lost one all season and it’s easy to see why. Steve Whiting has built up a powerful unit who play to their strengths and have a decisive instinct for goalthey’re a tough nut to crack. He spoke of the performance: “We settled well into the game and took control after the first went in. “We had to work hard defensively in the second half so it was great to nick one at the end.”
