House buying tops the table of ‘most stressful life experiences’ with almost one in four (24%) of homeowners describing it as the most demanding and worrying thing they have ever done, according to research from Unbiased.co.uk To compound this, it is still first time buyers who are often hardest hit as they need a substantial deposit merely to get on the housing ladder and a significantly larger deposit if they want to access the best rates. According to creditaction, the typical first time buyer deposit in January was 25%
(£38,348), with the average first time buyer loan being £115,044 equating to an average of 3.08 times their income. The reality continues with a YouGov survey revealing that 86% of 18-30 years olds, who do not own their own home, could not currently afford to buy one even if they wanted to, despite recent falls in house prices. A massive 83% of 18-30 year olds also thought buying a new home was now becoming more of a dream than a reality. But that shouldn’t be so! With the recent suspension of Stamp Duty below a purchase price of £250k, the current lower property prices and with more and more lenders looking to assist First Time Buyers with high loan to value mortgages plus other options, including Guarantor mortgages and Shared Ownership schemes, you really need to do your research. Meanwhile, according to the latest Halifax House Price Index, house prices increased by 1.1% in March, partly offsetting February’s 1.6% fall. This rise was the eighth in the past nine months, taking the average house price to £168,521 So, whilst it is great that house price confidence appears to be on the increase, we still need lenders to provide
the mortgage financing required to support it by helping the first timers to get on the ladder and thus helping to stimulate higher levels of purchase transactions. Although, more recently, we have seen signs of some smaller lenders showing an appetite to lend and provide innovative solutions. Have you heard of ‘Complex Prime’ mortgages? These are designed for applicants who, for whatever reason, fail to match up to a lenders ‘black box’ credit scoring system through lack of credit, not on the voters role, etc. The applicants must have a clean credit history, be able to prove affordability and the maximum loan available will be 75% of the property value. An increasing number of smaller lenders are now manually assessing such cases. It is definitely worth a call to see if this fits your personal needs. Finally, Tesco Bank has confirmed plans to launch its own mortgage range by the end of 2010 as it eyes up building the brand into a fully-fledged retail bank. So, whilst you are picking up your cornflakes, butter, bananas and sausages, you can soon throw a mortgage into your basket as well. I wonder if it will have a barcode so you can scan it in at the self-service check out?

The election will be dominating proceedings and it is therefore no surprise that the Bank Base Rate has once again been retained at half of one percent (0.5%) for the thirteenth month. It has been reported that growth in the UK economy appears to be performing better than many of our competitors and inflation has recently reported to have fallen back from the 3.5% to 3%. The early part of April has seen a drop in the number of mortgage products typically available from the numbers witnessed in early to mid March. Although overall product numbers have reduced marginally, a number of lenders have continued to cut the rates on their headline products thereby continuing to offer some great deals to prospective borrowers. Product numbers in the all important first time buyer sector (90% LTV) have actually increased slightly from last month although it must be said that lenders both in this sector and in general remain very cautious in their assessment of a borrower’s suitability. has had further support with the surprise announcement in the recent budget from the Chancellor of the waiving of Stamp Duty for all first time buyers for property purchases up to £250,000. With the recent end of the previous stamp duty holiday at the end of December 2009, many would be first time buyers will have felt that they had missed out on the savings that the stamp duty holiday offered. The new initiative now potentially provides them with up to an extra £2,500 that they
can use to contribute towards their property purchase price or put towards conveyancing costs, valuation and survey fees, mortgage application fees, removal costs etc. This additional financial incentive for some may also mean being able to take out a mortgage at a lower loan to value and as a consequence pay a reduced rate of interest. Re-mortgage levels continue to remain steady but lenders are continuing to sharpen their propositions to attract new borrowers in this area. Borrowers during March
continued to favour tracker (variable rate) mortgages slightly over fixed rates with approximately 54% opting for trackers versus 46% choosing fixes but as we draw nearer to an inevitable rise in interest rates we do expect to see more borrowers opt for fixed rates in future.
