Champagne on Ice Realistic estate agents are putting the champagne back on ice for a little longer. For a while many people thought that a buoyant property market had returned. In many places prices had regained their pre-2007 levels and there was strong demand. However, it would be foolish to ignore the many signals we have. In the market, all is not quite as rosy as it was. Demand has slackened off; mortgage lending is at a six month low; harsh economic measures are ahead and, despite low interest rates and helpful noises from the IMF that the British economy is looking better, few are deceived into thinking that the next 12 months or so won’t be a challenge for most of us. In property it is both nicer and easier to give and receive messages of optimism and assurance. No one ever wants to hear from a pessimistic estate agent. But then no one wants to hear from a stupid one either. For buyers
with cash, or enough deposit to take advantage of some very good mortgage rates at the moment, this is a great market with lots of choice and a good degree of negotiating room. As a Landlord I am aware that I have to have an annual gas safety check carried out in my rental property however is there any legal requirement for the electrics to be checked?
There seems to be some confusion with respect to electrical regulations – although there is no legal requirement for a certificate as there is with gas – the electrics must still be safe. The law requires that any Landlord letting a property must ensure that the electrical system and all appliances supplied are safe – failure to comply with the Electrical Equipment (Safety) Regulations 1994 and The Consumer Protection Act 1987 is a criminal offence and may result in: A fine of £5,000 per item not complying Six months imprisonment Possible manslaughter charges in the event of deaths The Tenant may sue for civil damages The property insurance may be invalidated
The Health and Safety Executive enforce the regulations but it can be extremely difficult for Rental Agents to sell the concept of an electrical check to their landlords as it cannot be stated that legally a certificate must be provided. However, how can any Landlord possibly know the answer to the ‘safe’ questions without an electrical check? Safe questions: - Is the electrical installation safe? - Are all electrical appliances safe? - Are the tenants safe? - Is the landlord safe from prosecution? - Could the landlord make a claim on his insurance in the safe knowledge his insurers will meet it?

The conveyancing process is basically in three parts for a freehold transaction. When you instruct your solicitor you will sign a letter of engagement. • • •

Fowlers, the West Sussex estate agent in Storrington, Pulborough and Billingshurst, raised over £800 for Macmillan Cancer Support at their first ‘World’s Biggest Coffee Morning’ fundraiser on Friday, 24th September.
The Company signed a corporate charity partnership agreement with Macmillan last month and will donate a percentage of their commissions over the next year with a view to raising more than £5,000 for people affected by cancer in West Sussex.
The gap between property prices in the north and south of England will widen due to impending government cuts. That is the view of Lucian Cook, director of Savills, who said the geographic price divide will get bigger because of the slow pace of the economic recovery.
"What you tend to find is that in the early part of a housing market cycle, quite a significant gap opens up between the north and the south," he added. The north normally outperforms the south during the second half and this looks likely to occur over the next 12 months, Mr Cook remarked.

Truly an all round service Sophie continues to offer a great service and her business is going from strength to strength, her most recent introduction to a property is Mark Mink and Fre Rammeloo, both originally from Holland.
“as you can imagine our opinion of Letting Agents was not good”.
The couple have lived in many parts of Europe as well as the North of England and due to work commitments they have moved to West Sussex and settled in the village of Warnham. “we where so used to living in town and city locations we felt it was time to settle down in a nice quiet village”, says Fre.

Their last property was near Liverpool so when searching for there new home here in Sussex, they had to endure an 8 hour round trip, “the search was becoming a bit of a chore to say the least” comments Mark, “It seemed we where constantly battling with the Letting Agents to arrange convenient times for us to view and always felt they were too busy to spend time with us, the last straw was when we made the journey down to view a property in Horsham and when we arrived we were informed it had already been let”, adds Fre.
