Rise in rents?

People who live in rented accommodation may soon have to fork out more cash, as a new survey has revealed 41% of landlords in the private rented sector plan to increase the amount they charge. According to the report from The Paragon Group, 45%of respondents also forecast growing demand by consumers in 2011. A total of 55%of those quizzed admitted they plan to keep leasing costs at their current levels, while 4% noted they will reduce the amount. Chief executive of the organisation Nigel Terrington said proprietors are in a "strong position" at the moment because demand outstripped supply in 2010 and that trend looks set to continue in 2011. “There continues to be a lack of finance available in the UK mortgage market, meaning that many potential buyers are opting to rent instead,” he added. And operations director at the Association of Residential Letting Agents Ian Potter also recently claimed more individuals will be looking to rent this year.

I’m a first time buyer, how can I improve my chances of obtaining a mortgage?

Many potential home owners believe that 2011 could be a good time to purchase their first property. With house prices reducing to levels not seen for many years and interest rates at record lows, the assumption would appear correct. Job security is obviously a concern for some, but the main stumbling block could be securing the funding. I don’t expect the recent rise in VAT to have an adverse effect on the housing market lenders are still more concerned with the risk of lending and the price of money on the swap markets. At present Banks and Building Societies are adverse to any type of excessive financial risk. They are also acutely aware that the advice of the FSA is for lenders to be responsible in their lending. No one wants to see a repeat of the banking crisis and in my opinion we are not going to see the return of volume lending at 95% for many months, or even years to come. This all poses a problem for a first time buyer. On the risk front the lender can’t refer back to a track record of mortgage payments and even if you have been renting proving affordability of mortgage payments can still be difficult. On the deposit front (especially with house prices in West Sussex being above the country average) a greater emphasis is placed on the size of the deposit and also how it has been accumulated. However, there are many things that first time buyers can do, to improve their chances of a mortgage application being accepted. Firstly is your deposit. The larger the deposit the less risk to the lender, so the better your chances of the application being accepted next and very importantly is your Credit Score. Make sure all current financial commitments are up to date and paid on time. Also the conduct of your bank account make sure there are no refused direct debits or bounced cheques. Ideally, make sure the balance is in credit, but certainly never over an agreed overdraft limit. Your employment history is also important. The more stable your employment history the better. Somebody that has only been in their job for three months will be deemed high risk. Next is the Voters Roll. Make sure you are registered at your current address. The fewer addresses you have lived at in the past three years, the better. Finally your documentation. Make sure you can provide evidence of all income’s that you receive. Also have at least two forms of identification and at least three months bank statements available at the time of your application. In summary First Time Buyers are having applications granted by Banks and Building Societies, but applying to the right bank in the right way is of paramount importance. My wife and I are buying a 1970’s detached house in Billingshurst. We are having a mortgage valuation, but do we also need a RICS Homebuyers survey?

Failing to have a survey could cost more than you bargained for. The Royal Institute or Chartered Surveyors (RICS) recommends all homebuyers should have a survey before purchasing property, whether it is a house or flat. Homebuyers in England are facing bills for thousands of pounds by failing to have a sufficient survey of their property before purchase, according to new research from RICS. The research identified that a quarter of all homebuyers who only had a mortgage valuation report had to make unplanned building works to their property after purchase. On average, the bill for these works, such as damp proofing or repairing a roof, came to £1,800 – but the cost can be much higher. Home surveys help buyers make informed decisions on whether to go ahead with buying a property, before legally committing themselves. Despite their importance, many buyers remain confused about surveys. A mortgage valuation report is often wrongly assumed to be a building survey. Actually, it is purely an indication of the property’s value for loan purposes, prepared for the lender, not the purchaser. Most importantly, it won’t uncover any potential problems. However, when questioned, 58 per cent of respondents wrongly believed a valuation report included the building’s condition, including searching for damp and structural movement. A further 31 per cent were mistakenly under the impression it included advice on any legal issues a solicitor should investigate. Even if you are paying for a mortgage valuation report, RICS still recommends you arrange a survey with your own surveyor. There are two options available; an RICS Homebuyer Report, which provides an inspection and report on the property’s condition, plus a valuation. A building survey is more detailed, and may be the best option if the property is in a bad state of repair, has been significantly altered, or if you are planning a major conversion or renovation. A survey might just be able to help you get a better deal on your property, too. 76 per cent of those questioned agreed that a more comprehensive survey could potentially allow you to negotiate a better deal with the seller. In difficult economic times like this it makes sense to ensure you are getting the best possible value when purchasing a property. No one wants to find a nasty surprise down the line, or pay over the odds for a property that needs lots of work. A survey not only gives you a price valuation, but also a detailed report of the state of the property. Armed with this information you are in a much stronger position to decide whether to proceed with the purchase, or negotiate a better deal. Busy times for the rental market Kathy Taylor

If the lettings market in Horsham during 2010 could be summed up in a single sentence it would be “Too many people wanting to rent – not enough properties to go round!” So says Kathy Taylor, senior branch manager of Leaders Ltd, specialists in residential property letting and management. According to Leaders, tenant demand was strong all year, particularly for good quality two and three bedroom houses. Despite the disparity in demand and supply, tenants remained choosy over the standard of properties – as in previous years the key to a quick let in 2010 was good location and presentation. décor, quality carpets/flooring, modern kitchens and bathrooms, and gas central heating, have been attracting tenants. In terms of location, properties within walking distance of the town centre and mainline station remain very popular, as well as those situated north of the town centre offering good road links to the M23, M25, Crawley and Gatwick Airport. In numerous cases rents have increased over the year and with a strong tenant demand it is an ideal market for buy to let landlords. So, what will 2011 bring? VAT free fees mean it’s not all gloomy This month’s increase in VAT has been a hot topic for many people over the past few days, hitting most of us hard just as we recover from the expenses of the festive season, but it is not all doom and gloom. House price drop Halifax figures show monthly and annual fall in house prices.

Property values in the UK dropped by 1.3% in December, according to the Halifax house price index. This fall comes as a contrast to figures released this time last year, when monthly

costs had climbed by one per cent and buying a home was 3.4% more expensive. Taking into account an annual decrease in property values of 1.6%, the average cost of purchasing a house is now calculated at £162,435. Martin Ellis, housing economist at the bank, expects any further movement over 2011 to be limited, saying: “Interest rates are likely to remain very low for some time. “This will continue to support a favourable affordability position for those entering the market.”

The National Association of Estate Agents (NAEA) pointed out that considering there are not too many properties on the market it is "crucial" sellers price their home competitively.
