The Water Wheel The Water Wheel
Spring 2023
Spring 2023
We hope that everyone is enjoying the warmer weather. This is a good time to enjoy a nature walk to see our lovely community. A nature walk will be a great way for residents to explore the community. It is also a good opportunity to promote green practices, recycling, conservation, and keeping the community clean in general.
SCHOOL DANCES AND GRADUATIONS ARE BEING PLANNED!
If you have a graduate this year, you may put out signs of Congratulations for your graduate on the front lawn! These signs can be displayed for two (2) weeks during the graduation week and the week following. If anyone is having a graduation party and would like to reserve any of the pavilions, please get your requests in now. Graduates can include Kindergarden, Grade School, High School and College or Trade School.
We would love photos of anyone who has a student graduating this year to feature them in our next Water Wheel Edition! So send those photos to Carolyn.O’Camb@fsresidential.com.
We love our community! : If you have any creative ideas for our community, we would love to hear from you!
Safety in our Community : As we would all like to keep Mundy Mill safe. There are a few things that you can do as a part of the community.
Street Light Outages : If you see a street light out, it is a simple fix. Jackson EMC has a hotline to report street light outages. Simply get the number off of the pole that is out and call (770) 536-2415. They will take the information and then dispatch someone to come and fix the light.
Known thefts or suspicious activity: Call the Police! We do have police patrolling the community. However, the patrols will increase if there are reports of known thefts or suspicious activity.

discovered something incredible and downright adorable— there are rare cats living on Mount Everest. The Pallas’s cats, also known as manuls, somehow managed to remain undetected until 2019. There are at least two of them living somewhere along Mount Everest’s Southern Flank. The discovery is extremely valuable for researchers and conservationists worldwide and insanely cute for everyone else.
Pallas’s cats are about the same size as regular house cats with a few adorable differences. Their legs are very short and their fur is thick and fluffy, making them look like chubby little stuffed animals. They’re actually smaller and lighter than they look, as they’re mostly all fur, which insulates them from the cold. Climbing rocky crevices and cliff faces is easy for them, so it makes sense they’d pick somewhere like Mount Everest to live. These wild animals are aggressive and definitely can’t be kept as pets, but their pictures alone are enough to spread massive amounts of joy.
Their wide faces and big ears make them look like cartoon characters, just hopping around Mount Everest, minding their business.
“It is phenomenal to discover proof of this rare and remarkable species at the top of the world,” Dr. Tracie Seimon of Wildlife Conservation Society’s Zoological Health Program said in an article for Wildlife Conservation Society. Future research will help determine exactly how many Pallas’s cats are living on Mount Everest, and will help protect them so they can continue to live their best lives.

Most exterior projects that are performed to a home or lot require prior approval from the Association. You should contact your management team with any questions you might have.
As a reminder, the ARC process is outlined below.
Please read over the Guidelines and Procedures in your Covenants
Process
• Complete Architectural Modification Form
• Gather required supporting documentation and photos (including
• TRASHCANS
your survey/plat of your property)
• Submit Application and supporting documentation to the Property Manager or Assistant - PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE YOU PUT ON THE ARCHITECHTURAL MODIFICATION FORM.
• Applications should be submitted at least 45 days prior to your start date for your project
The application can be obtained on the Mundy Mill Web Portal or you can request a copy of the application from Ruth Banford or Carolyn O’Camb.
We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are:
Trashcans and Recycling cans must be stored out of view from the street or neighboring properties.
Please keep your property in a clean, well-kept manner (yard tools, debris, etc. should be removed promptly). This is including the rear of your home when your yard is visible from any street or neighboring property. The exterior of your home (including the roof) should not have any rotting wood, missing shutters, peeling paint, mold or any other unsightly conditions;
Please ensure that your lawn has been properly treated for weeds and fertilized; lawn maintenance should occur on a regular basis and your lawn and landscape beds should be free of weeds and grass and enough pine straw or mulch should be installed at least twice per year;
• vEHICLES AND PARKING
Vehicles must be parked in garages or driveways and may not be parked elsewhere on the property. There is no parking on the streets. Unlicensed or inoperable vehicles are considered a nuisance and must be removed.
Yard signs are not permitted unless otherwise authorized by the HOA. If you have a contractor working on your home, please make sure they do not place a sign in your yard.
• PETS
All pets should be leashed or otherwise controlled by the owner when outside a home and shall not be allowed to become a nuisance by barking or other acts. Owners must clean up after their pets.
Please submit a modification request for any changes to the exterior of your home.
ingredientS
• 6 slices thin bacon, cut into 1-inch pieces
• 1 whole medium onion, diced
• 3 whole medium carrots, scrubbed clean and diced
• 3 stalks celery, diced
• 6 whole small russet potatoes, peeled and diced
• 8 cups low sodium chicken or vegetable broth
• 3 tbsp. all-purpose flour
• 1 cup milk
• 1/2 cup heavy cream
• 1/2 tsp. salt, more to taste
• Black pepper to taste
• 1/2 tsp. Cajun spice mix
• 1 tsp. minced fresh parsley
• 1 cup grated cheese of your choice
inStructionS
1. Add bacon pieces to a soup pot over medium heat and cook bacon until crisp and fat is rendered. Remove the bacon from the pot and set it aside. Pour off most of the grease, but do not clean the pot.
2. Return the hot to medium-high heat and
add the onions, carrots, and celery. Stir and cook for 2 minutes or so, then add the diced potatoes. Cook for 5 minutes, seasoning with salt, pepper, and Cajun spice.
3. Pour in the broth and bring it to a gentle boil. Cook for 10 minutes, or until the potatoes are starting to get tender. Whisk together the flour and the milk, then pour into the soup and allow the soup to cook for another 5 minutes.
4. Remove half to 2/3 the soup and blend in batches in a blender/food process until completely smooth. (Note: Use caution when blending hot soup; if possible, allow the soup to cool before blending.) Pour it back into the soup pot and stir to combine. Let it heat back up as you taste for seasonings, adding more of what it needs. Stir in cream, then stir in parsley, reserving a little for garnish.
5. Serve in bowls garnished with parsley, grated cheese and crisp bacon pieces.
By Ree DrummondingredientS
• 1 whole cut up fryer chicken
• 2 stalks (to 3 stalks) celery, chopped
• 3 whole green onions, chopped
• 2 cups (to 3 cups) grapes, halved
• 1/2 cup mayonnaise
• 1/2 cup plain yogurt or sour cream
• Juice of lemon
• 1 tbsp. (to 2 tablespoons ) brown sugar
• Kosher salt to taste
• Fresh ground black pepper to taste
• Small handful of fresh dill, minced
• Cayenne pepper, to taste
• 1/2 cup slivered almonds
inStructionS
1. Rinse chicken thoroughly and place in a large pot of water. Turn on the heat and bring to a boil.
2. Reduce heat and simmer until chicken is done (about 45 minutes to an hour). When you are ready, remove the chicken from the pot and place on a plate. With your fingers or a fork, pull all of the meat off the bones, chop into bite-sized chunks and set aside.
3. Chop all of your fruits and veggies and place them in a bowl with the chicken.
4. In another bowl mix mayonnaise, yogurt (or sour cream), lemon juice, brown sugar and salt and pepper to taste.
5. Add the dill (or oregano or cilantro… whatever makes your skirt fly up) and if you’re feeling a bit brazen throw in a dash of cayenne pepper.
6. When the dressing tastes just right (you must taste test for appropriate saltiness especially), pour it over the chicken/ veggie/fruit mixture and stir gently until everything is thoroughly mixed. Stir in the almonds. If you are feeling naughty, add a sprinkling of bacon bits.
7. Allow the salad to chill for several hours (or even overnight). Serve on a bed of lettuce or in a sandwich or heck, eat it straight out of the bowl with a serving spoon. Try it soon—you’ll love it!

We understand it has been four (4) months since the holidays, but unfortunately, due to the timing of our submission of the quarterly magazine, it was too late to get our winners in the January edition.

Once again, the HOA of Mundy Mill is excited to hold it’s semi-annual yard sale!
Clean out those closets! Clean out those garages!
All residents who are participating should set up for 8:00 a.m. and have everything taken down and stored in their garages by 8:00 p.m. Please don’t leave any trash out or remaining items.
You may recall Mundy Mill had it’s first ever Best Landscaped Yard Contest!
We are bringing it back for 2023!
We will acknowledge three (3) properties again! The owner’s of each home will be named and announced in our Summer Edition of the Water Wheel Magazine. The homeowners will receive a sign to proudly display in their yard to let their neighbors know they have one of the top yards in Mundy Mill!

You can save a lot on the extent of necessary painting and repairs by catching failure early. Keep a close eye out for spider cracks, fading, and on the overall health of your older paint in particular. (**Please remember all painting projects require prior approval. An Architectural Modification application must be submitted.)
Did you know that routine pressure washing will increase the lifespan of your paint and stain? And, it can transform your exterior surfaces, washing away corrosive residues, mold, mildew and more from your deck, patio, walkways, driveway and siding.
There are many benefits to using pine straw as natural garden mulch. First and foremost, pine straw is a natural by-product; meaning pine straw is discarded by pine trees naturally.
Pine needles (straw) help provide excellent growing conditions for healthy trees, plants and shrubs.
Pine straw and mulch installation are essential to the survival of your landscape during a drought. They will reduce the amount of water that evaporates from your soil, greatly reducing your need to water your plants.
Pine straw and mulch improve the quality of your soil by breaking clay and allowing better water and air movement through the soil. Also,
mulch provides nutrients to sandy soil and improves its ability to hold water.
Pine straw and mulch keep weeds down, and the weeds that do grow are much easier to pull.
They are also a great deterrent against weeds, insects and rodents.
Proper pruning of landscape trees improves their structural strength, maintains their health, enhances their beauty and increases their value. Landscape trees not only make homes and communities more beautiful, but they also improve our environment and can increase the value of a property up to 20 percent. Trees are truly assets that need to be enhanced and protected. Proper pruning is definitely a worthwhile investment!
