The Board of Directors continues to meet every 3rd Thursday at the Lodge at 7pm. We encourage the community to attend, observe, and participate in the management of the HOA. See below for some highlights of the exciting developments currently occurring in our community!
FINANCE COMMITTEE
Windermere HOA remains fiscally strong. Windermere HOA finished 2022 with a surplus of $42,000, which we will use to offset our 2023 projected budget deficit. We have engaged the services of our CPA to perform a full audit for 2022. This is done every other year with a CPA financial review in the off year.
LANDSCAPE
Rejunative pruning has been completed throughout the community and we are currently working on limbing up trees. Pine straw has been installed. We’re confident the results, come spring, will be beautiful!
TENNIS
Replacement windscreens on order. Courts 3 & 4, 5 & 6 resurfacing with crack repair to be completed in May. LED light project for the pickleball courts has been completed.
POOL
All new Tropitone pool furniture has been delivered. The sand filters have all been changed. Everything is on schedule for our May opening.
ARC
The ARC Committee appreciates the response from the community in helping us maintain our beauty. The Committee has approved changes to the tree removal guidelines and street tree replacement. Please see updated ARC guidelines here
SOCIAL/LODGE
The fitness center has a new look and new equipment. The next social event is the Easter celebration on March 25.

Please remember there are multiple tools at our courts to help dry your courts. They each serve a specific purpose, so in order to extend the life of these tools, please use them accordingly.
Upon arriving at your wet court, please use a roller or pull squeegee to spread out the large amounts of collected water. The BATT towels are to be used once the water has been dispersed to help dry the court in a more efficient manner. Why is my cat so
Grumpy?
CATS ARE FUNNY. While most are very sweet and gentle, there are many who prefer their independence and simply want to be fed and left alone.
I personally had an extremely moody cat years ago who began as a very loving kitten. I have no earthly idea how he developed such a crazy personality over time, but he definitely freaked me out on occasion. I had to end up closing my bedroom door at night because when my alarm went off, he would attack my feet (under covers, thank goodness). It was bizarre. I did some research from a veterinarian and learned more about “grumpy cats.”
HERE ARE A FEW REASONS
YOUR CAT MAY BE GRUMPY:
• General health issues;
• The cat could be overwhelmed by change;
• They could afraid;
• They may need more stimulation.
You’ve probably been around a cat who suddenly bats at you when simply stroking his belly even after you hear him purring. Living with a moody cat requires a lot of patience so you must pay attention to a few things.
First, it’s important to say that cats can change their moods for a specific reason such as moving to a new home, the arrival of a baby, the arrival of a new cat or a dog, the presence of a disease or because they are simply born like this. Often he will return to his usual behavior after a big change but if not, it’s wise to make a vet appointment for an overall health check.
If he is generally just not a happy camper overall, you need to adapt to his moods. Distinguish when he is willing to play or
interact and when he is not. When you sense aggression, simply leave him alone. Maybe he is the type of cat who needs more attention or stimulation. Try kitty toys and see what happens.
The changes in a cat’s mood can also be affected by his diet. Maybe your four-legged friend is bored with his food. Unless he’s on a special type of meal plan, try offering another brand or flavor into his world. Funny how he can turn on his charm when hungry while rubbing up against your legs, but after eating, he may vanish and resort quickly to his same moody little self.
The moment you should never disturb a cat who has mood disorders is at bedtime. Often we tend to pet a cat when he is relaxed, however, these caresses may annoy him. Always observe his tail if you place your hand on him. If it moves quickly from left to right, you better escape.
The three most common behavior problems are house soiling, aggression and scratching. Cats don’t always forgive. Once they feel a person is causing them anxiety or hurt, they keep their distance.
Try to keep your cat’s environment as calm as possible and make sure these are places where they feel safe. Sometimes confining them to a single room with a litter box and bedding can help them to feel settled and comfortable.

Section 1.01 Modifications Requiring Approval
Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC.
Section 1.02 Submittals
(a) Process
A three-step process as follows:
(i)Complete online Application for Modification form
(ii) Gather required supporting documentation
(iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE
RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM
(b) Fee for the process
There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved.
Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order.
If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted$100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed.
Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

SWIM TEAM NEWS
Come join us in the swim team fun this summer. Registration for the 2023 season is now open! We are excited to have Southgate resident Lizzie Ryan return as our Head Coach this season - Lizzie is a freshman and collegiate swimmer at Lenoir-Rhyne University.
The Waves swim team is a recreational team open to all children 5 years or older who can swim 25 yards unassisted. We focus on building stroke technique, team camaraderie and enjoyment for the sport. Swimmers will learn how to do all 4 strokes - freestyle, backstroke, breaststroke and butterfly (freestyle and backstroke only for 6 & under age group).
Swimmers will also enjoy fun activities such as treat days, “Fun Friday’s,” themed meets and swimmer of the week awards. Waves practices begin on May 8th and continue through the end of June. Swim meets are usually held every Thursday in June (5:30pm start time) at local Forsyth County neighborhoods with 2-3 meets taking place at home in Windermere.
Not quite ready for swim team? We also have a Ripples program for younger swimmers (4-6 years old) with whom our coaches work closely learning water safety, floating, kicking and basic stroke work. Ripples is a 4-5 week program that begins on May 30 after school is out.
Please see our website for registration links. Registration fees, tentative practice and meet schedules, volunteer requirements and general team information are also available on the website. Registration fees include a team T-shirt (must register by April 30), league fees, team celebrations/ treats and end of season banquet.
For the Ripples feeder program ONLY, there are a limited number of spots available and registrations are processed on a first-come, first-served basis so please register at your earliest opportunity if interested. Registration is open to Windermere residents first through March 16.
There will be a parent drop-in meeting and swimsuit fittings on March 29 from 5:30-7:30pm at the Windermere Lodge. The 2023 parent information with all topics for the season will be available for review on our website and parents are encouraged to drop-in with any questions they may have during this time.
Our swimsuit vendor, Reddiset, will also be on site for swimsuit fittings and purchases. Links to purchase the swimsuit will be available on the website if you are unable to attend.

Annual Pool Stickers
All residents who have paid their full annual assessment ($1,400) for 2023 and have a zero balance on their account may begin claiming their pool stickers now.
When receiving your pool stickers, you will be asked to acknowledge that you have read and will comply with the Pool Rules. The current pool rules and acknowledgment form are available on our website by clicking here .
Please complete the Acknowledgement in its entirety and bring it with you to the Lodge when you pick up your stickers. Please note, the form must be signed by the homeowner. Children, nannies, and other relatives are not able to sign the form in place of the homeowner.

THURSDAY IS PICK UP DAY
We have been informed by Red Oak Sanitation they are no longer able to support the small tub size recycling bins. Please contact Red Oak at 770-536-7868 to schedule for them to swap out your bin to the 95 gallon container. This is due to the transition of Red Oak using an automated truck for recycling services.

Although we have increased gym cleaning by our professional cleaning company to 3 times per week, as a courtesy to other residents of your community, please remember to always clean equipment before/after usage, and employ social distancing. The Lodge is generally available for rental for private events by Windermere owners Weekdays (Monday-Thursday) and Weekends (Friday-Sunday).
