BOARD OF DIRECTORS UPDATES

The Board of Directors continues to meet every third Thursday at the Lodge at 7pm. We encourage the community to attend, observe, and participate in the management of the HOA. See below for some highlights of the exciting developments currently occurring in our community!

FINANCE COMMITTEE

Our Current YTD Operating Revenue is above budget. Funds have been deposited into the Reserve Accounts so the Reserve Funds obligation for 2023 has been fully satisfied.

LANDSCAPE

Irrigation repairs have been made and spring flowers have been installed. The enhancement project on the slope in between the pool and tennis courts has been completed as well as the drainage project for the basketball courts.

TENNIS

Courts 3 & 4, 5 & 6 resurfacing has been completed. Tennis pavilions to be pressure washed in two weeks.

POOL

The pool is open and we just completed waxing the water slide.

ARC

We will be transitioning to a web-based platform for all ARC modification requests called Smartwebs effective in June. Additional information will be emailed out to all owners.

Congratulations to all the ALTA winners!

Congratulations to the division winning Sunday Women B-5 team captained by Joely Rathbun. Big congrats to the Sunday Women B-1 team captained by Jen Schachte. They advanced to the City Finals by winning the 3rd round of playoffs on Mother’s Day.

In addition, Windermere also sent two division runners-up teams to the playoffs. The 55+ Senior Women B-5 team captained by Claudine Lefrancois had a great season, playing their very best at every match. They played through to the first round of playoffs.

They will be looking for additional players to add to the roster for the Fall season, see please contact windermeretenniscmt@ gmail.com if you are interested in joining.

The Mens B-5 team captained by Tim Freet took 24 points during the regular season finishing as the division runner-up and playing through to the second round of the playoffs.

Windermere welcomes Coach Greg to Bobby’s full-time coaching staff

Coach Bobby is excited to announce Greg Caccia will be joining our staff on a full-time basis beginning June 5.

Most of you have gotten to know Greg over the past several years while coaching part time at Windermere.

Greg is a USPTA Pro 1 certified instructor, with thirty plus years coaching experience. He is also a highly skilled player who still competes on a national level with many ALTA City Championships to his credit. Greg was also a member of the 1996 US Olympic squad playing Team Handball during the Atlanta games.

Please remember there are multiple tools at our courts to help dry your courts. They each serve a specific purpose, so in order to extend the life of these tools, please use them accordingly.

Upon arriving at your wet court, please use a roller or pull squeegee to spread out the large amounts of collected water. The BATT towels are to be used once the water has been dispersed to help dry the court in a more efficient manner. Please watch this quick video on the proper way to use the BATT towel here: battowel.com/video

Please remember to hang the squeegees and BATT towels back up on the inside of the fence when you have finished using them.

How to care for your aging pup

Everybody gets old including our pets. It’s never easy to watch our vivacious little puppies become “senior citizen” dogs. While we as humans can express our aches and pains to a doctor, our pets can only show it through various signs. The more tuned in we are to the typical indications, the sooner we can help them age gracefully.

PHYSICAL SIGNS

Cloudy eyes or difficulty seeing. Eye cloudiness can happen so gradually that we may not even notice. It could just be a sign of cataracts or an eye disease. He may be bumping into things or this could be actual vision loss.

HORRIBLE BREATH

Awful breath may indicate gum disease, tooth decay or an infection. As they age, fighting off an infection is much more difficult.

SLOWING DOWN/DIFFICULTY GETTING AROUND

Very common to see them struggling with steps or even getting up from a nap may become challenging. You may notice weakness in their back legs which could be arthritis or a degenerative disease. HIs exercise routine will need to be adjusted.

NEW LUMPS & BUMPS

Some dogs are prone to fatty lipomas, but keep an eye on any and all lumps under the skin as they age. Make sure they are not malignant tumors.

CHANGE IN WEIGHT

Often older dogs gain weight with less exercise. However, they may also begin to lose weight. Could be a result of reduced muscle mass, decreased appetite, poor absorption of nutrients or digestive illness.

INCONTINENCE OR DIFFICULTY “GOING”

If he suddenly seems to forget his housetraining or seems to strain when urinating, it could be signs of a UTI or a kidney disease.

BEHAVIORAL AND MENTAL SIGNS

CCDS, or Canine Cognitive Dysfunction Syndrome, affects 14 to 37 percent of dogs over 8 years of age. Similar to Alzheimer’s in humans, CCDS can bring about these changes:

• Fear of people or objects;

• Changes in sleeping;

• Waking cycle including restlessness or pacing at night;

• Increased barking and vocalization;

• Repetitive or compulsive behaviors;

• Forgetting commands and cues that were once familiar;

• House soiling;

• Increased anxiety;

• Confusion and disorientation;

• Marked change in activity level.

HOW CAN YOU HELP?

The most important thing you can do is talk to your vet when you see the above changes. Let him/her help you make decisions about changes in diet or exercise, changes you can make around the house or the daily routine.

Often a pet owner’s greatest fear is having to make a decision about their pets’ end of life and that fear may make an owner unwilling to see the vet. Our dogs give us years of love and loyalty and we need to make their golden years as enjoyable as possible.

Annual fireworks celebration

JOIN US FOR OUR 9TH ANNUAL FIREWORKS CELEBRATION!

This is our largest and most popular event here at Windermere! Arrive as early as 6pm to claim your seat! From 6pm-9pm, June 23 we will have a DJ with activities, games, and more.

The Bubble Lady will also be back in attendance!

The fireworks show will begin at dusk! Spectators will be able to watch in marked off areas in the pool and on the field. Seating is first come first serve. You may bring chairs and blankets to watch. No tents will be allowed.

Golf Cart Laws and Safety on Roadways

Per Georgia law, residents are required obey the following rules:

A golf cart, legally defined as a motorized cart, may operate on roadways when all of the following elements of law are met:

1) Operate during daylight hours only (O.C.G.A. 40-6-330). May, however, operate at night if they meet the equipment requirements of 49 Code of Federal Registry 571.500: headlights, taillights, brake lights, and turn signals;

In the event you don’t know the Georgia laws in this area, please see the information below that was prepared by the Forsyth County Sheriff’s Office. The bottom line is that no person should be at the wheel of a golf cart unless they have a valid drivers’ license.

In the coming weeks, the Forsyth County Sheriff’s Office will be stepping up enforcement of the Georgia Code. If the situation doesn’t resolve itself, the Sheriff’s Office has informed us that parents may be ticketed for allowing their children to illegally operate these vehicles.

As always, please call 911 or the non-emergency number at 770-781-3087 to report suspicious persons as well as unsafe or illegal operation of a motor vehicle.

2) Operate only on a roadway with a posted maximum speed limit of 35 MPH or less (O.C.G.A. 40-6-362);

7) Occupants: Children under the age of 6 prohibited from riding as a passenger, for “a child passenger restraining system” shall be provided in all passenger vehicles (O.C.G.A. 48-8-76). Occupants must only ride in a proper seat position.

Legal exemptions: Registration (tag) is not required (40-2-20 exempts motorized carts), and Insurance is not required (34-33-2 only registered vehicles require Insurance).

SWIM TEAM NEWS

WINDERMERE WAVES SWIM TEAM AND POOL CLOSURES

Beginning May 30, practice schedule Monday-Friday 8:00 am-12:45 pm through July 1. There may additional practices Monday-Friday from 8:00-10:00 am through July 21 for GRPA State Meets.

The Waves are hosting three swim meets on two Thursdays, June 8 and June 15 and Tuesday, June 27. On these three dates only, the entire pool facility will be closed at 3:00 pm for the remainder of the day.

The Waves season is underway! Thank you to all who came out to support our team at the Waves spirit nights last month and special thank you to Grandma’s NY Pizza and Jeremiah’s Italian Ice for partnering with our team and giving back to the community.

The Waves will host 3 home meets this season. Concessions and Kona Ice are available for purchase during meets.

Meets begin at 5:30pm. Come out to cheer on our swimmers.

AMENITIES ACCESS CARDS / POOL STICKERS

Access cards with 2023 sticker must be used by residents for admittance to the pool area. 2023 stickers may be obtained in person at the Lodge by the adult homeowner or resident. No children, nannies, or other family members may obtain stickers.

You are asked to read and familiarize yourself with the Pool Rules in the Pool Info Packet and bring the signed Acknowledgement form and your two access cards with you when you pick up your sticker. Amenities access cards are available to residents who are current on their HOA dues and fees.

POOL HOURS AND GUARDED SCHEDULE

The pool opens each day at 5:00 a.m. for residents to swim at your own risk. The pool closes each evening when lifeguards go off duty. Lifeguards-on-duty schedule is detailed on Page 4 of the Pool Information Packet.

POOL SAFETY: ATTENTION ALL RESIDENTS!!

Please be aware that the Pool Rules are intended to ensure a safe environment for all residents. Also, understand that Lifeguards are primarily responsible for life safety.

Parents are responsible for monitoring and supervising their children at all times, while in the water and on deck, and ensuring they observe the rules for their own safety as well as that of other residents.

We ask that you give your utmost attention to this and your full understanding and cooperation to the Lifeguards. Please immediately bring to the attention of a Lifeguard or Pool Manager, any unsafe situation or behavior or infraction of Rules you observe taking place in the pool or pool area.

UNSUPERVISED MINORS

Please be aware of the rules and violation policy (Rule 1.D.) which will be strictly enforced.

WATER SLIDE

Weak and non-swimmers are not permitted to use the slide, including all that use flotation devices, i.e., life vests). Also, buckles, metal, ornamental clothing or life jackets are not permitted on the slide (Rule 1.F.iii.c).

The following procedure will be followed by all who wish to access the slide. The line to ride the slide will form on the pool deck at the bottom of the slide stairs.

Only ONE person at a time is allowed on each stair platform (meaning one person is allowed on the top platform and ONE person is allowed on the middle platform). Parents accompanying their small children are the only exception. Please see full water slide rules in the Pool Info Packet.

LAP POOL / LAP LANE

One lap lane is available at all times and is to be kept clear for lap swimmers. (Rule 1.H).

SWIM DIAPERS & COVERS

Swim diapers and plastic pants that fit snuggly around the waist and legs are required for all persons age three and under and for those who are not toilet trained. Parents may be asked to verify that a child is wearing a swim diaper and plastic pants (Rule 1.E).

RAFTS AND FLOATS

No rafts, inflatables, or propeller type devices are allowed in pools, as these can create a visual impediment for the lifeguards. To clarify, swim vests, noodles, arm floats, infant tubes and swim aids are the only flotation devices permitted (Rule 1.N).

RESIDENTS PLEASE BE AWARE,

Lifeguards, Pool Manager and the Pool Management Company have FULL AUTHORITY to interpret pool rules and to enforce their compliance on behalf of the Windermere Homeowners Association, including requesting any person(s) to leave the pool area in the event of noncompliance with operating rules and procedures, or for any other cause, that in his or her judgment warrants such action.

Section 1.01 Modifications Requiring Approval

Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC.

Section 1.02 Submittals

(a) Process

A three-step process as follows:

(i)Complete online Application for Modification form

(ii) Gather required supporting documentation

(iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE

RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process

There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved.

Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order.

If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted$100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed.

Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

THURSDAY IS PICK UP DAY

We have been informed by Red Oak Sanitation they are no longer able to support the small tub size recycling bins. Please contact Red Oak at 770-536-7868 to schedule for them to swap out your bin to the 95 gallon container. This is due to the transition of Red Oak using an automated truck for recycling services.

The dumpster in the amenities lot is NOT for homeowner usage. Please contact Red Oak at 770-536-7868 if you need a bulk trash pick or if would like to order an additional can. Additional cans will be billed directly to the homeowner for $6.00 per month.
