The Board of Directors continues to meet every third Thursday at the Lodge at 7pm. We encourage the community to attend, observe, and participate in the management of the HOA. See below for some highlights of the exciting developments currently occurring in our community!

Our Current YTD Operating Revenue is above budget. Funds have been deposited into the Reserve Accounts so the Reserve Funds obligation for 2023 has been fully satisfied.

LanDscape

Rejunative pruning of selected plant material in the community has been completed. We are in the process of making needed irrigation repairs at the monuments and the spring flowers will be installed the first week of May. We are waiting on installation date on new plants on the slope by the pool/tennis courts as well as a drainage project by the basketball courts to mitigate the silt runoff during heavy rain. The Bennington drainage project has been completed but we still need some grading and sod in some other areas in front of the courts.

Tennis

Replacement windscreens have been installed. Courts 3 & 4, 5 & 6 resurfacing with crack repair to be completed in early May.

pooL

We have purchased all new Tropitone furniture for the pool. Pool deck and awnings have all been cleaned and just waiting on completion of a few minor repairs to the pavilion and lap pool building. Our pool company is fully staffed with lifeguards and we will be ready to open on Saturday, May 13th. 2023 pool stickers are available so please make the time to come get them early!

Please remember there are multiple tools at our courts to help dry your courts. They each serve a specific purpose, so in order to extend the life of these tools, please use them accordingly.

Upon arriving at your wet court, please use a roller or pull squeegee to spread out the large amounts of collected water. The Batt towels are to be used once the water has been dispersed to help dry the court in a more efficient manner. Golf Cart Laws and Safety on Roadways

Per Georgia law, residents are required obey the following rules:

A golf cart, legally defined as a motorized cart, may operate on roadways when all of the following elements of law are met:

1) Operate during daylight hours only (O.C.G.A. 40-6-330). May, however, operate at night if they meet the equipment requirements of 49 Code of Federal Registry 571.500: headlights, taillights, brake lights, and turn signals;

The Board of Directors is asking for your cooperation and assistance. We as a Board are very concerned about the rise of unlicensed youths operating golf carts.

In the event you don’t know the georgia laws in this area, please see the information below that was prepared by the Forsyth County Sheriff’s Office. The bottom line is that no person should be at the wheel of a golf cart unless they have a valid drivers’ license.

In the coming weeks, the Forsyth County Sheriff’s Office will be stepping up enforcement of the Georgia Code. If the situation doesn’t resolve itself, the Sheriff’s Office has informed us that parents may be ticketed for allowing their children to illegally operate these vehicles.

As always, please call 911 or the non-emergency number at 770-781-3087 to report suspicious persons as well as unsafe or illegal operation of a motor vehicle.

2) Operate only on a roadway with a posted maximum speed limit of 35 MPH or less (O.C.G.A. 40-6-362);

3) Must be equipped with an amber strobe light that is visible for 500 feet to the rear and front (O.C.G.A. 40-6-362)

4) The operator possesses a valid driver’s license (O.C.G.A. 40-5-20 and Coker v. State, Georgia Court of Appeals. June 13, 2003);

5) Slow Moving Emblem (16 inch red/orange retro-reflective triangle) is visibly attached to the rear (O.C.G.A. 40-8-4 (a)).

Other Restrictions:

6) Impeding the normal flow of traffic is prohibited: a golf cart or other may not drive “at such a slow speed as to impede the normal and reasonable movement of traffic” (O.C.G.A. 40-6-184), e.g., operating in a 35 mph zone that prevents a following vehicle from driving the posted speed limit.

7) Occupants: Children under the age of 6 prohibited from riding as a passenger, for “a child passenger restraining system” shall be provided in all passenger vehicles (O.C.G.A. 48-8-76). Occupants must only ride in a proper seat position.

Legal exemptions: Registration (tag) is not required (40-2-20 exempts motorized carts), and Insurance is not required (34-33-2 only registered vehicles require Insurance).

Is your pup cool?

Hot weather tips for dogs

This month, i thought i would repeat my hot weather tips for our pups. The hot Summer days are upon us and we must remember that they experience the same issues we do - overheating, dehydration and even sunburn.

First of all, please be aware of the early signs of heatstroke which include heavy panting, drooling, restlessness, bright red or very pale gums, and lack of coordination. Cool water (not cold) may be poured over his head, stomach, armpits and feet, or cool cloths may be applied to these areas. If it seems severe, call your vet!

• It’s a good idea to take your pup for a full check-up as Summer begins. Their weight can certainly be affected by heat.

• Common sense says always bring your dogs in on a hot day. If not, please make sure they have a cool, shady spot and plenty of water.

• When it’s hot enough to “fry an egg” on the sidewalk, it is also hot enough to burn his paw pads. Walk him during the somewhat cooler times of the day. And never take him on an actual run even though you might enjoy this sweaty pace (yes I’m one of those crazy people!)

Remember their fur only adds to their body temperature and they are not able to remove a “layer” like we can in order to cool off a bit. I despise seeing runners with their dogs on a hot day. It’s just not fair and not healthy.

• neveR, eveR leave your dog in a vehicle even with open windows! And if you see this in a parking lot, please

report it immediately to a store manager or call Animal Control or 911.

• mosquitoes are very active and carry the larvae for heartworm disease. In fact, the Atlanta area has often been listed as the No. 1 city for mosquitoes. Get him tested. Fleas and ticks can also be an issue so you will need an effective flea and tick control treatment.

• Never use insecticide or sun protection products not approved for dogs. Many contain products that can cause serious problems when ingested or absorbed into the skin.

• ask your groomer about a summer cut which brings the hair down no shorter than 1 inch. NEVER shave them to the skin as you will take away your dog’s natural sun protection. Remember their skin can be sunburned like ours.

• LASTLY, I LOVE hearing a dog drinking water. Hydrate, hydrate, hydrate! Make sure there is fresh water at all times. Old water outside, in particular, draws in those pesky bugs and mosquitoes.

Spring is officially here!

During the winter months our homes take a beating, so it’s important to perform seasonal maintenance to keep your home in tip-top shape. To help you prepare, we’ve put together this list of spring home maintenance tips.

1. exterior Brick and Stucco – Inspect for chipping or white water deposits. Water spots can indicate a problem with your gutters.

2. Siding – Pressure wash to prevent mold. Replace rotted pieces.

3. Windows and Doors – Inspect and repair caulk and weather stripping. Replace torn screens.

4. Foundation – Look for cracks, heaving or deterioration. Call a professional for repair if needed.

5. Roof – Check for damaged shingles and have a professional replace if necessary.

6. Hvac – Change filters, clean air purifier and have a professional check that your system is ready to handle the warmer months.

7. attic – Examine for leaks and proper ventilation.

8. Gutters – Remove leaves and other debris. Reattach if loose.

9. chimney – Have it inspected for cracks and leaks.

10. Landscaping – Prune plants and shrubs to prevent soil erosion. Add fresh mulch, fertilize and add pre-emergent.

Practices begin on May 8 and will be held Monday-Thursday 4:30-7:30 pm until school closes May 25. Beginning May 30, practice schedule Monday-Friday 8:00 am-12:45 pm through June 30. There may additional practices Monday-Friday from 8:00-10:00 am through July 21 for GRPA State Meets.

all residents who have paid their full annual assessment ($1,400) for 2023 and have a zero balance on their account may begin claiming their pool stickers now.

Stickers are available at the lodge during normal business hours, Monday through Friday.

When receiving your pool stickers, you will be asked to acknowledge that you have read and will comply with the Pool Rules. The current pool rules and acknowledgment form are available on our website by clicking here please complete the acknowledgement in its entirety and bring it with you to the Lodge when you pick up your stickers. Please note, the form must be signed by the homeowner. Children, nannies, and other relatives are not able to sign the form in place of the homeowner.

Dear Windermere Residents, we are just around the corner from the official opening of the 2023 season! At this time, we would like to acknowledge all the effort that goes into preparing the pool and planning for a successful and enjoyable season by our Property Manager, Seth, and Activities Director, Stacy. Many thanks to our team for all your hard work!

We are very excited for everyone to enjoy our new collection of pool furniture! On May 13th the opening day kickoff party will feature Caribbean Steel, and food provided by The Rains Team! Many more great events and entertainment throughout the season are planned, including the very popular fireworks.Look for details of upcoming events in the monthly newsletters and through e-mail blasts.

Be sure and sign up for e-mail blasts with Stacy at the Lodge Office if you have not done so already, so you can receive up to the minute updates. Please note the following reminders, but most importantly, please carefully review the entire Pool Rules details found in the Pool Information Packet. ameniTies access caRDs / pooL sTickeRs

Access cards with 2023 sticker must be used by residents for admittance to the pool area. 2023 stickers may be obtained in person at the Lodge by the adult homeowner or resident.

No children, nannies, or other family members may obtain stickers. You are asked to read and familiarize yourself with the Pool Rules in the Pool Info Packet and bring the signed Acknowledgement form and your two access cards with you when you pick up your sticker. Amenities access cards are available to residents who are current on their HOA dues and fees.

pooL HoURs anD gUaRDeD scHeDULe

The pool opens each day at 5:00 a.m. for residents to swim at your own risk. The pool closes each evening when lifeguards go off duty. Lifeguards-on-duty schedule is detailed on Page 4 of the Pool Information Packet.

aLL ResiDenTs!!

Please be aware that the Pool Rules are intended to ensure a safe environment for all residents. Also, understand that Lifeguards are primarily responsible for life safety. Parents are responsible for monitoring and supervising their children at all times, while in the water and on deck, and ensuring they observe the rules for their own safety as well as that of other residents.

We ask that you give your utmost attention to this and your full understanding and cooperation to the Lifeguards. Please immediately bring to the attention of a Lifeguard or Pool Manager, any unsafe situation or behavior or infraction of Rules you observe taking place in the pool or pool area.

UnsUpeRviseD minoRs

Please be aware of the rules and violation policy (Rule 1.D.) which will be strictly enforced.

WaTeR sLiDe

Weak and nonswimmers are not permitted to use the slide, including all that use flotation devices, i.e., life vests). Also, buckles, metal, ornamental cloth ing or life jackets are not permitted on the slide (Rule 1.F.iii.c).

The following procedure will be followed by all who wish to access the slide. The line to ride the slide will form on the pool deck at the bottom of the slide stairs.

Opening Day is Saturday, May 13 at 9:00AM!

Only ONE person at a time is allowed on each stair platform (meaning one person is allowed on the top platform and ONE person is allowed on the middle platform). Parents accompanying their small children are the only exception. Please see full water slide rules in the Pool Info Packet.

Lap pooL / Lap Lane

One lap lane is available at all times and is to be kept clear for lap swimmers. (Rule 1.H).

sWim DiapeRs & coveRs

Swim diapers and plastic pants that fit snuggly around the waist and legs are required for all persons age three and under and for those who are not toilet trained. Parents may be asked to verify that a child is wearing a swim diaper and plastic pants (Rule 1.E).

RaFTs anD FLoaTs

No rafts, inflatables, or propeller type devices are allowed in pools, as these can create a visual impediment for the lifeguards. To clarify, swim vests, noodles, arm floats, infant tubes and swim aids are the only flotation devices permitted (Rule 1.N).

pRopeR aTTiRe

Attire appropriate for a family friendly association is required at all times. Please, No thongs or “cheekys” (Rule 2.P)

Section 1.01 Modifications Requiring Approval

Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC.

Section 1.02 Submittals

(a) Process

A three-step process as follows:

(i)Complete online Application for Modification form

(ii) Gather required supporting documentation

(iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE

RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process

There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved.

Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted$100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed.

Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

The primary purpose of the Amenities within Windermere are to promote fellowship among property owners. The use of the facility is generally intended to be limited to owners, their families and their personal guests. The Lodge is generally available for rental for private events by Windermere owners Weekdays (Monday-Thursday) and Weekends (Friday-Sunday). We have been informed by Red Oak Sanitation they are no longer able to support the small tub size recycling bins. Please contact Red Oak at 770-536-7868 to schedule for them to swap out your bin to the 95 gallon container. This is due to the transition of Red Oak using an automated truck for recycling services.

The dumpster in the amenities lot is noT for homeowner usage. Please contact Red Oak at 770-536-7868 if you need a bulk trash pick or if would like to order an additional can. Additional cans will be billed directly to the homeowner for $6.00 per month.
