HEALTHY IMAGE: 20 Years of Creativity and Growth Consistency, attention to detail, creativity and dedication. That’s what the owners and team of Healthy Image Marketing bring to the table every day since 2002. This year, they are celebrating 20 years in business. Founded by Kristy Como Armand and Christine Fisher, they began the business with one client and a single focus: do everything possible to achieve that company’s goals. They wore many hats: writers, project managers, strategic planners, advertising managers, and more. Soon, the client list grew, thanks to recommendations; but the owners never lost that initial drive of ensuring the client’s goals were met and exceeded. They brought that enthusiasm to each new client, learning their industry, services and unique positioning and communicating their message to the public. Almost two years after starting Healthy Image, Armand and Fisher founded Thrive magazine, a quarterly publication focused on topics for better living. The magazine has grown over the years to its current version of a monthly, full color magazine that continues to encourage readers to live their best life. In 2007, Armand and Fisher welcomed Barbara VanGossen as partner. A graphic designer, the trio had worked together for years on many successful projects, including Thrive. In 2017, the three partners made a big decision and took out a business loan to build a new office building. To this point, they had never borrowed money; relying only on the income from the business to sustain and grow over the years. The office building, located at 4845 Ihles Road in Lake Charles, houses offices and a conference room for the team, along with a studio for in-house photography and videography, and a roomy kitchen/lounge area for brainstorming and the occasional Friday afternoon game days. The building also has tenant space and earlier this year, Healthy Image welcomed Johnnie Kleinschmidt, PT, PRPC, physical therapist, to the location.

In 2020, Shonda Manuel joined the team as partner. She had been with the agency since 2009 as a graphic designer and photographer. Later in the same year, an unusual opportunity came around. A mutual friend was starting an international magazine – would Healthy Image take on the editorial, advertising and layout responsibilities? Sure, was the quick answer and Fence News USA began in Lake Charles, a monthly magazine for contractors within the fence industry. The first issue was October, 2020, compiled by a team scattered thanks to Hurricane Laura evacuations; one more example of getting the job done, no matter what. Today, the magazine is flourishing with a growing subscription list throughout the United States and Canada, a strong online presence, and a team who now knows so much more about fencing, gates, sports netting, decks, railings, pool fencing, ornamental fencing, and access control than they ever imagined. Today, the 13-member team offers a full range of marketing services, including strategic planning, advertising, public relations, graphic design, corporate communication, video production, photography, social media management, website development, event planning and more – anything a client needs that falls under the marketing of image-management umbrella. Healthy Image has been recognized on the local, regional and national level for business growth and achievement. Creating a culture of compassion The Local Heart Foundation began as a dream just 5 years ago, and with the help from our community, has grown into an organization that touches the lives of local heart patients each day. Local Heart Foundation Co-Founders, Tim and Tammy Andreas, sought to make a difference in the lives of their neighbors dealing with heart disease after seeing families who could benefit from heart-felt support, encouragement, and assistance with resources while undergoing treatment for heart disease. The Local Heart Foundation promotes a culture of compassion in our community by inspiring hope and improving the quality of life for local individuals and families who are currently receiving treatment for heart disease – “Our Heart Helping our Community’s Hearts”. Since it’s founding in 2017, they have fulfilled nearly 200 requests from our neighbors in need. This year, the Local Heart Foundation has assisted over 20 local heart patients of all ages. 2021 was the founding of Anchored Hearts, a suborganization of the Local Heart Foundation, created for the heart families who have been assisted by the Foundation. The goal of Anchored Hearts is to connect families who are currently receiving treatment for heart disease with families who have been through the same experiences and understand the journey. Through personal communication, knowledge, and support, access to Anchored Hearts gives heart families a sense of community with those who can help the most – other families who have been right where they are. To be able to assist local families as well as help them find new and lasting friendships with other families in our community has been the greatest achievements for the Local Heart Foundation. 2022 has been an exciting year for the Local Heart Foundation as they transition to a new Board of Directors. They held an Honorary Board Member Dinner to commemorate and thank their Founding Board Members for their service to the foundation and community. The Founding Board Members have been integral to the important accomplishments the Local Heart Foundation has made. They were and continue to be dedicated to the Local Heart Foundation’s Mission of inspiring hope and improving the quality of life for heart patients in Southwest Louisiana, approving nearly 200 requests from local heart patients. This achievement speaks volumes about their tenure with the Local Heart foundation and it would not have been possible without them. 2022 - Annual Issue

Their efforts mean the world to the Local Heart Foundation, and more importantly, their efforts mean the world to the families whose lives they touched. All Founding Board Members will be designated as Honorary Board Members indefinitely, remaining an important part of the Local Heart Foundation for many years to come. The Local Heart Foundation is proud to announce their new Board of Directors. We Are On Our Way What a trying time we have had over the last couple of years here in Southwest Louisiana. From Covid, two hurricanes, flooding and ice storms, there has been plenty to knock us down every time you try to get back up. But that’s what we do here, we keep getting back up and we help our neighbors get back up as well. The Spirit of our people in Southwest Louisiana is what makes this area so special and also what makes us family. We, like so many people, have struggled as we completely lost our entire office during Hurricane Laura. For those of you who don’t know, we were on the 11th floor of the tower in the North East corner. It was pretty much a complete loss. I do understand many others had worse and are still struggling; you are in our prayers continually as we drive around the city. Fortunately our home as well as all of our employees homes were minimally damaged, so we only dealt with the office issue and uncertainty of where we are going or what we are going to do. Today we have officially taken the next step and “We Are On Our Way.” We have purchased our new corporate office on the corner of Country Club and Big Lake Road, 4904 Big Lake Road is our new home. This year has been different for us since the storms. There was an expectancy that I couldn’t describe and felt like this year God was telling us we were going to the Next Level. Each year we have a theme for the year as team building exercises. In 2020, after losing our office, our theme was “Changing Latitudes, Changing Attitudes.” This year in January, our expectations were different and we thought “Trust the Process.” We knew God had a process to get us to our Promise (vision). Let me tell you

it was a process, looking at land over and over with no outcome except frustration. Something I am sure many of you have experienced time and time again since the Hurricanes. Then during that January meeting the CEO of J.D. Bank called me and said they may be interested in selling the Big Lake location. Now, this is the same building I had inquired about right after the hurricane to see if they would be interested in selling. The answer then was no. The answer in January is maybe and we came to an agreement and closed June 10th. The theme shifted a couple months later after the January meeting to “The Next Level, On Our Way.” We trusted the process that our new office was “On Its Way” and we were going to “The Next Level!” Every time Tammy and I would pass the building we would say, “If it is meant to be, Jesus Do it...and He did.”

J.D. Bank, J.D. - Jesus Did It! It’s our honor to be a part of this community. It has been difficult seeing so many leave our area. At times it has been depressing. I have questioned do we stay or do we relocate? Our dream here in Lake Charles is still alive and I encourage each of you to keep getting back up. Keep your dream alive because we are made for greater things than what the past two years has given us. In this moment it’s electric and we are on our way. I encourage each of you to keep your dream alive and chase your dream. While the building is not perfect yet, we are not a bank so we will remodel, we will build bigger and better and we hope Lake Charles can be proud of us as a corporate partner just as we are proud to be your neighbor. Expert Musculoskeletal Care is A Group Effort at Center for Orthopaedics The addition of a new doctor and the opening of a new office have highlighted 2022 so far for the Center for Orthopaedics (CFO). Dr. Brad Jimerson, foot and ankle specialist, has joined the group’s medical staff and a new Moss Bluff office, located at 1355 Sam Houston Jones Parkway, opened earlier this year.

The group has expanded to three locations with 17 doctors in various specialties, including three podiatric surgery residents and a large support staff of clinicians and office personnel.

Most of the doctors are from this region, and those who are not have practiced here for nearly the entirety of their careers. As a group, they are committed not just to CFO, but also to Southwest Louisiana. Part of this commitment means bringing the latest advances in care to patients, from surgical technology like the MAKO roboticassisted system for more precise hip and knee replacement procedures, new innovations to manage pain without narcotics, and advanced wound healing technology. AN INDUSTRY LEADER FROM ITS INCEPTION In the very early years, the woodlands of this region allowed for a booming timber production industry. The families who built our region were active in timber and trade. Then, in the 1890’s, the Frasch Method – a new process to extract sulphur from underground – was perfected in West Calcasieu. That development changed everything from a strong agro-based economy to chemicals and industry. In the 1930’s, another pioneering industry began with the Mathieson Alkalie Works. To aid the nation’s efforts in World War II, additional chemical plants and refineries were built, ushering in a new era of our on-going petrochemical legacy.

These industries supply chemicals, fuels, and raw materials that are used in thousands of products and have provided a good livelihood for thousands of families through the years. Several generations have worked in industry and understand their value to our region, state and nation. Today, the Lake Area Industry Alliance has over 23 member companies which employ over 12,000 workers. Without this industrial base, the Southwest Louisiana region would not have been able to grow and prosper. In the 1980’s, Trunkline LNG was built and thus began Southwest Louisiana’s entry into the Liquified Natural Gas sector. With the construction of Cheniere Energy at Johnson Bayou in Cameron Parish and SEMPRA’s Hackberry LNG, our region is becoming the center of this important and clean fuel industry.

Venture Global has begun production in Cameron and has plans for an additional plant, CP2, right next door. In addition, Driftwood LNG at Carlyss is getting underway and at least four more LNG industries are in the permitting and investment-seeking stage. This “Second Wave” will bring another huge increase in employment to the area. Naysayers who oppose this industry don’t have answers to questions about how else to increase our economy and provide needed fuels for the U.S. and the world. The industries must meet rigid safety and emission standards; otherwise they are fined millions of dollars. As our region continues to recover from the disasters of the last two years, the industrial base and jobs created are vital contributors to the comeback.

These are jobs in automobile sales, medical services and hospitals, insurance, banking, and more. As a result, Southwest Louisiana is seeing a number of new businesses coming to the area with more on the way.

We must not take our industrial base and the jobs it has created for granted. If these jobs were not here, neither would our neighbors, friends, and the next wave of entrepreneurs and community builders.

THE VILLA + THE HARLEQUIN = VILLA HARLEQUIN Nic’s grandparents, Edward and Lucille Hunter opened The Harlequin Lounge in 1956 in the 1700 Block of Hwy 14. Within a couple years, that lounge also served food and Harlequin Steaks and Seafood was born. “My grandparents started with a nickel in their pocket, a vision, and a hope that they could achieve the American Dream,” Hunter says. Nic started working at their restaurant in his early teens by bussing tables and washing dishes. At age 17, Nic took over ownership and three years later, he moved the restaurant to 501. W. College St., where he and his staff served loyal customers for 16 years. Over on Ryan St., Sperandeo’s father, Marco, opened the Italian Villa in 1986 in the location where Rikenjaks now stands. The menu was a mix of old family recipes and Marco’s imaginative culinary skills. When Marco retired in 1993, Mike took the helm until 2004 when the restaurant closed.

In early 2020, Mike Sperandeo and Lake Charles’s mayor Nic Hunter, both successful restaurateurs, joined forces and created the wildly popular Villa Harlequin. Let’s trace the paths that brought their two iconic establishments together.

In 2005, Mike started working at the Harlequin as Nic’s front house manager and served in that capacity until 2016, when he decided to revive his father’s legacy and open The Villa in the historic Noble Building on Pujo St. in downtown Lake Charles. Nic and Mike had always hit it off and dreamed of a business partnership in the restaurant business someday. The opportunity presented itself in late 2019 when the pair chose to merge their restaurants, combining the best of each business and creating The Villa Harlequin. “The combination of the two menus has been an evolutionary process,” says Sperandeo. “That evolution is ongoing and is what makes the restaurant exciting for all of us involved, especially our patrons!” In 2021, Nic and his wife Becky purchased the Noble Building from Rick and Donna Richard. Today, the Hunters and Sperandeos are honored to be a part of a collaboration that sees two Lake Charles family legacies continue operating in a historic Lake Charles structure.

is open for business in her new location at Walnut Grove, Lake Charles. This nurse practitioner started her business, Revitalized Health, because she is passionate about helping people stay healthy and prevent disease. “I have an integrated approach to wellness that includes not only education, but evaluation of the individual patient as a whole rather than just a specific problem,” Hinton says. “Every patient leaves their appointment with an individualized plan.” The road to opening her wellness practice has not been easy for Hinton. Originally from Gueydan, she moved to Lake Charles in 2000, and over the following eight years, pursued her nursing education, degree after degree, starting with an LPN and working her way to an MSN of Nursing. Hinton is currently a Certified Adult-Gerontology Primary Care Nurse Practitioner. Over the past twelve years, she has cared for patients part-time while working full-time as an onsite occupational health nurse practitioner for LyondellBasell. But the past two years have been particularly challenging. The pandemic prohibited her from seeing patients in person, making it difficult to assess and treat them.

Nonetheless, she opened her first office location on August 24, 2020 . . . two days before Hurricane Laura damaged the building. Three locations later, and Hinton finally has a permanent home – a cottage in Walnut Grove. “I thank my patients who followed me everywhere, including to Lafayette. They were my main motivation for making this all happen. I purchased the cottage in June 2021. It’s taken over a year to get the supplies needed to get the office up to code. We saw our first patient in June 2022!” Hinton intentionally chose her new location because she wanted her patients to feel comfortable and at ease on their visits. “I want patients to come to the office and feel at home and not be in a stuffy medical practice environment. We made sure every detail of the office was planned out and perfect. Rest in one of the two waiting areas or relax in a rocking chair on the front porch! Nurse practitioners (NP) are particularly well suited to wellness and health maintenance. Hinton says nurse practitioners are registered nurses who complete a master’s or doctoral degree in advanced nursing and clinical training. This education includes advanced anatomy and physiology, health assessment, and pharmacology.

NPs are required to complete supervised clinical hours and must pass a national certification exam to practice. Louisiana requires NPs to have a collaborative practice agreement with a physician who is only required to be available by phone. NPs practice autonomously under their own license and with their own malpractice insurance. They are licensed to diagnose and treat patients by ordering and interpreting diagnostic testing, prescribing medications, and referring to specialists when indicated. Hinton welcomes a wide variety of patients, both women and men, ages 15 and older. She specializes in menopause and peri-menopause, thyroid disorder, insomnia, obesity, weight loss, polycystic ovarian syndrome, low testosterone, sexual disfunction, peptides, and preventative care. Trained by some of the best physicians in the country, Hinton has been a Certified Bioidentical Hormone Replacement Pellet Therapist for seven years and offers Bioidentical Hormone Replacement Pellet Therapy to her patients. She understands the importance of hormone optimization and early preventative care because she personally benefited from hormone replacement therapy (HRT) several years ago. Hinton now sees patients full-time at her new location (and still serves as the occupational health nurse practitioner for LyondellBasell) and accepts all major medical insurance.

SBP in Lake Charles

NON-PROFIT ORGANIZATIONS Continue Recovery Efforts on the Home Front

If every cloud, every storm, has a silver lining, then certainly the light shone brightest through the love and compassion of the Southwest Louisiana community in the aftermath of Hurricane Laura. Neighbors put their own needs aside and helped other neighbors, families took in friends who needed a place to stay; churches and other community organizations rallied to feed the hungry and house the homeless. Two years later, numerous non-profits are still working in the community, rebuilding homes, replacing the tattered blue tarps with sturdy roofs. The following are but a small sample of these hard-working, determined volunteers who are helping to rebuild our community, one home, one broken heart at time. 30

SBP, established in 2006 in the aftermath

of Hurricane Katrina, was originally called St. Bernard Project. Their motto/mission is “Shrinking the time between disaster and recovery and the Southwest Louisiana operating site has taken it to heart,” says John O’Donnell, SBP’s Executive Director in Lake Charles, by leveraging partnerships and resources in order to bring as many vulnerable community members home as possible. In June 2022, SBP completed its 100th disaster- affected home rebuild in SWLA since Hurricane Laura made landfall, marking the milestone with their traditional Welcome Home Party.” Using a combination of volunteer and subcontractor labor, charitable donations, grants, and subsidization by AmeriCorps, SBP’s OwnerOccupied Rebuild Program serves qualifying low-to-moderate-income households by Thrive

making the repairs necessary to bring their storm- damaged homes back to safe, secure, and sanitary conditions. O’Donnell adds, “SBP rebuilds disaster-impacted homes in an average of 61 days at 40% of the cost of market-rate contractors, and each household is assigned a client services coordinator to walk them through the process from intake all the way to ‘Welcome home!’

SWLA Responds is a faith-based

coalition consisting of approximately 50 partner churches. Spear-headed and coordinated by Mt. Olive Baptist Church senior pastor Braylon Harris, the coalition strives to help the SWLA community from Vinton to Jennings recover by efficiently using resources and local and out-of-state volunteer teams to help people rebuild their homes, their lives, and give them hope. 2022 - Annual Issue


Flock of Five Volunteer groups through SWLA Responds have recently been repairing schools in Calcasieu Parish.

In June 2022 alone, SWLA Responds coordinated nearly 1,000 volunteers through the Lake Area. We created a platform that allowed us to share our individual recovery stories and advocate for the ongoing needs within our community.” “Working with other communications professionals from the coalition was eye-opening and rewarding as we were able to share information and easily work together to create clarity with the messages that we all needed to communicate to the public, volunteer groups and media partners,” said Angie Manning, VP of Communications for Visit Lake Charles. “We are fortunate to have such a powerful spirit of cooperation in Southwest Louisiana whenever it comes to coming together as a team.”

Rebuilding SWLA Community Coalition

Mayor Hunter summed up the Coalition best when he said, “We knew our voices would be stronger together.”

In the days immediately following Hurricane Laura, the United Way of Southwest Louisiana sprung into boots-on-the-ground action to meet immediate needs of community members, such as food distribution and other necessities. Now they are focused on re-establishing lives with an eye for longterm change, so struggling community members are better prepared for the unexpected. “Mental health and financial planning initiatives are one of the keys to helping our most vulnerable become more resilient,” said Denise Durel, president and CEO of United Way of SWLA. “Casework for homes with damage is ongoing in partnership with many volunteer organizations.”

From a more civic standpoint, the Rebuilding SWLA Community Coalition was formed by communications teams from Visit Lake Charles, City of Lake Charles, Community Foundation of SWLA, Calcasieu Parish Police Jury, the City of Sulphur, Cameron Parish, the United Way of Southwest Louisiana, and the Southwest Louisiana Economic Development Alliance. Their goal was to formulate a communications strategy and create national awareness to the plight of SWLA after the storms via social media efforts. “At the start of 2020, Southwest Louisiana was making national headlines with one of the fastest growing economies,” said Lake Charles Mayor Nic Hunter. “That all changed after a global pandemic, back-to-back hurricanes, a winter ice storm and a 1,000-year flood event brought unprecedented damages and challenges to our doorstep. Despite facing four federally declared natural disasters in less than one year, there was still so much hope to be found.

United Way of Southwest Louisiana partners with the Calcasieu Parish Police Jury Summer Feeding Program by creating Weekend Food Packs so children in the programs have healthy and easy-to-eat foods over the weekend.

We are a non-profit program that provides music education for beginner strings in violin, viola, cello and guitar. We also have an advanced symphonic youth orchestra for student musicians with all instruments. We are the only program in the state with the prestigious designation as part of the National Strings Project Consortium. Also, this year, we were honored by the American String Teachers Association as the National Outstanding String Program of the Year! We partner with the McNeese Music Department to help future music

educators through internship opportunities during our classes offered on a semester basis on the McNeese campus in the Sherman Fine Arts Building. We hold classes in the fall and spring semester each year on Monday and Wednesday afternoons, for a fraction of the cost of private lessons. We also often host a two week summer music camp.

Over the past 12 months, a series of innovative, collaborative opportunities has provided people of all ages the chance to imagine the future of Southwest Louisiana. Thousands of comments and ideas from residents, students, business and community leaders and elected officials have informed the 50- year Resilience Master Plan for Calcasieu and Cameron Parishes. The Community Foundation SWLA has been at the helm of this in-depth process, led by Urban Design Associates (UDA), which has 55+ years of experience with listening to local communities and empowering people through design.

TH E J U S T I M AG I N E SWL A PL A N includes specific catalytic projects ranging from affordable and resilient housing to coastal protection and cultural and economic development. The plan demonstrates the potential of the region and strategies on how to make visions for the future become a reality. The Community Foundation is working diligently with project leaders and community champions to ensure forward momentum. The benefits of working with UDA are farreaching. They have a track record of helping other communities realize their potential and plan for the future. “The Urban Design Associates team has already proven to be an invaluable asset to our resilience plan,” said Glenn Pumpelly, Community Foundation board member and local business owner. “With their time-tested experience and success in reinventing cities across the nation—some of which I’ve seen for myself—I’m optimistic that they will help shape our region into a thriving area for generations to come.” Citizen input into the plan shared the desire for interconnected waterways and trails which would give locals and visitors the chance to enjoy our natural resources. This input complemented the vision for Bayou Greenbelt, a project connecting the waterways around the City of Lake Charles. Trailheads and boat launches will provide access to new multi-use trails and bayous and coulees that are currently not accessible. Improving the waterways has the potential to increase recreational opportunities and much-needed drainage. Working with Mother Nature is a unique way to enhance our quality of life and build a healthier future. “Just Imagine SWLA embraces the water that is unique to our area,” said Marshall Simien, local attorney and board member for the Community Foundation. 40

I believe these projects in the Just Imagine plan will help us build a resilient and strong CalcasieuCameron community!” One of the most highly anticipated and talked about projects is Waterfront Development. Port Wonder Children’s Museum and Nature Center and a new Crying Eagle Brewery will activate the lakefront along with additional locations of Lake Area Adventures and Paul’s Rib Shack. Making a transformative public investment in a continuous public edge from the Lake Charles Civic Center, across the new I-10 bridge, to Westlake would connect over four miles of pedestrian promenades with possibilities for vibrant restaurants, recreation, and entertainment. The Nellie Lutcher Cultural District along Enterprise Boulevard promises another project that would bolster cultural and economic development. This area can become a prime cultural destination district and gateway for economic development along the I-10 corridor. New and existing dining, entertainment, and cultural uses will attract people who travel along I-10 as well as residents seeking a creative and lively district as plans expand and ideas come to fruition. What’s Up with the I-10 Bridge? by George Swift

The most frequent question we get at The Chamber SWLA and Economic Development Alliance is “What’s Up With the Bridge?” Of course, these questions center around the progress in getting a new I-10 Bridge in Lake Charles. The current bridge is well past its lifespan and is the weakest link on the I- 10 corridor between California and Florida. This bridge is structurally sound according to Louisiana Department of Transportation and, if not, would be closed. A lot of money is spent annually to keep the bridge in acceptable shape. 48

The recent Louisiana Legislature’s Regular Session was kind to bridge funding. Through the efforts of the Southwest Louisiana Legislative delegation, funding was increased for the bridge. The Governor’s budget was modified to put another $100 million toward this vital project. This now has the state putting up $400 million “cash.” Our entire Southwest delegation should be thanked for their vigorous efforts in getting more funding. Last year, under the leadership of Senator Rick Ward of Port Allen, the legislature passed a bill that will designate 75% of the motor vehicle sales tax to four mega-projects: I-10 Bridge in Baton Rouge, I-49 South, I-49 North, and our I-10 Bridge in Lake Charles. Louisiana Senate President Page Cortez successfully passed a bill that will set up a mega-fund for these four projects and designate $40 million per year from the vehicle sales tax to each of the four projects. In August 2022, state officials expect to get an updated cost of the bridge and the approaches. The project also includes a railroad overpass in Westlake. The state is pursuing a P-3, which is a public, private partnership. There are four Thrive

companies which are evaluating the state’s request for proposals. Those proposals are due in February 2023. The original estimate for the bridge was $850 million but now with increased building costs, the estimates could be well over $1 billion. LA DOT is applying for several grants under the recently passed bipartisan Infrastructure Investment and Jobs Act, which could provide additional funding. After the updated cost estimate is received, the state can then determine if they can bond enough for the bridge to be built without a toll. Senator Mark Abraham and the SWLA delegation have been pushing to get the bridge built without a toll. While it’s very much desired not to have a toll, we most importantly need a new safer, wider bridge. If a toll is necessary, there will be efforts to devise payment of tolls for residents of our five-parish area. At this point, the procurement process is underway as we await the new cost estimates in August, 2022. The Chamber SWLA ’s I-10 Bridge Task Force has gotten this project off dead center. The members of the task force headed by Chair Keith DuRousseau are to be commended for pushing this issue. Governor John Bel Edwards and Louisiana Dept. of Transportation Secretary Dr. Shawn Wilson are committed to seeing this project break ground next year. A new bridge project has languished for over twenty years. The Edwards administration is the first to put up funding and get this new bridge project in motion. For that, we thank Governor Edwards. The new I-10 Bridge is a major issue for our region and nation. By September 2022, we should have a better grip on the possibilities. And in February 2023 when the P-3 bids are returned we can answer the question: Will there be a toll, and if so, how much will it be? Meanwhile, the Chamber SWLA continues to advocate for this important new bridge to take us safely into the future. 2022 - Annual Issue

HOKUS POKUS LIQUOR SERVICE – SELECTION – SAVINGS

There is no sleight of hand when it comes to the success of Hokus Pokus Liquor. It all starts with “Service, Selection, and Savings” – the three company values established by Si Sherman who founded Hokus Pokus in Alexandria, Louisiana in 1940. Simon “Si” Sherman was born in Pine Bluff, Arkansas in 1913 and was beloved for his sense of humor. He was a proud World War II veteran and involved in community groups such as the Lion’s Club, the American Red Cross, and President of the Jewish Welfare Federation. In 1948, Si was a founding member of the Wine & Spirits Guild of America, a group of independent family-operated wine & spirits retailers across the country. Under Si’s ownership, Hokus Pokus expanded to Lake Charles during the 1960s. Steve Sherman, Si’s son, came back into the family business after spending a harvest in Chateau Lascombes in Bordeaux. He served as president of his business administration class at Tulane University. Steve became second generation owner of Hokus Pokus during the 1980s.

He was proactive in TV commercials, radio ads, and the local newspaper – understanding the importance of marketing. Third generation and current president Gus Olah, Steve’s stepson, earned his undergraduate degree in accounting. He was of the “Microsoft” generation and was responsible for digitalizing the company. Gus relocated the Alexandria and Lake Charles locations in the early 2000s and opened a third location in Prairieville in 2013. After Hurricane Laura in 2020, the Lake Charles location suffered structural damage, forcing that location to close for almost six months. The destruction offered the perfect opportunity to remodel after Gus’s original relocation of the Lake Charles store from Broad St. to Country Club Rd. Their next project is to update the Alexandria location. Today, Hokus Pokus Liquors proudly remains Louisiana family-owned and operated in Alexandria, Lake Charles, Prairieville. In the hours leading up to Hurricane Laura’s August 27, 2020 landfall, KPLC meteorologist Ben Terry implored people to “get out of town” as he and the KPLC staff prepared to evacuate themselves.

His words could not have been more prophetic. As the storm ravaged Lake Charles, KPLC’s iconic red and white 400-foot transmission tower was hurled into the station’s broadcast studio like a spear, causing significant damage. In the immediate aftermath of the storm, the news team reported from their sister station in Baton Rouge, WAFB. Now in 2022, the news anchors continue to report from remote locations, be they the newsroom, the conference room, their homes, or other makeshift locations. For two years after the storm, KPLC and station owner Gray Television worked on a plan forward, considering whether to build a new station in a different location or rebuild and repair the location at 320 Division Street – the only home KPLC has ever known in its 67 years. In late June 2022, KPLC General Manager John Ware proudly announced the plans to rebuild at KPLC’s current location. The building is also home to FOX29, KPLC’s partner station. “It’s been our privilege to be located in the hub of downtown Lake Charles,” Ware said. “We serve all of Southwest Louisiana, but it’s been very convenient for us to be downtown as an operating base to go throughout our community. Gray Television is making an investment in this location. We will rebuild and stay right here in downtown Lake Charles.” Ware said KPLC and Gray Television worked to design a building that will better protect its employees, where employees will be proud to work, and that the city will be proud to have and will help KPLC serve the community. If you take the doom-and-gloom headlines as fact, you’d be convinced the entire economic sky is falling, and while it may feel that way in some respects, the broker/ owners with Century 21 Bessette Realty report that the housing marketing in Southwest Louisiana is holding strong. “Yes, we read and hear the predictions about the ‘cooling housing market,’ and the inevitable ‘housing market correction,’” says Tobie Hodgkins with Century 21 Bessette. “Fortunately, this is not something we are experiencing here. You can’t look at Southwest Louisiana like the rest of the country; call it a delayed silver lining after the hurricanes of 2020. The rebuilding and recovery underway in the region create a completely different set of economic circumstances in the housing market and that’s a really good thing.” Hodgkins says buyer demand is still very strong in our market, and that is expected to continue for the foreseeable future. Comparing January through June of 2019 and 2021 to the same time period in 2022, the number of residential sales is up 6% over 2021 and 28% over 2019. “We are still experiencing a shortage of listing inventory which started right after Hurricane Laura. Our days on market is way down in 2022, as it was 2021. The median days on market for 2021 was 11 days compared to 41 in 2020 and 37 in 2019. So far this year, days on market is at 16 days.” Tara Demarie with Century 21 Bessette says they have seen a slight increase in home prices but nothing compared to the 3040% increases occurring across the country. 64

“If you compare the median sales price for January through June of 2022 to the median sales price for January to June of 2019, the median is up just about 11% here.” She reports there is still new home construction taking place in Southwest Louisiana, but not at the levels we had preHurricane Laura. “Many of our local home builders are focusing on helping people repair their homes instead of building new homes for sale. The cost of construction right now is also very high due to supply chain and labor problems, so building is not as economical as it was prior to the pandemic and our hurricanes.” Prior to the hurricanes, Demarie says our region was not experiencing a shortage of inventory, unlike the rest of the country. “Our shortage of inventory is directly related to the storms, so as people continue to repair their homes, inventory levels will climb. The rest of the U.S. was already behind in new construction, and the pandemic and rising costs of building is making that problem much worse. Although we are not back to pre-hurricane listing inventory numbers, we are seeing a slight increase over this time last year. We expect our inventory of listings to continue to increase as more people complete the repairs on their homes and our local builders get back to building new homes for sale.” Hodgkins says Southwest Louisiana’s economy was very strong before the pandemic and hurricanes and has made an incredible comeback. “Our job market was leading the nation in early 2020, and Thrive

now we have billions of dollars in hurricane repair and recovery money flowing through our economy. As long as our economy continues to grow, the buyer demand in the real estate market will remain strong. There is an intrinsic link between the two and Southwest Louisiana currently has a great advantage in that both of these are working together.” Rising interest rates are another big doom-and-gloom economic headline in recent months. Demarie says they expect our real estate market to remain strong even with increased interest rates. “We advise our clients to remember that real estate is still a very good investment. Interest rates are rising but they are still substantially better than they were 10 years ago. Buyers may have to slightly adjust their purchase price with the higher rates but it’s still a better investment to be building equity in their own home instead of paying rent. We do recommend that buyers lock in their rate with their lender as soon as possible so they’re protected if rates rise again prior to their closing. Even though most buyers get a 30-year mortgage on their home, that doesn’t mean you’re married to that rate for 30 years. Remember the economy, and interest rates, are cyclical – they go up and down over time. Shayne Laughlin has deep roots in Lake Charles. Three of her four grandparents were born and raised in the area and both her parents grew up in Lake Charles. Her paternal grandparents owned Cormier’s Meat Market on 18th street for years, which later became Shop-A-Lot, owned by her parents.

An Advocate for her Clients in Times of Need So it is no surprise that Laughlin also became an entrepreneur. She opened her State Farm office in 2012. “My husband, Stephen, has worked for State Farm corporate for 23 years and he encouraged me to pursue an insurance agency. He felt that my general love for people and ability to quickly establish genuine relationships would be the perfect mix for a successful insurance business.” Laughlin found innovative ways to navigate through the trials of 2020. During the pandemic and working from home for three months, she quickly changed her phone service to a company that ran the phones directly through the computer system. This action proved to be invaluable after Hurricane Laura, when she and her staff were displaced. “Everyone was able to log on in their hotel rooms and begin answering phone calls and text messages at 5:00 a.m. the morning after the storm,”

Laughlin says, “No insurance office is infallible and humans make mistakes, but it’s how an agent responds and handles those potential mistakes that matter. “We didn’t win every battle these past two years, but my office did everything in our power to ensure our customers were heard and treated fairly. Laughlin says. “As claims come into the system, a team member would reach out to the customer to check on them.” Fast forward to August 2022 – the two-year anniversary of Hurricane Laura. “I’d love to say that everything is wrapped up, people are back in their homes and it’s business as usual, but that would not be the truth. Although most of my customers are getting back to normal, we still have those limping to the finish line.” Laughlin has always prided herself on having integrity and being transparent. She understands how challenging the past two years have been for homeowners and offers the following advice: • Choose your insurance company, your AGENT, and their office very carefully. • Interview your agent. Ask them what their plan will be after a catastrophe and how quickly they will be able to assist you. Ask them if they’ll go to bat for you when things don’t seem right.
