Pratt Homes takes home a coveted 2014 OHBA Award of Distinction
n September 24th, the Ontario Home Builders’ Association (OHBA) held its annual Awards of Distinction celebration to recognize some of the province’s finest builders and communities. Pratt Homes captured the coveted “Best New Home Sales Office under 1500 sq. ft. for Yonge Station. eranium Homes welcomed visitors to browse two new model townhomes that are brimming with design ideas, during the Grand Opening weekend at Uptownes at Cardinal Point in Stouffville. Los Angelesbased interior designer, Jo-Ann Capelaci has created two themed approaches for modern living in a stacked townhome, and Geranium has capitalized on her experience and is providing visitors with a printed handout. The company has also produced a series of videos with Ms. Capelaci that are full of inspiration and useful tips, now available to view on geraniumhomes.com. “We designed our marketing strategy to include new and interesting ways to present these three-storey townhomes to prospective buyers, before we were able to build the model homes,” explains Sue Webb Smith, Geranium’s Marketing Director. “Jo-Ann has worked with us at every stage, creating furnished floorplans for every room in all four of the Uptownes designs. She assisted an artist to produce perspective illustrations that accurately reflect her furnished plans. And, ultimately, Jo-Ann chose interior finishes, furniture and décor for the two model homes.” From the multi-purpose ground level recreation room to the magnificent rooftop
terrace, each model demonstrates how well designed these homes are for comfortable living. Throughout each model, Ms. Capelaci has integrated basic elements along with her choice of interior finishes from Uptownes’ high quality standard package sprinkled with a few upgrade options that provide big impact for a small investment. Buyers may choose from the two designs in the Chicago Series of back-to-back and two layouts in the Gooderham Series of stacked units, which range from 1,401 to 1,639 square feet, priced from the $380,000s. Six-storey wood-frame a game changer
T
he countdown to 2015 will usher in a happy New Year for both newhome buyers and the building industry because six-storey wood-frame construction is coming to Ontario. In this space in April, I told you that the province was on the verge of approving a landmark amendment to the Ontario Building Code (OBC), moving the height standard for wood-frame buildings from a maximum of four storeys to six storeys. On Tuesday, Housing Minister Ted McMeekin stamped a date on what our industry had
anticipated – the OBC amendment will come into effect on Jan. 1, 2015. There are three reasons that this will be a game changer for the province’s building and land development industry. This OBC amendment gives new-home buyers more options in choosing a home. Adding to the housing mix will add vibrancy and character to our new neighbourhoods, which is great news for consumers. Some buyers will like this option because wood is aesthetically pleasing while others will appreciate that their carbon footprint is being
reduced. Others may want to use it because the construction of their new home will be fast, efficient and can occur year-round. Secondly, this change has the potential to give our economy a much-needed boost in a few ways: more residential construction means more jobs are created and additional tax revenue is collected to support Ontario’s cities and towns. Using wood is a homegrown solution for building new homes and businesses and employs the use of local resources – which is great news for the forest industry.

Lastly, it will allow our members to continue implementing the objectives of the provincial growth plan, Places to Grow, across the GTA by giving the industry more options to build mid-rise homes and office buildings. “Communities across Ontario, from London to North Bay, will all benefit from the housing, rental and office opportunities that this provincial proposal provides, and we look forward to seeing Ontario projects this year,” said Joe Vaccaro, CEO of the Ontario Home Builders’ Association (OHBA), which led the provincial discussion and advocacy.

It’s been five long years of saying “wood is good” for the OHBA, BILD and many other organizations. Our outpouring of support started in 2009 after British Columbia adopted legislation allowing six-storey wood: there are now more than 100 building projects in the western province, with more than 5,000 new housing and rental options. Along the way, BILD commissioned the May 2013 release of a report called “Unlocking the Potential for Mid-Rise Buildings: Six-Storey Wood Structures.” Former City of Toronto chief planner Paul Bedford, who authored the report, wrote that six-storey, mid-rise buildings could fill gaps in areas that are well served by infrastructure and transit. This could help meet the demands of the increasing population of the GTA, with up to 100,000 people moving here ever year. Among the many other voices that have been making a push for six-storey, woodframe construction are: the Residential Construction Council of Ontario (RESCON), the Canadian Wood Council (CWC), the Ontario Forestry Industries Association (OFIA) and Wood WORKS! They all deserve credit for working tirelessly so that this amendment would be approved. Our provincial partners should be praised, too, for their great display of leadership on this issue, including Premier Kathleen Wynne, Minister McMeekin and Minister of Natural Resources and Forestry Bill Mauro. BILD now looks forward to working with our municipal partners to ensure that we see the implementation of this exciting initiative. It’s going to be a great New Year!
