F

ew things are as rare and desirable as a traditional 40’ lot in Markham. It’s the estate-style jewel that all Markham dreams of, but with land scarcity and planning guidelines, new lots like this just aren’t available any more. Especially a 40’ lot set on a ravine. With a 2-car garage. In a prestigious infill neighbourhood. In a small exclusive enclave… That’s what is so extraordinary about the announcement of Fairtree on the Rouge by Castle Rock Developments. This endof-an-era community brings together everything that a buyer could aspire to, in one select offering of just 32 extraordinary homes, by an award-winning builder with over 25 years of experience in meeting the high expectations of Markham buyers. At Fairtree on the Rouge, a small group of privileged families will get to live on one prestigious cul-de-sac surrounded by green nestled between Fairtree Park, Billingsley Pond and the Rouge Valley near Cedarbrae Golf Club. Here, Castle Rock Developments will offer a collection of detached 2-car garage 40’ estate homes up to a grand 3,700 sq.ft. Think estate-sized homes on king-sized lots! In fact, these are the only 40’ lots offered in this area in over 5 years and will be the last-ever 40’s in this sought-after community. Accessed off Eastvale Drive north of Steeles, Fairtree backs onto the Rouge River ravine and each lot will stretch an amazing 116 to 140 feet deep. These big backyards will offer families plenty of room to entertain, relax and play. When you live at Fairtree, you can hike the miles of parkland along the Rouge River, right from your own backyard. The estate homes are guaranteed to impress with up to 5 bedrooms, including designs with main floor master suites. All homes come with two car garages, so coveted by today’s busy families. Features include gourmet kitchens with pantries and work islands, large breakfast areas, spacious family rooms with gas fireplaces,

powder and laundry rooms. Lavish master bedrooms feature large walk-in closets and designer ensuites, while main bathrooms are conveniently fitted with double sinks. Timeless architectural details include all clay brick homes, keystones, covered entries, decorative columns, Palladian windows, stone accents and much more. Standard features will include oak staircase, hardwood, granite and ceramics, five appliances and more. Prices will start from the high $800,000’s to over a million. Castle Rock Developments is currently preparing for their fall launch to an already-eager audience. Word of Fairtree has spread quickly, mainly through word of mouth as neighbours meet at the Fairtree Community Park and cricket pitch, or drop the kids off at the local Cedarwood Public School just up the street. People want in to this established neighbourhood, ideally situated with amenities already in place. Schools and recreation, medical and places of worship

are all within walking distance or a short drive away. The TTC, GO Transit and YRT Transit all service the neighbourhood, and Hwys 407, 404 and 401 are just minutes away.

With only 32 of these two-car garage 40’ estate homes available and interest already high, you are urged to register soon at www.castlerockdevelopments.ca or call 416-201-4044.

COMMUNITY PROFILE

MARKHAM AND UNIONVILLE Prestige, cherished heritage and a bright future By Dorothea Helms The Varley Art Gallery in Markham is a favourite spot for culture-lovers (Photo courtesy of the City of Markham)

W

hen it comes to looking for a new home in York Region, consider the City of Markham, which includes the charming Village of Unionvillle. Situated in the eastern portion of the Region, this prestigious municipality offers a high quality of life in a variety of urban, suburban and country settings. Home to many of Canada’s advanced high-tech businesses, Markham is also a City that honours its past,

and has earned national acclaim for its heritage and environmental accomplishments. It’s easy to understand why Markham is growing so quickly; new residents include everyone from young professionals to growing families and empty-nesters. And fortunately, for those who want to own new homes and condominiums, many of the province’s finest builders are providing an intriguing selection in amenity-rich locations.

Residents appreciate Markham’s wellrespected schools, beautiful parks, eclectic restaurants, shopping venues, sports and recreation facilities and golf courses. Putting the “urban” into suburban, a few years ago, construction began on Downtown Markham, which is situated in Markham Centre and Unionville. This walkable urban centre is coming to life with international stores, gourmet restaurants, trendy cafés, parks, a river valley, entertainment, residences and commercial buildings. Eventually, Downtown Markham will house 10,000 luxury town manors and condos, 2 million square feet of retail and dining, 100,000+ square feet of fitness facilities, trails for walking and biking, a movie theatre, children’s art park, and a lot more. You will have noticed Markham in the international spotlight lately with regard to the upcoming 2015 Pan/Parapan Am Games. Some of the sports events will be hosted at worldclass venues in the City. Among them are Angus Glen Golf Club for the golfing events, and the brand new 13,657 square-metre Markham Pan Am Centre, which is located in the Markham Centre area and is being built to accommodate badminton, water polo and table tennis. The Centre has a triple gymnasium, Olympic-sized

swimming pool, plus 12.5-metre-high clear ceilings in the field house to meet international badminton, volleyball and other sport height requirements. Do you have a preference for a nostalgic shopping experience? Main Street in Markham Village is lined shops and services in historic buildings, street lamps and interlocking brick sidewalks. Known for its Victorian Main Street shopping boutiques and tearooms, Unionville also features Toogood Pond, a popular spot for canoeing and skating. There is so much to say about Markham, a place of multicultural respect. In 2012, the City set a new Guinness world record for the longest Chinese Dancing Dragon – the first time this has ever been tried outside of China. What other municipality in Canada can make such a fun and fabulous claim? Whatever your new home needs and wants, you would be wise to consider Markham, where some of Ontario’s finest builders are creating superb low-rise and high-rise communities. Brookfield Residential is pleased to announce the opening of its newest community in Uxbridge. Located only minutes from the quaint town of Uxbridge, this exclusive enclave of only 46 bungalow townhomes known as Fox Trail backs onto an existing golf course and is conveniently located with many amenities such as grocery, banks, schools, golf courses, a recreation centre and a variety of restaurants only a short distance away. Brookfield was joined by the Honourable Mayor Gerri Lynn O’Connor at the ribbon cutting ceremony for their Fox Trail Community. “Given the success of our Wooden Sticks community, we were thrilled when this unique opportunity presented itself to return

to Uxbridge and build an upscale bungalow community in an already established community,” says Marc Thibault, VP of Sales and Marketing for Brookfield Residential. “The preliminary response to this community has been phenomenal and we are delighted to be able to bring this type of new home design to this mature community in a great setting surrounding a beautiful parkette and golf course.” The community will feature seven different bungalow plans offering a variety of choice to meet different family needs as well as optional loft and basement plans for those looking for a little more added space. The plans have been well appointed to include many of the features desired by today’s homeowners including nine foot

ceilings, hardwood floors, granite countertops as well as our Panorama View Window to name a few. The community will also be condominium based to p r o v i d e homeowners with the added benefit of carefree living – no grass cutting, snow shovelling or exterior maintenance worries. “Delivering an upscale design on both the exterior and interior was important to us to ensure we met the needs of today’s discerning buyers. With time becoming more and more scarce today, we felt it important to deliver a carefree living experience where residents could spend more time doing the things they desire with family and friends rather than worry about mundane maintenance upkeep,” says Thibault. This community will provide 2015 move-in dates for new homeowners.
