Quite the contrary, says Milorad Miškovič, sales and marketing director of property developer Real Estate Karlín Group: “Luxury apartments make up about 5 percent of the new Prague flats built annually. I therefore don't expect this segment to have any sizable problems when the financial crisis finally hits here. There are not many such flats here because of a lack of available localities while high-quality renovations of old buildings in the centre can not compete with newly-built exclusive residential properties as they can't offer sufficient parking spaces, terraces or caretaker property management.

You won't lose out if you buy a luxurious living space. If you take a look at current prices of new central Prague apartments they may seem to involve a lot of money but the Prague 1 new flats offer will never get better than now, simply because there is no building space left. The latest Prague 1 modern development is Myšák Gallery with its exclusive Franciscan Garden Residence project. We will have to wait a long time for another one. The only potential building plot in the centre which I am aware of is the parking lot behind the Convent of St Agnes of Bohemia. But it's only good for about 20 flats. What difference could 20 luxury flats make in Prague during the next 20 or 40 years?” In Milorad Miškovič's eyes, the financial crisis can only positively affect the local luxury property market: “Until now, practically anyone could be a property developer. The crisis will clean up the market. Stronger players will become ever stronger while a few weak ones will go under. Quite a few will have to decide which market segment to focus on. They will specialise more. Karlín Group, for example, has always only paid attention to the two segments it understands best – luxury living and 'category A' office buildings.”
