With the past two and a bit years of basically total mayhem behind us, we can finally look forward to the summer of 2022 containing plenty of fun and frolics with our friends and families. I can feel it in my bones that it is going to be up there with one of the best summers ever as we can finally all get together and enjoy ourselves mask-free! All the big events are back in Torre del Mar, including the ‘Ruta de la Tapa’ starting on the 6th May, the Weekend Beach Festival starting on the 6th July and the Airshow which at the time of printing, hasn’t been confirmed yet. We will of course let you know all the details as soon as we know. As always, the Mayor of Torre del Mar doesn’t just sit back and accept these three highlights as being the only big events of the summer though … he has organised bringing another massive music festival to Torre del Mar on 20th August; those of you who are into your festivals would have heard of ‘elrow’ so this is definitely something to look forward to. This is a one-day event on Saturday 20th August from 6pm until late, and will be held at the same location as The Weekend Beach festival in the Feria grounds. With attendances of up to 10,000 people expected, it’s bound to be a lot of fun.

Tricky travellers Sneaky suitcase lizards made a 4,300 mile trip from Florida to Lincolnshire recently. The cheeky lizards earned the apt names Kevin and Perry after being found in a suitcase. The two anole lizards, which are harmless tree-dwelling reptiles native to America, ended up in the village of Kirton in Lindsey, Lincolnshire, after stowing away in the luggage of vet Mark Goodlad. Due to his occupation, Mark is used to dealing with all kinds of animals, so he was able to calmly catch the lizards and keep them safe. Mark admitted to feeling “quite sad” when the lizards were collected by the RSPCA. “I was worried how they would cope with this climate here – but the weather here at the time wasn’t too indifferent to that in Florida, plus they had already survived being 37,000ft high in cold temperatures during an eight-hour flight,” he said. “I put them in two separate containers and placed them in the greenhouse to keep them warm, comfortable and calm. “I suspect the pair had snuck into my suitcase while I was packing and had left the case open on the bed. It’s incredible to think they have travelled all this way and were unharmed.”

Strange News (Continued) “Mermaid” birth in Valencia Doctors in Valencia were amazed when twins were delivered after a Caesarian operation — one of them was still inside an intact amniotic sac. The event was described as a one-in-80,000 chance. The rare event took place at a hospital in the city of Vinaros, in the province of Castellon. Gynaecologist and obstetrician Ana Teijelo, who was in charge of the medical team that carried out the C-section, shared footage of the delivery online. ‘I filmed it because there are days that make us remember why we’re in this,” she said. “I shared it with permission, of course.” A veiled birth, also known as a ‘mermaid’ or ‘en caul’ birth, is when the baby comes out still inside the intact amniotic sac, which usually ruptures when the expectant mother goes into labour. Both babies are doing well.
New car crisis A Derbyshire driver crashed his brand-new £250,000 Ferrari after driving less than two miles in it. It was supposed to be a family’s pride and joy, but instead it’s now a mangled wreck. Photos shared by police show the front bonnet crumpled with scratches all across the front of the flashy red sports car. The driver, who was uninjured and did not wish to be named, was left counting the cost.

Cognitive Behavioural Therapy The past two years dealing with Covid and all the threats associated with it have taken their toll on most of our lives. It was not only the threat of physical illness but the on-going effects of isolation and separation during lockdown which have highlighted mental health issues alongside addiction problems and family tensions. The post-lockdown period has seen a much more open approach to mental health problems with a general willingness to admit to and discuss associated problems and issues. Once problems are identified the next step to consider is how to handle those problems on a day-to-day basis. Within the field of therapy and counselling Cognitive Behavioural Therapy [CBT] has shown remarkable results. Unlike the older concept of therapy (where a therapist takes you back through traumatic episodes in your life) CBT focuses on the problems you are dealing with NOW and how to assist you to cope with them. CBT is a
talking therapy which breaks problems down into manageable sizes. In this way it assists in changing negative responses into positive ones and changes the cycle of thoughts, feelings and physical sensations which increase distress. CBT has been shown to be effective in a wide range of disorders such as anxiety, panic attacks, sleep problems, depression and addictions. While it will not cure physical problems it can also assist in providing some comfort and ease. For those living on the Costa del Sol I am a therapist accredited to the CMA (complimentary medical association) who is fluent in English and Spanish. As well as being a qualified Cognitive Behavioural Therapist I am also a qualified hypnotherapist. Hypnotherapy can assist with weight loss, smoking cessation, general addictions, stress, anxiety and many other emotional issues. I also offer couples therapy and counselling sessions. The reason is that Vetiver is indigenous to India and Vetiver loves the heat of the summer. Use Vetiver cuttings as mulch around all of your fruit trees. Decomposing Vetiver improves soil quality, keeps the weeds down and the insects away all while helping to maintain soil moisture. Vetiver is a nutritious and replenishable animal fodder. Horses and pigs love it. We use it in our chicken pens replacing hay because it stops mites. In these 2 photos you will see land prepared for Vetiver and the results 2 years later. De Cotta Law No-fault divorce in England and Wales On the 6th April 2022 the long-awaited change to the law was introduced and makes the process of divorce easier for parties. The change means that parties can make a joint application without having to attribute fault to one of the parties for the ground of divorce. Applications can also still be made individually with a statement stating that the marriage has broken down without having to provide evidence. Many family lawyers considered it unfair for a couple to have to stay together if one party didn’t want to. Establishing fault can automatically create a hostile start for a divorce as, in more cases than not, it offends the other spouse. This change in the law will hopefully end the blame game and allow the families to move on with their lives.

Once the application has been made, the applicant will have to wait 20 weeks from when the respondent is served with the application to apply for the Conditional order (which is the equivalent to the current Decree Nisi). Fiscal Reference Value Important information to confirm before buying a property
If you are thinking of buying an apartment, a villa or any other type of property (local, plot, etc.), or if you are organising an inheritance from a family member in which there are properties involved, it is very important that you find out the fiscal value used by the tax office as a reference to calculate the taxes due on a property. These Fiscal Reference Values (i.e., the minimum taxable value that the tax agency considers a property to have) can be consulted free of charge on; www.sedecatastro.gob.es Checking this Fiscal Reference Value can avoid unpleasant surprises when it’s time to pay taxes on the purchase of a property or on an inheritance. Until 2021, taxes on the sale or inheritance of a property were calculated on the highest value of, either the price paid, or the one verified by the administration. As of 1st January 2022, when a property is purchased, the tax to be paid must be calculated on the FISCAL REFERENCE VALUE assigned to the property by the tax office, which may be different from the purchase price. If the purchase price is higher than the Fiscal Reference Value, the actual
purchase price would be acceptable for the Tax Office. The problem arises when the purchase price is lower than the Fiscal Reference Value. In this case, the tax agency may claim that the calculation of the taxes to be paid should be made on the Fiscal Reference Value and not the actual purchase price, which means that the tax due would be higher. Therefore, before agreeing to purchase a property or before organising the documentation of the inheritance of a property, it is highly advisable to seek advice from an expert and consult the Fiscal Reference Values of the properties. In this way, the taxes to be paid are calculated correctly beforehand and the operation can be organised in the most advantageous way from a fiscal point of view. The Trials and Tribulations Of Being A Vendor “To be (exclusive) or not to be (exclusive) – That is the question”

Lately we have noticed that some agencies are suggesting that listing a property exclusively (that is, just with one agency), is a sure-fire way to sell one’s house quickly. Many of these exclusive contracts promise lower commission rates or listings on “wide reaching and international” platforms. Sounds good! If your property is a true bargain, or is really unique, or has certain characteristics that will ensure a very fast sale, then the agencies will fight to achieve an exclusive agreement, to guarantee they alone will make the sale. There is nothing wrong with this for the vendor – they know they will sell fast and at a cheaper rate. But in most cases properties take a little time to sell, especially in this somewhat seasonal market, so vendors should think carefully about the advantages and disadvantages of such an exclusive arrangement – who is it really benefitting? Maybe just the agent! In some recent cases we have even come across exclusive contracts where the vendors are actually paying more than the multi-agency
We personally believe that it is in the interest of most vendors to carefully choose a selection of maybe two or three agencies with whom they feel they could build a good, trustworthy relationship. If you are thinking of selling, we would suggest you make sure the agents visit your property, get a feel for their genuine interest, ask questions, how they work, rates, when you have to pay those rates, where do they advertise? Maybe one agency advertises specifically to one particular market and another in other countries or markets, on different portals – so look for the right combination of agencies for maximum exposure of your property and minimum overlap. Don’t be pushed into signing an exclusive contract without prior consideration. It is often the case that exclusive contracts may inadvertently close more doors on more buyers than they open. If it is clear, check the jubilee clips holding the vacuum pipes onto the inlet manifold. If none of these approaches solves the problem, it could be that the fuel pump itself is faulty, causing low delivery pressure to the carburettor float chamber. I hope this helps. Walter

‘Look At Me’ Art Exhibition Maribel Martín and Emma Ramírez, two Spanish painters joined by their passion for figurative and portrait, introduce us to their work at the Nerja Municipal Exhibition room in Calle Almirante Ferrándiz, 14 from April 21st to May 8th Both artists met two years ago at the IV Frigiliana Art Route, hit it off and since then they support each other, laugh and enjoy art together. “We are delighted to be able to put together our works and share such a good space and experience. An exhibition is always a challenge, an objective, a kind of "luck" that must be taken advantage of and if shared, better and more enriching.” In this exhibition, the artists exhibit different series in which they have been working on mainly during the past 2 years. Their personal experiences during this period mark the themes and the evolution in their painting. Emma Ramírez lived for four years in Southeast Asia and this has influenced her work and her life experience, delving into that culture and sharing short stories with the viewer. Maribel Martín found her vocation as an artist nine years ago. Seduced since then by painting, she has continued to express with brushes what she previously expressed through writing. Recently both artists are immersed in the experience of painting live with a model, hence the title of the exhibition: LOOK AT ME. This working method is more difficult, because it requires speed and patience at the same time, organising appointments with models, being at the expense of changes in light and weather..., however, it is very satisfying. I couldn't believe it when she asked if I'd be interested in meeting up and rekindling a little of that "old magic". "Wow!" I was flabbergasted. "I don't know if I could keep pace with you now", I said, "I'm a bit older and a bit greyer and balder than when you last saw me. Plus I don't really have the energy I used to have." She just giggled and said she was sure I would "Rise to the challenge". "Yeah." I said. "Just so long as you don't mind a waistline that's a few inches wider these days! Not to mention my total lack of muscle tone... everything is sagging, my teeth are a bit yellowed and I am developing jowls like a Great Dane!" She laughed and told me to stop being so silly. She teased me saying that tubby, grey haired, older men were cute, and she was sure I would still be a great lover. Anyway, she giggled and said, "I've put on a few
pounds myself!" So I hung up! * * * * * * * * * * Barbara Walters, of 20/20, did a story on gender roles in Kabul, Afghanistan, several years before the Afghan conflict. She noted that women customarily walked five paces behind their husbands. She recently returned to Kabul and observed that women still walk behind their husbands. Despite the overthrow of the oppressive Taliban regime, the women now seem happy to maintain the old custom. Ms Walters approached one of the Afghani women and asked, 'Why do you now seem happy with an old custom that you once tried so desperately to change?' The woman looked Ms Walters straight in the eyes, and without hesitation said, “Land mines.” * * * * * * * * * * I was in Tesco's the other day pushing my cart around when I collided with a young man pushing his cart. I said to the young man, "Sorry about that. I'm looking for my wife and I guess I wasn't paying attention to where I was going." The young man says, "That's OK. It's a coincidence. I'm looking for my wife, too.. I can't find her and I'm getting a little desperate. I said, "Well, maybe we can help each other. What does your wife look like?" The young man says, "Well, she is 24 years old, tall with blonde hair, big blue eyes, long legs, big boobs and she's wearing tight white shorts, a halter top and no bra. Jokes h a ha She was standing in the kitchen, preparing our usual soft-boiled eggs and toast for breakfast, wearing only the 'T' shirt that she normally slept in. As I walked in, almost awake, she turned to me and said softly, "You've got to make love to me this very moment!" My eyes lit up and I thought, "I am either still dreaming or this is going to be my lucky day!" Not wanting to lose the moment, I embraced her and then gave it my all right there and then on the kitchen table. Afterwards she said, "Thanks," and returned to the stove, her T-shirt still around her neck. Happy, but a little puzzled, I asked, "What was that all about?" She explained, "The egg timer's broken." * * * * * * * * * * First-year students at the Vet School were attending their first anatomy class, with a real dead cow. They all gathered around the surgery table with the body covered with a white sheet. The professor started the class by telling them, "In Veterinary medicine it is necessary to have two important qualities as a doctor: the first is that you not be disgusted by anything involving the animal body." For an example, the Professor pulled back the sheet, stuck his finger in the butt of the dead cow, withdrew it and stuck his finger in his mouth. "Go ahead and do the same thing," he told his students. The students freaked out, hesitated for several minutes, but eventually took turns sticking a finger in the butt of the dead cow and sucking on it. When everyone was finished, the Professor looked at them and said, "The second most important quality is observation. I stuck in my middle finger and sucked on my index finger. Now learn to pay attention. Life's tough, but it's even tougher if you're stupid.."
Two Red Indians and an Irishman were walking through the woods. All of a sudden one of the Red Indians ran up a hill to the mouth of a small cave. 'Wooooo! Wooooo! Wooooo!' he called into the cave and listened closely until he heard an answering, 'Wooooo! Wooooo! Woooooo!' He then tore off his clothes and ran into the cave. The Irishman was puzzled and asked the remaining Indian what it was all about. 'Was the other Indian crazy or what?' The Indian replied 'No, it is our custom during mating season when Indian men see cave, they holler 'Wooooo! Wooooo! Wooooo!' into the opening. If they get an answer back, it means there's a beautiful squaw in there waiting for us.' Just then they came upon another cave. The second Indian ran up to the cave, stopped, and hollered, 'Wooooo! Wooooo! Wooooo!' Immediately, there was the answer. 'Wooooo! Wooooo! Wooooo!' from deep inside. He also tore off his clothes and ran into the opening. The Irishman wandered around in the woods alone for a while and then spied a third large cave. As he looked in amazement at the size of the huge opening, he was thinking, 'Hoo, man! Look at the size of this cave! It is bigger than those the Indians found.There must be some really big, fine woman in this cave!' He stood in front of the opening and hollered with all his might 'Wooooo! Wooooo! Wooooo!' Like the others, he then heard an answering call, 'Wooooo! Wooooo! Wooooo!’ With a gleam in his eye and a smile on his face, he raced into the cave, tearing off his clothes as he ran. The following day, the headline of the local newspaper read............. NAKED IRISHMAN RUN OVER BY TRAIN!
