DREAM, CREATE, DESIGN AND BUILD We glanced down for just a second, and somehow July is here. 2020 has been different, to say the least. However, one thing that has stayed consistent is Collierville’s strong real estate market. We created our recurring Square Feet section in 2018 to highlight current home trends in every issue. As this section has grown in popularity, we’re excited to continue our new tradition of theming our entire July/August issue around Collierville real estate.

But it takes people to make the dream a reality.” - Walt Disney As Collierville dreams, creates, designs, and builds our homes (pg. 24), as Walt said, what makes our homes is the people. So as you flip through these pages filled with beautiful homes, stats, trends, design ideas, and expert advice on building or remodeling, remember to see them as a foundation for experiences and memories. After all, many of the graduating Class of 2020 (pg. 8) grew up in a Collierville home. Home is where those family memories reside, and future memories are created. In this issue, we feature local renovations that speak volumes to the design talent and craftsmanship right here in Collierville. While memories and dreams might be created by those in the home, it is often the designers and builders working with you along the way who make those dreams a reality. New foundations for future experiences are being poured even as I write this note. We’ll showcase that for you here, but it’s up to you to make the memories. That said, step inside our pages, and into the homes that make up our town!

GETTING ENOUGH EXERCISE THIS SUMMER? Most parents count on summer to promote physical activity and exercise. The longer, warmer days beckon our kids outside, and play time just seems to naturally happen. But then it’s back to school, and couch potatoes often reappear (in both generations). It’s worth thinking about this transition from summer-to-school now because those habits are forming in children from a young age. Many of us hit upon the idea of the logistical solution once school starts – find a class, join a team – knowing that if it’s in the schedule, it’s more likely to happen. And as we – and the preschools and kindergartens to which we send our children – all know, regular exercise is a very good idea. The old myths that young children are inherently, sufficiently active have been replaced with growing concern about obesity levels in young children due to overall inactive lifestyles. We know that there are short and long-term physical and mental benefits to regular exercise, and that there are no shortcuts to those benefits. The American Academy of Pediatrics recommends the following:

• An indoor play space should be available to allow sufficient running. • Outdoor play should be scheduled twice a day. • An outdoor play space should offer both fixed and portable play equipment and a paved surface for wheeled toys. • Active play time should never be withheld as punishment. 10

As for those scheduled team and class activities, keep a few things in mind. Preschoolers are not ready for competition. They won’t really understand “doing your best,” or “giving the other kid a chance” until they are in fourth grade. What they need now is for you to support the skills they are developing: running, hitting a ball, and enjoying the water. However, the old adage is true: children learn better from what they see than from what they hear. So – as a family – keeping active should be a year-round habit. Here’s some easy ways to keep fit throughout the year:

• Visit playgrounds, parks, and wide open spaces regularly. Bring along some extra things like large balls, kites, and ropes for jumping and (supervised!) tug-of-war. Parents can enrich the time by making an obstacle course through the playground and see who can remember it or finish it fastest. • Many families treasure weekly family walks. It generally takes some humoring for the more reluctant members, but scavenger items usually work for our children. • When weather interferes, get out the exercise mats and Twister® games, or download some stretching and balancing exercises from family fitness websites. Remember: keep children away from exercise equipment for safety reasons. Above all, make sure that keeping active and fit is still fun for your children – if they’re having fun, they’ll build a life-long habit of playing and keeping active without it seeming like a chore. THE MYSTERY OF THE

Available Dog

I slept rather poorly my first few nights in the shelter. I had been dumped around Fletcher Street and was trying to make my way on the streets, scrounging for food and trying to make the best of things. Every car that drove by, each motor that I heard, gave me hope that my humans had finally come back to get me. However, the last car I heard on Fletcher Street was not my humans, but a man in a car with flashing blue lights. Thank goodness he stopped to pick me up because he brought me to the Collierville Animal Shelter where they have given me a temporary home! After a few nights at the shelter, I settled into a routine. Mornings offered up an early breakfast and then a human would swing by my kennel and we would go for a walk. Leashwalking, couch-cuddling and giving kisses are my three favorite things. Oh, and of course, playing! I love to play fetch with my favorite squeaky toy. And one more thing: I love this human game called “training.” I have learned to sit, shake, and wait at the door or on my bed. Each time I win the game, the humans call me “so smart” and say I’m the “best girl” and that I did a “great job,” and based on the voice they use when they say them, I’m pretty sure they’re all good things. That makes me proud!

My time here at the shelter has allowed me to devote some thought to what the perfect day in my forever home would be. It would start with breakfast and a morning walk. Next, I would cozy up on the floor or in my bed and watch my humans go about their day until they had some time to play fetch or “training” with me. In all honesty, I am an energetic girl and would be happiest in a home where I would get plenty of exercise and where I am the only four-legger, the queen of the castle, bringing joy to my human family! So the mystery here is why a smart, happy-natured and allaround good girl like me is still available? I’m a two-year-old chestnut and cream female pitbull mix who is a shelter favorite and who loves fluffy beds. Would a girl like me add some joy and purpose to your life? We Can TOGETHER

During this time when a number of us are still observing stay-at-home/ work-from-home guidelines, many of us find ourselves giving our home a makeover. Sometimes the makeover is driven by a need to rearrange one room to create a workspace. Maybe we now have some additional time to start an outdoor painting project we’ve always wanted to do, or check-off lingering items on our “honey-do” lists. In other instances, the transformation is driven by the fact that the old design just doesn’t meet our current needs. Whatever the reason may be, homes in our community are experiencing transformations. Some of those renovations are wanted, while others are needed. Transformation of our spaces could take quite a bit of work, time and money. We search for new ideas, sketch out possibilities and make trips to home improvement, hardware and DIY craft stores. In some instances, we call friends or family to lend

a hand. As is the case with major renovations, we often find things we weren’t expecting: wiring that needs to be replaced, framing that no longer works and plumbing that has to be moved. These unexpected findings were there all along. It just took stripping away the outer shell to see what was on the inside. Ultimately, when the work is finished, we end up with something we are proud of; something beautiful we can share with others. Depending on the scope of the project, the end result can even increase the value of your home. That’s the thing about home transformations - they bring value to everyone in proximity to the house. After all the work that was required, we understand that in the end… everything was worth it. In the midst of a pandemic and heightened racial tensions, we now find ourselves in a moment where our country could use a bit of a renovation. With God as our source, we will get there. And if we want to

produce lasting, transformational change, we need to have honest conversations about race and class in America, among other things. We need to have tough conversations about how racism has infected and affected every system we engage with on a daily basis. Education. Healthcare. Employment. Housing. Food security. The prison-industrial complex. Beyond conversation, we need transformation. But this transformation will not happen overnight, because the problems did not develop overnight. It will be a marathon, not a sprint.

Inward Change The catalyst for change, I believe, must start within each of us. One of the most familiar passages in the Bible that mentions transformation is Romans 12:1-2. In those verses, Christians are encouraged to change, and “keep on being transformed” by the renewing of our minds. This happens, in part, by centering our attitudes, thoughts, feelings and

actions on Christ. As we become more like Christ, we gain the ability to see the world as Christ sees it, all of it, including the various injustices in our world. The New Direction Christian Church (NDCC) family would like to encourage you to think through physical and spiritual transformations during this moment. Our world is facing a myriad of complex issues and challenges, and perhaps what we most need in order to meet those challenges is a spiritual transformation that begins in our homes, and results in the sort of systemic changes that will create a world in which everyone is loved and valued. A world that rejects individualism and embraces community. A world that unites instead of divides. A world that places the teachings of Jesus at the center of everything we do. A world that speaks truth to power, flips over tables at injustices and dismantles systems of oppression. Sandy felt privileged to have ample time at home, and wanted to do something to help others. “I was feeling at the time, ‘How do I help? How do I contribute?’ I was just really compelled to find a way to help people during this time, when I’m sitting at my very comfortable home with my children and my husband. We just had so much wonderful family time, and I was just like, ‘I’m so lucky,’ because it is not this way for everyone,” she said. Quickly, Sandy combined her artistic skills with her sales prowess. For her, that was an art-based fundraiser. “I had so many pieces that I really loved, but it felt like the right time to let go of them and create more. I already had a stockpile of art, so I thought I can sell some of that, and sell some of my new stuff,” she said. Sandy asked her Facebook friends whether a fundraiser of her artwork would be something they were interested in. The overwhelming majority voted “yes.” Then, “I asked them whether they wanted to donate to Feeding America® or First Book® ,” said Sandy. The majority asked for their donations to support Feeding America® , which works with food banks across the country. On April 28th, Sandy posted a Facebook album of her available artwork – with both physical and digital options – using a firstcome, first-serve basis of commenting to claim the artwork. She took payment via Paypal©, Zelle® and Venmo® , to make the entire process as easy as possible. “Within 24 hours, I sold almost everything I had,” she said. Two days later, she had packaged the artwork and dropped them off at the post office. PACE OF RECOVERY

Turning The Corner : O PTI M I STI C DATA AN D E XPERIENCE

I recently sat in on a conference call conducted by the Federal Reserve Bank of St. Louis. The focus of this session was to explore economic data during these troubling times, with a handful of economists forecasting what the future might look like. These professional inputs had me extremely pumped and optimistic about what the future might hold, economically, for our area, region, and country. As General Mills© executive Liz Mascolo recently shared about optimism, “...it does mean that you have the ability to look at a situation and while it might be tough, you’re able to see around that corner and see possibility... versus the difficulty.” The Federal Reserve’s feedback and my own ongoing research has me bullish about our future.

UNEMPLOYMENT Our national unemployment rate has climbed past 38 million, however, the number of new claims in recent weeks continues to decline. This 15% level – the highest since the Great Depression – is a far cry from February, when we sat at 3.5% unemployment. The industries hardest hit by COVID-19 are retail, leisure-hospitality, and food service. However, the majority of these claims are classified as “temporary.” In other words, there are plans in place to bring these people back into the workforce. Collierville has historically fared better than national unemployment numbers, pointing to the “recession-proofness” of our community. In early 2010, when national unemployment numbers were about 10%, Collierville’s unemployment rate was 6.5%. Before COVID-19 hit, Collierville’s labor participation rate (the percentage of working-age people working) was pushing 70%, while national rates were around 60%.

The second half of 2020 should be better economically, according to the Federal Reserve Bank. Of course, these are only projections and predictions but various economic indicators point us in this direction. For example, Starbucks® recently reported that 60-65% of prioryear same-store sales recovered in the United States, while Target’s® online sales surged almost 150% due to COVID-19 crisis buying, with total company comparable sales up more than 7%. Additionally, two of Collierville’s key retail partners and strong sales tax revenue contributors, Wal-Mart® and Kroger®, experienced solid COVID-19 period sales gains. Wal-Mart® has seen same-store sales up 10% in 2020, with Kroger® seeing a 30% sales surge in March.

COLLIERVILLE’S RESILIENCY Business Insider recently ran a piece about “Recession Proof Cities.” Their analysis fell into three categories: employment, housing, and social factors. Since I’ve already discussed employment, let’s explore housing. Experts share that 30% to 40% of median household income should be allocated toward housing costs. In Collierville, our median household incomes are exactly 30% of our median home values. his year has certainly thrown more curveballs at Collierville than could have ever been expected. Yet, that hasn’t slowed down Collierville’s growth. From residential to commercial, 2020 has still been an overall positive year for the real estate market here in town. Per the Town of Collierville, as of June 2020, 75 permits have been approved for both residential and commercial projects – 40 of these have yet to start construction, so make sure to keep an eye out around town for any new developments! Additionally, the Town is currently reviewing 14 applications for upcoming construction projects and 21 new applications have been submitted to the Town since March 2020, so there may be exciting and as-of-yet unknown projects in Collierville’s future as well. We all need something to look forward to right now!

Collierville’s real estate market is also still delivering a win-win for both buyers and sellers. Since January 2020, 338 houses have been sold in Collierville, and this issue’s “Realtor Tips” (pg. 28) explores how lower interest rates (around 3%) will benefit both buyers and sellers in the remaining months. Interest rates aren’t the only reason people are buying and building houses in Collierville though – flipping through to one of our featured homes, “Never Get Tired of Blue” (pg. 30), makes it obvious that the scenery, dedicated craftspeople and community available here in Collierville are a huge part of it too. This continual interest in Collierville living explains why 42 neighborhoods in Collierville are considered to be active residential areas – meaning a single family subdivision with at least one vacant lot left – by the Town.

As The Town of Collierville’s Director of Economic Development John Duncan shared with us, Collierville has also been able to maintain the appropriate ratio of median household income to median home value throughout 2020. According to Collierville’s Esri data set, our median household incomes are $110,724, with a median home value of $332,667 – right on the 30% mark that experts recommend! To give a better overview of 2020 as a whole for the Collierville real estate market, let’s look at these January-June 2020 “Off The Market” stats: • • • • • •

Here we can see that Collierville’s median sale price remains higher than the national median sale price of $320,000. In fact, the median sale price has remained high even during “Safer At Home” orders. Collierville homes also spend, on average, a shorter time on the market – only 40 days – as opposed to a national average of 60 days, according to Realtor.com’s© March 2020 data release. REALTOR TIPS COLLIERVILLE REAL ESTATE TRENDS

The first half of 2020 has seen more than its share of hurdles and challenges, both locally and nationally. We started off the year with very high expectations, as we had one of the best economies on record, as well as a robust housing market with reasonably low interest rates. Then COVID-19 hit the United States in March and we, in turn, hit the pause button, entering uncharted territory. The real estate community was able to adjust quickly to this new environment, utilizing technology to keep showing and selling homes with social distancing in mind. While there has been some disruption, there has also been some benefits to both buyers and sellers in this new market. The question is, what does the next half of 2020 have in store for the real estate market? Here are a few observations and predictions for the rest of 2020 real estate in Collierville:

NUMBER OF SALES WILL DECLINE The number of sales year-to-date has dropped 13% from 2019. This will continue for the rest of this year but not for the reasons you might think. Usually when sales drop, it is because demand is low. That is not the case right now. Demand is still high but COVID-19 slowed the number of homes coming on the market, thus reducing the number of total sales. I see this trend continuing because of the record number of refinances taking place. People that recently refinanced aren’t going to turn around and put their home on the market.

DEMAND WILL STAY HIGH While total sales have dropped, it hasn’t slowed down the demand for new homes. Low interest rates are driving an already buyer-rich real estate market in Collierville. Also with the recent national unrest in larger cities, the suburbs are in high demand, so I see that trend continuing the rest of this year as well. 28

INTEREST RATES WILL STAY LOW In March, we were looking at a 30-year mortgage rate at higher than 4%, but fast forward to May and we have seen rates less than 3%, which are historically low. With concern for the overall economy and the need to keep the real estate market strong, I do not see rates rising too much during the rest of the year. For buyers, this is an amazing turn of events, as it keeps homes a little more affordable even with the rising prices.

PRICES WILL CONTINUE TO RISE Most people would assume since sales dropped 13%, we would have also seen a drop in, or at least a leveling out of, prices for this year, but that has not been the case. According to the Memphis Area Association of Realtors, through the end of May, the average price home sold in Collierville has risen from $375,116 in 2019 to $414,980 in 2020. This is an increase of nearly 10%. With inventory lower than 2019, demand increasing, and interest rates staying low, this trend of increasing prices will continue moving forward.

WHAT DOES THIS MEAN FOR BUYERS AND SELLERS? It really is a win-win for buyers and sellers for the rest of this year. Buyers will reap the benefits of interest rates near 3%, which will help offset rising prices, and sellers will benefit from more equity in their homes, allowing them to increase their buying power. The bottom line is the overall real estate market in Collierville is and should stay strong for the rest of 2020. If you are thinking of buying or selling, now is still a great time.

P

erfectly designing someone’s home is no easy feat. Designers need to have key insight into an individual’s mind and their heart, and make their ideas mesh with the homeowner’s vision. “When you meet a homeowner for the first time, you start by asking a lot of questions, evaluating their home and even looking at what they’re wearing, so you can pinpoint what they’re drawn to,” said Becca Gaines, owner and lead designer of B. Gaines Interior Design. “You want to find their neutral.” For these homeowners, their neutral was blue. “[The homeowner] loved blue – she was wearing it. It was in the concept photos. She was showing me all these blue accents,” Gaines said. Blue can be a dramatic color for a home, but it can also be serene. So, Gaines set about figuring out how best to incorporate blue into their home’s refined, rustic design. A new home built in north Collierville by Dave Moore Companies, Gaines was involved in this project from the time the foundation was poured. This allowed her plenty of opportunities to get involved with every aspect of the design process. “In any custom build, there are moments where you go, ‘This is pretty on paper, but let’s see how it can be done.’ It requires thoughtful conversations and team members with great attitudes who enjoy custom details,” said Gaines. For this family, the kitchen remains the focal point of their home. As a result, Gaines was adamant that they have

Trust is a huge part of the interior design process. “As we were going through the design process and they were telling me what they wanted, I thought that this was what the size of the island needed to be,” said Gaines, “and the island that [the homeowners] thought was going to be too big, they now love every inch of it.” As luck would have it, Germantown-based The Cabinet Tree had semi-custom cabinetry that already came in the perfect color blue for the kitchen island. “That shade of blue really drove the rest of the palate,” said Gaines. Since the kitchen opens into the living room, other shades of blue can be seen throughout the home, as Gaines used Sherwin-Williams’ “Slate Tile” and “Sea Serpent” for accents. The knobs on the Thermador range were switched out for blue ones, and the chandelier over their breakfast table features natural quartz rocks with shades of periwinkle. Even the front doors of the home are painted blue! The home also features a romantic back porch where the homeowners can look out on the woods and listen to nearby water, a powder room off the kitchen with walls painted to match the kitchen island, an indoor exercise pool off the master bathroom, and incredible custommade “sun tunnels” in the ceiling of the living room to allow for plenty of natural light. Their kitchen even has a special custom-made hospitality beverage bar. Unlike a normal butler’s pantry, which might be sandwiched between the kitchen and the dining room and has a general foreboding air that

only the host can venture into it, Gaines’ homeowners wanted something welcoming instead. Off to the side of the kitchen, near the breakfast table, there is a sideboard with an elegant glass dispenser for water, lemonade and tea, an assortment of drinks underneath the counter and plenty of coffee mugs on an open shelf above.

I really related to that desire that they had to create spaces that allow them to serve people and enjoy the space,” said Gaines. “They serve people a lot – they have a big family with lots of grandbabies, and often host friends and church groups. There are a lot of special features for them to enjoy but my drive for the family room, kitchen and backyard was that they wanted to be able to host people and love those people in their home.” After 10 months of work, the home was ready just in time for Thanksgiving 2019. “We absolutely love our new home! We couldn’t have (and wouldn’t have) built our house without the teams of Dave Moore Construction and B. Gaines Interior Design. Having Becca work with us to make what seemed like ‘millions’ of decisions was a blessing and a pleasure. Besides having absolutely exquisite taste, Becca is an incredibly good listener. She somehow designed our home around our vision, making it better than we ever imagined. In the process of making our dream home come true, she also became our trusted friend,” said the homeowners. Before

atricia and Martin Birmingham have lived in the same Collierville home for 20 years. “It was the first home we owned, and we were the first homeowners for the house. We were so naive,” said Patricia. When asked why, Patricia pointed out the home’s kitchen, which was initially equipped with builder-grade wood cabinets and formica countertops. “I always hated my kitchen,” she laughed. So when Patricia retired at the end of last summer, she decided that there was finally adequate time in her life for the renovations she had wanted to do for years. She was determined to start with her kitchen. After hearing about a colleague who’d had a positive experience with Designer Wholesale, she decided to check them out. “Once they came to look at the kitchen, I started adding things on, like, ‘Can you look at this room?’ and ‘What about doing this?’ and it worked out perfectly, to have them do all of the renovations at once. I think at the end of it all, Justin and his team touched every room of the house,” said Patricia. When the renovation started in September 2019, the kitchen remained the Birminghams’ highest priority, but Designer Wholesale also renovated the home’s second bathroom, the master bedroom and bathroom, and the living room. Throughout the home, the team removed crown molding and scraped away out-of-date popcorn ceilings for a cleaner look. For the kitchen, Patricia worked closely with the team at the Designer Wholesale showroom. “One of the reasons I chose them was that they have a designer on site that you can go to. I knew what I liked and had a million ideas but I couldn’t organize them, so I needed someone to hold my hand,” said Patricia. As with all their clients, they worked hard to combine their expertise with Patricia’s vision. She said, “They were very good at saying, ‘Do you like this or that?’ I knew I wanted white Shaker cabinets, but beyond that, they were so helpful in guiding me. They also have a 3D-rendering

service that really helped me visualize what the final kitchen would look like.” Kitchen renovations included replacing the original countertops, implementing a variety of drawers in place of too-deep cabinets, replacing the backsplash tile, and trading out the older stovetop and microwave for sleeker, modern models. Overall, the shift from the darker browns of the original kitchen to lighter colors made the entire space look bright and more welcoming. In the master bathroom, the jacuzzi tub – another pet peeve of Patricia’s – was replaced with a gorgeous, modern wall-towall shower with two shower heads. They also implemented one of the more unique aspects of the bathroom’s renovation: a drawer perfect for a hairstylist, with a one-stop holder for your blow dryer, curling iron, and straightener. “Now, I don’t have to worry about them burning anything, or unplugging them. I can start heating my curling iron while blow drying my hair,” said Patricia. Thankfully, most of the renovations on the Birminghams’ home were completed before the COVID-19 pandemic hit the United States. The master bathroom and bedroom’s renovations began in February, so they had just enough time to finalize designs and complete the demolition. When businesses began

to close, Designer Wholesale was labelled as essential, and they continued to work. “We lucked out. When the pandemic started, the master bath and bed were in a closed-off area, so Justin and his team could come in the front door and go straight to that

area. They were very good about distancing,” said Patricia. Now that all the interior renovations on the Birmingham home are complete – as of publication, Designer Wholesale was still working on a covered patio for their backyard – Patricia lists the kitchen as her favorite room in the house, with the master bathroom coming in as a close second. “I have a brand new home.
