Declan’s landlord has presented him with a residential lease to sign in relation to the property he will be renting. He is concerned about some of the terms of the lease he is not sure he understands them and is wondering what to do.
While residential lettings now have many statutory terms implied into the relationship e.g. standards of residential premises, restrictions on notice periods for termination of the letting by the landlord and limitations on rent reviews amongst other matters the fact is that it is always a good idea to have a formal residential lease in place as it establishes with clarity the legal obligations of the Landlord and Tenant in relation to the property. Moreover, while a landlord may present a lease to a tenant there may be room for further negotiation of terms and thus it would be advisable for Declan to seek specific advice from a solicitor on the terms of the lease. While many residential leases are standard a landlord from experiences of letting may have brought in his own specific terms from situations that arose for him/her over the years.
Having said all that there are a few items that a tenant needs to look out for.
1. Are contents included? If so, are they listed and are the listed items all in the property.
2. What are the obligations in relation to repair, maintenance,
and making good losses on the property.
3. How much of a deposit is payable and what are conditions on which the Landlord may keep all or part of the deposit.
4. What are the provisions in relation to the tenants’ contents are they are the tenants own risk in which case Declan may need to insure these contents separately. What are the terms in relation to insurance who covers what?
5. Are there any additional costs e.g., refuse, Local Property Tax, utilities, alarm fee etc.
6. Are pets allowed and if so, are there conditions in relation to same.
7. If the property has a management company looking after common areas, there may be certain rules that need to be abided by.
8. Is there a parking space with the property?
Are there stipulations allowing the landlord to access the property and if so, what are they.
9. If something goes wrong on the property who sorts it out. Is the obligation on the landlord in relation to repair and maintenance?
All the above are only some of the items one needs to look out for in relation to a residential lease as many of these leases have varied terms independent legal advice is always recommended.

Tralee Chamber in partnership with Kerry County Council are gearing up for the annual St. Patrick’s Day Parade. This highly anticipated event, which has been a beloved tradition in Tralee for decades, will once again showcase the best of rich Irish culture and community spirit. This year’s theme “Cúpla Focal” aims to honour and celebrate the Irish language and is expected to attract thousands of spectators to the streets of Tralee. Community Garda Mary Gardiner has been announced as this years Grand Marshal. “We are thrilled to be bringing the St. Patrick’s Day Parade back to Tralee this year”, said Colette O’Connor, Tralee Chamber CEO. “Following on from the success of our ‘Tralee ‘The Christmas Kingdom’ events, we are delighted to have Oliver Hurley and Ken Murphy onboard again as parade directors and it’s amazing to see a whole host of Tralee businesses, clubs, volunteer groups, bands and more getting involved in this year’s parade. It really does bring the entire community together and showcases our Irish heritage to visitors from around the world.”
This year’s parade promises to be a visual feast for all in attendance.
Spectators can expect to see a colourful display of floats, vibrant marching bands, dancers and traditional Irish music and entertainment. Organisers have also engaged with the street theatre spectacle company Artastic from Kildare for this year’s parade. Artastic are renowned for their wonderful visual creations, many of which feature in the Dublin St Patrick’s Day Parade each year.
Speaking ahead of the celebrations, Mayor of Tralee, Cllr Mikey Sheehy said “Tralee’s St. Patrick’s Day parade is a day to celebrate our heritage and our history. This year’s parade is presented by the wonderful and varied communities who make up our town and we encourage all sports clubs, societies, groups and businesses to join in our National Day of Celebration.”
Oliver Hurley of Oliver Hurley Productions said “The Parade will be a reminder of how the Irish language still resonates with all of us. The parade will showcase words and phrases ‘as Gaeilge’ that are used by many of us today. Throughout the parade, large colourful signage in the shape of speech bubbles, will link phrases like, “Slainte”, “Céad Míle
Fáilte”, “Ciarraí Abú”, “An bhfuil cad agam”, In addition to the parade, there will be a host of other events and activities taking place throughout the day in Tralee. The town will come alive with music, dancing, food, and fun, creating a lively and festive atmosphere that’s sure to delight locals and visitors alike. Remembering Margaret ...Lovely Piece by the Rose of Tralee International Festival this week
This International Women’s Day we’re celebrating Rose of Tralee trailblazers from throughout the years. Margaret Dwyer became one of the first members of the festival committee in 1959. She became the first female president of the Festival in 1970 and under her stewardship came a successful new approach to attract more sponsorship and State support for the growth and development of the festival. This helped pave the way to make the Rose of Tralee one of Ireland’s most famous and successful family festivals to the present day. Ms Dwyer, who was 97 when she passed away in 2016, was originally from the New York but her mother hailed from Tralee. Her husband was killed in Germany during the Second World War and she decided to move to Tralee with her two sons, Ryle and Sean. During the war, Ms
Dwyer worker as a radio telephone operator with AT&T, talking regularly with both US president Franklin D Roosevelt and the British Prime Minister Winston Churchill. With the highest security clearance, she listened to every conversation to ensure atmospheric conditions did not garble the trans-Atlantic phone calls between the world leaders. The contribution of Ms Dwyer to the development, growth and longterm success of the Rose of Tralee from 1959 to 2003 and, indeed, to the town of Tralee through her role in the local business sector, has been immense. Having received the freedom of Tralee, her contribution was once again acknowledged in 2012 when she became the first honorary member of the Tralee Chamber Alliance.

The Journey of the New York Rose-Bud by Lilly McDonnell
Being chosen as The Rose Bud to the New York Rose 2022, Cathrena Collins, has been such a magical experience for seven year old Lilly McDonnell from Tralee, and she is about to experience amazing chance of a lifetime. Cathrena, her Rose, has organised for Lilly to march in the St Patricks Day parade this year in New York City with her. Bursting with excitement this is more than Lilly could ever have imagined doing as a Rose Bud and I cannot wait to go. This will be my first time in New York.
Since the Rose of Tralee festival Lilly has been quite busy. The Achill Link Magazine in Achill, Co. Mayo asked Lilly to write a piece on her experience as a Rose Bud and
published this at Christmas. Lilly has strong Mayo connections and likes to spend her holidays in Mayo.
Rachel the Rose of Tralee visited Lillys school in January and Lilly got to greet her when she arrived and was on stage with her. Lilly is a second class pupil of Gaelscoil Mhic Easminn here in Tralee.
Lilly and Cathrena have remained in close contact since the Rose of Tralee and they have developed a lovely friendship. Cathrena had invited Lilly to come to New York but Lilly could never have imagined it would be on such a big occasion.

On Tuesday 28th February, Adam Harris, CEO of AsIAm, and Lisa Curran of Autism Friendly Tralee presented an award to The Rose Hotel in recognition of the outstanding contribution made already in becoming an Autism Friendly Hotel. Kerry FC take their first points in front of homecrowd!
Kerry FC and Treaty United faced off in a Munster derby clash in Mounthawk Park, Tralee, with both teams searching for their first points of the season. Kerry, who had lost their previous two games, made one change to their team from the previous match, with
Nathan Gleeson coming in for the injured Trpimir Vrljicak, while Treaty made two changes to their squad. Kerry enjoyed a dominant start to the game and soon took the lead with a tap-in from Sean Kennedy. Treaty almost equalized soon after but missed their chance. Kerry
continued to put pressure on their opponents, but Treaty goalkeeper Shane Hallahan made some crucial saves. Treaty’s persistence paid off in the 30th minute when Enda Curran scored the equalizer. The second half saw Treaty creating more chances, but Kerry defended resolutely to hold onto a draw despite being

Minister Foley confirms over €100,000 in funding for Kerry Heritage Projects
Minister for Education and Kerry T.D Norma Foley welcomes confirmation of the allocation of €101,000 in funding for 15 Kerry heritage projects through the Built Heritage Investment Scheme (BHIS).
The BHIS is providing €4.5m in funding to be shared by a total of 556 projects across all local authorities. In total 15 projects across Kerry will benefit from this round of funding including the former Magdalene Laundry at Baile Mhuire, Balloonagh in Tralee (€14,000), Callinafercy House, Milltown (€11,000) and The Old Rectory, Killgobbin, Camp (€7,500).
Minster Foley said: “I welcome this confirmation from Minister Malcom Noonan of significant funding which will provided vital assistance for the maintenance and upkeep of 15 key protected heritage sites across Kerry. Today’s announcement includes specific funding for thatched structures which will also provide employment in traditional heritage trades.”

Thai-style pork patties
These fab fragrant meatballs are so quick to prepare and perfect with simple stir-fried veg
For even speedier Indian-style patties, replace the spring onion, chilli, coriander, lime zest and mint with 1½ tbsp mild curry powder. The patties are suitable for freezing without the veg and rice.
Ingredients
• Half a bunch of spring onions, finely chopped
• 1 red chilli, deseeded and finely chopped
• Small handful of finely chopped fresh coriander
• Grated zest of 1 lime
• 2 tsp dried mint
• 500g pork mince (5% fat or less)
• 1 egg white
• Low-calorie cooking spray
• 300g pak choi, roughly chopped
• 250g mushrooms, sliced
• 100ml hot vegetable stock
• 1 tsp Thai fish sauce (nam pla)
• Plain boiled rice, to serve
Method
1. Preheat your grill to medium-high.
2. Put the spring onions, chilli, coriander, lime zest and mint in a bowl with the pork and egg white. Season lightly and combine well using your hands. Divide the mixture into 20 portions and shape each one into a patty. Arrange on a non-stick baking sheet, spray with low-calorie cooking spray and grill for 15 minutes or until cooked through, turning once.
3. While the patties are cooking, spray a large non-stick wok or frying pan with low-calorie cooking spray and place over a high heat. Add the pak choi and mushrooms and stir-fry for 2-3 minutes. Stir in the stock, bring to the boil and simmer for 1-2 minutes. Remove from the heat and stir in the Thai fish sauce.
4. Divide the patties between warmed plates and serve hot, with the vegetables and rice.

In round two of the Tralee town league, the Seniors emerged victorious against St. Pats in a game played in Blennerville. The Seniors finished with a final scoreline of 2-16 to 1-05.
The club’s victory social, held at the Ballyroe Heights Hotel, was a night to reminisce and revel. The event proceeded smoothly, with the history makers, led by captain Ross O’Callaghan, entering the room to rapturous applause.
Minors:
• Played against Dr Crokes in Killarney last Thursday evening and finished with a score of 4-10 thanks to great work by their forwards.
• Momentum was halted by a goal for Crokes and that really ended their comeback.
• Progress is positive, even though the team is learning a great deal playing in Division 2 and while the results aren’t going their way.

ST PATS GAA CLUB
Gaelic4Girls is an inclusive sports club for girls aged 6-12 who are interested in getting involved in physical activity. The program consists of 8 one-hour events each Sunday, where new entrants and return players can try the fun team sport in an inclusive and safe environment.
This program begins on March 12th and is €12 per girl.
Under 11s were training in preparation for their first county Football Go Games starting on April 6th. Everyone put in a great effort, especially Oscar, Jace, Rylan, Darragh Sheehan, and new players Max, Simon, Brooklyn, and Nahome, who joined the team for the first time.
Under 13s played their first game at u13 level against Churchill and were heavily defeated. The visitors dominated the first half, but St. Pats fared much better in the second half with the introduction of a few subs. They have two more games in the competition and will train on Thursday from 6-7 pm.
Minors have their next match in Round 3 in Division 2B in Keane’s of Killorglin Minor County League against Rathmore, which is rescheduled for 7 pm on Monday, March 6th, at Bishop Moynihan/T.

• Under 7 Hurling: The under 7 hurlers trained at MTU on Saturday from 3-4 pm. They
focused on perfecting their hurling skills and played a few fun and competitive matches to round off the session. The team is welcoming new players and they can join in MTU next Saturday. The player of the week is Elliott Maunsell.
• Under 9 Boys: The U9 boys have training on Thursday evenings at 6 pm at Gaelscoil Mhic Easmainn Ball Wall. New members are welcome to join.
• U12 and U14 Camogie: The U12 girls have training on Monday evenings at 7 pm at CBS the Green astro, while the U14s train at 6 pm. Girls from different areas are welcome to attend, and new players will be provided with hurley and helmet. For more information, text 085 1355566.

• There are several swim meets happening in March, including The Aspiring Champions meet in UL on March 11th and The Future Challenger in Tralee on March 12th. A Kingdom SC co-captain is also participating in the Swansea Aquatics Spring Long Course Open Meet 2023.
• The Junior A Squad is introduced, which is made up of swimmers who have progressed from the Junior B squad. They train under Head Coach John Edwards and his assistants Leza O’Donoghue and Niamh O’Connor.
• Upcoming galas include Time Trials - Distance on March 19th in Tralee, Aspiring Champions - Session 3 & 4 on March 25th in UL, and the Irish Minor Schools Championship and Irish Senior Schools Relays/ Schools Interpro on March 25th and 26th respectively at NAC. The Irish Open is also happening from April 1st to 5th at NAC, and the Kingdom Invitation Gala is taking place on April 22nd and 23rd in Tralee.

Warriors pass UCD test!
Garvey’s Tralee Warriors strengthened their chances of securing a place in the Super League playoffs with an 88-70 victory over UCD Marian. The Warriors dominated the game with relentless offensive plays, hitting scores from all angles and leaving their rivals struggling to keep up. Daniel Jokubaitis and Jonathan Jean turned the first quarter into a private three-point duel, hitting a combined eleven three pointers. However, Jean kept the hosts in the game early on as the Warriors set about imposing themselves on the contest.
At the long break, Marian had a 40-35 lead, and it seemed they were still the team to beat. However, the half-time break reinvigorated the Warriors, and they came out with an offensive assault on the Marian rear-guard, effectively putting the contest beyond the reach of the college side. The equation for Warriors has become a little clearer and more favorable after the action over the weekend. With defeat in Tallaght, EnergyWise Ireland Neptune is now on the same number of wins as Warriors going into the final round game next weekend.
As it stands, the winners of the final game showdown in Tralee next week will make the playoffs. A bumper crowd is expected at the Tralee Sports Complex, and tip-off next Saturday night is at 7.30 pm. It was a good night at the office for John Dowling’s charges, and next Saturday night has the potential to be even better. The Warriors’ victory over Marian puts them in an advantageous position, and they will look to maintain their momentum in the final game showdown.
