uxury property developer Raimon Land has released Condominium Focus Bangkok Update, its first quarterly research publication of the year. The document reveals a remarkable recovery of the Bangkok upscale condominium market despite the ongoing domestic political tensions. The fourth quarter of 2009 saw the Thai economy post 5.8% GDP growth, due primarily to exports to Asian markets bouncing back, leading to developers releasing more projects and local buyers queuing up to purchase them as confidence has streamed back into the industry. The latest edition of Condominium Focus Bangkok Update, available as a free download at www.raimonland. com, explains that projects launched by listed developers received an upbeat response with condominium pre-sales totalling THB 15.1 billion in Q4 2009, an increase of 380% over the same quarter in 2008. In total, 1,087 condominium units were transferred in Q4 2009 for an average price per sq m of THB 98,551.

Mandala Sells Ten Units in 100 Days
M
andala Villas and Condominiums – a collection of 24 oversized apartments and eight villas, all with private pools located in Phuket’s prestigious Laguna area – has sold 10 units since its condominium launch in December 2009, highlighting how developers must adapt in Thailand’s post-recession real estate market. According to Tom Travers, managing partner at Indigo Real Estate, the core fundamentals of building a successful property development in Thailand are unchanged, but today’s foreign buyers are more demanding since the September 2008 world financial crisis. “Today’s buyers are definitely more careful about purchasing in a new a development,” says Travers. “The old days where a development could sell a major part of their inventory off-plan before they build are unfortunately over. Buyers are now demanding developers with a track record and financial liquidity that offer quality, finished product with value pricing. Mandala is a prime example of how developers need to adapt to attract foreign buyers in Phuket’s changing market place.”

Asian Focus for Phuket Film Festival

he second edition of the Phuket Film Festival which runs June 4 – 13 on the beautiful resort island of Phuket is pleased to announce its opening film will be the Asian premiere of Indian director Paresh Mokashi’s debut film, Harishchchandrachi Factory. Director Mokashi will attend. Harishchchandrachi Factory was India’s entry to the 2010 Oscars in the Foreign Language Film category. The quirky, light hearted film depicts the struggle of Dadasaheb Phalke, the father of Indian cinema, while making Raja Harishchandra in 1913, India’s first feature film. Film Festival movies will be shown at the Coliseum Cineplex in Phuket Town while a “Meet the Directors” series will be held at an open air theater at Cape Yamu.

Christened Ocean Pearl, this stunning 41 metre yacht, identical to its Foster+Partners designed sister yacht Ocean Emerald, will operate a series of cruises throughout the Mediterranean during the summer of 2010 and the Caribbean in the winter of 2011.

Cautious Recovery As the world’s economy is gradually rebounding from the recession, there are signs that the Phuket property sector has begun to show signs of recovery. As the dust from the credit crunch caused implosion begins to settle, the mood is one of cautious optimism.

his is not a time for complacency though and as buyers start to slowly return to the market the competition to attract their attention is fierce. Bill Barnett, who runs the independent property news blog thephuketinsider.com feels that in the current climate the successful
developments all share a number of key characteristics. “Developments need to have strong fundamentals, such as location, quality of project, infrastructure and proximity to demand drivers. Laguna always performs well, as have Baan Mandala, Sai Taan in Bangtao and Kata Rocks down south. These developments along with Malaiwana in the north and Thai listed Supalai in Phuket Town, all look set to move good numbers considering an entry level pricing point of below THB 2 million,” he says. He describes the prevailing perception of the property market as “decidedly upbeat” but warns that recovery will be a gradual process, “We are in recovery mode. I think the strength of the baht, in particular in comparison to the pound and the dollar, is keeping some buyers sidelined. I also think one thing which is frustrating potential buyers is the lack of Bill Barnett

How are global property markets doing? SP: In Thailand, Phuket is back on track in terms of demand. The market for resorts and hotels has very much recovered. We have ongoing projects in Vietnam, but China is where the hospitality industry is booming. Lifestyle is very important there, and one of our big projects is a comprehensive design centre that includes [shopping] outlets, residences, and commercial spaces that revolve around four to five lifestyle brands. We are also seeing a lot of demand in the UAE, particularly Adu Dhabi. There is also sizable demand in Bahrain. Dubai is quiet due to the surge in building. It was too sudden and created a domino effect; now there is gross oversupply.

X2 Kui Buri is unlike any other. Pronounced “Cross To,” the 12-rai beachfront development, leaves a bold impression, an indelible mark on the senses. Consisting of pool and garden villas, including 31 private residences, X2 Kui Buri’s colour palette shifts dramatically, from the steely grey rock walls to the brilliant green hues of the landscape. CEO Anthony McDonald explains: “The property has a soul. Our original idea was to create a design hotel, something different to what is typically done which is the Bali or Asian-inspired look. We wanted something unique, spacious, natural, quiet, understated…unfussed,” he enthuses. Indeed, the location lends itself to this concept. Located in Prachuab Khiri Khan on the Gulf of Thailand, Kui Buri is only three hours from Bangkok by car, just past the resort towns of Hua Hin and Pranburi. The general area is pristine, surrounded by local fishing villages. With no immediate neighbours, a sense of calm blankets the property. The existing landscape of mature trees has been carefully preserved, providing a lush atmosphere punctuated by open spaces. David Smith, sales and marketing manager, comments: “The area is amazing. Everyone can spread out. We intentionally made this a low density space with a small number of villas on a large plot. “It’s completely tranquil, especially at night. We really wanted the solitude to be part of the experience,” he adds.

He also explains that the homes do not line up in rows, but maze-like walkways snake among the villas, affording complete privacy, saying: “One is never next door to any one else. It keeps things interesting. Every bend reveals a new aesthetic experience. You can walk around for three to four days and not feel bored with your surroundings, visually, as everyday you feel like you are seeing something new.” Part of a chain of boutique design hotels and residences, the resort portion of X2 Kui Buri has been open since 2007. Several residential villas have already been completed, with the rest scheduled to be finished in “August or September next year,” says Anthony. X2 is the brainchild of Astudo Hotels & Resorts Group, a firm with extensive experience in developing and managing high-end resorts and residential properties in Thailand. Other X2 properties are located in Koh Samui and Rayong. The firm also manages the Away Resorts in Koh Kood, Pranburi, and Chiang Mai, and Le Bayburi Residences in Pranburi and Koh Samui. Additional properties under each brand are currently under development.
It is readily apparent how X2’s motto “Designed for the Spirit” is embedded in the project. Single-storey villas sport stone walls both inside and out, a stark contrast to wood panelling, floor-to-ceiling glass, and sparkling waters of the pool. Anthony says: “There are no painted surfaces; rock, timber, bamboo, trees…we kept the natural spirit of the location untouched and unspoilt.”

The project architect is Duangrit Bunnag whom “we chose because of his understanding of the concept,” says Anthony. Also, “with Khun Duangrit’s design, we really appreciated that he built the structures around the trees, one of the main reasons we bought the site.” Villas are immediately surrounded by native flora, and feature ocean or mountain views. “The architecture is designed in a way that makes the landscape the main actor in the scene,” says Anthony. An expansive open reception area draws attention to the large tree nearby. In addition, “walkways are configured in a way that accentuates the beauty of the site. Its configuration is like a movie or script that unfolds. Visual and sensual surprises are around each corner. When you walk around, you feel good just being there.” Such freedom for the senses allows buyers and guests to set their own agendas. “Our lives are all so overloaded and cluttered with input 24-7. Here, it disappears. There is no advertising and noise. All of Bangkok goes away, and you return feeling recharged,” explains Anthony. Anthony acknowledges, however, that X2 Kui Buri is “one of those places that will not appeal to everyone.” He explains that they do not try to please everyone, saying: “We know who likes this kind of place and that’s enough.”

There are hardwood floors throughout and every window frames a masterpiece of nature’s design with some amazing mountain views.

At a recent press event, Decor Mart, the supplier of luxury brand home furnishings and accessories, presented the latest additions to the Ralph Lauren Home and Armani Casa collections.
