by Kaveepan Eiamsakulrat Among luxury property developers, K.E. Land is renowned for its “Crystal” brand projects along Ekamai-Ramindra Road. Recently, Kaveepan Eiamsakulrat, founder and president of K.E. Land, embarked in a new direction with Crystal Design Centre, slated to be the best one-stop design complex in Asia. “It’s not good enough to do what everyone else is doing. People think that we are building a unique and different concept.” says Kaveepan Eiamsakulrat. “But it’s in a new part of town, so we can explore new opportunities and see how they fare. As it happened, people like what we offer.”

It is spring and I am blind.

One day, a blind man sat on the steps of a building with a hat by his feet and a sign that read: “I am blind, please help.” A passerby saw that the beggar had only a few coins in his hat. He took the sign and rewrote it. That afternoon, the blind man’s hat was full of bills and coins. What was the change that made the difference between failure and success? Well, the new sign simply read: “Today is spring and I cannot see it.” It’s not what you say but how you say it. Rice Communications will take the simplest message and make it into a masterpiece. uxury property developer Raimon Land has released Condominium Focus Bangkok Update, its first quarterly research publication of the year. The document reveals a remarkable recovery of the Bangkok upscale condominium market despite the ongoing domestic political tensions. The fourth quarter of 2009 saw the Thai economy post 5.8% GDP growth, due primarily to exports to Asian markets bouncing back, leading to developers releasing more projects and local buyers queuing up to purchase them as confidence has streamed back into the industry. The latest edition of Condominium Focus Bangkok Update, available as a free download at www.raimonland. com, explains that projects launched by listed developers received an upbeat response with condominium pre-sales totalling THB 15.1 billion in Q4 2009, an increase of 380% over the same quarter in 2008. In total, 1,087 condominium units were transferred in Q4 2009 for an average price per sq m of THB 98,551.

M

andala Villas and Condominiums – a collection of 24 oversized apartments and eight villas, all with private pools located in Phuket’s prestigious Laguna area – has sold 10 units since its condominium launch in December 2009, highlighting how developers must adapt in Thailand’s post-recession real estate market. According to Tom Travers, managing partner at Indigo Real Estate, the core fundamentals of building a successful property development in Thailand are unchanged, but today’s foreign buyers are more demanding since the September 2008 world financial crisis. “Today’s buyers are definitely more careful about purchasing in a new a development,” says Travers. “The old days where a development could sell a major part of their inventory off-plan before they build are unfortunately over. Buyers are now demanding developers with a track record and financial liquidity that offer quality, finished product with value pricing. Mandala is a prime example of how developers need to adapt to attract foreign buyers in Phuket’s changing market place.”

eading fractional ownership super-yacht company YachtPlus recently launched the second yacht of its four yacht fleet in La Spezia Italy. Christened Ocean Pearl, this stunning 41 metre yacht, identical to its Foster+Partners designed sister yacht Ocean Emerald, will operate a series of cruises throughout the Mediterranean during the summer of 2010 and the Caribbean in the winter of 2011.

“We are delighted with the response from the owners who spent this summer on Ocean Emerald and are extremely optimistic about the future of the next three yachts that will continue to grow the YachtPlus fleet. The many enquiries we have received over the past few months and the very positive comments from current owners is a testament to the concept of fractional ownership which is rapidly becoming acknowledged as the most financially astute way in which to own a super-yacht,” said John Hare, chairman of YachtPlus. “These are challenging financial times and increasingly more people, many former sole yacht owners, are turning to fractional ownership as the most cost effective, stress-free and viable way to own a luxury super-yacht,” he added.

Asian Real Estate Comes of Age

As economies show signs of recovery, the global property world is gradually turning its attention to Asia to uncover new opportunities in the regional investment landscape, say the organisers of the world’s largest international real estate investment event, Cityscape.

“E

ven though Asia’s main economies are not immune to the global downturn, pricing and rentals were revived during the second half of

2009, with the total market capitalisation of Asian real estate investment trust rising by 17.6 % - totalling an increase of 34.5% for the whole year. This growth was encouraged by China’s stimulus measures and has led several Asian markets to report positive growth during the later part of last year,” said Graham Wood, group exhibition director, Cityscape.

Cautious Recovery As the world’s economy is gradually rebounding from the recession, there are signs that the Phuket property sector has begun to show signs of recovery. As the dust from the credit crunch caused implosion begins to settle, the mood is one of cautious optimism.

T

his is not a time for complacency though and as buyers start to slowly return to the market the competition to attract their attention is fierce. Bill Barnett, who runs the independent property news blog thephuketinsider.com feels that in the current climate the successful

developments all share a number of key characteristics. “Developments need to have strong fundamentals, such as location, quality of project, infrastructure and proximity to demand drivers. Laguna always performs well, as have Baan Mandala, Sai Taan in Bangtao and Kata Rocks down south. These developments along with Malaiwana in the north and Thai listed Supalai in Phuket Town, all look set to move good numbers considering an entry level pricing point of below THB 2 million,” he says. He describes the prevailing perception of the property market as “decidedly upbeat” but warns that recovery will be a gradual process, “We are in recovery mode. I think the strength of the baht, in particular in comparison to the pound and the dollar, is keeping some buyers sidelined. I also think one thing which is frustrating potential buyers is the lack of Bill Barnett

new luxury products on the market,” said Bill.

Demand for Brands Bill compares the situation in Phuket with that in the Kingdom’s capital and feels that one particular segment of the Phuket property market is not being exploited by developers, “In Bangkok branded luxury developments like St. Regis and now the Ritz-Carlton Residences are zooming away. Ritz Carlton already has THB 1.7 billion in sales, while St. Regis sold four penthouses at THB 190 million each, whereas in Phuket buyers who have been coming back the last two years are still not seeing significant developments in this segment.”

On the sales side, he feels that there are a number of holiday home projects

project completion and start ups. This

has meant that instead of purchasing off plan or in brand new developments, buyers have bought second hand property, and the initial signs are that many of these purchases have shown good yield for the sellers,” he says. Bill Barnett also feels that resales are outperforming many other more traditionally strong sectors of the market, “Resales are a huge performer. A number of projects are now completing such as Andara and buyers like the ability to move into a finished estate with no development risk. That given, investors are looking for new opportunities so we might find recent sellers become new buyers again.”

Northern Opportunities There are also signs that geographically the market place might be changing. The building of a brand new international school and sports centre, the Phuket International Academy in Thalang, is likely to divert more developers attention to the area, but Bill Barnett feels that the real action will be found even further north, “PIA will certainly have long term potential to drive the residential market, but I’d pick Mai Khao to become the next mini metro given its growing density of hotels, the new convention centre and its proximity to southern Phang Nga. West Sands Splash Jungle also just plunged prices and is faced with trying to get volume business in. Given that 60% of hotel rooms are located in the middle of the island at present the mass market is anchored there and it will take some time to see a shift, although we are seeing new entries like Renaissance and Holiday Inn Mai Khao coming soon.”

How are global property markets doing? SP: In Thailand, Phuket is back on track in terms of demand. The market for resorts and hotels has very much recovered. We have ongoing projects in Vietnam, but China is where the hospitality industry is booming. Lifestyle is very important there, and one of our big projects is a comprehensive design centre that includes [shopping] outlets, residences, and commercial spaces that revolve around four to five lifestyle brands. We are also seeing a lot of demand in the UAE, particularly Adu Dhabi. There is also sizable demand in Bahrain. Dubai is quiet due to the surge in building. It was too sudden and created a domino effect; now there is gross oversupply.

PA: We are experiencing new project enquiries each week which indicate the market, especially in Phuket, is strong. In fact the total value of the property market is currently THB 150 billion per year. This is reported by the Chamber of Commerce and includes all property transactions. For the first three months of 2010, transactions are reported as THB 76 billion alone. We are expanding our office to

Going green has a high initial

GF: To be frank, we have never

GF: Often we are faced with situations where hoteliers want to leave air conditioning on all the time whether rooms are occupied or not. Similarly most developers don’t want to use energy efficient products as they are very much more expensive. Also, we have found that “green” items manufactured here are often of lower quality for the domestic market. Practically, this means they break easier and people don’t trust them or see the value and opportunities are lost. In terms of certification such as LEED, it seems a lot easier to get this if you are based in a “Westernised” country due to the bias of the various categories.

CF: We decided to implement LEED as our guide for green and sustainable design, even if in some instances it is not relevant to local conditions. Not only is it a set of guidelines that is being tested by our industry, and is evolving as a result, but since we work internationally, it is also the most worldwide recognised guide.

X2 Kui Buri is unlike any other. Pronounced “Cross To,” the 12-rai beachfront development, leaves a bold impression, an indelible mark on the senses. Consisting of pool and garden villas, including 31 private residences, X2 Kui Buri’s colour palette shifts dramatically, from the steely grey rock walls to the brilliant green hues of the landscape. CEO Anthony McDonald explains: “The property has a soul. Our original idea was to create a design hotel, something different to what is typically done which is the Bali or Asian-inspired look. We wanted something unique, spacious, natural, quiet, understated…unfussed,” he enthuses. Indeed, the location lends itself to this concept. Located in Prachuab Khiri Khan on the Gulf of Thailand, Kui Buri is only three hours from Bangkok by car, just past the resort towns of Hua Hin and Pranburi. The general area is pristine, surrounded by local fishing villages. With no immediate neighbours, a sense of calm blankets the property. The existing landscape of mature trees has been carefully preserved, providing a lush atmosphere punctuated by open spaces. David Smith, sales and marketing manager, comments: “The area is amazing. Everyone can spread out. We intentionally made this a low density space with a small number of villas on a large plot. “It’s completely tranquil, especially at night. We really wanted the solitude to be part of the experience,” he adds.

71

72

73

74 All images are simulated by computer graphics.

He also explains that the homes do not line up in rows, but maze-like walkways snake among the villas, affording complete privacy, saying: “One is never next door to any one else. It keeps things interesting. Every bend reveals a new aesthetic experience. You can walk around for three to four days and not feel bored with your surroundings, visually, as everyday you feel like you are seeing something new.” Part of a chain of boutique design hotels and residences, the resort portion of X2 Kui Buri has been open since 2007. Several residential villas have already been completed, with the rest scheduled to be finished in “August or September next year,” says Anthony. X2 is the brainchild of Astudo Hotels & Resorts Group, a firm with extensive experience in developing and managing high-end resorts and residential properties in Thailand. Other X2 properties are located in Koh Samui and Rayong. The firm also manages the Away Resorts in Koh Kood, Pranburi, and Chiang Mai, and Le Bayburi Residences in Pranburi and Koh Samui. Additional properties under each brand are currently under development.

It is readily apparent how X2’s motto “Designed for the Spirit” is embedded in the project. Single-storey villas sport stone walls both inside and out, a stark contrast to wood panelling, floor-to-ceiling glass, and sparkling waters of the pool. Anthony says: “There are no painted surfaces; rock, timber, bamboo, trees…we kept the natural spirit of the location untouched and unspoilt.”

75

Structures feature plenty of clean lines as “the outstanding design feature is modern minimalism, reflecting Scandinavian sensibilities,” David remarks. The project architect is Duangrit Bunnag whom “we chose because of his understanding of the concept,” says Anthony. Also, “with Khun Duangrit’s design, we really appreciated that he built the structures around the trees, one of the main reasons we bought the site.” Villas are immediately surrounded by native flora, and feature ocean or mountain views. “The architecture is designed in a way that makes the landscape the main actor in the scene,” says Anthony. An expansive open reception area draws attention to the large tree nearby. In addition, “walkways are configured in a way that accentuates the beauty of the site. Its configuration is like a movie or script that unfolds. Visual and sensual surprises are around each corner. When you walk around, you feel good just being there.” Such freedom for the senses allows buyers and guests to set their own agendas. “Our lives are all so overloaded and cluttered with input 24-7. Here, it disappears. There is no advertising and noise. All of Bangkok goes away, and you return feeling recharged,” explains Anthony. Anthony acknowledges, however, that X2 Kui Buri is “one of those places that will not appeal to everyone.” He explains that they do not try to please everyone, saying: “We know who likes this kind of place and that’s enough.”

returns and an increase in property values,” says David. For investors, there is a guaranteed 5% rental return for the first five years. He also explains that X2 Kui Buri attracts both Thai and foreign buyers. With prices starting at THB 4.4 million, the villas are relatively affordable. “If you look at the trend of development in the area, first it was Hua Hin, then Cha-am, Residences have separate common

Anjie Prachaseri is a modern medical professional working on the cutting edge study of stem cells. A highly personable Indian individualist whose soft accent betrays her university days spent in Boston, USA, she now works in Bangkok and spends some of her time in Europe. The maintenance team are busy in dreamy slow motion under the noontime sun but everything is in perfect order, manicured and mature. Clean swept and classy. Anjie wisely enlisted renowned architect Sudu Wadee to help design her house. That was a decade back and it was a project

and walkways. The furnishings and decoration exemplify the simple sophistication that is the hallmark of true class. There are six double bedrooms, all with ensuite bathrooms and the master suite has the luxury of a Jacuzzi tub. An eco friendly solar heating system supplies all the hot water for the house. The western kitchen is kitted out with every convenience including a gas range and the ample dining room accommodates a vast table for 10. Every room has been intelligently lit by sensitive lighting designs, which extend to the exteriors- not surprising as it is but one of the business interests of Anjie’s entrepreneur husband. Even now, in the hot season, the house is refreshingly cool though the ubiquitous air conditioners and ceiling fans are switched off. It is a testament to the integrity of the design, which allows good airflow, and the forgiving temperatures of Chiang Mai. The sitting room has a grand open fireplace (apparently, never used) and French windows that open out onto the generously sized terrace. There are hardwood floors throughout and every window frames a masterpiece of nature’s design with some amazing mountain views.

More Than The Sum Of Its Plants The glorious gardens are the impeccable creation of a diminutive and genial Thai called Pu who maintains them to this day. He is a real talent with a smile broader than his shoulders as he shows off his handiwork. Plants, shrubs and trees are used architecturally to compliment the rural setting and look completely natural with his meticulous planting. Palm trees project above the walkways and embrace the house.

sites. But the most important thing was his trust in me. He’s my idol.” Pok left Bill in 2007 at the age of 31 to establish his own studio.

Personal Style Pok’s understated, immaculate landscapes “do not aim to impress people immediately. They have to walk around to find hidden details. extreme as minimalism because I always add small details. My work has to move people who see it.” “I’m inspired by everything around me, especially architecture and product design.” He admires culinary stars like Ferran Adrià of El Bulli, Thomas Keller, and sushi’s clean sculptural shapes; Japanese fashion designers Issey Miyake and Yoshioka Tokujin; and European and Japanese architecture. “I like creating something entirely new from my imagination for every project, yet people have asked whether I worked on certain projects. Perhaps they’re able to discern something from Hilton Pattaya, Pattaya, Thailand

my composition,” he mused.

Projects “My strength is that I don’t always design the garden the developers envision. I always try to provide something new, beyond just the exterior. I propose all possible ideas that make the project more beautiful because I believe all designers should work as one team.” One area however, that Pok revealed some frustration with is getting engineers to deliver aesthetically pleasing work.

“If the client is paying more than THB 100,000 per sq m, they should hide the drainage system and manholes.” “I’ve never had to pitch for a job since I first started my own studio, because I was introduced by architects” ranging from Palmer & Turner, to ‘designer’s designers’ such as Department of Architecture, Blink Design Group, and Stephen O’Dell of S.O.D.A. His clients now include top ranked developers like Sansiri, Major Development, Noble, and Central Pattana, as well as R&F Properties in China and Ho Bee Group in Singapore. One of his earliest projects was Zense restaurant and lounge at Central World. “To make the entire design seamless, I planned the landscape together with Amata Luphaiboon of Department of Architecture. Most people could not tell that I did the external landscaping.” For Baan Sansuk, Sansiri’s resort

condominium, Pok “incorporated everything that I felt epitomised Hua Hin: sugar palms, plumeria, green lawns, small white stones, and round rocky protrusions from the sea.” Limited by the long narrow plot of land, “I brought Hua Hin to every unit by creating a 230 metre long waterscape, bordered by gardens and landforms.” On Sentosa Island in Singapore, landscaping for Ho Bee Group’s luxurious “The Pinnacle Collection” was inspired by the local marine life and coral shapes to create a ‘living network’. Tropical fish sculptures liven up the waterscapes with stylised silhouettes emerged from Pok’s love of cartoons and animals.

Dream Projects “I love working on waterfront projects. It’s where the water, earth and sky meet. So I’m particularly happy when I get to work on projects by rivers.” Although there are none yet in Thailand, he hopes to see them one day. “I would place it in Pak Nam Pho in Nakhon Sawan, at the confluence of
