Greetings all! The year continues to pass quickly as we find ourselves already entering the summer holiday season. There is never a shortage of work to be completed around the HBA however, and staff, leadership and volunteers continue striving to improve events and programs to provide our members with the greatest benefits possible. At the end of March, many of us took a bus trip to OKC for a Day at the Capitol to walk the halls and visit our legislators during this difficult year of budgetary cuts. The morning was followed with the OKHBA Board of Directors meeting and thanks goes out to all those who spent time representing the HBA at this event. Appetite for Construction was a huge success this year with record-setting attendance and raising over $47,000 for the HBA Charitable Foundation. Many thanks to Chair Carrie DeWeese and her committee for working so hard to create an amazing and memorable evening. Cinco de Mayo came quick on its heels and many members enjoyed a wonderful evening touring the Designer Showcase home, sharing a wonderful Mexican meal, and participating in the Tequila raffle. Thank you, Pablo Perez, for chairing the Cinco de Mayo event and making it the fun and successful event it was! Barry Helms did a masterful job completing the office expansion and I am happy to announce that all staff are now housed comfortably on the same floor. Thank you, Barry, Weldon Bowman, and the entire Facilities Maintenance Committee, for your hard work bringing this project to completion. It is an awesome thing to have our association represented by such a beautiful and comfortable facility. This investment in our association should pay dividends for years to come. Family Night was celebrated in May with many members and kiddos of all ages meeting at Main Event Entertainment for hamburgers, hot dogs, and games including billiards, bowling, laser tag, ropes course, and arcade games of all sorts. This event is always a good opportunity for members to get to know each other on an entirely new level by meeting their spouses and children, and creating the bonds that lead to life-long business relationships.

Last month, the annual HBA Golf Tournament hosted dozens of teams and multiple flights at Forest Ridge Golf Club. Threatening weather didn’t dampen the competitive spirit of our members and a good time was enjoyed by all. The Parade of Homes is nearing and for months, Erin DeWeese has been working diligently to make this important event a great success. Good luck to all who are participating in this event and we appreciate Erin’s and the Parade Committee’s hard work in making this year’s event outstanding. Soon, many of us will be traveling to Washington, DC to represent our association at the Mid-Year Board of Directors Meeting. We appreciate all those who take time out of their busy schedules to attend this vital meeting and legislative conference. The Tulsa HBA is highly regarded on a national level and I am proud to be part of such a great association! Finally, thanks to all members for giving me the opportunity to serve as your president in 2017. This role not only allows me the good fortune to become a better businessman and leader, but also affords me the opportunity to grow personally and become a better friend and neighbor. Summer time is quickly approaching and things are really starting to heat up at the Tulsa HBA! We just finished our Triple Spike Month in May and dozens of our new members are signing up for the Ambassador Program. We also have several members that are quickly approaching their individual goals to earn a 4 night vacation to Cabo San Lucas next April. We often say the word “Spike” around the Tulsa HBA. What is a Spike and what does it mean? A Spike is a member who has recruited new members and earned a minimum of 6 credits within a two year time frame. Most months when you recruit a new member you earn 1 Spike credit per Builder and Associate member and ½ Spike credit per Affiliate member. There are two months during the year, May and October, when your new recruits are doubled and even tripled. That means that if you recruited 2 new builder members in May, those credits would have been tripled, and you would be a Spike. You also earn a partial Spike credit each and every time your recruited member renews their annual dues. What is the benefit of being a Spike? All Spikes are a member of the Spike club which has quarterly events to reward those that have been a loyal recruiter. This is an opportunity for you to have fun while networking with other HBA members. A special recognition goes to our top local Spike, Francine Bandy, who now has more than 500 Spike credits. With all the new members coming into the association we have formed an Ambassador Program under Peter Grant and Weldon Bowman’s leadership. This program is designed to take a new member and pair them with an Ambassador to provide the insight needed to navigate through all of the councils, committees, and events in the HBA. We just held our second President’s Reception breakfast and had more new members sign up for the program. How do you sign up for the Ambassador program? I would encourage each of you that have been a member for 3 years or less and have struggled to find a place to serve or network, to sign up for the Ambassador Program and receive the successful insight form a veteran member. Please contact our Membership Director, Nikki Pauly, to get signed up today!

Who wants a trip to Cabo San Lucas? Every year a small group of members enjoys a 4 night vacation to an all inclusive resort in a tropical destination. In 2017, membership chairman, Weldon Bowman, has selected Cabo San Lucas for the membership trip destination and here is how you could join us next April. If you recruit 5 new members in the calendar year you earn a trip for one, and if you recruit 8 new members you earn a trip for two. We all have business associates and contacts that would find value in joining our association, so all you need to do is share the great experience you have had and get them signed up to become a member. 1 member per month for the rest of the year will get you right on the 8 new members so start working now and you can put your feet in the sand in April 2018. If you need help to close the deal with any potential member, Nikki Pauly is happy to invite both of you to lunch to help in that process. With all the exciting things happening in our membership, here is an update on how strong we are. As of our May board meeting we currently have 1014 members. We continue to be one of the largest local home builder associations in the in the United States -- #12 out of 713. Our membership has been steadily growing for the last 5 years while others have remained flat or even declined. This growth would not be possible without the support of our leadership, membership committee, individual recruiters, and staff. Housing Starts Jump 12.3% in April Area housing construction grew again in April, rising by 12.3 percent over last year. Home starts for the month were 247, an increase from 220 in April 2016, according to the permit tracking service New Orders Weekly. It represents the thirdstraight month that home construction has logged double-digit percentage gains over the previous year. In March, the leap was 21.1 percent over 2016. For the year, home starts number 1,006, a jump of 14.4 percent from last year. Broken Arrow topped starts in April with 42, followed by unincorporated Tulsa County with 32, Tulsa with 26 and Owasso and Bixby, both with 23. Tulsa and Broken Arrow are tied for the lead in residential construction for the year with 151 starts, ahead of unincorporated Wagoner County (106), Bixby (92) and Owasso (89).

Train the Trainer was developed for building industry professionals who have a desire to share their knowledge and experience with their peers. The Train the Trainer course provided them with the training skills needed to effectively use the subject matter to teach instructor-led, classroom courses in the NAHB Education curriculum. The Builder Assessment Review (BAR) is your first step towards obtaining the Certified Graduate Builder (CGB) designation. Mike Fournier Named May National Association of Home Builders Remodeler of the Month Mike Fournier of The Sonrise Companies in Broken Arrow, OK was named the National Association of Home Builders (NAHB) Remodeler of the Month for May. Fournier was selected for his leadership, quality craftsmanship, customer service, and community involvement; as his company exemplifies the best in the remodeling industry. Approximately 140,000 builders and remodelers across the country are eligible for consideration of this monthly award.

Last year, the fundraiser netted over $20,000 given to Family & Children Services, a local behavioral healthcare provider, for their capital improvement project. Plus, Mike’s commitment to professional education made him the top choice for 2017 HBA Education Chair.

Founded in 2000, and now with over 11,000 satisfied Sonrise customers, “We Build Dreams!” is more than a tagline to Mike Fournier since it represents a pinnacle that very few remodelers achieve. Surprisingly, residential remodeling wasn’t Mike’s first vocation. Mike’s imagination and initiative are manifested in over 200 YouTube videos and over 150 blogs which he’s written and posted; from which help to yield a #1 page listing on Google for “service-specific” keywords. This results in the highest possible customer traffic to his three company websites: www.SonriseConstruction. com, www.SonriseGunitePools.com, and www. SonriseHardscaping.com.

Fournier’s involvement at the local HBA is one of the many reason’s he was selected. In 2016, Mike’s commitment to the HBA Remodelers Council STAR (Membership Recruitment/ Retention) Campaign resulted in 16 new Council members and 30 new HBA members, which won him the Annual Spike Award. At HBA events, Mike personally welcomed the new members, introduced them to other members, and advised them of the variety of programs and opportunities available at the national, state, and local levels. His leadership ability and drive have not gone unnoticed by his peers.

His efforts were also acknowledged at the 2016 Remodelers Show in Baltimore where Mike scored an “A” from GroupTwo on his social media report card. Mike possesses the unique skills, values, and interests to reach the pinnacle of success in the remodeling industry especially when those attributes improve his customers’ most valuable asset - their homes!

In 2016, Mike was elected Remodelers Council Secretary, which leads to service as Council President in 2020. He supports the Council’s Home Remodeling Showcase and its associated fundraising gala as a participant, committee member, and donor. In 2016, of the 8 homes on remodel tour, 3 of them were a Sonrise remodeled home. 20

The purpose of the NAHB Remodeler of the Month award program is to celebrate local, active remodelers who stand out because of recent quality work, customer service, community involvement, and dedication to furthering the industry. Dear Builders, Why Don’t You Return Our Calls?

Dear Local Builder: Hey there! Yep, it’s us, your local home technology professionals (HTP), we’ve been growing this year, and 2017 looks poised for even more expansion (thanks in large part to projects we have cranking with your competitors). We’ve been doing some thinking about why you won’t talk to us. A few thoughts came to mind: 1. You heard we’re expensive.

Fair enough. When you compare our pricing to an electrician or competitor who doesn’t understand their financials, we appear higher priced in the market. Consider this: most of us need to sell at a 40-point gross margin to hit an eight to 10-point net margin. Even so, we know it’s tempting to do business with our trunk-slamming “one- to two-man show” competitor. History has shown us these relationships don’t last, and you’re stuck with a revolving door of recruiting a new HTP every 18 months. You wouldn’t do this with an employee, so why the vendor rinse cycle? One of the adages that we live by is, “first pick whom, then pick what.” We might be more expensive, but we’re worth it. 2. Your clients only want simple solutions, not some “fancy” home control system.

Somewhere along the way you were burned by a bad experience. We feel for you and we’re sorry you did. We’re not all bad. A good HTP listens to the client and designs solutions, versus “installs products.” Our solutions may range from a simple home network to a “fancy” home control system, depending on what the client needs. Don’t assume that you know what your clients need in their homes. Partner with a professional to help sort that out. A good HTP can collaborate with your client and keep them in the driver’s seat. Just like your homes, every client is different and each solution should reflect that. Don’t dumb down your offerings just because of a bad experience. 3. You feel like the homeowner should be able to pick whomever they want to work with, so you’d rather stay out of the way.

We get this. Sort of. If your client wanted to work with their own plumber, framer, or electrician, you’d put your foot down, but you’ve seen the subjectivity in home technology tastes, and maybe your once steadfast relationship with your HTP was called into question because of sticker shock on a job or two. Setting expectations goes a long way toward ensuring a smooth project. Let us know what your budget is as soon as you can. Better yet, involve us in the budget process, so we can generate a number together. 30

4. Everything’s wireless now; why would you need us? True enough, there is a lot more emphasis on wireless technology today, but consider that the home network is now just as important as other systems in the home like plumbing or electricity. Consideration still needs to be given to wiring for network devices (wireless access points, switches, etc.), security, TVs, and at least one phone base station. Most homes above 2500 square feet need multiple access points to properly cover the areas where WiFi will be used. Before the big tech boom, having wireless in your home office was sufficient, and then the coverage needs grew to include the living room and kitchen area. Today, every room in the house including the backyard, patio and pool, needs strong coverage. We ensure this happens by hardwiring access points in strategic locations around the house, so the bandwidth capacity will be fully available regardless of the location in the house. No matter how wireless we get, pre-wiring before sheetrock is still the best way to ensure the best aesthetic result. 5. Your electrician can handle whatever meager wiring requirements in the home. Maybe… but, our experience shows us that electricians are seldom specialists in home technology best practices and emerging technology. At best, you’re likely to find generalists who will unintentionally short change your clients by focusing only on what they know best. We often hear from clients where the electrician was the only participant in the project that they wished they’d involved us with sooner. Rather than viewing the HTP and electrician as competitors or a one-or-the-other scenario, leverage both players as complementary vendors and encourage collaboration between them. A good electrician/HTP relationship yields a much better finished product with happier clients.

We get it. We’re not perfect. Far from it, but all we’re asking for is an opportunity to help remove friction for you and understand your business better. Appetite for Construction Raises Funds for the HBA Charitable Foundation On April 27, the HBA hosted its annual fundraising event, Appetite for Construction benefitting the Hosted by Metro Appliances & More, attendees were treated to a fabulous array of food from 10 of Tulsa’s top chefs . This year’s event raised over $46,000! All funds raised at the this event will be used to support a variety of causes in Tulsa and the surrounding communities. Special thanks to Carrie DeWeese, who chaired the event, as well as the committee members. whose purpose is to engage in charitable endeavors, on behalf of the residential construction industry, and to advance education and housing related needs in the Tulsa metropolitan area.
