ADVANCE YOUR BUSINESS IN A DIFFICULT ENVIRONMENT To say the past couple years have been difficult is probably an understatement. I have decided that my article this month would dive into what my company, Epic Homes, is doing to try to advance our business. I’m not saying that we have all the answers, because we definitely don’t. What I thought I would write about is some basic things we are trying to do to make our business work just a little bit smoother. Building in the pandemic era has been a little bit challenging. We are all experience issues with product suppliers, sub contractors and client management. In the past (good ole days) we had to handle five or six challenging issues for an entire build. Now days, in the current environment, it seams we are handling a challenging issue each week with each build. How do we gain a little control over these areas? How do we as a company try to “stitch” things together and make things run smooth? The quick answer is to do all you can with the areas you can control. Let’s dig into some details…. With product suppliers the issues are much bigger than the local distributor. It is important that we all realize this. I believe that our local suppliers are doing everything they can to get product to the job accurately and timely. It is critical that when dealing with suppliers we give them time to get items in. Epic is having to constantly be in touch with suppliers to try to identify availability of products. If something isn’t available, or if the back order date is too far out, we are trying to find products that can be substituted. Communication back and forth with product suppliers is key. Long gone are the days when you can pickup the phone for a part to be delivered the same day. You need to plan ahead, check things when they come in and take care of issues the day they raise their ugly head. Dealing with sub contractor availability and work quality has always been an issue but it seams to be getting worse because of the labor shortage. Sub contractors are stressed because they are having issues keeping and hiring labor. Builders getting mad at them isn’t helping. Sub contractors deal with getting pinched from both sides. Supply problems of products is creating a situation where the sub contractor can’t finish and needs to come back way too many times just to get the job done. As the job moves forward at a slower pace it becomes harder and harder to keep the job moving and the job organized. What does Epic do to try to help this situation? It starts with trying to schedule the sub contractor when we know we can get the product to the job. We do this by purposing
c re a t i n g a pause between different sub contractors so we have a chance to check the delivery for completeness. When we do have a back order we communicate with the sub contractor so they don’t get frustrated with us. This is a hard, and sometimes time consuming process, but we have found that a job that is not chaotic runs smoother. Having a pause between major phases of the job and organizing the next step actually compresses the job. Client management is challenging if you don’t communicate with your clients. Most people will have an understanding of the environment if they know what the environment is. Most of our clients are aware that we are in the middle of a pandemic and that issues with supply and labor exist. Epic communicates with clients on a regular basis, just to let them know we are on it. Of course you will have a hand full of clients that believe the problems don’t apply to their job, but I encourage you to keep communicating. If there is a problem deal with it immediately and honestly. Procrastination of dealing with a client when a problem arises just make the problem worse. Be honest with your clients on product back orders, labor delays and cost overruns. If you know a budgeted item is going to go over communicate that, if possible, before you order an item. Give client the option of picking a different product if the selection is going to be over budget. I’m not saying you need to do this… but when the rise in lumber was happening we gave our clients the option of pausing the job. So how do I summarize such and encouraging article? It is pretty simple but hard to do…don’t stick your head in the sand and hope it gets better. Wake up every day and do all you can to make you business better. Communicate, communicate and communicate with all parties involved, including your clients. Anyway…I’m wrapping it up.
