My Fellow Members, It has truly been an honor and privilege to have been able to lead our association. While it can be trying, and time consuming at times, I can honestly say I have enjoyed my experience as president of this fine association and I thank you for having put your faith in me. When I began to reflect upon this past year to try and decide what to put into my final report to you, initially I wondered what were the big milestones to present – fortunately, we did not have to remodel our facility this year, we did not need to find a new Executive Officer. And then I realized, that a lot of what we were able to accomplish this year was because of the fact we did not have a major change going on at the Association. Over the past several years, myself and the leadership before me has worked to lay the foundation for the future of our Association. And out of that foundation, we have established a base of stability that has allowed us to grow stronger. A key component to the success of our Association is found in our staff. As I have been involved at the National level and seen how other associations of the National Federation operate, I can say honestly that our staff is second to none. Our EO, Jeff Smith, is doing an amazing job organizing and leading his HBA staff. My time on in our association’s leadership happens to coincide with Jeff’s tenure as EO and in that time, I have seen our internal culture shift to one founded in teamwork and based on mutual respect. Because of the strength of our staff, our HBA recognized and respected as a top leader in the state and nation. I also want to also thank my Executive Committee members and Council Leaders for your time commitments and efforts as well. Thank you all for doing your work so well, it has certainly made my job that much easier! Our member’s willingness to volunteer and lead feels normal to all of us here in Tulsa, but I can tell you that this is not the case at many HBAs around the country. We truly have a very special group of people here. Because I had such a strong foundation to build upon, I was able to work towards some next level goal for our association. I wanted to help our association’s leadership become more visionary. I wanted to change our board meetings from being a rote report of activities and schedules to a forum where we could tap into the valuable experience and resources of our members to help us grow to the next level. With the changes in the laws that apply to Associations such as ours, as well as numerous changes in policy and board actions we have taken over the past years and even

decades, we realized that a comprehensive rewriting of our Bylaws, Policies and Procedures had become necessary. This has been a process that we have been working on for over 7 months now. We have gone from binders and folders of loose pages of resolutions to a set of clearly defined rules and policies. And we should have the final documents ready for approval by our members within a month. These documents will serve to guide and protect our Association for the foreseeable future. Last fall we created a new strategic plan, and after just a year of implementing the goals of our plan, I can report that our association has taken them to great success. On the Membership side, we developed two different membership recruitment events, both of which were successful, but one of which was so staggeringly successful as to be shocking – we were able to recruit 93 in October alone. We have recruited over 255 members just through November of this year. Because of these efforts, we now have over 1075 members today. On the financial side, we started several new events that already proved profitable to the Association such as the HBA Garage Sale started by the Remodeler’s Council. We held the largest ever total resource campaign, raising over half a million dollars to support our programs for 2019. We had the largest turnout for our annual golf tournament this past May. We held our first workforce development event, Build My Future, this fall and had over 900 students participate. By any metric that you use, our association has grown more healthy and vibrant than it has ever been. As I turn it over to our next group of leaders, Erin DeWeese, Mike Fournier, and Jeff Starkweather, I know that it will be in good hands. And I know they will be in good hands with the continued involvement of our committed members. So as I leave, I thank you for allowing me the honor of serving as president of our association. I want to wish everyone a Merry Christmas and a Happy and Successful New Year!

As we approach the end of the year there are so many amazing accomplishments to celebrate and recognition that is needed. 2018 has been such a success due to our dedicated members and their outpouring of time, talent, and treasure. Here are just a few of the milestones that were reached this year… The Greater Tulsa Home and Garden Show saw the return of the Cooking Stage and addition of the HomeMADE Stage to provide attendees the entertainment they have been asking for. We once again sold out our exhibit space and had more than 24,000 attendees looking for products to improve their homes and gardens. With more than 120 volunteers spending thousands of hours at the River Spirit Expo, the Show was as beautiful as it ever had been, and the customer service remained unmatchable. Chairman Chris Hodges, Vice Chair Allen Jenkins, and the rest of the volunteers should be proud to once again produce the largest volunteer managed show in the United States. I know 2019, Allen Jenkins, is already working on plans to continue to improve the Home and Garden Show for the exhibitors and attendees, and if you would like to help by becoming a volunteer, please plan to attend the kickoff meeting on Thursday, January 3rd, at 11:30am. In June we produced our annual Parade of Homes under the leadership of Chairman, Mike Fournier, and the Parade committee. The change was made to move our Parade Guide production back to the Tulsa World and with more than 36,000 guides distributed in the community we heard reports back from builders in all price ranges that the 2018 event was the most attended and successful Parade they had participated in. The twilight tours in Stone Canyon, Yorktown, and Riverstone Estates averaged more than 400 attendees and for the 4th year in a row the young professionals were at capacity on their Friday night Party Bus Tour. The three charitable fundraisers continued to fund the mission of the HBA Charitable Foundation and other construction partners. Appetite for Construction was held in May under the direction of Carrie DeWeese, the Home Remodeling Showcase had 8 remodeled homes on tour in September with Chairman, Ed Kaplan, and the committee seeing the attendance almost double from the 2017 event, and
Jerry and Tana Van Cleave chaired the Evening of Giving which raised more than $80,000 for the HBA Charitable Foundation and Revitalizing T-Town. Where the HBA calendar normally slows in October, 2018 was drastically different. After 16 months of planning, the first annual Build My Future workforce development event was held on October 25th. The event had more than 900 high school students participating in construction related hands on activities from 42 vendors. Event chairs, Brandon L. Jackson and Tana Van Cleave, and HBA Charitable Foundation Board Member, Ken Klein, along with more than 60 volunteers made this event a huge success and the HBA received rave reviews from Tulsa Tech, local high school leadership, and construction industry companies. Plans are already underway for the 2019 event. While Build My Future was happening we also concluded one of the most successful membership drives in Tulsa HBA history. 73 members were recruited through a call drive that lasted only 9 days and 95 new members were added in the month of October alone. Congratulations to team captains Brianna Ross, Tabatha Farabough, Allen Jenkins, and Pablo Perez on you and your teams’ efforts. Finally, on October 26th, TRC Chairman, Peter Grant, and his 35 committee members concluded the most successful resource campaign in its 16 year history by raising $513,010. 2018 has been a great year for the Tulsa HBA and I am excited to see what’s to come in 2019. Erin DeWeese (Brian D. Wiggs Homes) has taken the helm as the 2019 president of the Home Builders Association of Greater Tulsa. DeWeese was installed as the head of the trade organization during the annual Installation Gala on December 7th, 2018, along with builders Mike Fournier, of The Sonrise Companies and Jeff Starkweather of Epic Custom Homes, who were elected to the positions of Vice President/Treasurer and Vice President/Secretary, respectively. DeWeese joined the Home Building industry almost 20 years ago. Since then, he has chaired his first committee for the Home Builders Association of Greater Tulsa in 2013 and went on to chair several other committees over the next 5 years. DeWeese has worked his way up through the Builder’s Council as Vice President and President and spearheaded the 40Below Young Professionals Council as their very first President. He has chaired the Parade of Homes, Public Relations Committee, Budget and Finance committee and worked tirelessly as countless charity events like Appetite for Construction, Evening of Giving and Build My Future. He has served on the Home Builders Association Board of Directors and the State Board of Directors and will be the chair of a “Young Professionals Committee” next year at the National level.

Home Builders Recognized for Lobbying Clout “The select few on the list have demonstrated their ability to wield influence and deliver results on Capitol Hill and in the administration on behalf of clients and groups seeking a voice in Washington,” The Hill said in a Dec. 13 story citing the top lobbyists of 2018.
Capitol Hill staffers to set up meetings between NAHB member volunteers, including the Senior Officers, and their elected representatives in Congress. They also help facilitate thousands of visits to congressional offices to advance NAHB’s position on key legislation.
The prominent Capitol Hill publication listed NAHB CEO Jerry Howard among this elite group of Washington power players.
NAHB leverages the association’s power to shine a light on key issues, get pro-housing bills introduced and passed, challenge regulations that do more harm than good, and level the playing field against powerful interests that could put struggling builders, remodelers and their suppliers out of business.
Although The Hill highlighted one person from each organization it listed, Howard was quick to point out that his inclusion represents the good work of all involved in the federation. “While I am flattered to receive this recognition, the fact that NAHB is recognized as one of the most powerful trade groups is a testament to the shared efforts of our members; the NAHB staff, most notably Chief Lobbyist Jim Tobin and his government affairs team; EOs; councils and all those who work on behalf of the association to keep housing at the forefront of the national agenda,” Howard said. The most recent example of NAHB’s clout occurred earlier this week when Howard, along with a select few members of Congress, was invited to give remarks at EPA headquarters regarding the new waters of the U.S. proposal announced by Acting EPA Administrator Andrew Wheeler. “By fighting every day for the housing industry on major issues that affect our members’ bottom line, NAHB is working tirelessly to create a better business environment for all those involved in the residential construction industry,” Howard said.

Housing starts for October remain steady from a year ago Area home construction for October was virtually unchanged from the same month a year ago. Housing starts for the month totaled 205, four fewer than October 2017, according to the permit tracking service New Orders Weekly. It was the lowest October total since 182 starts were registered in 2013. For the year-to-date, starts have dropped 8.8 percent, going from 2,472 last year to 2,255 in 2018. Unincorporated Rogers County led housing starts in October with 48, followed by Tulsa with 31, Bixby with 28 and Broken Arrow with 21. For the year, Tulsa also has the most with 406, ahead of Broken Arrow’s 375 and unincorporated Wagoner County’s 243.

Remodelers Council - Year in Review We as a council had a very busy and productive year in 2018. Our council meetings were well attended with the average number of attendees running about 3540. Our topics this year included: Changes in Tax Laws, Digital Marketing, Kitchen Trends, Creating Curb Appeal, HBA’s Contribution to an Architect’s Carrier, Earning a Remodeler’s Business, Product and Trends in the Bathroom, Build your Business to Sell for $1 Million and Remodeling for the Female Baby Boomer. We had two offsite meetings, one at Metro Appliance and More and one at Winnelson Supply and were treated royally by each of those vendors with door prizes and great food. Our annual Presenting Sponsor, Ferguson Bath, Kitchen and Lighting Gallery, was gracious enough to host our December holiday meeting to showcase their new showroom and promises to be a spectacular end to the year and a great time to celebrate Christmas. I would like to brag on our council for a moment. We were visited this year by the National Chairperson of the NAHBR, JoAnne Theunissen. Jo spoke to the council about how to sell and market to female homeowners and gave us all insight how females makes decisions and the way we, as Remodelers, can capitalize on this by flowing with this process. Most of all, Jo was very open about the amount of times our council’s name has been brought up, and how the programs we have established are emulated across the country. In the past 3 years, our council has had 5 members receive the National recognition of Remodeler of the Month chosen from nearly 14,000 members. Each year, Nationals awards councils in approximately 6 areas
of excellence, and even though this year’s awards have not been chosen, we are in the running in several of those categories for 2018. This year’s Home Remodeling Showcase and Evening of Giving kicked off with 8 projects across the metro area that highlighted some of the best remodelers in Tulsa. The Evening of Giving gala that is linked to the Showcase as a fundraiser for a local charity raised a donation of $41,856.50 ($83,713 total raised) for Revitalize T-Town. The highest ever! With next year’s leaders, President Peter Grant, Vice President Chris Truitt, Treasurer Scott Maddy and Secretary Matt Emmons we can be assured that the Council is in great hands and will achieve even greater accolades.

RYAL SCHOOL CHRISTMAS PARTY - CELEBRATING 51 YEARS
For 51 years the Home Builders Association of Greater Tulsa has celebrated the holidays with students of Ryal School in Henryetta, OK. This primarily Muscogee school has more than 90 students, ranging in age from 3 to 14 years old. Most of the children are from lowerincome families and for many, this may be the only Christmas they recieve. Over 100 HBA members volunteered this December to shop with the students at a local Walmart where they were able to pick out their favorite gifts. Afterward, the party continued in the Mike Fretz Event Center at the HBA with a pizza party, a magician and a visit from Santa Claus himself! With smiles and love all around, from the aisles of Walmart to Santa’s lap, this was the perfect way to ring in the holiday season.
