It's been another fantastic summer at the HBA of Greater Tulsa. So much was and is happening! It's a great time to be a member.

Some of our Leadership met in Palm Springs for NAHB's Fall Leadership Meetings. Despite some travel difficulties, there were many productive meetings with colleagues from around the country, taking in all that NAHB has to offer and contributing to the mission of our association. Oklahoma showed up once again! We continually have the most attendees of anyone else in our area, and Tulsa, in particular, regularly has the most engaged members. We are recognized nationwide for pretty much being the most awesome. That couldn't happen without our membership's support and our staff 's hard work. Thank you!

In September, we celebrated PWB week, held our monthly GMM - the Charles Gilmore Legacy Awards, and the Southwest Chapter hosted their Clay Shoot Fundraiser—special congrats to Carrie DeWeese, Brandon Jackson, and Frank Sawyer for their awards. Carrie DeWeese received the Frank Sanders Memorial Award, Brandon Jackson received the Don Herrington Memorial Award and Frank Sawyer was honored for having over 300 Spike points. Congratulations to the winners of the Clay Shooting event. Also, I'd like to give a huge shoutout to our PWB Council for showcasing the strength of our PWB members with a week full of informative and exciting events during PWB week. As I said, it's a great time to be a PWB member! Also, Metro Appliances and More hosted our annual Appetite for Construction fundraising event in September. Every year, this event gets better and better with some of Tulsa's best chefs and is always well attended. $24,000 was raised for the HBA Charitable Foundation through silent auctions and raffles. Congrats to all the winners. Special thanks to Harry Smith for being "Oscar." Lastly, in September, the newly formed

membership fiesta! All of us in leadership are excited about this event and this committee, as it was one of the top goals we set out last fall and last December as our call to action during 2023. All of us understand the importance of the Hispanic Community to our

industry and we are so proud to bring them into our association and showcase the benefits of membership. Great work to all the volunteers at the event and within the committee to bring this vision to fruition. As we head into the final months of this year, please mark your calendars for some significant, must-attend events: • October GMM, October 10 – where yours truly will have a pot of special chili from my home state of New Mexico • Boos & Booze, October 24 – Get your tickets at TulsaHBA.com/Halloween • November GMM, November 14 • Installation Gala, December 1 I'm looking forward to ending this year strong. It's a hectic time within our Association as we wrap up fundraising efforts through charitable events, Total Resource Campaign (TRC) and prepare for next year's leadership and calendar of events. Take a moment to look at page ten and find our second-quarter award recipients. These individuals have poured so much of their time and expertise to help make our association as strong as it is. When you see them at upcoming events, tell the congrats. One of my favorite things I love about our association is the mutual respect, support and love we constantly show to one another. MANAGEMENT TEAM to one of the largest local HBAs in the

Leadership is the ability of an individual or a group of people to influence and guide followers or members of an organization, society, or team. The Tulsa HBA is blessed to have great leaders every year who guide their fellow members and influence the community to follow what we are trying to accomplish. As we begin transitioning our 2023 leadership team to our 2024 leadership team, it coincides with developing a new strategic plan to guide the organization for the next three years. I am proud to announce the 2024 Executive Committee leaders of the Tulsa HBA will be President Craig Thurmond, Vice President Treasurer Brian Rose, Vice President Secretary Chris Hodges, Membership Chair Ed McIntyre, Builders & Developers Council President Jesse Powell, Remodelers Council President Greg Fuller, Associates Council President Ed McIntyre, Professional Women in Building Council President Maegan Miner, and 40Below Council President Dylan Nall. This team of leaders will begin work in early November on the development of the Strategic Plan and follow that up with several meetings before the end of the year to help develop their leadership skills and plan our schedule of events for 2024. It takes a commitment from our leaders behind the scenes in order to guide our membership and I appreciate the sacrifice that each of these individuals will make in the coming months. I also want to recognize our 2023 Leadership team's accomplishments this year. President Matt Emmons, Vice President Treasurer Craig Thurmond, and Vice President Secretary Mark Priess have led the Association through many achievements in nondues revenue, PAC contributing, advocacy concerns, and financial strength. Membership Chair Ed McIntyre has conducted two successful membership drives and challenged the Association in its continued growth

country. Builders Council President Kirk Murdoch conducted a Quality Construction Education series to guide our members on the 2018 IRC Building Codes updates. PWB Council President Cherlyn Reeves forged a relationship with Girl Scouts of Eastern Oklahoma to help introduce careers in construction. 40Below President Dylan Nall created a new non-dues revenue and networking event for the council when the Pickleball tournament was established this summer. Remodelers Council President Josh Zajac built on the community involvement of the Remodelers Council and supported John 3:16 with Home Remodeling Showcase ticket revenue, serving the homeless, and recently constructing a chicken coop for the organization. David Miller built partnerships with veteran support groups to hold an event this spring to provide resources to local veterans and show them pathways to careers in construction. Each of our 2023 leadership team has been active in the organization well beyond their role of service to the Executive Committee and their council and that is why we have a great culture of leaders in the Tulsa HBA. As we look to the future, we will begin our Emerging Leaders Program in 2024. The Governance Committee will be selecting our first cohort of 4-6 members to enter the program and develop their leadership skills for the future of the Tulsa HBA and our community. I am excited to see the success of this program and how it continues to enhance the culture of the HBA. Building Success: The Spike Club and the Power of Community in the Housing Industry What is a Spike? A Spike is an individual who, through his or her recruiting and retention efforts, builds a strong association membership base and strengthens the housing industry as a whole. In 1953, the National Association of Home Builders created the Spike Club to recognize and reward those members who are responsible for recruiting, involving and retaining members. Because we realize that Spikes are very special members, Tulsa HBA has established a local Spike Club. To become a Spike, you must earn six Spike credits. Credits are earned by bringing in new members and retaining current members. On September 12, 2023 at the Charles Gilmore Legacy Awards, we celebrated a man with over 300 Spike points. Not only is he a member of the HBA, but he has recruited many people to the HBA and continues to grow his business through his membership in the HBA. Frank Sawyer is a husband, father, entrepreneur, Eagle Scout, engineer, business owner, second-degree Black Belt, HBA member, and Spike Club member. He and his wife have renovated homes for forty-three years. They have started more than one business while raising three children, and Mr. Sawyer has been with the HBA since 1992 with Associated Mortgage Corporation then a small gap, rejoining in 1996. His current companies include NuReDo Media and Select Outdoor Solutions, and like most entrepreneurs, he has had other businesses over the years. Frank’s involvement in the HBA has helped him grow his businesses over the years while supporting the HBA membership with his dedication to recruitment.

daunting. But, to become a Spike sounded like something I could be proud of accomplishing. It's kind of like one of my 36 merit badges back in Scouts. But, like most things I do, I just kept on going and going. Along the way, I set other goals, like Life Spike at 25. Then, my first 100. At some point I realized I was passing HBA members that had been around a lot longer than me. I think right now there are only three above me on the local list, and I’m not done yet.” Once you have a conversation with Frank you can see his drive and passion for growing his businesses as well as the membership of the HBA. When asked what is the best thing about the Spike Club he said, “I went into business to help people. Joining the HBA has helped me grow my business and help a LOT of people. Being a Spike is one of my ways of giving back to the HBA (as well as volunteering on TRC). Of course, Spike Club events help you hang around with the other ‘cool kids’ and celebrate jointly not only our recruiting efforts but our long-standing friendship.”

He states: “I remember clearly when I first decided to start recruiting that to hit six new members seemed

Housing starts for July up from last year.

Second Quarter Awards 2023

Area housing starts in July were on the rise by 16% over July 2022 numbers, according to the Home Builders Association of Greater Tulsa.

The following members were recognized for their dedication to the Tulsa Home Builders Association. The Builder of the quarter is Dana Day, Associate of the quarter is David Miller, the and the Executive Committee members of the quarter are Travis Butler, Peter Grant and Lana Nelson. Thank you to each of these fantastic members who give their talents and time so freely.

This is the first increase in home starts since June 2022, the organization said. In comparison, the overall housing starts increased by 3.9%, according to a U.S. Department of Housing and Urban Development report and the U.S. Census Bureau. “Housing sales remain active while builders work to sell through products built in 2022 as customers deal with higher interest rates for financing,” said Jeffrey Smith, executive vice president of the Home Builders Association. Local housing start figures reflect permit information for the entire Tulsa area, which includes Bartlesville, Bixby, Broken Arrow, Catoosa, Collinsville, Claremore, Coweta, Glenpool, Jenks, Kiefer, Miami, Muskogee, Owasso, Okmulgee, Sand Springs, Sapulpa, Skiatook, Tulsa, Verdigris, and Wagoner; along with Tulsa, Rogers, and Wagoner counties.

NATIONAL NEWS New Home Sales Weaken in August on Higher Mortgage Rates Elevated mortgage rates and challenging affordability conditions pushed new home sales down to their weakest rate since March. Sales of newly built, single-family homes in August fell 8.7% to a 675,000 seasonally adjusted annual rate from an upwardly revised reading in July, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The pace of new home sales in August was up 5.8% from a year ago. “Builders continue to grapple with supply-side concerns in a market with poor levels of housing affordability,” said Alicia Huey, chairman of the National Association of Home Builders (NAHB) and a custom home builder and developer from Birmingham, Ala. “Higher interest rates price out demand, as seen in August, but also increase the cost of financing for builder and developer loans, adding another hurdle for building.” “Sales weakened in August with average mortgage rates above 7%,” said NAHB Chief Economist Robert Dietz. “While some builders were able to offset that effect via mortgage rate buydowns, rates moved higher this month, suggesting the pace of new home sales will weaken further for September.” A new home sale occurs when a sales contract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the August reading of 675,000 units is the number of homes that would sell if this pace continued for the next 12 months. New single-family home inventory in August was 436,000, down 5.2% compared to a year ago. This represents a 7.8 months’ supply at the current building pace. A measure near a 6 months’ supply is considered balanced. Of the total home inventory, including both new and resale homes, newly built homes represent an elevated share of 31% of those available for sale. And 12

nearly 16% of total home sales in August were new homes. “Builders are being more cautious about managing their inventory in this rising rate environment,” Dietz noted. “A year ago, 10% of the new home inventory listed for sale consisted of homes that had not yet started construction, and that share has now risen to 17% of the total inventory.” The median new home sale price in August was $430,300, down roughly 2% compared to a year ago. Pricing is down both due to builder incentive use and a shift towards building slightly smaller homes. Regionally, on a year-to-date basis, new home sales are up 4.8% in the Northeast, 4.4% in the Midwest and 1.9% in the South. New home sales are down 0.5% in the affordability-challenged West. On September 12, the Home Builders Association gathered to celebrate the Charles Gilmore Legacy Awards, an event that paid tribute to individuals who have made lasting contributions to the organization. The event recognized three exceptional members: Brandon L. Jackson, Carrie DeWeese, and Frank Sawyer. Brandon L. Celebrating Professional Women in Building (PWB) Week: Empowering and Inspiring Women in the Construction Industry Professional Women in Building (PWB) Week is an annual celebration that honors and highlights the contributions and achievements of women in the construction and building industry. This week provides a platform to showcase the valuable impact that women professionals have on the sector while also encouraging and empowering more women to pursue careers in this traditionally male-dominated field. PWB: Empowering Women in the Building Industry The construction industry has historically been predominantly male-centric, but over the years, the role of women in the field has been steadily evolving. Professional Women in Building (PWB) is a prominent organization within the National Association of Home Builders (NAHB) that plays a vital role in supporting youth and promoting women professionals in the building industry. PWB is committed to fostering an inclusive environment that encourages women of all ages and ethnicity to succeed and thrive in various roles within the construction sector. This includes but is not limited to, architects, engineers, contractors, designers, project managers, marketers, and sales professionals. Celebrating Achievements and Progress During PWB Week, the achievements and advancements made by women in the building industry are celebrated and showcased. It's a time to acknowledge the impressive contributions of women professionals in various areas, including leadership, innovation, mentorship, and community involvement. Throughout the week of September 11-15, 2023, the Tulsa HBA's PWB Council highlighted the work of six women from our council. These women are prime examples of tradeswomen who are successful in their fields.

Empowering the Next Generation PWB Week focuses on inspiring and empowering the next generation of women professionals to pursue careers in the building industry. This involves collaborations with educational institutions, mentorship programs, and outreach initiatives aimed at encouraging young women to consider careers in construction, architecture, engineering, and related fields. By promoting education and awareness about the diverse career opportunities available within the industry, PWB helps break down stereotypes and barriers, fostering a future where women have equal representation and options in all facets of the building and construction sector. Our PWB Council ended PWB week with a Girl Scouts of Eastern Oklahoma meeting called Tool Talk. The scouts learned how to handle tools to make their Halloween decorations. The Future of PWB As society continues to embrace diversity and inclusion, the role of women in the building industry is set to expand even further. PWB and similar organizations will be essential in providing the necessary resources, support, and advocacy to empower women and ensure their success in this dynamic and crucial industry. In conclusion, Professional Women in Building (PWB) Week is a time to celebrate the achievements of women in the construction and building industry. It's a reminder of the progress made, the challenges yet to be overcome, and the exciting prospects that lie ahead as we work towards a more inclusive and diverse future in the world of construction.

HBA Southwest Chapters Clay Shooting Tournament The Southwest Chapters Clay Shooting Tournament started on September 14, 2023, with a beautiful cool breeze across the Snake Creek Shooting Sports in Beggs, OK. Shooters took to the stands at 10 a.m. and the clays were flying across the sporting clay circuit with the ring of shotguns going off. Arvest provided lunch for the shooters while awards were given out. Congratulations to our winners! First place went Installed Building Products, second place went to AVB Bank and third went to Oklahoma Natural Gas. The top male shooter was Tyler Brake, member of the AVB Bank team and the top female shooter was Haleigh Holt, member of the PWB team. LIGHTS! CAMERA! AUCTION! On September 22, 2023, Tulsa witnessed a night of glitz and giving at the highly anticipated Appetite for Construction event hosted at Metro Appliances & More. The evening commenced with an opulent red carpet entrance where guests showcased their style, either embracing the allure of Hollywood Glam or donning outfits inspired by their favorite silver screen celebrities. The red carpet wasn't just a pathway—it was a prelude to an evening of sophistication and philanthropy. Attendees had the opportunity to immortalize the moment with a picture alongside the iconic "Oscar" statue, a hallmark of cinematic success. The glamour continued as guests savored a specially curated redcarpet drink, setting the tone for the night. Once inside the culinary journey began, tantalizing taste buds with an array of unique small dishes crafted by ten of Tulsa's most talented chefs. Each

chef transformed a showroom kitchen into a culinary haven, presenting guests with an exquisite gastronomic experience. Amidst the culinary delights, guests were enticed by a silent auction, wine pull, and jewelry raffle. These attractions weren't just enticing; they were a gateway to making a difference. Remarkably, the combined efforts of the attendees resulted in a substantial $24,000 raised for the HBA Charitable Foundation. A heartfelt appreciation is extended to all the sponsors whose unwavering support played a pivotal role in the event's success.
