ack in 2013, I became a homeowner for the first time. For the most part, the process involved a large dose of belt-tightening and saving to build up a deposit, a liberal sprinkling of nervous forays into the world of mortgages, a side portion of hesitancy over the best time to buy, washed down with slight panic – have we made the wrong decision? Before this I had always rented, either with friends or my girlfriends, so I was ecstatic I had become a proper grown-up and hopped onto the property ladder. This is a process that for many people is becoming more and more of distant dream. Much has been said recently about how we are becoming a nation of renters, with increasing numbers of young people saving less towards a deposit, either due to inability or disillusionment. This stems either from surging house prices or a lack of necessary income, and in most cases a mixture of both. Not surprisingly, London now houses the largest proportion of young people who worry they may never own their own home. Human nature can make the best out of any situation and there is a growing view that renting long term is quickly becoming a viable and potentially favourable alternative to ownership. Renting can allow people the affordability to live in a nice home, in the right area and of the ideal size without the millstone of debt, and it sidesteps the need to beg and borrow to make up the deposit. There is also the obvious flexibility this brings, as it is far easier to move from area to area when in rented accommodation. In a transient city such as London, where many people can be relocated by their work at short notice, this can be a positive aspect. The aspiration of ownership is ingrained: an Englishman’s home is his castle, even if it’s a rundown studio flat in the wrong part of town. If the demand for ownership is strong enough, there will be a means to accomplish this. We may well have a generation of renters, but don’t think we will become a nation of renters.

resenting a garden to best effect is vital when selling a property, yet after the effort of de-cluttering the house, spraying air freshener on the dog’s bed and booting the children’s toys under their beds, the attractions of an outdoor area can be underestimated. Robin Chatwin, head of Savills South West London, says: “Where space is tight in London, consider the garden to be another room of the house, and an important one at that. First impressions count for everything. Many London kitchens now have large sliding doors opening out onto the garden, so it will be seen early on when viewing the property. “Clear the space and plant some colour, to draw the eye away from the house and make it feel larger. Mirrors can also work wonders to make the area feel larger and less enclosed. If you plan to put your property on the market in the spring, plant bulbs in the autumn to allow any work or planting to settle so the garden enhances the property, rather than looking staged. Create some privacy where possible, by planting hedges or using trellising to create a secluded and peaceful space. “With swimming pools, some buyers will expect a garden to have one, others will see it as an unnecessary expense. If you choose to put one in make sure it improves, and not wastes, the space.” Robert Trindle from Jacksons adds: “Have the garden as you like it: the trampoline, paved or lawn, while you are enjoying it, but when you come to sell, tidy up. The garden is like the interior: the better the presentation the more impressed the purchaser and the higher the price you can achieve.“ He says it is definitely worth re-turfing and hiring a professional to tidy up and dig in a few eye-catching plants. Put in cool colours at the back to create a sense of distance and hot reds and yellows nearer the house. Felicity Blair of Roy Brooks says: “The front garden is all important for first impressions. At the back the best thing is to bring the garden into the house via good access. Wall to wall windows or bi-fold doors both extend the house visually. “It’s worth getting a gardener in for a day and a half to tidy up shrubs and edges and repair leaning fences. If there is room, a stylish, multiwindowed garden room suggests a study, bolt-hole or studio.”

wo ‘lost’ selfportraits by Francis Bacon are due to come up for sale at Sotheby’s London on July 1 and expected to make £15m each. These were painted in the 70s and 80s but in the 50s Bacon was based in a third-floor flat in Overstrand Mansions overlooking Battersea Park. This was not an ordered domestic interior but as friend Cecil Beaton described it ‘a shambles of discarded paints, rags, newspapers and every sort of rubbish’. f you have been to Streatham recently, you will not have missed the huge amount of cranes and pile-drivers, or the banging of the construction workers’ hammers, as several major new buildings begin to take shape. It was a shock to see the scaffolding go up on the old Caesar’s Nightclub only for it to be removed a week later to reveal a massive pile of rubble. There are plenty of developments in the pipeline, not just the redevelopment by London Square of Caesar’s and the Megabowl into 243 apartments plus retail. Just this month, two large new-build schemes have come online in Streatham Hill and offer plenty of choice for buyers looking for a smart first step on the housing ladder. It is not just first-time buyers who have been busy. Buy-to-let investors have been snapping up apartments in Streatham Hill and houses in Streatham Vale and Streatham Common, which have been rented out almost immediately to good quality waiting tenants. Landlords have been attracted by the excellent yields (typically 5 to 6 per cent gross), as well as the opportunity for capital Guide price £3,195,000 appreciation. This bodes well for the upcoming sixth annual Streatham food festival in June (www.streathamfoodfestival.com), where Streatham’s new residents can invite their friends to drop their prejudices and discover the diverse and excellent range of local eateries. Recent additions include the excellent Hood on Streatham Hill, which has a modern British menu and is completely sold out every weekend. Households with children have a good choice of schools. There have always been private options in Dulwich – all 20 minutes’ drive from Streatham – but the local state schools continue to improve. Ofsted has rated several primary schools as ‘outstanding’, including Dunraven School, which has primary, secondary and sixth form centres. With two large commons hosting a myriad of family events, such as the upcoming kite festival on 21 June, or for wet weather days the OlympicEmma Seaton sized ice rink and pool at the new Streatham Ice Savills Wandsworth and Leisure Centre, there is fun for everyone.

HEADS-UP HIGHERVALUE EDUCATION New research by Hamptons International shows how properties close to independent schools and university towns hold their value, recovering faster from a housing market downturn than the UK average. London property prices are on average 30 per cent higher than at the peak of the market in 2007, but homes close to an independent school are 66 per cent higher, according to the findings by Hamptons. Homes near some of London’s best known schools have significantly outperformed the London average. Properties close to Westminster School are now 100 per cent higher than the 2007 peak, and at St Paul’s School 75 per cent above peak levels. HIRSTGOAL Damien Hirst is to open a free London gallery in Lambeth to show solo or group exhibitions from his own varied art collection – gathered since the late 1980s. Newport Street Gallery - due to open later this year has been in development for more than three years to fulfil Hirst’s long-term ambition to build a museum for sharing his collection with the public. His expansive collection includes artists such as Francis Bacon, Banksy, Tracey Emin, Jeff Koons, Sarah Lucas, Pablo Picasso, Richard Prince, Haim Steinbach and Gavin Turk. Designed by architects Caruso St John, the building will contain six galleries formed from five warehouses: three listed late Victorian scenery-painting studios flanked by two new-builds at either end.
While we found an element of buyers sitting on their hands preelection, we’re also seeing some buyers feeling that the election result won’t necessarily have a huge impact on the market other than see a surge in activity. This led to savvy buyers securing houses in spite of the uncertainty surrounding the election, and in effect before demand increased. There is always pent-up demand following a period of uncertainty, so it’s expected that May and June will see more property and buyers coming into the market, which can push asking prices up slightly. The market has been price sensitive for some time now and buyers will still be cautious despite competition, so sensible asking prices will still be key to achieving the best price possible.
ALEXANDRA ATTWOOD WINKWORTH STREATHAM Evidence suggests that political instability makes buyers jittery, particularly as it becomes impossible to calculate the costs that will be involved in an investment. As we moved into a temporary period of governmental uncertainty, there was a slowdown in transaction volumes closer to polling day. Historically, buyers delay purchasing until after the new government has taken office. In every election since 1997, the increase in properties sold and prices achieved in the three months after the election have increased. With interest rates remaining at an all-time low, we are expecting a buoyant period ahead of us.

reating a kid’s room opens up a world of design possibilities, far away from the restrained good taste elsewhere in the home. Whether it’s a girl’s room or a boy’s room you can go mad with colour and fun. Some parents create themed bedrooms with maybe a bed shaped like a ship, seagull wallpaper and plastic cutlasses hanging from the bookcase. These themed rooms are hugely exciting – for a while – so it’s best to ensure that it will be easy to change the décor if you decide to sell your home or when your baby warps into a sophisticated teen. Department stores and manufacturers are well aware of the appeal of special designs and furnishings for children. For example, www.blinds-2go. co.uk has some amazing children’s window blinds made from wipe-clean fabrics, all fitted with child-safety devices, to lend some zing to a room. Fun designs include ‘Balloons flying high’, ‘Bye bye birdy’ and ‘Little Monsters’. Debenhams has an incredible range of kids’ matching bedding from bright stripes, blue dinosaurs and pink hearts to a superhero bedding set. Some bedding also comes with matching curtains. The store also sells funky cushions shaped like rabbits or elephants. John Lewis has a choice of child-safe lighting, kid’s rugs and coordinating furniture. Their Stompa range includes some great ideas for making the best of small spaces, including bunk beds and beds reached by a ladder – and how exciting is that – with storage and play space underneath. One bed is even designed with a wardrobe and desk underneath it. Who wouldn’t want to be young again?
Going green. Treat your garden like a room with moveable planting solutions. Use them to create intimate spaces. (See Socker plant stand from IKEA, £25 as a ‘room divider’.) Think troughs on wheels or colourful plastic laundry baskets. Perfect for green-fingered renters - grow and go! Soft options. No need any more for formal sofas - what today’s loungers require is a versatile padded zone upholstered sections just made for lazy lolling. Nature nurtures. M
eet Luca Orsetti and Carlo Lura, the two innovative designers behind the design studio Minima Project. They were both born in the Italian town of Castelfidardo in Marche, Italy. At 19, Luca came to London to work as a professional musician and also as a political researcher for the BBC. He obtained a degree in Contemporary European Studies but decided to follow his true passion and studied design at Chelsea College of Arts. Carlo Lura, who was also a professional musician, gained a degree in architecture with a specialisation in industrial design. His early design work was on the layout for the Crumar Bit One synthesizer, which has since become a classic digital music instrument. Together, back home in Castelfidardo in 2002, they set up Minima Project to imagine, create and make 3D suspended art and contemporary furnishings. The pair cite many inspirations for their work. “Above all it’s Alexander Calder’s seminal suspended kinetic art,” says Luca. “But there are cinematic influences such as Stanley Kubrick’s 2001 and A Clockwork Orange and the retro futuristic interiors of the early Bond movies. But we also draw inspiration from design visionaries such as the Eameses and Joe Colombo and, of course, the stripped-down Scandinavian school of design.” Minima’s output has playfulness at its centre. “Thanks to its 3D nature one can touch and play with it. Our work is very tactile, almost sensual. The suspended pieces float and move with you. Because of the dynamic shapes, and the particular suspension system we use, our art is kinetic not static. Clients also play their parts in the design process - we provide the shape and form but when someone buys our work they choose the size, materials (either plywood or painted MDF) and any finishes.” The same goes for the pair’s range of home furnishings. “Our clock, low table and wall mirror all have assembled parts which can be substituted with identical parts in different materials and finishes, so customers can effectively customise their piece. “Design can be clever but at the same time it can be cold, cynical and uninspiring. We hope that our pieces always convey a sense of excitement and surprise but also add something innovative and mind-challenging to complement our clients’ interiors.” All Luca and Carlo’s designs are made by hand in the Marche with great attention to finish and detail. These are functional structures which are also works of art in their own right - a dynamic blend of pure form and contemporary minimalism. And they are versatile pieces that have just as much impact in a domestic setting as corporate spaces where the pieces can ‘explode’ and reach their fullest potential. THEPERFECT REMEDY House doctoring the old consulting rooms of a Sixties GP. Emile Lobo gives his diagnosis to Jenny Knight.
E
mile Lobo was desperate to make the best possible job of renovating the corner house in Nightingale Lane, Balham – because it was the house where he and his younger brother Gary grew up and held thousands of memories. His GP father Dr Cecil Lobo held his surgery in the house with one room serving as a waiting room and another as the consulting room. Among his patients were Malcolm McLaren and Vivienne Westwood – who lived nearby – before they both became famous. Vivienne remained a family friend and used to go round to gather apples from their tree every summer. Later memories were not so happy because the 1930s house was where his mother struggled with the difficulties of motor neurone disease, before dying three years ago. Emile studied statistics and computer science at University College London and then went into the music business. About 15 years ago he decided it was easier to spend money rather than make it in that profession and started a second part-time career as an occasional property developer. Unlike his previous forays into house renovations, his emotions were involved in developing the family home, which originally had two double bedrooms and two smaller ones. He says: “My parents were real Sixties people, fun-loving and full of get-up-and-go. I remember we had some original Biba silver wallpaper featuring topless women. The house had so many memories but it was in a terrible state with unmodernised Seventies décor. I wanted to make the best possible job of it, so rather than just renovating I took it back to bare brick walls.” By extending four metres out from the back of the house, Emile has created a superb kitchen with vast entertaining and living space as well as a formal reception room at the front of the house. The extension also allowed the reconfiguration of the first and second floors to create four good-sized double bedrooms, including the master bedroom with an en suite bathroom, a further family bathroom, a wet room and a dedicated utility room. The same pale 100 per cent wool carpet runs through the upper floors of the house, while downstairs the original pitch pine floor surfacing has been used to give a sense of flow and unity. Highlights of recent apartment schemes sold or let by Knight Frank Riverside include wine cellars with onsite sommelier, a golf simulator, cinema, conference faculties, treatment rooms, valet parking, concierge, doors and lifts operated by smart phones, a spa with snow room for an icy post sauna plunge – plus a swimming pool and gym. Giles says: “The children of the world’s super wealthy are going head to head with bankers to rent and buy top properties on the riverside.” Dealing with so many international clients means that the agents have a keen knowledge of different cultures. Matthew explains: “Some cultures prefer to negotiate and will never pay asking price. Others are more figure lead and it’s all about the yield. More like trading stocks than buying property to live in.” When off duty, Matthew is a keen gardener and a slave to three Siamese cats, while also enjoying plays and galleries. Giles is a keen marathon runner who likes to dine out.

Chuk grew up in Tooting and spent 11 years working in the SE postcodes, including five years managing the office of a rival agency in Kennington. He says: “The market has got a bit tougher recently, with not so many instructions, which is a pity because we can sell anything in Kennington at the asking price or more. It’s a great area for first-time buyers and professionals working in the City or the West End. “Over the last three or four years people have been moving in to be closer to town. The early morning tube
from Clapham is a nightmare, but people empty out at Stockwell so you don’t have to travel with someone’s armpit in your face, meaning that you don’t arrive at the office in a bad mood.“ Prices in Kennington range from £300,000 for a studio or one-bedroom ex-local authority flat up to £400,000 for a one-bedroom period flat, rising to £1.2m for a Georgian house. Chuk says: “This is pied-a-terre land because a onebedroom flat works well for Monday to Friday. Quite often people buy a two-bedroom flat and rent out the second bedroom to help with the mortgage. We also have lots of overseas investors buyers.” The rental market is soaring ahead, says James White (pictured, right), lettings manager. James joined the Lauristons management team this year after working in Hampshire, Battersea and East Dulwich. “We are always busy. People are still moving into London and lettings prices increase each year – up by more than 10 per cent last year. We get applicants on a daily basis, either from four sharers wanting to rent in Camberwell, or couples or two sharers looking in Kennington or Vauxhall. “This is a brilliant location for people working in the City or West End. If we show a two-bedroom flat in a block viewing of five or six people, we will get two or three offers. Landlords want the right tenant rather than the highest possible rent.“ James has just taken on a gated block in Stockwell to let 240 studio flats from £960 to £1250 a month. “It has a communal area, a studio and gym and a holiday hotel feel. It’s ideal for people working on a year’s contract who work long hours and tend to eat out.”

The market as a whole has been surprisingly busy in the run-up to the election, with a good level of sales across the board. The bank, part of the HSBC group, had been lending at a market-leading fixed rate of 2.89 per cent, but has lifted that to 3.09 per cent. Nationwide, which was charging the same rate for new customers and offering existing clients a slightly better deal at 2.79 per cent, has withdrawn them both. There could be explanations for the moves: either the lenders believe long-term interest rates are going upwards or they have simply run out of the money allocated to these loans.

SURGINGAHEAD Forecasters predict huge increase in homes going up for sale, reports Duncan Farmer
E
state agents and mortgage lenders have blamed the general election for a weak spring housing market, with vendors who have decided to sell waiting for the outcome of the vote before putting their property on the market. If that really is the case, the coming weeks could see an explosion of houses and flats going up for sale. Interest rates remain at record lows and demand for property has been high after a slow start to the year. Figures from the British Bankers Association (BBA) show that 38,751 mortgages (excluding remortgages) were offered in March, up from 37,453 in February. That is the highest figure for six months, but still 14 per cent lower than the same period a year ago. Howard Archer, an economist with IHS Global Insight, said: “The third successive modest rise in mortgage approvals ties in with our belief that housing market activity is now gradually turning around.” Prices, too, have risen, at least according to Nationwide. In April they grew at the fastest monthly pace since last June. The building society said house prices rose 1.0 per cent in April, topping all forecasts in a Reuters poll of economists and compared with growth of 0.1 per cent in March. On an annual basis, house prices rose 5.2 per cent, up from 5.1 per cent a month earlier – the first increase in annual house price growth in seven months and comfortably beating expectations for a rise of 4.1 per cent. “Healthy labour market conditions and continued low mortgage rates should help underpin housing demand in the quarters ahead,” said Robert Gardner, Nationwide’s chief economist. Gardner predicts – and his view is backed up by Bank of England figures – that the housing market will surge ahead in the second half of the year, although it still has plenty of catching up to do if it is to match the 12 per cent growth seen in 2014. Two things going in its favour are the receding belief that the Bank of England’s Monetary Policy Committee will have to raise rates. That now looks far less likely. Second, it is just over a year since new rules governing mortgages were introduced, and buyers and lenders are now getting to grips with them and the application process has become a little more straightforward. The notion of students living in down-at-heel digs has been well and truly contradicted by a study by the Times Higher Education Supplement, which suggests that undergraduates are paying on average £28,866 a year to live in prime central London. The student letting market is now so hot that it tops the list of occupations renting in the heart of the capital. Tenants working in the financial sector came second, with legal and accountancy professionals a long way back in third. The research also showed that Marylebone was the destination of choice for students.

he lettings market is traditionally strongest in spring and summer and this year is no exception. With the Easter break, school holidays and (for many) the busy financial year-end out of the way, people are starting to put ‘moving’ back on their ‘to do’ lists and we are starting to get busy again. Battersea continues to be extremely popular. In 2014, 30 per cent of our Battersea tenants came from north of the river (where we have 22 offices), mainly Chelsea. There is a sense that many renters, particularly those choosing the smart mansions blocks around Battersea Park, are seeing good value in monetary and well-being terms compared to the SW3/SW10 equivalents. With the park, schools and an increasingly wide and varied selection of restaurants and bars, the area goes from strength to strength. If I could offer one piece of advice to a landlord, regardless of when their property is on the market and/or what the property is, it would be always to keep presentation, price and marketing at the forefront of your minds. Your property just needs to look the best in class – it really is that simple.

In your view, how does the South London market differ from other areas of London? One aspect is its popularity across the board for investors, tenants, and buyers, not just one demographic. Graduates, professionals and families all want to live in the area. In Clapham, for instance, the rental and sale price is still below the London average so there has been a continual increase in people looking to move here.
Tell us how you joined the property industry and briefly describe your career history to date. I have always had a keen interest in property, which has developed into a passion for the industry as a whole. Most of my experience has been in South London, although I had a brief stint in Central London recently. The green spaces and house styles in Clapham and Wandsworth drew me back to the area. What do you enjoy most about working in this market, and what have been your highlights so far? Building relationships with our clients based on trust is what I enjoy most. I love meeting clients and discussing their options on pricing, marketing, and the legal aspects related to renting out their homes. Taking away the stress and possible pitfalls associated with property rentals for our client the landlord gives me a great deal of job satisfaction. Describe the biggest challenges you face on a day-to-day basis. Our biggest challenge as a new agent in Clapham is to establish a foothold in a saturated area. Having recently opened, it is vital we get across our message of being a trusted local agent with a global network, advertising in the right areas and speaking to the right people/landlords. The initial response to our opening has been very positive, particularly from landlords with beautiful large homes, which fits our reputation as one of the best agents for top quality properties. Tenant registration numbers have been great too, with Clapham and surrounding areas in high demand. Some tenants, however, are looking for smaller apartments and we would love to be able to match them with something suitable, so increasing the range of property styles we have is also key.
Where, in your view, is the best place to live south of the river and why? I lived in Abbeville Village for three years and fell in love with the area. I enjoy beautiful Victorian houses, quiet streets and proximity to the Common. If you were not an estate agent, what career would you choose and why? Photographer. My favourite exhibition is Wildlife Photographer of the Year at the National History Museum. It is really inspiring.
How do you see the lettings market in the light of the expected boom in ‘silver landlords’ as those reaching retirement opt to invest their money in property? Landlords new to this sector will need guidance to ensure their properties are managed accordingly and they are aware of their obligations. I’d recommend using an ARLAregistered agent to ensure a smooth tenancy. The increase in rental properties should hopefully keep the rental prices fair for prospective tenants.
