he Bank of Mum and Dad, which has grown into the UK’s sixth biggest mortgage lender, has started to rethink its generosity which could leave millions facing poverty in old age, thanks to dipping into their savings to help out adult children. In London as many as two in five house purchases are made with help from parents or grandparents. Some of the money is a gift, while the rest is given as a loan with the hope that it will be repaid, so the parents can live in some comfort in their old age. But it is claimed that parents who help their children onto the property ladder are increasingly taking their children to court, with cases rising threefold. There is a spike of cases of families arguing over the money stumped up to help fund a deposit to enable children to get a mortgage. The parents say it was a loan and the children say it was a gift. Sometimes the row is over sizeable sums. It has been calculated that a gift or loan of nearly £100,000 per child is not uncommon, although around £30,000 is the average. According to Joanne Wescott of solicitors Osbornes, there are now three times as many cases of parents pursuing their children over property loans compared to three years ago. She says that it’s not just the superrich going to court over money rows, but ordinary middle class families as well. It seems that trouble often arises when a much loved son or daughter hitches up with a partner who the
parents don’t trust. The result is they want their money back before the child’s partner makes off with it. According to insurer NFU Mutual nearly half of parents are dubious about their children’s partner and a fifth said these partners were ‘dishonest or money-grabbing’. In fact the Bank of Mum and Dad is already slowing down. Many remember their own struggle to buy a first property, when they saved every penny. They look glumly at their offspring’s profligate spending on coffees and cocktails not to mention glamorous holidays and weekends away. Maybe this comparison of lifestyles is the reason that this intergenerational generosity is declining slightly. Yet first-time buyers need not lose hope. Currently there is a trend for commercial mortgage lenders to accept smaller deposits. Bumper mortgages are being handed out to people putting down deposits of between 5 and 10 per cent, as demand flags and lenders produce more attractive deals.

isplaying the first blue plaque to be erected south of the Thames, Holly Lodge was home for about a year, from 1859, to one of our greatest novelists, George Eliot. It was here that she wrote The Mill on the Floss. S
eptember saw the schools reopen and our daily traffic levels increase. It also saw people retuning to work after the holiday period and, for many, thoughts turned to making a property move ahead of 2020 which, staggeringly, is only four months away. Brexit is left, right and centre of the political agenda again with Boris Johnson promising an exit from the EU by October 31 and politicians of all parties and persuasions continuing to support, rail against or simply sit on the fence. Your guess as to the eventual outcome is as good as mine but, irrespective, life will go on and I am confident that, despite choppy waters ahead, we will ultimately sail a course that allows everyone to succeed with the possibility of tax cuts and incentives counter balancing any of the worst economic fears. So we enter the autumn period without the stability that all markets crave. However, there remains a significant desire to own one’s own home – although the numbers of people who are now choosing to rent as a lifestyle “tenure of choice” has increased. Housebuilding is up but still falls short of required levels and the balances between supply and demand across all sectors continues to maintain property prices. Whilst there has been some adjustment in certain markets and there is “price sensitivity,” there is also sufficient demand to ensure that property sales and lets continue at steady levels. Certainly those who want, or need, to move are finding that they can do so and with mortgage rates continuing at historic low levels, affordability is actually improving. Transactions are however taking longer to complete. More rigorous criteria being imposed by lenders and conveyancers are often being particularly pedantic on resolving any issues from their pre-contract checks, especially on leasehold property. If you are thinking of selling, it is advisable to get your property on the market well ahead of your planned move date and also to instruct a conveyancer at that stage in

plethora of buyers continue to target Wandsworth’s prime housing market, with Toby Turnage at Knight Frank’s Wandsworth Common office, leading KF’s sales for the region so far this financial year. “In Wandsworth there is a real shortage of higher value stock. We have registered 80% more buyers’ year to date than in 2018 with the majority being mostly local families with two or three children looking to trade up to a sizeable house with a large garden. “A number of buyers on our books have already completed and are renting in order to be in prime position to move once the house they want comes on the market.” The prime sector deals with any property valued at £2million and above. The ideal big family house has five to six bedrooms, a large garden and possibly a selfcontained flat or basement with a separate access for a live-in nanny. Toby says: “The market has undoubtedly softened
since 2014, but the lack of stock has meant prices in Wandsworth have remained resilient. As you would imagine, the uncertainty surrounding Brexit has had an effect but with no resolution imminent, there has been a clear shift in buyers’ mentality to get on with it now. People here are buying and moving out of necessity and don’t have the luxury of waiting indefinitely to solve Brexit and the issues surrounding it”. “We have been incredibly busy this year having handled the largest number of prime deals across our patch, 34% of deals over £2 million according to Rightmove. This has been helped hugely by the network of Knight Frank offices with buyers shared between our offices in Fulham and Chelsea amongst others. Recently a buyer was passed to us from our Fulham office, we agreed a house with them off-market at close to £4 million as he felt Wandsworth offered better value, gardens and transport links. This is just another example that demonstrates the importance of using an agent with a strong network of offices across London that are truly linked up.” Toby joined Knight Frank four years ago. Initially he headed the core market to grow stock up to £2 million and now he has moved to look after the prime market. Although he adds that, he still sells all types of property. The current objective is to cement Knight Frank’s position as market leader in the prime market around Wandsworth Common. He is married with two children and lives in Wandsworth. His is a keen kite surfer and he is looking forward to his latest kite surfing adventure in Morocco in November.

The Coaling Jetty, an historic Grade II*listed jetty located on the River Thames in front of Battersea Power Station, recently opened to the public for the first time in history. The 133 metre long Coaling Jetty was constructed between 1929 and 1932 and serviced the Power Station in the loading and unloading of coal until it was decommissioned in 1983. Playing an important role in the overall masterplan for Battersea Power Station, it is an extension of the riverwalk at Circus West Village, the first phase in the regeneration, which opened to the public in 2017.

ALLLITUP Lights to illuminate Putney Bridge at night have been switched on. Wandsworth Council has installed low energy eco-friendly LED floodlights on the side of the bridge and under all the arches to illuminate the historic Grade II Listed bridge, so it can be seen in all its glory during the hours of darkness. Cabinet member for transport Paul Ellis said: “This is a historic and iconic London bridge and we agreed that this important gateway to our borough should be lit so people can see just how stunning the bridge looks under the cover of darkness.” He added: “Lighting the bridge was one of our manifesto commitments and will be a huge boost to Putney’s night time economy, especially to businesses based on the riverside. This is all about generating interest in Putney and transforming how the area looks in the evening.” The project has been funded using cash levied from housing and property developers in the area who are required to pay contributions towards neighbourhood infrastructure improvement schemes. Others set to benefit from this fund are rail passengers in East Putney who could soon see their journey times reduced as plans advance to open a second entrance to Putney Station via a footbridge onto the platforms at Oxford Road.
DESIGNAWARDS The deadline is approaching for nominations for Wandsworth Design Awards. The awards, held every other year since 1999, reward high-quality design. Local community groups, residents, businesses and people working in the borough are all encouraged to nominate schemes completed over the last two years. The last winners included student accommodation at Chadwick Hall, Roehampton (below), St Mary’s RC School in Battersea, the Tara Arts theatre in Earlsfield, the Earlsfield Pub, and a restored ice house at Burntwood School. The 2019 winners will be selected by a panel of judges comprising councillors, including the council’s design and heritage champions, local architects, representatives of the Wandsworth Design Review Panel, local amenity societies and the Wandsworth Access Association. An Awards Presentation will be held in Spring 2020. The awards incorporate the council’s Access Awards which encourage architects and designers to embrace inclusive design. Nominations are also encouraged for buildings and spaces that demonstrate excellence in sustainable design and construction. The council’s planning chairman Cllr Guy Humphries said: “The Wandsworth Design Awards aim to spur the borough’s architects and developers to do their very best work, creating buildings that enhance our borough and are sustainable and accessible to everyone. Please get in touch to nominate schemes that you feel deserve to be given more recognition.” All projects must have been completed since January 1, 2017. Nominations must be in by September 30.
WORD ON THE STREET What will happen to house prices in a nodeal Brexit – and will it be a good time to buy? WENDY PETERMAN PETERMANS & CO At the moment there is a severe lack of property on the market as vendors are waiting to see what the outcome of Brexit will finally be. I don’t think in the short term it will make any difference to the price of residential property as people just need some kind of clarification. The market may become slightly more buoyant as more property becomes available and people feel they can finally move on, but certainly in London prices have not dropped substantially. For an astute buyer probably the best time to buy is now whilst there is still that general uncertainty. There is a suggestion that prices will fall further after a no Deal Brexit but without a crystal ball who really knows. Property prices are just a small part of what is going on in our economy now. As we live through this challenging time in our country, all I can advise is that the deals are still out there and if you see a good one now, it’s worth buying now rather than hoping for a drop at some time. Remember we could still be talking about leaving next year!

NEWGENERATIONDESIGN Of all the original pieces launched at the recent London Design Festival, some of the most captivating were nurtured right on your doorstep. We look at what happened when British design collective Joined + Jointed collaborated with Kingston School of Art
A
s a young student beginning his design training in London, Joined + Jointed founder Samuel Chan would count his blessings. “It was a huge privilege to be trained to do exactly what I wanted to do,” he remembers. “Design education in the UK was among the best in the world. It’s come under pressure in recent years. I want to do what I can to support it.” Last autumn, in an initiative called ‘J+J Generations’, he teamed up with one of the country’s current leading lights, Kingston School of Art, setting its product and furniture design students a brief to design a coat stand. The undergraduates set to work with sketches and models, motivated by the promise that the winning design would be put into production by Joined + Jointed. “A number of the designs showed original thinking,” says Samuel. “But for me there was a clear winner. It was visually striking, functional, and required meticulous wood craft in its making – which is exactly what Joined + Jointed is about.” The stand-out design came from Tristan Hibberd, then a final year student at Kingston. His concept featured a series of poles with solid wood orbs, which acted as coat hooks and could turn on their base. After months of developing the design with Samuel and the Joined + Jointed team, Tristan’s design – ‘Pivot’ – was launched in September at 100% Design, the UK’s longest-running design event. “Seeing Samuel’s passion for what he loves inspired the hard work I put into the project,” says Tristan. “Becoming part of the Joined + Jointed collective gives me the support to believe in myself and to carry on working.” Working with young designers through ‘J+J Generations’ is something Samuel intends to do year after year. “Design is about being open to what is new, and I’m always excited by the fresh thinking coming out of our design schools. Sometimes it takes just a bit of input from someone with experience to turn a concept into a viable product. As established designers, when we encourage new talent we’re sustaining not just that individual, but through them the industry as a whole.” ‘Pivot’ is a Joined + Jointed Special Edition

his autumn, we are experiencing a continuation of a trend we highlighted in our latest Land and New Homes report, Building a New Future. Findings showed that there are increased signs of renewed activity across London’s development pipeline this year, with new schemes of 20 or more new homes up by 18% at the start of 2019, when compared to 2017. We’ve also seen an increase in new home developments coming to the market across the capital, notably in South London. This is no surprise, as across South West London alone, one in every ten properties sold over the past year was a new build home, predominantly apartments. Developers also recognise that, despite the current political climate, many home buyers want to move forward with a purchase and have both desire and good reason to find their new home. Another popular trend in the market is that developers are now preferring to offer buyers the opportunity to view the finished product rather than an off-plan concept. By doing so, developers have been able to provide buyers with the ability to see the quality of the new build first
hand and appreciate the differences that some plots may have over others. This enables buyers to make informed decisions on which new home suits their requirements best. Developments launched recently include two sets of nine apartments in Earlsfield and Tooting. Demand is high in these areas, as both have achieved 50% sales success within a couple of weeks of coming to the market. An element of this success is attributed to showing buyers a more finished building as well as providing Help to Buy, which is a popular option for first time buyers looking to get on the property ladder. Based on sales in 2018, across South East London, four in every five properties new build properties sold were below the required £600,000 threshold. London is set for a decade of building and change if the Mayor’s ambition for delivery of new homes is to be achieved. As the provision of tall towers is increasingly dominating developments in certain locations across London, the skyline is expected to look quite different a decade from now.

MONEYTIP With uncertainty surrounding the UK’s involvement with Europe and concerns around a global economic slowdown, the cost of money which lenders use to price mortgages has dramatically fallen. So borrowers looking for some certainty in life may be attracted by some of the new mortgage offerings now available. Not content with the growth of ten year fixes available, a few lenders have launched 15 year versions – offering borrowers the comfort of knowing exactly what their payments would be until the mid-2030s. A moving story Duncan Farmer experiences unexpected stress in arranging a loan for a new house
A
s I write this I’m surrounding by boxes as I prepare to move house. In the main it has been a fairly stress-free process, even BT has managed to transfer my broadband account without (too much) trouble. Arranging a mortgage was the only part of the transaction that tested my patience, and I had thought it would be so easy. The house I’m buying is the same price as the one I am selling, so I wanted to keep the same small mortgage – a fixed-rate deal I had had for almost five years. I have kept up all the payments and made several overpayments so thought my lender would be only too pleased to stick with me. When I emailed to say that I wanted to “port” my mortgage to the new property I was told that this was perfectly possible but that I would be treated as a new customer and would have to start the entire application process from scratch. This would involve a pre-application telephone conversation with a mortgage broker followed by a two-hour telephone interview. I would also have to supply all the supporting documentation – payslips, tax returns, bank statements, employer reference etc – that I had shown them nearly five years previously. I got nowhere by arguing that the whole process seemed utterly pointless because if I wasn’t moving home they wouldn’t dream of checking whether or not my circumstances had changed (they hadn’t). In an attempt to find a way round this I contacted the independent broker who had arranged the loan five years ago. Not only did he say that he could cut the interview process to about half an hour he also said that he could shave quite a few points off the interest rate. My new loan has a rate of 1.6 per cent, compared with 3.38 with the old one, fixed for two years with the added benefit that there is no penalty for overpayments. Under my old mortgage there was a limit to the amount you could pay each year. And although I had to pay the broker a small fee, there was no arrangement fee from the lender. At a time when banks and building societies are climbing over each other to get customers, the only thing that surprises me is that my former lender has done absolutely nothing to persuade me to stay.

oving house is usually an exciting time but research suggests that almost one in 10 of us is so disappointed with the property that we spend the first month after getting the keys searching for something better. More than a third of people have searched for another home within a year of buying, according to Thomas Sanderson, a window furnishing company, and seven per cent have gone house hunting within a month. Apparently most either regret their purchase, want to change location or wonder if they could have bought something more suitable for the same price.

he developing duo are stressed. One side of the partnership has been screaming down the phone at colleagues, demanding impossible things and the odd unethical manoeuvre. We’ve managed to steer his moral compass and somehow keep the sale intact. He’s fighting off the bank and needs to sell the last, most expensive, unit. Fortunately, we secured a dream (and entirely honourable) buyer quickly AND at full asking price. But this client wants blood. If his foolishness (and ego) don’t shrink soon, I fear he’ll completely lose his mind. You strongly sense he’d gain from time in a darkened room with a therapist. Developing is stressful, especially when you buy at market peak and sell during ‘interesting’ political times. The suave developer has sorted the damp. His large and rather lovely place went to the highest bidder (who was cash as well) a dream in this market. Everything was ticking along until she asked to revisit it with friends.
Walls, skirting and carpet has mysteriously spawned damp patches on the basement level. To be fair, this chap immediately sent in a maintenance team, found a cracked drain, fixed everything up and got a 5-year guarantee to cover the work. But this lady took her purse elsewhere, which was an understandable shame. It hasn’t taken long to sell again so we feel there’s something karmic about this guy’s approach. The pensioner developer is off-loading every flat in a building he owns, one by one. We’re on the last unit now and keeping fingers crossed. There’s a bit of a design oversight, in that windows are tiny and positioned high in the rooms. You’d need to be 7ft tall to see out of one. The only thing you can justly do is to price the flat appropriately, so buyers can outweigh the one and only (glaringly obvious) negative. Mind you, a viewing request just came in...

I started my agency career in 1999 with an independent start-up in Buckinghamshire and then quickly moved into London working for a well-known London based agency in West Hampstead. I learnt a great deal in a short period of time and had tremendous fun and success and three years later, after lots of hard work, they gave me the opportunity to run my own office in West Putney. This was both challenging and exciting, with both me and my wife working six days a week while also bringing up two young boys – but I loved it. Six years later I joined John D Wood & Co in one of their very successful Surrey offices and worked with some great people. However seven years of commuting up and down the A3 finally took its toll and so I joined the Wimbledon Village office. As a resident of 16 years in Wimbledon Park it has been a lifestyle changer. What do you enjoy most about your job and what have been the highlights? Every day is different and each day brings its own set of challenges. As a people person I love the fact I’m not tied to my desk and can get out to talk to different people from all walks of life, all of whom have their own stories to tell. Being recognised for providing great customer service is really rewarding and when clients come back or recommend you to their friends and family it makes a real difference. It is a definite highlight of why I love what I do.
Describe the biggest challenges. Most of the problems I come across involve trying to understand and unlock the real reasons behind peoples’s attitudes and behaviour when negotiating. Sometimes I feel you need a degree in mediation and when you finally get to know the real reasons it’s like turning on a light switch and makes everything moving forward much easier. What advice would you give to anyone considering a career in estate agency? It’s a great career and I have loved every minute of it over the last 20 years but it’s a rollercoaster and you have to be prepared for the ups and the downs. It can be very stressful and if you need to bring home a consistent amount of money each month to pay the bills it’s probably not for you. What advice do you have for homebuyers in the current market? It’s a great market if you’re trading up as the saving will be higher on your purchase than the loss will be on your sale. In addition interest rates are still at an all-time low so borrowing is cheap. I tell my clients to keep in mind that they should make the decision based on buying a home first and foremost and if it should increase in value it’s a bonus rather than an expectation. Property values go up and down and it’s only relevant when you need to sell and if it’s a five to ten year purchase you should generally see an increase of equity in your asset.
What sets south London apart? Apart from the green spaces and the relatively easy connections it’s the gateway to the coast for those long weekend getaways. Wimbledon Village, particularly, has a great vibe that just sets it apart which is why it has such a draw. What do you think lies ahead for the south London market? South London will continue to attract buyers looking for better value while demand will continue to be driven by outstanding schools and access to good transport links to the city. Recent highs, recent lows? Every instruction and every exchange of contracts is a high as it means it helps to pay the mortgage. Lows – worrying about the next one! What is your top location south of the river? I have been fortunate to see many beautiful homes, all of which have their pluses and minuses, but I would settle with something elevated with views. If you were not an estate agent, what career would you choose and why? I’ve always had a passion for architecture and design – so definitely an architect.
